The number of newly issued building permits in March shrank by 5.7% from February, raising the question of whether new construction will fill the housing inventory void this year — but experts said there's no reason to panic. According to the U.S. Commerce Department, homebuilders were granted a seasonall y adjusted 1,039,000 permits in March, down from 1,102,000 in February. Permits are a leading indicator of the health of the new-construction industry. Homebuilders are not building speculative housing — they are waiting for a signed contract and hefty earnest money deposit before applying for a building permit to then start construction. Monthly declines aside, permits are up 2.9% from March 2014 to March 2015, accordingto thereport. "One month does not make a trend," said Jed Smith, managing director of quantitative research at the National

Mortgage applications rose 17% in March from February, according to the Mortgage Bankers Association Builder Application Survey. "Overall, applications for new-home purchases during the first quarter of 2015 increased 20% relative to the first quarter oflast year," Lynn Fisher, MBA's vice presidentofresearch and economics,said in a statement."Continued strength in builder applications raises the likelihood that housing starts will be strong over the next few months." "Housing starts" is industry lingo for when a builder actually breaks ground on

a new home. It's a good measure of where the new-homes market is headed, since it takes months to go from groundbreaking to completi on. New-construction home sales are up as buyers opt to wait for a home to be built rather than compete in existing-home bidding wars. Buyer demand is driving prices higher across the board. The average loan size of a new-construction home increased

to $314,394 in March &om $311,379 in February, according to the MBA. Still, mortgage rates fell as a result of lower-than-expected jobs numbers. Yellen, chairwoman of the Federal Reserve, is the single most important person in the financial world when it comes to interest rates. What she says, and doesn't say, affects not only what you pay for your mortgage, but also how much home you can afford. Yellen removed one little word,"patient," from her statement after the Federal Reserve Board's two-day meeting on Wednesday. Concrete is no longer the drab, gray building material it once was. Manufactured by Lafarge, Ductal, which has been on the market for a few years now, casts like concrete and feels like concrete but behaves like metal once cured. It is five times stronger than regular concrete thanks to the small fibers of steel or polymer dispersed throughout the matrix. Ductal costs about as much as traditional concrete and steel and comes in custom recastshapes. Ithasbeen used in several pedestrian bridges around the world and a light rail transit station in Calgary.
