ANNUAL REVIEW

EXCLUSIVE MARKET INSIGHTS FROM OUR TEAM LAKEFRONT Overall sales volume and average sales price for the East Shore Lakefront Market slowed considerably in 2019 compared to 2018. There were a total of 6 sales for 2019 with an average sales price of $4,790,833, compared to a total of 15 sales in 2018 with an average sales price of $6,195,033. 2019 saw no Lakefront sales above $6M, whereas in 2018 there were 8 sales over $6M. ALL EAST SHORE NON-LAKEFRONT AREAS This segment of the Tahoe Market experienced a good year. The overall yearly stats for the year 2019 compared to 2018 reflected positive numbers with increased sales volume over in the past 12 month period as well as increased average sales prices. ALL EAST SHORE CONDOS Average sales price were higher for 2019 compared to 2018. Looking at the numbers for the year 2019 compared to 2018 we saw a similar decrease in volume in 2019 accompanied by an increase in average sales price. Also worth noting was the highest 2019 sales price for a condo was $2,795,000, up from $2,000,000. In 2018. GLENBROOK-UPPAWAY Looking at the year 2019 to 2018 the Glenbrook-Uppaway market experienced strong percentage increases in sales volume as well as average, median and highest sale prices, over the 2018 numbers. STATELINE-KINGSBURY The yearly numbers for 2019 were slightly down from 2018 levels in the sales volume of 56 compared to 62 in 2018. This area still remains one of the most affordable areas for single family homes on the East Shore. ZEPHYR COVE-ROUNDHILL The highest sales price was higher at $2,700,000 in 2019. Looking back at the year the numbers were strong for 2019 with 42 sales for the year compared to 28 in 2018. The average sales price also saw an uptick with an average of $1,113,011. This remains a diverse and desirable area for East Shore buyers. CAVE ROCK-SKYLAND Overall numbers for the 2019 year experienced upward movement.
