Strength What makes a community? Is it homes for people to live in? Relationships with other community members? Coming together to enjoy shared activities and experiences? Helping one another? I would argue that the best communities boast all of these aspects, and by that measure Southern Georgian Bay is growing ever stronger as a community. In this issue of On The Bay, we present our annual roundup of real estate and development throughout our region. There’s no question that more and more people want to live in this four-season paradise, and as a result resale homes are scarce and new home developments are moving in to fill the gap. But in many cases, the homes being built – and even the few resale homes that come on the market – are out of reach for service workers, young professionals and working families. Add to that the increased need for infrastructure such as roads (with bike lanes), public transit, schools and hospitals, and it’s clear that we have work to do to ensure that our community can sustain the demands of an evergrowing population. One reason our region is so desirable is the wealth of shared activities and experiences that bring us together. In addition to outdoor activities such as skiing, hiking and boating, cultural activities also have the power to form connections and strengthen communities. From this perspective, Southern Georgian Bay is thriving, with arts and cultural offerings including galleries, museums, festivals, live theatre and live music. In this issue we focus on live jazz and blues music, the latest instalment in our ongoing series spotlighting our region’s rich arts and culture scene. One look at the

One reason our region is so desirable is the wealth of shared activities and experiences that bring us together. photos of joyful musicians playing their instruments as onlookers listen with rapt enjoyment or dance to the beat, and it’s abundantly clear that music is a dynamic community builder. Watching our community grow is a bit like watching a child grow. It’s exciting, exhilarating, full of promise. As the child hurtles toward adulthood, it’s also daunting: one wrong decision, detour or missed opportunity has the potential to derail a promising future. But if the child is safe and secure, with a solid foundation as well as enriching activities and experiences, the path will ultimately lead to a fulfilling life. Just as parents are responsible for raising fully functioning adults, we all have the obligation to create a fully functioning community where everyone can survive, thrive and lead fulfilling lives for years to come. After 15 years of writing and editing stories about our journey, I know we’re up to the task. ❧

The climb certainly is worth the effort. I want to thank On The Bay Magazine for profiling the Bruce Trail in the article in last autumn’s magazine. The photography is amazing and certainly will entice readers to peruse the article and get to know and understand the Bruce Trail a little better. The Bruce Trail truly is a gem of a trail snaking along the Niagara Escarpment in Southern Ontario from Niagara to Tobermory. Where else can one enjoy a continuous trail though the natural world and wilderness within easy reach of our back door? As a long-time member of the Bruce Trail Conservancy, I appreciate the publicity for the trail and would like to add a few points not included in the article. There are many incredible treasures to discover along this beautiful trail. Each season offers many rewards. For me, the Bruce Trail is my home away from home. Yes, a few years ago I completed the entire length of the trail and I am proud of that, but for me the important thing is that the trail indeed continues to exist as a ribbon of nature stretching from Niagara to Tobermory. It is a trail which allows us to be immersed in nature whenever we want. It is a trail which exists because of volunteers. The Bruce Trail is a jewel of Southern Ontario and wouldn’t exist without the vision of the original people who conceived of the idea over 50 years ago. The trail is not a government-run or government-owned entity. It exists because of the many volunteers who put countless hours in behind the scenes building, managing, repairing, securing and donating. The trail would not continue to exist as it is, without the support of the many landowners (conservation authorities, provincial parks, ski clubs, as well as the many individual private landowners) who most graciously and generously allow us to cross their private land. The Bruce Conservancy is aiming to secure a permanent route for the trail and purchase a corridor of

I support the Bruce Trail Conservancy both financially through my membership and yearly donations, as well as through my volunteer efforts with the Blue Mountains Bruce Trail Club. I encourage anyone who walks or hikes the trail to support its existence by becoming a member (tax deductible) or through a donation. Check the website at brucetrail.org for further information. Nature refreshes and rejuvenates us as we walk through it. Let us all work together to support the continued existence of the Bruce Trail – a ribbon of wilderness, for everyone, forever. May I ask a question of the wonderful people who live in and visit Collingwood? What would you prefer: 1. A structure that has not been used since 1993, that costs the Town of Collingwood millions of tax dollars just to maintain and is a hazard to people who walk around it? Or, 2. Would you prefer a revenue-generating, job-producing tourist destination that would be similar to Niagara-on-the-Lake, Stratford, Bilbao or Sydney? The recent engineering study indicates that millions of our tax dollars would need to be spent just to make the Collingwood Terminals structure safe. No studies have been done about the structure’s foundation or the contamination in front of the structure that contains the dredged harbour waste. I would not want to be here when someone gets injured or killed by falling debris from the structure or when the contamination leaks into the harbour. The costs to the Town of Collingwood, the local taxpayers and the local economy would be devastating. I suggest that we as an intelligent community think ahead for our next generations. We need good jobs. We need opportunities for young people. We need a strong arts and culture community. We need a world-class performing

arts centre that would have a restaurant with a fantastic view of the Bay and Escarpment, with an open kitchen so the staff can be creative and see around them, and interactive museums that would contain a history of First Nations people in the region and a history of shipbuilding on the Great Lakes. The performing arts centre, restaurant and museums would generate operating capital. Students would have an educational opportunity to learn about local and regional history (similar to Science North and the Ontario Science Centre). Remember, within a three-hour drive from Collingwood there are 12 million people. Let’s get

’m proud to have been a member of the Family Practice team at CGMH for 26 years – the place where all four of my boys were born. There has been a lot of change in healthcare during that time and we’ve been leading the way. In 2004, I became the Founding Chair of the Georgian Bay Family Health Team. We were unique in the province in that we successfully recruited all family physicians in South Georgian Bay to become one cohesive group, originally the largest such group in Ontario. By working together we were able to access resources (such as nurse practitioners) that allowed us to provide better care for our patients.

My wife and I began collecting your historic photographs of Southern Georgian Bay approximately seven years ago and became fascinated by the wonderful photography and the associated stories about the development and events of relevance to this local area. Initially, we had our framed collection in our den but within two years our walls were full and we were still enjoying watching our gallery expand. We decided to clean up our garage and dedicate an entire wall to this tribute to our local history. The pictures look great. Many of our friends stop by to look at the photos and read your stories about aspects of the development of the area. As our collection grows, it looks like we will be commandeering another wall for this project. There is a legend among historians that Samuel de Champlain, the great mapmaker, explorer and arguably the first “Canadian,” spent the winter of 1615 on my farm in Huronia, the land of the tobacco-growing Petun Nation. I say a legend because it appears the great mapmaker was pretty much lost the whole time after he paddled up the Lachine Rapids into the Great Lakes. Some say it’s also possible he spent that winter near Peterborough, Ontario, or the Finger Lakes district of New York State. They’re not quite sure. Champlain himself was quite certain China was just over the next hill. That’s what I love about history. You reap such handsome returns in conjecture for just a trifling investment of fact. I like the Huronia winter version because it places the old boy right next door to me and makes him a neighbour. There was something totally manic about Champlain. He crossed the Atlantic some 27 times without losing a shipmate. During one storm, the captain lost his nerve and Champlain took the helm, safely steering the ship onto some soft rocks and supervising the evacuation of the ship. No injuries were reported. He explored what would become six provinces and five states, and founded the first post-Columbian European settlement in Canada. He did it on a wing and a prayer with other people’s money and never found anything an explorer of that day was supposed to find: no China, no spices, no Northwest Passage, Fountain of Youth, gold or even an effective weight loss diet. His most important concept was his use of the word Métis, a French word that means mixed, which is what he thought we should all be if we had any hope of living in peace. Four hundred years later, I think he would be very pleased to see how mixed Canada has become. I look out my office window at the cornfield that hosted the village of Etharita and I think of Champlain resting on a pile of beaver pelts in a longhouse, telling lies and smoking the winter away as a guest of the Petun. The natives obviously enjoyed his company and handed him around like a pet turtle for about 20 years. They taught him to live off the land, and he suggested they stop sleeping on the ground, a simple innovation that doubled the lifespan of anyone he met. It’s true he did start a war with the Iroquois, but his mistake was bringing

firearms to the semifinals of the lacrosse season. The result was tragic and set his Métis idea back by a century. He regretted his mistake profoundly. Today my field rotates between crops of corn and soybeans. In Champlain’s day it was corn, beans and squash all planted together in little hills, a concept the Indigenous people called The Three Sisters. Sam talked about how easy it was to get turned around in the cornfields of the Petun, a significant admission from a man who was uncertain of his location pretty much from the day he stepped off his veranda in Brouage, France. Nothing changed for him and when he died in 1635 his gravesite was promptly lost. In death as in life, his whereabouts are uncertain. There’s something about winter in the country that brings a person to heel and reduces life to simpler terms. E.B. White insisted it was a full-time occupation staying warm, fed and amused, and it must have been a special kind of torture for a spirit as restless as Champlain’s. Or maybe it wasn’t. He may have been happy to gather calories and rest up for the spring runoff. There is a dramatic statue of him behind the National Gallery in Ottawa, holding his astrolabe aloft and sighting his position. He’s holding the thing upside down, which is not surprising because he probably didn’t have much use for it. I like to think the statue captures him heaving the thing into the bush and telling his Indigenous friends to take him wherever the hell they wanted. He was in no rush to get anywhere and was looking forward to the trip. As the snow retreats to my fencerows and a warm gust rattles last year’s corn stalks, I imagine the great man scanning the skies for returning geese and packing his kit for the next adventure. It was nice to have him here. I enjoyed his company and his talk of courts and kings, the vast forests, high-flowing rivers and rough seas that lay between us and his home. After a wild ride in 2016 and 2017 and a cooler market in 2018, local real estate experts are forecasting a more balanced scenario for 2019, with some areas possibly tipping over into a buyer’s market stories by MARC HUMINILOWYCZ illustration by SHELAGH ARMSTRONG-HODGSON

H

as the bubble finally burst? Have we reached a tipping point between a seller’s and a buyer’s market? Following a couple of years of multiple offers, bidding wars and record-breaking home prices in Southern Georgian Bay, we appear to be headed for what realtors call a “balanced market,” with some areas starting to show signs of tipping over into a buyer’s market. Real estate sales through the end of February increased 29 per cent in terms of unit sales over February of 2018, with year-to-date sales up 4.2 per cent over the first two months of last year, according to the Southern Georgian Bay Association of Realtors (SGBAR). In dollar volume, sales were up 21 per cent over the same period last year but remain 11 per cent below the first two months of 2018. “Home sales posted some decent year-over-year gains in February, although that was really just the flipside of last year’s very quiet month of February, which you’ll recall was the weakest month for sales in the region in more than five years,” said Stan Reljic, president of the SGBAR. “Having said that, inventories across the region remain near historic lows, which continues to lend support to prices even with demand still running at below-average levels.” Sales to new listings – the ratio between the number of homes sold and the number of new listings on the market – were at 45 per cent in early 2019 compared to

61 per cent in January 2018. A lower ratio means a more balanced market, and lower still would put our area in buyer’s market territory. There have been some definite shifts since this time last year. Many realtors interviewed for On The Bay’s annual real estate report last spring predicted that 2018 would be a year much the same as 2017, but the market was softer than expected, with the number of home sales down about 18 per cent, total sales volume down 14 per cent and sales to listings down 10 per cent from the previous year. It is important to note three important factors which affected real estate here and in the rest of Ontario in 2018: three increases in the Bank of Canada interest rate; mortgage stress test rules which came into effect on January 1; the province’s Fair Housing Plan, introduced in 2017 to quiet the market frenzy; and a lack of housing supply driving prices up. On a more positive note, sales volume and average home sale prices in Southern Georgian Bay were up in the last quarter of 2018. In January of this year, the average home sale price was up almost 30 per cent and the number of new listings rose 13 per cent in our region compared to January 2018. And most economists predict that interest rates are unlikely to climb significantly this year. So, what does this all mean for real estate activity in 2019? On The Bay reached out to the region’s real estate professionals to find out what is going on.

Stan Reljic, SGBAR president, said he believes the softer market in 2018 was the result of two primary factors: historical low supply of homes and separate government intervention measures designed to cool down the hot real estate market and make it more challenging for some buyers to secure mortgages. “It’s frustrating,” he said. “Those measures were geared to the GTA and Vancouver but they painted the entire country with the same brush. It’s not fair to Southern Georgian Bay or other regions across Canada.” He added the real estate market in our region, while still struggling with supply, is becoming more balanced. Looking at SGBAR statistics for 2018 and January 2019, he noted that, while the $1-million-plus segment has held strong, the $300,000 to $500,000 category remained the biggest challenge. “This segment was down in 2018 from 2017 mainly because of the large volume of sales in the last quarter of 2017, when people were jumping the new mortgage rules that came into effect on January 1st.” For January figures, Reljic acknowledged that more sales of homes valued at $1.5 million up-skewed the increase in the average home sale price over the year before. “January was spectacular in the higher-priced segment. The skiing was great, the roads were good and a lot of people came up eager to buy,” he said, noting that minor drops in the other price categories were due to traditionally slower sales in December and January. Reljic added he is optimistic about real estate in Southern Georgian Bay in the year to come. “The numbers were down in 2018, but we had the third highest dollar sales volume ever.” Like other realtors, he is encouraged by the increase in home inventory of 20 per cent year-todate in the last quarter of 2018. “Based on what we’re seeing, our market is still strong,” he observed. “The GTA market, with home prices predicted to rise by four per cent in 2019, is still robust. What Toronto people buy here will directly depend on what they get when they sell there. Three to four years ago, when there was lots of inventory here, GTA buyers were selling high and moving. Now, with our prices going up and a more stable market there, retiring boomers who have made their wealth are looking for the lifestyle that we have to offer. I’ve always said that a softer GTA market will prompt them to say, ‘It’s over. Let’s sell. What are we waiting for?’ ” In addition to Reljic, On The Bay interviewed six prominent realtors from across the region to ask them about their sales experiences in 2018 and early 2019, what buyers and sellers need to know and do in the current balanced market, the influence of the GTA market in our region, and their real estate predictions for 2019 and beyond.

“The Wasaga Beach real estate market has grown phenomenally over the past 10 years,” said Jason Ruttan of ReMax of Wasaga Beach. “The latest statistics from January show the average price of a (freehold) detached home at $465,193. In January 2009, it was at $253,689. That’s a $211,000 increase.” Ruttan noted a consistently high sales-to-listings ratio (approximately 97 per cent) over the past two years in Wasaga Beach and Collingwood. “In 2016, we had a busy year,” he said. “In 2017, with low inventory and high sales volume, we saw 20 per cent of transactions carrying forward into 2018, resulting in a decrease of 33.8 per cent in sales of detached homes from the previous year. We’re coming off two years of busy sales with not enough homes to sell, mainly because nobody wants to move again.” Ruttan added he is encouraged by January sales volume numbers, which show a difference of only three sales less than the previous January. “Last year was a slower market here, but there’s a lot of interest in our area from across Ontario.” Cheryl Morrison of Royal LePage Trinity Realty in Stayner said she is buoyed by the opportunities a more balanced market presents. “I quite like the market now,” she said. “The frenzy a year ago left me shaking my head, asking ‘why?’ We have so many options now, with so many market niches. It’s a healthier environment for buyers and sellers, and the new mortgage rules have brought a sensibility to the real estate market.” She added the current market continues to grow in dollar value, with a population that continues to move for a variety of reasons, including downsizing or upsizing according to family changes. “The state of the economy really doesn’t matter,” Morrison adds. “The frenzy is gone. Now, we have time to think, analyze and find what’s best for us and our families.” According to broker Kevin Gilchrist of Sotheby’s International Realty Canada, the phenomenal rate of growth experienced in Southern Georgian Bay over the past few years could only last for so long. “I’m feeling good about it. January was great, but inventory is low,” he said, noting increases in average sale prices in both The Blue Mountains and Collingwood, but with a sharp downward trend in sales-to-listing ratio (32.7 per cent) in Collingwood compared to January 2018. “Collingwood is approaching a balanced sellers’/buyers’ market. The biggest challenge here is buyers qualifying for a home purchase according to the mortgage stress test rules,” said Gilchrist. “There is hardly any inventory in the luxury home market, but I had a $2 million sale in January – a Toronto professional couple in their late 40s purchasing their second or third home. The luxury and low-end markets are doing great. It’s the $700,000 to $800,000 category that’s tough now. I think the market will reveal what’s happening this spring.” Barb and Ron Picot of Chestnut Park Real Estate in Collingwood concur with Gilchrest, although they experienced a January with unit sales down (compared to a year before), which they attribute to a combination of the market and several cancelled showings due to poor weather and road conditions. “Most buyers now are cautious. They’re taking their time,” said Barb Picot. “And financing is coming into play, with deals falling apart because buyers fail to get the money they’re looking for. This applies all across the board, even for buyers of $1-million-plus homes.” Like other realtors in the region, the Picots are encouraged by early 2019 real estate figures, which show increases in both the number of new listings and active listings in the region compared to the year before. “There’s a strong demand for housing in the current market,” said Ron Picot. “Overall, we continue to experience it from four market segments: weekend and vacation home buyers; retired and semi-retired couples and individuals; and 30 to 50-year-old work-from-anywhere families. These buyers tend to be all from the GTA and the Golden Horseshoe. As well,

we have buyers from all demographics already in the area, moving up or down the value scale according to their needs at this point in time.” Broker Christine Smith of Royal LePage Locations North said she hasn’t noticed a levelling off in the market. “I don’t really look at the numbers. I’m busy all the time. The market hasn’t levelled off for me. I had four transactions go through in January when I managed to squeeze in a short holiday. I don’t see any downward trend.” Jean Boynton, broker of record with ReMax High Country Realty, has been specializing in “country lifestyle” real estate in the Beaver Valley, Grey Highlands and Flesherton areas and beyond since 1994. “It’s a different climate now than it was 10 years ago,” she observed. “Inventory is extremely low, and I wouldn’t say the market in 2018 and early 2019 was ‘hot, hot, hot’ as it was a couple of years ago when the economy was better. The good news is that the market here is strong, with January figures almost the same as they were the year before.”

In her market area, Boynton said home prices were “pretty much the same” over the past few years, while listings appear to be moving in the right direction. “Two years ago, I couldn’t find anything for buyers. Now, we can find listings for them, but it might take a little longer.”

B U Y E R & S E LLER C H A L L E N G E S “Buyers, sellers and realtors need to acknowledge the changes happening in our market,” said Jason Ruttan. “Realtors need to understand the buying consumer and prep their sellers. Where are buyers looking? What do they expect? Traditional methods of selling are just not relevant anymore.” According to Cheryl Morrison, buyers always need to educate themselves and be more cognizant of the market at any given time. “The buyers are there. They’re sophisticated. They’ve done their homework.” Nevertheless, the new mortgage stress test rules are putting more pressure on buyers, said Kevin Gilchrist of Sotheby’s International Realty. “In the past two years, buyers haven’t needed to do a lot,” he said. “Now, in a more competitive environment, they need to do more in order to be competitive.”

The biggest challenge for buyers in the current market, according to Barb and Ron Picot, is finding the right homes in the right locations to match their needs. “The biggest challenge for sellers is having a good understanding of what their properties are actually worth,” said Barb. “This is where realtors are valuable. They can put each property in the right perspective, in view of what similar properties are selling for.” Ron gave the example of one set of sellers who wanted to price their home high. “We encouraged them to set a more realistic price even though their friends were telling them that their home is worth more. The drop in price was painful, but it helped them sell their home.” He noted that while waterfront land in the region is increasing in value significantly due to a noticeable scarcity, “Even these properties may sit on the market for extended periods of time if list prices are too high.” Jean Boynton agreed. “When you’re selling a $1-million-plus rural property, you need to find someone who will market it properly to Toronto clients who are looking for acreage,” she said. “The biggest challenge for sellers is having a realistic idea of price. They know it’s a hot market, and they want to ask for more. I have a client now who has had numerous showings, but no offer they were willing to accept. That indicates that something isn’t right. They’re pricing their property too high.” According to Christine Smith, the largest challenge to buyers is the lack of inventory, primarily because homes in our region are listed year-round. For sellers, she recommends that their home be move-in ready. “Paint and clean up,” she said. “Buyers here are looking for a weekend home with no renos, so you need to give them the biggest bang for their buck.”

T HE GT A FACT OR “Typically, Southern Georgian Bay follows the GTA,” said Barb Picot. “However, even with real estate costs moderating somewhat there, prices are still quite robust, which encourages boomers to cash out and move to quality lower cost areas like ours, as well as work-fromanywhere families who are attracted to the lifestyle here.” Considering these points, she believes that any softening in the GTA will probably have a moderate impact in our region. Jean Boynton concurs, saying, “From my experience, our market follows the GTA, but it happens a bit later. If the real estate market drops there, it may be just a little harder for people to sell their homes.” However, Christine Smith said she sees less of a GTA influence on our market. “I’m not worried about the GTA,” she said. “Regardless of the impact of the global market, the mortgage stress test or interest rates, real estate activity won’t slow down here if it slows down there. Retirees and people in their thirties with kids are selling their properties and coming here. Most of these buyers don’t need mortgages.”

P R E D I C T I O N S : 201 9 AN D BEY ON D The Canadian Real Estate Association (CREA) predicts a slight rise in the national average home price in Canada of 1.7 per cent in 2019, but an increase of 3.3 per cent in Ontario, which will help to restore confidence in the real estate market, according to Jason Ruttan. “Consumers are more inclined to purchase now, but some Ontario markets are moving too quickly,” he said. “Toronto buyers and sellers are waiting and looking for a safe place to invest.” Ruttan added that sellers in Southern Georgian Bay should consider themselves fortunate. “There’s a lot of interest in our area from across Ontario. Even though last year was a slower market here, there’s still great demand,” he said. “Our market was undervalued for many years. In 2016/2017, we moved up with everyone else, and didn’t slow down.”

The Economists Weigh In He said the moderate increases our area has experienced denote a healthy market. “Real estate in our region is still good value,” said Ruttan. “Wasaga Beach has shown consistent growth. There are 5,000 homes in the town’s Active Development Plan. There’s a lot of room for future growth.” Barb and Ron Picot agree that the demand for housing in Southern Georgian Bay will remain strong in the years ahead, with the GTA and the Golden Horseshoe continuing to grow on an ongoing basis – unless the Ontario and Canadian economies have a major downturn. “The GTA currently has a population of 6.4 million, and 9.3 million live in the Golden Horseshoe,” observed Ron. “By 2041, the populations of the GTA and the Golden Horseshoe are projected to grow to 9.7 million and 13.5 million respectively. The continued growth in these areas to the south of us will lead to growth in our area because of our close proximity to them, and the quality of life we have to offer. Because of this, Southern Georgian Bay real estate is bound to get more expensive. We can’t build fast enough, and there’s not enough product, space or infrastructure to satisfy the demand.” For 2019, Kevin Gilchrist predicts a market “somewhere between balanced and sellers,” with the entry-level segment continuing to be brisk.

Because we have so many market niches in Southern Georgian Bay, it’s a healthy real estate environment with lots of resiliency, said Cheryl Morrison. “A softening of the market could start to skew everything else, affecting certain niches and price points. But our area is unique, with so many buyers looking for so many different things, whether it’s young families coming to our affordable subdivisions or retirees planning activities for their future. To all of them, owning a home is important. This is a critical component of who we are.” In a phrase, Morrison describes Southern Georgian Bay’s real estate outlook for 2019 and beyond as positive and healthy, noting that our region is “not Sleepy Hollow anymore.” A trend towards a healthy, balanced market, continued demand from educated buyers in the GTA, realtor optimism with positive January sales figures, setting more “realistic” pricing of properties – following a period of frenzied real estate activity, a new reality has set into Southern Georgian Bay. How will 2019 and beyond shape up? This spring will tell. ❧

According to most realtors in Southern Georgian Bay, there is no question that real estate activity here is directly affected by what happens in the GTA. A recent market report from the Ontario Home Builders’ Association quoted three prominent economists – two from major banks and one from the CMHC (Canada Mortgage and Housing Corporation) – with their predictions for the Ontario real estate market in 2019. The consensus was that, while demand versus affordability continue to play out in the GTA, with modest gains in sales and prices and more housing choice, regions in Ontario outside of the GTA will see the most impressive real estate strength. Why? The economists point to two demographics: early retirees in Toronto, looking 100 kilometres away where prices of homes are half the cost, and cashing in their chips if it makes sense; and a hot Toronto market that has been pushing away younger buyers looking for affordable homes. According to the economists, Ontario’s housing market saw dampened activity in 2018, as was the case in our region. They predict that existing home sales and starts in the province will post a partial recovery in 2019. Buyers will re-enter the market on the strength of stronger than expected job growth and immigration numbers before a downward trend in starts and sales resumes in 2020. Inna Breidburg, a senior economics analyst at the CMHC, offered some insights into the near future of real estate in Southern Georgian Bay. “Demand for housing here is impacted by multiple factors such as consumer confidence, interest rates, incomes and demographic trends,” she said. “Over the past 15 years, sales activity (resale) in the region has been relatively stable, except for a spike in 2016-2017. Given underlying economic and demographic fundamentals, sales here are likely to settle around the long-term historical average.” Breidburg attributes the decline in listings here to a trend of fewer people moving out of the region and more seniors deciding to age in place. “In 10 years, we have seen a shift in new home construction to multi-family housing, with more apartments beginning recently,” she said, noting the latest (2016) census data showing about 75 per cent of private dwellings in our region occupied by permanent residents – lower compared to nearby communities like Barrie, but increased since the previous census. “This suggests that a growing share of residents stay in the region permanently or move in to live here. More multi-family homes are being built and, with more seniors staying in the region, the share of residents living in single detached homes has decreased over the past 10 years,” said Breidburg. “In 2018, listings seemed to stabilize, with relatively minor decline compared to 2017. I sense that there won’t be significant changes this year.” In summary, she predicts that price growth in the GTA will resume in 2019 to mirror the general rate of inflation, with a similar trend occurring in Southern Georgian Bay.

COMING With an ever-increasing demand for housing and not enough homes for sale in Southern Georgian Bay, developers and municipalities are pushing through thousands of new residential units. This year could be record-breaking, with some exciting projects in the works. But such monumental growth is not without challenges. by MARC HUMINILOWYCZ

F

ollowing a couple of years where developers and municipalities were scrambling to keep up with a steady demand for housing, residential development activity in 2019 could once again be record-breaking, according to the latest numbers from the region’s town planners. Collingwood reports 5,500 units currently in the planning queue, while Wasaga Beach has approximately 5,000 units in its current active and proposed development roster and The Blue Mountains reports 3,800 new residential units. Clearview has 1,700 units in application and about 4,000 registered or in the draft plan stage, while Meaford reports approximately 2,850 units in various stages. According to Ken Hale, president of the Georgian Triangle Development Institute, the province’s Places to Grow Act (2005) predicted that our region (specifically Collingwood, Wasaga Beach, Town of The Blue Mountains and Clearview) would grow by more than 50 per cent over the next 10 to 15 years.

“The basis of this mandate is to ensure efficient delivery of services,” said Hale, noting that Southern Georgian Bay is one of the fastestgrowing regions in Canada according to the 2016 census. “Based on this and the volume of new development projects in the works, it appears that the growth mandate is taking root. Our region will now be looking to the province to deliver the services promised for adhering to their mandate (hospitals, schools, transit, roads and infrastructure).” Hale said there appears to be an increasing demand for a wider choice in the types of homes being offered in our region – specifically for apartments and condominiums. “New applications for subdivisions are including these offerings, and we are hearing from all age groups that these products are needed,” he said. “I believe that there is a confluence of factors that are leading to this demand,” Hale added. “The first is affordability. There has been much discussion and action on attainable housing, sought after primarily by young professionals, service providers and families

area – the “downtown node” including Beach Areas One and Two. FRAM Building Group had been chosen by the previous council as the preferred developer of the lands owned by the town; however, the newly elected council allowed the letter of intent with FRAM to lapse and FRAM recently announced that the company would not be part of any redevelopment on the beachfront. “Council is now working through a process to review the development of the beachfront lands,” Mayor Nina Bifolchi said in a statement released in early March. In terms of current projects on the books, there’s not much change from last year, said Wasaga Beach manager of planning and development Doug Herron. Most notable of the current projects is Sunnidale Trails, a massive development in the south end of town including Pacific Homes’ 566-unit project as well as a commercial element, a downtown core, a public school, a high school and possibly a town facility. Other current projects include the 940-unit Rivers Edge Phase 1; a new 177-lot project from Zancor Homes; West Wasaga, a 345-unit development in the town’s west end from Stirling Cook Development Properties; Baycliffe Homes’ Villas of Upper Wasaga; and the 1,148-unit Georgian Sands projects in the town’s east end from Elm Developments.

“Our west end has great real estate potential,” observed Herron. “It’s a gateway to Wasaga Beach. In addition to our Master Plan, accepted by council in 2017 and now in an appeal process, we have a new Parks Master Plan, which will include more parks and a linked trail system including the beach and the Great Lakes Waterfront Trail, a new library and new arena. Having established links with Stayner and Collingwood, our transit ridership is high. We’re all working together for the regional good.”

COLLINGWOOD Collingwood planner Mark Bryan says the town’s building permit applications were down in 2018 from the previous year. “But it’s a situation where a lot of projects were in the process. Looking at past numbers, we see a consistent average of 300 permits per year. I don’t know how global volatility and economic forces will affect our market, but 2019 could be a record-setting year.” Bryan points to numerous residential projects and proposals currently in the works in Collingwood, including new towns at The Shipyards, Mountaincroft’s final phase, and Blue Fairways’ second and third phase townhomes and apartment units. Also proposed are 376 units (singles and towns) from Indigo; new Lockhart subdivision townhomes; Riverside mid-rise units; Bridgewater on Georgian Bay (655 apartments and townhomes); Panorama North, a 929-unit mix of singles, towns, and apartments; 185 units in six four-storey apartment buildings on the Georgian Bay Hotel site; and many more. “We have a multitude of proposals right now,” says Bryan. “Factoring in infrastructure and clean-ups, draft-approved subdivisions could take


years and years.” One notable project in the works is Summit View from Devonleigh Homes, a mix of 400 Craftsman-style single-family, semidetached homes and townhomes on 40- to 50-foot lots ranging in price from $399,900 to $529,000. “Collingwood is a town in Ontario where people want to be,” says Devonleigh Homes president Andrew Kidd. “Our demographic is move-up buyers, mostly from the GTA – people 40 to 65 years old who want to make our town their permanent home.” He notes that two parks are being pre-built in the community, with many lots backing onto open space facing west toward the Escarpment.

CLEARVIEW According to Clearview Township’s director of community services Mara Burton, there are currently 14 active developments in the works, mostly in Stayner. These include 64 townhomes in Aspen Ridge; Riverview Phase 2 (36 single family homes); Ashton Meadows (224 singles); Simcoe Gardens from Manta Homes (18 townhomes); North Street Greens (semis and towns); several projects on Quebec St.; plus a Zancor Homes project. Also planned is Nottawasaga Station, a “continuum of care” seniors’ community including a four-storey longterm care/apartment building, a 140-unit retirement lodge, medical services, personal services, a restaurant, theatre and a beauty salon. Creemore, Alliance Homes’ Hometown Creemore subdivision (singles, a four-plex and a six-plex unit) is beginning construction in the spring, and the Macintosh 72-unit Meadows of Creemore condo project is close to registration. “We have something for all ages in Clearview,” says Burton. “Our people are primarily coming from Collingwood, Wasaga Beach and Barrie, but I see more coming from the GTA in the future. We’re close to Toronto, skiing, the beach and Barrie. It’s quiet here, with an excellent trail network and even our own hockey team, the Siskins.” Stayner West, by developer Aspen Ridge Homes, features modern, urban-style townhomes located in the centre of town. These have been selling briskly since they were introduced in 2017, according to Stayner West sales representative Heather Wilson. Near the end of 2018, the developer released 27 new units, 26 of which are now sold. “Our buyers are from across the board,” says Wilson. “At first, they were young millennials with families from within a 45-minute radius. In the past eight months, we’ve had professionals with families from the GTA looking for a vacation home, as well as some investors, although the majority of our buyers are end users.”

THE BLUE MOUNTAINS The Town of The Blue Mountains broke all records for development activity in 2017, with 674 building permits issued (including renovation, demolition and new building) worth $185 million in construction value and creating 353 new residential units. Renovation and new construction activity continued to be brisk in 2018, with 589 permits creating 201 new dwellings (single and semi-detached), valued at approximately $161 million. “The challenge for us is that a lot of people have a passion for our region and want to be here,” says The Blue Mountains director of planning and development services Nathan Westendorp. “Planning in this high-demand area is a balance of sustainability, stewardship and growth. Because today’s society is sophisticated, it’s not just where we put things, but how we do it. We are constantly weighing the demands of the process and working proactively by measuring expectations and making the development review process easier to meet needs now and into the future.” Westendorp is encouraged by the diversity of housing in The Blue Mountains, saying it offers something for everyone. “We have over 3,800 residential units now in the planning process – approximately

DEVELOPMENTS 38 per cent of them single family homes, 15 per cent semi-detached, 33 per cent towns, and 14 per cent apartments,” he said, adding that an increasing number of people becoming permanent residents (versus weekend/seasonal) is having a significant impact on the town’s infrastructure. Numerous development projects are in the works, according to Westendorp, including Thornbury Towns, Thornbury Meadows, a new phase at Lora Bay and “lots of activity” in the Craigleith and Blue Mountain areas. Most notable of these is Aqua Village, a proposed 340-unit waterfront community project on 51 acres of prime land situated between Highway 26 and Georgian Bay in Craigleith Village. “This project has the potential to be a catalyst for the town, located in a designated settlement area,” he says. “If executed well, it will offer a diverse range of uses.” Aqua Village has been presented to council by boutique developer Royalton Homes, which is currently completing semi-detached and townhomes in Balmoral Village in Collingwood. According to co-owner Samer Chaaya, Royalton is proposing a mix of housing types made up of semi-detached homes, townhomes, apartment-type units, live-work spaces and seniors’ apartments, as well as a commercial core including a community centre and a restaurant. “Aqua Village will be a resort community with something for everyone – vacationers and full-time residents, families, seniors and lower income residents,” he said.

Another development that has been in the works for a number of years is Craigleith Ridge from Parkbridge Lifestyle Communities, situated at the corner of Highway 26 and Grey Road 19. The community will feature many elements that aim to protect and maintain the natural environment and encourage respectful use of many greenspace amenities planned for the site. “Some of the project features include 77 per cent green space, ponds and/or water features, three kilometres of trails and extensive protection measures for an archaeological site on the property,” says Parkbridge’s director of corporate communications Laurie Stephens. “We are continuing to work through municipal approvals for this future community of 211 units on 67.5 acres of land in Craigleith,” Meanwhile, to address the issue of affordable housing, which some have called a “crisis” in The Blue Mountains, the town’s Attainable Housing Corporation recently issued a request for housing development consulting proposals in a bid to partner with the private sector to “lead and facilitate the continual building of new, permanent, attainable housing for low-income or moderate-income working households and families, with a focus on year-round low-income, entry-level ownership, seasonal rental housing to support the local workforce needs and housing for seniors.”

MEAFORD “We continue to see a great demand for housing, with few properties for sale in Meaford,” says Rob Armstrong, acting CAO and director of development and environmental services. “We’re continually collaborating with individuals and developers to bring new residential projects on board. Meaford’s 40-unit golf course project is moving through approvals, and the three-acre former Stanley Knight Flooring site near Georgian Bay – a key element in the municipality’s Waterfront Strategy – is currently in the pre-consultation stage.” He said the “huge success” of Reid’s Heritage Homes’ Gates of Kent community in Meaford could lead to other developments. “Reid’s took a first step in Meaford. Now that they have a level of comfort and confidence in our municipality, we’re working with them on other potential projects and sites.” Meanwhile, what could be the largest residential development in Southern Georgian Bay is slowly taking shape on a vast 400-acre tract of land west of Christie Beach Road. The massive project envisions up to 1,500 units and many greenspace features, according to developer Parkbridge Lifestyle Communities. An environmental assessment is expected to begin soon. In addition to residential developments, two projects are in the works to support the growing

As resale home inventory remains stagnant while the demand for housing throughout Southern Georgian Bay continues to rise, developers are planning and building new homes with confidence in the future of our region. With thousands of new units in various stages of the planning process in our municipalities, it looks like we are headed for major changes in our demographics and population in 2019 and beyond. To the west of Meaford, new development is progressing at a brisk pace in the City of Owen Sound, according to director of community Services Pamela Coulter. Most notable are Red Hawk Construction’s mixed-use 367-unit development near the Owen Sound Hospital and Bremont Homes, a 337-unit subdivision east of the hospital, which will also include commercial buildings and a potential 236-unit retirement or long-term care facility are progressing. The 36-unit Sydenham Condominiums on the river is nearing completion. Applications have been submitted for the Andpet Residential subdivision, located in the Sydenham Heights Phase 1 Planning Area, which will include a mix of 169 new residences and a 120-unit retirement residence. I

n American seaside communities like the Hamptons and Cape Cod, sprawling houses of this kind, with weathered grey shingles and chunky white trim, are a familiar sight. There they sit amid sand dunes facing out to the Atlantic Ocean. This boldly handsome house, however, is facing Georgian Bay on a rock-strewn stretch of coastline near Thornbury. For the architect, Brad Abbott, the inspiration came from Robert A.M. Stern, an American who became famous early in his architectural career for his classic cedar-shingled beach houses. “The owners came to me with this amazing property,” says Abbott, whose architectural firm, Abbott Design, is based in Toronto, but

whose work can be seen in many parts of the Southern Georgian Bay region. “They had a cottage on one lot and then bought the neighbouring property, tore down the houses and merged the two lots into one. What they ended up with was a beautiful piece of undulating shoreline with its own private swath of sandy beach, and a total of 178 feet of frontage right on Georgian Bay. It was an ideal setting for a Robert Stern type of house.” The advantage of a long, skinny house is that all the principal rooms can face the water. The advantage of a long, skinny house is that all the principal rooms can face the water. consists of a continuous covered porch with an outdoor dining room in the middle. Every room opens to the outside porch. And because the house faces northeast, the day begins with the rising sun seeping through the semicircular window in the landing. The influence of Robert Stern is seen in design features like the thick white window trim, the roof dormers and the weathered cedar look of the siding and roof. It is not cedar shake but Enviroshake, a composite high-tech roofing and siding material that Abbott says “looks exactly like weathered cedar shake but is much more durable. Real cedar today is not old growth and doesn’t survive as it used to.” For one of the owners, who grew up in New England, the beach house style of architecture felt familiar and comfortable. “My main concern was having lots of light,” she says. “Our original cottage on this property was blocked from the water by a storage shed so we didn’t have a water view, or much light. Now we have both. Light pours into the house at all times of day.” Allowing for plenty of natural light was just one of many elements that went into the intricate planning. The success of the project is a testament to the good working relationship between the owners, the architect, the builders and the interior designer.

Brad Abbott chose local builders Absolute Craftsmen to work with him; the father/daughter team of Dave and Christine Harrington has been building custom houses for years in this area. “It was a great collaboration and an interesting project for us,� says Christine, “because we were doing things we’d never done before.� One of those things was the lookout tower, which rises from the central core of the house and is reached by the main staircase. It was the owner’s idea to have a functioning room with a glass floor so that light could filter down through the stairwell. He had a friend design the floor’s etched glass compass. Building and installing all of this was a tricky process. A height clearance was required for the tower, and the installation of the

Another key player on the team was Karen Kayne, whose firm Kayne Interior Design Inc. is in Toronto. She had previously worked with Abbott and came early to the project when the house was just being framed. “The owner and I agreed on the design esthetic,” offers Kayne. “We wanted the look to be ethereal so the eye could float through the space to see the water and the view.” To achieve this beachy, airy, timeless feel, she chose a limited palette of only three paint colours – off-white, cream and grey – and combined that with a mixture of

For one of the owners, who grew up in New England, the beach house style of architecture felt familiar and comfortable. Planning and building a house like this takes time. As the owner explains, “Working with Brad Abbott and his team was wonderful. And we were given time to think things through. We spent a yearand-a-half on the design and over a year on the building. I told Brad I wanted time to stew!” Inevitably there were changes as the building progressed. In the original blueprint a screened room occupied one end of the porch, but with Bay breezes to keep the bugs away, the screened porch plan was scrapped. Another concession made to accommodate the wind off the bay are the doors that span the waterfront façade. All look like opening French doors, but are in fact sliders, a sensible solution for the windy Georgian Bay setting. For Brad Abbott it was the owners’ willingness to “dig deep to get it right” that made the project so satisfying. He cites an example of the array of circular columns that define the open porch. Skinny Doric columns looked too slender, so he wanted to expand the columns from the standard 12-inch diameter to 14 inches. “It was much more expensive to go to 14 inches,” explains Abbott, “but it was important to me. I was so glad they agreed to it.”

LIVE EDGE We don’t often think of furniture as art, but a well-crafted live edge dining table or coffee table definitely qualifies. The rich contours of the natural edges give each piece a sculptural quality that makes a statement in any room. Live edge or natural edge refers to a style of furniture that incorporates the irregular edge of the wood into the design. In most cases, the rough, thick texture of the tree’s surface is still visible instead of being squared off, so that what you see is literally a slice of a tree. Live edge furniture often incorporates gnarly wood and leaves the natural holes, knots, worm tracks and imperfections in place to maintain the tree’s unique character. “It’s a true conversation piece; a beautiful piece of furniture that’s going to last a lifetime,” says Wayne Datema, owner of Country Charm Mennonite furniture in Owen Sound. “It’s furniture your grandchildren are going to fight over some day.” Customers can choose from hand-crafted live edge pieces or browse the large selection of slabs in a variety of woods to create their own custom-designed piece. All of the wood is harvested sustainably in Ontario, in many cases using fallen, dead or diseased trees and in others replanting several new trees to replace each harvested tree. Datema says he personally chooses the wood for the live edge pieces, adding he only uses domestic wood so he can verify that it has been sustainably cut.

One of his favourite woods is spalted maple, which comes from a maple tree that has died and is beginning to rot. “The rot lines make incredible patterns on the furniture,” he notes. “The trick is to retrieve these trees before they get too punky.” Another favourite is butternut, which can only be cut by permit as it is now on the endangered list. “We only use the ones that have already died,” he says. “We have some pieces where you can see the incredible channels eaten by bugs when the tree was still standing.

“We even had a beautiful piece made from iron wood, one of our hardest domestic woods; it can easily cause sparks when cutting it. We also love to find burls, large or small. A burl is a growth or lump in the tree caused by uncontrolled cell division (sometimes called ‘tree cancer’). This growth can make beautiful grain patterns and colours.” The wood is kiln dried to reduce the moisture content and stop any rot or disease process. The pieces are hand-made by Amish or Mennonite craftsmen, then finished by Country Charm in a variety of stains and finishes. Knots and holes may be left as-is or filled with resin, depending on their size and location. The end result is a statement piece that is as functional as it is artistic. “The irregularities in the wood don’t make it weaker; they just make it more interesting,” says Datema, adding, “The key is to make sure it’s kiln dried to the right level; that is absolutely critical.” Using domestic woods also ensures that once the piece is finished, it will hold up to our varied Canadian humidity levels without splitting or cracking. somewhat acclimatized to your moisture content.” The term “live edge” can be confusing, he says, because it doesn’t necessarily mean the tree was alive when it was harvested. “Most of our live edge furniture comes from old fence rows where the trees have fallen over or they’re kind of rotten and we go in and salvage the bottom trunk of it. We don’t go and cut down a live tree.” Both Garbutt and Datema point to an increase in popularity of live edge furniture. “We only started doing live edge a few years ago, and I would say that today about 25 to 30 per cent of our sales would include a live edge piece,” says Garbutt. Adds Datema, “It’s not just fashionable, because with live edge furniture, the piece you will have is truly one-of-a-kind; no one else will have the same piece. So it’s more of a longterm thing than a trend. And live edge really stands out beautifully in a very modern, contemporary home.”

RUSTIC & RECLAIMED In addition to live edge accent pieces, rustic furniture is gaining a permanent foothold in every room of the house, from bedroom sets to barn doors, hutches, media cabinets and even built-ins. “This isn’t traditional country furniture,” says Datema. “This is modern rustic furniture that works well in any home to add character and make a statement.” As with live edge pieces, in many cases the story behind the wood is as interesting as the design of the furniture. “We feature many pieces made with reclaimed lumber from old barns,” says Datema. “We even have tables made from Douglas fir salvaged from the Welland Canal, showing the dark water stains and oversized holes where it was bolted to the walls of the canal.” Garbutt started AG Designs 15 years ago, taking

Today he has a 4,000-square-foot shop and three full-time craftsmen building furniture out of barnboard. “When I first started making furniture, my market was 95 per cent in the city, but over the last five years it has become more and more popular in our area, and now I would say 90 per cent of our work is going to homes within half an hour to an hour of Collingwood.” Garbutt and his team still dismantle old barns themselves, making furniture from the barn flooring and “grey board” (exterior barn board) and using the beams in ceilings and mantles.

You’re getting a piece of furniture that is built out of real, solid wood and you’re recycling the wood, so there’s a lot to feel good about.” Both Garbutt and Datema advise those thinking of buying reclaimed or live edge wood furniture to do their homework and ask for referrals. “This is not cheap stuff – these are investment pieces, heirloom pieces, and you definitely want to make sure you get what you’re paying for,” says Garbutt. Adds Datema, “I love the variety of what we can do. I love getting calls from customers who are ecstatic about a recent delivery and say they love the piece more in their place than they imagined it would look.” Today’s natural wood furniture is stylish, sleek and contemporary – a far cry from the rough-hewn, bulky log-framed pieces of your grandmother’s rec-room or your childhood cottage. Today, jazz is seen by many music aficionados as “America’s classical music,” while the blues could be called the grand-daddy of North American popular music. It all started with the blues. Born in the American Deep South in the 1870s, with roots in African-American musical traditions, the blues inspired jazz, along with later musical genres including R&B, folk, and rock and roll. Jazz originated in New Orleans in the late 19th and early 20th centuries, but really came to prominence in the “Jazz Age” of the 1920s – an era of energy and experimentation after the First World War. Today, jazz is seen by many music aficionados as “America’s classical music,” while the blues could be called the grand-daddy of North American popular music. Jazz and blues in their purer forms have ebbed and flowed in popularity since their respective heydays and are currently in the midst of a resurgence – nowhere moreso than in Southern Georgian Bay, where jazz and blues can be heard in parks, bars, theatres, churches and concert halls throughout the region. Collingwood Jazz & Blues at the Station has been a summer tradition since 2007, performed in Station Park behind the Collingwood Museum at St. Paul and Huron streets. The concerts initially drew small audiences of around 65 people, but word soon spread, and these days the Wednesday evening performances from mid-June to late August can see 500 to 700 people seated on the grass and in lawn chairs enjoying the music of bands such as Memphis Jones, Bad Luck Woman & Her Misfortunes, the Lisa Hutchinson Band, and Sol de Cuba & Pablo Terry.

The Collingwood Jazz & Blues at the Station concerts initially drew small audiences of around 65 people, but word soon spread, and these days the Wednesday evening performances from mid-June to late August can see 500 to 700 people. This year’s line-up will comprise 10 shows on Wednesdays from 6 to 8 p.m., starting June 19 and running until August 21. “We have a variety of music and several new acts,” says Charlie Gudaitis, who heads up the South Georgian Bay Music Foundation, a registered charity that runs the program. “We have fabulous musicians, there’s just no other way to describe it; both local acts and big-name bands from the U.S.” The concerts are free, completely accessible and open to all ages (in case of rain, the show will move indoors to the Harbour Street Fish Bar). Donations and sponsorships are accepted; the money raised goes to cover costs, with additional funds going towards high school music programs in the area. Thornbury Jazzworks is another non-profit community group that uses its net proceeds to fund musical education in the area while putting on eight to 10 jazz concerts each year at the Blue Mountains Public Library in Thornbury (Jazz at the Library) and the Marsh Street Centre in Clarksburg (Jazz at the Marsh). “Our mantra is to enhance the awareness of jazz music and to encourage excellence in the musical performance of notable works,” says Anthony Bauer, one of the volunteers behind the organization. “We look at jazz as an art form, and we feature the composers of the first half of the

Those 40 or 50 years were a treasure trove of works being composed in North America – we call it classic jazz.” Those “classic” jazz composers include George Gershwin, Richard Rogers, Cole Porter, Duke Ellington, Count Basie and Benny Goodman, whose works were made popular by jazz greats from Ella Fitzgerald and Sarah Vaughan to Canadians Oscar Peterson, Paul Anka and more recently, Michael Bublé. “We are concentrating on the best possible compositions and what we call notable works, because there is lots of jazz music around and it’s so far-reaching that you have to be careful – there are lots of different definitions of jazz – so we chose the segment of jazz that can be called art. Jazz started in New Orleans with African Americans, but then composers combined traditional jazz with the European music of the time. There’s a close relationship between classical music and this segment of jazz.” Upcoming concerts include the Noodle Factory Jazz Project April 26 at the Marsh Street Centre and jazz violinist Drew Jurecka May 24 at the library. The concert to end the spring program was still in the planning stages as this issue of On The Bay went to press, but will likely be held June 28. Most concerts feature a big band or “little big band,” with concert band instrumentation. “We are able to attract the top-notch jazz musicians in Ontario and maybe even in Canada,” says Bauer. “The artists who perform in our concerts, most of them are music educators as well. Almost every musician who performs for Thornbury Jazzworks has 20 or 30 years’ experience as a musician, educator, arranger/composer.” Past performers include Oscar Peterson’s favourite bassist, Dave Young, along with William Sperandei on trumpet, Andy Harasymczuk on guitar and Ethan Ardelli on drums. Southern Georgian Bay’s own Dean Hollin also performed a tribute to Nat King Cole on March 29.

If blues is more your style, head over to Stonebridge Wasaga Beach Blues, an international, award-winning fall music festival that welcomes thousands of blues fans each year. This year’s festival – the ninth annual – will run from September 13 to 15, with world-class performances on two main stages expected to draw about 5,000 people over the three days. “It’s known as the grand finale of the blues circuit,” says Kathy Mulgrew, chair of the non-profit volunteer group that runs the show. “Because we’re a beach community, it gives us something important to bring to the town in the shoulder season, but still early enough that people can camp nearby if they want.” Mulgrew says last year’s festival was the best yet, with headliner Steve Strongman, Juno award nominee and winner of the guitarist category in the 2019 International Blues Challenge in Memphis, Tennessee. While this year’s performers were not yet confirmed at press time, Mulgrew says she’s excited about the line-up of 21 acts, which will include local musicians as well as U.S. bands.

And he’s bringing his love of great music – and his musical connections – to bear with a brand-new, world-class music festival this summer. Wnukowski says the catalyst for the festival was a pair of fundraising concerts he performed in April to benefit Collingwood’s Barbara Weider House for homeless youth. “The Barbara Weider House experience was certainly the strongest experience that told me we really have to do this, because we were able to fill up both concerts so I clearly saw the great demand for classical music,” he says. “I announced my intentions after the concert purely as a brainstorming idea, and now one year later we’re doing it.” The Collingwood Summer Music Festival will run from July 18 to August 10 at the New Life Church, featuring international stars of classical, jazz/blues and world music: • The Elmer Iseler Singers - a professional, 20-voice chamber choir based in Toronto, celebrating its 40th anniversary in 2019, sharing the stage with Collingwood’s very own ChoralWorks Chorus.

He has performed throughout Europe, Asia, North and South America in some of the world’s most prestigious concert halls and with some of its most celebrated orchestras, as well as a solo piano recital tour of China.

We’ve been longing for something like this in our community.’ In between globetrotting tours, he developed a strong attachment to the Southern Georgian Bay area after his parents moved to Collingwood upon retirement. “I’ve seen the growth in the area with its wonderful cafés and restaurants and art galleries,” he says. “That culture very much reminds me of Europe, and the way music brings people together is such a big part of that European sensibility.” Wnukowski will be the solo pianist and guest speaker at a potluck and concert fundraiser April 27 at All Saints’ Anglican Church in Collingwood, and says he is already blown away by the level of community support he’s received. Jenn Wilkins has been interested in art since childhood. After furthering her education with a degree in Fine Arts from the University of Western Ontario, she travelled extensively for a year and landed in Cape Town, South Africa, which influenced her desire to experiment with more colour in her paintings. “Playing with colour and the compositional elements in a painting is like a dance,” she says. “It’s subtle balance between elements within a painting that creates a feeling or energy that the observer can relate to, get lost in or enjoy.” Wilkins paints both landscapes and abstracts, noting, “I’ve found recently that more people are open to the idea of abstracts.” Her approach to painting abstracts is intuitive. “I subconsciously focus on balancing mood, strength, depth, rhythm, energy, value, contrast and other design elements that rein in my compositions, although I may push the boundaries where ‘happy little accidents’ occur, usually ending in positive results!” Working from her studio in Collingwood’s Tremont building, she is represented locally by Butter Gallery in Collingwood and The Mad and Noisy Gallery in Creemore. OCCASIONS FOOD HALL Collingwood has a new fine food boutique offering prepared gourmet and culinary products for food lovers. The store’s slogan says it all: ‘Eat Well, Eat Happy, Eat Together!’ “Our offerings cannot be found anywhere else in retail, as these products are created and sold primarily into wholesale for hotels, convention centres, casinos, caterers, etc.,” says Victor Strano, who owns the business along with Peter Keresteci and their wives, Anita Strano and Kim Keresteci. “Our business is built around preparing unique, gourmet culinary products, on trend, usually reserved for chefs, and offering those products to our local community in our upscale retail location.” Strano is a Red Seal Chef, while Peter Keresteci has been in the foodservice business for 30 years. Together they have been operating the parent company, Better Food Concepts Inc., for many years, supplying

gourmet prepared foods to retail and foodservice operations across Canada. The 2,000-square-foot Collingwood retail shop carries handcrafted hors d’oeuvres and appetizers, mini dessert bites, handmade imported pastas and all-natural sauces from Italy, selected fall and summer truffle oils, salts and tapenades. For entertaining at home, the store offers fully prepared meats, as well as unique side dishes and gourmet brunch items. “Before we opened Occasions, only chefs were able to buy these items. Now we are giving consumers access to these chef-inspired products,” says Strano. “We take the hard work out of entertaining at home. We prepare the unique, fine-quality items. You simply need to finish them (heat or thaw) in order to serve chefinspired foods to your guests.” Occasions Food Hall will open a second location in Port Carling this summer. he Chicora was one of many vessels that provided passenger transportation to and from Collingwood Harbour in the late 1800s. This photo, taken on July 23, 1875, shows a group of men and boys waiting to board the steamer. Collingwood’s original, wooden grain elevator can be seen in the background. The train at right likely brought the men to town (until the Canadian Pacific Railway was completed, passengers and cargo came by rail to Collingwood and then transferred to steamships for the trip to points west). A local businessman noted in his diary that 600 Mennonites had come through town on the day this photo was taken. “No good for town,” he lamented, “Off the train, onto the boat.” His disappointment was understandable: 600 people passing through in one day likely aroused the hopes of local merchants.

But the anticipated sales never materialized, because the Mennonites are known to have brought all of their own supplies and tools with them. Built in England, the Chicora had been a blockade runner during the American Civil War. At the end of the war, the ship found her way to the Collingwood Shipyards, where she was rebuilt and repurposed as a mail carrier and general-purpose vessel. In 1870 she was part of the military expedition heading for Manitoba in the aftermath of the Riel uprising – and, in an incident known as the “Chicora Affair,” was held up by the Americans in the Sault Ste. Marie Canal for several weeks because of her history as a blockade runner – before again being refitted and entering the Toronto-Niagara River passenger trade. ❧ Sources: Collingwood Museum, simcoe.com
