pen houses have been a staple of the real estate selling process for quite some time. But in today’s technology-based world, a question remains: Are open houses still necessary?

Shrum said open houses also allow family members and friends to mention the open house to anyone they might know looking for a new home. She also added that a lot of times neighbors will stop by with the same intention. “Adding an open house to a listing will keep the listing high in search results,” Ryall said. “If you scroll through listings on sites like Zillow you will see that the houses that have upcoming open houses are at the top.” Add in advertising and signage, Ryall said, and you’ll catch the eye

Make laundry day more eco-friendly Protecting the planet is a goal for many people. Such a goal may seem like it should require a Herculean effort, but oftentimes the smallest and simplest efforts to protect the planet can have profound, long-lasting impacts.

Blue jeans and bath towels can take a long time to dry. When included among cotton T-shirts and other lightweight fabrics, jeans and towels can make it harder for these items to dry. This compels men and women to run their dryers for longer periods of time, thereby consuming more energy. Separate items when drying so lightweight clothing can dry as

“When a buyer opens the front door of a prospective home and walks into it, my goal as a stager is to make them visualize living in that home, on that couch or little Johnny playing in his room,” Moseley said. “It makes it easier for people to have the peace of mind that they can do it. in the home.” Moseley said one of the most important factors in her staging projects is demographics because they play a vital role in creating the proper atmosphere. “If it’s a child-friendly neighborhood then I know I need to add a nursery or playroom to the design concept,” she said. “If I know a prospective buyer likes a certain sports team, I’ve been known to add a mug or cup representing their team. It’s most certainly all about personalization.” Moseley said she works with both types of homes. With sellers whose homes are occupied, she provides a walk-through consultation where she makes suggestions: like new paint colors, removal of unnecessary furniture and minor updates like fixtures or curb appeal. She added that even the smallest change can make a home more appealing. “For occupied houses, it’s a bit more difficult because they’re in the beginning process of selling their home,” she said. “Moving furniture around and painting walls are usually the last thing they’re thinking about but once they realize the potential, they agree.”

For vacant homes, Moseley has a wide selection of furniture, soft goods and even art that she provides. She said she typically begins with the living room and the master bedroom, followed by the kitchen or outdoor space. “Staging has its many advantages,” she said. “Staging can decrease time on the market, it makes it easier for prospective buyers to visualize the property as their own and I’ve even heard it can have an effect on the buyer’s opinion.” Other benefits of a staged home include supplying a move-in ready home, standing out among competitors and staged homes are easier to market. Moseley said they also show better online. “Everyone is afraid of the term staging because they immediately think they can’t afford it,” she said. “But that’s not true. Sometimes it can be the smallest change that can make a big difference.” For sellers on a budget, Moseley suggested focusing on small improvements like new pillows, better lighting and fresh flowers. ccording to the National Association of Realtors, millennials are dominating the housing market more than any other age group. Millennials, 37 or younger, purchased roughly 36 percent of all homes between July 2016 and June 2017. But with current home inventory data sitting at an all-time low, many millennials are now facing reality; just as they’re ready to move out of their parent’s basements and into their first homes, the housing market has the fewest homes for sale on record. And those few that are for sale are priced at values unobtainable by most millennials.

Spring air conditioning inspections and tuneups are essential steps in system performance. Homeowners should not take for granted that a system that performed optimally last year will do so this year when temperatures climb. This maintenance may include cleaning the unit, checking controls, calibrating the thermostat, lubricating moving parts, checking refrigerant levels, tightening electrical connections, and clearing any clogs. Homeowners are urged to also change the filter at the start of the cooling season.
