A Promising Future

It is the beginning of fall once again, which means the days are getting shorter, and the mornings are getting colder. The flip flops and tank tops have been replaced with boots and jackets. This leaves a lot of us thinking, “Where did summer go?” Add this summer to the blur of the COVID era, where time seems to have flown by… but that doesn’t mean there is any less work to be done. As most people are spending their time preparing for winter, we shop owners and managers are wondering, “What are we going to do with all these cars?”

We all know the main issue in the automotive industry right now: no parts, wrong parts, damaged parts, backordered parts, discontinued parts, lost parts, etc. You hear from estimators, parts managers, production managers and technicians that they are missing key parts to complete a vehicle. This has created a huge bottle neck for many shops and has drastically increased work in process. It has also left a limited amount of parking real estate, which is premium when the snow flies and starts piling up.

If this wasn’t stressful enough for shops, the current

scheduling backlogs continue to grow, and the deer are starting to run. It’s not long now until we start getting snow and ice, which will increase the backlog even further. All of this is increasing the amount of time a vehicle is at a shop. For context, Enterprise Rent-A-Car reported that the average length of rental for 2022 Q2 was 17.7 days, which is a jump of 4.5 days from a year prior.

The frustration we have all felt with these issues over the last couple years can easily be considered negative. It is easy to find yourself getting annoyed, mad or even feeling helpless. But what if we looked at this situation with a positive attitude instead?

The shops that are going to thrive in the future are going to have a positive outlook. It’s time to accept we have hit rock bottom and are starting the climb back up. It is time we start executing a thorough disassembly, parts mirror matching and blueprinting process to get all the parts up front. The time of ordering all your parts from one dealership is no more. You are going to have

Clean

Standards in Minnesota

to be

Issue

As campaign season rages with elections around the corner, the most visible industry-related issue in Minnesota remains the implementation of new vehicle emissions requirements termed the “Clean Car standards.” While Democrats and Republicans vie for control of the legislative bodies and Governor’s office, California’s announcement of even more stringent emissions standards (a full ban on gas-powered vehicles by 2035) has brought Minnesota’s Clean Car standards back to the forefront.

Last year, Minnesota (through the rulemaking process at the Minnesota Pollution Control Agency “MPCA”) adopted what it called the Clean Car standards. They are identical to California’s previous auto emission standards with a heavy focus on requiring manufacturers to produce and sell more electric vehicles (EVs).

There was strong and sustained pushback to the

policy and to the use of MPCA rulemaking to enact it. First, the Republican-controlled Senate responded to what they deemed executive overreach by the Walz administration by signaling they would refuse to confirm (legislative speak for fire) the MPCA Commissioner, who thereafter resigned. Next, the GOP Senate pushed a bill that would strip the MPCA of their ability to engage in this type of rulemaking at all, a bill that did not become law.

During the heated election season, there have been renewed calls to move away from this approach. The Minnesota Auto Dealers Association announced that 91 candidates for the state legislature, including both Republicans and Democrats, have signed a pledge opposing the Clean Car standards.

Democrats, including the Walz administration, and Rep. Jamie Long (D-61B), who chairs the House Climate

AASP-MN Announces 21st Annual Race for Automotive Education

The 21st Annual Race for Automotive Education is planned for January 23 – 26, 2023 at ProKart Indoor Racing, Burnsville, MN. The event serves as the Alliance’s primary fundraiser for its Automotive Education Fund, which provides financial resources to support automotive students, enhance automotive programs and raise awareness of career opportunities in the automotive service industry. Since its inception, the fund has disbursed nearly $300,000 directly to students enrolled in automotive programs through the association’s scholarship program and SkillsUSA competition.

AASP-MN members and other industry supporters will organize teams to compete in kart racing at speeds of up to 40 miles per hour. When the final checkered flag waves, the Race for Automotive Education is expected to raise up to $15,000, which is earmarked to fund scholarships for students enrolled in ASE-accredited automotive program (collision repair or auto service) in the state of Minnesota. Scholarship awards will be announced in the spring of 2023.

Collision Repair Estimating: Best Practices, Tips, & Advice

AASP-MN recently hosted “Collision Repair Estimating: Best Practices, Tips & Advice” for shops in the greater Saint Cloud area. The seminar, presented by Josh Shaw (Shannon’s Auto Body; Brainerd) was held at St. Cloud Technical & Community College, from 4 to 7 p.m., Wednesday, October 12.

Minnesota Careers in Auto Repair & Service (MNCARS)

MNCARS is a non-profit organization established in 2016 by AASP-MN. Its sole purpose is to promote careers in the automotive industry, recruit young people into the state’s college-level automotive service and collision repair programs and, ultimately, into industry workplaces. To further those efforts, MNCARS recently participated in the following event:

• Recharge Northfield EV Expo & Test Drive

Take advantage of the resources in the MotorMouth toolbox at carcareers.org/ motor-mouth. Get out and get active in your local community promoting industry careers.

Over 80 people attended the session, which covered a variety of topics, including:

• Damage Assessment / Repair Plan vs Estimate –Differences, does it matter, how to apply

• Sources of Information – Where to get accurate information and how to use it

• Included & Not-Included Operations – what is and is not included, how to bill for it, how to explain it

• Supplements – Submitting strategies, what works

• Negotiations – What has worked and where to get the best training in the industry

• Department of Commerce – What they do from a shop’s perspective and how they can be helpful

Following the presentation, the group participated in open discussion, with many questions and answers.

to work hard to find all the parts from wherever they may be available. It is time to set monthly goals for your shop’s length of rental and start benchmarking your shop to the market average. Did you do everything you can and still found a part on backorder for two months? Well, good thing you were up front with your customer about this exact situation and continue to communicate with them on a weekly basis.

What about the large backlog of scheduled customers though? How can we resolve this and have a positive outlook with winter looming? Everyone’s first thought is we need more employees to get the work done! Well, I hate to break the news to you, but every business is hiring and there are no mechanics or body technicians to hire. It is time to hire and train people even with little to no experience, and no, you are not going to hire this person for minimum wage. Remember, every blue-collar industry is hiring, and they are paying very well for no experience! This is going to require you to get involved in local high schools, technical colleges, local car clubs, and you may even end up taking a chance on someone who applied via Indeed or Facebook. Also, don’t forget to ask friends and co-workers if they know someone who wants to get involved in the industry.

The shops that can push through another winter, while the supply chain issues and employee shortages start getting resolved, will see revenue increase and the headaches decrease. It has been tough the last couple of years, but the future for independent shops is very promising.

CCC/MOTOR: Mask Uni-side Door Opening NOT INCLUDED – DEG Inquiry 13451 provides feedback from CCC/MOTOR that masking the door opening when refinishing the uni-side/aperture is NOT INCLUDED. Both the labor and the materials to mask the door openings are NOT INCLUDED.

Mitchell: Roof Rail Refinish – Mitchell users may commonly locate “Refinish roof rail” labor operation in the Mitchell estimating product. If the repair requires to blend instead of full refinish, the estimator will need to change the operation to blend. Refinishing or blending the roof rail is NOT included when refinishing a quarter panel. Quarter panel refinishing does NOT include extending the refinish material to the nearest break point.

If the user selects the “door opening panel” to refinish/blend the “roof rail,” refinish or blend is already factored into the opening panel time. The system may not accurately calculate if the end user adds additional labor to refinish or blend the roof rail.

CCC/MOTOR: Wiring Attached to Bumper – DEG Inquiry 20871 provides feedback from CCC/MOTOR on wiring labor when attached to the bumper cover.

“After review of MOTOR data, this statement applies to "All Vehicles" listed; if the bumper assembly has internal wiring (standard equipment), it is considered an included item with the estimated work time applied to bumpers.”

CCC/MOTOR: Rivet Gun Set Up/Test Rivet Panel – DEG Inquiry 20926

“Not included operations: Changing of arm/head assembly of tool, adjustment of air pressure and piston speed is not included. Creating test panels and performing test rivets is not included”.

OEM repair procedures may call out multiple types of rivet hardware, which may require multiple equipment set-up processes. Always reference OEM repair procedures for exact specs and requirements needed for repairs.

Mitchell: Scaffolding/Ladder Set-up NOT INCLUDED – Recent DEG Inquiry 21028 identifies scaffolding and ladder usage NOT INCLUDED.

“Utilizing a bench or work stand to reach the Roof area in a collision environment is accounted for in our labor allowances. Should a technician require other equipment above and beyond a bench or work stand – such as ladders or scaffolding – that would not be included.”

MIKE

Americans have become more polarized than ever before in recent years.

DRP or OEM-certified facility. Single shop location or multi-shop operator (MSO). Manufacturer or aftermarket parts… Collision repairers have even more reasons to bump heads. Yet, despite the many sources of contention within our industry and society, there’s ONE thing that everyone can agree on: Mike Anderson (Collision Advice) is an amazing human being, and our world would be a much better place if more people emulated him.

Whether you know him personally or have had the pleasure of sitting in one of his engaging seminars at AASP-MN's Annual Meeting & Leadership Conference, SEMA, NORTHEAST® or any number of national and

local events (as he is known to present in just about every corner of the world) or even if you only know his name via “Ask Mike” features or “Who Pays for What?" surveys, chances are you are a fan too, if not a friend.

Mentor to many, inspiration to even more, Anderson epitomizes the heart and soul of the collision industry, and repair professionals from all over the country weighed in to explain why “We Like Mike.”

“Visionary. Humble. He’s a giver, and he’s very caring,” Will Latuff (Latuff Brothers Auto Body; St. Paul) described Anderson. “There’s probably like four people in my life who’ve instantly affected me or changed my trajectory – Jesus, my dad, Mike Anderson and Mike Jones. I don’t know how else to describe Mike.”

NATIONAL FEATURE
LIKE
AASP-MN News14 | November 2022

Latuff first encountered Anderson when he was quite young. “I was around 17 and just starting out in estimating, around 1997, when I first met Mike, and it was remarkable. I was attending one of our early 20-group meetings for Axalta (before he was a moderator for them), and Mike was presenting on non-included operations and billable items. It was immediately captivating…fire and brimstone with him even yelling at points. I remember thinking ‘Holy cow.’ He literally shook a 400-page Estimator’s Bible at us.”

Over the years, Anderson’s guidance has been invaluable. “This industry is not always easy, but Mike’s support, kind words and encouragement have always come in at the right times. One memory that sticks out: As I was walking through the airport to catch my flight, I was having a really tough moment, and he sent a text that stopped me dead in my tracks, filled my heart and brought me to tears because he told me how much of a difference I made. I really needed to read that text in that moment.

“Mike has taught me so much,” Latuff adds. “But the greatest lesson that he gives is humility. He walks with humility, and I’ve watched him recognize people’s potential many times, building them up to reach their dreams. He constantly gives credit to others instead of keeping it for himself, and he is my role model for that.”

“Mike is one of the most passionate people you could ever hope to know and call a friend,” Aaron Schulenburg, executive director for the Society of Collision Repair Specialists (SCRS), stated. “He puts his everything into this industry. His genuine passion comes across in everything he does. His energy inspires people, which is why they gravitate toward him and love him.”

Schulenburg has known Anderson since the early 2000s when he began attending national level events – “Mike has been around for the vast majority of my career in this industry” – and though he has many fond memories from their decades-long friendship, his favorite took place years ago when Schulenburg was still learning how to present in front of people during a multi-night campaign for the Database Enhancement Gateway (DEG).

“It was such a great learning experience at that stage in my role, learning how to get in front of these big groups and share information that was meaningful to them. Learning how to communicate on a personal level with the right amount of energy to connect with people…that was a pivotal point for me, and though I’ll never be as masterful at it as Mike is, I learned a lot about how to communicate in a way that connects with people and makes a difference from watching him. He brings the right energy that makes people want to listen to what he has to say, delivering information in a way that resonates with people, and that’s a big piece of what Mike has taught me.”

Thomas Greco, president of Thomas Greco Publishing, met Anderson in 2007 “when we started publishing Hammer & Dolly, but I really got to know him through all the years at AASP/NJ’s NORTHEAST. Mike is just about the only person I know, at least in our industry, who is universally loved. Mention his name to anyone, and you get an instant smile! Mike is so full of positivity that he lights up every room he enters with his mere presence, and I cannot express how much I respect and admire him.”

Anderson and Greco bonded over a shared love of music. “We are both avid music lovers, so my favorite times with Mike involve diving into our record collections to talk about everything from Elvis to KISS. Industry-wise, every time you see him is a favorite moment because he is an amazing human being who genuinely cares…about you, your family, your business, and this industry. Mike is a remarkable man, and he’s also extremely loyal. Whether it is good news or bad news, Mike is going to be loyal to you as a friend and tell it to you straight. What greater lesson is there?”

“Kindness, empathy and the importance of keeping

your word,” veteran collision industry journalist Joel Gausten listed as lessons he’s learned from Anderson. He recalled interviewing Anderson for the first time in 2007 when he returned to Thomas Greco Publishing as the editor for Hammer & Dolly

“This was my first automotive-related interview in a long time – and my first as editor of Hammer & Dolly. I admit that the pressure was on – after all, I was following in the footsteps of the legendary Sheila Loftus – but Mike instantly made me feel at ease thanks to his incredibly friendly and supportive demeanor. His infectious enthusiasm for the industry was second only to his kindness. He welcomed me to my new position with open arms. Right after I finished the interview, I looked at Tom and said, ‘This is going to be great!’ That first phone call with Mike was a big reason why I ended up serving as editor for the next 15 years – and I value every conversation I have with him to this day.

“My favorite memories of Mike – which are ongoing – are of all the times he selflessly moves Heaven and

Earth to help me out when I’m on deadline!” Gausten added. “Mike’s sick? No worries. Mike’s sitting in a cab heading to an airport? Not a problem. He always gets on the phone to talk to me…even after I tell him I’d rather reschedule so he can get some rest. Even when he’s spinning 100 plates at a time, he never makes me feel rushed. He’s the best friend any writer/editor could ever have!”

Gausten dubbed Anderson “the collision industry’s humble hero. In all the years I’ve known him, he has never said no to me – and I doubt he has ever said no to anyone! He puts others ahead of himself and always delivers on the promises he keeps. Honestly, I don’t know how he keeps so many commitments – he is the absolute busiest person I’ve ever known – but he somehow never lets anyone down. Knowing him – and following his example the best I can – has made me a better human being.”

Collision leaders from all over the country have

presents without any papers. Everything he says is true, but it goes beyond the business because he remembers so many personal details about his contacts. He’s a businessman, but he’s also the type of man anyone can be proud to call ‘friend.’

“He pulls people in because he has a fascinating, unique way of presenting,” Schroeder continued, offering high praise: “He makes things very clear, he is very direct, and he says it as it is. Mike is fascinating, loyal and committed to doing the right thing. He’s dedicated to the people and has taught me what matters most…First: You can be an expert in what you do, but if you do not care for the people, you miss the ball big time. Second: Integrity. I am so glad I got to know Mike.”

No one can accuse Anderson of not caring. In fact, his passion for the collision industry has often inspired others to find their own passion.

“I met Mike at a point in my career and life when I was working in a dead-end job. Things were not going particularly well, and my passion for the collision industry was fading,” recalled Dave Luehr (Elite Body Shop Solutions). “Mike was teaching a class on ‘lean processes;’ it was my first time seeing him teach, and I was blown away! I was inspired by his passion and his knowledge of the industry, but even more than that…He helped me realize I could do more to serve others than I had been. He helped me regain my own passion!”

benefitted under Anderson’s tutelage and the example he sets every day.

“Mike is full of energy with a BIG heart,” lauded Danny Gredinberg (DEG) who met Anderson in 2008 when he conducted in-house estimating training at the shop where Gredinberg worked at the time. “He brought the power that night! And he’s taught me to live life to the fullest by helping everyone around you. Don’t worry what anyone thinks; always be true to yourself.”

“I've worked with Mike for more than a decade, and would be hard pressed to name someone who works more tirelessly on behalf of the collision industry,” shared John Yoswick (CRASH Network). “As busy as he always is, I don't think he's ever ended one of our phone calls without asking, ‘What else can I do for you, sir?’ I really appreciate and admire that.”

Collisionista Petra Schroeder first met Anderson back in 1996 when his body shop, Wagonwork Collision Center, was a customer of the paint supplier for whom she worked at the time. “He was totally committed to doing the best possible in every interaction, and I fondly remember his dedication to quality repairs. Mike is amazing. He remembers so many business facts and

After Luehr founded Elite Body Shop Solutions in 2014, he was accused of being a “Mike Anderson wannabe,” and although “at first it was hurtful, I realized that if I ‘wanna be’ like anyone, it was Mike Anderson, so I embraced the accusations with a smile and set out to do my own thing. Mike has been such an inspiration of my career, and I look up to him greatly, so my most cherished memory was sitting on panels with him as his peer. It’s such a treat to share that experience with him at a conference. Mike is a shining example of how an entire industry can be positively shaped when a person passionately seeks to serve others above self.

“He is like a fireball of energy. Where does that energy come from? It’s the passion he carries for the industry,” Luehr added. “You ask almost anybody about Mike, and that is the first thing they say. He’s energetic and passionate. Combine that with his knowledge. I don’t know how he does it all. He’s everywhere. Constantly learning and teaching in this non-stop cycle since I’ve known him. Mike is so magnetic because he, like Dolly Parton, attracts people with his generosity. I’ve found that the most magnetic people you want to be around draw you to them because they are so generous with themselves. That’s what I’ve learned from Mike above everything else.”

Of course, no one knows Anderson quite as well as the ladies who work with him day in and day out.

Tracy Dombrowski (Collision Advice) met Mike

NATIONAL FEATURE
AASP-MN News16 | November 2022

in 2001 during his early days of facilitating 20-groups. “Axalta brought Mike in as a subject matter expert to help build out a new estimating class. His training material was a two-inch binder filled with copies of trade articles and reference materials. When I first met him, he had shaved his head in support of a kid in his church group who had cancer. He called everyone ‘ma’am’ or ‘sir’ all the time, and he was so passionate (and loud!) during his seminars, the hotel staff often had to ask him to be a bit quieter.

“But that’s because he is extremely passionate about the collision repair industry. The most important thing I’ve learned from Mike comes from Proverbs: ‘As iron sharpens iron, so one person sharpens another.’ Mike is constantly pushing to improve –improve the industry, improve our training, improve ourselves. He has built a business and a reputation for excellence, and you can truly see that in everything he does. He genuinely wants to help the shops he works with improve and grow. In that pursuit, anything he can do to help improve the industry, he’ll do. For most people, their legacy is their children. For Mike, it is this industry!”

Although Anderson is dedicated to the industry, he never loses sight of the fact that the industry is made up of actual

people, and he’s just as passionate about those individuals as well.

“Like a step-dad, Mike always makes sure I’m happy and that I don’t need anything. He really likes making my kids happy too! Mike always wants the best for those he loves and will do whatever it takes to make sure it happens,” shared Tiffany Driggers (Collision Advice) whose parents were close friends with Anderson. “I met Mike in 2002, while I was in my senior year of high school, and he begged me to come and work for him because he was impressed with the way I cleaned house.”

Driggers has learned many important lessons under Anderson, but one stands out above all others: “Don’t give up! Mike has been through a lot and has never once been ready to just give up. Things might have changed courses over the 20 years we have been working together, but he has always stuck up for his company

when he needed to, and he never gave up!”

Persistent. Loyal. Energetic. Selfless. Positive. Dedicated. Passionate. Humble. Caring. Inspiring. Few people earn even a few of these affirmations, yet Anderson deserves these descriptors and more.

“Mike has touched so many things; he is special within this industry,” Schulenburg summed it up nicely. “We wouldn’t be who we are as an industry without a lot of the things that he has done to influence it. Mike is absolutely a doer. He wants to be a part of this industry; he wants to support it. He finds ways to support shops, bring them information and liven them up. It’s awesome that he’s being recognized and honored in this way because the collision repair industry wouldn’t be what it is today without Mike Anderson.”

Can we get an Amen?!

Managing Oily Waste

If you manage an auto service or collision repair shop, you may have some questions concerning the safe disposal of oily waste. One question you might ask is: “AM I FOLLOWING THE CORRECT GUIDELINES FOR THE STORAGE AND DISPOSAL OF THESE WASTES?”

Used oil includes petroleum-based or synthetic-based oils used as lubricants, hydraulic fluids or for similar uses. On the other hand, used oil related wastes include oily rags, used oil filters, wipes, sorbent or any other waste contaminated with used oil, termed (oily waste).

This article provides general information to get you started with understanding used oil management. Refer to the fact sheet referenced below for more details.

Accepting and generating used oil and related wastes

As regulated by the MPCA, you do not need to obtain a hazardous waste license from the MPCA to generate used oil or accept used oil from other sources. You can accept used oil and related wastes from another business so long as you provide the business with a receipt. The MPCA also recommends that you maintain records from whom you accept used oil and related wastes.

Storage of used oil and related wastes

There is no limit on the amount of used oil and related wastes you can accumulate on your site. However, storing them appropriately should be a priority. The following describes the proper storage procedures:

• Oily waste must be accumulated only in leak-proof containers or tanks and must be able to fully contain their contents, even if the container is overturned. The container should be always closed except when used oil or related wastes are being added or removed.

• You may puncture or crush used oil filters on site provided the used oil is recovered. Similarly, you may also recycle as scrap metal the crushed used oil filters but must takes steps to ensure no used oil is spilled from the crushed filters at your site or in transit. If any used oil is spilled, it must be cleaned up immediately and all spills of five gallons or more should be reported to the Minnesota Duty Officer at: (651) 649-5451 or (800) 422-0798.

• Containers or tanks containing oily wastes should be stored on a concrete surface, or other impervious surface, and clearly labeled. You must meet all the applicable aboveground storage tanks (ASTs) or underground storage tank (USTs) requirements if you intend to store used oil in tanks.

Reusing used oil

You may reuse your used oil at your site or another site if you use it as a lubricant or as a fuel in your diesel vehicle or equipment in reasonable amounts, and store appropriately as described above.

Burning used oil at your site or selling it to another site for burning

With the rise in heating cost, one may consider burning used oil to save some money this winter. To do this without any conditions, you must test first and register as a used oil marketer. Additional guidance on used oil burning can be found in the fact sheet referenced below.

Transporting oily wastes

You may transport your own used oil, used oil filters in amount to another site you own, or to a very small quantity generator (VSQG) collection site if you are a VSQG, or to another business that has agreed to accept your used oil and will test it before burning. You can also ship used oil to any other destination in any amount with a used oil transporter registered with the MPCA.

Managing oily wastes

The easiest and most efficient way to handle used rags is to launder them by using a laundry service to save you money in the long run. You may send your oily rags and sorbents to a commercial laundry without using a used oil transporter. Laundering saves you the costs of buying replacement rags as well as disposal costs. If used rags are not laundered, they are considered solid hazardous waste. However. do not launder them on site if you discharge to a septic system. Keep in mind that oily rags may spontaneously combust during or even after normal laundering. You should always pay close attention.

Do not mix any other wastes, including antifreeze, waste fuels, paints or wastes that are not hazardous, with your used oil as it may be difficult to recycle and may significantly increase your disposal cost.

The MPCA has a fact sheet with more detail about used oil and related wastes at: pca.state.mn.us/sites/ default/files/w-hw4-30.pdf

Commercial Property Insurance: Causes of Loss Forms Explained

A causes of loss form is used to establish and define the types of perils covered in a commercial property policy. Insurance Services Office (ISO)—an organization known for developing standard policy forms and filing information with state regulators provides three causes of loss forms policyholders can choose from for their commercial property coverage: basic, broad and special.

These three causes of loss forms vary in terms of the scope of perils they cover, with some forms being more restrictive than others. As such, it is crucial for insureds to have a clear understanding of these forms and determine which form best suits their specific commercial property coverage needs. This article explains the differences between basic, broad and special causes of loss forms and highlights covered perils under each form.

Basic Causes of Loss Forms

As they are the most restrictive of the three forms, basic causes of loss forms are employed in commercial property policies that provide named perils coverage. Such coverage only offers protection for losses caused by perils specifically outlined in a policy. The following perils are covered under basic causes of loss forms:

Broad Causes of Loss Forms

Like basic causes of loss forms, broad causes of loss forms also offer coverage for these perils:

Falling objects

Weight of snow, ice, or sleet

Water damage (only due to appliance leakages)

Furthermore, broad causes of loss forms include collapse additional coverage, which provides protection for losses stemming from building or property collapses caused by specified perils. It is important to note that this coverage does not apply to collapses resulting from design errors, poor workmanship or faulty materials.

Special Causes of Loss Forms

In contrast to basic and broad causes of loss forms, special causes of loss forms are used in commercial property policies that provide open perils coverage. Formerly called “all risk” insurance—a term that is rarely used in policies to avoid suggesting coverage may be broader than it is. This coverage offers protection for losses caused by any perils, apart from those specifically excluded in a policy (e.g., flooding, earthquakes or equipment breakdowns).

Special causes of loss forms are considered the least restrictive and the most used. Premiums vary between the forms mimicking the good, better and best routine.

Conclusion

Overall, ISO’s three causes of loss forms provide varying commercial property coverage options to consider. Policyholders should carefully review their property exposures and related coverage needs to determine which form makes the most sense for their circumstances. Additionally, policy endorsements or other types of specialized coverage may be necessary to fill ongoing insurance gaps.

In any case, it is best to consult trusted insurance professionals when making coverage decisions. For further insurance guidance, contact Brad Schmid, CIC at CBIZ today at (612) 799-3312 or bschmid@cbiz.com
