BELFAST POISED FOR THE RETURN OF POLO IN THE CITY Following the sell-out success of last year’s inaugural Polo In The City, this exciting sporting and social event will return to Lower Botanic Playing Fields at Stranmillis Embankment on Saturday 25th August, raising funds for charity Mencap. As well as the on-field action, the day will boast a fantastic selection of hospitality, entertainment and VIP experiences. There will be a number of relaxed and stylish marquees available, including a Veuve Clicquot Champagne Marquee, where spectators will be able to relax and soak up the atmosphere of the day. Now an integral part of Belfast FASHIONWEEK’s autumn shows, the Diet Coke Design Award is back for the third year and fashion lovers across Ireland are once again invited to submit design concepts which, if successful, could appear on the catwalk in October. Budget haircuts create nine new jobs A leading Belfast hairdressing business is helping to create nine new jobs by expanding into a different segment of the hairdressing market. The ‘Junior Style Academy’ is the brainchild of Jason Shankey, who aims to create careers for the best up and coming hairdressers, whilst also helping families whose budgets have been stretched during the difficult economic climate. “We have spent over six months training our apprentices, free of charge, to help them become leading hairdressers, and they’re now ready to run the Academy”, said Shankey. “We’ve created a platform for them

to hone their skills so that they can forge a great future career in the hairdressing industry, and at the same time, families can use the service to save money on their hairdressing bills”. Over one million jobs have been lost to young people since 2007 and apprenticeships have been identified as one way to improve young peoples’ chances of gaining work. “We’re committed to helping young

people back to work by sharing with them the best skills available, and we’re committed to our community by helping to lower the cost of living”. ULSTER LIFE TALKS TO ADAM JAFFA FROM GENTLE DENTAL, LISBURN ROAD, BELFAST.

What was your first job? I did loads of waitering and bar work when I was younger. The first place I worked had great French cuisine, interesting customers and an eccentric Spanish manager who was either screaming or smiling. At the end of the night the whole kitchen and service staff would sit down together to eat and enjoy the craic. Good times. What does managing a dental practice entail? We provide everything from cosmetic dentistry to good quality general dentistry through to implants and complex work. Plus a special programme for people with dental phobia. So there is a big variety in terms of what each patient is looking for. I am the first point of contact for new patients and I liase with them as treatment progresses to make sure they are happy all the way through. The rest of the time together with my sister Lucy (she is the lead dentist here) we are thinking of ways to improve our service We want the patients to get the best results possible and to have a good experience along the way. The premises is designed to be relaxing and beautiful to be in. We have an art gallery on site so there are exhibitions and events regularly which adds colour. Its probably 50%customer care 25% organisation 10% forward planning 10% art related stuff 5%miracles -thats one a

month folks! How did you end up doing your current job? When I first started my Dad was the lead dentist here (he has recently retired ) and it was fairly clear that there could be ways to make the experience better for both patients and the team. Then I found out that there were dental practice managers courses in the USA. I took some courses and it went from there. In 2010 Lucy and I bought the practice from Dad so there is lots of new stuff in the pipeline. What qualifications and qualities does your job require? I had a super trainer/mentor early in my career who was amazingly encouraging and wise (Hi Mary). She talked a lot about how good quality dentistry could help with and confidence and wellbeing and also how it is the relationship with patients that matters just as much as the results. So I think its interpersonal stuff that is most commonly useful. I have a degree which I don’t use much in work and counselling qualifications which do help me support the phobic patients. It is important to keep up to date about the technical side of dentistry through courses and reading. Apart from that I think a bit of resilience goes a long way. Typical working day? We start early with a team

meeting at 7.45 to make sure the day ahead goes smoothly. Patients arrive at 8am. From then on its a constant flow of working with patients as we have 4 dentists and Ruth our hygienist on the go. In the evenings we might have a team meeting or lecture or an event on in the gallery. Its a very fast paced day and I love the variety in my work. What has been the highlight of your role to date. There are lots of little highlights with individual patients because you get to know people quite well. When you see someone really confident and smiling with their results there is a ripple of pride amongst the team who work very hard. People don’t always see it initially but modern dentistry can be quite exciting due to the possibilities of the treatments. So there are definitely hugs and high fives on occasion when a patient is really over the moon. More recently with our brother Jonny we have started redesigning the practice and gallery. Its turning out to be a lovely environment to share with patients which is great. What is the most rewarding thing about your job? We had a lady in recently who was not confident with her teeth at all. There was some advanced gum disease but she had been too afraid to deal with it for a long time. Her teeth were falling out gradually one by one. After a good deal of discussion and planning we found a way to get treatment done gently and


without freaking her out and she is now mid way through treatment and feeling much more in control of the situation, less worried and the results are coming. She has done something she probably thought she never could manage and we are getting rid of lot of bacteria that are not good for her general health and the gums are responding. New teeth are going into the gaps and the smile will be rebuilt to suit her. That kind of moment is very satisfying. Have you any new projects coming up?

Our free Open Nights have been going well since the start of the year. They are a chance of for people to check out what is on offer. Things change so fast in dentistry that often people are not aware of what is really possible and of course there are always questions about prices and payment options. The before and after photos of our patients plus some explanation and a Q and A session usually covers all bases. At the end of the evening if people have private questions or want to book an appointment thats no

problem. What is the best piece of advice you have ever been given? My Granny was a fantastic, caring woman. She was a great one for sayings and often quoted “A thing of beauty is a joy forever” by Keats. I think that has stuck with me. On a different tip my Dad used to say “Man has to sit for long time with open mouth before roast duck flies in!”

We have so many properties on our books which are ideal for investors wanting to buy now as a long-term investment for the future. If you have the funds to do so – property is undoubtedly the best investment choice at the moment, and there has never been a better time to buy. Capital values of properties are as low as they are going to get, interest rates are also at a historical low and demand for rental property still outstrips supply. The reason for the rental market being so buoyant at the moment is that the quality of accommodation available is so good – a better quality of accommodation attracts a better calibre of tenant – increasing demand.

There is demand for both – but don’t go to town. Keep colours neutral and use furniture that will wear well. Stipulate whether you allow pets or not – you don’t want your leather sofa scratched by little Oscar’s paws.

There are so many low price properties on the market at the moment – in all areas of the country. Always get a survey carried out on any property you plan to buy – this will ensure that your purchase is a sound investment and won’t end up being a money pit. Investors can expect to make a yield of 7-10% per year on top of the capital growth. This level of return would be difficult to find in any other investment. Property purchasers will see capital growth in the medium and long term making buy-to-let an investment where the yield is two-fold.

R������� For those buying a cheaper property to ‘do it up’ before letting it out shouldn’t do it blind. Do your research into the property. What condition is it in? Is it gas or oil? What state is the heating and electrics in? Do you need a team of experts in? This all costs money, so factor that in when you are doing your budget. Don’t assume you can do everything yourself.

L������ ��� P������� This is another common misconception. Don’t assume you can rent the property out yourself. Always use a reputable agent – it can save you a mountain of problems in the long run. An agent will handle all the viewings, carry out reference checks on any interested tenants, manage and formalise the tenancy agreement and advise you on the process throughout.

Patrick Colhoun N��� ���� ��� ��� ����� ���� U����� L���’� �������� ��� ���������. Damien Hirst has rarely been out of the press for the last couple of months. It’s all about ‘the most famous living artist in Britain’, in the words of the Tate. Their retrospective is the largest body of Hirst’s work to be shown in the UK and shows how strongly he divides opinion. Love him or hate him, he sure knows how to make money, a practice that started at college. Charles Darwent of the Independent said ‘Young British Artists were savvy. They knew about marketing. If curators refused them exhibitions, they curated their own: when no gallery would represent them, they opened shops and sold their work themselves.’ With a market crying out for something new, and benefactors such as Charles Saatchi giving it credibility, Young British Art was at that time a response to a market opportunity. I visited the Tate Modern the week before Hirst’s show opened. The signs were up and frenetic activity could be seen inside but I was spared the decision as to whether or not to part with my £14 and make the various parties even richer. I was there preparing for my exhibition with London based artist Darren MacPherson. The exhibition, ‘Conception’, is in two parts and works on the premise of two artists, two cultures, two cities, two mediums. Part one is in June, staged in London where Darren is based, in a new gallery which is part of a working factory in Greenwich. Part two will be in September and will be in my home town of Belfast. Darren has a growing reputation as a contemporary figurative artist whose acrylic and spray paint

works are bold and full of colour. He has exhibited extensively in London and Los Angeles and his style is the perfect foil for my dark sculpture. Of course with part one being London, it will be anything but traditional ceramics, expect to see piercings, latex and hosiery amongst other things as part of the work! Final touches are being done for my installation (pictured) for the Warning! Exhibition which opens on 25th May and for an outdoor installation in the Walled Garden in Bangor Castle which opens on 9th June. This is a group exhibition consisting of sculptors and artists from North Down and beyond including Lee Boyd, Sharon Regan and Andrew Cooke and is to coincide with Jubilee celebrations. I have not had much time to explore exhibitions this month, but one I wanted to see was Deepa Mann-Kler’s collaboration with photographer, Aidan Monaghan, who worked together to produce a series of photographs that respond to the history and experience of the former Maze/Long Kesh site. It ran alongside Martin Lynch’s play, Chronicles Of Long Kesh, in the Grand Opera House. Deepa explained to me that, not having grown up in Northern Ireland, she was able to offer a very balanced view of a locally contentious subject. Lasty, if you get the chance, catch my fellow Warning! artist Ciaran Magill’s solo show, Spooky Hypnotic at the Down Arts Centre during May.


Dee Craig Ulster life gives you an exclusive sneak peek at new works from Dee Craig and his latest collection “Linenopolis : Millies & Doffers” Israel, Spain and America, working with the Smithsonian Institute. Dee continues to dedicate a huge amount of his time to the community projects he is involved in, although within the last two years he has also become one of Northern Ireland’s most collectibe artists after a number of extremely successful exhibitions inside and outside the city. Dee is currently working on his brand new range entitled ‘Linenopolis Millies & Doffers’ telling the incredible story of Belfast’s strength & industry during an extremely difficult period in history. ‘Linenopolis’ will have it’s official launch in Cafe Vaudeville on the 28th June 2012 where everyone is welcome to come along and view this stunning range.

Born in Belfast, David Dee Craig is a self taught visual artist who mainly practiced his craft in and around community based projects working right across the province. Over the years the experiences gained within these projects has provided Dee with an excellent platform and helped develop him into the artist he is today. Dee feels very strongly that having such close relationships within the community has provided him with an invaluable insight into exactly who these people are and what they really appreciate as art. Dee was extremely privileged to be presented with the coveted top forty under forty award for his work and has been commissioned to complete projects at home with the Ulster Museum and as far a field as

ANDREW GORDON Andrew Gordon is an Independent Financial Adviser and owner of Ag Wealth Planning based in Belfast. Ag Wealth Planning advises both individuals and businesses on all aspects of financial planning including, mortgages, pensions, investments, protection and tax advice. After graduating from university with a law degree in 1997 I moved to London. I worked for Cheltenham & Gloucester in the Temple Bar area providing mortgage and investment advice to mainly solicitors and barristers. Whilst I enjoyed the job I realised that I wasn’t quite ready to make London my home and returned to Belfast after about a year. How did you end up doing your current job? When I worked in London I was dealing with mortgage brokers and financial advisers on a regular basis and I decided I would prefer to be doing what they were doing! I came home to Belfast and started an internship style job with a small financial advisory practice in Stranmillis while studying for my financial planning qualifications. Since then, I have worked as an IFA for several different firms before I made the decision in 2007 to set up my own business and I haven’t looked back since! What qualifications and qualities does your job require? All financial advisers are required

to achieve a benchmark financial planning qualification and can then choose to specialise in certain areas. We are then required, like many professions, to demonstrate an ongoing level of continued professional development often through further study. A university qualification is not compulsory but I have found my law degree has stood me in good stead when examining certain estate planning and taxation issues for clients. Qualifications aside, I feel the most important quality to have is the ability to listen and digest what the client actually wants and - most importantly - needs. What has been the highlight of your role to date? I have always admired people who run their own business so the highlight has got to be deciding to go it alone, and then actually setting up my own business. What is the most rewarding thing about your job? The job that I provide for the majority of clients at the moment is making sure that their pension is performing well and their pension provider is not taking too much in on-going management charges.

This part of my job is fulfilling as it is helping to secure a comfortable retirement for a client. However the most rewarding thing for me is helping first time buyers get a mortgage to buy their first home. Helping clients achieve better investment returns is all well and good but knowing that a couple is genuinely happy because they can buy their first home together makes you feel great. What is the best piece of advice you have ever been given? Work hard at everything you do but always remember to stop and smell the flowers along the way. Have you any hobbies? I’m a typical bloke and love sport. I don’t play so much any more but I like to stay active and try to get to the gym about five times a week.
