Letter from the President There has been tremendous energy at North Hills in the first six months of 2014: • In February, construction was completed on the 434 apartments at the Allister at North Hills and already is 70% leased. • Captrust Tower reached 100% occupancy in the spring. • The incredibly popular retailer, Anthropologie, opened their 10,000 square foot store in April. • Thousands came out for the long awaited Midtown Park opening in April for a weekend-long celebration that included multiple bands, fashion shows, and plenty of food and drinks. • The Cardinal at North Hills (Continuing Care Retirement Community) had a ground breaking event in April. • The first apartments at Midtown Green opened in May with all 214 residential units expected to be completed in September. • Vineyard Vines selected North Hills as their location for the Triangle market and opened in June. • North Hills has its own App! As of June both Android and iPhone users can download the North Hills App to make reservations, find their parked car, and check in on the next events or movies. Looking toward the second half of 2014, our outlook for North Hills remains very strong. More new openings, ground breakings, construction cranes, and just more things to do: • In August, a groundbreaking for the 18-story Tower Two will add 300,000 square feet of office space to the market in spring of 2016. • Construction will end at Midtown Green in September as we see residents fully moving in all of these apartments. • Openings of three new retailers along the Midtown Park will occur in August and September • The kickoff of the 8-week Friday Night Tribute Series at the Midtown Park will add some very exciting music themes beginning August thru October. • A groundbreaking later in the fall of the next residential project at North Hills which will add 187 distinctive apartments. Often referred to as “Raleigh’s Second CBD” (Central Business District), North Hills is a place that is welcoming to all demographics to work, live, dine and shop for value purchases as well as the occasional splurge. North Hills fills the void for Raleigh’s newest workers, residents, and guests who are looking for that 24-7 “place” with access to an environment where walking is easy between shops and restaurants. Active streets with outdoor dining, late night activity, and a multitude of events all match what they expect to find in thriving new economy destinations. We are working hard to make sure North Hills remains “THE place to go” for those of all ages to gather with their families, engage in commerce, and celebrate with their friends.

The Midtown Park Grand Opening Celebration was held on April 26-27, 2014 with fun for everyone. With two beautiful days of live music from six bands, food, vendors, and two fashion shows, the Midtown Park was well-received by the community of and beyond Midtown Raleigh. Midtown Park is now home to the Wellness Wednesdays at North Hills, Midtown Bluegrass Series, and the Friday Night Tribute Series.

Transit Our fleet of electric shuttles transports guests throughout North Hills for shopping, dining, and special events. Two bus lines and a vanpool serve the community with stops in North Hills.

Recycling Co-mingled recycling centers and clothing recycling stations are available onsite. Nearby restaurants also participate in grease collections, which can then be recycled into biodiesel fuel.

EV Chargers Four (4) level-2 charging stations are available in the Main District. In April 2014, a DC Quick Charger, which charges a vehicle in 30 minutes, was installed near Exxon. At the completion of Midtown Green Apartments, three (3) additional level-2 chargers will be available.

Energy Usage Energy consumption is decreased with LED lighting and by creating smart and efficient practices across the property with new technologies, such as automation systems.

Solar Partnering with Baker Renewable Energy, North Hills utilizes rooftop solar panels to generate power for a range of services.

Walkability Walkability is emphasized with the WALK [Midtown] program, which aims to improve pedestrian mobility, safety, and health. The proximity to the Raleigh Greenway, also helps reduce the carbon footprint of the community.


North Hills Mobile App North Hills very own mobile app was released to the public mid-June. With both newspaper articles and a TV news report, that app has received over 1,400 downloads on both iOS and Android enabled devices. The app is averaging 10-15 downloads per day.

April 2 – August 29 A seasonal series that provides an opportunity for children to come together for learning, exercising, and socializing in an outdoor environment. Young guests and their parents enjoy our Open Play area in the North Hills Commons, and also attend special, weekly programs that highlight local children’s attractions and classes. Midtown Park hosts 10 free kid-friendly talent acts and special events on Tuesdays throughout the Summer for toddler to elementary school-aged children!

April 17 - August 14 In the midst of a successful 7th season with new Presenting Sponsor, Thompson Buick GMC Cadillac of Midtown Raleigh, this go-to event stays on everyone’s social calendar.

April 19 - November 1 For the 7th season, the Midtown Farmers’ Market is home to nearly 50 vendors. This growers-only market provides Midtown residents with produce and proteins, flowers, baked goods and handcrafted items, paired weekly with fitness events, kids programming, and live music. This year, Whole Foods North Raleigh is the sponsor of the The Chef’s Table program, featuring weekly local chef demos.

May 17 In its 18th year, the event broke a record with 157 classic British cars on display in the heart of North Hills!

NEW IN 2014

April 23 – October 15 This new series consists of three 8-week sessions of free fitness classes, spanning Spring, Summer, and Fall. Wellness Wednesdays takes place on the grass lawn of the new Midtown Park on Wednesday evenings. The events encourage participants to “Get Your Fit On” by promoting whole-body wellness through a wide variety of fitness concepts followed by a weekly, after-class social outing.

May 18 – October 19 The Midtown Bluegrass Series is already a crowd favorite with over 3,500 guests, of all ages, each concert! Featuring the best of bluegrass with popular string band music, the unique combination of gospel, country and blues, that iconic “high lonesome sound” has deep-rooted ties to the Appalachian region of the Tarheel State. The new Midtown Park is the perfect setting for guests to relax on the lawn and enjoy live, acoustic music on the third Sunday of each month. Southern BBQ and Craft Beer are served at each event.

Midtown Events Instagram 870 Followers Followers have nearly quadrupled since January. With 300+ events, Midtown Events has beckoned followers with images and videos of live music and events throughout North Hills.


Over the last year, the Midtown Raleigh Alliance has grown significantly in number and impact, garnering support and attention from the Mayor of Raleigh and Governor of North Carolina at the 2013 Holiday Member Celebration. The Alliance members have had significant networking opportunities during the organization’s many social events highlighting member businesses and facilities. In February, MRA hosted an Economic Forecasting with a global, regional and Midtown centric update on economic activities and trends.

March’s political Meet & Greet allowed members to connect with their local Midtown officials and learn about issues affecting the area. Strategic plan items focusing on greater autonomy, website improvement and marketing enhancements were achieved and new partnership were made and strengthened with both school and church community members. The initiative of the MRA in 2011 to work with the city on a Corridor Study for Six Forks Road has taken off and is being funded to have a plan drafted by Design Workshop by early fall.


Six Forks Road Study

The first public meeting to discuss the Six Forks Road Corridor was held May 13th to begin drafting plans late summer. The City of Raleigh is conducting a study on the Corridor from the I-440 to Sandy Forks Road. The vision is to enhance the Six Forks Road corridor in a way that defines a unique sense of place with enhanced fluidity of movement, environmental sensitivity, and connectivity for residents, workers, students, and visitors using transportation modes of all types, including cars, bikes, pedestrian, and public transit.

The lead consultants for this project are Design Workshop and Stantec Engineering. Comments on the study are still being accepted via the following website:
