Joshua Barry, a Senior Strata Manager at Netstrata will be assigned to Woolooware Bay Stage 4. With over a decade of experience in the strata management industry, Joshua has a wealth of knowledge and expertise to bring to the role. He is committed to providing exceptional service to the owners and residents of Woolooware Bay Stage 4, and his personalized attention and dedication to the community’s needs are second to none.

What is Settlement?
Settlement is the final stage in the process of transferring ownership from the vendor to purchaser. It is where the purchaser pays the balance of purchase price payable under the contract to the vendor in exchange for title ownership of the property.
The settlement process is facilitated by your legal representative and financier (if any).
Finance Application.
If finance is required to settle the apartment, now is a good time to start your finance process. The loan application process is now longer, and significantly slower. Please ensure you are working diligently with your financier to have your loan in place for settlement. We urge you to appoint a financier immediately if you have not done so already.
General loan application process:
1. Submit supporting documents and loan application to lender for preliminary assessment of your situation
2. Receive conditional approval or pre-approval
3. Valuer to complete bank valuation
4. Receive unconditional approval or formal approval
5. Sign loan contract
If you do not require a loan and plan to pay the funds in full, please ensure that funds are available by the settlement date.
Pre-Settlement Inspection (PSI).
Your pre-settlement inspection is scheduled before the completion of the contract, giving you the opportunity to inspect your new apartment. These inspections will be offered on a first-come, first-served basis. More detailed information will be provided closer to the inspection date.
This is your opportunity to do the following:
- Inspect your purchase prior to the contract completing to determine that you have been supplied what you intended to purchase.
- Take any measurements you require, such as the fridge and washing machine spaces, etc. Please ensure you bring a measuring tape.
Prior to your arrival, the internal development team will have already completed defect inspections in addition to the builder’s defect process. With this in mind we are confident that what will be presented will be to the highest
standard however one of our friendly customer success team members will record any additional defects should you wish. Where time permits, these will be attended to prior to settlement or shortly after.
If you are unable to attend a pre-settlement inspection, you can organise for a friend, family member, a building inspector or a nominated agent to carry out the inspection on your behalf. You will be required to fill in an authority form prior to inspection authorising your representative to carry out the inspection. Please note that each apartment is only permitted to one inspection.
Artist ImpressionBank Valuation.
Your financial institution will require a valuation to be conducted before they issue a final loan approval. Valuation access is anticipated to begin from September 2023. More details will be sent out closer to the date.
Please forward the below contact details to your financier to book in for valuation. We will also provide the valuers with a valuation pack and site entry requirements once a booking is made.
Please note that the apartment and lot numbers for your property may have changed, and our solicitors will be issuing a notice containing your new apartment and lot numbers closer to the access date. Please make sure you provide this correspondence to your financial institution and valuer.

Registration and Settlement.
Settlement will be triggered when title of registration and occupation certificate are received. Your legal representative will be notified, and you have either 14 or 21 days (as stated in your contract of sale) to settle the property upon receiving your settlement notice.
Please ensure your legal representative has your updated contact details to inform you in a timely manner.
Key Handover.
Once the property is settled successfully and confirmed by our solicitor, the keys and home manual will be available to be picked up via appointment only. The property belongs to you now and is ready for you to move in!
