Leaseholders, in the past have purchased their Freehold at a cost of between £3,000 to £5,000, have not bought out their Restrictive Covenants, simply freed themselves from paying Ground Rent. More importantly, they have also removed themselves from the Act of Parliament which is there to protect Leaseholders! Following on from the Amnesty in 2011, our efforts in raising the public profile of this issue and with expert legal advice from a London Barrister, BERA have negotiated an agreement with the Estate Landlord which presents a unique opportunity for residents. TEL has written to Leaseholders and Freeholders with an offer that will in effect remove the Restrictive Covenants from their Deeds.This will mean those that take up the offer will no longer be obliged to seek a licence from the Estate Landlord for alterations or other building work. Those residents that requires a licence to be sought for rebuilding will also no longer need to do so. Some of you may be wondering why go to the expense of taking up the offer when you have no intention of changing or rebuilding your house. Imagine the worst case scenario – a fire, flood or subsidence making your house unstable. Would you want the additional stress and cost of seeking a licence simply to rebuild your house?
Details of the offer are as follows: If you are a Leaseholder you may purchase your freehold free of any restrictive covenants. The purchase price payable to Thorpe Estates Ltd is £1,500. If you are a Freeholder you may purchase the discharge of all restrictive covenants. The purchase price payable to Thorpe Estates Ltd is £750. In both cases, absolute covenants will remain to protect the integrity of the estate, the street scene and from unwarranted development. These covenants and any restrictive covenants remaining with properties will be enforced either by the current or a new landlord once the offer closes. There will be some additional legal costs to cover the specialist work required to make the changes to your title Deeds, more information on this next month. Residents who fail to take up this offer from Thorpe Estates Ltd may be risking the saleability/value of their property in the future compared to neighbouring properties that have no restrictive covenants in their title deeds.This is an opportunity to protect you and future generations from unnecessary charges.

spend a large proportion of my working day discussing Elephant’s Breath, Mole’s Breath. Cat’s Paw, and Mouses Back with the occasional Dead Salmon. You would be excused for thinking I work in a zoo or that I am a qualified vet. However, you would be very wrong! My job is to help people create their vision of a beautiful home or place of work.

One may assume ‘Gentlemen Prefer Blondes,’ but a study conducted by the University of Westminster suggests that guys actually fact prefer brunettes. A woman visited three separate nightclubs with her hair dyed brunette, blonde, or red – she was approached the most as a blonde, second as brunette and least as a redhead. However when inquiries were made with men in those clubs, they said they found her more appealing overall as a brunette, saying she came across most attractive, clever-looking, approachable and dependable. They thought a redhead would be more temperamental and a blonde needy. Ouch! Blondes not necessarily preferred Such comments can be seen as mere stereotyping, but it was unusual to see that chaps, whether gents or not, really don’t prefer blondes. On the other hand, or paw, women of all hair types say they prefer men with dark hair - just like lionesses. Apparently, male lions possessing dark manes tend to be the pride leaders.

rince William recently recorded a video supporting the Amateur Swimming Association's (ASA) vision that every child has the right to learn to swim. Patron of The English Schools Swimming Association, the Duke of Cambridge added his voice to the ASA campaign following the findings of the 2013 School Swimming Census, the largest ever investigation into the state of school swimming. It reported that over half of 7 to 11 year olds in England, some 1.1 million children, were unable to swim the length of a standard pool and only 2% of schools were delivering the Government’s recommended tuition time per child for school swimming. As the only subject on the National Curriculum that can help save lives, Thorpe Hall places great importance on teaching children to swim and they start the process early. 3 and 4 year olds in the school’s Nursery attend weekly fun swim sessions to help build confidence in the water and swimming is a permanent feature of the timetable each week and throughout the school year for all KS1 and KS2 year groups. “In many schools, children only swim for part of the year to meet the minimum targets of the National Curriculum,” said Andrew Hampton Headteacher at Thorpe Hall School “To help children reach a point of being happy, confident

and safe in the water, you really have to maintain regularity and start as soon as possible. Swimming is something other nurseries in particular are either not willing or simply not able to offer. ype the words “car leasing” in to your chosen search engine, and you will find numerous suppliers offering every possible car or van, sometimes at prices much less than other suppliers, but are any of these offers actually genuine? The devil is in the detail Over recent months, I have seen internet leasing offers on vehicles that I know are impossible to honour. There is a finite amount of discount available on any vehicle, whatever it may be, so those more scrupulous suppliers can spot a bogus offer from a mile off. Various tricks may be employed, such as a very cheap headline rate boldly displayed, with the details of either a massive deposit or tiny annual mileage conspicuously absent. Unlike Hire Purchase, where regulation demands a full breakdown of charges and fees, leasing quotes have an in-built vagueness that can make deception easier for those who choose that path.
What to look for, what to avoid Judging the validity of any offer can often be difficult, but if a supplier has a consumer credit licence, or is approved by their local Trading Standards office, they are far less likely to be operating in an unscrupulous manner. Be sure to look out for BVRLA accreditation (British Vehicle Rental & Leasing Association) this proves the firm has been audited. The reluctance to provide a full, written quotation should start alarm bells ringing, as this may be an attempt to hide the true cost of a vehicle. Avoid any company which requires a deposit when the order is placed, as most vehicle funders take any advanced payments by direct debit just prior to delivery. Most importantly of all, don’t forget the old adage; if a deal looks too good to be true, it’s almost certainly is! Sponsored by

A credit search of many of these suppliers show that they aren’t in too healthy a state, with several actually listed as non-trading! This unique Programme has been developed as an Educational Legacy going beyond Sport and far beyond the inspiration of London 2012 to inspire the youth of Britain and the rest of the world.
Spark of greatness Dr David Hemery CBE, Olympic Gold Medallist and former World Record Holder (400m Hurdles, Mexico 1968), founder of 21st Century Legacy says “everyone has a spark of greatness within them and through a combination of dreams and practical application they can achieve their potential, as long as they positively set their mind to it, believe in themselves and are prepared to work hard.” During the Programme Launch, an inspirational

Special Speaker, Wendy Smith a Paralympian, shared her story of how success is a journey with the need to overcome inevitable setbacks. At the age of 17, Wendy had a horrific motorbike accident. This resulted in a very long stay in hospital and a spinal injury that changed her life. She was told she would never walk again; however, she battled for years at the gym, devising her own fitness plan and now walks with a stick. Wendy represented Great Britain at Athens 2004 Paralympics Wheelchair Basketball and has qualified as a Sports Psychologist, Sports Massage Therapist, Basketball Coach, Wheelchair Classifier and a referee. As a role model, she will kick start our school launch and bring the ‘achievement of dreams’ into the curriculum. The Launch is followed by further themes designed to help young people discover the skills they need to follow their dreams and to begin their own successful journey. These themes will be delivered mainly within our new Period 1 Curriculum which replaces the traditional 25 min tutor period every morning. Over the course of a year these

tutor periods are equivalent to 12 school days and as such have the potential to provide valuable learning time. Consequently we now have a team of Learning tutors for year 7 that have undergone a staff development day that focused on the themes of the Be the Best You Can Be! programme allowing them to fully develop and enthuse the children in setting their own personal goals and developing the resilience to overcome set-backs in their learning.
Recognition Medallion The Programme will conclude with a Celebration in the summer of 2014 where all the young people and teachers will share what they have learnt with each other and parents. Every year 7 student will be presented with a Recognition Medallion produced and sponsored by the Royal Mint, intended to encourage them to continue to work towards their goals or set new ones. Method: 1 Place the pears in a medium-size pan, add the granulated sugar and cook on a medium heat until the fruit starts to soften and releases its juices, about 10 mins. Add the blackberries and bring back to the boil, then remove from the heat. Spoon the fruity mixture into 4 individual ovenproof ramekins, or 1 large baking dish. 2 Place the flour, butter and a pinch of salt in a large bowl and rub together with your fingers until the mixture resembles coarse breadcrumbs. Add the pistachios and demerara sugar, then stir to combine.

rumbles are just one of the best quick desserts to make. You can use any variety of fruit all through the year. This is a classic replacing the usual apple with pear and this can be made in a large dish or individual portions. Useful to freeze in small ramekins and then just cook one as you need from frozen. Enjoy! Pear and Blackberry Crumbles Serves 4
Ingredients 700g/ 1 ½ lb (or 4 large) ripe English pears,peeled and cubed 100g/4oz golden granulated sugar 250g/9oz blackberries 200g/7oz plain flour 100g/4oz unsalted butter, cold, cut into small pieces 85g/3 ½ oz shelled pistachios, roughly chopped 100g/4oz demerara sugar ice cream, cream or custard, to serve (optional) Heat oven to 190C/fan 170C/gas 5. 40

3 Sprinkle crumble evenly over the cooked fruit. This can be done up to 1 day ahead, or frozen for up to 1 month. Bake for 20-25 mins if small, 40 mins if large, until golden. If baking from frozen, add 15 mins cooking time. Remove from the oven, cool slightly, then serve with ice cream, custard or cream, if you like.

Step by step guide We are often asked why a fast PC you’ve just purchased slows down to a grinding halt a few months later. Thankfully, there is an easy answer and a means to keep it that way. Computers are like human beings in some respect. Some of us can relate to being asked question after question until we’ve eventually had enough and slow right down. What really happens is that the PC collects temporary files with the view that it can use these files later, plus they are close at hand. However, imagine your desk at work with the odd post-it note here and there? You’d find your reminder pretty quickly, right? What about later on when your desk has tens of thousands of post-it notes? Now find your clients telephone number! So how do we prevent it? Well, you can’t but you can alleviate it and here’s how. As a Microsoft Windows user you need to access the Disk Clean up utility from the programs menu. This is found from: Start> All Programs> Accessories> System Tools> Disk Clean up The disk clean up takes a good look at your computer for you, so you don’t have to. The great

thing is that it only displays files that you can do without so you cannot accidently delete that important photo you’ve been saving… Your system will be scanned for old files that it may no longer require. If are sure you no longer require the contents of your Recycle Bin then it’s pretty safe to tick all the boxes. Once selected, simply click OK. You will be asked to confirm the deletion, so click OK.
