Realtors: It’s a great time to sell your home By Winthrop Rodgers

The real estate market is hot in the Shenandoah Valley right now and is likely to stay strong for sellers through the summer, according to local real estate agents. “The spring market has sprung and we’re here,” says Wanda Himes, of Weichert Realtors in Front Royal. According to Heidi Rutz of Coldwell Banker in Front Royal, the market is “really encouraging.” While the February numbers are still being calculated, she is seeing average returns of 8.9 percent for January. “For real estate agents, 9 percent is the magic number,”

she said. Typically, it takes approximately 7 percent of the value of a house to sell it, while anything more is profit. Currently, inventory is generally low compared with the number of buyers, which is an improvement over this time last year, according to Shirley French of continued on page 4

Funkhouser Real Estate Group in Woodstock, who has been a broker in the area since 1999. Rutz sees low inventory stemming from two factors. First, more people are moving out to the Shenandoah Valley from urban areas. More significantly, more locals are looking to buy. Some are buying their first home and jumping up from a rental, while others are changing residences that they already own. Of the latter, some are in the market because their mortgage is no longer underwater, while others are retirees looking to downsize and are moving from rural areas to local towns.

“It’s only a short drive from DC, but still affordable,” she said.

In previous years, most properties were purchased by people from outside the valley, but, according to Rutz, the ratio of local to non-local is now closer to half and half, which she said she sees as a positive trend.

French also identified a trend of couples moving to the area from suburban Washington. While some relocate for their employment, many will telecommute, only driving into the city a few times a week for work.

According to Melissa Crider of Sager Real Estate in Strasburg, who has been selling real estate in the area for 15 years, the result of low inventory is that properties are now seeing multiple offers, a trend that benefits sellers.

Despite the focus on primary housing, secondary investment properties are still moving, though they are no longer the dominant focus that they had been in the past.

There are indications, however, that inventory may grow in the coming months as the weather improves and beautiful showing weekends increase. Rutz said that 39 new properties came on the market in the first month of March, while 74 properties were listed in the entire month of February. “What I’m seeing is that anything under $200,000 is moving quickly,” said Himes, “with interest rates in the 4 percent range depending on credit and type of loan.” Rates are anticipated to rise in the coming months after the Federal Reserve meets on March 15 and may reach 5 percent by the end of the year. At the moment, the market is dominated by primary, family homes, as opposed to secondary, investment properties. However, there is a fair amount of diversity of buyers who are in the market. Some, like Linda Holler of Holler Realty in Woodstock, are seeing mostly families from the area who are buying three-bedroom, 2-bath properties. These are mostly local Shenandoah Valley residents who are changing residences. Crider sees retirees moving to the area to be closer to their children and grandchildren in Northern Virginia.

The market for commercial properties is also running strong according to Holler, who has been selling real estate in the area for 46 years. Inquiries have increased in the past six months, with a lot of diversity in potential tenants, including large stores, restaurants, and offices. Furthermore, the market for land has heated up in recent months, as long as it is priced right, according to Crider. “There is a lot of land out there that is for sale,” she says. “But it is probably priced too high when combined with the cost of getting a loan for actual construction.” All of the agents who were contacted said they believed that these trends would continue through the summer. “Things are really encouraging,” said Rutz Holler noted, “The market is likely to really take off after tax time.” Crider said all of these trends will continue. “Especially with some newly constructed properties due to be completed.” Asked what brings people to the area and makes this market different, French responded, “It stands out for its beauty. It’s close to Northern Virginia and D.C., but people like it for its quietness.”

Maybe you’ve already sold a home or two. People tend to move more often than our parents did. There are a lot of things that go into getting the best possible price for your home, but the very first thing your home needs is curb appeal.

thing you need to do is to raise the beds with topsoil. Of course you have to do this before you plant. Plants do much better in raised beds, and the plants in the beds really stand out. In order to raise the beds around your house you do not have to buy expensive stones and build retaining walls. Just establish the outline of the planting beds, cut an edge into the soil with a spade, and fill the planting beds with approximately ten inches of good rich topsoil.

When a prospective buyer, or a realtor for that matter, pulls up in front of your home, they immediately form an opinion about your house. Fair or not, that’s what people do.

You’d be amazed at how much you can raise a planting bed without any type of retention.

You can have the most beautiful home in the city, but if prospective buyers don’t get a super positive feeling about your house the minute they lay eyes on it, they are going to enter and view the rest of your house with a negative impression.

Plastic edging. It’s expensive, a lot of work to install, and it never stays in place. You can cut an edge with a spade and your landscape will actually look better. Then you can make the bed a little larger any time you need to.

Fixing that problem is easy enough to do. When people pull up in front of your house there are two things they see. A house, and the landscaping in front of that house. If the landscaping is unattractive, the house will appear to be unattractive. Landscaping for curb appeal does not cost a lot of money, it’s simply a matter of making sure the landscaping is neat, with well defined edges, and colorful. else and bust out the sidewalk to the front door.

In front of the Hemlock you can use a bright colored evergreen like Gold Thread Cypress, but don’t use too many.

Builders put in the ugliest sidewalks in the world, and they usually are hard to maneuver as you walk toward the front door. Once you have the old sidewalk removed, let your imagination run wild.

Usually three is all you want. Around the backside of the same bed you can use a darker evergreen like Taxus or even a flowering shrub that you keep trimmed down low like Weigela. Lots of colors are fine, but don’t stagger the colored plants in your landscape, use them in groupings, and be careful not to use too many in any one grouping. When you use more than three of any colored plant they lose their effectiveness. You are adding them for contrast, and when used sparingly they look much better. There are lots of landscaping photos on my website that will give you a lot of good ideas. In front of a house I like to use an arc of medium height plants like Blue Girl Holly, then put a couple of taller plants behind the arc. When landscaping for curb appeal you want the landscape to stair step toward the house. In other words, the lawn is the bottom step, the raised bed is step two, low growing plants step three and so on. If you are re-landscaping an older home you probably should start with a sledge hammer before you do anything

Wildflower Oasis By Tresa Erickson

Have you ever caught sight of a patch of wildflowers growing along the side of a road? Lovely, wasn’t it? Have you thought about creating your own wildflower patch? Wildflower gardens are like any other garden. They take time to plant and cultivate into the mass of loveliness spotted roadside, but once they take off, you will have a lovely garden for years to come. While wildflowers are hardy and tend to grow without assistance, they do take some work to start. It is not enough to drop some seeds onto the ground like Mother Nature does roadside. You need a site with partial to full sun, and you need to prep the site accordingly. So, grab your garden tools and prepare to clear the area. How you go about clearing the site will depend on the size of it. If it is a small area, you may be able to dig out the weeds by hand. If it is a rather large area, you may want to mow it and cover it with plastic for a couple of months to smother the weeds or apply an herbicide to kill the weeds more quickly. When the area is cleared, you will need to till it and apply some herbicide spray. This will remove any weeds remaining. Then you can rake and level the soil.

Now you are ready to plant the seeds. Choose species native to your area. Wildflower seeds can be tiny, so mix yours with sand to make them easier to plant. Scatter the mix evenly across the site and rake it in lightly. Then water the area thoroughly and cover it with straw to keep the birds away. With regular watering, the seeds should germinate in 10 to 21 days and bloom in five to six weeks. To help fill in the garden and keep weeds at bay, you may want to plant some grasses. Hardy fescues, such as Kentucky 31 tall fescue grass, work well in wildflower gardens. In the beginning, you will need to weed and water your wildflower garden regularly, reseed it periodically and mow it down each fall. Once the flowers get established, there will be very little maintenance to keep your oasis intact. Add some benches, weed now and then, and enjoy!
