SELLING YOUR HOME? get rid of the clutter By Sally Voth

Delete the clutter if you're serious about getting the best price for your home, area Realtors advise. "Declutter as much as possible, make as much space in the rooms as you can with the furniture that you have, or get rid of a couple big pieces of furniture if it makes the room look too cluttered," Cindy Hawkins, a Realtor with Sager Real Estate in Strasburg, said. Box up items that aren't being used, she said, "so that the house looks bigger and shows the space. And, clean, clean, clean. [I] can't emphasize enough to clean and make it sparkle because the first couple of days of showing are the most important." If you have any vivid paint colors, it's wise to return them to neutral shades, Hawkins said. "People like grays and tans and light greens," she said. Hawkins said sellers in the Northern Shenandoah Valley don't need to break the bank getting their homes ready for sale. "When people come up from the Northern Virginia area, they expect the houses around here to be remodeled completely and looking like a brand new house because that's what they make them do in Northern Virginia," she said. Those Northern Virginia homesellers will put in new tile flooring and carpets, remodel their bathrooms and kitchens, and repaint everything. "They come into a real shock [when exploring houses here] because they expect us to do that here, but we really don't, we don't have to," Hawkins said. She said sellers may spruce up a bathroom some by adding a new cabinet, toilet and paint.

The Northern Virginia Daily If you are thinking of renovating before selling, kitchens and bathrooms should be at the top of your list, according to Hawkins.

"That's what [buyers] like to see modernized," she said. "You do get your most money out of your kitchens and your bathrooms. If you were to remodel, you would get that money back." Ron Nallon, a Realtor with United Real Estate, which is part of United Country, sells homes in Shenandoah, Warren and Frederick counties. He suggested potential sellers talk to their real estate agent first before sinking much money into any remodeling. "If it's a starter home, granite [on the countertops] probably isn't in the cards for the person [looking to purchase the house]," Nallon said. "If someone's really tight, if they will just make it as fresh as possible." Remove items from the home to create a perception of more space, he suggested.

"Don't paint purple throughout the house," Nallon said.

"If someone opens the closet doors, [objects] shouldn't jump out at people because then they will think there's no room in the house," Nallon said. "Delete, and clean up."

While Bobby Poff, who is with Johnston & Rhodes Real Estate in Woodstock, also suggested removing clutter before showing a home, he had another piece of advice.

He spoke of recent clients who "nailed it" when it comes to staging.

"It's down to the curb appeal when they first pull up," he said.

"She knew the carpeting needed [to be] replaced, totally painted everything in the house, put down tile floors in the kitchen and bathrooms," Nallon said. "Everything looks fresh inside and out. You just can't do better than that."

Landscaping goes a long way to making a home appealing. Poff also suggested that pet owners make sure there are no unpleasant odors in the home. These days, younger buyers seem to expect homes to be more turn-key, he said.

He also suggested keeping the walls neutral. "It seems like when they pull up

and they walk in, they want it to be ready," Poff said. "Like your foreclosures, that's where a lot of these sellers are making money because

no one really wants to go in there and do that [extra work. Younger buyers with decent jobs] want it to pop."

You cut your grass a few days ago, but already, it’s looking a little long. Darn! You trudge to the garden shed, pull out your mower, set the blades low and start chopping. Chopping? Yikes! If you want your lawn to look good, you need to mow it well. Proper mowing is essential to a healthy lawn, and timing is everything. When do you mow your lawn? Do you get up early in the morning and plow your way through the wet grass, never worrying about slipping, spreading disease or clogging up the mower blades? Do you wait until midafternoon when the heat will place you and the grass under a lot of stress? Do you mow in the evening when the sun has almost set and the grass is dry? Hopefully, you choose the latter when conditions for perfect for mowing. How do you mow? Do you start in the same corner and mow in the same direction each time? While you might appreciate the routine, your grass won’t, as it will soon grow in the pattern you have created. For straighter grass strands, mow in a different direction each time. This will also allow for a more even cut. How sharp are your mower blades? Mower blades are like knives. The duller they are, the more ragged cut they will make. Sharpen your mower blades often throughout the season for a clean cut.

Don’t try to make up for it by moving down your blade and cutting it shorter. The longer, heavier clippings will clog up the mower fast and leave many clumps on the lawn. Instead, cut the grass at the highest height possible and then cut it again at the normal height a few days later. Stick to the one-third rule and you’ll never have to worry about clippings. You can just leave them on the lawn. They will decompose quickly and fertilize the grass (they will not lead to the buildup of thatch as you may have heard). If you want to dispose of the clippings, you may do so but be careful how you go about this. Most city dumps will not take them. Consider using them to fertilize your garden or flowerbeds instead. As the growing season comes to an end, lower your mower blades for a shorter cut. This will retard the growth and reduce the chances of snow mold later. When spring arrives, take a day to clean up and make way for new grass. Remove any leaves and other brush that may have fallen onto your lawn during the winter that could smother the grass.
