The villa design, located in a three-acre garden, follows the outlines of the former residence, which was demolished to make place for the new house. The plan divides the garden in two sections: an intimate area for the residents, and an adjacent open area that follows the path of a small village road. The main part of the house has two levels, which are connected by a large central space, created by pushing individual rooms outward. On the ground floor this space contains the living room, which has large windows that connect it with both the inner and outer gardens. The light grey travertine stone wall and floor extend onto the main terrace outside, with a swimming pool. The interior of the upper floor is characterised by the dark wood floor and ceiling. Large windows at the end of the elongated space create a visual extension with the garden. A series of spaces connected by a long corridor expand the house, from the main area around the inner garden, into a private spa. One small remain segment of the old house, in neo Romanesque style, provides a subtle contrast with the modern design of the new residence. The walls, including the statues set into niches, are painted black. The external design is dominated by boxes protruding out from the main volume, with walls framing the large windows clad in matt white Corian.

Decisive for the design of Villa Z are the forest edge on the east side and the free view over the meadows on the southwest side. Along with the urban prescription for a more classic building outline, these environmental factors have been shaping the design of the house. The program of the house is divided into two building volumes, between which the sheltered “outside room” is located. The ground floor of the house, continuing into the terrace, is slightly elevated above the ground level, positioning the house in the wide landscape. The facades at the forest edge are relatively closed, unlike the facades overlooking the meadows. This contrast is enhanced by the dark color of the outside walls and roofs versus the light color for the terrace and adjoining exterior walls. In the organization of the residential building, the kitchen has a central position. The living room, kitchen and study are separated, but by opening the sliding doors between the rooms and the terrace one large living space can be created. This design gives the home a lot of freedom in layout and use. On the first floor, the rooms are more intimate and the bedrooms are accessed from a central corridor. Six skylights bring in a lot of light and offer great views of the surrounding landscape from every room. © OZ

We have worked with private equity and we have designed villas. We even made a house in the Caribbean but this is the first villa for a private equity in a tropic location. To design a villa without direct contact with its future inhabitants or a clear budget felt a bit strange but it made things also a lot less complicated. The house is designed for The Sandt Company on the island Exuma one of the islands of the Bahamas. The plot, although relatively small with around 1100 m2, has direct access to the sea and an incredible view. We wanted to give it an explicit identity like a small version of the John Lautner houses, one of our favourite architects. Its angled walls give the house a form resembling a diamond, a likeliness the client used to name the project. The walls, all made of smooth concrete, continue in the partition walls of the plot, turning the outside into a series of intermit spaces. Garage and guestrooms are situated on the ground floor. A hall cuts through the floor connecting the two part of the garden. The main living and sleeping space of the owners is located on the first floor, allowing a unlimited view over the ocean. Most important is the large terrace together with the pool probably the place one will hangout most of the time enjoying a sunset and a daiquiri close by. Š OZ

To the east of Amsterdam in lake IJsselmeer an urban development design was made, projected on an artificial archipelago: IJburg. The plan divides itself into a number of islands, each worked out by a different architect. On the Kleine Rieteiland the supervising architect is John Bosch. The office designs 8 out of the projected 140 villas themselves, as a test case for the principles of the urban plan. The design attempts to convert the programmatical and spatial potential of the urban development plan into a specific architectonic experience without thereby fixing the programmed interpretation. The 8 villas consist of three floors, each with its specific spatial characteristics. The ground level has been condensed to a maximum, an introverted space: ‘coming from your business to mind your own business’. Two patios have been cut from the volume, one for the car and one for the terrace. The ground level has been divided into two. One large space containing the kitchen, dining and living areas, stretches out over the full length. The other area contains a series of large rooms and a patio. A staircase connects the ground level with a ‘glass’ room on the first floor. The sunroom, in the middle of a grass roof, offers views over water and the Diemerpark. Above this glass space rests a closed volume, an introverted space which withdraws itself from the rest of the house. Through its round window one has a view of the park and the famous Dutch skies.

In Finca La Monja, Murcia in the southeast of Spain OeverZaaijer architectuur en stedebouw has designed 21 villas. The total area of the plot equals 46 hectares and is split into 21 plots of about two hectares each. Each plot may hold a detached villa with a maximum floor area of 300 square metres. The borders of the plots are set. One is free to place the villa on any chosen spot within the plot, taking into account factors such as soil quality, accessibility, view and position towards the sun. Paths within the project guide you along forests, almond groves and the smell of rosemary. The area is quite hilly and offers various views over the valley and miles of unspoiled nature Š OZ

and mountains. Finca La Monja borders a nature reserve that is ideal for hiking, biking and horseback riding.
SUSTAINABLE LIVING Corporate Social Responsibility “Mindful usage of water and energy in this sunny area is a must; this is in many ways reflected by our design. No large swimming pools, collection of rain water and usage of solar panels are a few measures that are integrated in the design. Usage, next to consumption, is an important factor in determining sustainability.

What started out as an assignment to remodel a weekend house of the late sixties ended up in a full- fledged new design for a beach house. The organization of the space and the size of the rooms in the original building were limiting the possibility to create the beach house the client endeavored. The relation with client goes beyond this project, we did a complete renovation of their house in Curaรงao in 2012. This made it easier to convince them of benefits of a completely new design in which we could create the space and experience they desired for just a little more than a complete renovation and extension would cost. The location is beautiful but has two major challenges. Firstly, the wind, so necessary for comfort in the Caribbean, comes from the opposite side from where the view/beach is. Secondly, the view/beach is on the west side, the side where harshest heat radiation is in the afternoons due to the direct sunlight. We approached the design as a task to create different areas with different levels of privacy within the boundaries of the premises. You can identify a reception area from which you can go to a formal entrance or continue to the back entrance. The formal entrance is created by masking the view of the beach with a wall which at same time creates the desired privacy for the sun terrace.

Next to the sun terrace you have the covered terrace which is protected from direct sunlight by custom- made sunscreens. The sunscreens make it possible to enjoy the waterfront view for a grant part of the day while sitting in the shade. The south side of the terrace is enclosed by a perforated wall which doesn’t block the view but still gives the desired privacy towards the neighbors. On the rear side you have the informal entrance which is created by making a covered terrace partially on top of the existing cistern. This smaller terrace is ideal for an afternoon nap away from the sun but in the eastern breeze (or as we say in Papiamentu: sinta pariba di kas). The rest of the space is used to create the livingroom, two bedrooms, two bathrooms and a storage. By creating a living room that runs from the back to the front with big sliding doors on both sides we can guarantee the cross ventilation in the livingroom but also on the terrace which faces west. By adding an elevated roof with shutters between the two roof levels we even made sure that there
is proper ventilation possible when the rear sliding door is closed for instance for privacy reasons. This elevated roof also makes ventilation of the house possible when all doors are closed ensuring direct comfort when you enter the house. Big openings are protected by roofs to prevent direct sun radiation. The rest of the openings are much smaller but big enough to guarantee proper ventilation of the bedrooms and bathroom. The roof is covered with a white roofing membrane to minimize the heat absorption. The roof is also insulated to prevent it from harvesting heat during the day and radiating that back out at night. The down spouts of the roof are all directed to the existing cistern in which the water is collected for the watering the tropical garden. All in all, we have created a state-of-the-art beach house built by local craftsman with a high level of sustainability.
