MANAGING THE BUDGET Organisational skills are required so as not to break the bank when renovating, writes Diana Clement

T

here is a lot to keeping on budget with a renovation. It looks simple on TV shows such as The Block, says investor, interior decorator and home stager, Anthea Baker of Homebase. Managing the budget without the price doubling on you requires super organisational skills. Would-be renovators need a spreadsheet and plenty of research. Google the words “renovation spreadsheet” or “renovation software” and many options abound. There are also renovation budget planners such as the one at renovate.asb. co.nz or try KiwiBank’s RenoMate, which also keeps track of estimates, photos and even paint shades. The next step is to scope out your work properly to see what is economically feasible, says Andrew Bruce, president of the Auckland Property Investors Association. This needs to be done long before the first nail is hammered in. If you’ve scoped the project properly, you will be aware of necessity versus want, and what you can afford against what should be left until later. Scoping the work also allows you to understand the consequences of your choices. Wanting a European kitchen and the reality of paying for it could be two different things. If your scope doesn’t meet the budget, revise before starting works, says Bruce. In order to manage the budget renovators need all house plans, diagrams, engineering documents and council consent before work begins. Bruce says has seen gross underestimates, in particular of the cost of obtaining consent for a project. The next step is getting quotes. But beware. “A lot of people say ‘I have got a quote’, when actually it’s an estimate,” says Bruce. Estimates provide little certainty and should only be used to get a ballpark figure for the work. “It might even be a guestimate based on the fact you said ‘I want a double garage, can you build it?’ Is it a Skyline garage? Is it lined, does it have electricity? What level of fittings to you want?” Says Bruce. You need a quote or tender for the work, which can be enforced in court if necessary. Not just an estimate. “It all goes back to scope,” Bruce, a former project manager, says. The quotes need to be fully itemised so that you’re not hit with unexpected costs along the way. Even then, the quote might have tags, he says. That’s provisional prices. An example might be for the cost of foundations, where if rock is found you will need to pay more. Make sure you have a building schedule so that the builders are ready for the plumbers or sparkies, all the materials are on site when needed, and so on. The more detailed this schedule is, the less the chance of scope and/or budget blowout. One of the best ways to manage a renovation budget is to have a project manager. Sometimes the best person to be the project manager can be you, because it’s your money. On the other hand, homeowners may be the worst project managers, because they’re not organised enough,emotional, and can’t be trusted to change the spec part way through the renovation.

If the latter is the case, it might be a good idea to outsource the project management to a professional company. If you’re project managing it yourself, you need to be completely professional, says Bruce. He travelled to Hamilton every week during his most recent renovation. He arranged meetings with the tradespeople at the multi-unit property and had an agenda to cover each time he visited. “I would work out decisions to be made on each visit, set action items and I minuted everything.” If the project was three weeks from needing lighting, Bruce would get himself to

the lighting shops and make decisions so that the electrician wasn’t held up. Budgets need to be reviewed after these weekly visits and actual costs entered to keep up-to-date. It’s important to keep expectations under check. All too often, part way through the project homeowners discover ‘to die for’ fixtures, fittings, furnishings and so on and the budget goes out the door or a rework by the builder adds costs. Baker says a lot of renovators forget the budget in this situation and go to designer stores when Kmart would do. Even the most perfectly managed budget needs a sum for contingencies, he adds. If you want to renovate, says Baker, start shopping around in advance for items such as toilets and anything else you can stockpile whilst the items are on sale. Be aware of necessity versus want, and what you can afford against what should be left until later.

inter hits consumers’ pockets and the monthly power bill in the cold months can hold a nasty surprise. Julia Jack chief marketing officer for Mercury Energy believes the most important thing people can do to avoid that is to put in steps to monitor their usage. “Mercury has the GEM service that send you emails each week which shows your usage and most importantly, how that compares it to the previous week’s usage and preceding years and other similarsized homes. Keeping track of that usage can help you to see when things are increasing but also if you do start introducing some steps to try to lower your usage, you’re able to see whether they’re having any impact or not. “If we see big changes in their bill we’ll get in touch with them with some options. “There’s an overall misconception that the small things don’t make a difference. Even something like not leaving your appliances on standby - people still leave their computers on sleep or on and that can add up to quite a few dollars. And even simple things like closing your curtains to keep the heat in can have a significant impact to stop heat escaping out your window.” And there’s no good spending money on heating if your home is not adequately insulated, and around 600,000 homes are in that category. But there are simple things anyone can do to ensure the monthly bill is manageable. “It’s important that people check out the efficiency rating of heating appliances before they buy,” says Jack. “Newer appliances are likely to be more efficient than older ones and generally speaking heat-pumps do tend to be more effective than other forms of electric heating.” “When it comes to washing machines, don’t use too much water, wash on cold and again, make sure you have a machine with a good star rating.” Other power-saving tips are to wrap your hot-water cylinder and change out your lightbulbs for energy efficient or even better, get LED ones. “These last a lifetime and come with an added bonus, which is you’re not having to climb on to furniture to change them every few months.” Ms Jack says that if consumers put in place a range of small power saving steps they may save up to $300 a year, while bigger changes - for example upgrading insulation and ventilation - can stop heat loss by up to 50 per cent.

It’s important that people check out the efficiency rating of heating appliances before they buy.

t might be an over-used cliche but, when it comes to our homes, first impressions really do count and if you’ve recently renovated inside, it seems a shame not to pay attention to the street-appeal aspects of your property. Sometimes, simply reducing clutter can make your house and its surroundings look a whole lot better. If you have a family, chances are there are toys lying around, and most of us have a few random pots with half-dead plants. Take these out of the equation for a start and the rest will begin falling into place. Often, the first thing guests or passers-by will see is your letterbox, and with many modern options on the market it could be time to ditch an shabby old one or renew it with a fresh stain or paint. Ensure that it has big, clear numbering, as this will also assist emergency services, should they need to access the property. Karen Warman from Resene suggests paying attention to the gate and front door too - perhaps taking the opportunity to paint them in a bright new colour so that they stand out, using a high-gloss finish for extra drama. Fixing problems such as peeling paint and blocked gutters is the logical next step, and having a house professionally chemwashed can make it look near-new again.

FENCING Fencing is another area that is sometimes side-lined while property owners concentrate on projects elsewhere, but, like your letterbox, it’s a first-glance thing - as well as a necessary security precaution. Stone fences are currently enjoying a huge surge in popularity and while they’re expensive, they require little upkeep and will last forever. Stained timber fencing always looks good, while new anti-graffiti paints such as Resene Uracryl GraffitiShield are effective at beating taggers. Another recent arrival on the market is PVC and composite fencing, which is good-looking, long-lasting, weatherproof and maintenance free.

They have a limited lifespan but can look very effective - especially with a native themed garden. Of course, professional landscaping can make a huge difference to the appearance of your property and if you can possibly afford it, getting an expertly designed scheme is a worthwhile investment - even if it’s just the planning and initial implementation - for you to manage it by yourself in future. Landscape designers can often see potential that you might have missed. Subtropical plantings are very well-suited to Northland’s climate and many plants, such as banana palms, for example, grow quickly - especially in summer when the garden looks lush and exotic. If you want a structured sort of layout, ask the designer about using Moorish-influenced patterned tiles for paving front yards and patios. They are eye-catching and exotic when surrounded by huge pots of colourful foliage. If you’re on a budget, painting terracotta pots is easy and effective. It’s hard to underestimate the importance of keeping paths and driveways free from potentially dangerous slippery moss and other nasties. Products targeting this problem include Resene Deep Clean, which is simply sprayed on - then left to do its work. NIGHT GARDEN Installation of outdoor lighting is another way to make your house stand out, and look welcoming at night. Garden lighting, highlighting trees and plants, can be a very effective way of enhancing the appearance of your property and fairy lights aren’t just for Christmas, adding a magical element all-year-round. If you have a front veranda, turning it into an outdoor room is easy with the addition of appropriate furniture and accessories. Very soon the shops will be full of colourful hardwearing outdoor chairs, couches, cushions and rugs so keep an eye on those letterbox mailers and get in early if you can.

Wood pellet burners are yet another heating option. The pellets are made from wood shavings and sawdust so, like wood, they are carbon neutral. Some pellet burners are powered by electricity. There are very strict rules around installing wood burners and you may need council consent. The fire you choose must be one that’s on the Ministry for the Environment’s ‘approved’ list. WARM UP FOR WINTER O nce upon a time, home heating was generally by means of an open fireplace - now banned in many regions - or an expensive-to-run bar heater and little else. In fact, we Kiwis actually took pride in our ‘put-another-jumperon’ attitude to keeping our homes comfortable - heating the living areas, while stoically enduring ice-cold bedrooms and bathrooms. These days, however, the array of heating options on offer is extensive, with something

to accommodate almost every need. We’ve also grown much more savvy about insulation, double-glazing and ventilation, without which no heat source is going to function particularly effectively. In 2017, Consumer found that heat pumps were the most cost-efficient means of home heating, noting that, for each kilowatt of electricity going in, 3-4 kilowatts came out. Wood burners and flued gas heaters were next on their list but these can be expensive to install.

Here’s a rough guide to the most popular modern heating systems:

CENTRAL HEATING This option uses a number of means including gas, a heat pump, water, wood, oil, or solar electricity to heat your whole home by transferring warm air between rooms via ducts or pipes. Gas boilers are popular in the North Island because natural gas is very well-priced and readily available there, but they can also be powered by LPG cylinders. The boilers are designed to eliminate the risk of damp and condensation in a dwelling. Underfloor heating coils are a good means of heating a new build, but they’re tricky to retro-fit.

FLUED GAS HEATERS AND FIREPLACES Ideal for heating large spaces, these clean options are very convenient, offering the ability to control temperature, using timers and thermostats. Gas fireplaces look just as good as the real thing without any fuss or bother in terms of cleaning. Choose a fireplace model with or without a glass door for your property or a gas space heater, depending on your own particular requirements. You can still find un-flued gas heaters but it’s generally accepted that these are expensive to run, fairly inefficient and potentially harmful to your health. CLEAN-AIR-APPROVED OPEN FIREPLACES This is the modern version of the traditional open fireplace and it complies with current regulations with regard to emissions, providing up to five times the heat output of the old-style fire. Most of these models have a glass front and you can easily control the output. There are still ashes to contend with, but, for many consumers, the attractive, classic ambience of this type of heating makes that effort well worthwhile. WOOD BURNERS These are another popular choice and that popularity is, in part, because wood is a sustainable source of fuel and if you have your own supply, that’s better still. Wood burners can also heat water during winter through a wetback system. A built-in fan enables you to move heat to the places in your home that need it but you’ll need to consult with experts who can tell you if your fire is big enough to do this.

ELECTRIC HEATERS There are many choices in this category: Panel heaters and convection and oil heaters can heat small spaces quite effectively, especially if they have a built-in fan. Micathermic heaters warm up quicker still and you can move them around, according to need. Everyone knows that fan heaters are energy-hungry but they’re cheap to buy and again, work okay in small areas. Modern bar heaters are good in terms of convenience and portability. ECCA says that all electric heaters are equally efficient, as they convert all the electricity they use into useful heat, while Consumer points out that a 2.4kW electric heater can cost around 60c per hour to operate, compared with approximately 38c for a 4.5kW heat pump. It may not sound like much but, in the course of a long, cold winter these sorts of costs can soon mount up. HEAT PUMPS The science behind heat pumps is becoming more and more advanced, and modern examples have many extra features that were previously not available. They are quiet, safe, have effective timers and thermostats for you to control their output and modern versions are very sleek, in terms of appearance, and discreet. As a heat source, they rate extremely well and are very energy efficient, working a bit like a fridge but in reverse. Two units, one indoors and the other outside, work as a sophisticated engineering system to draw warm air in from outside your house, reversing in warm weather to cool your house down. Essentially it is moving heat rather than actually creating it, which means it costs less to run and this is why heat pumps are becoming so popular. EECA suggests setting the temperature inside your home to between 18-20C. A heating expert can advise you as to what size heat pump your dwelling requires, and bear in mind that some are still more efficient than others, so look out for the highest possible ECCA star-rating. Depending on the layout of your house, you may need more than one heat pump in order to heat all the relevant rooms. SOLAR HEATING ECCA explains that solar panels convert sunlight into electricity when light energy (photons) hits the panels and conducts electrons through a semi-conducting material, say, silicon, and the moving electrons thereby create a current. Going solar can be complicated and many homes simply wouldn’t benefit enough to justify the cost of purchasing and installing such a system, especially if you need to buy electricity on dull days.

DOUBLE GLAZING’S DOUBLE BENEFITS

• Installing separate aluminium-framed secondary glazing on the inside of the existing glazing. • Attaching heat-shrinkable thin plastic film to the window sash or frame using doublesided adhesive tape. • Magnetically attaching an acrylic sheet to the inside of the existing window sash or frame. EECA advises checking with a professional before purchasing, as not all of these options are suitable for every glazing situation. Also consider how opening windows will operate. Ceiling and underfloor insulation needs to be up to standard, windows in good condition and you must have an effective heating system. Check also that it will cost less than installing new double glazing, remember the installation of new windows, may require new architraves and painting and or wallpaper! And make sure you shop around and ask for independently verified performance guarantees.

T

he vast majority of New Zealand homes have single-glazed windows. We’re accustomed to using thermallined drapes to block out the winter chill, waking up to windows dripping with condensation and finding nasty spots of mould on our curtain linings. But it doesn’t have to be this way, even in older homes. Double glazing is standard in most new houses these days, but there are various ways to retrofit double glazing to reduce condensation and heat loss through existing windows, as well as benefiting from reduced external noise - handy if you live under a flight path. We know it’s important to insulate our homes, and double glazing is basically a way of insulating our windows. It creates an insulating gas layer between two panes of glass, with the gas being either normal air or heavy gases such as argon - which are better insulators than air. New double glazing Double glazing lets in as much sunlight as single-glazed windows, but is better at holding in heat. Recent changes to the New Zealand Building Code effectively require higher glazing thermal performance in new homes. But it’s worth installing double glazing in older homes if existing windows need replacing, because double glazing can halve heat loss through windows and eliminate or reduce condensation. It can also reduce outside noise. If budget is a problem, prioritise

installing double glazing to the main heated areas of the house as well as to large windows. If you’re installing new double glazing, EECA recommends you look for the following to ensure best performance: • Frames that have a thermal break (a plastic or resin section in the centre of the aluminium joinery) or are made of insulating materials such as uPVC or wood. These are less likely to attract condensation and will lose less heat than windows with standard aluminium frames. • Low-emissivity (low-E) glass. This allows light and heat in, but reflects some of the escaping heat back inside the room. Double glazing with low-E glass cuts window heat loss by 20-30 per cent compared to ordinary glass. • Low E can also be used to reduce heat gain from the Sun during summer, to keep the home cooler. • Multiple layers of good seals. These will keep draughts, moisture and noise out. The joint between the glazing unit and the frame also needs to be well sealed.

• Spacers made of plastic or stainless steel (instead of aluminium). These spacers separate the glass panes to reduce heat loss and condensation at the glass edge. If you’re putting skylights in your new home, it’s critical to choose ones with good thermal performance characteristics to avoid heat loss in winter and overheating in summer. If your skylight is installed through a roof space, make sure the light shaft between the roof and the ceiling is well insulated. Solar control is also important for sky lights to reduce heat gain, typically Low E double glazing used to do this while reducing heat loss in the winter. Retrofit alternatives Secondary glazing works by forming a sealed, insulating air gap on the inside of existing, single-glazed windows. There are a number of options available in New Zealand, including: • Installing a new double-glazed glass unit into the existing sash. • Replacing existing sashes with new, doubleglazed sashes.

Cost Benefits The Building Research Association of New Zealand (BRANZ) recently conducted research to assess whether secondary glazing is a cost-effective alternative to replacing existing single glazing in older houses. They tested four common systems - heat-shrinkable thin plastic film, magnetically attached acrylic sheet, aluminium-framed sliding-sash secondary glazing, and that same glazing with low-E glass. All of the secondary glazing systems tested provided a significant increase to the thermal resistance of the window but the low-E aluminium-framed secondary glazing provided the largest improvement. And although this was the most expensive option, it produced the greatest cost benefits. Low-E film is a low-cost, DIY option. The micro-thin, transparent metal coating on polyester film reflects heat back into the room, reducing heat loss. However, because it can increase condensation it works best in houses that rarely experience condensation on windows. The BRANZ research shows that while low-E window film reduces heat loss by up to 25 per cent, double glazing and secondary glazing are more effective and permanent options as they reduce heat loss by about 60 per cent

KEEPING THE HEAT By Louise Richardson

I

t was only in the immediate post-war years that insulation began to feature in New Zealand houses. Prior to that, the inhabitants took it for granted that heat would escape through the ceiling or through loose doors and windows, and in the absence of a solution, the ‘harden up’ approach prevailed. According to BRANZ.nz, early Maori houses were often better insulated than those of European settlers, because of the materials they used. Maori often built with earth, which is

a good thermal performer. As part of current moves towards more sustainable homes, it is enjoying renewed popularity. While the idea of insulating homes in order to reduce mould and mildew and improve the health of those living within did catch on in the 1940s, it was to be many years until it was put widely into practise. This is partly because the materials that were used at the time had to be imported into the country. We finally began producing a local type of insulation made from fibreglass here in the early ‘60s, and, by the ‘70s local and central government were on board with promoting its use - including television campaigns featuring walking, talking bales of pink batts. Heat is lost through means of conduction, so the aim is to slow down or eliminate this waste. Experts use a system called R-values, first introduced in the mid-’4 0s, to rate a particular form of insulation’s effectiveness at achieving this. The higher the R-value, the better your insulation will work at keeping your home warm and dry. Since 1977, insulation has been mandatory and the levels

to which it is used have ramped up markedly, both in newbuilds and in retro-fits. There are many options for builders and homeowners to choose from, depending on their own particular goals and requirements. And, no longer confined to insulating ceilings, new homes should have wall and under-floor insulation too. “Many studies have identified the benefits of insulation, including improved health, greater comfort and reduced heat loss. Quality, well-installed insulation is now recognised as the most critical factor in what we call the thermal envelope of the home,” says Andrew Caseley, the Chief Executive of the Energy Efficiency and Conservation Authority (EECA). Insulation is a big investment, so it’s important to look at appropriate options in terms of where and how you live. While there are many choices in the insulation market there are also plenty of experts who can help you evaluate your own property and decide what it needs for the ultimate in warm, dry homes. Hayley Dryland from August and Co. Design has noticed recently that homeowners are preparing to stay in their homes long-term rather than moving as they wait for the property market to find its new level. “Once they’ve made that decision, they tend to ask themselves what they can do to enhance the property and often that means a new kitchen,” she says. “They’re looking for classic style with longevity and want the very best-quality materials, even if that means sourcing them from overseas and waiting a while.” Dryland says the marble look is very popular right now and that the new generation of composites is stronger and more versatile than ever before. “Porcelain benchtops are another hot look and black sinks and tapware are still requested by many of our clients but other metallic finishes such as brass, antique bronze and brushed gold are trending too.” One of the most timeless materials are horizontal bricks, first seen in art deco decor in New York in the 1930s. “They still look just as striking today,” she says. When it comes to colour, Dryland says that she does a lot of black kitchens, which were revolutionary when they first appeared. “Today black kitchens are a lot more common and they always look really great.” Other trends that have emerged recently include the use of grey, which coordinates beautifully with marble, and Dryland says that she recently designed her first- ever blue kitchen. One of the most exciting new developments Dryland has noticed is the arrival of tiles

with pressed-tin patterns. “In the past I’ve had clients who wanted pressed tin as a splashback and we would paint it but after a few years the paint wears off so having the option of tiles now is a great step forward. She also notes that it’s becoming increasingly common for home-builders or renovators to go one step further and add an adjoining butler’s kitchen or scullery to further stretch their kitchen’s capabilities. Meanwhile, new and exciting appliances are appearing on the scene and retailers are scrambling to keep up with the new technology, in order to inform and advise their customers. Fridges are getting far more sophisticated. Some have almost as many features as a small car - and are priced similarly too! Samsung’s new Family Hub refrigerator ($9999) is nothing short of amazing in terms of its capabilities, not least of all its remarkable connectivity. A touchscreen display syncs family members’ calendars, displays favourite photographs and a camera inside allows the owner to check what’s needed via phone from the supermarket. Temperatures throughout the fridge can be customised and this feature, combined with precise humidity control, helps keep food fresher. Induction hobs are increasingly popular as cooks discover how easy and effective this style of cooking can be. Self-cleaning ovens and automatic range hoods that turn on and off when required are also a feature in many new kitchens. In the past few years, steam ovens have become a feature of many new kitchens; some of these ovens come in a combination model that dry roasts as well as steams.

f you’ve been to an open home in the past few years you’ll no doubt have noticed that the decor is almost always perfect - and in many cases, this is the result of input by home stagers, working in an industry that’s recently become big business. From artfully placed cushions and throws, to that Annabel Langbein cookbook casually left open on the benchtop, their influence is easily recognisable and many agents firmly believe that this extra attention to detail draws buyers in and helps homeowners sell their properties. So, can you achieve this effect yourself at home - to sell - or just for your own pleasure and comfort? And does it need to be expensive? The answers are yes and no respectively. Many home stagers buy their props at stores such as Kmart and Farmers, where homeware offerings are regularly updated and reasonably priced. They’re often themed, taking in current trends in colour and texture and fashions - such as the present popularity of botanical style, where vases, pots and hanging baskets bursting with very tasteful, realistic artificial foliage add a garden- room flavour throughout the house.

• Tips to bring out your own inner home-stager • Look at real estate adverts online and when you find a home with decor you like, get ready to adapt it for yourself. Start by taking everything out of the room you’re working on, then gradually add things back to achieve the effect you’re looking for. O

ur homes are killing us. Every year thousands of Kiwis are admitted to hospital and many die as a direct result of living in cold, damp, unhealthy homes. Even brand new homes often don’t meet internationally recognised standards for healthy homes. The issue of healthy homes is a much broader concept than simply increasing insulation, adequate ventilation and heating and reducing injury hazards, says Philippa Howden-Chapman, professor of public health at the University of Otago, Wellington. Howden-Chapman and fellow authors of the 2018: Stocktake of New Zealand’s Housing report found that many factors contributed to the issue. For example, the lack of secure tenure for tenants means that they are often rushed into choosing a home, with insufficient space for occupants to live healthily. A lack of affordable heating means that many Kiwis are living and sleeping in rooms that are not insulated or adequately heated

and therefore colder than World Health Organisation recommendations. Tenants inhabit homes that are statistically less likely to be healthy and are more likely to use unflued heaters. One of the big problems, say both Howden-Chapman and housing and urban development minister Phil Twyford, is that there is no independent system of evaluating the health of our homes as there is overseas. This means the evidence is anecdotal and may not necessarily identify the full scale of the problem. The consequences of our unhealthy homes can, however, be documented well through health statistics. Every winter, mortality rates rise compared to the warmer months with 1600 mostly older New Zealanders dying premature deaths. iwis love outdoor entertaining, but how do you create the ‘wow factor’ for your outdoor spaces so they become places you love to entertain and relax in all year round? According to Hayley-Anne Brown, director and lead designer at Lou Brown Design, a good place to start is to create zones of activity, especially when you’re faced with a big, empty deck to fill. “Think of open-plan living/dining/kitchens and the way groupings of furniture can section out the areas from each other,” says Brown. “Outdoor rugs also anchor spaces. Think of having a more formal dining area and a casual space with a lower coffee table for a different mood suitable for different types of entertaining.” Instead of following trends, she suggests using mid-toned outdoor fabric, or two-toned fabric where a lighter thread is interwoven with a darker one, then livening up with colours in the cushions that can be changed easily without spending a fortune. “The dark-tones show up every dog hair and crumb, but the light colours show stains, so mid-tones are best to work with for outdoor areas that may be less protected than indoors,” says Brown.

Twotoned fabrics offer good camouflage for any stains.” LIGHTING Lighting can also add to the mood of entertainment zones. Consider solar lighting, as well as candles, urns, lanterns, LED fairy lights and braziers, as well as up-lighting landscaping features, such as trees around the perimeter, which can all offer light, warmth and ambience. “It’s also important to link your interior style to the outdoors,” Brown says. “If you have a rustic country lodge style indoors, you’ll want to use something similar outdoors, or if you like a mix of old and new inside, do that outside as well. The price of outdoor furniture is often more than expected (fabric is sometimes twice the cost of indoor-purposed fabric), so think about multitasking items, such as large ottomans to create lie-down loungers one minute, then moved to the side with a tray on top and used as a coffee table at another time, suggests Brown. In terms of shade, a simple, slatted timber pergola offers shade, with climbers such as grapevines offering shade in summer and letting the sun back in during winter, or for a more expensive option try tiltable louvre roofing. Deck materials are moving towards composite decking made from recycled materials, which is lowmaintenance, mould-resistant and won’t stain. And if you’re cooking outdoors, think about having a pizza oven or barbecue that retains a connection to the kitchen for flow.
