PRESIDENT'S VIEW
It’s Been Quite a Year BY ILENE HOROWITZ
T
ime has flown by since my installment as your 2019 President and it has been my highest honor and pleasure to serve on the NJ Realtors® Leadership Team. Volunteering with the association is a large part of my career and serving as your President has been the highlight. I started the year hoping to enhance our communication efforts — communication between members and the association and communication with consumers about the importance of using a Realtor®.
One of my main initiatives was working to create more sharable content for our members. That includes our new resource library and expanded video library. The more you share the more we all benefit. Speaking with members directly about their industry thoughts and ideas was also a goal I set at the beginning of my term. Through Diner Talks and various events throughout the year, I had the opportunity to get to know so many new faces and achieve my goal. Getting the Realtor® word out is a vital aspect of New Jersey Realtors®. The 2019 consumer outreach campaign, Plant Roots with a Realtor®, perfectly represents why I love this industry. I am so passionate about being a community expert and helping clients find a home to build their lives. Besides the campaign, I received numerous opportunities throughout the year to speak on behalf of New Jersey Realtors® and spread the importance of the Realtor® “R.” I shared my knowledge of property taxes and homeownership on an NJTV Facebook Live, spoke in depth about the association at a women’s council event, and spread the importance of using a Realtor® at an economic forum at the Middlesex Chamber of Commerce. With all of my newfound knowledge after my outreach efforts, I even had the opportunity to help plan New Jersey Realtors® 2020-2025 Strategic Plan. 2 | NEW JERSEY REALTOR® | November/December 2019
There have been so many other notable highlights throughout our year. We helped enhance the Boys and Girls Club on Centre Street in Trenton so children could have a safer outdoor space to play and learn. The 2019 Leadership Team and staff members sat down with elected officials at the National Association of Realtors® 2019 Legislative Meetings & Trade Expo. Members heard from state representatives at the 2019 Realtors® Day in Trenton. Most recently, I had the opportunity to be a part of the first-ever women’s conference. Well, what did I tell you? It has been quite a year for us! My final major event as President will be attending the Triple Play Realtor® Convention & Trade Expo. With the conference rapidly approaching, it's a bittersweet moment. Being installed as President last year will have a lasting impact on me forever, but I could not be happier for our incoming Leadership Team. My hopes and goals for this year could never have been possible without the incredible support of New Jersey Realtors® staff members. After working so closely with them, I have such an appreciation of what they do. They are always coming up with new ideas and initiatives to better members’ businesses. Thank you all for your hard work and dedication to the industry. Let’s not forget about New Jersey Realtors®’ fearless leader, Jarrod Grasso, who recently celebrated 20 years with the association. His dedication and industry insight is astounding, and without him, my years on the Leadership Team would not have been the same. Thank you all for a wonderful year filled with countless memories and forever lasting bonds.

A Look Back at the Past 20 Years T
his has been an important year for me at New Jersey Realtors®. This past August I was fortunate enough to celebrate 20 years with this great association. It’s a big milestone and I thought I’d take a moment to reflect on how far we’ve all come in the past two decades. One of the reasons I’ve been successful at the association is because of the guidance I was afforded by our past leaders— Bob Ferguson and Joyce Andreoli. Fergie, as we called him, was the reason I made the move from working as a staffer in New Jersey State House to being a part of this great government affairs team. Fergie taught me how to work the ins and outs of government affairs from the private sector side and instilled in me a lot of truths of how to be an effective association executive.
Jersey looks forward to his leadership on the national stage. He will be the first President from New Jersey since C. Armel Nutter in 1960. I want to thank New Jersey Realtors® Leadership Team, Past Presidents, and Board of Directors for giving me the opportunity to be a part of this amazing association. Thank you all for the past 20 years here. I’m looking forward to many more.
When Joyce became CEO she exposed me to a lot of the inner workings of the association world which helped me learn things that still inform my decisions today. I’m lucky to have had the mentorship of those two before me. These past 20 years have been a series of peaks and valleys, but the positive has always outweighed the negative. During our toughest times, I’ve always seen the Realtor® family rally among themselves to help lift each other. After September 11 and the formation of the Realtor® Relief Foundation, we witnessed some of the most heartbreaking, but faith-restoring, actions in our community. And when Superstorm Sandy hit in 2012 and we found ourselves on the front lines of disaster, again, our Realtor® family was there to help us pick up the pieces. Even during the hard recession of the mid-2000s, we were forced to be creative in our businesses and strong in our resolve, transforming from that lean time into a strong market that’s still here. One of my proudest moments happened just last year, when Charlie Oppler was elected as the National Association of Realtors® First Vice President for 2019. It was a true pleasure to see a successful national campaign run so the most qualified person for the job was elected to office. I think all of New NEW JERSEY REALTOR® | November/December 2019 | 3

Realtors® Take a Swing for RPAC BY BRUCE SHAPIRO
E
very year, RPAC of New Jersey hosts an event to both thank those Realtors® who have become Major Investors over the course of the year, and to encourage others to become Major Investors (those who invest at least $1,000 a year to RPAC). This year 30 Realtors® attended the event at Topgolf in Edison to raise funds for RPAC, and to learn about the issues currently facing the real estate industry, homeownership, and private property rights in Washington, Trenton, and their local communities.
During the course of the three-hour event, those Realtors® in attendance were given the opportunity to use Topgolf ’s driving ranges and receive tips from a golf professional. More importantly, they learned about all of the issues RPAC is currently and will be working on. The timing of the event, just a few weeks before November’s elections where all 80 seats in the General Assembly are up, provided a great opportunity for those Realtors® present to hear about the work being done by RPAC. Over the course of the next year, RPAC will be working to address many issues of importance to the real estate

industry, homeownership and private property rights. Just a few days before this event was held, the Governor announced the findings of the Lead in Drinking Water Task Force, which called for new time-of-sale and rental disclosure, testing and remediation requirements related to lead paint, lead in water and lead in soil. Whether it be these issues relating to lead, reauthorization of the National Flood Insurance Program in Washington, D.C. to possible

BORDENTOWN BY DANA FIORI
N
ew Jersey is home to many quaint towns, but one that stands out among the rest is Bordentown City—a little city with a lot of charm. Founded in 1682 by Thomas Farnsworth, the buzzing little city of today was once the center for trade during the Revolutionary War. In 1717, Joseph Borden settled in the town and brought up a substantial part of the land—changing the town’s name to Borden’s Towne. By 1740, he started a transportation line where travelers would stop and rest. They could then hop on the Borden Stagecoach for Perth Amboy where they would make their ferry boat connections to New York state. Many founding fathers passed through Bordentown, which had been a bustling city of colonial trade.
Bordentown City was once home to other famous residents that have each brought their own touch of history to the town. Some of these well-known residents include Francis Hopkins, a member of the Continental Congress and one of those who signed the Declaration of Independence; Thomas Paine, author of Common Sense, The Crisis Papers, and The Rights of Man; and Joseph Bonaparte, older brother of Napoleon and exiled King of Spain and Naples. Another well-known former resident is Clara Barton, who started the first free public school and later began the American Red 16 | NEW JERSEY REALTOR® | November/December 2019
Cross. Today, Bordentown has an elementary school named after Clara Barton, a monument of Thomas Paine stands at the end of Prince Street in the heart of the city. Also, one of the busiest streets in the city, Farnsworth Avenue, was named after the town’s original founder. Not only is Bordentown rich in history, but in community as well. Every year the city hosts many well-known festivals and street fairs such as the Cranberry Fest, Fall Fest, and Riverfest—one of New Jersey’s largest fall festivals. Other popular events the city organizes every year include the Tree Lighting Ceremony the first weekend in December, a Chocolate Walk in February around Valentine’s Day and also participate in their own version of Restaurant Week with their many popular restaurants, pubs, and cafés. If you are not interested in city life, the residential area of Bordentown Township is only a few minutes drive away. According to New Jersey Realtors® August 2019 Housing Market Statistics, the average median sales price for a home in Bordentown Township is $245,000. One key difference between the city of Bordentown and the township is the size. Bordentown City is much smaller than the township itself. The downtown area of the city is full of historic

buildings, homes, and shops while the township is more residential neighborhoods and encompasses a larger part of Burlington County. “I love living in Bordentown,” says longtime resident Joan Napolitano. “I have lived here for over 20 years, and I can’t imagine living anywhere else. The sense of community and the great school system for my daughter are things I truly value.” Napolitano and her husband, Arthur, and daughter SalliAnne make the most of their time in Bordentown Township. “I love that the city is only five minutes away. There are so many great shops and restaurants. We can’t say enough great things about living here!” Napolitano adds. Whether you are visiting Bordentown City or the residential area, there is sure to be something for you. The convenience of the close distance between the city and the township makes it extremely accessible to get the best of both worlds. Affordable Lending Initiative BY TERESA TILTON

n May, the New Jersey Realtors® Equal Opportunity/ Cultural Diversity Committee launched an Affordable Lending Initiative program with industry partner Freddie Mac. The goal of the program is to educate Realtors® on affordable housing, lending products, and lending resources available. Realtors® can then share these resources with their clients to increase mortgage affordability for first-time homebuyers and low-and-moderate income households. “Freddie Mac is excited about the collaboration with New Jersey Realtors® to provide a series of educational events for real estate professionals to lend insight regarding homeownership solutions that exist within affordable lending and resources to further enable access to credit in their communities,” said Carmen Mercado, Affordable Lending Business Development Manager, Single-Family, Freddie Mac. The Affordable Lending Initiative series was designed to

open up the conversation about sustainable homeownership to help NJ Realtors® members increase their knowledge of Freddie Mac affordable loans, resources, and tools in 2019 and beyond to help home buyers in all market segments. “The Freddie Mac Affordable Lending Initiative has been an extremely valuable resources for my clients and it has provided additional education for myself,” said 2019 Equal Opportunity/Cultural Diversity Committee Chair Allegra House. “The process of purchasing a home can be challenging but there are channels to make the process seamless” she added. The half-day sessions were held in-person at local boards/ associations and comprised of panelists and presenters from Freddie Mac, New Jersey Housing and Mortgage Finance Agency, Freddie Mac’s Lending Customers affiliated with
the local board/association, and U.S. Housing and Urban Development approved homeownership counseling agencies. NJ Realtors® held a total of seven sessions reaching close to 200 Realtors®. “Realtors know their market and understand the unique challenges of their homebuyers,” said Mercado. “Through this training initiative, Freddie Mac is pleased to highlight solutions and resources that overcome barriers for their buyers.” ®
The interactive program included an overview of Freddie Mac, housing data, demographics of first-time homebuyers, and the growth of millennial households. The conversation then moved to a presentation by NJHMFA which is the state’s housing agency dedicated to increasing the availability and accessibility to safe and affordable housing to families. NJHMFA offers programs to help qualified borrowers purchase a home by providing access to affordable mortgages and down payment assistance programs.
The final presentation before the panel discussion was from a local HUD-approved homeownership counseling agency. Attendees then had the opportunity to ask the experts questions and left the session with a tool-box of resources. This collaborative year-long educational series could not have been possible without the support of the local boards/ associations who hosted events at their locations: Cape May County Association of Realtors®, CORE Association of Realtors®, Greater Bergen Association of Realtors®, Monmouth Ocean Regional Realtors® and North Central Jersey Association of Realtors®. Together, Freddie Mac and New Jersey Realtors® are helping more borrowers achieve sustainable homeownership responsibly. “Realtors® are a critical link in the transaction, helping qualified buyers achieve the dream of homeownership,” said Mercado. ealtors® from across the state lined up at NJ Realtors® headquarters to get their badges for the second-annual Realtor-palooza on September 27. This one-of-a-kind event is the perfect balance of professional development and celebration.
As members arrived, the enticing scent of perfectly baked donuts from Trenton’s own Eet Gud bakery and Grover’s Mill coffee filled the building. Staff decked out in tie dye t-shirts led the way to the donut wall where attendees could fuel up before the first continuing education session or their chat with 2019 New Jersey Realtors® President, Ilene Horowitz and New Jersey Realtors® CEO, Jarrod Grasso.

Since September is Realtor® Safety Month, participants also heard from 2019 New Jersey Realtors® Past President Christian Schlueter about methods to stay safe in the business. Food trucks rolled in and the afternoon's activities began. There was a plentiful amount of options to choose from, everything from liquid nitrogen ice cream to the taste of Mediterranean. Jarrod and Ilene’s chat with members provided a lot of insight into the industry and the association while NJ Realtors® Legal Advisor Barry Goodman’s course helped members better understand specific legal issues.
With hot pink color-changing cups in hand, attendees participated in our highly anticipated cornhole tournament, while spectators danced to the tunes of the DJ or hula hooped around the parking lot.
In between classes many attendees headed out to the patio to test their luck at bingo to win an Amazon Echo Dot. Others made their way to the photographer to get a new headshot taken.
Our reigning champions of the cornhole tournament sported their badges of honor and made it to the last round. With more participation than last year’s tournament the competition was tough, but in the end Realtors® from Monmouth County took this year’s trophy.

ew Jersey Realtors® and the Women’s Council of Realtors®—New Jersey Chapter partnered together to hold their first women’s conference on Oct. 2 at the Galloping Hills Country Club in Kenilworth. The goal was to support personal and professional development for a diverse group of women from new professionals to entrepreneurs to senior corporate directors. Inspirational leaders spoke on a variety of topics to empower Realtors® to take their careers to the next level.
New Jersey Realtors® 2019 President Ilene Horowitz opened the day by welcoming 125 attendees to the event. “In New Jersey, 66 percent of Realtors® are women,” said Horowitz. “And that number grows to 73 percent when you look at women 39 years old and younger.” The amount of women in the real estate industry is growing every day, and being knowledgeable on how to make the most of their business, and inspire others along the way is pivotal to their success. Throughout the day, speakers addressed women and leadership, women and taxes, inspirational New Jersey women, a leadership career in real estate, and women and branding. Speakers included Heather Ozur, 2019 President of the National Women’s Council of Realtors®; Kathleen Morin, 2019 President of Women’s Council of Realtors®New Jersey Chapter; Charlie Oppler, 2019 First Vice President of the National Association of Realtors®; Jeremias ‘JMan’ Maneiro, Realtor® and tech guru of JMan Seminars; and Jo Ann Koontz, CPA and attorney with Koontz
& Associates. All of the speakers shared their unique experiences in the real estate industry and spoke about tools they’ve used to better their businesses. The conference also showcased inspirational women such as Realtor® Leigh Brown, CEO of Leigh Brown & Associates; Kelly Stewart Maer, Director of Public Affairs & AdvocacyState and Federal, Capital Health Regional Medical Center; and Mimi Feliciano, CEO of FEM Real Estate and Advisory Board Member of the Mimi & Edwin Feliciano School of Business at Montclair State University. The day concluded with a motivating speech from Adenah Bayoh, CEO of Adenah Bayoh and Companies, who, at age 13, escaped the civil war in her native country of Liberia, immigrated to the United States, and is now one of the most successful entrepreneurs in her home state of New Jersey. Fast forward to today, Bayoh owns IHOP franchises in Newark, Paterson, and Irvington. She also owns a real estate development company with several major residential and commercial urban redevelopment projects across northern New Jersey. Most recently, Bayoh launched Cornbread, her signature line of fast-casual, farm-to-table, soul food restaurants. Overall, the conference was a huge success. Over 100 women and men attended to experience our first-ever women’s conference! Attendees connected with others interested in hearing inspiring career journeys and learning about tools to enhance their own.

ealtors® across the state participated in Realtors® Care Day to give back to the communities in which they live and work. This year, six local boards participated to help residents in their area restore pride in their homes and instill a revitalization movement in their area. Greater Bergen Realtors successfully helped two local homeowners beautify and install fixtures in their homes. “We are happy to be able to be a part of this, as our members truly enjoy giving back to the community,” said Greater Bergen Realtors® Chief Executive Officer Jorge Ledesma. Greater Bergen Realtors® assembled a team of ®

12 volunteers and worked on a range of projects such as interior fixtures, a door replacement in one of the living areas, gardening, repaving the sidewalk, and repaving the driveway. 11 volunteers from Cumberland County Board of Realtors® helped an 89-year-old veteran with his lawn care and yard maintenance. He was thrilled with all the work completed and asked if they could come back in the spring. To spruce up a home of a local resident, a team of Realtors® from Warren County Board of Realtors® weeded,

planted fresh flowers, mulched, trimmed bushes, cleaned siding & gutters, replaced steps, cleaned windows, power washed, painted trim and stained a porch. The homeowner was incredibly grateful for the work completed by the team of volunteers. School Supply Drive Supports Families in Need
In September, the Ocean City Board of Realtors held their Bubble Mania fundraiser at the Ocean City Municipal Airport in support of the Ocean City Historical Museum. A day full of family fun activities helped raise funds so that the museum can continue to be an inviting, informative, and innovative community resource that explores and celebrates the rich history and heritage of Ocean City. ®
Over the summer, the Warren County Board of Realtors® Out-Reach Committee collected school supplies for Warren County Children Services. They collected backpacks, notebooks, pencils, markers, crayons and more to support families who do not have the means to afford items off their child’s school supply list.

Young Professional Network Hosts Second Rising Star Event Young agents were recognized at the NEXUS Association of Realtors® second Rising Star event. Attendees had the opportunity to listen to business success stories from panelists and hear about their involvement in the industry. Partial proceeds from the festivities will go towards the Cherry Hill Educational Foundation which aims to keep young people equipped and productive in the changing world.
