It’s great to finally get some relief from the high temperatures at this time of the year. Now that there is an occasional chill in the air, it will be easier for us to focus our attention on the upcoming holiday season. This season is all about celebrating family and home. In light of that, we have some great articles and dozens of new vendors to help you enjoy the best season ever. We’ve got a special take on designing the interior of your home for Christmas. From subtropical South Africa, designer Shelley Street uses a bold foundation of black and white. She deftly integrates design elements from Scandinavia and Africa, imparting warmth with wood, texture and vintage pieces. If these ideas appeal to you, how about visiting a local designer to help you achieve your own special look for the season—valley style. Sisters Interiors has recently expanded their showroom in order to serve their clients better. If design is not your strong suit, Sisters has done the work for you by creating vignettes of design styles like coastal and cottage for you to see firsthand. They will help you pick out just the right elements to fit your home in their one-stop shop. Perhaps all you really want for Christmas is a grand new home. If that is the case, then we have the perfect builder for you. Waldo Homes specializes in creating homes with the look and feel of a grand estate or chateau. Best of all, you can get the high-end look without the outrageous price. How does he do it, you ask? We’ll give you a glimpse into the world of Waldo in our feature article.

We are not forgetting about our readers who are living in small spaces. A young couple shows us how they used a monochromatic palette to renovate their apartment on a budget. Monochromatic simply means the various tones of a single color. In this spread you will see white, a range of light to dark gray, and black. They combine new with vintage pieces to create a “vintage/modern” feel. Storage is maximized by the use of open shelving and storage chests.

Speaking of young people, builder Mario Treviño is the youngest builder in the valley. He’s got a penchant for creating unique and interesting designs using standard building materials. He can match your dream to your budget. His creativity has been rewarded by receiving six back-to-back awards for design by the Parade of Homes judges. He’s definitely a young man with a vision and a desire to succeed. Our real estate section showcases some of the most distinctive properties in deep south Texas. Styles include lodge, country, mediterranean, Tuscan, modern, and coastal. You can find all you want in a home and more.

Affordable Grandeur

Building grand luxury homes in both scale and design are Waldo Homes’ speciality. Their business philosophy is based upon providing quality engineering and craftsmanship. Each home that Waldo designs, with the input of their client, is an original work of art. This philosophy is clear in every detail of the complex construction projects that Waldo undertakes. written by

LINDA LEWIS photography by PHOTOGRAPH RGV

T

he concept of grandeur and luxury brings to mind large American homes with titles like Biltmore Estate, Hearst Castle, Chateau Bray, and the Andrew Carnegie Mansion. Square footage is the most distinguishing factor of these homes. For example, the Spelling Manor in Los Angeles is a 56,000 square foot mansion. Hearst Castle in San Simeon, California has 68,500 square feet. These referenced homes are among the largest in the United States.

Ultra luxury design features include awe inspiring elevations, grand floor plans, elaborate entrance halls and staircases, advanced security, unique wall and ceiling designs, exotic flooring, massive fireplaces, lavish theaters, indoor pools, wine cellars, multiple kitchens, living areas, garage bays, and sprawling master suites with immense walk-in closets. Such homes showcase the priciest international designer brands in fittings, flooring and overall decor. All this extravagance reflects on the bottom-line for buyers. The people who build the ultra luxurious homes usually don’t have budgets. The most expensive home in America was listed at $500 million, and Spelling Manor recently was listed at $200 million after renovations were made to it. Those prices are mind-blowing to people within the mid-income range. However, the mid-income segment of home buyers also wants to experience a luxurious lifestyle. They desire bespoke homes tailored to their specific needs. This is exactly what Waldo is offering prospective buyers: affordable grandeur. When I say affordable, I don’t mean inexpensive, but priced to match your personal budget. You can grab hold of that bespoke existence and invest your money in a beautifully crafted home that will bring a return on your investment.

22

As I mentioned before, the square footage on the ultra luxury homes is extensive. Waldo is offering dramatically scaled-down versions of such homes. The facade of our featured home gives us the first clue that this structure has something special to offer. A unique oval portico supported by Corinthian columns leads to the main entryway. The roof of the portico becomes a balcony partially covered by an open barrel roof. A parapet creates an impressive focal point at the home’s entrance. Right angles on the building are contrasted with domed round towers. Square windows are contrasted with arched ones. There is an incredible amount of visual interest. A stunning facade is the representation of the architect’s creative vision and desire to impress with something unique and out of the ordinary. Every design detail is

matchlessly integrated throughout the exterior and interior. When I recently visited a 4,000 square foot Waldo home, I was astounded by its magnificent entrance hall. I could not believe my eyes as I stood there gaping at symmetrical curved double staircases. Talk about a WOW factor! Symmetry is a design element that brings specific qualities to a composition. Perfect symmetry is when elements are exactly the same on both sides of an axis. This powerful design tool creates a sense of comfort and stability because it is balanced and harmonious.

world look of the cabinetry and coffered ceiling. A large crystal chandelier hangs from the center of the ceiling and crystal pendant lights hang over the long bar. There are charming metal crowns on the pendant lights. The cabinetry, in the scene pictured here, is undeniably the most elaborate I have seen in any of the homes I have reviewed. Pilasters with acanthus leaf details support the kitchen bar. Gold highlights are brushed onto the wood moldings and other sculptural ele-

This establishes the impression of a stable home that offers a warm embrace to all who enter. A wood Bannister sits atop black wrought-iron railings with scroll designs that reinforce the classic design of the Mediterranean style home. Whichever staircase you decide to ascend, your feet will land on marble treads with sparkling tile inserts. You will feel like you are ascending to heaven, as the ceiling continues to soar above your head. Stand in the Juliet balcony and call down to your very own Romeo. The visual and emotional effect of this curved double staircase cannot be underrated. Waldo combined elements of Corinthian and Tuscan columns in the entrance hall. An Italianesque sculpture finds a place in a lighted niche, and a crystal chandelier adds sparkle above the double entryway door. Gleaming marble covers every floor in the home. Molding details add interest to the soaring entrance hall walls. To the left, as you enter the home, is an intimate dining space. The room is embellished with luxurious wall coverings, voluminous draperies, and classic furniture. Very dramatic! Similar columns are featured in an amply sized kitchen/living space. Modern high-end appliances contrast with the old olĂŠ decor Winter 2017

ments as an accent color. The overall effect is one of weight and substance and the quality of the craftsmanship is exquisite. Further examples of the stained cabinetry can be seen in the library and the media room. Our photos of a Waldo master-bedroom suite are simply fabulous. The large master bedroom features a raised onestep platform for the bed. Columns at the corners support a vaulted ceiling over the platform. You can position an armchair in front of the cozy fireplace or create a reading room in the windowed alcove. This room has the space to do whatever one’s heart desires. The immense walk-in closet rivals any found in a mansion. Glass fronted cabinets line the room. There are full length and half-length closets as well as cubbies and shelved cabinets. A center island has drawers on either side and is topped with gold flecked granite. I can’t even begin to imagine how many pairs of shoes the extensive open shelving would hold. All the cabinets are painted wood with gold accents on the corbels and other ornamental moldings. Contemporary chandelier bowls add a decorative touch, but recessed and gallery lighting plays a supporting role in illuminating this treasure of a room. Waldo maintains this high level of quality because ninety-eight percent of its employees work solely for them. They don’t have to wait around for subcontractors to find time in their schedules to get the job done. The in-house cabinet makers know the quality of work expected, and they deliver it time after time and on time. The same is true for all their craftsmen: whether it’s shutters or draperies. Clients benefit from Waldo’s fifteen years of experience building homes. Your story can begin with selecting Waldo to build your own grand home. Once they have ascertained everything you desire in a new home, they will begin to develop the plans. Because Waldo constructs the home, they can ensure that the integrity of the design is fulfilled from conception through to construction. Interior decoration services are available without any time limit. If you need a consultation a year after the project is complete—just ask. Waldo magically integrates grand architectural elements in an affordably sized home. This is because they bring passion, edge and an unusual bravura to every creative conception. Their vision has been rewarded by their community at the annual Parade of Homes event in McAllen. This event typically showcases high-end designer homes. For the past three years, Waldo Homes has been the recipient of two awards in the $300,000-$350,000 price range, and one in the $400,000-$500,000 price range, as well as the award for Best Curb Appeal in 2016. These awards attest to the fact that buyers can rest assured that their home will be designed and built with precision and excellence.

A Christmas

Christmas decorating is redefined at the home of stylist Shelley Street where handmade gifts, traditional elements and a nod to monochrome Scandi style combine for an intriguing festive fusion. written by

instance the ‘we’ is stylist and creative consultant Shelley Street and her teenage daughter, Phoebe. The ‘something different’ that she’s referring to is a striking monochrome palette that Shelley has fashioned by incorporating cool local crafts with organic elements – a signature that underpins Shelley’s personal decorating style as well. Winter 2017 olé decor

A small Karoo thorn tree has been painted white to striking effect. The black, white and natural tones of the decorations reflect Shelley’s overall visual theme – one that is pared down, textural and non-traditional.

One of the most enviable features of Shelley’s home is the large industrial-style windows that let in masses of natural light. The wreath hanging from one of them was made by Shelley using Cape fynbos (an indigenous bush) which she found while walking in the veld. To build up the texture, Shelley added bits of wood, old corks and a few pine cones also found whilst on her walks. She spray painted it matt black and added hand carved birds.

Decorating With . . .

Top: Hand carved wooden birds makes the tree feel more of an art installation than decoration. Bottom: Gifts have been wrapped in a mix of simple brown paper, graphic store-bought wrapping paper an idea inspired by the Japanese practice of furoshiki (wrapping presents in textiles rather than paper) and finished with ribbon and raffia ribbons.

Top: The table decorations consists of crisp white items as well as patterns underpinned by strong black accents, the subtleties to be discovered in the layering of materials, tones and textures. The starting point for Shelley’s mix-and-match approach was a collection of plates. With the simplicity of white candles wrapped with utilitarian brown paper the mood is contemporary and fresh.

There’s no more apt a description of Shelley’s home than a sanctuary for the senses. We’re talking the whole checklist: all white sun-drenched spaces anchored by a carefully composed black and white palette, soaring ceilings, nubbly textures, a contented cat dozing on a daybed, large sash windows offering glimpses of a milk-wood tree and other tangled greenery outside, an artful mix-and-match of furniture, artworks and family heirlooms and, from the kitchen, the pleasant aroma of coffee and lemons – the entire scene set against the hushed backing track of a radio tuned to the local classical music station. olé decor Winter 2017

I love the monochrome look as well as Scandi design and its association with light wood, so decided to do a Scandi-Afri mix,’ she says of her Christmas theme. It seems apt considering Shelley’s self-professed reverence for simplicity that the Christmas tree is a Karoo thorn, its stark graphic form enhanced by a coating of white paint. ‘This wouldn’t be Christmas though, if there wasn’t something enchanting, so the tree has the sweetest hand-carved wooden birds which I am in love with as well as papier-mâché baubles that are a quirky take on the usual bling versions,’ she says.

“This wouldn’t be Christmas though, if there wasn’t something enchanting, so the tree has the sweetest hand-carved wooden birds which I am in love with.” Other adornments reflect Shelley’s affinity for pattern as well as locally crafted objects with a unique, whimsical feel: a laser cut cardboard nativity scene; a small Christmas tree made from tin; Christmas crackers that she 33

fashioned together using patterned brown paper; a herd of beaded zebra that, in this context, look less ‘curio kitsch’; and a black wreath that, from a distance, looks like something designed by Tord Boontje but is in fact made from pieces of fynbos (indigenous bush), wine corks and other natural ephemera shaped together and spray-painted black. Shelley’s black lacquered turned-leg pine table (a fortuitous junk shop find) is always the focus of the festivities each year. ‘The starting point of the whole theme was a collection of black and white plates by acclaimed local ceramist Martine Jackson,’ explains Shelley. Many of the table decorations are an eclectic union of new with old, black and white, solids and patterns, everything underpinned by strong black accents. Here the subtleties are to be discovered in the layering of materials, tones and textures such as beaded place mats, a coarse hand-woven table runner, bone and wood serving utensils all vintage silverware and serving platters as well as creative surprises: beaded necklaces used as napkin rings and simple white supermarket-bought pillar candles of various sizes wrapped in brown paper. ‘All the colors work really well within my home and are not out of place amongst my collections of natural objects,’ says Shelley. ‘So even though the Christmas decorations are temporarily here, everything still works together on the eye.

“Christmas is spent with family and friends and I prepare as much as possible the day before so I can relax on the actual day.”

Top: The open-plan kitchen is the scene of many collaborative efforts by Shelley and daughter Phoebe and is an inviting but practical, utilitarian space. Floating shelves host everyday objects as well as special collectables and inherited objects. The palette is largely all-white with wood. The hanging lights are original 50s pendant shades. Bottom: Shelley’s bedroom. The space has a simple and unadorned purity. Decoration is limited with the exception of a small bedside vignette, two watercolor paintings inherited from her Dutch grandparents.

Christmas is spent with family and friends and I prepare as much as possible the day before so I can relax on the actual day,’ says Shelley. Turkey and trifle don’t feature on the menu. Rather, the table is laden with unusual fresh salads, an assortment of meats (lamb, Parma ham, simple roast chickens and gammon), potatoes with rock salt and rosemary, and for dessert ‘always slabs of dark chocolate, pannetone, Italian panforte, great local wines, enough cheese to sink a ship, fresh cherries and vanilla bean ice-cream. Let’s just say no one goes hungry,’ she laughs. Everyone arrives around 12pm, we open presents, chat and then head to the table around 4pm. Lunch extends into evening when we light candles, turn on the fairy lights and carry on until we all begin to fade. Sometimes Phoebe (who is a talented musician) treats us to her piano tunes or plays guitar and we all sing along – alarmingly out of tune but with an ‘A’ for effort. The place is a happy mess by the time everyone leaves and I don’t do anything except load the dishwasher. It’s always memorable for being a relaxed day with an abundance of the best sort of laughter – the kind that makes your cheeks ache.

34

The bathroom suite. The all-white bathroom was fully renovated to incorporate a contemporary tub with an organic form and large window framing the view of an old tree. Shelley is strictly ‘anti-curtains’, so a high wall backing onto a neighbour’s property provides privacy. Because of space constraints, a rain showerhead was placed above the bath rather than squeezing in a built-in shower.

Finding a builder that works for you is no easy task, but when you visit with Treviño Construction you will know you have found the right one. ario, as his clients like to call him, is the youngest builder in the valley. His successes at a young age are a testament to his talent for building homes. His homes are built to fulfill clients’ needs and to meet their budget. He likes to say: “I fit design into budget.” His passion for drawing and design fuels him in each project. He is hands on in every aspect of the work.

For example, when picking materials for the interior of a home, he meets the client at the store. He shows up hours in advance of his appointment and puts items together to make the selection process easier for them. When you speak to him about his work, you can see the passion in his eyes for what he is creating. Through his descriptions, he builds you a mental picture that allows you to see the end result. Ultimately, his work speaks for itself. For him, “Beauty is in the eye of the beholder.” 44

“Falling isn’t the problem it’s knowing how to get up and correct your path that makes you a man.” Mario was educated in the valley. The character that he needed to succeed at school was molded by his grandmother and his mother. If he faltered at school, they taught him that “falling isn’t the problem it’s knowing how to get up and correct your path that makes you a man.” He took inspiration from their encouragement and graduated from PSJA North and then earned a degree from South Texas College.

What began as a small boutique at the southern end of South Padre Island, has expanded into a newly built 5,700 square foot space now located at 2901 Padre Blvd. While the retail business has stayed strong for the past 31 years, the interior-design side has grown by leaps and bounds. Although Sisters Interiors has been working with interior design for over 20 years, the time came to showcase their design team and the quality and unique aesthetic that has become known as “Sisters.” Owners Ann Hunsaker and Linda Golden designed their new showroom to be a living example of the type of work the company can deliver. Ship lap and bead board accent the walls throughout the store, inviting customers and design clients an opportunity to visualize an example of a cottage or coastal feel for their own home. At the center of the design area is a fully working Sub-Zero Wolf kitchen that allows consumers an opportunity to see an example of integrated kitchen cabinetry versus built-in cabinetry. Throughout the store, clients will find inspiration for their home from the beautiful art, furnishings, and décor. Sisters is truly a one-stop shop for almost everything. If you don’t see it there in the showroom, the staff at Sisters will find it for you. Design consultation is available for those who are seeking some suggestions and direction rather than having a designer working on their project from start to end.

52

The designer’s goal is always to achieve the client’s vision, and to help them see how their vision can be taken to its full potential.

Retail and Design The best of both worlds.

Standing Out From The Crowd

Sisters Interiors has a distinctive signature look. Like any artist, lead designer Ann Hunsaker, treats each design project as a canvas where elements of design are used to create a work of art. Leading her design team by example, she sets the bar for their studio with her ability to be creative and think outside the box. Instead of a paintbrush or clay, the materials are quartz, marble, porcelain or glass tile, crown molding, corbels, wood trim, mirrors, and glass. You certainly won’t get a cookie-cutter approach to your design. Ann emphasizes that the designer’s goal is always to achieve the client’s vision, and to help them see how their vision can be taken to its full potential.

One-Of-A-Kind Design

Clients frequently come to Sisters looking for something unusual, a focal wall, an artsy back splash, custom-designed iron gate entrances, hand-painted furniture, murals; you name it. These are things for which the company has become known. Kitchens and bathrooms are especially where Sisters’ design team delivers innovative, fresh ideas. Combinations of tile that transition seamlessly, accent pieces in borders, lighting in cabinetry, and niches for artistic display or practical use all come to play when thinking about what your space can look like.

A Step Beyond Design

54

Today’s Trends

While trends speak to broad audiences, it’s important to keep the principles of design present and foundational to the design concept. Using principles of balance, repetition, unity, color… your home has a solid basis: something classic, something timeless. Trends are fun and can always be addressed with accessories or accents so that when the trend swings in a different direction, the consumer isn’t left with a dated look but rather just a few pillows and a piece of art to update. Ann says the key is “having solid bones in a home.” Having a designer guide the selections to keep the bones of the home classic is invaluable. Whether there is a farm sink, vessel sink, or under mount sink are examples of a fun trend that can be easily changed later.

They know the design inside and out and manage the entire project so that the client has a turnkey delivery.

In an age of do-it-yourself and video how-to’s, why solicit help from a designer? Whether the project is large or small, a seemingly “easy” project can run amiss. The consumer shouldn’t be afraid to reach out to a designer. Many people want to do the work themselves, but they often encounter problems or something unforeseen once they begin. A unique aspect at Sisters Interiors is the combination of both designer and project manager. The team has their own crew in place, and they manage each project from start to finish. Selecting the color palette, flooring, and tile is just the beginning. Making sure that everything is installed properly, the correct cuts are made on the quartz or granite, the finishes on the fixtures are the ones the client ordered…all the fine tuning is endless. The design team at Sisters handles all aspects for the client. They know the design inside and out and manage the entire project so that the client has a turnkey delivery. Homeowners shouldn’t be afraid to reach out to a designer no matter the scope of the project. The company is happy to work on smaller projects and work within a budget.

The Next Generation

Sisters Interiors was born of love for design and love for family. Both Linda and Ann appreciate beautiful things, which were the genesis of their company. Another commonality is that they each have one daughter. The two sisters, at the heart of the company, will have their two daughters carry their vision into the future. While Jennifer McGee and Stefani Harrison are first cousins, they spent most of their childhood together and have a very close sisterly relationship. Jennifer’s art and design background and Stefani’s retail background complement the various aspects of a retail and interior-design business. Jennifer and her husband have recently moved to the island from the north Dallas area while Stefani has been involved with business for many years and will be resuming a full-time status when she, and her husband return to SPI in the next year. Both daughters have been buyers for the company for the past two years, and now look forward to a new chapter where they are present full time. Instilling a strong work ethic, caring for their clients, and doing everything with excellence is the family motto. As the sisters often advocate, “What matters the most is for our clients to know we care” and the next generation is hard at work brainstorming ways to make sure their mothers’ legacy continues well into the future.

hen you put two c re a t i v e p e o p l e with big plans in a small space yet to reach its full potential, the result is guaranteed to be interesting. That’s what happened with couple Janine Mollentze and Ruan Vermeulen. They were in the market for a small renovation project, and the one-bedroom dwelling they purchased fit their vision perfectly. Janine works as a production manager and digital content producer, and her keen eye for interiors has prompted many a friend to ask for her help with decorating their homes. The area has a great sense of community, and even though it’s within walking distance to popular restaurants and shops, the suburb is quiet and green with trees. Their old art deco building is on a cul de sac with a cobbled road, and the lush gardens are home to all kinds of animals, including six cats, two ducks and two tortoises. ‘We even have a hadeda ibis staying with us,’ Janine says. ‘He injured his wing and ended up staying for good!’ In the year and a half the couple have lived in the flat, they’ve made substantial improvements to what used to be a crowded, limiting space. ‘We moved in with the idea of renovating, but wanted to live here first before deciding on a plan,’ Janine says. ‘We haven’t spent much money on the kitchen, bathroom and bedroom areas, but we will eventually open up the ceiling for a loft conversion.’

Top: The office nook might be in the bedroom, but it is arranged to create the illusion of being a separate space. Right: The couple created a feature wall behind the bed by sticking old world-atlas pages to the wall. An old office file cabinet was hung above the bed to create more storage.

Indoor Living

The couple enjoys cooking and having dinner parties, but the kitchen was the area of biggest concern when they moved in. It had tiled white walls, white cabinets and a big brown kitchen island being utilized as kitchen sink. ‘It looked terrible,’ Janine says. ‘We didn’t want to spend too much on renovations, but we also didn’t want to compromise on aesthetics.’ The cupboards were all pulled out and the tiles got a slick of matt black paint, with a simple wooden dado rail dividing the walls into a monochrome palette. The couple wanted freestanding kitchen counters with an industrial feel, so had it custom-made by a friend. Wooden shelves were put up to maximize the space, and they decided to stay within a specific color scheme when buying crockery and other kitchen accessories. With its solid poplar wood table and French doors opening up to a small balcony with panoramic views, it is no wonder the kitchen is Janine’s favorite spot in the house.

Top: Floating shelves in the lounge and a vintage sideboard are filled with plants in simple white pots and quirky market finds. Top Right: The kitchen may be small, but it can comfortably seat four people at the wooden table. The sterile white tiles were painted black and a gas stove and custom-made shelving was put in for a clean and industrial look.

60

The open-plan living and dining area echoes the monochromatic coloring of the kitchen, with grey and white walls, a light-gray floor and a charcoal corner couch. ‘My decor style can best be described as “Scandi vintage”,’ Janine says. ‘I love Scandinavian interiors, which are warm and unassuming, and by combining contemporary pieces with vintage accessories I get to have that vintage/modern appeal.’ The moody gray wall is the focal point of the room, and is filled with artworks, botanical prints, photographs of their travels, and sepia pictures of Janine and Ruan’s grandfathers. The decor was chosen to fit with both the gray painted floors and an eye-catching pair of art deco armchairs, with the sofa an affordable find from a retail chain that fit perfectly with the layout of the room. Similar shelving in the kitchen provides generous space for the couple’s quirky collections of retro desk clocks and typewriters, as well as various pot plants lending pops of green. The room is filled with special pieces, books and images from their travels, with a prized pair of etchings by Ukrainian artist Oleksiy Fedorenko still waiting to be framed. The couple regularly hunts for vintage treasures to add to their collections – ‘any antique market or vintage shop is the death of me,’ Janine says. ‘I can’t walk past without going in, and I can’t leave without buying something!’ The imposing dining room table and imbuia sideboard were inherited from Ruan’s grandfather, and the history of the pieces imbues the dining area with a sense of home and belonging. Winter 2017 olé decor

The bathroom was given a stylish makeover by painting the white tiles grey and the bath black. Hanging planters bring in color, and reflecting mirrors make the space appear bigger.

Indoor Living

Move to the bedroom and the couple’s clever maximizing of space again becomes evident. The awkward placing of the bathroom entrance hampered plans to make the layout more practical, but by transforming a corner into a small office space, the room becomes multi-functional without looking forced. The desk and shelving repeat the motifs of solid monochrome colors used with wooden accents, with numerous pot plants mirroring the greenery outside the window. The most striking aspect of the bedroom is the papered wall behind the bed, an idea Janine saw on Pinterest. ‘We had to scavenge every second-hand bookshop to find vintage world atlases to use,’ Janine says. The bathroom had similar white tiles to the kitchen, which also swiftly disappeared under a fresh layer of gray paint. The hanging planters above the bath are from an urban gardening company, and installing them was the easiest way to make plants part of the bathroom. Mirrors were strategically placed to give the impression of more space and to add character, like the boat-shaped wall mirror Janine picked up at a vintage market. Janine says a compact space needn’t be a design challenge – the secret is in choosing furnishings and decorative elements that offer maximum functionality. ‘When you live in a small space, each room tends to have more than one use. Built-in storage nooks also help you utilize every available corner.’ With plans to open up a loft and add more bedrooms and a bathroom for future little creatives, this unassuming little flat is still full of surprises just waiting to happen.

Top: Thriving green pot plants provide the only spots of color in this slick, urban kitchen. Instead of being an eyesore, the industrial black bin blends in with the black wall, becoming a style statement in its own right. Left: The old kitchen cabinets were torn out and open shelving installed. Janine and Ruan decided to only buy crockery and utensils in certain colors, to ensure the open shelves become a design feature of their own. A wall-mounted dish rack makes the most of the limited space. Right: The floors were painted a soft grey, creating the illusion of more space and light. An easel made for Janine by her grandfather is used to showcase a rugged leather rucksack bought in Florence, Italy.
