CONFIDENCE
Over 35 years of experience leads to confidence in buying and selling. When you have good buying, you can confidently sell at the right price, right value.
For over a quarter of a century, Ballerina Jewelers and its sister stores have showcased the finest variety of watches and beautiful jewelry selected from all over the world for both quality and value. Ballerina was founded in 1986/ 1987 in the islands of St. Thomas and St. Maarten by brothers Peter, James and Mike Mirpuri alongside their father Sam. Now, succeeding their core values, the future is secure and the next generation are on deck and carrying the business forward. Since its’ founding, Ballerina Jewelers has grown to include ten locations, two of which are exclusive boutiques for recently acquired brands, just doors away from each other. Ballerina Jewelers opened in the fall of 2014 a Longines Flagship Boutique, the first ever in the Caribbean. While each location has its own personality, the stores share a modern, yet classically elegant style, providing customers with a comfortable environment to shop. The flagship location, at 56 Front Street in Philipsburg, St. Maarten, features a streamlined, chic and modern interior juxtaposed with its traditional island exterior. and with the help and support of the Ballerina community: our family, friends and staff of Ballerina Jewelers, they were determined to maintain its high level of customer service by opening the very first boutique on US soil. Ballerina Jewelers opened its doors on the iconic Duval Street in Key West, Florida, The United States most southern point!

When I first moved here, Mike and Peter, the founders of Ballerina Jewelers were one of my first clients and remain one of my most loyal and recurring patrons. Clients I now call friends. Ballerina Jewelers is one of the most reputable jewelry store on the island which I can proudly and safely vouch as a long-lasting satisfied client. A CARIBBEAN Legacy
Words by Alita Singh
Many stores and businesses consider themselves a destination within a destination, but Boolchand’s truly stands apart. Behind its renowned name and diverse product offerings lies more than just a store — it’s a story of tradition, innovation, and community.
Boolchand’s has a rich history that dates back to 1930 when the company’s founder, Mr. Boolchand Pessoomal, opened the first store in Curaçao. Over the decades, Boolchand expanded from selling gift items to a broader range of products, including electronics, cameras, jewelry, and watches.
Today, Boolchand’s is recognized as one of the leading retailers in the region, with stores located in several Caribbean islands, including St. Maarten/St. Martin. Their flagship store is located on Front Street, along with two Pandora Concept Stores, two Crocs Concept Stores, and one Havaianas Boutique.
The company has maintained a strong focus on providing high-quality customer service and ensuring a diverse selection of top-tier brands. Through continuous innovation and a deep understanding of its market, Boolchand’s has evolved from a single-store operation to a multicategory retail leader in the Caribbean. Their long-standing reputation is built on trust, quality, and dedication to satisfying customer needs.
Simply put, Boolchand’s is more than a place to shop. Since the establishment of the St. Maarten/St. Martin store in 1963, the Boolchand family has been deeply intertwined with the community. Being an active part of the community is a hallmark of the company, which spans four generations and has been around for almost 95 years since its founding in the Caribbean part of the Dutch Kingdom. There is constant support for community activities and events — a lot done without fanfare or publicity — building on the company’s belief in service and connectivity.

Let me tell you a story that’s like mixing Indian spices in the Caribbean sun – a bit of a geographical mishmash! Picture this: a dude, born and bred in India, lands smack dab in sunny Sint Maarten. How’d I get there? Long story short, what was meant to be a chill vacation turned into my crash course on island life.
So, here I was, 17, basking in the Caribbean rays, and guess what? I fell head over heels for all things Dutch! Totally unexpected, right? Now, helping my uncle, who was already a big shot with a bunch of jewelry stores on the island, was where my journey began.
I got sucked into the world of glitz and glam—sparkling rocks, shiny watches—the whole nine yards! And then a light bulb moment struck! A tiny spot at Princess Juliana International Airport screamed, “Hey, set up shop here!” That’s when I decided to take a leap, backed by my dad’s wisdom and expertise.
Speaking of dad, he used to call his mom “ama.” Now, wanting her blessings for this adventure was a nobrainer. It felt right to honor my grandma, so guess what the store’s called? You got it! On a shiny September 1st in 1986, AMA was born, and boy, did we hit the ground running!
Dad’s business mojo and values were the wind beneath our wings. AMA soared, spreading its sparkle to more spots around the island. But, life’s a rollercoaster, right? 1993 hit hard when we lost my dad. It was gutwrenching, but I vowed to keep his legacy alive – honest dealings and genuine values.
Turns out, those values became the secret sauce! Our customers became more like pals, coming back for more bling and watches, some even after 30 years! Can you believe it?
Now, about AMAsterdam – brace yourself, this one’s a kicker! You see, Sint Maarten is all about half Dutch vibes, but everything around screamed Caribbean or American. There was this glaring Dutch-shaped hole that needed filling.
Lightbulb moment number two! “Let’s call it AMAsterdam!” I proclaimed. Seemed fitting, right? So, off I went on my trips to the Netherlands, collecting Dutch goodies left, right, and center. Picture this: an actual 1914 tram, straight from the heart of Amsterdam, sitting pretty in Sint Maarten! It was like I caught a bit of that Dutch magic and brought it home.
And that’s when the brainstorming began. Why not bring a slice of the Netherlands to the Caribbean? Enter AMAsterdam – where Dutch treats meet island vibes. It’s a treasure trove of cool stuff: tees, souvenirs, booze (yeah, you read that right), Cuban cigars, Dutch cheese that’ll make you weep with joy, chocolates that’ll melt your heart, and Delft Blue porcelain that’s just fancy.
But wait, the best part? We kept our jewelry and watches game strong! AMAsterdam’s a work-in-progress, but hey, we’ve got a stash of whiskies, cognacs, spirits, cigars, and even shishas to keep you entertained while we spruce things up.
Oh, and there’s a fully-stocked bar, because why not? Come hang, grab a drink, and let’s swap stories. Trust me, I’ve got more to spill! See ya soon, yeah?
– Arun Bijlani

Sustainable Luxury
WITH SO MUCH TO OFFER IN THIS COSMOPOLITAN DESTINATION, ST. MAARTEN/ST. MARTIN IS AN EXCELLENT INVESTMENT CHOICE.
The real estate market in St. Maarten/ St. Martin has long been a hot spot for investors, expats, and tourists. Known for its pristine beaches, amazing restaurants, islandchic lifestyle, and attractive tax incentives, the island continues to draw global attention. As we move into 2025, several key trends and shifts are shaping the local real estate landscape. These changes reflect global economic factors, evolving buyer preferences, and the island’s commitment to sustainability and resilience in the face of climate challenges.
St. Maarten/St. Martin’s economy, heavily reliant on tourism, rebounded robustly after the global pandemic of the early 2020s. As cruise lines and international travel picked up steam again, demand for short-term vacation rentals surged, driving interest in property investment. This surge has been amplified by foreign investors, particularly from North America and Europe, seeking to capitalize on the island’s easy accessibility and advantageous tax regime, which on the Dutch Side includes no annual real estate taxes and no capital gains tax for nonresidents!
MARKET TRENDS
Real estate prices on St. Maarten/ St. Martin have steadily risen, with an average growth rate of 7 to 10 percent annually leading into 2025. In recent years, several new condominium projects have sold all their inventory during the early phases of construction. Some are smaller/medium-sized boutique buildings such as Pelican Heights and Lajas, while others are high-rise communities such as Mullet Bay Fourteen and The Hills. If condo
living is not for you, the island also offers fantastic opportunities for those looking to own a freestanding villa. For those who want to take on the challenge of building their dream Caribbean home, the island still has a few great opportunities to purchase undeveloped land — and with no annual real estate taxes (Dutch side). You can acquire your dream location and hold onto it until you are ready to build.
Since the global pandemic, the luxury segment for second home ownership throughout the Caribbean has exploded. Islands such as Turks & Caicos and the Bahamas have seen unprecedented sales in the ultra-luxury segment, and this trend now seems to be expanding to other islands within the region. Developers have taken notice of this opportunity as it relates to St. Maarten/St. Martin, which has all the key ingredients to benefit from this new ultra-luxury trend. With the complete overhaul and modernized upgrade of the Princess Juliana International Airport, the island has once again reestablished itself as the regional hub for the Northeastern Caribbean.
Two new projects that have just broken ground in 2024 seem poised and ready to raise the bar for luxury living in St. Maarten/ St. Martin. Vie L’Ven in Indigo Bay by Altree Development will become the first five-star resort on the Dutch side of St. Maarten, complete with lush tropical gardens, Michelin-star restaurants, a 40,000-square-foot nature spa, and, of course, beachfront luxury living. Ownership opportunities at this Condo Hotel community start around US $800,000 and go into the millions. Another new development that is turning heads and is expected to become the new benchmark for luxury condos on the island is the Ocean
Residences by the Gioia Group, located on a peninsula at the southern tip of Simpson Bay Beach, at the marine entrance of the Simpson Bay Lagoon. This iconic location will be complemented by a state-of-the-art eight-level modern building and will boast a glass-edge infinity pool above the ocean, several gourmet restaurants, direct beach access, a rooftop gym, and 54 spacious condos — all with ocean views and large outdoor spaces.
BUYER PREFERENCES: A SHIFT TOWARD SUSTAINABLE LIVING
Another major trend in 2025 is the shift in buyer preferences toward more sustainable and eco-friendly properties. This is driven not only by an increasingly eco-conscious global mindset but also by the island’s efforts to mitigate the risks of climate change. Hurricanes have always posed a threat to the region. As a result, new developments in St. Maarten/St. Martin are incorporating advanced construction techniques designed to withstand extreme weather, such as hurricane-proof materials and solar energy systems.
Eco-luxury has become a buzzword in 2025. Buyers are no longer just looking for opulent properties but ones that boast a low carbon footprint. Developments like Vie L’Ven in Indigo Bay are leading the charge, offering homes that combine luxury with environmental responsibility. The trend aligns with broader global interest in sustainable development and is appealing to both international buyers and local residents looking for long-term investments.
RENTAL MARKET: A TOURIST-DRIVEN DEMAND
The short-term rental market, primarily driven by tourists, remains one of the most profitable sectors in St. Maarten/St. Martin real estate. Platforms like Airbnb and VRBO have facilitated a boom in vacation rentals, particularly for luxury condos and private villas. In 2025, demand remains strong, especially during the high season from November to April, with average occupancy rates above 80 percent.
Although there are no annual real estate taxes on the Dutch side, rental income on both sides of the island is taxable; this is critical for the island economy to ensure that the market remains competitive and fair while contributing to local tax revenue. Investors in the vacation rental space are encouraged to ensure compliance.
HOW DO I FIND THE BEST REAL ESTATE OPPORTUNITY IN ST. MAARTEN/ST. MARTIN THAT MEETS MY NEEDS?
While the future trends in Caribbean real estate seem to be catering more toward the luxury segments, St. Maarten/St. Martin finds itself at the beginning stages of this new emerging market. As such, there are still opportunities available for almost every budget. Land options start at around US $100,000, and although the inventory is limited, there are still a few great possibilities for home ownership in the low-hundredthousand-dollar range. Compared to several other markets in the region, St. Maarten/ St. Martin’s real estate sector seems poised to experience continued growth.

A SLICE of Heaven
ONLY
A FEW PIECES OF PARADISE ARE LEFT AT INDIGO GREEN, YOUR HOME AWAY FROM HOME.
Everyone, at some point, seeks paradise. Often, attaining it on a tropical isle is easy. But the clock is ticking for those who want to make Indigo Green, the exclusive residential resort on St. Maarten, their slice of heaven.
“We are 85 percent sold. If you’re looking for a three-bedroom, we have no more. I can help with a four-bedroom or a six-bedroom,” says Rene Lepine, Indigo Green’s developer. The demand for a place in this standout property has increased significantly in the past few years.
“With the hotel coming in the area and more development, Indigo has become more and more desirable. This has brought a lot of synergy. We started out early, and now we only have limited inventory,” Lepine says.
The focus for many of us has now become, “How do we write the next chapter of our lives?” he says. “We are all reevaluating our priorities about vacations, travel, work, family, and friends. At Indigo Green, we strive to help with that reevaluation by offering a home away from home and, for some, a new take on remote work and living.”
Located in Indigo Bay, Indigo Green is St. Maarten’s only new oceanfront gated community. Its residents benefit from multiple pools and a private gym, all in a “green” resort-style setting. As a masterplanned community, deed restrictions will protect and preserve its elegant residential resort character. In fact, everything in Indigo Green has been planned and designed to offer the best possible product in residential living in all its forms.
Opting for Indigo Green is a smart choice for multiple reasons. The oceanfront
community offers super retirement options, vacations in the sun, and a solid investment — not to mention ocean views, beach access, a well-planned neighborhood, and proximity to amenities, dining, and entertainment. In addition, Dutch St. Maarten is duty-free. There are no property taxes or capital gains taxes. Transfer taxes when you acquire property are only 4 percent.
With over four decades of experience, Lepine is especially keen on quality and resilience to local conditions such as
hurricanes, earthquakes, and extended exposure to tropical sun and ocean air. This has led to the construction of all pouredin-place concrete, hurricane-resistant, insulated, modern villas and condos with high ceilings, oversized windows, and many other quality features.
Don’t miss your chance to own a piece of paradise! With limited inventory left, reach out to the Indigo Green team now to secure your ideal home and start living the lifestyle you deserve.
