Home Maintenance Chores While the prospect of relaxing into a lazy Sunday schedule calls to many home owners, don’t sleep on essential home maintenance tasks. There are plenty of maintenance chores to take care of when you own a home. Here’s a checklist of items you should address on an annual basis.

Exterior Tasks 1. Maintain your gutters. Remove all debris from your gutters so water can properly drain. This minimizes standing water and slows the freeze/ thaw expansion process that occurs in cold weather. Clogged gutters can cause landscaping, lawn and shrubbery, walls, foundation, basement, crawl spaces, and existing gutter system damage. Consider installing “gutter guards,” which will prevent debris from entering the gutter and direct the flow of water away from the house and into the ground. 2. Trim your trees and remove dead branches. Inclement weather can cause weak trees or branches to break and damage your home, car, utility lines or someone walking on your property. Keep an eye out for large dead branches in trees; detached branches hanging in trees; cavities or rotten wood along trunks or major branches; mushrooms at the base of trees; cracks or splits in trunks; leaves that prematurely develop unusual color or size; and trees that were previously topped or heavily pruned. If you see any signs of hazards, call a professional tree service. 3. Maintain your steps and handrails. Repair broken stairs and banisters to prevent falls and injury. 4. Inspect your roof. Be proactive and prevent emergency and expensive repairs. Things to look for include damaged or loose

shingles; gaps in the flashing where the roofing and siding meet vents and flues; and damaged mortar around the chimney (especially at the joints, caps and washes). If you see any signs of damage, call a professional to repair the damage. 5. Inspect your home’s exterior walls. Look for possible weather-related damage, like cracks and loose or crumbling mortar. Wood trim and siding can suffer from deteriorating paint or become loose. Windowsills may be cracked, split or decayed.

Indoor Chores 1. Check your home’s insulation. Your attic should be 5 to 10 degrees warmer than the outside air. Otherwise too much heat escapes and causes frozen water to melt and refreeze which can result in a collapsed roof. Don’t neglect your basement and crawl spaces, and well insulate pipes in those spaces to protect against freezing. 2. Maintain your pipes. Wrap your pipes with heating tape every winter and insulate unfinished rooms such as garages, if they contain exposed pipes. Check pipes for cracks and leaks and have any damage repaired immediately to prevent costlier repairs later. Keep your house warm — at least 65 degrees. 3. Check your heating systems. Be sure to maintain your furnace, fireplace, boiler, water heater, space

heater and wood-burning stove. Have your heating system serviced every year. Check smoke and fire alarms and carbon monoxide detectors. Change your heating and air conditioning filters regularly. 4. Know your plumbing. Learn the location of your pipes and how to shut the water off. If your pipes freeze, the quicker you shut off the water, the better chance you have of preventing pipe bursts. Check weather stripping and caulking around windows and doors and replace or repair as needed. Caulking helps keep your house weather-tight, lowers your heating and cooling bills, and can also help keep insects and rodents out of your house. Also look for chipped or peeling paint around window frames and trim. Repair broken glass and loose or missing putty. When needed, use a modern glazing compound instead of putty for a waterproof seal. 5. Clean and vacuum dust from vents, baseboard heaters and cold-air returns. Dust build-up in ducts is a major cause of indoor pollutants and can increase incidences of cold-weather illnesses. Check all your faucets for leaks and repair any you find. Replace washers if necessary. By setting aside a few weekend days, you’ll save yourself from a lot of hassle later. Then you and your family can relax and be free from worry about potential home maintenance catastrophes.

Title Insurance Basics: Protecting Title to a New Home By: Chris Medrzycki, Attorney

Title insurance protects against claims of ownership (title defects) by other people based on documents that were recorded at the time of closing. Some potential title defects for which title insurance offers protection include: an incorrect legal description in a deed, mistakes in the recording process, and forged or inadequately executed deeds, releases, or wills.

the home-buying process that often causes confusion. This article attempts to answer the most basic questions about your title and how to protect it.

What is “title”? “Title” is an abstract concept that describes the rights to use and own property. The concept is converted into a tangible object by describing the scope of these rights in a deed. Deeds are recorded with the Auditor of the County where the property is located in order to put the world on notice about the rights possessed by the title-holder.

What is title insurance? Title insurance comes about because the ability to describe the abstract concept of title (use and ownership) in a written deed is imperfect. It also comes about because the way property is used in a

How does title insurance work? dynamic world differs from the way title to property is described in a deed. In practical terms, title insurance protects a homebuyer when another party claims ownership or use of the homebuyer’s property after purchase. Many people are familiar with automobile insurance, which protects a person from potential hazards occurring in the future. Title insurance is similar in that it protects a person from claims, but different in that it protects the policy holder from occurrences that happened in the past but were unknown at the time the property was purchased. A title insurance policy is purchased with a onetime premium and is paid at the time of closing. Once purchased, title insurance protects the homebuyer and its heirs as long as they own the property.

Before issuing a policy, the title insurance company searches and examines all public records associated with the property a homebuyer intends to purchase. The title company examines the current deed, the chain of title (how it came to be held by the current owners), as well as all recorded encumbrances such as easements and liens. Following the examination, the title company issues a “title commitment.” The title commitment is a document that explains what is needed to “clear” title prior to closing. For instance, if the seller failed to pay a remodeling contractor, and the contractor recorded a lien against the property, the title company would note the lien as an encumbrance. The seller would need to pay this lien at closing. Once title is cleared, the title company issues the final title policy that explains what is covered and any exceptions.

Once the final policy is issued, it should be kept in a safe place. Should someone ever assert ownership, the homebuyer would file a claim pursuant to the policy. The title insurance company would then defend the homebuyer’s title including paying damages or even attorney fees in the event of a lawsuit.

Is title insurance required? Generally, the seller will purchase an owner’s policy for the homebuyer and the homebuyer will be required to purchase a lender’s policy, for the lender. While it may not be necessary to purchase an owner’s policy, it is generally wise to spend the extra money for the peace of mind it will provide.

What should a homebuyer take away from this article? The goal of this article is to provide a basic understanding of title insurance. This is not meant as a substitute for obtaining the advice of an attorney. If you have additional questions, your best bet is to speak with an attorney.

Reuse

Donate items or shop at South Puget Sound Habitat for Humanity. Their newest (drop-off only) site is at the Thurston County Waste and Recovery Center (WARC) recycling area. Donated items are sold to the public for discount prices at the two Thurston County Habitat for Humanity Stores. Proceeds help build affordable homes in Thurston County for families in need. Donating usable items saves on trash disposal costs, provides a tax deduction, and conserves resources. For locations and information on what types of items Habitat accepts, see their ad on the opposite page. Two good reuse websites are www.2good2toss.com and www.seattle.craigslist.org.

Recycling

The WARC is not a Materials Recycling Facility or MRF. Any waste taken there will be charged for and processed as garbage. However, Recovery 1, Inc recycles and reuses a wide variety of construction materials, gypsum, carpet/padding, and land clearing debris from new or remodel projects. The highest per ton fee at Recovery 1 is currently $70, while our WARC garbage rate is $113. You can haul it yourself or use a bin collection service. There may be charge to recycle certain commodities, but the cost is usually lower than trash disposal.

On-site C&D debris hauling

Self-haul materials to recycling facilities or have a hauling company bring a dumpster to your jobsite. Specify with the hauler that you want your materials recycled and ask for proof of recycling. Certain restrictions, requirements, and/ or permits may be required for recycling so be clear on what you have. We keep a list of recyclers

The Northwest EcoBuilding Guild recently launched a Code Innovations Database at www.ecobuilding. org/code-innovations. This serves as a clearinghouse of examples of successfully permitted green building, high-performance, and other innovative design strategies, materials and technology. It provides a way for building officials, the building industry, and the interested public to share information about what works, what doesn’t, what’s new in “green” code-setting, and how to navigate the permitting process when innovative methods don’t fit neatly into an existing “prescriptive path” to approval.
