Reach for the Top OHBA’s Conference celebrates our industry’s triumphs and achievements BY JOE VACCARO OHBA’S MEMBERS enjoyed a fantastic
three-day conference at the Deerhurst Resort in Huntsville. It was the first time in many years that our association ventured to that part of Ontario for our fall conference, and thanks to the enthusiastic efforts of the host Haliburton County Home Builders’ Association and our growing list of sponsor-partners, it will go down as one of our best conferences ever. A highlight of the event was the sold-out Awards of Distinction gala featuring the finalists and winners in our 39-category awards program. Celebrating the innovation, creativity, technological, design and marketing advancements of our builders, professional renovators and their teams, the awards offer an opportunity to honour the successes of our industry. There were lots of congratulatory handshakes, high-fives and hugs that night for the ultimate winners from across the province and they are all featured in this annual Awards edition of Ontario Home Builder magazine. Next year, we will celebrate the 25th anniversary of our awards program and are already planning for that milestone. Our annual conference is also an opportunity to acknowledge our members, local associations and volunteers for the time and effort they put into our organizations, their own communities and their businesses. From Thunder Bay to Windsor and from Ottawa to Toronto, our members and our volunteers are the backbone of our association and the key to OHBA’s advocacy efforts at Queen’s Park and among stakeholder groups. But it’s never an easy

task to determine who will receive special recognition through our awards program because OHBA has so many members who are worthy of special commendation. And that’s a good thing, as it speaks to the depth of commitment and engagement that we enjoy among our membership. But there is always room for improvement, and that was the message of OHBA’s newly elected president, John Meinen, in his address to members at the Annual Meeting of Members and the President’s Gala. John challenged each local and member company to grow their membership base. “My message is: ‘Be a member and help pay the freight,’” John noted. “We need members and potential members to understand the importance of what we do at OHBA. We also need them to understand how getting involved can not only help their business and OHBA, but help themgrow, learn and benefit personally.” John has experienced such growth. Whether meeting with politicians, government staff or other local association members, stakeholders and community leaders, these experiences have enriched his life and presented countless opportunities. I urge you to accept John’s challenge to grow our membership, get involved and be engaged at your local association level, with OHBA and your community. And please enjoy this edition of OHB, which celebrates the triumphs and achievements of our most important resource: our people. OHB

DEERHURST RESORT in Huntsville provided a magnificent setting for this year’s Ontario Home Builders’ Association Annual Conference. But as stunning as the backdrop may have been, the presentation inside was no less memorable. Featuring the Awards of Distinction and President’s Gala, the annual extravaganza provided another three days of exceptional opportunities for OHBA members to connect, review some of the industry’s latest products and services and absorb presentations from expert speakers regarding the residential home building’s most pressing topics. But it was also a chance to celebrate our own—those individuals and companies whose level of excellence in design and service over the past year deserve special recognition. Representing more than 4,000 member companies and driving Ontario’s economy to the tune of $45.6 billion—including $19.6 billion in residential construction and $26 billion in renovations—the critical role played by OHBA cannot be understated. But as much a part as many of this year’s award winners have played in the association’s continuing success, many more new members are required to help power that engine, stresses OHBA’s new president, John Meinen. Beyond helping to carry the load, those future members will provide the expertise, innovation and inspiration that will also help take this industry to the next level. COTTAGE L I FE Designed for baby boomers who like to entertain, this corner lot promotes open spaces inside and out and features a high-pitch roof with a series of gables and bump-outs creating an open cottage feel. Rotating off the kitchen hub are four separate living areas: a formal dining room, covered porch, servery and rec room. The foyer’s vaulted ceiling, along with the custom entertainment unit around the fireplace, present instant architectural detail, while the interchanging blue and white horizontal siding, shakes, stone skirt, 8’ high double front doors and porch columns on stone pedestals all emit a welcoming aura.

A skylight above a circular opening to the second-floor hallway brightens the house core. Coffered and cathedral ceilings were incorporated in all new bedrooms, with the master featuring an open balcony and breathtaking ravine view.

T H E R E N O : Taking advantage of an unused dining room, the wall was opened up to create space for two kitchen islands: one for meal prep, including the dishwasher and sink; the other large enough for 14 to dine at. The wall removal also allows the morning sun to stream in from the side of the house through the old dining room to the kitchen. Even the grocery bill has been reduced, since the walk-in pantry allows the homeowners to better know what is on hand.

T H E R E N O : In transforming a dark, cramped area that was sensitive to extreme temperatures, Lagois constructed a small addition and reconfigured existing space. Since AC was not an option, natural light and airflow were improved by replacing an inefficient solarium with usable space, several windows and expansive 8’ patio doors. 48

T H E G O A L : Improve an awkward kitchen layout without disturbing a recently completed bathroom. T H E R E N O : A poorly designed 1980s reno had relocated the basement stairs and made the kitchen a dysfunctional maze with awkwardly placed columns and doors. With a small one-storey addition, reconfiguring the stairwell and removing some columns, the new layout became highly efficient, providing over 20’ of built-in storage on one wall alone. T H E R E N O : Seemingly lost in time, the previous master ensuite had pink carpet, a pink marble corner tub surrounded with mirrored walls, gold faucets and a retro-style vanity. Taking it down to the studs, the room was reframed to remove the angles left from the corner tub. The linen closet was relocated, making room for a 12’ vanity with double sinks, makeup table and freestanding tub. The shower is outfitted with digital valves and thermostatic controls, and the existing boudoir was removed, making room for a fabulous California-style walk-in closet.

A wall-mounted toilet and vanity in a grey-toned woodgrain create storage space below while also making the room feel larger. Clean white subway tiles in a staggered pattern blend well with the accessories, while a trough-like sink and simple chrome faucet add some sparkle to this $11,000 project.
T H E G O A L : Update the upstairs bathroom on a limited budget. T H E R E N O : Staying on budget meant the existing footprint remains, with more spent on finishes and fixtures in this $11,000 reno off the Rideau Canal. That said, two sun tunnels required onsite maneuvering from an experienced roofer and carpenter. Warm, neutral tiles in the shower/bath surround are offset by a larger rectangular tile that adds depth, with custom niches designed into the half wall—a huge improvement from the previous glass block wall.

The Stittsville company has been honoured with the Greater Ottawa Home Builders’ Association Housing Design Award for Renovator of the Year six times, including back-to-back wins in 2014 and 2015. At the Ontario Home Builders’ Association Awards of Distinction held in September, the company reached another milestone, taking home its first provincial Renovator of the Year title. Building an Empire Relaunched in 1993 and rebranded last year, a combined family partnership continues to spread its wings across Ontario BY TRACY HANES WHEN PAUL GOLINI JR. and brothers Andrew and Dan Guizzetti
launched Empire 22 years ago, they brought a bold new vision to a business that had been started by Golini’s father and the Guizzettis’ uncle. Paolo Golini Sr. and Andy Guizzetti had formed a company in 1986 to develop land in the Dundas, Ontario area. But when the younger Golini and Guizzettis joined the business in the early 1990s, they wanted to create an innovative land development and building company that would take the process from start to finish, beginning with market research and raw land development, to community design, to construction to customer service. In 1993, the business was relaunched as Empire Communities. But Ontario was in the throes of a recession and the three young men had to temper their dreams with hard reality. They pitched in to work as labourers and site supervisors, swept floors at new ohba.ca
houses, decorated model homes, delivered oil to housing sites and acted as couriers. Perseverance and patience won out and the vision unfolded. Empire has become one of the province’s top builders of master-planned communities, constructing more than 10,000 singlefamily and high-rise homes across Southwestern Ontario and the GTA over the past 20 years. Recent efforts, such as Empire’s Eau Du Soleil waterfront community, helped the company earn Ontario Home Builder of the Year honours at the Ontario Home Builders’ Association 2015 Awards of Distinction. Eau Du Soleil was also awarded Best Website (Builder or Renovator) and Best High-Rise or Mid-Rise Project Sales Brochure (4+ storeys), adding to the nearly 100 domestic and international honours for design, marketing and sales excellence the company has garnered. “Definitely all awards are good, but this one (Home Builder of the Year) is special,” says Golini, Empire’s executive vice-president. “First, colleagues and peers in the industry who know a lot about the newhome building industry are giving us this award. Being recognized in your own industry for excellence is a great thing unto itself.” It’s also a testament to the Empire team and how much the company’s 300 employees are dedicated to what they do, Golini says. “Everyone cares about doing a good job and it shows. We didn’t win Perfect Builder of the Year, we won Home Builder of the Year. It’s not about the building the biggest house or the most houses or about having the best design, but about doing a lot of little things right.” While many builders concentrated on Toronto and the immediate surroundings, Empire took a chance on places such as Brantford, Binbrook (in the Hamilton area) and Breslau (on the edge of Kitchener) before the Greenbelt legislation came in. Those sites weren’t affected by the development restrictions the legislation imposed and this allowed Empire to create large master-planned communities and play a leading role in the ongoing evolution of those areas. At the time, those communities may have seemed like they were in the middle of nowhere. But Empire recognized that all were within easy commuting distance of larger urban centres such as Kitchener/ Waterloo, Hamilton and St. Catharines. And they offered buyers more affordable housing costs than in the GTA since land costs were lower. “We’ve grown to be a regional builder and we aren’t afraid to go into areas that have been overlooked or that other developer-builders may not have wanted to risk going into,” says Golini. Empire continues to build low-rise communities outside the 416 area code and has just launched Avalon in Caledonia, 10 minutes from the Hamilton airport. The master-planned community will eventually have more than 3,300 homes. T he company is a lso the largest Energy Star homebuilder in Southwestern Ontario and one of the only to offer Energy Star certification as a standard for all its single-family homes. “We are always trying to go beyond Energy Star,” ohba.ca
says Golini, “and our strategy is to keep a step ahead.” Empire also became one of the first low-rise builders to embrace high-rise construction in 1997 when it developed Empire Place on a piece of land it had held for years in Richmond Hill. The best condo consultants were hired, from the architect to the surveyor, and the partners used the experience working with those experts to educate themselves about condo building. Now high-rise projects constitute about half of Empire’s business. While its low-rise sites are outside the 416 area, it moved into the GTA market with downtown projects including Fly, Schoolhouse and Modern, as well as the Continental and C-Condos in North York, and Rain in Oakville. Its latest condo projects include Senses in Oakville, and Eau Du Soleil, a project that will be a flagship for Empire. One of Canada’s tallest waterfront condos, it will be “a high-rise city” with 1,285 units, while rising to 700 feet, with two towers connected by a series of cascading terraces. In 2016, Empire also plans to launch “an incredible project” in the coveted Yorkville neighbourhood in Toronto, Golini notes. Last year, the company underwent a rebranding to mark its two decades in business, engaging its executives, employees and homebuyers in the exercise. It dropped ‘Communities’ from its name to become simply ‘Empire,’ while creating a new logo and adopting orange—“an optimistic colour”—as the signature colour of its brand. Golini says the rebranding was about looking forward and constituted “a reaffirmation of what we do and why we do it; what made us who we are. “We know there’s a lot of growth ahead of us and we strive for continual improvement,” he says. “We know we aren’t perfect, but we always try to be better at what we do. We feel there is an opportunity to design communities outside the GTA and to bring home ownership to those who perhaps haven’t had the opportunity before. We are always looking to bring good design and affordability to our communities.” Golini said he and his partners are grateful for the foresight that his father and the Guizzettis’ uncle provided, something that has helped to shape the company and create its positive corporate culture. “Dan, Andrew and I have a great partnerohba.ca

ship and we’re totally aligned to our commitment to excellence. We all bring our different strengths to Empire and we have been able to create a culture that still has a family approach,” says Golini. He said building a successful corporate culture starts at the top, and all three partners are fully engaged in the company. “We strive to work as hard and to be as focused as the first day we started here,” says Golini. “We still have passion and enthusiasm and it’s about passing that energy down. (Each of us has) done every job in the company and we appreciate every job that has to be done.” Empire employees are active volunteers who have participated in fundraising initiatives, including Habitat for Humanity, a $250,000 sponsorship to Brantford’s Wayne Gretzky Sports Centre, a $33,000 donation to David Hornell Jr. School for an outdoor classroom and $40,000 to the Brantford Home Builders’ Association Annual Luncheon. Empire has also initiated a Heroes program to recognize everyday heroes such as police officers, firefighters, paramedics, doctors, nurses, Armed Forces members, reservists and veterans. Those individuals are offered a 2% discount off the purchase price of a new Empire home. And for every home that is purchased, a $1,000 donation is made to a local hospital “Our philanthropy stems from the fact that we are community builders, and when we go into new areas it’s important to get to know the community, as we’ll be there for 10 to 15 years,” Golini says. “We start as outsiders but, over time, we become locals and understand the local cities and communities. We always get involved with the Chamber of Commerce and we make donations to local hospitals and community centres. And we go right down to the micro-level and sponsor hockey and baseball teams.” That type of involvement can require some creative scheduling, Golini explains. “Because we are so spread out (in the areas Empire develops and builds in), we divide and conquer. We might have one staff member going to the Chamber of Commerce meeting in Oakville, one going to a children’s charity in Niagara, and I’m going to a hospital foundation charity somewhere else. It’s a lot of ground to cover, but it’s part of what we do.” OHB ohba.ca

special weight. “I was definitely surprised and appreciative. It’s nice to be recognized in that category, because it’s a vote by the populous,” acknowledges Marz Homes president Dan Gabriele, whose firm claimed the second annual People’s Choice Award at the Ontario Home Builders’ Association’s 2015 Awards of Distinction for its South Coast Village development in Crystal Beach, a coastal-inspired resort community on the northern edge of Lake Erie. Features of the 71-unit development, which was built upon the former Crystal Beach amusement park car lot, include a clubhouse, swimming pool, tennis courts, shops and access to a private beach. Another lure for buyers is affordability, with prices beginning at just under $300,000. But it’s the successful marriage of architectural concept with the attractive Crystal Beach location that has struck a chord for voters. “You walk up the street and think, ‘Hey, this is really cool.’ It’s just such a departure from what we do every day,” says Gabriele. “I think it’s because the community matches the natural feature, which is the beach. Everybody loves to be able to enjoy that natural amenity. And the feel of the whole community revolves around it. But whereas Crystal Beach used to be the Muskoka for Americans, in the last while we’ve seen Canadians migrating there now and reclaiming their recreational community.” Gabriele and company, however, had to be steadfast in their approach to the development. “One of the things we did, and we’re glad we did it, was to fight the market,” says Gabriele. “When South Coast Village first opened up, the market came to the site and basiohba.ca
cally wanted the cheapest house possible with the largest garage possible. We said, ‘No, we’re not going to do that. That’s not our vision for the community.’ We wanted to stick close to what a coastal community looks like and wanted to recreate that feel. At first it took a while to get that through to the market, but eventually people recognized the benefit of the features of what we are offering. “And the municipality was incredibly cooperative,” notes Gabriele. “It is a little bit different down there, where you’re into large lots, like 60’x150’. What we were proposing was not quite as deep or large, but at the same time with a lot of architectural styling of a coastal community. We had to do a lot of revisions to the existing zoning bylaws to accommodate the type of community that we were envisioning, which was basically large porches and sidewalks being very close to the street. “This is the way we’d love to do any type of community,” Gabriele continues. “The Town of Fort Erie wasn’t tied to these old engineering standards, where you need a trench here and massive boulevard there to make sure everyone has enough space for their utilities. We discussed what we wanted and they were readily adaptable to new designs we envisioned.” The community is attracting a mature move-down market, but also some younger Niagara crowd, Gabriele notes. “There’s great value down there, but also a different lifestyle and a different world. It’s more of a smaller, relaxed, walkable community with lots of natural and commercial amenities. And you’re only 90 minutes from Toronto in decent traffic. And if you wanted to go to Buffalo to catch a Sabres or Bills game, or to catch a flight out of Buffalo, it’s a short drive.” OHB ONTARIO HOME BUILDER AWARDS 2015

Recipe for Success A lot of ingredients went into the making of Doug Tarry’s Member of the Year award BY ALISON KING FOR DOUG TARRY JR., homebuilding is more than a career, more than a passion; it is a family tradition, started by his father and carried on with pride by the next generation. But it was a circuitous route by which Tarry arrived at his 2015 OHBA Member of the Year award. The Tarry family has played a vital role in shaping the city of St. Thomas, both figuratively and literally. Doug Tarry Sr. founded the family firm in 1954 and built thousands of homes as the city’s population exploded with the opening of the Ford assembly plant in the 1960s. He later served as mayor of St. Thomas from 1980-1985. The younger Doug Tarry grew up working in the family business alongside his siblings, but decided to pursue another path. He graduated from the culinary arts program at Fanshawe College and spent eight years working as a chef throughout Ontario and Alberta. “Our dad always wanted us to find our own way,” says Tarry. “One brother did go straight into the construction industry. My sister and other brother both became teachers. I decided to study culinary arts and became a professional chef.” The death of his father in 1993 led Tarry to return to his roots as he and his siblings all moved home to help their mother with the company. He quickly became deeply involved with another of his father’s passions—hockey. The family acquired the London Knights and the London Gardens arena, launching a revitalization of the city’s downohba.ca
town area that later led to the construction of the John Labatt Centre. Tarry next turned his attention towards the marketing side of the family’s home building business and discovered he had a talent for home design, despite having no formal training in the field. As the director of marketing and lead designer at Doug Tarry Homes, he helped the company earn its reputation for quality construction, outstanding customer service and eco-friendly designs that led to it being named Energy Star Builder of the Year in 2007 and 2012. Tarry became an active leader within the industry as well, serving three terms as president of the St. Thomas-Elgin Home Builders’ Association and being named OHBA president for 2011-2012. He is the Chair of the OHBA-EnerQuality Technical Committee, a builder-member on CHBA’s Net Zero Energy Council, has served as a member of the Ministry of Municipal Affairs & Housing Building Code Conservation Advisory Council since 2010, and a member of OHBA’s Code and Construction Guide for Housing Steering Committee. Tarry has championed many builder issues concerning the Ontario Building Code and chaired a joint working group to provide recommendations to the Ministry regarding energy efficiency requirements for housing as of January 1, 2017. That resumé and more helped Tarry earn honours as the Association’s Member of the Year during OHBA’s Annual Conference and ONTARIO HOME BUILDER AWARDS 2015

The home building industry is doing things voluntarily to move the industry forward and we should all be proud of how many positive changes we’ve made that make the industry a better place to be. We should all be proud of these accomplishments and let everyone know what we’re doing.” “Doug Tarry has dedicated himself to our industry and our associations, and continues to be an active advocate for our industry,” said Ontario Home Builders’ Association President John Meinen when presenting the award. “He has championed many builder issues on the Ontario Building Code. Also noteworthy is Doug’s devotion to bringing the message to local associations about OHBA’s activities. As OHBA president, he coined the phrase ‘locals first’ and ensured the success of that mandate, which inspired subsequent association presidents to build upon that idea. “Doug is always willing to lend support to our association, whether it is travelling to a local HBA to present an update on code issues or volunteering as a speaker at our builder forum or conference,” added Meinen. “He has been a long-time industry champion and consistent leader within his local, provincial and national association. Doug lends his talent and expertise wherever and whenever asked and continues to play a significant role in the success of our organization. He is proudly carrying on the tradition of excellence started by his father and is truly a deserving recipient of our Member of the Year award.” Tarry was visibly moved during the ceremony. “This award is just an incredible honour. I was floored to hear my name,” he says. “It’s an affirmation of how much all my hard work has meant to other people; it’s very humbling. The number of people cheering when my name was announced was overwhelming. I don’t think I’ve ever been hugged by that many people in one evening before. I’m proud to have made a positive contribution to our industry. I try to do the same with work as my dad always told us when we were kids on canoeing trips in Algonquin: ‘Always leave your campsite better than you found it.’” Mission accomplished: OHBA is clearly a better place for Tarry’s involvement. Association along, but each year one local association is recognized for pulling beyond expectation. This year, the Building Industry and Land Development Association (BILD) gets the nod. It’s the second such award for BILD, which, under the direction of president Bob Finnigan and the late Stephen Dupuis, was similarly honoured in 2009. “It was Stephen’s quest to establish more credibility and integrity for our industry by building relationships and educating the public, our customers and our municipal and provincial partners about the industry’s passion and dedication to professionalism,” noted newly minted OHBA President John Meinen during the OHBA’s 2015 President’s Gala last month at Deerhurst Resort in Huntsville. “And through that, BILD continues to use their ‘sledgehammer’ to support the work of smaller associations like Stratford. Stephen’s motto—‘It’s one big party and everyone is invited’—continues under the young but fire-cracker leadership of Chair Steve Deveaux and president and CEO Bryan Tuckey.” Among the past year’s highlights, the association—more than ohba.ca
1,450 members strong—“has been focusing on changing the conversation on development, building and renovations issues in the GTA,” said Meinen. “Through their Toronto Star Civic Awareness campaign, started in 2012, they have engaged, educated and informed millions of readers on topics such as Building a Home from Dirt to Door, to their Breaking Ground series. “The 2015 campaign focused on creating complete communities through the ‘Live, Work, Play’ theme of Ontario’s Places to Grow Act. This year BILD successfully defended a 2009 OMB development charges appeal that resulted in over $35 million saved for homebuyers. And we expect that this key win at the OMB will have a ripple effect in communities across our province that currently levy development charges.” BILD has also made a major impact within its own communities through its partnership with Habitat for Humanity. Since 2003, the local, with the support of hundreds of its members, has raised more than $825,000 dollars for Habitat and helped their 12th Habitat family realize the dream of home ownership. The 2015 Habitat week dedicated a week of activities in raising more than $60,000 through three events: ONTARIO HOME BUILDER AWARDS 2015

BILD’s annual Race for Humanity, a charity BBQ and Stephen’s Ride for Humanity. The sixth annual Race for Humanity saw 23 teams of members compete in a scavenger-hunt fundraiser around the City of Toronto. Teams had to channel their inner-architect to build a structure taller than the shortest team member, score high at balloon archery and win a sumo wrestling match in a public park. The event, presented by the Toronto Star and In2ition Realty, has been recognized with international awards numerous times since its inception. “From DCs to the Condo Act, the Construction Lien Act and coordinated land use planning, BILD is at the table supporting and enhancing OHBA’s advocacy efforts,” Meinen continued. “And as big as they are, they are still growing, adding 35 new members to the OHBA this year.” “This award is a testament to the hard work of our members and staff,” says Tuckey. “Through their efforts BILD improved the reputation of our industry and was successful on numerous advocacy files. We also helped future new-home buyers save money through our hard-fought battle on development charges methodology, or as we like to call it, ‘the new neighbour tax.’” “When I started volunteering in the association in a meaningful way, I remember sitting in our friend Stephen Dupuis’ office, and one thing he said to me was, ‘You will not be surrounded by a more passionate group of people in your life,’ and he wasn’t wrong,” Deveaux, who also serves as the V.P. of Land Development for Tribute Communities, noted after receiving the Local of the Year honour during the President’s Gala. “Under Bryan Tuckey’s leadership, our industry and association have gone to another level. Bryan has done an incredible job continuing to motivate our team. “I’m proud to be associated with such a passionate group of industry professionals whose hard work and dedication brings so much value to both our industry and our cities,” adds Deveaux. BILD’s economic impact on the GTA cannot be underestimated. According to 2014 data from Will Dunning Inc. Economic Research based on data from Canada Mortgage and Housing Corporation and Statistics Canada, BILD members were responsible for 30,077 new housing starts last year; 155,300 jobs in new-home construction, renovation and related fields, as well as $8.6 billion in wages and $23 billion in investment value. to the industry and fellow association professionals, and honouring the memory of the late David Horton, who served as OHBA’s executive director of OHBA for more than 25 years, the David Horton Leadership Award is among the highest honours a member of the Ontario Home Builders’ Association can receive. So when Lois Langdon heard her name announced as the 2015 recipient during the OHBA’s Annual Conference at Huntsville’s Deerhurst Resort five weeks ago, the 20-year veteran London HBA executive officer was understandably lost for words. “I was surprised, because there are so many talented, dedicated professionals in our group and I really never thought it would be me,” says Langdon. “It’s been somewhat overwhelming to think of being in the company of the previous winners. David Horton was an incredible man and my mentor, and Stephen (Dupuis), Aggie (Tose) and Sheila (Hissa) have all been amazing leaders in their locals and across Canada.” “We believe this award is a wonderful legacy—a reminder of David’s remarkable contributions to our association and our industry,” said OHBA president John Meinen, who had no shortage of plaudits for Langdon during ohba.ca
the Annual Conference’s President’s Gala. “Lois is admired and appreciated by her peers and her local members. In fact, we received multiple nominations for her to receive this award. Her members describe her as a true leader, calling her consistent, proactive, ethical, hard-working, passionate, creative, analytical and tough when the situation requires it. She is always positive and always has her association’s best interests at heart, and has made painful short-term sacrifices to ensure long-time benefits for her local. “Lois can often be found sending out latenight emails to the executive committee, when most people would be in bed. It is a testament to both her work ethic and engagement in her career,” Meinen continued. “And her fellow EOs admire and respect her mentorship and support as a member the Executive Officers Council at both the provincial and national level. Described as a keen leader and manager, she is renowned for her professional hard work, dedication and commitment.” “Yes, it’s more than a job; it’s more a passion to nurture a growing organization, and some might say it’s an obsession,” jokes Langdon, who is hard-pressed to highlight a single memory above the multitude of others from her OHBA tenure. “There are too many: having fun with members in construction challenge; working with staff on events to ‘make it happen’ for the members; gratifying service projects for the community like our Cancer Survivors Garden; sharing information and best practices with my EO colleagues; and talking to government officials in support of an earnest innovative industry.” What inspired Langdon to take a leadership role in her local association? “Within my first year, it was seeing the board of directors and members construct and donate a large house to a local charity; seeing members work together over the years building decks, playhouses, parade floats and installing smoke alarms in the community, being part of a committee to develop an awards program to recognize the best of the best; seeing members work on codes and bring in new materials and building science,” she says. “It was being able to take over management of our home show and use it to benefit the industry and the community. “What has kept me going for the 20 years as LHBA,” Langdon continues, “has been the variety of activities and the compassion and drive of the great staff and volunteer members I have been so fortunate to work with.” OHB ohba.ca

WHILE THE FINISHED PRODUCT of every home and condo is there for all to see, the foundation and framing provide the guts of each project. And so it is for the Ontario Home Builders’ Association, whose infrastructure provides critical support for all that the association accomplishes annually. A select few from that vast membership are cited each year for a Special Recognition Award for their tireless behind-the-scenes dedication. Heading the list this year was Gerry James of Stratford and Area Builders’ Association (SABA). “Gerry has been very involved since the local association was founded,” noted OHBA’s new president John Meinen during this year’s Presidential Gala at Deerhurst Resort in Huntsville on September 29. “He travelled all over Southwestern Ontario as a salesman and made an extraordinary attempt with anyone industry-related to see to it that they should become a member of their local association…and has received an OHBA Rooftopper award as a result of his efforts. “I’ve had the pleasure of knowing him over 30 years and can attest to the fact that he was involved in every aspect of his local and also took his turn at presidency of SABA,” Meinen added. “This individual and his wonderful wife have overcome and endured illness, but he never missed a beat when it came to association recruitment, association events and was always available when asked to help out.” There was also a trio of members from the host Haliburton County Home Builders’ Association who were acknowledged for going the extra mile in helping bring together the 2015 OHBA Annual Conference: Mair French, The Selections Co-ordinator for French’s Fine Homes; Patti Tallman, who works with CRS Contractors Supply Rental and also serves as assistant director of the Haliburton County Development Corporation; and Susan Thomas of Thomas Contracting. Timeless Design Looking to the past for future convenience BY AVI FRIEDMAN THERE IS an apparent conflict in homes
between the dynamic nature of their residents’ lives and the constraints that the permanency of their design imposes. Toddlers, for example, require rooms located next to those of their parents. Adolescents may seek privacy and want their rooms away from their elders. When occupants grow old in their homes, spaces like kitchens, bathrooms or bedrooms need to be refitted to accommodate limited mobility. But what about a timeless design, one that facilitates a better fit between the twists and turns of life and the home, without forcing occupants to move or compromise? A stroll along many of Montreal’s old neighbourhoods reveals such a design. Ornamented with curving stairs that lead to second- and third-floor porches, the ‘plex’ has displayed a great degree of flexibility over the years. The duplex had one family occupying the lower floor and another the upper. It was an urban, fairly dense and, above all, highly affordable housing solution. Over the ensuing decades, it evolved into a triplex (a home for three families living on top of each other) and even a fourplex when a basement suite was included. Montrealers soon discovered that the 122

concept had economic merit as a rental property. One can construct a three-unit structure, live in one—usually the lower— and rent out the other two. But most intriguing was the interior design. Since the identity of future renters was unknown, architects gave these homes a generic design. The floor layout was either a single- or double-loaded corridor. Rooms were often of equal proportions, permitting their use as a bedroom, living room or dining room. Windows were of identical dimensions, which did not restrict their use. A door was commonly placed between the front two rooms, letting the occupants turn them into a large single space (often a living-dining area). The kitchen and bathroom were placed at the dark middle area of the floor or at the rear, allowing more sunlight into the front main rooms. Room entry doors off the corridor were placed at the centre of the wall, permitting the use of all the perimeter walls and not limiting their use to a specific function. In some plexes today, though, room closets are nowhere to be found, which contributed to their versatility. Large dressers placed in them acted as closets. In later generations, these rooms have found uses
beyond bedrooms. That said, over the past century, builders have made few changes to this timeless design. In fact, many of the old plexes are now eagerly sought after by younger homebuyers. In some cases, owners have introduced home offices (room proportions and daylight make them suitable for such use). Elsewhere, two floors have been joined to become a single dwelling. In one home, the owners introducing a skylight above the newly installed stairs to create a light well. Well-proportioned kitchens, commonly measuring 14’x14’, easily facilitated their transformation. In many converted units the plaster was filed off, exposing a brick wall. The introduction of modern cabinets to this space makes them very attractive. The tendency in new home design is to create space for a single use. But media rooms, studies and even dining areas cannot easily accommodate other functions. As our demographic makeup and lifestyle become more diverse, it’s time to consider spaces suitable for many uses and many years. OHB DR. AVI FRIEDMAN teaches architecture at McGill University.
