New homes: open-plan mews in Rathmines Le Bas Mews project consists of four new two-storey, two/three-bed mews houses. Erin McGuire
A new development of four contemporary houses in Rathmines offers tranquillity within easy reach of Dublin city centre. The Le Bas Mews project consists of four new two-storey, two- to three-bed mews houses. The houses are phase two of Golden Horde Developments’ Effra Road project, the first phase of which was launched last November and consisted of three houses. The Le Bas Mews homes have an air of exclusivity, with a private, gated entrance in the heart of residential Rathmines. A restored stone boundary wall keeps the homes peaceful and secure, while a video intercom system allows for visitor access. The four houses, designed by OMF Architects, are identical at 100sq m (1,076sq ft). They are priced at ₏595,000. The houses are done to a contemporary design, with sand-coloured brick exteriors and sheltered carports to the front.
Inside, there is solid oak flooring throughout. The open-plan ground floor is naturally lit by a full-height bay window in the dining room and French windows in the living area which open onto the landscaped terrace. The living area also has a gas fire. The kitchens are equipped with solid oak worktops, integrated appliances and ceramic tiles. A guest WC and storage under the stairs completes the ground floor. Upstairs, the spacious master suite overlooks the back garden. A second bedroom and large study are situated toward the front of the house. The study could be easily converted into a third bedroom. Both bedrooms have built-in wardrobes. The main bathroom on the first floor has natural lighting and a digital shower and bath-filler. Sustainable design was the goal of OMF Architects and Kilkieran Building Services. The homes have energy-efficient A3 ratings due to triple-glazed AluClad windows, a solar heating system and green sedum roofs. The living roofs have a layer of soil and drought-resistant sedum plants that provide additional insulation
