’m writing this letter just days after returning from the Daffodil Festival on Nantucket, where spring is springing, but proper layering is still essential. Fortunately, as a lifelong New Englander, I’m accustomed to looking ahead with optimism. On Nantucket, a savvy design team skillfully rotated a historic home five degrees to not only pull back from the fragile coastal bank but to expand its ocean views. In Edgartown, a newly built home cleverly conceals a contemporary interior ideal for summer soirees. And, with deep respect for the area’s rich indigenous history, the low-profile design of an Aquinnah home lives in harmony with the land’s natural beauty while tipping its hat to Martha’s Vineyard’s original inhabitants, the Wampanoag, who continue to maintain a tribal presence on the island today. n addition to an interior that had a certain “snap,” as she calls it, Kathleen had another important request of designer Kendall Rabun as they renovated the Nantucket cottage Kathleen and her husband had just bought: she wanted a large dining room table. Really big, in fact. One that seats twenty-four. “Kendall kept saying to me, ‘Are you sure you want one that big?’ I said, yes!” remembers Kathleen.

The table, an expandable custom beauty with capstan pedestals from Dunes and Duchess, was a symbolic first purchase. Nantucket is synonymous with family for the couple—and they wanted a table that could accommodate three generations for summer potlucks and grill nights. Kathleen’s Nantucket roots run deep. She fell in love with Siasconset back in the sixties as a teenager vacationing with her grandmother, and then it became a family affair. Today, she and her husband’s cottage abuts houses owned by her daughter and son; the three backyards connect, enabling the five young grandchildren to run free. In 2020, when the couple purchased that third piece of the family puzzle, Kathleen immediately turned to Rabun for a refresh. With the able assistance of architect Vallorie Oliver and builder TL Halford, Rabun first addressed a handful of larger projects: adding walls to

create a second office, taking a few rooms down to the studs to layer in lighting and adjust door placement, creating a new powder room/laundry room, and turning the existing laundry area into a welcoming bright-blue mudroom. With the structural changes complete, Rabun set out to transform a dated interior without making things look too new. “That squeaky brand-new vibe was not what we were going for,” says the designer. Rather, she sought to incorporate “lots of small-scale mixed patterns [note the tiled fireplace surround, the powder-room wallpaper, and the upholstered headboards and throw pillows] so it feels thoughtful and layered, along with vintage and

one-of-a-kind pieces.” A favorite find that Kathleen scored is the early-twentiethcentury impressionist rendering of a nostalgic Nantucket scene that hangs in the primary bedroom. “She was texting me from the auction,” remembers Rabun happily. All these sweet touches that nod to a sense of place are, of course, balanced by a nothing-is-too-precious vibe. After all, it’s summer, and it’s time for the adults to open a bottle of rosé and the grandchildren to grab a seat at the (wipeable) kitchen island stools while they wait for the table to be set for another memorable gathering. While renovating the guest bath, Rabun sought a spin on a porthole mirror; “the small red ceramic mirrors nailed it for me,” she says, “and Kathleen loves red, so it was a win-win.” In the blue guest room, “the mix of colors and patterns lends a ‘collected over time’ feel to the space,” says Rabun.

Weaving History The rolling terrain of a coastal estate connects new and old buildings with activities the homeowners love. BY MEAGHAN O’NEILL

T

he initial plan was straightforward: add a screened porch to the main house at an estate in Osterville so its owners could take better advantage of their seaside location in warmer months. But as one idea led to another, the family decided to undertake a design intervention that extended well beyond a veranda. For a nineteen-acre property on Cape Cod, Shope Reno Wharton architects designed a pool and recreation area that functions as a central meeting hub for the homeowners’ family and their frequent guests. Affectionately dubbed the Malibu House by its East Sandwich neighbors, the 2,400-square-foot year-round home overlooks Cape Cod Bay in the front and wetlands in the back, with decks providing views and entertaining space in either direction. Wooden slats recall beach cabanas, but white acrylic Cembrit panels keep the design from veering into rustic. “The owners asked for a clean, modern, and bright home that maximized the gorgeous views,” says architect Alissa Hike Harris of Salt Architecture. “Rather than relying on the typical Cape Cod beach cottage to speak to our sense of place, we looked to the Cape Cod Modernist houses for inspiration, specifically their massing as well as their use of more modern materials and building techniques—large openings, open floor plans, spare and simple detail-

Opening the doors allows a seamless transition from the kitchen, living room, and other indoor spaces to the deck, admitting views of sand, sea, and sunrises. Soaking in the vista from the second-floor outdoor shower is one of life’s great pleasures, say the homeowners: “It turns a quick saltwater rinse off into a King of the World moment from the bow of the Titanic.”

The Craftsman Collins Heavener outfits Martha’s Vineyard homes with heirloom-quality furniture. BY ROBERT KIENER

A

s custom furniture maker Collins Heavener chats in the timber-framed Chappaquiddick workshop he and friends built from scratch, he points to one of the soft maple boards that are stacked against a nearby wall. “That one cost me a week’s work,” he says with a quick laugh.

He explains that he had recently used the wood to fashion a trestle base for an elevenfoot-long dining table commissioned by a local client. “After I completed the table trestle I realized, partly because of the maple’s unusual grain direction, it could eventually break apart and fail in say, sixty- or eighty-

some years,” he says. “I want my work to last for centuries. So I tossed it aside and started over with new wood.” The story is classic Heavener. It reflects both the integrity with which he creates his unique work—elegantly simple Shaker-inspired tables, chairs, dressers, and cabinets—and his fascination with

exploring the technology of wood, a subject he studied at University of Massachusetts Amherst. He takes special delight in working with local materials whenever he can. “For such a small island, Chappy has an astonishing variety of trees,” he says. Nearly all of Heavener’s furniture, created under the moniker Marshall Farm Wood-Works, stays on Martha’s Vineyard and Chappaquiddick. Some eighty percent of his commissions are from designers and architects with area projects and the rest are from islanders. Heavener collaborated with Asheville, North Carolina-based Shelter Collective on an eighteen-foot-long dining table made from chestnut resawn from eighteenth-century timbers removed during the restoration of a local home.

“I really enjoy the intimate quality of collaborating with a client during the design phase,” he explains. A favorite recent project was a series of cabinets he made from vertical-grain fir, which had been reclaimed from the home of a local client’s late grandfather. “I take great pleasure in projects that have a sense of history and narrative.” A Vermont-born transplant to Chappaquiddick, Heavener has combined his love of carpentry with a deep interest in farming. Indeed, in addition to his busy one-man furniture business, he and his wife own and operate an Icelandic sheep farm and a small seasonal (June–August) vegetable farm. “I am a furniture maker first, then a farmer,” says the tall, trim thirty-five-year-old. “And my wife and I are incredibly grateful to work and raise a family on a beautiful New England farm on this gorgeous island.” EDITOR'S NOTE: To see more of Collins Heavener’s work, visit marshallfarmwood works.com.

Building a new home in a picture-postcard New England village like Edgartown on Martha’s Vineyard—where the oldest surviving house dates to 1672—requires a profound respect for tradition. Patrick Ahearn knows this well. He estimates that about seventy percent of his Edgartown projects have been restorations. For the rest, the architect developed a typology he calls “the urban island village compound.”

It has to do primarily with historic styles and massing, where various subordinate structures are anchored by a main section. “It’s implied history,” Ahearn explains. “It looks like the main building was added onto and tells the story, theoretically, of how the house grew over a couple hundred years.” Take the 4,500-square-foot Greek Revival residence he designed for an empty nester couple, where the “original” house commands the show and other volumes are stepped back from it or, in the case of the carriage house, detached and off to the side. The challenge, of course, lies with making something designed for the past livable for today. The husband’s tastes skew traditional, but his wife loves

furniture to ensure easy maintenance and durability. It fell to Bow to reconcile her clients’ disparate approaches to interiors. The husband wanted a nautical theme— naturally de rigueur in these parts— while his wife, Bow observes, “is so full of life” that, were it up to her alone, the place would explode with color.

“We wanted it to nod to Martha’s Vineyard, but it was important for me to add texture and do things that were new,” Bow says. Nautical decor, for example, calls for brass details. There are obvious applications, such as the large dining table and ship-deck chairs, which boast brass brackets and trestle braces. Kitchen fixtures and hardware are also all brass. But there are less obvious touches too, namely the lights above the bed in a guest suite. Their positioning and round shapes are subtly reminiscent of portholes. Shades of blue were a no-brainer for a quaint fishing village. But in a cedarpaneled den, “There’s a little introduction of lavender,” says Bow. Chairs with traditional silhouettes surround a RIGHT: Island Pools built the pool with a spa sunken beneath the water level. modern round ottoman with a more contemporary paint-splatter pattern. In the primary bedroom, a turquoise rug sporting a Central Asian ikat design grounds the bed. From the outside, however, you’d never know. For Edgartown and other similar historic seaside locales, says Ahearn, “This is really like the prototype for a new ‘old’ house. The home’s waterside showcases Corten steel, Rheinzink, and, of course, an abundance of glass. Landscape designers Horiuchi Solien removed the site’s overgrown invasive species to make way for native plants, and a stone wall on the street-side parking court was designed to allow passage to wildlife. “We left feeling like we made the site and property better than it was before,” says architect Douglas Dick.

If

this Wellfleet vacation home had an astrological sign, it would certainly be Gemini. From its street-facing side, it presents as a quiet long-and-narrow twostory structure clad in natural-colored stone and porcelain tile that mimic the sand on the beach below. A deviation from traditional Cape Cod Shinglestyle homes, for sure, but a nod to the experimental modern architectural movement prevalent in the area during

the 1940s, ’50s, and ’60s. Head around to the home’s harbor-facing side, however, and you’re presented with a wall of glass, coated zinc, stone, ipe decking, and Corten steel, already weathering to a rich shade of copper, with some Douglas fir soffits for good measure. “I don’t know that we’ve ever built a more two-sided home in terms of

composition,” says builder Ryan Newton. “You could have gone with shingles on the street side, but instead the design team just went for it with the tiles.” That was at the request of the homeowners, who had already owned a Shingle-style home in the area, says architect Douglas Dick. “Their current

home didn’t provide that seamless connection between indoors and out,” explains Dick, who had previously worked with the clients on their primary residence. “They also wanted a home that would stand up to Wellfleet’s winds and salt spray. Our challenge was to build a durable structure that didn’t

need to be repainted every year. As a result, only the thin steel columns at the entry and decks are painted.” What appears as a two-level structure from the street is actually three floors, with the lower level sited below grade. The owners, a couple from Boston with two adult children, two grandchildren, and two dogs (who needed some time

getting used to all the stairs), enter on the middle level, where three bathrooms and all three bedrooms are located. A family room, storage, and mechanical rooms for the home’s glass elevator can be found one flight down on the cellar level. And on the top floor, the main living space includes a dramatic great room that boasts Loewen lift-and-slide

glass doors that open completely to one of six decks. “There’s no TV in the room,” points out interior designer Dean Sawyer, “which lets the view drive the furniture plan. We used the client’s existing sectionals to create the perfect area to sit and talk and enjoy the water.” In the adjacent kitchen and dining

room, the ceiling had to be lowered to ensure the home’s roof-deck complied with Wellfleet’s height restrictions. In the former, high linear windows allow for glimpses of blue sky while simultaneously providing privacy from the street. “The change in ceiling height gives the two spaces intimacy and enhances the ceiling height in the adjoining areas,” says Dick.

Speaking of that must-have roofdeck, the owners access it via a set of stairs that leads to an eight-foot-byeleven-foot motorized sliding-glass skylight with sensors that allow it to close automatically when it rains. “It’s the second time we’ve built one of those systems,” says Newton. “With the area’s height restrictions, there really isn’t an alternative for accessing a roof-deck.” The entire project took four years from start to finish, but in the end, the clients received the best of both worlds. “The site informed the design,” says Sawyer. “The home is almost unnoticeable from the front, but the waterside is energetic, unique, and interesting.” EDITOR’S NOTE: For details, see Resources.

An outdated 1920s residence on Nantucket receives an overhaul that complements its stunning waterfront location.

inding a design team that relishes a challenge is always important—but especially so when the job in question is a historic waterfront renovation and expansion on Nantucket, which boasts a notoriously rigid building code. Lucky for the buyers of this outdated 1920s residence, architect

Matthew MacEachern of the local firm Emeritus had already begun potential renovation plans as one of the listing broker’s selling points. “This was a complicated property,” says MacEachern, siting the home’s historic nature, its proximity to the coastal bank, and the uneven topography. “We had a tight building envelope to work with because of the required zoning setbacks.” In order to make the most of the site, MacEachern rotated the entire home five degrees, “better

capturing the water views and pulling the house a bit farther from the coastal bank,” he says. As a result, MacEachern was able to add square footage to either side of the original structure, as well as build a 400-square-foot guesthouse. To maximize the living space even further, the architect devised a plan to relocate the garage—which had been integrated into the original structure—to underneath the guesthouse, where it wouldn’t count toward the allowable ground cover and could be connected to

Now, one can walk from the guesthouse to the 9,000-square-foot, eight-bedroom main house by way of a tunnel under the new pool area. Masquerading as much new construction as possible was critical to the project’s success. “The Historic District Commission was a major factor,” explains MacEachern. “The residence is visible from the harbor, so we were required to maintain the architectural characteristics of both the front and rear facades. Our solution was to flank the central historic structure with two additions, making it feel like those pieces could have been added over time.”

With planning and structural approvals out of the way, attention turned to the interiors, led by architect and designer Elizabeth Dunne Marcoulier. She and MacEachern collaborated on the floor plan, opening it up as much as possible to capitalize on the views. “This house needed to be all about the water, the amazing sunsets, and indoor/outdoor living,” says Dunne Marcoulier, who had worked on the family’s primary residence in Boston many years ago while at Dell Mitchell Architects but never actually met the couple. Thanks to a mutual friend who recommended Dunne Marcoulier to the couple, the three were given a second chance to connect, and they hit it off right away. “The clients wanted this house to be more contemporary than typical Nantucket, which surprised me because my first impression, based on their main residence, was that they were very traditional,” says Dunne Marcoulier. “I soon realized this wasn’t the case, and now we’re actually redoing their primary residence to better reflect their fresh thinking.” To encourage an unfussy, relaxed atmosphere,

Dunne Marcoulier landed on a clean palette of mostly white, warmed up by textural fabrics, stone, shiplap, and oak accents. A mix of custom and contemporary furnishings complements the minimalist interior architecture. “There’s a bit of that California aesthetic, as well as European,” says Dunne Marcoulier. “It relates to Nantucket, but you feel like you could be on a yacht in Europe.” EDITOR’S NOTE: For details, see Resources.

t was no easy feat to convince the Martha’s Vineyard Commission that a new house would be an improvement over the one that currently occupied the Aquinnah hillside. The wise people of the tiny town at the Vineyard’s western edge place a premium on keeping their piece of the island from the ravages of overdevelopment, and it took months, recalls Philip Regan, a principal at Hutker

Architects, to get approval for the plan he and project architect Tom Shockey proposed. “This property is very visible,” he explains. “We took photos from various vantage points and compared it to existing photos to show the commission that the new house would stand out less than the structure that was already there, which had more height and a lot of white paint.”

The miniature compound consists of the flat-roofed garage, the main house to the right, and a separate structure to the left that holds the guest bedrooms. Architects Philip Regan and Tom Shockey designed the curved-roof buildings to suggest the longhouses that might have been built by Martha’s Vineyard’s original occupants, the Wampanoags. Weathered-wood siding and the zinc-coated copper roofing help the home feel as though it has stood here for generations.

The clients, who owned a nearby property and had long coveted this spot, were equally determined that their new home not mar the land’s natural beauty or disrespect its history as home to the Wampanoag people who had lived here for some 10,000 years before Europeans came long. “We wanted to honor the land,” the husband says. “We didn’t want a property that was intrusive to the eye.” Scale, proportion, and sustainabil-

ity were top of everyone’s mind, says Shockey. “The property has 270-degree views of rolling hills, water, woodland, and the lighthouse,” he says, referring to the iconic Gay Head Light. “Our clients wanted to let the natural landscape dominate.” The scheme that finally won over the commission consists of a series of low-profile buildings with contemporary silhouettes but with curved rooflines

that suggest the longhouses often built by native peoples. This is the owners’ primary residence, so they wanted a house that was small enough to feel cozy through the long Vineyard winters but spacious enough to welcome their adult children and the grandchildren the couple hope will come along one day. The architects’ clever scheme is a compound with a main house and a detached three-bedroom guest quarters. “It’s a very site-responsive approach, much like the traditional camps,” Regan says. “The space between buildings becomes interactive.”

Zinc-coated copper roofs and weathered-wood siding help the buildings nestle unobtrusively into the site, an effect furthered by Horiuchi Solien’s restrained landscape design that emphasizes low plantings of native materials to anchor and soften the buildings. From the flat-roofed garage, a boardwalk leads to a breezeway-like entrance with glass doors at either end for a view

through to the water. “Phil and Tom created this experience where you’re really in the landscape,” the wife says. “I love pulling up to the house and seeing the ocean through the windows.” A right turn from here leads to the main house, a modest 2,800 square feet or so that feels much more spacious thanks to its open floor plan and floor-toceiling windows in all the public areas.

Working with interior designers Mika Durrell (who has since left the Hutker firm) and Stacey Sarber, the couple outfitted the house with contemporary furnishings in a neutral palette, keeping the focus on the views outside and their treasured collection of contemporary art within. Besides the commission and the homeowners, Regan and Shockey had to keep the neighbors happy, too. When Colin Whyte and his crew at Martha’s Vineyard Construction Company were building the house, Regan recalls, they wrapped it in orange weather shield. “For a bit, it stood out like a pumpkin on a hillside, and people were upset,” he says with a chuckle. “Now that it’s complete, you almost don’t know it’s there.” And that’s just the way the happy homeowners like it.
