A checklist to prepare for your photoshoot

Increase the value of your property

First impressions of your home are crucial in getting the buyer's attention. Creating the scene for the photoshoot will bring out the best qualities in your home, to make it as attractive as possible when it is on the market and to help increase interest! It will also help anyone potentially on the fence about your home by letting them imagine how it would be to see themselves in that space. Prospective buyers are emotionally affected and this in turn influences their readiness to buy.

Things to consider...

In order to present your home in the best way imaginable, in addition to regular cleaning, it is important that you think of clearing away and hiding everyday clutter - less is more! Decide what should be left visible that is beneficial to the presentation of your home. Remove the superfluous things and bulky furniture as free surfaces make rooms look more spacious and add some neutral items or detail. This will make the home appear neat and bright, with the idea that any buyer can get a feel of what it would be like to live in your home, but not be influenced by your style. For neutrality set aside photographs of loved ones and hide traces of pets.

Use flowers, plants, blankets, and candles to make the home appear softer and lived in.

Make sure all lights in the home work. Don’t forget the candles also! Create free spaces around windows so that natural light comes in.

Exterior

Use outdoor furniture, including pillows, blankets, lanterns and plants to make the area look inviting.

Move the car out of the driveway.

Put away bicycles, garbage bins and any garden tools.

Use flowers and potted plants to enhance your garden area.

Keep your lawn tidy, grass cut and leaves swept away.

Hall & Entrance

A welcoming entrance is important when selling your home as in most instances it is the first space within the home prospective buyers will see.

Store away any items that are unnecessary such as shoes and bags.

Hang up any jackets, bags or clothing.

Add some flowers or a potted plant.

Try to avoid bare walls by putting up mirrors, a painting or framed pictures.

Bathroom

A bathroom needs to also be clean, fresh and tidy.

Store away all personal hygiene products.

Keep the bathroom counter and area around the sink clean and tidy.

Hang up neat looking towels.

Place your laundry basket, toilet brush and bathroom bin out of sight.

Keep the shower area free of body wash and shampoo bottles.

Use a scented candle, small plants and place some nice soaps to decorate.

A living room that appears spacious and welcoming will have more appeal to the buyer.

Avoid having big bulky furniture that will take up floor space.

Light the fire place if you have one.

Decorate the lounge with some cushions. Add a blanket/throw rug and books to make it appear lived-in.

Put all device remotes away and keep children’s toys hidden awa y.

Keep the counters and kitchen table clear of too

Keep the number of appliances on benches to a minimum and if possible, hide all appliance cords

Have a nice looking cutting board and a cook book

Bedroom

A place of rest and a sense of cosiness.

Make sure all beds are made, with fitted, fresh linen.

Use neutral colours for the bedspread, pillows and covers.

Set aside all personal items such as photographs.

Have all clothes, shoes and bags put away.

Store all children’s toys.

Laundry

Another area that needs to have clean surfaces and a fresh appearance.

Store away any laundry and/or wire baskets, and any detergents or cleaners.

Add a scented candle and have a neat looking, clean soap dispenser.

Keep the area free of clutter.
