A historic Spanish-Mediterranean home on the corner of Broad way Avenue and Broadway Court in Lake Eola Heights became a dream renovation project for Michael Nutter who describes his style as a unique and lively blend of Old World and Modern Gild with a dash of Medieval and Renaissance, all blended together. He brought on designer Joseph Turchetti to make sure it went according to plan.

As a native Winter Park resident and frequent guest of Park Avenue businesses, Realtor Jenni Sloan knew the location off Swoope and Canton Avenues was perfect for new nearby residences.

As for the ease and convenience of townhome living, Jenni says, “Townhomes are pop ular because people want to get back to simple living with low maintenance and want to be able to travel without the worry. It affords more space and privacy than condominiums but with the ease of lock it and leave it. designTrENDS Architect Phil Kean opened his res idence, Modern Hacienda, for the tour, inviting people to experience the 4,072-square-foot Winter Park home with a detached casita. Phil blended contemporary and European architectural styles to create a fresh take on Florida transitional living. He designed the home to maximize the footprint of an odd-shaped lot that bends to the right and backs up to Osceola Avenue. “We tore down the existing older home on a lot in Winter Park that backed up to a busy road. Managing noise and maximizing the foot print on an irregular lot provided design and construction challenges,” says Phil Kean, owner of Phil Kean Design Group.

“The property’s 30-degree angle created space for a flared courtyard that we capi talized on.”

The house slowly reveals itself as you enter. “I love the idea of opening up a house and still being outside. Two sets of exterior doors give it an element of sur prise with the front door opening into another courtyard and the second door

The first courtyard draws ambiance from its multiple fountains, while the sec ond courtyard features a raised pool that harkens back to the 1920s. “I’ve always thought the raised pool was timeless and very social because it invited people to sit on the edge of the pool instead of chairs. It serves as a throwback to the past and func tions as a social bench,” Phil continues.

A concrete wall surrounding the rear of the property, a detached four-car garage, lush landscaping, and a pool fountain work to muffle the noise. Inside, strategi cally located closets, bathrooms, and a workout room work as noise buffer zones.

Phil, who has built a reputation as a custom builder of modern homes, grew up

surrounded by the Old World-style homes his father built. “My dad was a custom homebuilder specializing in Spanishstyle homes. I’ve always loved the blend between the traditional and modern styles,” he adds. The tile roof references hacienda archi tecture and honors Florida’s regional ver nacular. “People have built tile roofs on Florida homes since St. Augustine was founded, and so the material feels organic to Florida,” Phil explains. Black alumi num-clad windows on the exterior and dark wood on the lanai ceiling punctuate the home’s white stucco facade. Inside, blue and brown tile work adds a dose of whimsy and interplays with white oak, riff cut, lightly glazed, distressed floor ing throughout most of the living spaces. Designers with Phil Kean Kitchens created a culinary space anchored by an island with seating, and outfitted the kitchen with Sub-Zero and Wolf appliances and matte black fixtures and fittings. Phil maximized natural light and kitchen stor age with two open, black metal grid glass shelves hanging in front of the kitchen windows. Other clever storage features include a messy kitchen to store small appliances out of sight. The range back splash showcases a white-on-white tonal tile design while white-painted wood ceil ing beams create a light, airy space. Sight lines pass through an art niche between the kitchen and dining room.

The team rebuilt the home working with the city of Winter Park’s historical

The four-bedroom home with five bath rooms and two half bathrooms underwent a total transformation and modernization. Throughout construction, the home owners prioritized the preservation of their camphor tree, named Mi E Taw, which means “Big Tree” in native Ameri can, and deemed a historic place in the City of Winter Park register. Victor Fari na and his team worked with the Ohiobased design team of architect William H. Childs, Jr. & Associates, Inc., Debra Anto lino Interiors, Inc., the City of Winter Park Historic Preservation Board, struc tural engineers, and homeowner. The historical restoration aimed to improve the function and flow of living spaces and strengthen the home’s struc ture. “This is one of the most challenging and satisfying projects we’ve done. The windows in some areas were holding up the home — it had deteriorated such that we had to rebuild it wall by wall,” says Vic tor Farina, President of Farina & Sons.

The modern hacienda features many energy-efficient materials and features. “We source our products to be as green as possible using foam insulation, low-flow water fixtures, and on-demand water heaters,” Phil says. His team built the house in just 10 months, aiming to achieve a reasonable price point despite 30 per cent construction cost increases and sup ply chain disruptions.

Victor Farina & Sons won First Place and the Grand Award for its Parade of Homes entry, a his toric remodel in Winter Park, 1905 Southern Historic. A 300-yearold camphor tree crowns the property’s front yard, providing curb appeal for over a century. The home was built in 1905 and underwent a series of renovations that cre ated design and construction challenges to achieve its modern-day look and lifestyle.

In addition to his owner’s suite, one bedroom serves as his home office, another as a workout room, and the third is the guestroom apartment in the detached casita. The den displays memorabilia, his collection of canes. “I call it Ralph’s Room, named after my fatherin-law whose cane collection is on dis play,” he says. A gas fireplace anchors the space with a stone surround. The owner’s suite draws the eye to a headboard wall clad in padded suede leather with back lighting. Round windows and ceiling beams give character to the space. The master bath has two separate closets and two sep arate water closets. Another specialty space, the home’s gallery room, displays Phil’s art collection and spans approximately 40 feet long, opening up to the courtyard. A detached casita serves as guest quar ters with a bedroom, bathroom, sitting room, and morning bar outfitted with a sink, microwave, and a washer and dryer.

“We enjoy the challenge of tackling complex renovations — especially with a home and property so grand and histori cally important,” Victor says. “This family was passionate about bringing the house back to its original glory while making the floor plan function better and bring ing the home up to today’s standards.”

“The house went through several unsuc cessful additions and changes over the years. We redesigned and opened up all of the rooms to enjoy views of the exquisite property, which includes the 300-year-old camphor tree,” Victor says.

The front porch welcomes all with reclaimed Chicago brick flooring while rambling rooflines marry two separate home sections. The house was originally built in two halves and suffered extensive termite and water damage.

trast of white custom cabinetry and black and white soapstone counters extending to the backsplash grounded with new-old pine floors from Authentic Reclaimed, a company that repurposes old wood. Builtin Thermador appliances clad in custom white cabinetry mix with brass faucets and fittings, adding warmth. The kitchen includes a breakfast nook and opens to the great room on one side and the formal dining room on another. A bar station with gray cabinets and wine refrigeration connects the kitchen to the great room, where wall-to-ceiling French doors dis perse natural light and open to views of lush landscaping and vegetation.

The formal dining room draws style from its vaulted ceiling with tongue and groove woodwork and white, painted beams. The space overlooks a new lap pool and opens to the covered porch via French doors that fold accordion style. A detached outdoor kitch en housed in a cabana echoes the kitchen’s design elements with the same white cabi netry and black and white soapstone. The outdoor living room with a brick fireplace resides under a roof with a phantom screen that can close off the area while skylights infuse natural light. The downstairs sun room doubles as a light-filled library/office with reclaimed brick floors and opens to the outdoor living areas through French doors. The primary suite resides on the second floor opposite two ensuites.

The homeowner wanted to salvage and reuse many of the home’s original features, so the team worked to repurpose materi als. Original pine flooring clads the ceil ings in the back hallway and office and restored interior French doors and origi nal brass hardware appear throughout the home, adding to its warmth and authenticity. “We removed and polished

Construc tion began by taking the home down to its studs, section by section, and rebuilding it to adhere to the strict guidelines of the his toric preservation board. The whole-home renovation resulted in a 7,500-square-foot home, plus the outdoor living spaces.

A white, galvanized metal roof, French doors, and arched, white-paned windows accentuate the home’s architectural style.

The team improved the home’s energy efficiency with Loewen Windows providing the lowest heat-gain rating available, a high sear HVAC system, foam insulation, energy-efficient appliances, and LED light ing. “I love that we were able to incorpo rate smart home technology throughout,” Victor says. The residence is designed and built to stand the test of time in collabora tion with the homeowners and a talented team of designers and craftspeople.

The main residence has four bedrooms and four and a half baths with an office, media room, and exercise room upstairs. An attached casita with one bedroom and bath plays host to guests. Dutch farm house influences cue the home’s interior style. A neutral color palette punctuates darker colors, creating warmth, contrast, and visual interest, including white trimmed-out walls contrasting with black window frames, dark cabinetry and iron railings. Oak French Vanilla engineered hardwood floors surface the main living areas. Porcelain sourced from Italy clads the kitchen island and countertops, while Caesarstone quartz surfaces the remain ingFromcountertops.thefoyer, a double glass sliding wall leads to the office opening up views of the stairway. The great room opens to the courtyard and pool via a large folding door system and uses an interior screen to create a bug-free barrier between the inside and outside. The builder construct ed an interior soffit to hide the retractable screen and match the ceiling beams. The owners’ suite imbues a light, airy ambiance with several black-framed win dows and a vaulted beam ceiling. A whitepainted barn door opens to the bathroom with a stand-alone tub in a window niche and a glass-walled shower with marble tile.The residence earned the Florida Green Building Coalition Platinum certi fication and scored a negative 22 on the HERS rating index, above the optimum Zero HERS rating. “The home’s HERS certificate shows an annual energy con sumption of $300 due to its use of solar power. The home only uses electricity from the grid when solar power is depleted due

designTrENDS Turning Leaf Custom Homes in Winter Park made national news headlines with its POH entry, Mayura Manor, appearing on CNN. This 4,330-square-foot ENERGY STAR Certified Home appeared in a nationally televised news report on lum ber shortages while under construction for its use of a lumber alternative, insulat ed concrete form walls (ICF). “We build all of our homes with insulating concrete forms for the walls to create the ideal envelope for the home that lowers energy bills and increases energy efficiency. From a design standpoint, our ICF walls work with any architectural style,” says John Riddle, Vice President of Turning Leaf CustomTurningHomes.Leaf, working with Sirilla Design Group, built a client’s two-story, transitional Dutch farmhouse on an infill corner lot in Winter Park. High-pitched rooflines and gables conceal the home’s solar power system.

Custom builder Greg Hardwick, P.E., Owner/President of Hard wick General Contracting, present ed his recent architectural master piece on Lake Sheen. Geometric lines interplay with rectangle and square forms creating a sculptural facade punctuated by a three-story window showcasing the interior stairway. Stucco, metal, tile, and composite wood clad the exterior defining architectural features framed by a flat roof. Greg, working with the design team of architect John Drake of Greenapple Architecture and interior designer Rob Turner of CRT, and landscape architect Cory Mills of Mills Design, built the mul timillion-dollar home for a client. The residence resides on a 750-foot-long lot where a long driveway meanders through large oaks and magnolia trees, leading to the basement level four-car garage. “We built the home on a narrow sloping lot on Lake Sheen that drops 25 feet from the front to the back of the house. We situated the footprint closer to the lake, so we could excavate to create a basement. The facade looks like a two-story home; from the back, it reveals three levels,” he explains.

The home’s battery backup sys tem, a Tesla power wall, stores solar ener gy for use when the solar panels are not producing electricity. “It functions like a generator enabling the homeowner to control when they want to use backup power. The Tesla power wall supports 60 percent of the home’s energy-consuming items for two and a half days,” John says. A detached two-car garage has Tesla solar charging stations. Other energy-efficient features include a 1,700-gallon rainwater collection tank used for irrigation and hybrid water heaters that work as heat exchangers extracting warm air from the attic to heat the water while producing coolTheair.builder working with Presidential Pools also innovated energy efficiency in pool construction using ICF walls to build the courtyard swimming pool. “We designed an insulated pool shell, so the homeowner didn’t have to heat the pool for comfort. We wanted to prove to ourselves that this type of pool construction would work, and it did, so we are going to start offering it to clients,” John adds.

The 7,461-square-feet, three-story home is accessible by elevator, with a basement and two living levels. A massive metal and glass door with a six-foot-long handle makes a grand entrance into the home that immediately opens up to expansive views of the lake. “From the front door entrance, the home offers a straight view of the lake. Throughout the home, huge expanses of glass open up the views as curtain walls, windows, and interior and exterior railings,” he says.

The second floor houses the gourmet kitchen designed and built in Europe and outfitted with high-end Gaggeneau appli ances clad in matching custom cabinetry. Neolith porcelain slabs surface kitchen countertops, walls and windowsills com plementing the kitchen island, crafted of porcelain and a wood top that cantilevers as a table. Glass doors on either side of the range lead to a pass-through pantry behind the oven that keeps the kitchen clutter and messes out of sight with a dishwasher, storage, and a home waiter

FOYER In this residence we designed this entry space to feel refined yet inviting by incorporating an oversized hall table to anchor the room and added seating with tucked away ottomans. We brought in warmth and texture with a vintage-style rug and finished off the space with an array of accessories from soaring greenery to unique lifestyle coffee table books. A foyer is the first opportunity homeowners have to show off their personal style, so make sure it’s one that makes a lasting impression.

This luxurious bedroom, evocative of boutique hotels, combines plush textures and rich jewel tones to provide a soothing urban escape. The striking pendant lighting is by the late architect Zaha Hadid. The drapes are a Romo fabric, and the bold carpet is by Fabrica. Custom linens complete the look.

It was a dream assignment with one huge challenge — create an updated design aesthetic with all new furnishings and accessories, but on a tight timeline. “The clients had kids in high school, so they wanted them to enjoy living in the home before leaving for college. The project started as a remodel but soon morphed into an almost gut renovation because the owners wanted to do it right,” says designer Abigail Rizor, Wolfe-Rizor Interiors.

The 15,500-square-foot house was not taking advantage of its prime asset — expansive views of Lake Maitland. Rooms were small and closed off, but the potential was undeniable. The owners were familiar with Abigail’s work because they had tried to purchase another home on the lake she had done. When this one came on the market, they snapped it up. “The schedule was the biggest challenge because we were doing this in the midst of the COVID supply chain drama. We really re-did everything — took down walls and changed the function of the rooms. When we first started, there was a tiny room when you first walked in with four chairs, but you didn’t see the lake. Right next to that was another room that was a small den. What was so spectacular about the house was the gor geous views of Lake Maitland. So, we opened it all up and put in much larger windows. The overall goal was to see as much of the lake as possible,” she explains. And the massive makeover was completed in a year.

“These clients were great to work with and were very open to our ideas,” Abigail adds. The total transformation is a testa ment to highly honed skills, cohesive and collaborative teamwork, and a bit of perse verance.

Originally built in the early 2000s, the house was traditional in style and the clients yearned for a more transitional approach that incorporated their casual lifestyle and penchant for entertaining. Now, the open floor plan provides the functional spaces they need in a more modern, streamlined manner. That did not mean skimping on the details though as extensive moldings and woodwork were incorporated throughout. And even though the overall color palette is soft and muted, the textures and fixtures add elements of dimension and interest.

“On the corner of Broadway Avenue and Broadway Court, I had first noticed this beautiful home as I was delivering an antique art piece to Gary Holling sworth (of Hollingsworth Fine Arts) for restoration in March 2020. Gary has lived on Broadway Court for decades. I remember driving down the court — which consists of eight uniquely special Spanish-Mediterranean homes on a private drive — wondering how I had never seen this beautiful collection of homes in the heart of Lake Eola Heights before. As I was exiting the drive, I remember specifically thinking ‘I would love to live here.’ Little did I know that in a matter of months, the very first house on Broadway Court would become available for sale — and I would become the proud new owner,” Michael Nutter shares.

Michael purchased his historic home in Lake Eola Heights in August of 2020. Built in 1926 and registered as a historic home in the city of Orlando, it had been shared by various members of the same family for nearly 40 years prior to it becoming available on the market.

“Many of the furnishings have a rich history within my family — each with its own beautiful story about how it came into the family and ultimately landed in my home. As an example, the Henredon sofa in my living room was originally purchased at a fine furniture showroom in Charleston, W.Va.”

“I remember moving in the day after Christmas thinking — what a wonderful gift! My home has been a labor of love in terms of pouring a lot of heart and soul into the restoration and renovation pro cesses — and I believe what makes my home uniquely mine is knowing that I lit erally (and thoughtfully) hand-picked every single finish, every single paint col or, every single wallpaper, every single type of stone and tile used throughout the home, every appliance, every plumbing fixture, every chandelier, wall sconce and lamp fixture, the crown moldings, the window treatments, the artisan glass installed in two of the main house doors, the custom blend of stains used on all of the original hardwood floors as a part of the refinishing process, the imported Ital ian leather that covers the kitchen cabi nets… and the list goes on,” Michael explains.Itisevident the furnishings and acces sories were all carefully collected over time, including the living room sofa that he and his mother found and fell in love with. “It recently hit me that I’ve been sitting on

After a 16-month renovation journey, the house was finally move-in ready in late December 2021.

The guest bath design started the day the gold sink was discovered — which also inspired additional design elements in what is now known as the Angel Bath.

Renovations throughout the house were literally floor to ceiling and included com plete refinishing of all the hardwood floors throughout the house, solid plaster wall and ceiling repairs, historical win dow and door restoration, plumbing and electrical upgrades, new HVAC, plus full kitchen and bathroom renovations. The house had been passed through multiple generations of the same family for nearly “My favorite new addition that nearly everyone thinks is original to the home is the solid plaster, custom made-to-order crown molding that was installed in the living room and dining room. I chose a different molding for the living room vs. the dining room — which complement one another well and create a state ment for these adjoining rooms.”

Michael describes his style as a unique and lively blend of Old World and Modern Gild, with a dash of Medieval and Renais sance design styles, all blended together. But knew he needed some additional expertise to bring this historic home back to life. “For the first time in my life, I hired a professional designer to help me as I cre ated the renovation plan and design strat egy for the house. Meeting Joe Turchetti when I did (approximately two months after initially purchasing the house) was ‘perfect timing’ and what I especially appreciate about Joe is his rich back ground in interior design, as well as his seemingly endless list of quality suppliers and craftsmen that brought my creative restoration vision to life — each phase with intricate planning and thoughtful implementation. We collaborated quite well together toward bringing my vision to a wonderful reality,” Michael says.

this same couch enjoying wonderful con versation with friends and family since the day it was delivered to our family home in the late 1970s. And while it has certainly been reupholstered a couple of times over the years (most recently in a fantastic canary yellow velvet), it is as beautiful as ever in my eyes and the his torical significance it holds from a family memories perspective is priceless. I’m a huge fan of antique furniture and have collected several of the other pieces in my home from various stores in both Orlando and Palm Beach,” he adds.

40 years — and in many ways, it seemed like any last updates to the house were now several decades old when it went up for “sale.Bungalower literally featured it with a comical headline of ‘House of the Day: Totally Haunted House in Lake Eola Heights Available.’ Interestingly, I never saw that post until after I had purchased it — when a friend of mind texted me a link to the feature and said, ‘Hey, isn’t this the house you just bought?’ I am happy to report that the house is now vibrantly alive and ghost-free. Now, I like to refer to it as my new old house as it is technically just four years shy of being 100 years old in terms of its bones — but, from an inte rior perspective, it is absolutely like new,” Michael adds. In addition to his curated collections, Michael has always been known for his gallery walls of beautiful art. “More than one room has visually engaging walls filled

The master bedroom features a collection of European and American antiques from different periods, including many that date back to the early 1900s.

The home is nearing completion in terms of the original renovation goals, but there are still a couple of spaces to be com pleted, which Michael is very much look ing forward to. He doesn’t think the house will ever be complete as every home he has owned has been a work in progress.

In terms of the most interesting rooms, the foyer, the kitchen and the upstairs lounge get Michael’s vote. “The entrance foyer makes quite an impact upon first entering the house. An illuminated floor medallion with various precious stones serves as the foundation for the foyer. This space also features a custom-made chandelier wall sconce that is one of four light sources in the intimate space. The arched window is original to the house. During the restoration process, the glass was replaced with milky amber artisan glass which creates a golden glow for the foyer. Finally, the ceiling and walls were enhanced to create a castlesque vibe upon entry,” he says.

“One of my favorite interesting pieces is a beautiful antique floor lamp that was originally a part of Harriett Lake’s estate. The first day I brought it home, I remem ber placing it in front of one of the living room windows — and I literally leave the light on 24/7 as a way of honoring Harriett — and her iconic design style — in my home,” he adds.

I love spending time in this room at the end of the day to soak in the visual feast of colors, styles and finishes that bring me joy.”

You need to serve champagne and charge admission.’ I chuckled in response and once again felt affirmed that my goals for creating something uniquely special through the design of my home had ultimately been achieved,” he explains.

he owners of this new construction home on Lake Fairview knew exactly what they wanted — because they had seen it before. A previous Parade of Homes entry with interiors by Rob Turner, CRT Studio, was filled with fea tures they wanted to incorporate including clean lines with warm woods and lots of “Thetexture.scope was full-service interior design for this new construction home that included interior detailing, lighting, furniture and finishes. They wanted a house that was fun and livable but very conducive to entertaining with a fairly open floor plan. The way we made it work was to have the envelope and all the interior details to be very crisp and clean with a modernist edge, and then all the furniture and artwork more textural,” Rob explains.

Clean and contemporary can sometimes read cold, but to balance things out Rob added lots of welcoming elements in the details. “All the woods that we used — whether it was walnut or white oak — are pure with just a clear coat on them. But they are encased in more of an architectural severity in keeping with the overall style. It’s a com fortable and cozy environment even though it’s very clean. It has a lot of great lighting details which also softens it up,” he adds.

The kitchen’s book matched porcelain slab is a focal point. “We did that so the space wouldn’t feel too much like a typical kitchen — it acts as more of an art piece. That’s why we recessed the hood up into the architectural detail. Behind that is a very func tional prep kitchen. There is what I call a bridge that goes up and over and encases the cabinetry and from there turns into a ceiling detail. On the upper part of the ceiling, we used the same wood as on the floor so when you are sitting and you look up, you see a different material,” Rob says. For a young family who likes to entertain, this layout and design checked all their boxes.
