The starting place for new-home starts Smart tips for getting in on new real estate By Charles Scutt CTW Features If you’re looking to turn over a new leaf this fall by hunting exclusively for a new-construction home, it’s important to know where to start your search, say the experts. Depending on your preference whether it be a to-be-built residence on the lot of your choice, a finished inventory home, or an abodein-progress located within a new home subdivision - you can find what you’re dreaming of faster by doing some simple homework that’s designed to avoid excess legwork. For example, if you’re eager to buy new but seeking to remain a local resident, check with your local housing/community development department, planning and zoning department, or other local authority that tracks permit applications and housing starts in your municipality, says Richard Swerdlow, CEO of Condo. com, Miami. Your city, town or village may have this information conveniently posted on its Web site. “Big projects and subdivisions take extensive permitting and zoning planning,” Swerdlow says. “You

can usually find out about these projects and zoning meetings in the local news section of your paper or at the local zoning and planning departments.” Your municipality may reveal several ideal newhome opportunities in your area - either a teardown site or vacant lot on which a new home can be built, an inventory (a ka “spec”) home on a scattered home site, or a new construction residence planned for a new community subdivision/development. In fact, you may be able to get a preconstruction discount from the builder/develop if

work has not yet started on the residence, says Swerdlow. Aside from a check with your municipality, there are two essential tools at your disposal. The first is the Internet, including sites like Realtor.com (official site of the National Association of Realtors, where you can conduct a thorough online search of available properties) and NAHB.org (official site of the National Association of Home Builders). Numerous other sites, including Move.com, HomeGainBuilders.com, and iNest. com, offer free and simple

searches of new-home properties and communities/subdivisions throughout the United States. The second is a fleshand-blood expert: an experienced real-estate professional. “Working with a realestate agent who knows the area you wish to live in works best,” says Swerdlow. “They have market knowledge and can save you considerable time searching for a teardown property, for example.” One of the real-estate agent’s most invaluable assets is access to the Multiple Listing Service,

which can easily locate and provide details on recently finished, in-process or preconstruction homes. It simplifies the process of hunting for a home and provides the most comprehensive listings and information on available homes for sale in a given area. “I would always advise speaking with a Realtor who is knowledgeable about the area in which you are interested,” says Steven Kleiman, Oakington Realty in Houston. “Finding a Realtor or licensed broker who specializes in finding lots can be very useful. Realtors who know specific

neighborhoods typically know about homes or lots that are going to come up for sale before they are actually listed.” Kleiman says he also suggests asking the broker “if he or she has relationships with any new homebuilders in your area.” Indeed, the builders themselves may be another smart starting point - if you know of a builder in your area, visit that firm’s Web site to learn of any forthcoming developments or spec homes for sale nearby, says Swerdlow. “Many builders and developers post signs on properties once they purchase them to try and secure a buyer early on,” Kleiman says. “If a prospective buyer finds a builder whose products he or she likes and the builder is a person with whom the buyer would want to work with, I would advise speaking with these builders about lots they know about.” Lastly, Swerdlow cautions buyers to perform their due diligence prior to crafting a new home from the ground up. “Before deciding to build a new house, make sure you search extensively for what the market has to offer,” says Swerdlow. “There is no need to waste time, money and energy building a home if your dream home is already for sale in your area.”

The bittersweet vine can brighten your fall landscape 8 Yard Notes Leif Knecht

Guest Columnist One of the native plants that can make a striking statement in the fall landscape is the bittersweet vine. With brilliant orange clusters of fruit hanging on winding vines and curling

tendrils, bittersweet brings its vivid display of color to the landscape just as other plants are fading. Out in the countryside around Northfield, wild Bittersweet vine can be found here and there growing on fence lines, along railroad rights of way and climbing up trees of many sizes to reach for sunlight. While Bittersweet is sometimes found in heavier woodlands, it seems to prefer edges, openings, and areas disturbed by some kind of activity, where it can access

more sunlight. Once the firm orange fruits – 3/8” to 1`/2” in diameter open to reveal a very deep orange flesh, they usually persist on the vines throughout the winter, or until they are eaten by birds and other wildlife. This habit of persisting on the vine and retaining excellent color for many months makes Bittersweet berries one of the most visually stimulating native plants. While wild Bittersweet vine is not rare, it is not so common as to be common

place. Many people like to add a bit of Bittersweet vine to fall bouquets, arrangements and wreaths decorating their household. If you harvest wild Bittersweet, take care not to overharvest. Take enough to get a fix of color and leave some to seed in future generations and for the wildlife. Mike Behrens is a Northfielder who is frequently out in the fields and forest of Rice county and has developed a deep appreciation for Bittersweet. Mike graciously collected and propagated

wild Bittersweet seed and brought a tray of seedlings down to the nursery so that we and others could someday enjoy this hardy and disease free plant. For several years, we have been nurturing Mike’s Bittersweet babies and they have now become impressive specimens, loaded with bright orange clusters and waiting to be adopted. It is especially nice to have local genetics in these vines since their color and form is superior to some of the cultivars commonly available in the

nursery trade. If you want to invite Bittersweet vine into your landscape, be sure to have a good sized fence, trellis or arbor, large enough for several vines, since you will need to have at least one male vine to serve as the pollinator for one or more female vines that produce the showy berries. Once established, a mass of Bittersweet vine can delight the eye for several decades to come.

Their clients raved about the new technology, which allowed them not only to explore every room of a for-sale property without leaving their homes but increased by orders of magnitude the number of properties they could view in a single day. Sales jumped dramatically, as did wordof-mouth business. What Realtors hadn’t fully appreciated was just how big an impact multimedia would have on their industry. Within five years, a Realtor’s ability to grasp and incorporate emerging computer technologies would become the dividing line between having a successful business and going the way of the dinosaurs. In real estate, multimedia had found the perfect home. “Our latest statistics from the National Association of Realtors show that more than 85 percent of homebuyers are going online first before physically looking at a home,” says Jenny Getz, a Realtor whose Valencia, Calif., agency, Jenny Getz It Sold, is affiliated with Keller Williams Realty. Getz, 32, came of age just as online media was coming into its own, and her success in the Realty business was and remains intimately connected to the success of the Internet. Her Web site, JennyGetzItDone. com, is a virtual catalogue of newly perfected and emerging multimedia technologies. From her home page, visitors can view her “Deal of the Day” video pod message; sign up for RSS feeds allowing subscribers to share and distribute

Web content; link to Getz’ online discussion forum; view foreclosure listings in the Santa Clarita area; and, of course, “virtually tour” countless properties. Getz is, in a sense, a poster child for how to leverage the Web. While her business is definitely hurting from the market downturn - she expects to close half the deals this year over last - she credits her tech-savvy approach to real estate with keeping her company firmly in the game. Getz and other multimedia experts see the near future of real-estate multimedia, and what they see has two names: Web 2.0 - a broad term for Internet technology and design that allows for the instant sharing of information and collaboration with other users and hand-held devices. “Right now, the big thing is IDX - Internet Data Exchange,” she says. “We’re directly linked to the Multiple Listing Service, and our agents have the capability of going in and doing automatic updates of information. I can look up Suzie Smith, who’s looking for a home with a pool for under $500,000. If an agent puts an update on such a property at 5 p.m., Suzie gets an e-mail at 5:01.” TourFactory.com, a Spokane, Wash., firm that holds some of the original patents on virtual tours, is focused heavily on hand-held technology as a way to ride the next big wave of industryaltering multimedia. “If you look at the way the Web has evolved, it’s become something that you can take with you, something with iPod-style multimedia,” says TourFactor. com Chief Information Officer William Haney. “We’ve made a product, based on virtual tours, which creates video available to download on your iPod or whatever you carry with you. You can your company’s entire inventory available to you wherever you go. If you have Web 2.0 available, you can plug your virtual tour in and constantly update on your site - you just plug into one of its forms. A lot of people have custom Web sites, and a lot of the newer sites are enabled with XML, so somebody gets a little

block of code, drops the code in and the inventory will be maintained. It’s constantly kept up to date.” The technology is so cutting-edge that even Getz says she hasn’t fully exploit-

ed it - yet. “One of the things we’re working on is having updates that are sent through e-mail to cell phones,” she says. “We’re already using text and working on getting

Q: I would like to put my son and his wife on the title of a townhouse that I own. Does the mortgage company have the right to call the loan when this is done? Is there any way to avoid renegotiating a new loan for the outstanding principal due? A: When there is “a transfer where the spouse or children of the borrower become an owner of the property,” then a lender cannot use a due-on-sale clause to call the loan on a residential property, according to the GarnSt. Germain Act. That said, there are other questions you need to ask in this situation. First, can you simply add both your son and daughter-inlaw to the title? Or must you add your son first and then his wife? (Your daughter-in-law is not your spouse or child, she is your

son’s spouse, and right now he’s not on the title.) Second, how should title be held? For instance, should there be an automatic right of survivorship?
