the most of a confined footprint in Toronto? How did Kariouk Architects build a home in the trees? All the innovative answers are in the pages that follow. Reality, of course, can get in the way of best intentions. We don’t always have the luxury of accommodating a design. But it’s important that we try, and that we attempt to set ourselves apart. This issue of OHB traditionally showcases OHBA’s annual Awards of Distinction—that unrelenting pursuit to not merely one-up the competition, but to outdo yourself, whether you’re a builder, renovator, designer, marketer or architect. Unfortunately, the COVID-19 pandemic intervened, forcing us to wait one more year before celebrating the AOD’s 30th edition. But that hasn’t stopped us from admiring what others have crafted in recent years. And sticking out doesn’t mean like a sore thumb. It’s being distinctive without being obnoxious. Great architecture embraces and adapts to its environment. Regardless of your vocation, we’ve had to do a lot of that lately—adapting—thanks to rising product and service costs, longer wait times, staff working from home and COVID protocols. It doesn’t mean we’ve been forced to settle; just that we’ve had to innovate a lot quicker than normal to keep up. We’re going to celebrate the fruits of all those labours at OHBA’s AOD and Annual Conference in Niagara Falls next September. You have no idea how much I’m looking forward to being part of that in-person tradition again. It reminds me of another da Vinci expression: “Ostinato rigore.” It translates to “stubborn rigour”—a relentless pursuit of your passion. I’m proud to say OHBA members have that down to an art form. Baby Needs a New Home New report highlights urgent need to accommodate projected growth The recent federal election officially opens the political season in Ontario, with the provincial election scheduled on or before June 2, 2022, and municipal elections on October 24, 2022. With Ontario’s population growing as we continue to be a destination for international students, business investment and talented entrepreneurs, it is no surprise that housing emerged as a top-five issue for voters during the federal campaign. Each federal party focused on the need to build more housing across Canada as the only real answer to making housing more affordable. The need for more housing across Ontario was the focus of a new report from Mike Moffatt, Senior Director of Policy and Innovation at the Smart Prosperity Institute and Assistant Professor in the Business, Economics ohba.ca

and Public Policy group at Ivey Business School at Western University. Mike has been leading a series of data-driven housing commentaries called Ontarians on the Move. Moffatt’s summary report, “Baby Needs a New Home,” highlights his data-crunching skills in making this definitive conclusion: If Ontario wants to meet expected population growth and family formations in the coming decade, 1 million new homes will need to be built in the next 10 years. But along with that statement, and all the data to support it, Moffatt identified that young families with children are leaving urban areas like Toronto and Peel to find more affordable family-friendly housing in places further afoot, such as Woodstock and Thorold. Mike provides the data to show what is happening in
the Ontario housing market. With that point, the report concludes that what remains clear is that “baby needs a new home” is a driving factor in today’s housing market and will continue to be over the decade to come. This report projects the local housing demand across Ontario’s 49 Census Data Areas, making it a must-read for every municipality as they consider the housing needs of the next generation of #homebelievers in their communities. “Baby Needs a New Home” makes it clear that family formations are driving the housing demands in our communities and the need for all decision makers to #BeAHousingChampion. On Monday October 4, the Legislative Assembly of Ontario returned to begin the second session of the 42nd Ontario Parliament. With a new session comes a new direction from the provincial government. Through its throne speech, the provincial government has charted out a direction for economic recovery as Ontario works towards ending the COVID-19 pandemic. Several pieces of important legislation have already been introduced that will have an impact upon the new-home construction industry. Bill 13, Supporting People and Business Act, 2021, will help reduce red tape and regulatory burdens for employers across Ontario. The legislation would, if passed, include a new Section 39.2 to the Planning Act that provides municipal councils with the ability to delegate authority to pass bylaws under Section 34
that are minor to a committee of council or heads of local planning departments. This will help municipal councils focus on the big decisions ahead. A second key piece of legislation, Bill 27, Working for Workers Act, 2021, would help employers across the province find the critical skilled trades they need in their communities. The legislation would, if passed, help remove many significant barriers internationally trained immigrants face, such as the requirement for Canadian work experience, when attempting to get licensed in certain regulated professions and trades such as architecture, engineering, electrical and plumbing. PASS IT ON! Succession planning within the family gets a boost BY TED McINTYRE, WITH MNP’S MELISSA AVEIRO
IT SEEMED LIKE AN obvious inequity—that you got taxed more harshly if you tried to sell the family business to children or grandchildren than if you conducted a third-party sale. But that was precisely the case— for years—until Bill C-208 came into law late this summer. As noted by MNP, a leading national accounting, tax and business consulting firm in Canada, “Previously, a longstanding anti-avoidance rule in the Income Tax Act (ITA) treated intergenerational transfers of a business as a dividend rather than a capital gain when the lifetime capital gains exemption (LCGE) was used. Bill C-208 changes that rule to effectively allow access to the LCGE (equal to approximately $225,000 - $250,000 of tax savings per taxpayer) and provide for positive changes around the division of a family business amongst siblings.” It’s welcome news for the residential construction industry, where the vast majority of companies are ohba.ca

MNP’s Melissa Aveiro, Regional Lead Partner, Tax and Real Estate and Construction, was a presenter at the CHBA’s Tax Changes to Succession Planning for Businesses webinar in September. OHB: CAN YOU PROVIDE AN EXAMPLE OF THE FINANCIAL IMPACT OF C-208? MELISSA AVEIRO: “Under the
previous legislation, a parent selling shares of their company to their child’s holding company were faced with adverse tax consequences when using their LCGE. The amount of the purchase price received in excess of the cost base of the shares is a capital gain. In a third-party sale, the LCGE could be used to shelter this gain up to the annual capital gains limit, which in 2021 is $892,218. But in the context of the sale from parent to child, this capital gain would be deemed to be a
dividend instead and thus taxed at a higher rate than if the parent sold to a third party. With the changes, if certain requirements are met, parents selling shares to corporations controlled by their adult children can now report capital gains and utilize their available LCGE in the same way. “For example, consider parents residing in Ontario who own a company worth $1.785 million, $892,500 each for mom and dad. Their daughter wants to purchase the shares of the business using her own holding company to facilitate financing of the transaction. Assume both parents have their full LCGE available ($892,218 for 2021) and the cost base of the shares is $100 to each parent from incorporation. Under the old rules, assuming each parent claimed their full LCGE on the sale, they would each have to report a deemed dividend of $892,218 (full amount of capital gains exemption used) and a capital gain of $182 ($892,500 less $100 less $892,218), resulting in total tax owing of approximately $850,000, assuming the dividend is taxed at the highest marginal tax rate of 47.74%. “Under the new rules, each parent would have a capital gain of $892,400 ($892,500 minus $100), but would be able to shelter this almost fully with their LCGE. In this scenario, there would essentially be no taxes payable, as the gain is almost fully sheltered by the exemption, save for just $182 for each of mom and dad (this does not consider an alternative minimum tax). “So the ability to use the LCGE when selling to a child facilitates the decision-making process and potentially motivates the business to remain in the family.” OHB: TO LEVERAGE THE LCGE, SHARES MUST BE HELD FOR AT LEAST 24 MONTHS PRIOR TO SALE. BUT WHAT IF YOU JUST BOUGHT THE COMPANY AND WANT TO TRANSITION IT?
“That depends on who the shares were acquired from. The ITA provides that the shares must have been owned ONTARIO HOME BUILDER LATE FALL 2021

throughout the immediately preceding 24 months by the selling individual, or a person or partnership related to them. Therefore, if the shares were purchased/acquired from a related person or partnership, they are still eligible for this treatment. Otherwise, the 24-month holding period must be met to meet the tests of the new rules.” UNDER THE NEW GUIDELINES, AT THE TIME OF SALE, 90% OF THE ASSETS MUST BE USED IN THE ACTIVE BUSINESS?

“Throughout the 24-month period before a sale, more than 50% of the fair market value of the corporation’s assets must have been attributable to ‘active’ assets. To be an active asset, it must have been used principally in an active business carried on primarily in Canada by the corporation or a related corporation. ‘Principally’ and ‘primarily’ are both generally understood to mean more than 50%. Therefore, an asset must be used by the corporation or a related corporation more than 50% of the time in an active business and that business must be carried on more than 50% of the time in Canada. Then, at the time of sale, the threshold increases to all or substantially all (generally understood to be 90% or more). This means at the time of the sale, 90% or more of the fair market value of the corporation’s assets must be ‘active’ assets. “If a corporation has met the 50% threshold over the preceding 24 months, but does not meet the 90% threshold, transactions may be undertaken to ‘purify’ it. This entails removing the ‘inactive’ assets prior to sale. For example, excess cash can be used to purchase active assets or prepay business expenses; dividends can be paid to individual shareholders; liabilities can be paid down. Mom and Dad just assume that their children will want what they wanted. • Not involving the kids and/or management in the process of succession planning soon enough and then losing these key people. • Not involving management in the process and also assuming that management will not want to buy the business because the shareholders assume that the employees cannot afford it. There are a number of financial institutions that are willing to finance management buyouts. With proper modelling, management buyouts are a viable option. • Assuming fair is the same as equal, and then dividing up the business ownership between the children equally. Artists don’t like you cutting part of their canvas off in the middle of a painting, nor do writers take kindly to their stories being arbitrarily edited. And so it is with residential architects who, given a particular set of parameters at the outset, envision a creative melding of materials, landscape and client requirements. Builders and developers, on the other hand, are constantly constrained by time and space. And the reality is that budgets and municipal building codes can alter course in midflight. And, of course, clients can always change their minds. But sometimes the artistic spirit is allowed to truly breathe, and the puzzle pieces come together in a particularly inspired way. An early meeting of the minds helps to make those memorable creations more common occurrences, explains SMPL Design Studio’s CEO and Creative Director Joel Tanner. “Over the past few years, we’ve seen an increase in partnerships with builders who are on board very early in the design stages,” Tanner says. “We set the tone and parameters ahead of time. For example, both we and the builder are saying $600 a square foot and that we’re both here to guide the process, so that when we put a shovel in the ground, the clients are happy that you’re on budget and we’re not having to modify the design last-minute. The old-school approach was that the builder would have to come in and replace natural quarry-cut stone with manufactured stone, get rid of ACM panels and use stucco in its place, and forego aluminum windows for vinyl. And then I’m left thinking, ‘This doesn’t look anything like what I’ve drawn!’ “I think the sector is getting away from that,” Tanner continues. “The architects and designers are very sensitive to what they’re putting on the planet. And the builders care about it because it’s their name on it for the next 50 or 100 years. And the client doesn’t want their project to look like they cut every corner to make it happen. So it’s nice to have this newer bond between designer, builder and client for a better, more long-term result.” What follows are 10 Ontario projects of varying shapes and sizes completed in the past few years, each of which allowed the architectural firm to spread its collective creative wings. ohba.ca

Appeasing the conservation authority, including a 100foot setback from the water was one thing, but satisfying all the involved clients was where architect Christopher Simmonds’ creativity shone most with this 4,220 sq. ft. multigenerational, four-season cottage on Big Rideau Lake in Perth. 28

“The original cottage had been there about 30 years,” recalls Simmonds. “The older generation wanted something more warm and homey, while the younger generation were keen on something more modern. So we had to walk a fine line.” To help blend the rural character of the area’s older cottages while providing a clean, modern environment that engages the landscape, the cottage was built into the hillside, presenting itself as a modest one-storey gable. The approach leads visitors past a fully glazed wall offering a glimpse through the building and the lake views beyond. Moving towards the lake, Jason Smalley Landscape Design made the most of Simmonds’ plans, with a generous stone terrace that is lowered to allow unimpeded lake views from the living and dining room, as terraced limestone planting beds wrap around the side of the lake house. ohba.ca

The requirement for a large screen porch area with a direct connection to the interior was a defining element for the project. Multi-slide pocket doors create a 15’ opening, extending the living spaces onto the porch. Perched on thin, circular columns, this “room in the trees” hovers above a terrace that extends from the walk-out level below. The interior is designed to enhance natural light with white walls and ceilings and white oak flooring. “The white tongue-and-groove planking was one of the things that really make this project,” Simmonds says. “It adds a wonderful warmth and texture.” Black accents provide a bold counter punch, while charcoalgrey siding complements the zinc-coloured metal roof. But unimpeded views to the water and dock were also required. “I was delighted with the way the sightlines worked out,” Simmonds says. “It really ties you to the property.” ohba.ca

From an architectural standpoint, “the home is the epitome of visual clarity—structural beams on display, intense use of glass, raw and exposed concrete,” notes David Small, whose firm of David Small Designs oversaw both the architectural and interior designs of The Last House, completed in 2019. This 3,800 sq. ft. Mississauga home features a driveway “carved out of the heavily wooded landscape on the far-right side of the property,” Small highlights. “As you approach, slowly the home reveals itself. and varying roof designs come into focus. The prominent glass bridge is clearly defined. The bold front door pops. The incredible backdrop of mature, lush trees is fully appreciated. Then you realize, you can see the pool from the driveway. The indooroutdoor connection is all-consuming.” Designed to be the homeowners’ final home, the barrier-free layout includes an elevator, solar panels, a green wall near the entrance, a woodburning fireplace, a year-round pool/spa combination and a five-car garage that doesn’t overpower or detract from the beautiful, modern facade. Small’s biggest challenge was blending the architectural vision (maximizing the visual and physical connection between interior and exterior spaces) with the construction and technology requirements (structure, HVAC, window coverings, energy consumption, etc.) in a manner that reinforces the overall concept with boldness and clarity. The most satisfying element is indoor-outdoor connection; “the overall sense that the home is ‘participating’ in the landscape rather than dominating it,” Small says. “Elements such as the wide but thin, upward-sloping overhangs provide a feeling of lightness. The intense transparency— clearly seeing the front yard from the back and vice versa—tend to make the home disappear. “The client requests were simply three bedrooms, two-and-ahalf bathrooms, a 10’ basement ceiling for their home gym, and for a house that made sense with the property and fit 32

their family’s needs,” explains SMPL Design Studio’s CEO and Creative Director Joel Tanner. “Other than that, it was essentially free rein, which opened the door to opportunity.” Following a complete teardown of the pre-existing 1950s home, SMPL, working with builder DB Custom Homes, crafted a 3,600 sq. ft. modern home on Hamilton’s mountain brow, the Scandinavian design of which was informed by the clients’ European background. “The 10’ basement ceiling elevated the main floor assembly, which allowed for a better view overlooking the mountain brow to Lake Ontario and Toronto,” Tanner notes. “The sloped-roof assembly facing toward the mountain brow helps hug the building envelope to the ground. “Super-insulated and built with über-robust materials,” savvy design and strategic use of glass ensures that every room features a strong connection to the outdoors, whether out the rear or side yard to the pool, to the fire pit or to the front entry. Located in Whitchurch-Stouffville, this project’s inspiration arose from the existing watercourse and landscape—a swath of sloping land within the jurisdiction of the Lake Simcoe Conservation Authority, with a connection to a protected woodland habitat. “Much of our residential work involves infill work within established neighbourhoods, so this vacant rural site represented a relatively novel opportunity for our office to locate a structure on a significant property,” offers Mandel, the firm’s principal. “Located on a high and flat ridge at the ohba.ca

north-most boundary of the property, the long face of the building is able to open up to the expansive, sloping landscape,” Mandel adds. “Through the floor-to-ceiling windows, the winter snow, autumn leaves, summer greenery and spring blossoms become part of the home.” One key client request for the multigenerational vacation home was for no steps to ensure ease of use by both very young and older family members. “So rather than step to follow the topography, the building is designed as a simple horizontal circulation corridor, connecting masses that reach out into the landscape,” Mandel describes. “Amplified by ceiling height, these edges create a variety of different spatial experiences that connect the interior to the landscape. The rectilinear and horizontal house acts as a foil to the natural sloping landscape, as at-grade access at the front of the house becomes eye-level views of the tree canopies at the rear. The building measures itself against the indefiniteness of the site.” A material palette of natural materials complement the surroundings, including handmade brick, fumed ash cladding, oak interior finishes, a green roof and plenty of natural light. To restrict solar heat gain on the south-facing windows, vertical fins act as sun deflectors. ONTARIO HOME BUILDER LATE FALL 2021

The design of the 60-storey, mixed-use Massey Tower makes inventive use of a small site containing the historic Canadian Bank of Commerce building—a site further constrained by the donation of land to the legendary concert venue (and namesake of the development) Massey Hall at the property’s northeastern edge. Working that tight downtown site, surrounded by historic theatres and performance halls, next to one of Toronto’s busiest streets, meant ”playing a complicated logistical chess game” for contractor Tucker HiRise Construction, notes Hariri Pontarini partner David Pontarini. The project included refreshing the facade and preserving the interior plaster mouldings and circular mosaic floor of the bank. Working with MOD Developments and heritage architect ERA, Hariri Pontarini incorporated the bank into the base of the building, which now provides the primary entry. “The constricted block structure, easements and awkward footprint also required the use of an innovative automated parking structure for residents— using a vehicle elevator instead of ramps—sandwiched between the heritage and retail base and the underside of the tower,” explains Pontarini. Deviating from a typical box-like design, meanwhile, the tower’s upper floors are angled to accommodate the helicopter flight path of nearby St. Michael’s Hospital. Pontarini says the expression of the balcony form and its contribution to the skyline are among the most pleasing aspects of the project. “The tower plan comprises two alternating balcony types, with diagonal bands in opposite directions of each opposing plate. This creates a billowing shroud (patterned in fritted glass) that weaves its way down and across the building to control and order an aggregate of programmatic elements, rather than a layer cake of parts (retail, lobbies, car parking, mechanical floors, amenities, residential floors). This singular language created by the shroud had the added effect of providing a unique but neutral backdrop to highlight the heritage components of our site and the adjacent buildings.” 36

Winner of a 2021 Council on Tall Buildings and Urban Habitat Award of Excellence award for renovation, “this project was unique not only to our office but to any development in the downtown core,” notes Core Architects Marketing Coordinator Samantha Walsh. No new vertical loads could be transferred to the existing structure,” Walsh says. “The ground floor also presented its own set of difficulties, as much of it had to be carved away to allow for the new programmatic uses.” But there was also an aspect that turned out even better than initially planned. “The location of the sky lobby and the shared residential/commercial amenities were in part a by-product of the remaining mechanical and elevator overrun space between the residential transfer slab and office tower roof,” Walsh says. “Ceiling heights are quite dramatic and the views from that level are unparalleled.” 40

in order to increase the square footage of the new home, while working within the existing footprint, the new design cantilevers over the ravine, integrating with its adjacent landscape. Using steel in the new structure provided the necessary stability to open up the living spaces and cantilevering addition. The new kitchen, dining and living rooms have been configured to not only seamlessly connect but to also allow for that overhanging extension into the ravine. The three-storey atrium at the centre, meanwhile, was designed to allow for the penetration of sunlight from the front of the house into various levels and provides great visual communication from all the levels. For example, the second-floor office overlooks the kitchen, and from the kitchen you can see through to the basement. Leveraging the side-split concept, the new appearance of the house also connects the garage—complete with an automobile workshop—to show off the owner’s race car and motorcycle collection by the way of a glazed wall. 4 4

While many homeowners in the 1960s Ottawa neighbourhood built mansions where quaint homes had once stood, Kariouk and client found a way to be less obtrusive, while also not disturbing the well-treed environment as a standard ground-up design would have. “The client thought about how every penny was going to be spent. It wasn’t just a piece of sculpture that they coughed up a lot of money for,” Kariouk explains of the 2,800 sq. ft. home. “Visually, it’s different, but with the cantilever, the neighbours can look under that portion and not feel boxed in.” An acronym for each family member’s first name, DASH claimed Best Custom Urban Home (3,000 SF or less) at last year’s Greater Ottawa Home Builders’ Association Housing Design Awards. Designed to accommodate both the current lifestyle of a young family and the future needs of the parents as eventual seniors, it includes a caretaker suite (to be completed if ever needed) and an elevator shaft. “Originally it was just the garage on the ground and bar on top,” Kariouk notes. “But halfway through the design process, the zoning changed and we had to shorten the bar—but that’s where the ‘egg’ developed.” That oval volume contains bedrooms and a study, while the long rectangular volume holds the kitchen, living/dining areas and a master bedroom suite. Being elevated, all the primary areas of the home have significant privacy, even with nearby neighbours. Where the two volumes came together was a special focus for Kariouk, resulting in the spectacular ‘Sky Stair’ oculus feature at the heart of the home. 48

Beds, dressing areas and other typical program elements are located off from views into the bedrooms, thus allowing doors to be left open most of the time.” A skylight situated high above the dining area tapers and contours through a rift in the ceiling plane into a shape Shnier describes as a “soft spatial wedge.” Its form and location bring light into the centre of the house. “But mainly it creates a subtle but effective interruption in the low, flat ceiling,” he says. “The ceilings themselves are inflected through coves, floating edges and strategically formed curves,” Shnier adds. “This, along with the reflective and translucent surfaces, results in a playful collection of whimsical spaces whose exact resolutions mischievously avoid full understanding. There are also several slots and sneaky peaking views and overlooks, where glimpses can be had of kids as they’re playing their instruments, flashes of colour from the beautiful contemporary furniture in the home and the reflections that create phantom spaces and double-take moments.” 52

But the driver of the (chevron) expression had much more to do with the relationship to the low-rise residential area to the east,” Witt observes. “We pushed the building as far away as we could to the west against the rail setback. And we also terraced the building, so that it wasn’t a big straight-up form. And if you look at it without already knowing what you’re seeing, the diagonal pattern creates a perspective that reduces the scale of the building. Even though it’s nine storeys—five on a fourstorey podium—the scale is reduced by a sense of undulation. So the boldness of the expression is actually in contrast to its effect!” An attractive L-shaped courtyard centres Enigma, with a bridge connecting the buildings. “The floor space index—the amount of density as it relates to the site—is only 2.73, whereas other comparable midrise projects we had at the same time were achieving almost twice that,” Witt notes. “So that enabled us to make the ground plane something really special. We really concentrated on the way it connects through the park across to the residential neighbourhood. It’s an exciting space because of the facade and the unexpected sense of how grand it feels. Then at the corner it opens up to the park. It’s quite dramatic.” OHB 56

MULTI-PROPERTY OWNER PURCHASES TRENDING UPWARD While there has been much data and analysis on housing market transactions, especially during the COVID-19 pandemic, Teranet’s Market Insight Report has provided a deeper dive into specific trends, leveraging its access rights to the Ontario Land Registry with a data-driven analysis of the Ontario housing market. ohba.ca

The new report notes that the “Life Events” segment, representing the transfer of ownership between related parties, “has had a recent uptick in activity, which could be attributable to transfers of wealth between generations, possibly triggered by declining affordability in the market.”
Purchases by Multi-Property Owners, meanwhile, “have climbed steadily and represent over 25% of total transactions from January to August 2021. On the other hand, the “Other” segment, including buyers from outside of Ontario or Canada, has seen a decline since 2017, coinciding with the introduction of the ONTARIO HOME BUILDER LATE FALL 2021

Non-Resident Speculation Tax in 2017, and exacerbated in recent months, likely by the pandemic which curbed immigration as well as international students settling in the province.” The report also zeroed in on three different regions of the province “that, intuitively, would be expected to behave differently due to their respective unique characteristics: Toronto, Waterloo and Muskoka. “From January 2011 to August 2021, Toronto has accounted for 17% of total Ontario property transfers,” the report observes. “Less than 11% of those were from Movers, while a quarter of activities were attributable to each of First-Time Homebuyers and Multi-Property Owners. This speaks to Toronto’s continuing appeal to investors as well as the younger generation, which predominantly make up the First-Time Homebuyers segment. Those seeking their second or third home in the property lifecycle are less likely to prefer Toronto. In fact, the
percentage of Toronto transfers attributable to the Movers segment has declined from 12% in 2011 to under 10% from January to August 2021.” As for Waterloo, stories of parents purchasing properties to house children pursuing postsecondary education have been supported “by the steep increase observed in multiproperty owners purchasing in the region since 2016,” the report cites. “First-Time Homebuyers have also maintained a consistent presence in the region, perhaps due to the region’s growing concentration of high-tech companies and job opportunities. The Other segment has declined to a low of 15% for 2021 year-to-date, perhaps due to the lower level of international students and immigrants settling into the region since the pandemic.” Although Muskoka accounts for a mere “1% of overall Ontario transactions, it exhibits a unique profile of buyers,” the report showcases. “Over 30% of activities in this region are

attributed to Life Events, which correlates to the anecdotal understanding that many cottages are passed down through generations. The magnitude of these non-arm’s length transactions may inform the true stock of properties in the region that are available in the open market. Also not surprisingly, over a quarter of purchases are from Multi-Property Owners, either as investment or recreational properties.” From an age standpoint, the report noted that “millennials make up almost 70% of First-Time Homebuyers activities. In the Multi-Property Owners segment, Gen-Xers are responsible for 32% of the purchases while Millennials are quickly catching up with 22% of purchases.”

LUMON MAKES CLEAR STATEMENT WITH NEW PLANT IN VAUGHAN On Sept. 9, Lumon Production NA Inc. celebrated its grand opening in Canada after major investments in the production and supply chain processes, including its own glass
fabrication line and new machinery. A pioneer in the design, manufacture and installation of outdoor rooms, Lumon’s production processes had largely been run independently within North America, but the improved technology and new floor layout are a major step for the growth and independence of its North American operations. The grand opening started with opening words from Lumon Group’s CEO, Jussi Kinnunen. He reflected on the hard work of the production department and the layout of the production floor since he last saw it a year ago. “It looks totally different,” he states with a smile on his face. The investments, which also include upgrades at its headquarters in Finland and a new plant in Spain, are a part of ensuring that future demands can be met.

FIVE TILE TRENDS EMERGING FROM ITALY
Cersaie, the annual international extravaganza for designers of ceramic and other surface coverings and bathroom furnishings, wrapped up in Bologna, Italy last month, with five distinct trends emerging. Offsetting the dreariness of the pandemic, Italian tile collections at this year’s show were characterized by exuberant colours, artistic patterns and tactile surfaces. baroque patterns to joyful pastel tones and tactile bas relief textures. Dovetailing with a ubiquitous feeling of romanticism at the show, there was an overwhelmingly warm colour palette. Pastels could be found in nearly every booth with hues like sage, mint, rose and sky blue, which can add a soothing and organic effect to interiors. Bas relief designs also made an impact, highlighting impressive levels of high-definition printing from Italian ceramic producers (Fioranese Ceramica’s Fio Biscuit pictured). Surface design is clearly a new frontier in tile, from rounded edges that simulate ancient stone to three-dimensional finishes and low relief that add depth and structure. Back in fashion is the 17th century Baroque style, defined by a sense of movement and grandeur. These tiles are full of exuberance, particularly when produced on floor-to-ceiling porcelain slabs. Many manufacturers are introducing dramatic marble looks with striking colours and heavy veining, while a few offer luxurious tiles with gold detailing and reflective surfaces. But there is also room for the Modern History movement. This season, some companies conjured the look of luxurious floors that can be found in Palladian villas or Dutch houses built centuries ago. Others added a modern twist to ceramic traditions from maiolica in patchwork compositions to mid-century patterns with slip-resistant finishes. The fifth trend is murals. With extra-large sizes and super-thin profiles, ceramic tile is becoming an increasingly attractive alternative to wallpaper. Many manufacturers now offer large portfolios of patterns to choose from, showcasing the artistic capabilities of designers combined with the durable advantages of porcelain. At this year’s show, large florals and historical patterns like toile, chinoiserie and damask were very popular, while Italian manufacturers continue to experiment with marble looks, offering stunning visual effects like bookmatching and veins that continue across multiple slabs. ohba.ca

The program provides the industry with a clearly defined and rigorous two-tiered technical requirement that recognizes net-zero and netzero-ready—for new and now also existing homes, as well as for the builders and renovators who provide them. A pilot version of the Net Zero Home Labelling Program for Renovations ran from April 2020 to March 2021 to validate technical and administrative details. The global pandemic has changed the way many people use their homes. More people are working, learning, socializing and exercising in their homes than ever before, and the cost of energy and the importance of comfort and indoor air quality has become more significant. These concerns can all be addressed through extensive renos for improved energy efficiency, known as ‘deep energy retrofits,’ with a netzero home being the ultimate in comfort and efficiency. “CHBA supports leading-edge innovation in the residential renovation industry with the goal of having those innovations as a voluntary and affordable choice for consumers as well as renovators,” says CHBA CEO Kevin Lee. “The Net Zero Home Label for Renovations will help to meet the energy-efficient housing aspirations of Canadians and support Canada’s goal of achieving net-zero emissions by 2050.” Net-zero training has been developed for renovators and energy advisors who want to be part of the program. This training will help get the necessary knowledge into the hands of key stakeholders and accelerate the industry’s capacity to renovate Canada’s older housing stock to netzero or net-zero-ready. Qualified netzero renovators must successfully complete the prescribed training courses as well as be enrolled in the association’s RenoMark program. A national network of CHBA net-zero qualified service organizations, energy advisors and trainers work directly with the renovators to design, model, test and inspect each renovation. Frame of Mind
IN HARMONY Sometimes design is love at first site When designing a new home, I find early stages a bit stressful. It’s the search for an idea—the nail on the wall on which to hang a hat—that brings some anxiety. Holding a thick pen, my hand runs free over tracing paper. I stop to peer over maps, aerial and site photos, recalling my conversation with the client, reading passages in books and visiting websites for additional information and inspiration. Design is not an easy job. Sometimes, concepts comes easy. Sometimes the idea needs to brew. But once on paper, you hope the client will like it and not send you back to square one. Then there’s the programmatic requirements (number of levels or bedrooms), budget and zoning. They join factors such as choice of materials and energy consumption that in recent years have begun to occupy a central place in architects’ minds, given heightened attention to the environment. When I come across an intriguing residential design, I’m eager to learn what inspired its choice of form, interior concept and method of construction. For the Zufferey House, by Nunatak Architectes, it was clearly the surrounding landscape. Ardevaz Mountain in Valais, Switzerland is located just north of 70

the site. The inspiration for the home’s shape and plan are derived from the form and the material of the mountain. Surrounded by vineyards, the 1,959 sq. ft. house resembles a large stone block delicately balancing in an open field. Juxtaposing with that stony look is the prefabricated wood-frame construction—selected for practical and economic reasons. To mimic its surroundings, the roof slopes in harmony with the mountain’s east and west sides. It is also covered in natural slate to be visually similar to the surrounding stone stratum. In addition to aesthetics, the sloping roof is used to protect from the hot and sunny weather. A parking spot and the yellowish-green entrance, meanwhile, are located underneath a cantilevered, upward-tilted portion of the house on the western end. Outside extensions of the living area—the terrace and garden—are located on the east and south sides of the house to provide shade and protection from the weather and wind blowing up the valley. In consideration of that surrounding landscape, the dimensions and position of the windows frame both the foreground (adjacent vineyards) and background (hillside and mountains) views. The design consists of a layer of
painted wood particle board panels on the interior, with an insulation coat. Various arrays of slates are placed in the same orientation as the slope of the roof, to provide exterior protection. Additionally, the roof and floor structures use enormous fir planks that were kept in their natural state. The flooring uses a rough concrete screed applied directly to the slab. The heating system is integrated inside of this concrete slab. The ground floor contains the home’s social components: a spacious open kitchen, living and dining room, guest toilet and storage room. Large glass doors open to extend the living areas onto a terrace and garden to take in the striking surrounding scenery. A narrow, wooden-tread staircase leads up to the second floor, which holds the private functions: three bedrooms and two small bathrooms, as well as an open attic space with a study and television room. The Zufferey House reminds us of the opportunity to harmonize an inspired design with an inspired location, without losing any of the required functionality of an abode.
