There is a symbiotic relationship between wealth and real estate. According to a report produced by WealthEngine, Wealth-X and The Institute for Luxury Home Marketing (ILHM), there has been an 180% increase in luxury property ownership in a mere three-year period. The volume of wealth in the country has grown in part due to the cryptocurrency boom and surging stock markets, paired with soaring real estate prices and low interest rates. This has subsequently allowed individuals to borrow and save more, fueling a strong real estate market across the nation and across the Triangle. Values are shifting among affluent consumers and homeowners. Buyers are flocking to cities with walkability, a focus on nature and well-rounded quality of life, with an eye for good food and a vibrant art scene; they are tech savvy and environmentally conscious. Their consumer preferences paint a picture of those redefining the marketplace and with increasing wealth many are purchasing luxury real estate. The rise of teleworking has made it possible to live and work from anywhere for many individuals. The lifestyle benefits the area has to offer that we have explored in earlier issues of this series, have made it an attractive place to be. For companies like Beacon Street Development Company, who have been shaping the quality and character of the community since 2004, with boutique residences including The Wade, Fairview Row and now The George in Durham, set to start construction in spring 2022, the demographic evolution of the Triangle has been fascinating to watch. “It’s exciting to craft something influenced entirely by the way we live and work, and that is how we have designed The George,” says Jim Wiley, President of Beacon Street. “The interiors and exteriors reflect the demand for how people are living, given their experiences during covid, and the style and taste of those coming from other US and international markets.” With several units already under contract at The George in downtown Durham, this seven floor condo building, with residences starting in the $400s and the highest priced units over $2m, will be among the area developments redefining the high-end real estate landscape. Wiley reminds, “When we think
about the idea of luxury it is by nature something we self-define. It’s a state of great comfort built from our inward experience out - it’s how we live and what we believe in. Our buyers put value on what really means something to them. In our case, they’re placing a premium on lifestyle and value, not just square footage.”
CUTTHROAT AREA DEMAND Sixty-three percent of real estate professionals nationally expect luxury home prices to continue to rise over the next three years. Demand has surged for larger homes, vacation and second homes and property in more suburban areas during what many are calling ‘The Great Reshuffling’ over the last two years. Many buyers were inspired to finally buy their dream home during the pandemic and competed for move-in ready homes with attractive features - and sellers generated a premium for them. In August of 2021, the Raleigh area saw steep competition for housing which yielded the most bidding wars nationally over that period with 87% of homes having multiple offers, making us the most cutthroat real estate market in the country. The typical home value in the area was also up 23.5% that month over the prior year. And while these figures reflect changes in the average home sales, all homes prices to include the luxury real estate market were impacted and saw strong appreciation. Raleigh recently ranked sixth out of 130 local markets by the Homebuilders’ Local Opportunity Index (HLOI), which identifies regions with the best short- and long-term opportunities for investing in constructing new homes. With expensive materials and labor, however, building a new home can be anything but affordable, and because the pace of building cannot keep up with demand, buyers are willing to outbid one another for a home, driving selling prices even higher. Despite much debate, the Raleigh-Durham market is not expected to experience cooling real estate sales due in part to the area’s emergence as a tech hub. Having started with IBM in the 1960s, today major tech companies call the area home with the Research Triangle Park as an anchor to many science and tech firms and startups. Over the last 60 years, companies

have flocked to the Triangle - capped off with the addition of Apple and Google who in 2021 announced future campuses here - and we will likely see this continue. Our local tech talent accounts for over 9% of our working population, and Raleigh-Durham was ranked #3 by LinkedIn for metros whose tech communities are growing fastest. Subsequently, these tech companies come with higher wages. The new Apple facility has reported paying up to $325,000 per year for senior jobs locally, making purchasing a higher end home well within reach.

NEW POWER PLAYERS With strong demand and shrinking supply in virtually every sector of the market, we have experienced a sharp rise in home prices and inventory shortage among the high end real estate market that we would typically expect among lower-priced homes. ILHM has identified four groups of buyers driving much of this demand. 2 ^F Baby Boomers are skipping the downsize and purchasing homes of their dreams. 2 ^F am!)ada ¨ p !¥Fd !m= daOF !VF pO ^F Q`T« ¨F! pd= Golden Millennial (those getting married or having children) has driven home buying decisions among this group. 2 a F !hpmV ^p F Second Homeowners that began in 2020 during the start of the pandemic continues today with affluent individuals looking for a second home for investment or to align with remote work and YOLO (you only live once) mindsets. 2 !m¨ F3dF3 a3 3a ¨ =¦FddF !m= P ` ahF )£¨F addFmma!d !m= pd=F Gen-Zers known as Urban Repatriates are looking to capitalize on low interest rates and are seeking more square footage, outdoor spaces and have returned to purchasing downtown properties. As these groups consider the overall quality of life and fashion in their home buying decisions, “The industry stands at the door of opportunity. With baby boomers and millennials alike seeking similar access to the truly essential; we get to differentiate and tailor our approach to placemaking” according to Wiley, seeking to appeal to the lifestyle aesthetic of their buyers.

Furthermore, the stereotypes that have defined a generation of millennials (born 1981-1996) doesn’t ring true in the real estate world. With 38% of the home buyers and 72.1 million in population, millennials currently make up the largest share of homebuyers in the US. While they may have waited to make their first real estate investment, many are breaking the notion of the ‘starter’ home and instead wealthy millennials’ first purchase might be a million dollar property. Millennials are also the most educated generation in history, have higher earnings and are set to inherit more wealth than any prior generation, according to a May 2020 report by the Brookings Institute. And for the Triangle area, flush with millennials with a median age of 37.5 years, many of which not surprisingly at high earning tech jobs, the direction of the luxury real estate market may never look the same.

A LOOK AT THE NUMBERS Housing prices in the US have increased 48.55% over the past 10 years (just under 5% per year, which by comparison, typically averages around 3.5-3.8% per year according to RenoFi). As their equity has increased, many sellers are stepping up into more expensive homes. Data from the National Association of Realtors (NAR) shows a 244.5% increase in the number of home sales in the US priced above $1m as of May 2021, far outpacing the increase in other price bands, including $250,000 to $500,000 which only realized a 47.9% gain over the same period. In 2019, the median luxury home sold in the US was $1.25m and rose to $1.70m in 2021. Depending on the area of the country you are in, higher end homes can look very different from a pricing, amenities and availability standpoint. In the Triangle area, luxury real estate, defined as the top 10% of homes sold, includes properties which have closed at or above $750,000, and as of December 2021, the multiple listing service for the area has 2% of the homes for sale priced above $2m. If luxury home sales continue at their current pace and stay in line with the dollar spent in the later part of 2020, we could see a 76.4% increase of wealth invested in luxury real estate by the end of 2021 compared with 2019. Furthermore, high end real estate doesn’t always play by the rules of other sectors in the market. The wealth of those purchasing luxury properties can, to an extent, protect from factors that may otherwise influence homeowners with average priced properties within the community, insulating them and their buying and selling decisions.
WHEN WE THINK ABOUT THE FUTURE New buyers moving to the area who have often been accustomed to higher priced properties or those which offered fewer amenities for the same investment elsewhere are propelling second-tier markets throughout the country like the Triangle.
With wealth growing and the cost of capital remaining low in recent years, circumstances are primed to positively impact the higher end housing market in the coming years. We may be at a tipping point, which could transition the area from one known to have affordable housing to a luxury real estate market. As the Triangle area grows, Bryson Powell, Development Manager at Beacon Street, notes that he doesn’t see pricing going anywhere but up. “It’s simply supply and demand. It’s developers and builders working to create new opportunities where people want to live. The appreciation of desirable neighborhoods and locations will no doubt continue in places like downtown Raleigh and Durham,” where their upcoming projects will include The George, and recently announced, Caswell Heights and Budleigh East. Powell contends, “Raleigh is catching up with other cities, and from a pricing standpoint, will start looking like them as well - but we still remain a great value versus the alternative with as good if not a better lifestyle.” For Beacon Street, it’s all about inspiring connections, Wiley explains, “We want to create places enjoyed by those that live in them, around them, and the city as a whole...where homeowners and neighbors thrive through connections they make with their community and enjoy life right outside their front door. We’re doubling down and reinvesting in what already makes these communities so great - the people and the streets.” It is in this, that there is not just a symbiotic relationship between wealth and real estate as we have examined but also one that exists when an already great place breeds great growth. For while real estate and the luxury market has had a record two years, the Triangle area is prime to continue its upward trend. In unpacking the drivers influencing our market, it is evident that the actions of community and business leaders, visionaries and neighbors listening, learning and adapting - who now and in the past have invested here - which continues to yield tremendous benefit to those living in the Triangle.

In our continuing series exploring the different regions that make up the greater Triangle, we now turn to the environs around one of its main points — Chapel Hill. Chapel Hill and its sister city Carrboro may be kissin’ cousins but these side-by-side towns each have their own distinctive ambiance. And as the Triangle’s population continues to grow, sleepy little Mebane, to the north is growing too.

The Town the University Built Chapel Hill, so-named for the tiny Anglican “chapel of ease” built in 1752 on its crest, was, from its inception, a town built to serve its university. The Carolina Inn now occupies the site of the old chapel, and the University of North Carolina — the first public university in the nation — has grown into a vast campus, serving more than 30,000 students. With a population around 61,000, Chapel Hill has become a city proper, but it remains unmistakably a college town. The renowned Old Well, in the heart of the UNC campus, is perhaps the most photographed site in North Carolina. The university is the city’s largest employer, alongside UNC Health. Take a stroll down Chapel Hill’s main street — Franklin Street, named to honor Benjamin Franklin — and you’ll pass students’ favored pizza joints and ramen shops alongside the finer dining options (including the James Beard Award-winning chef Andrea Reusing’s Lantern.) With plenty of delicious, and eclectic, dining options, Bon Appétit has called Chapel Hill one of “America’s Foodiest Small Towns. People magazine proclaimed Merritt’s Grill’s BLT “the perfect sandwich,” and Food and Wine awarded tiny Sunrise Biscuit Kitchen its “Best Biscuit in the U.S.” accolade. And there are no fewer than six craft breweries within a two-mile stretch from Chapel Hill to Carrboro. Much of the city’s cultural offerings are associated with the university. One of the favorites is the Morehead Planetarium and Science Center. This prominent Franklin Street fixture, with its classical architecture (designed by the architects of the Jefferson Memorial) and its giant rose-garden sundial was built in 1949 as the first planetarium in the South. Some 60 astronauts, including John Glenn and Neil Armstrong studied celestial navigation here. It’s still dazzling visitors with its planetarium shows and Science Stage presentations. Just a few blocks away, on Columbus Street, the Ackland Art Museum houses more than 19,000 works and mounts special exhibits of both local and national artists. Just next door, the June Alcott Gallery exhibits works by UNC faculty and students. Across campus, the Robert and Sallie Brown Gallery and Museum features works by contemporary black artists. The 100-year-old Playmakers Repertory Company mounts professional theater entirely produced by UNC students, faculty and staff. And the university’s music department hosts a variety of

performances, ranging from classical to bluegrass to hip-hop and rock at various venues. On the eastern edge of campus, the Koch Memorial Forest Theatre, an enchanting stone amphitheater carved into the wooded hillside, stages theatrical and musical events in warmer months. (Don’t miss performances here by local visionaries, Paperhand Puppet Intervention.) For more outdoor excursions in Chapel Hill, visit the more-than1,100-acre North Carolina Botanical Garden with its vast collection of endangered North Carolina plants. The Coker Arboretum encompasses five acres of flowering trees and shrubs. With miles and miles of biking trails, Chapel Hill (along with UNC and Carrboro) are designated Silver-Level Bicycle Friendly Communities by the League of American Bicyclists. Of course no description of Chapel Hill would be complete without basketball. This is Tar Heel Country, where basketball greats like Michael Jordan got their start, and no fewer than seven men’s national championship banners fly. A basketball game at the nearly 21,000-seat Dean E. Smith Student Activities Center — more affectionately known as the Dean Dome — is an experience not to be forgotten. With all that a major university has to offer, as well as awardwinning public schools and a plethora of foodie choices, a Chapel Hill address is one of the most sought after in the Triangle. Two of the nation’s early New Urbanist communities — Meadowmont Village and Southern Village — offer an innovative, walk-friendly new kind of neighborhood. And, amazingly, there are still a few options to spread out in Chapel Hill, with the Bonterra community offering large wooded homesites up to two acres — privacy and proximity to everything important.
Indie Vibes Follow Franklin Street West ‘til it joins with Rosemary Street, and boom, you’re in Carrboro. The town of just over 21,000 is known for its progressive vibe. Organic groceries, coffee shops, craft galleries and indie music venues abound. The Cat’s Cradle has been one of the Triangle’s premier music venues for more than 50 years, hosting bands as diverse as Nirvana, Public Enemy, John Mayer, Joan Baez and Ziggy Pop in its 750-person space. The Carrboro ArtsCenter offers classes, avant-garde performances and art exhibits at its 350-seat theater and gallery. And the year-

round Carrboro Farmers Market is one of the best in the Triangle, with handmade pottery and crafts offered alongside locally produced vegetables, and meats, artisan cheeses and wildflower honey. Enjoy kayaking, canoeing and fishing at the Cane Creek Reservoir, stocked with bass, crappie, catfish and a variety of sunfish. Or rent a flat-bottomed boat for a lazy Sunday float.
An Old-Fashioned Small Town with Cutting Edge Neighborhoods Head south from Chapel Hill into Chatham County. It’s the fastest growing county in North Carolina, and here you’ll find charming old downtowns and country estates, as well as a vast new community at the forefront of the new live-work-play inclusiveness. Chatham County was carved out of Orange County in 1771. Iroquoian and Siouan Indians called this land home before Scottish, English and German settlers began to arrive in the early 1700s. An early 1751 English Quaker settlement along the Haw and Eno Rivers is now Siler City. Chatham County, and its county seat were both named for William Pitt, earl of Chatham and staunch defender of American rights in the British Parliament. It borders Jordan Lake, and the Cape Fear, Haw, Deep, Rocky and New Hope Rivers traverse the county. More
than 1,100 farms and dairies still operate in Chatham County, and its picturesque, rural setting has attracted more than its share of artists and craftsmen. Pittsboro, with a population approaching 4,000, is Chatham County’s largest town and boasts a 59-acre downtown of 130 buildings listed on the National Register of Historic Places. Just 16 miles to Chapel Hill, 25 to Research Triangle Park and 32 to Raleigh, the town is ideally situated for easy access to just about everything the Triangle has to offer. Pittsboro is home to multiple wineries. Starrlight Mead specializes in award-winning honey wines, and Fair Game Beverage Company Wine and Spirits, in addition to crafting beer, wine and cider, distills barrel-aged rum and brandy. Visit the Chatham County Historical Museum, housed in the historic Chatham County Courthouse, to learn about the area’s history. The quirky Small Museum of Folk Art includes works from such notable local artists as Clyde Jones, Vollis Simpson and Jimmy Lee Sudduth. Just outside downtown, try Crissman Archery or Chatham Axes for a little target practice therapy. Or bliss out at the North Carolina Zen Center, with its 15-acre forested Zendo overlooking Brooks Creek. Get outside and enjoy the myriad water-recreation opportunities at the 14,000-acre Jordan Lake reservoir. With seven beaches and

14 miles of lakeside hiking trails, boating, paddle boarding, fishing and camping, this is truly a natural crown jewel of the Triangle. Don’t forget to watch for bald eagles and osprey overhead. The 1,025-acre Lower Haw River State Natural Area is also a great spot for boating, fishing, picnicking or hiking the 7.3-mile Lower Haw River Trail. The living opportunities in Chatham County are as varied as the landscape, with historic neighborhoods being joined by new communities offering a wealth of new-fangled amenities. “We are seeing people looking for peace and privacy,” says Meredith Horner, marketing manager for Robuck Homes. “But they also want proximity to recreation and shopping and entertainment and vital services.” Seaforth Preserve, nestled between Pittsboro and Jordan Lake, offers some of the largest new-homesites in the Triangle, ranging from .9 to over two acres.

The really big changes afoot in Chatham County are in the 7,000-acre plus master planned community, Chatham Park. “What we are doing at Chatham Park is combining the best elements of urban living — walkability, community, convenience — with the best elements of suburban living,” says Vanessa Jenkins, executive vice president at Preston Development Company, developers of Chatham Park. This vast new community, well underway, will feature a variety of neighborhoods with new-home offerings for everyone from new-college grads to young families to empty-nesters and active retirees. But homes are just a part of the live-work-play equation; two retail/commercial districts are open or planned for the community with shopping, dining and entertainment options, as well as medical facilities and office space. Nearly one third of the property has been dedicated to parks and open spaces, with miles of trails carefully designed, not just for recreation, but to provide true connectivity among the living, working and playing spaces.

It was very interesting to watch how home designs and interior design trends changed during the pandemic. After spending more time working or studying from home, many homeowners realized that some of the spaces in their homes needed to be more flexible. By now, most of us have adapted a home office or at least a work area in their home. New construction is catching up fast to our new lifestyle. At the recent Parade of Homes, a few interesting trends emerged. In some cases, offices are being created instead of formal dining areas. Breakfast areas are

However, the open floor concept plan is still a predominant layout in most new homes. Our clients often report feeling “stuck” when it comes to decorating their large, open spaces. They may have their furnishings and decor items already selected, but are challenged with “Where to start?” Deciding how to arrange everything in a large, open floor plan can be overwhelming. How do you unify everything? In what way is each space going to be used? And how do you make everything flow, feel welcoming, and even cozy? So many questions! If you are contemplating how to design your open floor plan, the following tips can help you get started:

Traffic areas are important to keep in mind since they will help create and set the boundaries of each zone and determine what size furnishings and floor coverings you need. More value is being placed on functional outdoor spaces for gathering and entertaining safely with friends and extended family.

Think about the overall style, color palette, and finishes You may want to approach your open floor plan as one cohesive story: Do you prefer your space to be monochromatic or do you prefer a selection of neutrals with splashes of color here and there? What is the style you are going for? Keep in mind that many styles can be blended nicely so you don’t have to strictly adhere to just one. When decorating an open-concept space, it is important to remain consistent with colors and finishes. Your color scheme should unite all the spaces, and you can achieve that by using the same or complementary color of paint(s) throughout your space. hard surfaces. They have a lot of visual volume and need to be considered when you think of wood, metal, and other finishes for your furnishings. Will it create an organic blend of finishes or a contrasting one?

Once you’ve decided on the large furniture placement, it is easy to decide where side tables and lamps will go. Dimmers are a great addition for lighting since they help you control light intensity throughout the day in various areas. It might be a good idea to have outlets added to your floor if they aren’t already. That’s especially relevant for an open-concept space because the walls are usually further away from the furniture. The floor outlets help you avoid having to use (and hide) long extension cords.
Mixing metal finishes in your space Interior Designers hear this question a lot, “How will the finish of our light fixtures work with the hardware of the cabinets and doors?” While this topic deserves its own article, you can choose to select

Hopefully, these tips help you to achieve a living space in your home that is both functional and stylish. Will the open floor plan become a casualty of the pandemic? Only time will tell. But we are sure it’s not going out of style because people have always loved spending time together in one big space, and that’s not changing!
