Most people hope that their estate will pass on to their children and grandchildren eventually. But this will not happen for many, unless careful arrangements have been made to protect their assets from being taken towards the end of their life to pay for care home fees. The solution to help protect your estate is a Will incorporating a Property Protection Trust (PPT). A testamentary PPT can only be executed whilst both partners remain alive. Upon death of the first partner, their Will specifies that their share of the property is placed into trust and names the ultimate beneficiary of this share, normally the children and grandchildren of the deceased. The surviving partner, under the terms of the trust, has the unequivocal right to remain living in the property for the rest of their life. On the death of the second partner the Trust comes to an end and the property passes to the beneficiaries. As the surviving partner does not own the deceased’s share of the property it is fully protected for the beneficiaries, so if the surviving partner requires care, or even remarries, this share of the children’s inheritance is protected. This last point can be particular interest to couples who have come together and have children with different partners.

Trevor maintained a high standard of work and was responsible for the lovely display of flowers at the war memorial. He will be missed by all the Staff who, with the Council, wish him and wife Georgie a very long and happy retirement. In addition to these duties you would need to be available to open and close the hall for events usually in the evenings on a weekly basis, on occasions you may be called upon if there is a problem at the Jubilee Hall that needs attention. Lifetime Mortgage myths are prevalent as many people do not fully understand equity release and rely on opinions of friends and family. Equity release is not always easy to understand and many people quite rightly have questions and concerns about how it actually works. We help you sort fact from fiction so you know exactly what is involved with taking out a lifetime mortgage. Property prices have of late been pretty resilient this means that for many older homeowners their home is their most significant financial asset. Lifetime mortgages give them a viable option to boost their income, to gift a living inheritance to loved ones or for their own use enjoying retirement to the full. A lifetime mortgage enables homeowners over 55 to release capital tied up in their property for any number of purposes. In fact according to the Equity Release Council 16,527 customers took out a lifetime mortgage in the first quarter of 2021 raising total funds of £1.14bn. This option only seems to be growing in popularity and the increasing market means more product choice and options for homeowners seeking equity release.
So what is equity release?
Equity Release sometimes called Later Life Lending, comes in two main forms – lifetime mortgages and home reversion plans. At Integrity Mortgage Solutions we only advise on lifetime mortgages as with a lifetime mortgage you retain full home ownership. With a lifetime mortgage, unlike other forms of equity release, you can release tax-free cash from your home whilst retaining full ownership of your home, and without having to commit to making monthly repayments. Lifetime Mortgage Myths 6 You won't be able to move home
You aren’t stuck with the property you took an equity release loan out on if you want to move home. Lifetime Mortgages offer a portability option so you can transfer the loan to a new property providing it fits the lender’s criteria. Some plans let clients downsize to a smaller a property and repay all or part of the mortgage. Downsizing protection is a feature of some lifetime mortgages but there is usually a qualifying period of 5 years before it applies.
Lifetime Mortgage Myths 7 You won't own your home
This is a common misconception: that all equity release plans mean the lender owns your home, with you merely being granted the right to continue living there. Having a lifetime mortgage doesn’t mean you’re selling your home to the lender. Equity release is simply a method of borrowing against your property much like any other mortgage, it is a loan secured against your home that will be repaid when you die often from the sale of your home.
If leaving an inheritance is important to you, you can protect a portion of the value of your home by choosing a product with an inheritance guarantee option.
With a lifetime mortgage you’ll continue to own your home and can make home improvements as you see fit.
Lifetime Mortgage Myths 3 Equity Release is expensive
There is a less common method of equity release called home reversion, where you do sell all or part of your home to the provider but here at Integrity Mortgage Solutions we don’t advise on this type of lending.
When you take out a lifetime mortgage interest will be added to the total loan amount. You don’t have to pay off any of the interest or make payments during your lifetime. The loan is repaid when the last survivor dies or moves into long term care. This results in compound interest, which means that interest is charged on the interest and the amount you owe will increase over time. Some lifetime mortgage products allow you to pay some or all of the interest and we will look at all your options to make sure a lifetime mortgage is right for you. It is important to consider whether there are alternative cheaper ways to borrow available to you.
Lifetime Mortgage Myths 4 You can't release equity if you already have a mortgage on your property
Having a mortgage doesn’t exclude you from taking out a lifetime mortgage and releasing equity from your home. In fact, using a lifetime mortgage to pay off an existing mortgage is one of the most common uses for a lifetime mortgage. With a lifetime mortgage you receive money to use as you wish in exchange for a first charge on the property. This money can then be used to repay the existing mortgage leaving you with a lifetime term and no worries about making repayments.

Traditionally lifetime mortgages don’t require you to make any repayments at all – the interest is rolled up and will be repaid along with your initial capital when the property is eventually sold. The exception to this is if you choose to make payments, but even then if you find you can’t manage the payments then the interest will just be added to the balance.
Lifetime Mortgage Myths 9 You have to take a lump sum payment
With some modern lifetime mortgage products you don’t have to take all your money in one go. Some providers offer the option to ‘draw down’ the funds in stages. The advantage of this is that the interest is only charge on the amount you’ve actually withdrawn and as you take smaller sums over a longer period of time the resulting interest charges will be lower. Next month we will look at the pros and cons of lifetime mortgages.

I spent 10 days in Manchester visiting my daughter. With the new ways of working, I was able to join meetings remotely from ‘up north’. I did pop back for a couple of days to say goodbye to a dear friend. Steve Gear sadly passed away after a 10-month brave fight against cancer. Steve was an amazing and unique friend, who was well known in Anstey. There were over 200 people who attended his Celebration of Life service at Gilroes Cemetery, and he will be greatly missed by many. Rest in Peace Steve. I was also fortunate to be able to have a week away (without the computers) in the beautiful Ellesmere. We took our two dogs and had a very relaxing week.

Self- Isolation Rules From Monday 16th August, there were changes to the self-isolation rules, including that people who are doublejabbed now no longer need to isolate if they are identified as a close contact of a positive Covid case. Leicester’s Park & Ride service costs just £3 return for a family/group ticket and is free for concessionary bus pass holders. The service is currently subsidised so that health workers can travel free of charge until further notice. Thurcaston & Cropston Gardening Club ‘Herbaceous Plants and Borders’ With Jeff Bates Article by Richard Elks
In August the Thurcaston and Cropston Gardening Club held its first meeting since March 2020. The hall was full. It was a terrific turn out of members and a very positive sign as we look towards a complete programme for the remainder of the year. Jeff Bates, a very knowledgeable and experienced speaker who has given talks to the Club before, was the man to kick-start our year. His talk ‘Herbaceous Plants and Borders’ – was a familiar topic but one that is always of interest to the gardening community. He talked a little about the history of herbaceous borders which are surprisingly a comparatively recent ‘invention’, designed largely as a rebellion against the formality of Victorian bedding planting. Herbaceous plants and borders are much less formal with a very large range of plants to choose from. Herbaceous meaning Herb like – with the characteristics of herbs, having little or no woody tissue, persisting for a single season. Early herbaceous borders were designed and created in large gardens, improved and perfected by the likes of Gertrude Jekyll using informal drifts of plants and more recently by Alan Bloom who popularised the island herbaceous bed. Jeff’s photos showed some excellent examples, but the point was made that it isn’t necessary to have a large garden to create herbaceous borders. The important technique is to limit the range of plants used but to repeat the same ones throughout the borders. Some gardeners want every type of plant possible, but it is not necessary to fill your borders with different kinds of plants in order to create good herbaceous borders. Indeed, ‘less is more’. As well as showing examples of borders, brought to life by his excellent photographs, a list of the plants that were illustrated throughout his talk, both familiar and unusual, was provided for the appreciative audience. As an ‘opener’ to a very unusual year we were able to offer members a great topic from an excellent speaker. A very successful evening.

Thurcaston & Cropston Local History Society Article by Peter Smith You have probably seen the ruins of Grace Dieu Priory beside the A512 near Thringstone. A cold and dull August evening did not deter 16 of our members and their guests from joining us on a guided walk to take a closer look at them. Ann Petty from the Friends of Grace Dieu led us through pleasant woods to the gates of Grace Dieu Manor, was used until recently as a private school. Ann had grown up in one of the houses on the estate so she was able to give us a personal insight into life there during the 1960s. Our further route to the priory ruins passed the remains of the old Charnwood Forest Canal and Railway, which were built to connect the Leicestershire coalfields to Loughborough but they were never very profitable. The Priory was founded by Rosa de Verdon in about the year 1240, when she returned to her home town of Belton after an unhappy marriage in Ireland. It followed the standard plan of a simple church on the north side, with other buildings grouped around a cloister. The Priory housed up to 16 Augustinian nuns, a number of servants and a male priest to conduct the many services that formed their daily routine. Rosa herself might also have lived there; she was certainly buried at the Priory when she died a few years later and her fine tomb can still be seen in Belton church. There is a standing stone in an adjacent field and many worked flints have also been found at the site so the location of the Priory was perhaps chosen because of its existing spiritual significance. We get occasional glimpses of life at the Priory through church records, legal disputes and a rare set of account books for the years 1414-1418. Its estates gradually grew as people left land to it in their wills but it never became very wealthy. The Priory continued in use for 300 years until, like other religious houses, it was dissolved during the reign of Henry VIII. John Beaumont was assigned to value the property for the Crown and the next day he bought it for the low price he had determined! (Beaumont had form: later in life he was imprisoned for corruption on a grand scale in the position of Master of the Rolls.) The Beaumonts converted the Priory into a family home and most of the ruins visible today date from that Tudor period but the broad arch of the medieval Chapter House remains the most distinctive feature. The estate eventually came into the Phillipps family. Their main residence was at Garendon and they allowed Grace Dieu to fall into ruin but a later member of the family, Ambrose Phillipps De Lisle, built himself a new manor house on the estate. He was a prominent local Catholic, founding Mount Saint Bernard Abbey, and he built several chapels and other religious monuments in the woods around Grace Dieu. After De Lisle moved back to Garendon, a long-term tenant of the Manor was Charles Booth, known for his maps of poverty in Victorian London, who was a generous benefactor to the local area and is buried at Thringstone. If you would like to visit, the Friends of Grace Dieu offer tours at various times during the year or you can explore on your own by following the signed footpath from the car park of the Bull’s Head carvery at Thringstone. We plan to resume meetings in the Memorial Hall on 21st September with a visit from Mick Rawle to tell us about “Poor laws, old and new”. The plan has been out for initial public consultation and following the completion of this consultation, representations and contact details will be forwarded to the Planning Inspector, for their consideration when undertaking public examination of the Local Plan. Some residents were unable to attend our public meeting, but we are very happy to speak to residents and respond to any concerns they have. Electoral Register Thousands of forms are being delivered across Charnwood to ensure the Borough’s electoral register is up to date. Every year the Council must check its electoral register to maintain its integrity, and 77,000 letters have been sent to all households asking people to confirm the details or inform the Council of any changes. The aim is to make sure that everyone who is eligible to vote is registered and can have their say in future elections and referendums. Each household and the people within those households are being asked to check whether the information that appears on the electoral register for those living at their address is correct. If the information is incorrect (for example, if someone has moved out or into the property) then residents need to let the Council know as soon as possible so individual electoral registration forms can be sent to those who need to register to vote. The Electoral Registration Officer needs the information to be able to publish a complete and accurate electoral register on December 1st each year. Having your details on the electoral register will: • allow you to vote • improve your credit rating • make it easier to access council services • help you avoid a fine. Covid Jab The local NHS in Leicester, Leicestershire, and Rutland (LLR) is inviting young people nearing their 18th birthday for their lifesaving Covid jab. Teenagers within three months of turning 18 can now book their vaccine appointment online through the National Booking Service or by calling 119. They will receive a text message inviting them to come forward and get vaccinated at one of several local sites in LLR. GP practices offering the vaccine will also be inviting eligible young people to get their vaccine. Additionally, local NHS leaders are inviting young people aged 16-17 to get their jab by turning up at a walk-in clinic from Friday 13th August. In line with recent Joint Committee of Vaccination and Immunisation (JCVI) guidance, the local NHS is vaccinating people who are 16 and 17 years old with a single dose of the jab at GP and walk-in sites. Children aged 12 to 15 years of age who are clinically vulnerable to covid or who live with adults who are at increased risk of serious illness from the virus are also being contacted by the NHS and invited for their vaccine. Text invitations appear as an alert from ‘NHSvaccine’ and include a web link to the NHS website to reserve an appointment. People who cannot go online can call the service on 119 instead to book their jab. Mayoral Updates The last week of July was a busy one for the Mayor before he took a two week break for a summer holiday, spent largely in Anstey, with a short weekend trip to Harrogate, the North Yorkshire spa town, for a family celebration for over 10 different family birthday, celebration, and anniversary events that he had missed over the last 18 months including a 21st, a 50th and a 70th, a 60th wedding anniversary, one nephew’s university graduation, another’s engagement, and many others. Mayoral events attended in late July included: opening the new 18-hole Charnwood Golf and Leisure complex on Derby Road in Loughborough (well worth a visit for a bit of family fun!); a Marathon walk to raise money for Marie Curie (see item below for more detail); the 75th anniversary of the Almshouse Association at the Mountsorrel Memorial Centre (which has just newly re-opened and where an excellent afternoon tea was enjoyed by all); attending the graduation ceremonies for 2 days at Loughborough University; the great honour of unveiling the plaque to celebrate the incredible 800th year of Loughborough Market and Fair; delivering a 40 minute talk for the Loughborough Rotary Club entitled “Brave new world: The positioning of Britain post-Brexit”. Charnwood Draft Local Plan 2021-37. I have now sent my submission to Charnwood Borough Council outlining my concerns with the proposals, especially the ones, in my view, that affect the residents of my Forest Bradgate Ward. My representations along with others will be submitted to the Planning Inspectorate who will appoint a Planning Inspector to carry out an independent Examination of the Plan on behalf of the Secretary of State for Housing, Communities and Local Government. The Inspector will consider any representations which have been put forward by members of the public and other interested parties, along with evidence provided by the Borough Council to support the Local Plan. In most cases the Examination will include hearing sessions which are held in public and the dates for this will be confirmed by the Planning Inspector. In my submission, I alluded to areas that I thought had a negative impact on my Forest Bradgate Ward. The impact the proposal to build 723 dwellings adjacent to Woodthorpe. This proposal encroaches into Woodhouse Parish with the loss of the best and most versatile agricultural land, all of which is Grade 2 in the Woodhouse Parish. In my view, this is not consistent with the criteria set when the Plan was developed. I also raised the environmental issues especially the impact on the ancient woodland Mucklin Wood. I raised the issues that would arise if the proposal to build 647 dwellings in Anstey were included in the development allocations, this number is on top of the houses built in the current Local Plan. In my opinion this will have a detrimental impact on village life and certainly have a negative impact on the highway network, especially in the centre of the village (The Nook) which it has already been stated as having severe levels of traffic. In my conclusions I stated. In my view, there are major areas of the Draft Local Plan to be reviewed to make the Plan sound. This is a plan going forward, I believe it does not recognise the changing environment that will occur over the next ten years which suggests to me there is a need to review the development allocations, especially the use of many green field sites including the excessive loss of Grade 2 agricultural land. The Draft Local Plan needs to understand the impact this will have on communities, especially the ones living in villages and hamlets, remembering shifting the focus of development which, in my opinion, this Draft Local Plan does not achieve. I will keep you informed as the Draft Local Plan continues through the process. Maplewell Road, Woodhouse Eaves, Planning Appeal. I did sit through the virtual Hearing which took place on the 28th July 2021. In my view, the day ran smoothly, albeit not the same as the previous Hearing in the Woodhouse Eaves Village Hall, where there was certainly more opportunity for local residents to participate. It seemed the two areas the Inspector focused on were the changes since the previous dismissed appeal, Charnwood Borough Council unable to demonstrate a five year housing land supply and reduction in the number of dwellings from 50 to 36. I was pleased that the Neighbourhood Plan was a significant factor in the Hearing proceedings. Indeed, the Inspector asked for an up to date position with the Plan on his return from holiday. In my opinion, this will carry more weight in the decision making process if the Plan has moved to a referendum position. I was pleased to be recently informed by officers at Charnwood Borough Council the Woodhouse Neighbourhood Plan has now reached the referendum stage. The Council published its decision statement to hold a referendum on the 28th October 2021. Again, I would like to thank the Neighbourhood Plan Group for all the many hours spent getting the Plan to this stage of the process, with the support of the Parish Council. I am hopeful the Neighbourhood Plan will have weight when the Inspector makes his decision. Member Grant Scheme. Charnwood Borough Council are again running the Member Grants Scheme for the 2021/22 financial year, allocating an annual budget of £500

to each Borough Councillor. The grant is to be used to support projects that will bring benefit to each individual Councillor’s Ward. In the past, I have been able to help several organisations/groups with awards through this scheme including the Woodhouse Good Neighbours and the Newtown Linford Tennis Club. Funding can be provided towards community events, activities or equipment. For more information please read the guidance notes and the eligibility checklist on the Borough Council’s website, www.charnwood. gov.uk/pages/member_grants. The last date for applications is 28th February 2022. I do hope organisations/groups will come forward to apply for this grant, which in some small way can make a difference and help the local community. Plaque to Mark 800 Years. A Charnwood Heritage Plaque has been unveiled to mark the 800th anniversary of the Royal Charters for Loughborough Markets and Fairs. The Plaque was unveiled during a ceremony at Loughborough Town Hall exactly 800 years to the day when the first fair was held in the town under the Charter. In 1221 a young King Henry III granted a Royal Charter to Hugh le Despenser, the Lord of the Manor, to hold a weekly Thursday market and an annual fair in Loughborough. The fair is held in November, I know that residents from my Council Ward have enjoyed the fun of the fair over the years. It was disappointing that the annual fair was cancelled last year due to the pandemic. This year’s fair is planned for November 10th to 13th. Electoral Register. Make sure you are on the electoral register. Thousands of forms are being delivered across Charnwood Borough to ensure the electoral register is up to date. Every year the Council must check its electoral register is up to date, and letters are sent to all households asking people to confirm the details or inform the Council of any changes. The aim is to make sure that everyone who is eligible to vote is registered and can have their say in future elections and referendums. The Electoral Registration Officer needs the information to be able to publish a complete and accurate electoral register on 1st December each year. Anstey Nomads
Article by Adam Etheridge Anstey Nomads have returned to action after a long lay-off due to the curtailment of the previous season. 2020/21 had been a tremendous season for the Nomads, unbeaten in the league, they also equalled their best ever run in the FA Vase. That kind of success though does attract attention and key players such as Zayn Hakeem and Joel Wolfe left over the summer to play at a higher level. Tony Blanchard had a busy summer though and, even in spite of the players lost, strengthened his squad. Defender Jordan Annable joined from AFC Mansfield and fellow centre-half Jamie Chisholm arrived from Mansfield Town. Rhys Dolan and Josh Waldram were also recruited having played at higher levels and they were joined by former Leicester City man József Keaveny. Several other players returned to the squad with youth products Jack Samples, Finley Jones and Ethan Ballantine all coming back to Callingtons Community Complex. Alongside those high profile arrivals was the elevation of youth player Casey Richardson. The young forward was thrust in to the action during preseason, playing an hour against step four Stamford and helping the Nomads to a 2-1 victory away from home. Casey’s still waiting to make his competitive debut, but has been on the bench a couple of times already in the fledging season and it just feels like a matter of time. The Nomads began the season with the midweek visit of local rivals Leicester Nirvana in the revamped United Counties League Premier Division North. It’s always a fiery affair when the two sides meet and this was no different. Anstey were awarded two penalties in the opening 11 minutes, both successfully dispatched by Captain Michael Reeve. Nirvana rarely threatened but did score a screamer deep in to stoppage time as the Nomads took all three points in a 2-1 victory. Anstey were at home again a few days later as they faced Sleaford Town in the FA Cup extra preliminary round. Again the Nomads were comfortable, allowing almost nothing from the visitors and progressing thanks to another Reeve penalty. Two wins from two but it felt as though the Nomads had barely scratched the surface of what they were capable of. Their first away game came with a trip to Nottinghamshire and the Nomads were finally firing on all cylinders. Henry Bestwick scored in the ninth minute as Anstey utterly dominated, creating opportunities to score four or five. With Bestwick bossing the match Eastwood were trying everything to slow him down, constantly fouling the young midfielder. Referee Gary Lord finally felt enough was enough, producing a straight red for Ben Hutchinson. Even before the numerical advantage the Nomads were rampant and following the break a quickfire brace from the excellent Keaveny had Anstey three ahead. Corey Armeni, returning to full fitness in his first start of the season, added a fourth and looked to have had a fifth ruled out for a highly debatable offside before the Nomads began to ease up. With Anstey currently one of four teams at the top of the league with a 100% record, attention returns to the FA Cup. The preliminary round will see a visit from Skegness Town as the two division rivals will battle for a place in the first qualifying round. Other exciting developments at the club will see the debut of a Women’s team as they face Kettering Town in league action on Wednesday the first of September at 19:30. The following night will see the Under 18s host AFC Mansfield in the FA Youth Cup. There will also be a debut from the new U21 side as they entertain Stoneygate Lions on the 11th of September. Finally, stay safe in the sun. Have fun in the sun but do so safely. Always wear a good SPF, avoid sitting in the sun when it’s at its strongest – typically this is between 12pm and 2pm. Hinckley Parkinson’s Resumes Meetings Article by Robert A.Leake
After many months of Zoom sessions I am pleased to report that, following all the guidelines for your safety, the Hinckley Parkinson’s Group is actually resuming some face to face meetings! During August a trial gathering was held at the Mary Forryan Centre when a large number of members, including several newcomers encouraged by articles in this magazine, turned up for an informal social event. People were so pleased to be meeting up again to share news, problems and queries. A good number, again including several first timers, also came to Dobbies for an afternoon of tea and chat. The success of these events meant that we felt able to plan for the coming months. Our next monthly meeting at the Mary Forryan Centre, Hinckley [LE10 1LW] is scheduled for September 12 – then continuing on the second Sunday of each month from 2.30 – 4.30. The September meeting will be a social event [tea and cakes] but then future meetings will include a speaker or entertainment. The ‘Drop In’ at Dobbies [Woodlands] at Stapleton will continue on the third Monday of each month in the conservatory area of the restaurant. September 20 is the next date from 2.00 until 4.00. This provides a chance for an informal get-together for chat and friendship for those with Parkinson’s and their family or carers. New members will be made very welcome. It is hoped to resume our exercise classes during September on Tuesday afternoons at the St. Francis Centre, Hinckley, while the opportunity to sing together will soon be resuming on Fridays at 5.00 at the Mary Forryan Centre. Please get in touch to check the actual dates of resumption. Meanwhile the opportunity to try Nordic Walking from the Acorn Café at Burbage Common are scheduled for several Thursdays over the coming months given decent weather.
