et’s go back to the year 2000. Or Y2K as it was called back in the day. Remember the turn of the millennium, and when we all thought the future had suddenly arrived? I think there were even theories at the time that claimed there was very little left yet to be invented! And yet, here we are, twenty years later, and a brilliant world of discoveries have presented themselves. Amidst the lightning-speed pace at which things are being introduced to market, it can sometimes seem overwhelming. Whether it’s the latest tech gadget, a breakthrough in healthcare, or the newest social media platform, keeping up is both a blessing and a curse. I certainly find it very thrilling and try to be an early adopter whenever I can. That said, the advances made in all aspects of our lives over the past two decades have reinforced my belief that the simple pleasures of home are more important than ever. A room you love has the power to comfort you, put you at ease and, perhaps, shield you from the onslaught of demands and stimulation coming from just beyond the threshold. I’m not advising you to retreat from it all, but a little reprieve never hurt anyone. The start of a new year is always a great time to refresh, renew, and reflect a bit. And because 2020 has a special ring to it, I’m looking forward to what the future holds for us all. Here’s hoping that this issue inspires you in some way as you plot your own course, both at home and beyond. CLINTON SMITH @MrClintSmith

n more than fifteen years as an interior designer in the Berkshires, Jess Cooney has outgrown her share of office spaces. When she decided it was time to expand for a fourth time, she told herself she would only do so if she found a building she could purchase. In April 2018, she found it in an unlikely location.

The onetime gas station at the entrance to the town of Great Barrington, Massachusetts, on the Housatonic River, had been vacant for three years when Cooney came across it. The dilapidated,
3,200-square-foot space required a complete gut renovation, but that wasn’t Cooney’s biggest challenge. “I wanted to create an envelope that was timeless, yet fresh and on trend on the inside,” she says. “And I wanted an interior design that I could change up easily.”
She achieved the flexibility she sought by investing in certain aspects of the studio, such as the reclaimed wood flooring, while taking a less permanent approach to other areas. The kitchen backsplash, for example, is a mural rather than tile, because a mural can be repainted easily in a few years.

Cooney also needed an environment that allowed her six-person team—and their clients—to peruse fabric swatches and paint samples without visual distractions. That meant opting for white paint and brightly lit working areas, while letting color and whimsy shine in smaller spots such as the bathroom with its green grasscloth wallpaper and concrete floor. To keep the client meeting space interesting, Cooney designed a gallery wall with art that rotates seasonally. After a year of renovations, the new digs welcomed the team last spring. Everyone’s favorite aspect: each designer has
her own worktable crafted from reclaimed kitchen islands fitted with Caesarstone countertops. As someone who’s passionate about supporting the makers in her community (the studio’s furniture, cabinetry, artwork, and pottery all come from Berkshires craftspeople), Cooney’s favorite compliment came shortly after she opened what was once an eyesore. “I had someone tell me that I’d given the town a gift by renovating it,” the designer says. “That was the nicest thing for me to hear.” Jess Cooney Interiors, Great Barrington, Mass., jesscooney.com EDITOR’S NOTE: For details about

Fabrics of Her Life
Seema Krish’s fond recollections of living in Boston inspired her latest textile collection. BY LISA H. SPEIDEL

ou can take the gal out of the city, but you just can’t take the city out of the gal. Such is the case with Seema Krish and her beloved Boston. The talented textile designer launched her eponymous studio in the South End more than a decade ago before moving to the West Coast in 2013. Now, thoughts of “cobblestone streets, red brick, beautiful architecture, and the colors of fall” are inspiring her latest collection: Uncommon Boston.

Krish, whose fabrics are available locally at Boston's Studio 534, creates collections based on cities that she’s lived in and been inspired by, including Bombay (her birthplace), New York, and the San Francisco/Napa area. While “San Francisco is colorful and anything-goes, and Bombay is bright and a little crazy because the city is chaotic,” she says of the vibes channeled in her earlier collections, “Boston feels structured. The architecture has structure and repetition and rhythm. That’s what is mirrored in these patterns; they are very geometric.”
The four patterns are named after storied local streets—Beacon, Tremont, Clarendon, and Newbury—and the colorways similarly evoke a sense of place, with names like Arboretum Green, Seaport Blue, and Cobblestone. While Krish’s inspiration is regional, her approach is global. All the artwork is hand-painted in her San Francisco studio, made digital, then brought to Bangalore, India, where master craftspeople create woodblocks that are used in the printing process. “There is a human behind every yard of

The Newbury pattern, which is woven as opposed to hand-block printed, is fabricated from Sunbrella yarn, enabling it to stand up to the elements. “It’s fitting that it’s in this collection,” says Krish, “since outdoor living is such a part of
Boston. I think it’s because the winters are so harsh, that people really embrace summer.” Speaking of warm weather, the second part of Krish’s regional collection will drop this spring: her inspiration, fittingly, is the Cape and islands. On the Homefront One Kings Lane brings its signature style to Boston.
W
e’ve all read the headlines about the demise of the traditional brick-andmortar business model in favor of online shopping, but then a brand like One Kings Lane (OKL) comes along. In 2009, when anxiety-inducing online flash sales were all the rage, One Kings Lane jumped into the game. The site offered timed sales on deeply discounted luxury home accessories with the intent of “democratizing design,” says Debbie Propst, OKL’s president since 2016.

The company developed a passionate customer base, which led it to evolve into a more constant resource. In 2015, OKL unveiled its own brand of home goods and began offering design services from its New York City offices. In 2016, armed with a slew of market data on where its most loyal fans resided, the brand opened its first physical shop in Southampton on Long Island. A SoHo boutique followed in November 2018. Finally, Boston got in on the act last October when the company opened a store in the city’s Fort Point neighborhood. In that 3,500-square-foot space, built as a warehouse by the Boston Wharf Company in 1907, shoppers will find a select offering of the 80,000-plus items offered on the OKL website. Each piece has been curated for the neighborhood

and the season. There’s also an in-house designer available by appointment and a collaboration with U.K. kitchen makers Plain English. (OKL has a to-the-trade program, too.) It all translates into a homey space where animal-print rugs from Stark Studio Rugs happily coexist with Kim Salmela chairs, lighting fixtures from Visual Comfort, and a variety of accent pieces. Propst, who’s originally from Scotland, says it’s been a joy to get to know the Boston community, especially the bustling Seaport district with its influx of new homeowners. “I think people today decorate their homes like they think about their wardrobes,” she says. “There are pieces you invest in because

A stately glamour reigns in this Concord, Massachusetts, powder room. Working with his clients remotely, designer Mark Huffman (who credits Boston designer Heather Wells for generously sharing her local subcontractors) set a fanciful backdrop with Madeaux’s Aviary wallpaper in teals, greens, and not-quite-black. The vanity is a nineteenthcentury mahogany Georgian chest from England. “We wanted to keep it as pure as possible,” Huffman says, explaining why he skipped a marble top in favor of a protective layer of marine varnish. Farrow & Ball’s climbing Ringwold floral wallpaper brings the outdoors in to a petite powder room in a classic colonial home in Cape Elizabeth, Maine. In keeping with the traditional architecture of the house, designer Leandra FremontSmith anchored the space with a walnut vanity topped with Carrara marble. It would only be natural to expect a nautical feel in a summer house on the Maine coast, but designer Tyler Karu didn’t want to overdo the theme. The graphic pattern of stylized scallop shells and twisted rope of Schumacher’s Coralline wallpaper suggests “beachfront” without being too obvious. A cerused oak vanity in a blue-gray shade that evokes the sea adds a textural element. The unfussy light fixture and a mirror that conjures a porthole enhance rather than compete with the pattern and texture.
A new home built to replace a nineteenth-century seaside house on Cape Cod pays homage to its predecessor in its cabinetry, moldings, and other details. The powder room, which architect Mark Hutker calls “the most mannered room in the home,” is a particularly nostalgic moment. A walnut vanity with a carved marble sink and backsplash recalls a Victorian-era wash bowl, while the custom-colored Lotus wallpaper from Galbraith & Paul evokes the damask tradition, but in a modern iteration.

Graphic Punch ›› The minute designer Dee Elms spotted the Cubiste wallpaper from Osborne & Little, she knew it was just the thing to “drive pizzazz and color” into the serviceable but plain guest bath in her clients’ condo in the Boston Seaport District. The vivid paper, with its palette of coral, blackberry, and teal, is inspired by the avant-garde art movement led by Picasso and Braque, Elms says. Paired with the super-simple white-lacquered vanity and mirror, it adds an undeniable “wow” factor to the space.
The design for the powder room in her own Falmouth, Maine, home began when Tyler Karu spied the Waterworks sink. “It’s so simple and utilitarian; its lines are so clean and its scale so nice,” she says. “I love it.” The chartreuse mosaic tile behind the sink is the result of the happy accident of ordering too much material for the floor. Maison C’s Topanga wallpaper “makes the space sweeter,” Karu says, while uncomplicated chrome accents echo the base of the sink.

What makes the powder room such a perfect place for wallpaper? Designer Robin Gannon notes that most bathrooms offer few opportunities for color and texture. “Typically, everything is a shade of ceramic—black or white or natural tone,” she says. “Wallpaper lets you add personality.” Thibaut’s Pagoda Garden chinoiserie paper in green and robin’s-egg blue adds plenty of that to the formerly all-white powder room in a Concord, Massachusetts, home. Surprise Ending
A plan to fix and flip is upended when the designer decides to turn a beguiling carriage house into her own cozy abode. BY TOVAH MARTIN

Erickson added a bluestone patio with a firepit out back. “I snuggle up outside throughout the seasons,” she says.
eg Erickson had no intention of being seduced by her home. Initially, her relationship with the carriage house was strictly business. Purchased in 2016 with interior and architectural designer Marie McInnes as a fixer-upper project, the modest Beverly Farms, Massachusetts, carriage house came with plenty of issues—structural and otherwise. Nonetheless, the women were dedicated to solving those problems, renovating, and flipping the house. Everyone else saw the infatuation developing before Erickson conceded that she was smitten by the place. Halfway through, she decided to squeeze her hopes and dreams into its 2,000 square feet. “The scale was the attraction,” admits Erickson, who serves as the designer/stylist for Marimar, a renovation collaboration. Having previously grappled with a superfluity of space in an oversize house, she was dying to dial down into something more dimension-efficient. Plus, she was drawn to the connectivity of the close-knit village. She resisted the urge to make the carriage house her own initially, but when the time came to talk fixtures, lighting, appliances, and finishes, she was ready to buy in. Thinking small for energy efficiency is one reason Erickson and McInnes are

drawn to carriage houses. However, the nuts and bolts of transforming a livestock building into a home tested their talents. “Carriage houses were not built to house people,” says McInnes. The duo opted for an open floorplan with plenty of windows for the first floor—their “go-to” solution for keeping things airy. Sanded wood ceilings and open beams against white walls add a sense of depth. Gracefully wedging three bedrooms into an upstairs that once housed the groom’s quarters proved a challenge, but creativity came to the rescue. Because Erickson is an ardent art collector, extra studs were added to the walls to support paintings. Brilliantly, some of those works of art feature a trompe l’oeil-like glimpse into further “rooms.” To optimize space in the master bedroom, Erickson painted the slanted board-and-batten ceiling navy, letting it double as a headboard for the bed. A

We used this mantra when designing the house pictured here. Backing up to conservation land, it feels remote. ood news and bad news. That’s how a Boston couple described the result of their hunt for a townhouse in the city’s historic South End. After looking for months, they’d located a vintage five-story townhouse that could work for themselves and their two young children.

First the good news: the 3,220-square-foot Victorian backed onto a shared park, a sort of collective backyard for the neighborhood’s townhouses, an enviable rarity in the densely built South End. The bad news: the house had suffered from years of neglect. The roof leaked badly, and much of the original interior detail had been destroyed. The entire building would need to be gutted. Happily, the couple found the experienced husband and wife architectural team of Jeffrey Klug and Pamela Butz, who had renovated other homes around the same park and, just as important, “enjoyed a challenge.” Says Klug, “We really liked the idea that the owners were excited about starting almost from scratch but also wanted to pre-
serve as much of the historic characteristics of the home as possible.” For example, they agreed to retain the classic Victorian front parlor layout but modernized it by opening it up to link with a rear parlor (now a family room) that offers light-filled, airy views of the park. Another nod to the past: for the new window wall at the back of the house, the architects designed custom-made wood windows with very thin profiles. They are a combination of both fixed and triple-hung windows, a type consistent with the front windows. “Consistency was an important consideration in our design,” explains Butz. Adds Klug, “We may use more contemporary features in the design, but we wanted to make

sure that the new envelope of the building still has some references to the original state of the building, that the ‘language’ is the same.” The interior presented an unusual architectural challenge. It is only sixteen feet wide, some three or four feet narrower than most of the neighboring townhouses. “That made us think a lot about scale,” says Butz. Instead of using modern, larger furniture in the parlor, the owners and the design pros opted for smaller midcentury-modern pieces. Each floor also benefits from the back window wall that helps to enlarge the space and forge a connection to the outdoors. The narrowness inspired some creative
solutions. The second floor, for instance, features a guest room, a laundry room, a full bathroom, and two children’s rooms in less than 600 square feet. A sliding wall hides or reveals the laundry room as needed, and a pocket door separates the children’s bedrooms; when opened, the rooms become one larger play space. As the owners entertain friends in their rear parlor-turned-family room and admire the expansive views onto their backyard park, the first time they saw this long-neglected, heavily damaged home seems like a distant memory. elieve it or not, there can be a downside to owning a 3,000-square-foot condo near the top of one of the tallest buildings in downtown Boston. Sure, there are fantastic views of the harbor, of the planes taking off from Logan Airport

in one direction, and of the Charles River and Cambridge in the other. But the price you pay for all those acres of glass windows is a deficit of wall space. Most people might not mind that. But interior designer Paula Daher’s clients are avid art collectors who were downsizing from a large suburban home where their vast collection occupied nearly every available space. Needless to say, it could not all make the move. “The challenge was to highlight the art but not take away from the views,” says Daher. The couple moved into what was essentially a “white box,” Daher recalls, and gave her broad latitude to pore over their art collection, choosing pieces that seemed to work best given the layout and designing the rooms around the art. She spent months going back and forth to the owners’ home in the suburbs, taking photos of paintings and statues and inserting them into CAD presentations to demonstrate what each room would look like. “It was actually pretty easy because they had a fabulous

art collection,” says Daher, giving her lots to choose from, including traditional, modernist, and abstract, by artists drawing inspiration from New England to Asia. Her clients had a few “must-have” pieces that provided a strong starting point for the design, notably the David Kroll oil painting Apples and Two Vases, which found a home in the living room. The piece hangs above the new gas fireplace built into a low console of dark marble—a replacement for the white,
floor-to-ceiling fireplace and chimney the condo came with. A pair of avocado-colored stools plays off of the colors in the artwork’s vases, while the pale-gray horsehair wallcovering provides a textured but neutral display space that nods to the organic nature of the painting. Throughout the home, Daher limited the background palette to soft white, gray, and blue hues, and relied on the artwork to provide color and character. In a guest bedroom,
as a counterpoint to the room design, as with this dark but whimsical (yes, that’s a pastry bag on her head) painting contrasted with the soft tones used in the master bedroom. a colorful painting of a pair of whirling dervishes, a reminder of a trip to Turkey, dances with a bold yellow stripe in the bedding and even picks up colors from some of the nearby buildings seen through the windows. The art also played a role in managing scale. In the study, the designer’s clever arrangement of pieces helps bring the twelvefoot-tall walls down to size. Nearly a dozen paintings of various sizes are displayed on a long wall; most all the pieces are graphically
simple and predominantly black and white, but a single moody, gilt-framed landscape joins them, catching and guiding the eye. The aim—successfully achieved—was a home that honors the clients’ passion while sacrificing neither style nor practicality. Each room is enriched by its focal artwork, but no space feels too precious to be an everyday living space.

ith their children grown, a suburban couple decided their big house was, well, too big. Rather than downsize into a smaller version of what they had, they put their home on the market (complete with all its furnishings except one treasured chandelier) and headed to Boston to claim a new address: the three top
floors of a handsome, five-story, nineteenthcentury building in the tony Flat of Beacon Hill. Not only was it a dream location, the urban lair came with drop-dead views of the Charles River. True, there were a few revisions to be made. The rooms had a slightly dated ambience, the layout was quirky, and many of the original character-giving moldings were missing. Topping it off, when the owners stepped from the elevator (which happens to open directly into the condo), they almost walked smack dab into a wall. Still, the couple reckoned, all this could be dealt with easily, and who better to spearhead the changes than designer—and longtime friend—Honey Collins. Life, however, is full of surprises. And, as is so often the case, one clever idea led to another. Before long, the owners had decided on an extensive renovation. “It snowballed,” agrees the wife without the slightest hint of remorse in her voice. “Honey had all these creative visions. And because we’d worked with her before, we knew we were in good hands.”

Indeed, the subsequent overhaul proves them right. Well familiar with her clients’ aesthetic, Collins contrived a home that’s a chic hybrid of traditional and modern. The palette of blues and misty grays offset here and there with a dash of color, flowing from the entry to the couple’s sleeping quarters, is soothing but also clean and contemporary. The furnishings, most of them custom, are comfortable but never staid. Yesterday’s dowdy air has been thoroughly banished. The reborn living room, for instance, with its high-gloss, sky-colored ceiling and daring

mix of fabric patterns and textures, is nothing if not au courant. Equally fresh, guests are quick to discover, is the dining area. Collins devised an intimate space, cladding the walls in a pretty tone-on-tone chinoiserie paper. A round David Iatesta table furthers conversation, and a welcoming sofa serves as a banquette. With John Pomp’s hand-blown glass light casting soft beams from above, it’s the kind of delicious setting that that turns a winter gathering into the warmest of nights. Appealing cosmetic changes aside, Collins’s real achievement may be the functionality she’s also provided. Case in point? That
elevator dilemma. Along with Karpowich Building Contractors, her collaborators throughout this project, she demolished the non-bearing walls separating the lift from the existing lackluster kitchen. Presto! The first floor was given a proper flow and life was enhanced. Today, the glitzy revamped elevator opens to a custom kitchen with—how did Collins find the space for this?—a cozy sitting area heaven-made for tea or cocktails. The latter more suitable, all involved agree, for toasting a beautiful job well done.

he North Shore location of a couple’s new home was a real estate trifecta: in a tony neighborhood, on the water, and an easy walk to hop the train to Boston. The house, once owned by a sculptor, had character— but it also had some underlying structural issues. And so it went that a planned reno-
vation would morph into a new build. And a new opportunity. An opportunity to imagine something fresh while simultaneously reimagining what once was. “In our minds,” says the wife, “it’s a bit of a nod to what used to be there.” In this spirit, the architecture, spearheaded by Thaddeus Siemasko, mixes traditional New England forms (pitched gabled roof, cedar shingles) with modern extensions (flat roofs, large

windows, trim boards) that project out. The effect is that the house reads smaller than its 11,000 square feet. “We liked the spirit of the original house,” he says. “The scale felt good, so we used that to help guide us.” Siemasko designed the long, fairly narrow house so that the main living areas all face the water views. “I love how the seasons change at the ocean,” says the owner. “The water goes from gray in the winter to bright blue.” The palette of the house, however, varies little. “You’re not shocked when you transition from outdoors to in,” says Siemasko. French gray on the exterior shifts to shades of warm whites and fog grays on the walls.
Overseen by Jean Verbridge, the interior is “quiet, uncluttered, yet comfortable,” she says. “It’s the mix of materials that creates the story and makes it very livable.” To tie the large space together, the design team incorporated wide-plank white oak floors throughout; lots of metal (think bronzes and brasses) in the fixtures, windows and doors, and staircase; and stone in shades of gray on the floors, fireplace surrounds, and countertops. The floorplan reads as open, but each space still feels distinct. Likewise, the house can expand and contract as needed, with plenty of room when family and friends descend but retaining a sense of intimacy, via smaller sitting

areas and an everyday dining area, when the couple is alone. Aware the homeowners wouldn’t occupy all of the square footage all of the time, the design team wanted the home to feel integrated. Take, for example, the special-occasion-ready dining room—a picture-perfect place to host Thanksgiving or stage a dinner party. Although it’s not used for regular meals, it connects the mudroom to the living quarters, so it’s passed through—and enjoyed—daily. Likewise, the screened porch, with its commanding stone fireplace, is positioned at one end of the everyday dining area so that it feels like an extension of the house. When it came to furnishings and fabrics, the homeowner sourced a good deal from Artefact
Home | Garden, in Belmont. “I like clean lines,” she says, “but I also like to mix in quirky finds from antique stores and flea markets.” The combination lends itself to a house that is modern yet warm and welcoming. A place that the homeowners’ grown daughter, A T-ride away, relishes visiting year-round (think cozy fires in the winter and swimming and kayaking in the summer). Lucky friends who stay longer may find themselves in the guest suite that was inspired by the original owner’s sculptor studio. It’s an homage to the property’s past life, but, like the rest of the home, it has all the modernday comforts and conveniences the current owners could ever want. Happy New Year from the team at New England Home! Here’s what’s happening in the New England design community. Though we are making resolutions and plans for 2020, we’ve had a fair number of items come across our desk that reference the past. First up, a hearty congratulations to the Boston University Dahod Family Alumni Center for its 2019 Preservation Achievement Award from the Boston Preservation Alliance. The Finegold Alexander Architectsdesigned building, affectionately known as the “Castle” to locals, was recognized for sustainable restoration. The Castle was originally built in 1915 by William Lindsey Jr. as a home for his family, and now serves as a center for alumni and families. See it for yourself: it’s located at the corner of Bay State Road and Granby Street. Speaking of preserving the past, the French Heritage Society’s Boston and Paris chapters have joined forces to raise funds to restore Château de la Verrerie, which was built in the late fifteenth century in Cher, France. Last year, the society awarded more than $2.7 million for fifteen restoration grants, including one to help rebuild Notre-Dame de Paris. Closer to home, the Builders and Remodelers Association of Greater Boston held its annual PRISM Awards last October. If you’re looking for a good read, we recommend The Nature of Home: Creating Timeless Houses (Rizzoli New York, $55, rizzoliusa.com), by architect Jeffrey Dungan. In his first book, and through the exploration of eight houses, Dungan offers advice for creating your “forever home.” Dungan was a speaker at New England Home’s inaugural Luxury Home Design Summit in Chatham, Massachusetts, last spring. (Psst: the summit is happening again May 19–21 at the Chatham Bars Inn Resort and Spa. It sold out last year, so make sure you register early at luxuryhomedesignsummit.com.) Boston-based furniture and home goods e-commerce company Wayfair recently partnered with Homes for Our Troops to furnish the home of a Marine who was severely wounded in Afghanistan. The Massachusetts-based nonprofit builds specially adapted homes nationwide for severely injured, post-9/11 war veterans. Homes for Our Troops was founded in 2004 by local contractor John Gonsalves. And finally, a warm South End welcome to furniture design and home accessory boutique Modern Relik, which recently opened a new location across the street from New England Home’s office on Harrison Avenue. The shop features home furnishings, artwork, floor coverings, lighting, and vintage treasures. eter Fasano’s ebullient Chatsworth pattern is a fresh take on a traditional tree of life. The unique floral print was inspired by an old English document, and the company’s design team redrew the pattern in a shorter scale and half-drop repeat, creating an energetic flow. What’s most eye-catching is its new application on various grasscloths (pictured here in the

Peat colorway on a natural jute). The timeless pattern, coupled with the contemporary textural backdrop, appeals to both traditional and transitional audiences alike.
