2015 Year End Review & 2016 Outlook


Letter from the President As the construction cranes finish the first of the next phase of towers, the benefits of an urban district like North Hills are so apparent. Office workers, residents and hotel guests have such easy access to everything they need and want. North Hills is constantly alive with activity where up and coming millennials live, eat, shop, work and play alongside baby boomers. Whether it’s called the heart of Midtown Raleigh, the City Within a City, or Raleigh’s second CBD -- North Hills is truly the place with non-stop vibrancy.

In 2015, North Hills, again, experienced tremendous energy and momentum: • Popular national retailer Sur la Table opened joining Anthropologie, Vineyard Vines, and Lululemon Athletica and soon-to-open The Capital Grille and PaperSource. • Allscripts announced the signing of a 245,000 square-foot lease and the relocation of 1,300 employees to North Hills in 2017. Their new office home, Midtown Plaza, broke ground on its new 12-story building. • Tower Two was re-named the Bank of America Tower and construction nears completion on this 18-story, 300,000 square-foot office tower. • The Dartmouth, North Hills’ newest urban-styled apartment community, is over 50% complete. • The Cardinal at North Hills (Continuing Care Retirement Community) also added a construction crane to the skyline with the shape of its buildings becoming very apparent.

• Marriott’s new and exciting upscale brand, AC Hotel, broke ground and is expecting to add 135 hotel rooms. • North Hills first high-rise residential project, Park Central, also started construction adding more retail along Midtown Park located under the 16-story residential tower. North Hills is urban planning that’s focused on anticipating instead of reacting. Positioning ourselves to accommodate the needs of today -- and adapt to those of tomorrow. Over the next decade, we plan to add more of everything that makes North Hills so special, filling a void for residents and visitors, young and old, who are looking for the 24/7, walkable environment with active streets, outdoor dining, late night fun and a multitude of events.

Looking forward to 2016, our outlook for North Hills is very strong. There continues to be more new openings, ground breakings, construction cranes, and simply put -- just more things to do. A City Within A City. Raleigh’s Second CBD. The Heart of Midtown Raleigh. Regardless of the moniker, North Hills is a community authentically embraced by its neighbors, residents, workers, and guests as the place to be.

• The sale of two North Hills hotels and a multifamily property garnered significant press due to the near record setting valuations. • A large digital board was placed into operations near the Commons at North Hills allowing sponsors and North Hills to communicate digitally in the center of the Main District.

Allister North Hills Apartments Allister North Hills had a busy year finishing the lease-up period and reaching stabilization. The apartment homes are well appointed with two distinct interior finish options, granite throughout, generous closet space, and balconies or extended sunrooms in every floor plan style. Residents of Allister’s studio, one, two, and three bedroom apartments continue to enjoy living at the most amenity rich community in North Hills. Highlights include:

Attractions

The Midtown Raleigh community fully discovered and embraced this common green space in 2015 with family and kids activities, concerts, walks/ races, third-party non-profit fundraisers, and employee appreciation events. The grass lawn, coupled with the interactive water fountains that surround the performance stage, makes the space versatile and inviting for guests of all ages.

Midtown Park Bookended by Tex-Mex restaurant, Chuy’s, Midtown Park celebrated being open one year with Midtown Music Fest in June 2015, an allday celebration of music, fashion, food, and fun! The 1.25 acre park was designed by renowned architect Thomas Sayre.

One highlight of 2015 season was the 1st annual Kickin’ it Country event featuring country music and an official BBQ competition sanctioned by the NC Pork Council. This brand new event was well attended by barbecue and the country music enthusiasts alike.

After two years, Midtown Park is home to several highly successful programs: Wellness Wednesday Fitness Series, Midtown Bluegrass Series, Friday Night Tribute Series, Kickin’ It Country BBQ Cookout, National Night Out, and numerous community events.

Our commitment to sustainability remains a priority with our dynamic growth and urban-style developments. North Hills is recognized for its ideal location for new initiatives due to its high number of visitors and other sustainable practices. WALK [Your City] installed their first city-approved sign at North Hills in June 2015 and a car-sharing program joined the list of convenient amenities for 2016.

EV Chargers

Co-mingled recycling centers and clothing recycling stations are available onsite. Nearby restaurants also participate in grease collections, which can then be recycled into biodiesel fuel.

Seven (7) charging stations are available in North Hills: two level-2 charging stations in the Park District’s Midtown Green Apartments; and four level-2 charging stations and one DC Fast Charger (charges in 30 minutes) in the Main District.

Heading into its 9th season, the Midtown Farmers’ Market continues to be a community favorite with local, organic produce and meats, baked goods, live music, chef’s demos, and wellness and fitness programming. The Market is a “Producers Only” market, providing local residents the opportunity to support North Carolina Farmers every Saturday.

The Wellness Wednesdays Series consists of free fitness opportunities for two eight-week sessions in the Spring and Fall. These events encourage participants to “Get Your Fit On” by promoting whole-body wellness through a wide variety of fitness concepts from the Triangle, followed by a weekly, after-class social outing in North Hills.

Kickin’ It Country

For nearly 10 years, this Thursday evening concert series continues to be a regional favorite offering the best of Beach Music and shag dancing on warm weather nights.

May 20-21, 2016 Back for a second year, this is a country music and southern celebration in Midtown Park. The event features two bands, a North Carolina Pork Council sanctioned Whole Hog Series BBQ cook-off, kids activities, local breweries and vendors from around the Triangle.

North Hills Kids May 2 - August 16, 2016 A seasonal series of fun-filled events that provides an opportunity for children to learn, exercise, and socialize in an outdoor environment. Thousands of young guests and their parents enjoy our Open Play area, located in the North Hills Commons, from the beginning of May through the end of July. The Midtown Raleigh Alliance started 2015 in partnership with the City of Raleigh on the unveiling of the Six Forks Corridor Plan and continued to have a fantastic year! The Alliance membership is strong and growing, and offered 14 unique member networking events including:

• Kings North Hills The Alliance produced several economic development tools for members, including a highresolution downloadable electronic brochure and high-quality video.

The Wake County Transit plan and Six Forks Corridor plan were both unveiled in 2015 and each included significant enhancements for Midtown.

Six Forks Corridor Study • Educational, neighborhood gateway and general directional signs will incorporate corridor branding

In 2015, the City of Raleigh completed the study and shared an initial draft plan and recommendation for the Six Forks Road Corridor, with 120 citizen and business leaders. The plan for the Corridor, which studied the area from the I-440 to Lynn Road, included:

• Vehicle space will be expanded in two stretches and only account for a 23% asphalt increase. The vision of the Six Forks Road Corridor Study is to enhance the Six Forks Road corridor in a way that creates a sense of place that is “Uniquely Midtown” with:

• Segments of landscaped median throughout the study area (the first 2 mile thoroughfare stretch in Raleigh), including bike and pedestrian zones and transitional edge plantings;

• Enhanced fluidity of movement

• Identification of character segments “Urban Boulevard” and “Parkway Boulevard” reflecting the surrounding areas of each segment;

• Environmental sensitivity • Connectivity for residents, workers, students, and visitors

• Both “urban” and “parkway” segments contain three 11’ vehicular travel lanes, with 20-22’ shared median and left turn lane

• Transportation modes of all types • Neighborhood gateways

• Intersection medians all contain ‘pedestrian refuges’ for additional safety

• An irresistible gathering place

• Neighborhood Gateways’ to define entrances including planted medians with separation of traffic directions

Project consultants and City of Raleigh staff will present a revised draft to Raleigh City Council on Tuesday, February 2, 2016. The revised plan includes refinements to recommendations for potential off-corridor improvements, amendments to the 2030 Comprehensive Plan, an implementation strategy and preliminary cost estimates.

Midtown CERT Midtown CERT was approved and established in 2015 by the Department of Homeland Security and Federal Emergency Management Association, and listed in the national database. Midtown CERT is the only CERT program in the City of Raleigh, one of 12 within the Triangle and 67 in the State of North Carolina. CERT (Community Emergency Response Team) is a FEMA and DHS program that prepares citizens and community members for disasters and hazards that may impact their area and trains them in basic disaster response skills: • fire safety • light search and rescue • team organization • disaster medical operations In 2006, Kane Public Safety became the first CERT program in a mixed-use development. Operations Manager Herb Ubbens, Captain Robert Way, and Chief Robert Batista became CERT program trainers in June 2015 and led the way in creating Midtown CERT.

The ULI Triangle honored John Kane as the 2015 J.W. Willie York Community Builder for his lifetime contributions in development and community service. This recognition acknowledges John’s work in business, placemaking, and community leadership amongst the Triangle’s development and business community. He was awarded this honor in front his peers on October 22, 2015.

On December 11th, the Triangle Business Journal released their annual announcement of the 2015 Businessperson of the Year, John Kane. John received this award for his successful redevelopment of North Hills with office towers, urban residences, and retail. Along with the buildout of North Hills, John’s entry in the revitalization of downtown Raleigh’s Warehouse District were all factors in being awarded this top honor.
