Purpose

The Olympia Master Builders is a professional trade association whose purpose is to improve the construction industry and the business climate in which it operates. Members are dedicated to integrity, craftsmanship, and respect for consumers, the environment, and one another.

When someone in the home building industry invests in membership with OMB, they are showing they are serious about their business and their community. By making the investment in OMB, they have access to education on the latest developments in the industry, they participate in several specialized programs, and they network with others in the industry to learn from their fellow local business owners and grow their business.

The Olympia Master Builders was founded in 1959 by a small group of individuals dedicated to the home building industry. Since then the organization has grown to encompass Thurston, Lewis, Mason, Grays Harbor, and Pacific counties.

TECHNOLOGY IMPROVES ENERGY EFFICIENCY Today’s home buyers are looking for

ways to incorporate home technologies that increase the long-term value of their house but also provide convenience, safety and comfort. In fact, NAHB research shows that most home buyers desire an energy-efficient home and are willing to pay more for it.

NAHB’s consumer preferences survey of more than 3,600 recent and prospective home buyers examined the features, products, amenities and layouts preferred in a new home.

In the home technology category, home buyers highly ranked features that improve a home’s efficiency, including multi-zone heating, ventilation and air-conditioning (HVAC), lighting controls and a programmable thermostat.

By incorporating the following technologies, home owners can save money on their utility bills: Automated HVAC systems can maintain a more energy-efficient temperature while the home owners are away at work, but switch to a more comfortable temperature prior to their arrival home. Zones can also be created to heat or cool only the areas most used by the occupants, keeping other areas, such as guest bedrooms, shut down until they are needed.

According to ENERGY STAR, a joint program of the U.S. Environmental Protection Agency and the U.S. Department of Energy, programmable thermostats can save consumers about $180 per year in energy costs.

Tankless water heaters — which save energy by heating water only when needed — are comparable in cost to traditional gas water heaters but are 30% more efficient, according to the U.S. Department of Energy.

Lighting can make up 10-20% of the total electrical usage of the home. Installing an automatic dimmer, which adjusts to the home owner’s needs based on time of day or occupancy, will lower electricity bills and increase the life expectancy of light bulbs.

Blinds and drapes can be programmed to close during the hottest part of the day to block out the sun; keeping the house cooler. In the colder winter months, they can open up to allow the sun in to warm the house, which helps regulate the room temperature.

By incorporating technologies that help make your home operate more efficiently, ENERGY STAR estimates that home owners can save $200 to $400 annually on their energy bills.

C

hoosing the right contractor is probably the hardest – and most risky – part of any building project. The right contractor will create something that more than pays back your investment with value, that you will take pride in, and that will last for a long time. The wrong contractor will cause you no end of headaches and delays, cost you lots of extra money, and build something that runs a far greater risk of construction defects or general poor quality.

So how can you be sure you’re choosing the right contractor? There are no sure things in life, but you can avoid making two common mistakes.

And by avoiding these mistakes – and then doing your due diligence – you can reduce the likelihood of making a poor choice.

MISTAKE #1: LOOKING FOR THE LOWEST BID Price is certainly a factor, but it’s only one – and contrary to the way we all define a good deal, it is not the most important.

If you were to bid out a job in Olympia today, most quality contractors are going to come in around $150 to $175 per square foot. It might be higher if you’re building the Taj Mahal. It might be lower if you’re building the Taj Mashed. Regardless, if you get bids from multiple contractors, most of them will be around the same price.

Except one guy, who will bid $85 per square foot instead of $150.

It’s hard not to go with that guy.

If you’re doing 1,000 square feet, you’re looking at one bid that says

$150,000 and another bid that says $85,000. That’s a huge difference. It’s a Tesla (or a nice truck, depending on your preferences), and often the contractor’s explanation of the difference is pretty convincing. “We have less overhead.” “We do it right the first time, so we don’t have to overbid to fix things we’ve screwed up.”

As an insurance agent, one of the key things I look at to assess the risk in a contracting company is its financial health. I want to see comfortable margins, so I know jobs are bid in such a way that the company won’t run out of money. Why? Because when a contractor does run out of money, he’ll either start manufacturing change orders that stick the client with additional costs, or he’ll use lower-grade materials in hidden spaces to lower his expenses. The

effect is that the cheap alternative often ends up being more costly.

MISTAKE #2: BUYING NAME RECOGNITION

A company that does a lot of advertising will most likely do a good job, but you’ll be paying for administration and promotion that have nothing to do with your building, and you’ll be dealing with a professional salesman who is compensated based upon his ability to upsell you on the materials and embellishments that pad a margin.

If something does go wrong, you’ll either be dealing with a customer service department or that same salesman, not with a principal or decision maker. Local contractors, on the other hand, tend to be much more responsive than regional ones.

A local contractor lives here; his business and reputation are here; and his livelihood depends on that reputation.

Also, remember that advertising allows a company to construct its own narrative, creating an impression defined only by what that company wants the market to hear.

The average local contractor spends his money on advertising like you see in this publication – ads that provide contact information, a slogan, and maybe a picture. The impression you get of the local contractors in this buyer’s guide will come mainly from word of mouth. They can’t control that narrative, except by keeping their promises and doing a good job, because positive or negative people will talk about their experiences.

town. It doesn’t create jobs here. It doesn’t help pay for infrastructure or services. It leaves our local economy and goes to another local economy.

When you hire a local contractor, on the other hand, your money does stay in town. It does create jobs. . .and the people who work those jobs spend the money they earn again.

When money stays local, it stimulates economic growth; it promotes entrepreneurialism; it fosters local organizations to provide the services we feel are valuable.

Further Benefits of Thinking Local In addition to taking advantage of the talent pool in our area, buying local generates other benefits, both for you as a buyer and for the community.

Finally, hiring an established local contractor makes it easier to do your due diligence. There’s enough population here to support a stable economy, but there’s not enough population for bad apples to hide well – or for long. After you have three or four bids, feel free to ask around at local suppliers or even at your bank. As I found while planning a major remodel of my house, it’s easy to get a feel for your chosen contractor’s reputation, and when you’re spending a lot of money on a building project that peace of mind is worth its weight in gold.

First and foremost, economic activity is one of the fundamental ways that we form community. The stores where we shop, the people we hire to do work for us, and the manufacturers from whom we source products become part of our community, and they become part of our lives. When we keep our economic activity local – shopping at the mom-and-pop instead of the big box – that makes our community tighter. A city becomes more like a village. A place to live becomes more like a home.

And speaking of a place becoming a home, hiring a local contractor provides an opportunity to bring some of the character of the community into your building project.

Whether it’s a custom furniture piece made from the tree you took down to open up your back yard or a unique iron banister for the steps up to your front door, when it comes to those little embellishments our area boasts a bevy of quality craftsmen. . .and the local guys know the local guys.

Then there’s the question of money. When you hire a Seattlebased contractor, all the money you spend on your building project leaves

In the end, you’ll choose the contractor that you think and feel is right for your job. By selecting among local contractors, diligently getting a feel for their reputations, and not making your decision solely on price, the odds are much higher that you’ll choose the right one.
