2013 CALIFORNIA PLUMBING CODE 404.1 General. Where a fixture is provided with an overflow, the waste shall be so arranged that the standing water in the fixture shall not rise in the overflow where the stopper is closed or remain in the overflow where the fixture is empty. The overflow pipe from a fixture shall be connected on the house or inletside of the fixture trap, except that overflow on flush tanks shall be permitted to discharge into the water closets or urinals served by them, but it shall be unlawful to connect such overflows with any other part of the drainage system. 1602.9.2 Gray Water Pipe and Fitting Materials. Aboveground and underground building drainage and vent pipe and fittings for gray water systems shall comply with the requirements for aboveground and underground sanitary building drainage and vent pipe and fittings in this code. These materials shall extend not less than 2 feet (610 mm) outside the building.

2013 CALIFORNIA ELECTRICAL CODE

620.91 Emergency and Standby Power Systems. An elevator(s) shall be permitted to be powered by an emergency or standby power system. Informational Note: See ASME A17.1-2007/CSA B44-07, Safety Code for Elevators and Escalators, 2.27.2, for additional information. (A) Regenerative Power. For elevator systems that regenerate power back into the power source that is unable to absorb the regenerative power under overhauling elevator load conditions, a means shall be provided to absorb this power. (B) Other Building Loads. Other building loads, such as power and lighting, shall be permitted as the energy absorption means required in 620.91(A), provided that such loads are automatically connected to the emergency or standby power system operating the elevators and are large enough to absorb the elevator regenerative power. (C) Disconnecting Means. The disconnecting means required by 620.51 shall disconnect the elevator from both the emergency or standby power system and the normal power system.

2013 CALIFORNIA ENERGY CODE

4.106.4.2 New multifamily dwellings. Where 17 or more multifamily dwelling units are constructed on a building site, 3 percent of the total number of parking spaces provided for all types of parking facilities, but in no case less than one, shall be electric vehicle charging stations (EVCS) capable of supporting future EVSE and shall be identified on construction documents. Calculations for the number of EVCS shall be rounded up to the nearest whole number.

903.2.8 Group R. An automatic sprinkler system installedin accordance with Section 903.3 shall be provided throughout all buildings with a Group R fire area. Exceptions: 1. Existing Group R-3 occupancies converted to Group R-3.1 occupancies not housing bedridden clients, not housing nonambulatory clients above the first floor, and not housing clients above the second floor. 2. Existing Group R-3 occupancies converted to Group R-3.1 occupancies housing only one bedridden client and complying with Section 425.8.3.3 of the California Building Code. 3. Pursuant to Health and Safety Code, Section 13113, occupancies housing ambulatory children only, none of whom are mentally ill or mentally retarded, and the buildings or portions thereof in which such children are housed are not more than two stories in height, and buildings or portions thereof housing such children have an automatic fire alarm system activated by approved smoke detectors. 4. Pursuant to Health and Safety Code, Section 13143.6, occupancies licensed for protective social care which house ambulatory clients only, none of whom is a child (under the age of 18 years), or who is elderly (65 years of age or over). When not used in accordance with Section 504.2 or 506.3 of the California Building Code, an automaticsprinkler system installed in accordance with Section 903.3.1.2 shall be allowed in Group R-2.1 occupancies. An automatic sprinkler system designed in accordance with Section 903.3.1.3 shall not be utilized in Group R-2.1 or R-4 occupancies.

GENERAL NOTES

GENERAL NOTES: 1.

The general conditions of this Contract for construction, standard form of the American Institute of Architects, current edition, shall apply to all work in this contract, except as specifically modified below completion data.

2.

Prior to beginning work, the GC shall furnish a construction schedule showing the chronological phases of his work and all related work for the completion of the project. This schedule shall indicate all ordering lead times, length of time for each phase, its start and completion, with the projected.

3.

All work performed by the GC/Sub-Contractor shall conform to the codes, regulations, standards and requirements of the City of Pasadena, County or State and Federal agencies, as well as any other governing requirements, whether or not specified on the drawings.

4.

The GC/Sub-Contractor shall obtain and pay for all legally required approval, inspections, and permits necessary for execution and completion of approvals, inspections, and permits necessary for execution and completion of his work. Pay legally required sales, consumer, and use taxes. The owner shall pay school tax.

5.

GC to provide and pay for all labor, materials and requirement, tools, construction equipment and machinery, electrical power, water, heat, telephones, and other utilities required for construction, other facilities and services necessary for proper execution and completion of the Work in Contract documents.

6.

Before submitting his bid, each bidder shall inspect the site of the proposed work to arrive at a clear understanding of conditions and the scope of work to be performed. Any discrepancies shall be reported to Owner before delivery of bid. No consideration will subsequently be allowed by reason of error or oversight on the part of the Contractor. Prior to the start of work, the Contractor shall report in writing to the Architect and Owner all existing damage and unsatisfactory conditions. Nature and extent of these conditions will be verified by the Owner and Contractor will be held responsible for correction of such damage upon completion of work, included in the Contract by mutual consent.

The General Contractor shall provide an approved portable sanitary rest room facility prior to commencing work. It shall be located within the rear 25 feet of the property and at least 20 feet from any other property line, unless approved by the building department. It shall be maintained on a regular basis.

8.

Construction is allowed only between the hours of 8:00 a.m. to 6:00 p.m. Monday through Friday, and is prohibited on public holidays.

9.

Contractor shall obtain written approval from the Owner for each change order prior to commencing with the work in question. Each change order must be invoiced with the next payment request after the change order work is completed. Extra work done without an approval change is not reimbursable.

Submission Requirements: 1. Submit 1 blue line print and 1 reproducible print of Shop Drawings, and the number of copies of Product Data which Contractor Requires for distribution, plus one copy which will be retained by the Architect. 2. Drawings and product data shall be certified by the GC that they have been checked by him and conform to the Contractor requirements. 3. Please submit three samples unless otherwise specified. One sample will be retained by the Architect. Accepted samples will be signed and dated by Architect and Owner. B. Resubmission Requirements: 1. Show Drawings: Revise initial drawings as required and resubmit, indicate on drawings any changes which have been made other than those requested by the Architect. 2. Product Data and Samples: Submit new Data and Samples as required for initial submittal. Submit show drawings of skylights, sliding glass doors, and windows. 34.

The Contractor shall perform no portion of the work at any time without Contract Documents or , where required, approved Shop Drawings, Product Data, or Samples for such portions of the work. All materials shall be premium grade quality throughout. No substitution of specified materials allowed without written consent from the Owner and Architect.

Comply with protection of adjoining property by giving a 30 day written notice (by certified mail) by attaching a letter to adjacent property owners, of intent to excavate where excavation is deeper than the foundation of adjoining building and located closer to property line than the depth of excavation. Per section 2512, provide green gypsum board when used as a base for tile or wall panels for tub, shower or water closet compartment walls. Regular gypsum wallboard shall be be used in the following locations: a. Over a vapor retarder. b. In areas subject to continuous high humidity, such as saunas, steam rooms, or gang shower rooms. c. On ceilings where frame spacing exceeds 12 inches on center.

THE CONTRACTOR SHALL VERIFY ALL DIMENSIONS IN THE FIELD. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT OF ANY DISCREPANCIES IN THE PLANS PRIOR TO PROCEEDING WITH THE WORK IN QUESTION.

31. One open able window with an open able area of not less than 5.7 sq. ft. minimum clear 24" height and 20" width, and a sill height not over 44" above the floor is required in all bedrooms below the fourth story and basement. [310.4]

The General Contractor or shall provide lien releases for all labor and materials paid for prior to receiving the next installation payment.

CONTRACTOR TO VERIFY WITH OWNER ALL MATERIALS AND FINISHES NOTED ON THESE PLANS PRIOR TO ORDERING, INCLUDING, BUT NOT LIMITED TO, WINDOWS AND DOORS.

32. A minimum 12" sq. access panel to the bathtub trap slip joint connection is required. Show the location and size on all plans. If a solid joint is to be used, clearly state on the plans and on access panel is required. [P.C.405.2]

The General Contractor or an appointed representative will be obligated to attend an appointed weekly job meeting with the Owner and Architect for the project coordination purposes. The bid price shall reflect an allotment of time for this meeting.

40.

Roofing materials shall have a minimum 3-year aged solar reflectance and thermal emittance or a minimum Reflectance Index (SRI) equal to or greater than the values specified in tables A4.106.5(1) on sheet CAL-5.

33. Every stairway shall have a headroom of not less than 6'-8". Such clearances shall be measured vertically from a plane parallel and tangent to the stairway treat nosing to the soffit above all points.

Automobile and Vehicle Liability, including all Owner, Hired, and Non-Owner Automobiles and Vehicles, with minimum coverage limits as required above for Comprehension Broad Form General Liability Insurance. Owner shall be given written notice not less than thirty (30) days prior to the effective date of any cancellation or any material change in all such insurance, as evidenced by return receipt of a registered letter to owner.

Where NM Cable (Romex), is run across the top of ceiling joists and/or where the attic is not accessible by permanent stairs or ladders, protection within 6' of the nearest edge of the scuttle hole of attic entrance shall be provided. (E.C.320-14)

All work shall be done to the highest standard of craftsmanship by journeymen of the respective trades. 19.

Removals: Carefully remove work to be salvaged or reinstalled and store under cover. All equipment to be removed will be 20. saved for Owner's inspection. Contractor shall coordinate the work of all trades involved in the ceiling work to insure clearances for fixtures, ducts, piping, 21. ceiling suspension systems, etc.., necessary to maintain the finished ceiling heights indicated on the construction drawings. The Contractor shall provide all measures necessary to protect the structure and adjacent structures during construction. Such measures shall include, but are not limited to bracing, shoring for loads, etc... The Contractor shall engage properly 22. quantified persons to determine where and how temporary precautionary measures shall be used and inspect same in field.

General Contractor shall install all items provided by Owner, including but not being limited to the Surface mounted light fixtures. Where no specific detail is shown, the construction shall be similar to that indicated or noted for similar conditions. Any design which fails to be clear is is ambiguous must be referred to the Architect for interpretation or clarification.

Notching of exterior and bearing/nonbearing walls shall not exceed 25%/40% respectively. (2517 g 8,9).

Galvanized sheet metal (26 gauge min...) roof valley flashing is required. (3203-d5).

Roof diaphragm nailing to be inspected before covering. Face grain of plywood shall be perpendicular to supports.

Where structural welding is required it shall be performed by certified welders under the supervision of a Special Inspector or in the shop of an approved fabricator. A Certificate of Fabrication form the Shop performing the welding or a report from the Special Inspector must be furnished to the job Inspector prior to framing approval.

The Contractor must meet the following criteria in order for the job to be complete. Obtain final approval from the building inspector. Obtain an occupancy certificate and complete all items form the Architect's and Owner's substantially complete 27. punch list. The start date shall be agreed upon at the signing of the contract. Upon completion of the work, conduct an operating test. Demonstrate that all equipment is operating in a satisfactory manner in accordance with the manufacturer's operating instructions.

The architectural Drawings show principal areas where work must be accomplished under this Contract. Incidental work may also be necessary to areas not shown on the Architectural Drawings due to changes affecting existing mechanical, electrical, 29. plumbing, telephone, cable TV, and other systems. Such incidental work is also part of this Contract. Inspect those areas, ascertain work needed, and do that work in accordance with Contract requirements at no additional cost. Contractor to provide complete job, including all trim, transition, strips, shims, backing, etc... not specifically called out but required by code and/or to perform top quality work. These items shall be the responsibility of the Contractor at no 30. additional cost. The Contractor shall relocate drainage and sewer lines, water, gays, and other utility or electric service lines, piping, or conduits and ventilation ducts in the way of new work, and see that all such services which are to be removed are correctly 31. capped or plugged and made gas and water tight according to the applicable requirements of the governing authorities or utility firms. Such services to remain in place shall be relocated or rerouted by contractor and this requirement applies to both exposed and concealed services whether or not indicated on Drawings. All finish materials shall be protected al all times against subsequent damage, until final acceptance by the building Owner. Cover and protect surfaces of rooms and spaces turned over for the work.. The existing facilities, contents, improvements on 32. site, work in progress, stored materials (including the Owner's property remaining therein), new work, and public and private improvements on the property adjacent to the site shall be protected by the Contractor. This includes protection against damage arising from dust, dirt, fumes, weather damage, and vandalism as work progresses. All damage so occurring shall be repaired to satisfaction of Architect & Owner or damaged items replaced by the Contractor at no cost to the owner.

Each light of safety glazing materials installed in hazardous locations shall be identified by a permanent label that specifies the labeler, and states that safety glazing materials has been utilized in such installations. The following shall be considered specific hazardous locations for the purpose of glazing: a. Glazing in ingress and egress doors except jalousies. b. Glazing in fixed and sliding panels of sliding door assemblies and panels in swinging doors other than wardrobe doors. c. Glazing in storm doors. d. Glazing in all unframed swinging doors. e. Glazing in doors and enclosures for hot tubs, whirlpools, saunas, steam rooms, bathtubs, and showers. f. Glazing in fixed or operable panels adjacent to a door where the nearest exposed edge of the glazing is within a 24 inch arc of vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60 inches above the walking surface. g. Glazing in an individual fixed or operable panel, other than described in items e and f that meet all of the following conditions: I. Exposed area of an individual pane greater than 9 square feet. II. Exposed bottom edge less than 18 inches above the floor. III. Exposed top edge greater than 36 inches horizontally of the plane of the glazing. IV. One or more walking surfaces within 36 inches horizontally of the plane of the glazing. h. Glazing in railings regardless of height above a walking surface. Included are structural baluster panels and nonstructural in fill-lanels. i. Glazing in walls and fences used as the barrier for indoor and outdoor swimming pools and spas when all of the following conditions are present: I. The bottom edge of the glazing is less than 60 inches above the pool side of the glazing. II. The glazing is within 5 feet of a swimming pool or spa water's edge. j. Glazing in walls enclosing stairway landings or within 5 feet of the bottom and top of stair ways where the bottom edge of the glass is less than 60 inches above a walking surface.

18. Seismic: Provide seismic restrains and engineering for all mechanical, electrical, and plumbing equipment as required by code.

The GC shall provide all necessary protection for his work until turned over to the Owner, the General Contractor shall repair or replace any item damaged during the course of construction by his following:

Provide fire blocking in accordance with Chapter 78 in the following locations: a. In concealed spaces of stud walls and partitions, including furred spaces, at the ceiling and floor levels. b. In concealed spaces of stud walls and partitions, including furred spaces, at 10-foot intervals along the length of the wall. c. At all interconnections between concealed vertical and horizontal spaces such as occur at soffits, drop ceilings, and covered ceilings. d. In concealed spaces between stair stringers at the top and bottom of the run and between studs along and in line with the run of stairs if the wall under the stairs is unfinished. e. In openings around vents, pipes, ducts, chimneys, fireplaces, and similar openings which afford a passage for fire at ceiling and floor levels, with non combustible materials. Glu-Lam beams must be certified by A.I.T.C.

17. It is the sole responsibility of the General Contractor to provide all approval barricading, conform to all governing, requirements, and maintain required lights, warning and direction signs, and other protection near and about the site of work as may be required by all governing authorities having jurisdiction.

At the completion of work each day, all debris shall be removed from the premises and all areas shall be left in a broom clean condition.

Doors that swing over a landing/porch require a landing not less than 44" in length of travel and not more than the threshold. Doors that do not swing over top step or landing may open on a landing or top step that is not more than 7 - 12 " max... below floor level.

Safety: All Contractors and/or their sub-contractors performing work on the premises shall be responsible for initiating, maintaining, and supervising a reasonable and prudent safety program including, but not limited to the isolation of work areas and the prompt removal and any debris or tools which might the necessary components for construction safety. Safety, care of adjacent properties during construction, compliance with state and federal regulations regarding safety, and compliance is and shall be, the Contractor's responsibility. Provide barricades around all new and existing openings where required or or necessary for safety, per CAL-OSHA or other governing requirements.

PROVIDE A MINIMUM OF ONE OUTDOOR OUTLET ACCESSIBLE AT GRADE LEVEL AND ONE IN HALLWAYS OF 10 FEET OR MORE IN 25. LENGTH OTHER CITY ORDINANCE OR STATE LAW.

15. Insurance required of Contractor shall comply with the following additional requirements: Contractor shall carry buildings risk "All Risk" insurance to cover the cost of this work. Architect shall be present with certificates of Contractor's insurance and Owner's fire and extended coverage at the time of signing the Contract. Statutory Workers' Compensation including Employers Liability Coverage: Contractor shall maintain insurance to afford protection for all claims under the California Worker's Compensation Act on other employee benefit acts, and in addition shall maintain employers liability insurance for minimum limit of $1,000,000.00.

ELECTRICAL PANELS TO BE READILY ACCESSIBLE, WHERE THEY WILL NOT BE EXPOSED TO PHYSICAL DAMAGE AND NOT IN THE VICINITY OF EASILY IGNITABLE MATERIALS SUCH AS IN CLOTHES CLOSETS.

14. GC shall guarantee for a period of 2 years after the date of substantial completion that all work will be of the highest quality except where otherwise specified. Any manufacturing problems including but not limited too seam separation, faulty hardware, inferior furnishes, blistering, delimitation will be corrected at no charge to Owner. Corrections must be of the highest quality so that corrections are not obvious to the Architect of Client. This guarantee is only for manufacturing defects and not for wear and tear or damage done by Client. Roofing installation shall be guaranteed for 5 years.

E6.1: This is part of the previous assignment that includes sound control with proper STC. For plumbing requirement, you are to revise your and riser diagrams for roof drain, water supply, and waste sanitary system. Sound transmission class for the standard unit should be revised and leave out unnecessary information that is not relevant to your design. You also must provide accurate riser diagrams that consider water supply for both cold and hot water. Roof drains and pipes to carry the rain water to either storm sewer or cistern storage must be shown. Show sanitary lines for each plumbing fixtures and their needed stack vents in the sanitary riser diagram separate from the water supply riser diagram
