We are GMCR Salford, a volunteer lead running community based in Monton. Set up by Guy in 2018 after he realised there were no free local running groups for beginners, the group slowly gained members and became more than just a running group. Members who came to learn then stayed to pass on their positive experience, celebrate their achievements and to share their stories, making friends along the way. Now the community is at over 400 members and counting! As our ‘bread and butter’ we o er a 10 week Couch to 5k programme which gradually increases running time and builds tness and con dence along the way. With lots of friendly faces to o er support, many of our beginner members have said how they have nally been able to stick at running and achieve their goals! At GMCR Salford, we believe anyone can run and our members come in all shapes and sizes, ages and speeds with nobody left behind on runs. Our community is exactly that - a positive, inclusive place to be whether you’re tackling your rst mile or just looking for company on your next marathon. BUYING A HOLIDAY HOME
One in ten British adults now owns a second home. For some it’s an investment and provides a rental income, for others it’s somewhere to escape to every weekend. In any case there are important things to consider before you buy.
Why might you want to buy a second holiday home?
Many people want a second home to be 'mixed-use' – that is they would like to receive rental income and also use it for themselves and their friends and family.
How long can you live in the property?
UK law does not permit you to live in a holiday home for 12 months at a time – you’ll need to decide what your permanent address is for council tax reasons. Council tax is lower on a secondary residence thus you could be a burden on local services if you were living there all year round.
Is it easy to get a mortgage on a second or holiday home?
It’s easier to get a mortgage for a second home than it is a holiday let property. Loans for the latter are available, but there’s less choice as you usually need a specialist lender. Interest rates also tend to be higher. Finally, any property that is less frequented than a primary home has a higher risk of burglary. That is why a standard home that is empty for more than 30 days usually requires unoccupied home insurance. Renting out your property can help to reduce this risk, but it is extra important to take precautionary security measures so ensure that you have a specialist holiday home insurance policy in place.
