hen the issue you’re reading now is nearly complete, I write my editor’s letter. I’m usually simultaneously planning at least two additional issues, but it’s very satisfying to be called back to the present and revisit the package that’s about to go to press. For our spring issue, I keep coming back to this homeowner’s quote: “We’re the keepers of the story,” says Dana Arndt, of her and her husband’s role as current owners of the midcentury modern glass home we feature on page 72. I love this, both in reference to the historic landmark in Swampscott, Massachusetts, and because it aptly describes the approach taken by the design team and homeowners of Natleh (page 144), a Lake Sunapee, New Hampshire, vacation home built in the early 1900s. As only the second owners of the glass house, the Arndts connected with the late-architect’s widow, who, in turn, wrote to me, offering insight for our article. The new homeowners of Natleh, the third caretakers of this charming lakeside getaway, made sure to keep the original log cabin intact while making renovations to best accommodate a large, active family. Today, the new family enjoys many of the same pastimes as the lucky occupants did 100 years ago. Similarly, the Arndts were fastidious about preserving their home’s original design but updated the landscape to restore the view it celebrates. As story keepers, we homeowners honor the past and learn lessons from it, all while living firmly in the now. With that in mind, I’m thrilled to wholeheartedly welcome spring (and spring cleaning), but I will remember, as every good New Englander does, that despite what the calendar says, winter ain’t over till it’s over. So, before you start cleaning out closets and stowing snow boots, be mindful of what you discard and don’t forget lessons from seasons past.

minimalist interior accentuates the lush surroundings visible through its six-foot-square window and twelve-foot-wide sliding door; a cantilevered deck stretches toward the lake. On approach, the open door is visible; when closed, it blends into the siding, with its steel steps the only hint to its location. Built on the footprint of an old pumphouse, the shed uses the existing electrical service for lighting and wifi; a woodburning stove set on a glass hearth provides heat.

a solitary escape conducive to yoga, meditation, and other personal pursuits—which, with the advent of the pandemic, would also include Zoom calls. Visual interruptions were intentionally minimized: “The design is in what’s not there,” Frechette explains. Aside from the bell-shaped pendants above and curved wooden wall hooks, the room holds only a woodburning stove, set on a glass hearth so as not to break the rhythm of the floor. Heaton likewise gauged the grooves of the pine walls to allow switch plates to disappear. “There are so few details,” the architect says, “the details we did do had to count.”

INNER PEACE The seemingly windowless shed tucked among the cedars ringing Lake Champlain fades into the landscape, as anonymous outbuildings often do. “If you were to walk by it, you’d wonder what it was,” says designer Mika Frechette. But open the door hidden amid the vertical siding, and you can feel reality shift: the interior is clean and bright, with wide openings framing the woodlands and lake, and the walls and ceiling wrapped in channel rustic pine. Working with architect Joan Heaton, Frechette envisioned the small building as

With its NanaWall panels folded back, this renovated boathouse becomes one with the outdoors; when it’s too hot or too cold outside, mini-split conditioning units kick on to keep the interior comfortable. Equipped with a bathroom, kitchen area, flatscreen TV, and deep-cushion seating, the 484-square-foot shoreline structure supplies all the necessities required for entertaining on the water.

THREE-POINT LANDING Perched at the water’s edge in Osterville, Massachusetts, this renovated boathouse offers much more than a place to store the oars. Designer Michele Chagnon-Holbrook’s goal was to create a self-sufficient dockside haven where her client’s active family could enjoy watersports and casual entertaining with nary a need to hike back to the main

house. “We tried to keep the look of a boathouse,” she says. “You don’t really know what it is until you open those doors and go in.” The twenty-two-foot-square interior includes a simple but well-equipped kitchen, a bathroom, and a living area that offers mainland comforts without sacrificing practicality: the seating area’s deep cushions

THE BIG REVEAL Planted in a Green Mountain meadow, this Vermont guesthouse reflects a contemporary take on simple vernacular farmhouses that is both fresh and familiar. Narrow clapboard siding and a gabled metal roof fulfill traditional expectations, while elongated windows and a steel sunshade acknowledge contemporary trends. But once inside the front door, it’s the spectacular mountain view—framed in floor-

Design professionals adapt a city rooftop, a suburban backyard, and a paved-over urban lot for open-air living. BY MARNI ELYSE KATZ

DRIVE RIGHT IN It started with the idea for a simple carport, seating area, and a water feature to mask noise from the bike path that runs behind the Somerville, Massachusetts, property. As landscape architect Rob Gilmore

developed the plan, the open-air structure morphed into an enclosed garage-slash-social annex with sliding barn doors, clerestory windows, and distinctive gabion siding. “I wasn’t sure if we could put rocks up the side

drainage issues. “We removed seventy tons of clay soil and incorporated dry wells, water-loving shrubs, and permeable pavers throughout the site,” he says. A gabion wall with a wood-plank benchtop ties to the carport and the deck, which boasts built-in seating and a recirculating fountain. The terrace connects the house to the carport and the tiny patch of grass. “The husband wanted a lawn, and the wife didn’t, so we compromised,” Gilmore says.

BACKYARD VACATION Spurred by a renovation that opened the kitchen to the yard with large steelframed doors and windows, the owners of this Newton, Massachusetts, home decided to go all-in—or rather all-out. Landscape architect Stephanie Hubbard reimagined the run-down backyard, turning it into a multi-terraced Shangri-la. “The grade change provided opportunities to craft distinct, dynamic spaces,” she says. The house hugs a bluestone terrace anchored by an outdoor-kitchen island wrapped in black granite. A stretch of steel with an integrated limestone firepit eases the transition to an intimate ipe-clad spa nestled between bold swathes of native grass. Ipe boards roll down to meet bluestone pavers that surround the pool, where a recessed planter of ground

cover softens the hardscape. Architect Kent Duckham helped create the focal point at the end of the pool: a white-cedar-plank wall and a pergola with retractable canvas canopies screen a cabana that houses a half bath and storage. “Now they have a great view and an easy flow from indoors to out,” Hubbard says.

STAIRWAY TO HEAVEN When it comes to the success of a roof deck, it’s all about easy access. “A comfortable set of stairs makes all the difference in how much a roof deck is used,” architect Colin Flavin says. “It should enable the roof to be just one more floor of the house.” Usability was not the only factor that Flavin and architect Howard CLOCKWISE FROM ABOVE:

“Sometimes you want an open rail, but here the design—solid boards with thin gaps between them—makes you feel comfortably contained,” architect Colin Flavin says about the guardrails. LED pendant lights with red cords balance minimalism with color in the stairwell that leads to the roof deck. To enable proper drainage, adjustable pedestals hold the ipe deck sections above a waterproof membrane that sits on the sloped roof.

skylight that brings light from the roof to the ground level,” Raley says. Sunlight (or moonlight) leads one up three stories to the roof deck, where the views are worth the trip. Within the horizontal cedar fencing that encloses the 655-square-foot outdoor space, designer Erica Darnall created a lounge environment with low-slung sofas and a linear fire table. She tucked a dining area behind glowing, oversized floor lamps. An enviable view of the Bunker Hill Monument completes the space. “A roof deck is the cherry on top,” Darnall says. oAhn Han is obsessed with a plant that smells like death. Amorphophallus titanum, aka titan arum, gets its name from the ancient Greek and means, roughly, amorphous phallus giant. “It’s the largest plant in the world,” Han says of the flower,

killing the bug that is providing its nutrition,” he explains. Han’s Titan Arum is a lush, sensual representation of the flower rendered in brilliant shades of azure, plum, and peach-flesh. Likewise, Ethereal Cordyceps is, at first glance, a floral abstraction of whites and yellows on a background

of sky-blue and smoky white. Both pieces have a hint of something like a horizon line—a recurring element in the artist’s work—below which the tranquil tone morphs into something more chaotic and menacing. Han’s work is reminiscent of Japanese woodblock prints, but his materials are water-based paints and Yupo, a synthetic paper with a plastic-y feel. He spills water on the paper first, then adds the paint and “plays” until he likes what he sees. Once the paper dries, Han flips it over, draws his intricate shapes, and

THAT A RANCID-SMELLING FLOWER AND A KILLER FUNGUS SHOULD INSPIRE MUCH OF HAN’S ART REFLECTS THE MANY GENTLE TENSIONS IN HIS WORK AND HIS LIFE.

cuts them out with an X-ACTO knife. He uses the cutouts in collage fashion, gluing them to paper mounted on wood panel. That a rancid-smelling flower and a killer fungus should be the inspiration behind much of Han’s evocative, colorful art reflects just one of the many gentle tensions in both his work and his life as a South Korean living in Brighton, Massachusetts. Han describes his work as “fictional landscapes” that overlay memories of the farmland, lakes, and mountains that surround his home city of Chuncheon with his current urban surroundings. “It’s sort of like I have a splayed identity,” he says. “I try to put this kind of yearning feeling that I have into a two-dimensional form.” Says Kate Kostopoulos, the director of Boston’s Chase Young Gallery, “His work reflects this duality in his cultural identity. There is a sense of a quest for self-discovery, for what it means to be in this two-worlds dynamic.” In Han’s art, colliding worlds create beautiful things. Even so, when the couple arrived at the house for the showing, its strong horizontal lines initially didn’t speak to them. “But the minute we walked in, the landscape stepped out, and it was suddenly an expansive vertical space,” says Dana Arndt. “It was an amazing surprise. As soon as you’re

Commissioned by his sister, Phyllis Patkin, and her husband, Bloom designed the seminal ode to form and function in 1957. Located on a two-acre lot, Bloom’s design features banks of windows facing the wooded backyard so that the landscape would always take centerstage. (The architect ultimately

Garden designer Barry Archung pruned the existing rhododendrons in the bedroom’s pocket garden and added bamboo and a Dutch yew that he top dressed with polished stones.

embarked on a highly successful career in the design of theaters.) When the Arndts bought the house from Patkin in 2013, the interiors were in pristine condition, but the property needed finessing. For the garden design, they turned to Barry Archung, who bonded with the project immediately. Playing off the black fence and moon gate the Arndts installed, Archung selected foliage rather than flowering plants, inserting variegated and chartreuse creeping jenny, hellebores, hostas, and hakonechloa for color bursts, and going with groupings for impact. The family is ecstatic with the result. “People wonder why we don’t have curtains,” Arndt says. “We never want to block the seasons out. epeat clients are a decorator’s dream, so naturally Manhattan-based interior designer Alan Tanksley was thrilled when one of his most beloved couples wanted to team up for a fourth time. Having worked on their vacation homes in Wyoming and Rhode Island and their primary residence in Weston, Massachusetts, Tanksley

was well equipped to tackle the pair’s latest real estate coup: a pied-à-terre in Boston’s Back Bay neighborhood. With their four children grown, the empty nesters were spending more time in the city and wanted a place to entertain friends and family. They settled on a recently renovated 3,420-square-foot triplex in a nineteenth-century building, but quickly realized that it would need more than just some new furnishings to tick all the boxes. “We bought the home thinking that we could move right in, but

it just wasn’t going to work for us as is,” explains the client. It became clear that an architect would need to be consulted, as the growing scope of work included adding a third-floor guest bath, reworking both the office and main dressing room, transforming a second office into a media and game room complete with a bar area, tweaking the kitchen and dining room to allow for more informal gatherings, and modernizing the interior architecture. “It simply didn’t suit them,” says Tanksley of the traditional white envelope. “This is a joyous, tight-knit family who needs a warm, comfortable space where everyone can put their feet up. They love playing games and having friends over, so the game room was top priority.” According to Hickox Williams Architects cofounder and principal Brigid Williams—who worked

in tandem with project manager Rachael Kraft—the thinking behind the floor plan is that guests could be easily whisked from the entry to the second-floor game room. “By eliminating the more conventional dining and living spaces,” she says, “we were able to create rooms that are more personal and better reflect the couple’s lifestyle.” To that end, the homeowners’ new empty-nester status gave Tanksley the freedom to put a sleek-and-sexy spin on the interiors. “It’s a modern interpretation of the old private clubs you would find in London,” explains the designer. “It’s not outwardly retro, but there are both mid-twentieth-century-modern and art deco references.” One of the most dramatic design decisions born out of the collaboration between designer and architects was installing simple walnut wall panels that “float” over the existing moldings. “Instead of ripping everything out, we introduced contemporary elements, so both the traditional and modern details can be enjoyed,” says Williams. But Tanksley and Williams agree that their favorite element is the main bedroom’s new marble-and-bronze fireplace surround, whose unique asymmetric

design was crafted to make sense of the existing small square fireplace. “Instead of replacing it, we stretched the stone to center it on the wall,” explains Williams, who can’t say enough about the firm’s first collaboration with Tanksley. “Because Alan has a history with these clients, he really understood their way of living. It’s a nice blend of high style and comfort.” And the homeowners concur. In fact, they are so pleased with the outcome that they have decided to put their Weston residence on the market and move into the city full time. “After raising four kids,” says the client, “this place is the perfect adult respite.” EDITOR’S NOTE: For details, see Resources.

andscape designer Julie Moir Messervy talks about boulders the way that jewelers talk about gems. She obsesses over where they are from (preferably local), how they are cut (“never, ever blasted”), and the way they are set into the ground. Each of these details is critical to her vision. So when it came to working on a project on the ragged coast of southern Maine, Messervy found herself happily wedged between a rock and a hard place, so to speak.

At the entry, granite pavers, which can be driven on, were laid to complement the house’s geometric cladding, which is stained cedar, lead-coated copper, and stone veneer. Ferns, mosses, juniper, and a Japanese maple add a lush, visual softness to the space. Coe Studios created the lanterns that rest on custom bases.

The clients were looking to build their dream home on a promontory at the nexus of a tidal river and a harbor. Working from the start alongside sinceretired architect Barbara Freeman, Messervy and the clients chose to site the house both to maximize views and blend into the existing ledge-filled topography. The eventual contemporary dwelling—clad in granite, reverseinstalled lead-coated copper, and stained cedar—cuts a low profile, floating among a blanket of vegetation. To achieve such a low-slung presence, Messervy, who is principal of Julie Moir Messervy Design Studio in Bellows Falls, Vermont, first considered stones and trees that would blend seamlessly

into the larger landscape. Her plan incorporates massive local-granite boulders that emerge as statuesque compositions throughout the property. Thick graniteplank paths and stairways also intersect with ipe decking, which gracefully trail through mosses and ferns. The homeowners were intent on keeping many of the existing large oak and other trees and using mainly native plantings as “a way to honor the character of the site,” says Jana Bryan, senior landscape architect and project lead from JMMDS. They were also inspired by japanesque style, which suited Messervy’s approach: she’d previously studied in Kyoto with a master of garden design.

That sensibility is expressed in a stunning courtyard with views across the property. The contemplative space also creates a protective microclimate perfect for specimen trees including an American persimmon, fullmoon maple, and katsura. The area is punctuated by two enormous granite slabs, carefully posed as a focal point. In an artful stroke, Messervy chose to lay one flat. “We selected boulders throughout that looked like they’d always been

there,” says landscape contractor Tom Dunn, owner of Stoney Brook Landscaping & Masonry. Many, including those in the courtyard, came from his nearby farm, others from a local quarry. Placing the boulders with painstaking precision helps them appear to emerge naturally from the ground. How much stone to show, how much to bury, and at which angle they face is an art of extreme exaction the design team was happy to indulge.

To soften the cragginess of such hardscaping, Messervy chose a blanket of low-growing perennials, ferns, and mosses, all able to withstand salty air or soil. Few ornamentals were selected, and the limited spring and summer bloomers are mostly white, creating what Bryan calls “a very subtle palette.” Come fall, however, hues throughout begin to shift, eliciting the magic of New England’s autumnal pleasures, until winter reveals the distinct and beautiful bones of the landscape—its trees and boulders. It’s a delicate yet purposeful approach, with the will of the designers holding hands with Mother Nature. “We’re always trying for a joyful process,” says Messervy of her method. “And this was that.” EDITOR’S NOTE: For details, see Resources.

Working with existing changes in grade, the pool sits higher than the landscape beyond, providing an elevated view of the harbor; local granite coping and ipe decking create the pool’s quiet palette, which is offset by the property’s most colorful gardens, filled with catmint, ferns, viburnum, and lowbush blueberry. Katie Rosenfeld was on her way to an appointment one day

when she got a call from a client who asked if she’d come give an honest assessment of the house she and her husband were eyeing. The couple had their heart set on living in Jamaica Plain, but finding a house for sale in the popular Boston neighborhood was proving difficult. “She asked me to stop everything and go look at it,” Rosenfeld recalls. The designer could see why her client sought a second opinion. The house, a two-story Tudor-style built in the 1930s, didn’t present the most inspiring first impression. Its brick facade gave it a foreboding appearance. And on the inside, dated details like the arabesque-arched entries to the living and dining rooms, and the dark wainscoting and ceiling beams in both rooms, made its 2,100 square feet feel cramped rather than cozy. Still, Rosenfeld could see the potential. “It had really cute bones,” she says. “I knew it could be spectacular.” The couple bought the house—and then, Rosenfeld says, “[The wife] started sobbing.” Pull up to the house today, and you’ll wonder

how anyone could have doubted. Rosenfeld, builder Kevin Cradock, and Jannell Zarba, owner of Damiana Design + Project Management, pooled their considerable talents to reimagine things both indoors and out. Among the first decisions: painting the old brick exterior white. What Cradock describes as “a smudgy-looking house” took on a new freshness immediately. The front entrance bids welcome with a Dutch door, and the brick steps have been replaced with bluestone stairs flanked with metal railings. Six-over-one windows were swapped out for twoover-two Pella windows with black frames that give the outside a crisp look and usher more light to the interior. When it came to the inside, Zarba says, “One of the toughest themes we faced was what to keep and what to get rid of.” The fussy arches between rooms had to go, all agreed. Same with the brick fireplace in what had been the living room. Now, the expansive space holds the dining room as well as a sunny sitting area. The wainscoting and ceiling beams were removed here but left intact and painted white in what is now the living room.

Landscape architect Terry Kinsler created a series of patios that flow from the side of the house to the back; the backyard dining patio has a bluestone floor, a black-painted cedar fence, and simple plantings of trees and flowers that attract birds. In a distinct departure from her signature use of bright color, Rosenfeld kept the palette neutral, painting walls and ceilings white. “When you’re used to working with color, you think neutral is going to be easy,” she says. “But I think it’s harder. I created focal points through texture, movement, and geometry.” In the living room, that translates to a white velvet sofa paired with tweedy ottomans and a ropy rug of wool and sisal. The dining room has so much personality, with its herringbone floor and a walnut table surrounded by white leather chairs, you hardly notice it’s

devoid of color but for the abstract painting over the sideboard. The quiet palette continues throughout, from the super-efficient kitchen to the second-floor bedrooms. Builder Cradock confesses he was almost as bowled over by the end result as the grateful homeowners. “I’m not surprised very often by our transformations because we do this a lot,” he says. “But when this particular one was done, I really thought, ‘Wow!’ ” As for the once-skeptical homeowner, the only tears now are those of joy. “Put something modern, like a great light fixture, in the old spaces, while using antiques in the new rooms,” divulges the interior designer. That’s just what happened at a venerable log cabin on New Hampshire’s Lake

Sunapee. Henry Bowles, a U.S. congressman from Massachusetts, built the cabin at the beginning of the twentieth century as a hunting and fishing lodge, says architect Charles Myer. After Bowles died in 1932, his widow, Edna, lived there until she passed

away in 1981 at age 97. The current owners, who purchased the home in 2016, are only its third. The house’s name, given to it by Bowles and inscribed on granite gateposts, is “Natleh,” which means “of nature” in the language of the Ogunquits, the region’s indigenous people. The original part of the structure, constructed of white cedar and sheathed with peeled birch sourced from the surrounding woods, boasts historic elements like deep roof brackets, fieldstone

foundation and fireplace walls, a sweeping covered porch, built-in inglenooks, and screened sleeping porches. Myer designed a two-story addition that replaced a one-story section added by Edna Bowles in the 1970s. It includes a new kitchen and garage as well as new dining, bunk, game, bath, and guest rooms. “When we added to it, we did not mess with the original part of the house,” explains Myer. “It was in excellent condition; it had been well built and cared

for.” Adds Maloney, “We honored its historic elements while we made no apologies for the new section.” The historic and new come together in the family room, which was the home’s original dining room. A dark, wood-lined alcove that still displays Henry Bowles’s hunting trophies leads into the bright, open room. A sophisticated tonal wallcovering acts as a background for a few carefully chosen pieces of contemporary furniture, including a round sofa. The homeowners have worked with Myer and Maloney on five previous properties, including two primary residences, so the architect and interior designer were familiar with their clients’ style preferences. But aesthetics aside, there was one driving question behind the project, says Maloney: how many people can we pack in? “I love the bunk room because that’s what it’s about,” the homeowner points out. “We can always find room for another

person.” In that same vein, Myer redesigned the home’s boathouse to include a small kitchen and additional guest quarters for friends and family who might extend their stay. But the real sweet spot is the large lakeside porch, furnished with wicker seating and a swing conducive to lazy afternoons spent curled up with a book. The homeowner says the family enjoys entire days outdoors. “The view is the whole show,” says the wife.

As it turns out, they are continuing a tradition that began 100 years ago, as Edna Bowles’s diaries and photos attest. The front lawn has always been used for badminton and ball games. The current family still spends hours boating, water skiing (once called “aquaplaning”), swimming, and playing card games. Kids still jump off the same wide dock. The Challenge This old farmhouse was a rabbit warren of small spaces with low ceilings. The existing kitchen was a small galley kitchen while the larger formal dining space went mostly unused. The Goal To create a lighter, brighter living space, which reflected a more casual living style, but while also keeping the character of the older house. The Solution We removed the ceiling to reveal a vaulted space above, and combined the existing dining room with the smaller kitchen to make one large family kitchen and dining space.

The Goal Make the space work better for a family of five plus their dog, improve storage, and open the space into the next room for more natural light. The Challenge The space needed to be better designed, which included opening a wall into the next room, with two steps down from the kitchen. The eat-in kitchen had a large table, and the existing upper cabinets had no doors. The Summary The new large island provides plenty of working area for baking and other projects, increased storage, a second oven, plus seating for everyone. New blue/gray wood flooring was installed in the adjoining dining room and light gray flooring in the kitchen. A custom walnut beam was designed for the expanded opening to match the new corner shelving units near the stove. In addition, more storage and a mudroom with areas for each child was built adjacent to the kitchen.

This 2020 PRISM Award-winning kitchen was the first phase in converting a twenty-one-room, 1930s estate overlooking Cotuit Bay for year-round use. Typical of many Cape Cod waterfront properties, the home had been used primarily in warmer months, year after year, without a significant update. Converting the house for year-round use required a teardown of the original kitchen and building a modern kitchen, laundry, and walk-in pantry in its place. Longfellow’s architectural and kitchen designers worked with the homeowner to incorporate unique material selections and custom features, including a breakfast nook with built-in banquette seating and a built-in china cabinet wall. The Quartzite kitchen island top is three inches thick and capped at one end by a walnut butcher-block countertop with an inset hammered-zinc prep sink. The kitchen’s interior wall includes seven feet of refrigeration with custom panel overlays. All custom cabinetry and millwork for the project is maple hardwood with a Summerfield-style drawer. The Goal To transform the dark, tired apartment into a lightfilled unit that takes advantage of roofscape vistas to the south and views of the river and MIT to the north. The Challenges The unit was to have a modern aesthetic, no door casing, flush baseboard, and continuous flooring with no thresholds throughout. The 1960s building’s construction and the building-mandated construction schedule of 150 days presented unique challenges. Without a service elevator, supplies were transported, and debris removed, by crane. Ceilings were low. Plumbing locations were fixed. The steel windows were drafty.

The Solutions In collaboration with NADAAA Architects and our clients, and through the careful planning and wellcoordinated scheduling by Payne|Bouchier’s project manager, the construction schedule was met. As a result of NADAAA’s tireless research, we found attractive plumbing fixtures that functioned well in the space. Our shop sourced highly figured, quarter-sawn white ash veneers and solid stock. With these materials we fabricated door/jamb assemblies and slick cabinetwork. Shallow recessed lighting from Lucifer Lighting allowed the ceiling to be raised to eight feet. Cabinetbased lighting accents were added to enhance lighting arrays. Our wood shop produced the baseboard, and with gentle modifications to the concrete slab, it allowed for the installation of the flush baseboard with a continuous quirk detail. Insulation and sound baffling were added at the steel windows. When the interior doors are open, the flush head jambs at the ceilings contribute to the sense of continuity that is further established by the uninterrupted flooring. The crisp, modern detailing is a lovely backdrop for NADAAA’s clever use of dollops of color throughout.

The Goal This oceanside retreat was dated and dark when initially purchased by its new owners, who fell in love with the expansive rooms but needed help filling them with furnishings and accessories that did not consume the space entirely and were placed with purpose. The Challenge Situated on top of a cliff above a harbor, this home was designed to take advantage of spectacular views from every vantage point, including a lush golf course from the rear of the home. One of the downfalls was the overpowering sun in the summer. The Solution Emily Pinney tackled the oversaturation of sunlight by sourcing furnishings that were designed to withstand direct sunlight. Motorized window treatments and solar shades of a dark color were selected to blend in with the natural mahogany window trim. As the sun approaches the house, the shades can be timed to lower to keep the cool air in and the glaring sun out. The palette for the home’s interior mimics that of the harbor and ties in the view.

The main goal of the project was to update and streamline the room, infuse color and personality, and, of course, ensure that it is functional for a young family with children, guests, and a new four-legged friend (hence the hand-held shower!).

The Elements The owners lean towards all things classic, so we wanted to stay true to their aesthetic while sourcing all of the materials. Once the wallpaper was selected, we had it vinyl coated to protect it from moisture coming from the shower. We added paneling to protect it further (mostly from little hands!) and then got to work on the tile, vanity, and plumbing fixtures. We worked with Snow and Jones to source the vanity and plumbing elements. We instantly fell in love with this handsome vanity with drawer storage and clean lines. We had it custom painted to match the Sister Parish wallpaper. We chose the single-handle Artifacts faucet to make a statement. The faucet and other plumbing elements have an oil-rubbed-bronze finish to play off tones in the wallpaper, and we peppered in some brass elements to keep it all young and fresh. Mixing large hexagon tiles with penny tiles completed the look to create this fun, updated, classic, and, of course, functional project. —Christine van der Kieft

The Goal Our client sought to create a complete backyard entertaining space centered around a swimming pool while incorporating an outdoor kitchen, dining, seating, and lounging terraces as well as a fire element. The client desired a style that was clean-lined and sleek yet still casual. The Challenge The existing site already had all the elements on the client’s wish list; however, the layout was scattered, segmenting the yard, and most elements were nearing the end of their lifespan. Part of our challenge was also to maximize space since the yard is relatively small for all the design components on the wish list. The Elements We worked to create individualized outdoor rooms while also creating a cohesive feel. The spa, which is constructed of solid slabs of bluestone, was integrated into the pool. A breakout firepit area is made more intimate with a simple boxwood hedge perimeter. We constructed a complete outdoor kitchen and bar under a pavilion roof structure flanked with symmetrical pergolas, creating dining and seating terraces.

The Turning Point Throughout our design process, the idea of a deck reconfiguration structured the layout and alignment of the firepit, pool, and pavilion. Working with the centerline on the existing architecture, our deck landing with mirrored staircases provides symmetry and a balanced flow.

The Starting Point A young, well-travelled family was looking to update the great room in a more stylish vibe to match their global aesthetic. They desired a space with color, vibrant art, and custom furnishings that was easy to use and maintain and gave off a youthful energy. The Challenge They desired a cozy and comfortable hang-out space within a large, open great room that included a casual eat-in area and the kitchen. We had to take into consideration the overall furnishings, color palette, sight lines, and flow of the room to make it a cohesive whole. The Essentials We designed the room to reflect the personal style of the clients, which is globally inspired. It is a multilayered space with a variety of materials, patterns, textures, and finishes. The casegoods were all custom designed by Vani Sayeed Studios and fabricated in steel and stone. The area rug was inspired by a classic Richard Ginori dinnerware pattern and custom made for the space. The drapery and other textiles are luxurious yet comfortable, with bold color and patterns, making this an inviting spot.

The Summary This project was a collaboration between client and designer based on a mutual love of world travel and art, ranging from the paintings of Johannes Vermeer to the architecture of the Hagia Sophia to the bold images of Cy Twombly. Vani Sayeed Studios had the privilege of working with this family to create a welcoming and comfortable gathering area in their great room that reflects their personal aesthetic.

The Goal The aim was to create inviting outdoor rooms that worked with the site and took advantage of the beautiful views to the adjacent conservation land. The Challenges The house sits on the top of a hill, which is great for the views it offers, but a definite challenge in terms of creating livable outdoor space. There was a fifteen-foot difference from the grade at the back of the house to the back lawn area. The Solutions Grading was critical to the project’s success. We set the upper grade as the main activity area, with patio spaces for dining and for sitting around the firepit. A more contemplative patio space was set into the hillside, which keeps it slightly hidden from above, while keeping the view out open. Plant selection was key to making the spaces work. We kept the vertical elements to a minimum, with only a few trees to provide canopy by the upper patios. Low shrubs and abundant perennial beds served to define the patio areas and stabilize the steep hillside, while preserving the long views out to the conservation land.

Carrara Countertops Had Seen Better Days The beautiful white Carrara marble countertops installed in our client’s Martha’s Vineyard home had suffered through the daily abuse typical of a wellloved New England kitchen. Our goal was to restore the counters to their original high-gloss surface. Assessing the Damage The stone had multiple types of damage, including staining and severe etching due to acidic food and drink products along with surface scratches. Our team at Boston Stone Restoration honed (wetsanded) the stone surface to eliminate all of the stains and etching using diamond impregnated pads. This process is called diamond honing. Carefree Countertops, Once and for All After Boston Stone Restoration removed the stains and etches, we applied MORE™ AntiEtch™, an innovative, durable, ultra-low-visibility coating that protects and prevents the toughest stains and caustic solutions from coming in contact with the stone surface. I-Kanda Architects The Goal For the gut-renovation of a 2,400-squarefoot Manhattan-style corner unit in a 1915 brick building, the first step was to remove all existing definitions of “rooms” in the main areas. The goal was to transform the formal, compartmentalized layout into one common space with unhindered interactions throughout. This allowed the space to be shaped by the activities occurring within it, rather than vice versa. The Elements Communal activities such as eating, relaxing, and entertaining naturally gravitate toward the curved, south-facing bay windows of the home. Responding to these activities, circular zones completing the curvature of the bays were inscribed into a dropped ceiling. The ceiling itself was sloped to conceal all traces of the HVAC ductwork and structural headers to support the open layout. Only the mahogany inlay on the floors reveals where the original square rooms once were. In the new floor plan, cooking becomes a group affair surrounding a central chimney that was previously a major hindrance in the original closed-off kitchen. The Challenge Our challenge was to take a standard 1970s faux historic colonial with low ceilings and expand it to meet the needs of a family of five and their large extended family. The front of the house had to meet the approval of the Sudbury historic commission, but the back could express more design freedom. The Backstory We debated whether to tear down the existing house. The concept of making separate additions, each from a relevant New England architectural style, made us happy to save the original house. The Elements On the far left, the great room has soaring ceilings and lots of light from the back, but the saltbox roof style minimizes its large mass from the street. The middle octagonal sunroom is in the Victorian style, in keeping with the Victorian’s love of indoor gardens. The entertainment pavilion on the far right is in a modern style and true to our current design preferences. Its multiangled roofline and large glass facade is dramatic inside and out. White paint ties it all together. Out of many, one (e pluribus unum). It’s an American dream home.

The Challenge Transform a 230-foot super yacht anchored an ocean away into a luxurious, comfortable home for a growing family in the middle of a pandemic, in four weeks. Our mission was to outfit all of the staterooms, salons, and exterior decks in a coastal vibe with new furnishings, accessories, bedding, upholstery, tableware, and finishes, while the vessel was anchored in the Mediterranean. Once the yacht arrived in Maine, we had two and a half days to complete the installation. The Solution We worked closely with the onboard crew via Zoom calls, texts, and videos. We made selections from sources that could meet our deadlines and kept custom furnishings to a minimum. Tradespeople took virtual tours of the interiors, so they were prepared to complete work within our tight time frame. To streamline the design, I kept the nautical palette simple with blues, white, and the occasional burnt orange and marigold. Area rugs, gorgeous pillows, luxurious bedding, and well-placed art and accessories gave the yacht a much-needed refresh that reflected an elegant, coastal aesthetic. The owners were amazed with the results.

The Goal To create a cozy, elegant master bedroom for suburban empty nesters who love to read. Well-traveled, the clients wanted the space to have a modern feeling, vibrant color, antique accents, and a mix of patterns with a worldly feel. Must-Haves A cozy nook for reading. A makeup table that doubles as a desk. An upholstered bed. Lighting with “bling.” A mix of patterns to reflect a global feeling in the wife’s favorite color, blue. The Summary A mix of patterns balanced with solids in the same hue opened the space. The upholstered blue-velvet platform bed with nailhead detail added a level of comfort. Customizing a chaise with modern brass legs and a wrought iron table with an antique mirrored top allowed us to incorporate their wishes with the correct scale in mind. A custom woven patterned wool rug from India added to the worldly feeling. The chintz draperies in a modern floral fit well with the contemporary and antique elements in the room. A crystal flush mount and metallic lamps and side table satisfied the “bling” factor.

The Goal The goal for this newly purchased beach house was to completely transform an older 90s house into an updated and tranquil beachfront getaway. The owner loves gray and white, so we pushed all elements to take on these colors in different hues throughout the entire home. The Challenge When installing new insulation in the home, we came across an existing very wet fireplace wall in the living room. We were able to solve the damaging water issue by relining the existing stone veneer chimney and by rebuilding the entire interior wall to ensure a dry house. The Must-Haves The client dreamed of a relaxed, yet newly designed, living room with gray, white, and blue modern finishes. We were able to embrace these requests and create a design-driven fireplace surround with the latest slate slabs in the tile market, as well as build a custom mantel and select complementary furnishings. We were thrilled to work with this new home buyer and transform this older-looking home into a freshly designed beachfront residence.

Peregrine Design/Build The Goal Our homeowners raised their family in the rural Vermont suburbs and dreamed of one day living the “city” life. They found a place with sweeping views of Lake Champlain and the Adirondack Mountains beyond, but the dated interiors were not what they had in mind for their empty nest. They consulted with Peregrine Design/Build to upgrade the condominium to complement the spectacular views and their new lifestyle. The Challenge Building inside a high-rise had its own unique challenges. One of the trickier ones was bringing the quartz countertop slabs up to the eighth floor by crane. With the building located on the waterfront, there was always a high-wind potential, not to mention the heavily trafficked street. The Must-Haves A home office was a necessity, but the clients also requested a thirty-six-inch Wolf dual-fuel range, with a chimney-style hood. Rebel Builders, LLC The Challenge As big entertainers with a growing family, the homeowners needed to modify their cramped kitchen to fit their lifestyle. As two working parents, they also wanted a home gym to fit exercise into their lives more easily and a private home office for Ryan. With a new baby on the way, they wanted to get the work done fast. The Solution After completing the design in-house and finalizing details, Rebel’s construction team got to work in the New England winter, right after Christmas. We were able to pour a new foundation, despite ground freeze, thanks to an insulated foundation technology called ICF. We removed the tiny kitchen and extended the home’s footprint on both the basement and main levels. On the main floor, we created an expansive kitchen with radiant floors, tons of skylights, custom cabinets, and an enormous kitchen island perfect for food prep and gathering. We even included a replicated booth from the clients’ favorite diner!

The Starting Point The Tudor: You either love it, or you hate it! Greater Boston has numerous suburbs full of 1930s-era Tudors, and while most are solidly built, the floor plan is dated, and the interiors tend to be dark. This Chestnut Hill Tudor home is situated at the end of a cul-de-sac, on a small lot with expansive views of a golf course and Back Bay in the distance. The living space was choppy, and the kitchen was cramped and old. The plan was to open up the space and create a glass wall and several tiered decks overlooking the golf course. The Goal We wanted to create an element of surprise as the house unfolds from the front door and blossoms into a light-filled dining/kitchen/family room. To achieve this, we had to remove a small room on the house’s left side and build a large addition with a ten-foot ceiling height. A steel wind frame was fabricated to support this addition and allow for one large open space. The kitchen with rift oak cabinetry blends seamlessly into this modern design.

The Summary The addition also houses a newly created primary bedBEFORE room, spacious bathroom, and closet. A deck off of the primary bedroom cantilevers above the first-floor deck, offering the owners a private outdoor respite with distant views of the city. The home now has ample open space for entertaining and intimate rooms for family gatherings or work. This old Tudor is now ready to move forward into the twenty-first century!

The Challenge The biggest challenge for this project was using every inch of the space, making sure it was as functional and comfortable as possible. Pastiche had their work cut out for them: fitting four teenaged children, two adults, and two large dogs in this one-bedroom loft cottage. To ensure each child had their own space, Pastiche, in collaboration with JD Sullivan Builders, designed custom bunks with curtains, individual lights, cubbies, and USBs.

The Design The design team also reworked the space under the stairs to make it accessible from the kitchen and finished it so it is now a functional storage space. All the custom work by JD Sullivan Builders, including the storage benches and incorporating the “secret” door under the stairs, was what really made this project come together. Pastiche was also careful with the design of the space as scale was extremely important when dealing with such a small footprint. Given that this is a summer beach cottage, all the fabrics and finishes had to be durable enough to withstand wear and tear. In renovating the kitchen with Water-Mark Custom Cabinetry, the design team was able to use the space in a way that maximized storage and function while adhering to the same basic footprint. The Transformation Something as simple as dropping a bar-top island to counter height can open a whole room and encourage people into the space. By constantly balancing doing too much with keeping it simple, the design team exceeded the objectives they set out to accomplish. Excellent team collaboration between Pastiche of Cape Cod and JD Sullivan Builders made this project a complete success, transforming this ordinary cottage into a vibrant, functional space.

The Builders and Remodelers Association of Greater Boston (BRAGB) hosted its annual PRISM Awards gala via an online atrium and auditorium in November. The atrium’s virtual tables and the virtual rows within the auditorium aimed to create the same connection and discussion that partygoers would have enjoyed at an in-person event. Attendees mingled during the reception by moving among the atrium’s tables where they could video chat with other guests. Later in the evening, the rows of the auditorium were opened for the awards ceremony. It was specifically modeled on the brothers’ iconic Gamble House in Pasadena, which was commissioned by this homeowner’s own greatgrandparents. Overlook sits on a park-like, twenty-three-acre private lot overlooking Camden Harbor and the islands of Penobscot Bay. The homeowners respectfully adapted the architectural style to make it more suitable for modern living in New England—Maine in particular. A view from the entry hall straight through to the outside makes the indoor-outdoor connection immediately apparent. Arts & Crafts interiors tend to be dark, so the homeowners opted to use lighter woods and wall colors, and they reduced the overhangs to allow for more natural light. SHIP SHAPE hen it comes to imagining the interiors of yachts, designer Ally Maloney says the process is similar to conceptualizing a vacation home. “You aren’t trying to accommodate the needs of everyday life but instead create an escape—a space with a level of elegance but an even greater level of comfort,” she says. Attendees of the 2019 Newport International Boat Show think Maloney hit the mark with Jessica, a sixty-five-foot Vicem yacht that she helped design. Jessica won the People’s Choice award when it debuted at the show. It wasn’t the first yacht

Maloney had designed for her Massachusetts-based client, but it was the first time she was summoned to a shipyard in Istanbul, Turkey. That’s where Jessica, which sleeps seven plus a captain, was built and where Maloney finalized the interior selections. The Rhode Island-based designer got her start working with a naval architect, but no matter how many boats are under her belt, they all have one thing in common: “There’s never enough storage space,” she says with a laugh.
