TrADE sECrETS THE 2021 NEW AMERICAN HOME GOES VERTICAL

The New American Home, the official show home of the annual International Builders’ Show® (IBS), serves as a showcase for what’s new and next in home design and construction, embracing lifestyle dynamics that shape the way we live. The 2021 New American Home made an unprecedented pivot in its concept and construction by breaking ground in Winter Park at the start of a global pandemic.

Top: The exterior reflects an urban, modern architectural style using a white stone veneer accented with black metal railings, window and door surrounds with oversized gridded windows, and Nichiha Ribbed Custom Black Architectural Wall Panels to create an industrial vibe. The third floor balcony features the StruXure automatic pergola.

BUILDER AND ARCHITECT PHIL KEAN intuited a

sweeping change in the real estate market on the horizon and built a vertical urban home that repurposes prime real estate. The three-story home resides on Morse Boulevard in Winter Park, in a former office building he bought and turned into townhomes.

“As retail continues to transition from brick-and-mortar locations to more online sales, I think we are going to see more office and retail buildings in prime locations ripe for redevelopment because of their walkability. Many commercial zones can be rezoned for multi-family or single-family housing,” says Phil Kean, president, Phil Kean Design Group.

Phil combined two townhome units to create the 4,397-squarefoot home featuring two bedrooms, four baths with one half-bath, an exercise room and sauna, a home office, summer kitchen, and a three-car garage. It offers “treetop” living with sweeping, birdseye views that extend over Winter Park to the nightly fireworks shows visible in the skyline over the theme parks.

“The house fits on a very small footprint, and it’s very compact with outside space on each floor. Terraces on the third level place you in the treetops versus in the shadows of trees on the

first or second floor. Because of our limited setback space, we pushed in the elevation at the lower level to have a good turning radius from our garages and pushed back out on the second floor to maximize the footprint,” Phil notes.

The inverted floorplan places main living spaces at the top two levels, with the first floor housing the garage, foyer entry, a guest room, and a home office. The main suite, lounge area, laundry room, home gym and sauna reside on the second floor. The main bathroom features a freestanding tub from Kohler and the Numi toilet with an interactive LCD touchscreen. The walk-in closet, outfitted with ClosetMaid storage solutions, has boutique-style amenities with two glass-top islands, glass-front shoe shelving, open shelving, and a built-in vanity.

The top floor’s loft-style design features 14-foothigh ceilings in an open floor plan with transom windows and large sliding glass doors to drink in natural light. The great room and a conversation area open to an outdoor terrace. The dining area opens via sliding glass doors to the outdoor kitchen with Brown Jordan cabinets and Fire Magic grill. The kitchen resides around the corner from the dining room and adjacent to a walk-in bar. Signature

Comfortable, functional seating fills this living area and includes a RC Imogen sofa upholstered in Portico Sea Pearl, Lexington Impresario square end table, Vanguard Palmer coffee table in glass and travertine, RC Celine love seat upholstered in Dolce Taupe and RC Malibu side chairs upholstered in Block Party Bronze. The custom TV lift console keeps the unit hidden until needed.

Kitchen Suite appliances in black stainless steel outfit the gourmet kitchen, including a dual fuel range with sous vide and induction cooking, a Wi-Fi enabled double oven, a microwave drawer, and an integrated refrigerator-freezer. The kitchen’s tri-color scheme of gray, white and warm brown expresses itself in Plato cabinetry and quartz surfaces by LG Hausys, including a quartz-clad island.

The home’s interior style also draws from the same color palette in earthy shades with pops of warm metallics and orange accents. “We wanted to incorporate this modern aesthetic that Phil is famous for with a warm color palette and warmer tones to make the home feel more inviting and calmer,” says Keri Ferguson, interior designer with Phil Kean Design Group.

“This is upside-down living for those who don’t need to live on one level. The house is like a surprise. The higher you go, the more the light reveals, and the sky opens up. It’s got a modern aesthetic that is warm, cozy and colorful. In addition, the walkability is remarkable,” adds Phil, who plans to live in the home.

The design-build team made a few COVID-inspired changes to the floor plan to accommodate changing lifestyle needs. The builder converted one of the bedrooms to a workout room and another bedroom into a home office and outfitted the bathrooms with bidets. “Because of the toilet paper shortage at the time of

More bidets were sold in 2020 than in the history of toilet sales,” he notes.

The home’s alfresco features include remote-controlled retractable Phantom screens to shade outdoor spaces and protect from insects. The third-floor balcony roof has a built-in motorized louvered roof system by StruXure to promote airflow.

One of the show home’s main goals is to maximize housing performance and energy efficiency by incorporating elements from the NAHB Green Building Standard. Standout net-zero features that contribute to its minus 16 HERS rating include solar roof panels by LG Solar and remote-controlled window screens to shade the house. “By going up three floors, we created a very energy-efficient home that stacks like a box but is efficient. The home produces more solar energy than it uses,” he says.

Healthy home features include the Cosmos Healthy Home System by Panasonic Life Solutions, an internet-connected system that monitors indoor air quality and manages harmful indoor toxins. The exercise room supplies drinking water with a Watergen machine that produces drinking water from the air.

“When people tour this home, I want them to take away that it’s possible to do modern design and technology in a home, and still do it where it’s comfortable, livable and warm,” Keri notes.

In his longstanding relationship with The National Association of Home Builders, Phil has built three New American Homes for IBS. Previous projects reside in Lake Nona and Winter Park. The 2021 New American Home will be open to the public during Orlando’s Parade of Homes, July 10-11 and July 17-18.

OF THE Grill

In 2021, grilling is for everyone — not just men. While it can seem intimidating at first, after a bit of practice and a sprinkle of patience, grilling is actually quite simple and very enjoyable — deliciously enjoyable!

When barbecuing we often gravitate our thoughts and menus toward meat preparation. But what about vegetables? Zucchini, yellow squash, asparagus, peppers, eggplant, mushrooms and even romaine lettuce hearts are fantastic on the grill and the perfect accompaniment to whatever is for lunch or dinner. And don’t forget about watermelon slices and grilled lemons.

When prepping vegetables, such as zucchini or eggplant, to be grilled attempt to slice on a bias or “top to bottom” in medium thickness planks. I toss my raw vegetables with olive oil, salt, pepper, roasted garlic and chopped thyme. Simply grill over direct heat for four to six minutes on each side, or until the texture is right for you. Keep a spray bottle of water handy to avoid flair ups and over-charring the vegetables.

Once you’re finished grilling your vegetables, layer on flavor with a homemade sauce or condiment. Freshly prepared pesto, romesco or even a garlic aioli drizzled over the top adds a delicious element and flavor enhancer. Also remember those grilled lemons I mentioned earlier — now squeeze those over your vegetables. The lemon adds a bit of acidity and charred sweetness all at the same time.

Next to vegetables, fish is my other favorite thing to grill. My friends will tell you it’s often salmon at my house, but of course tuna, wahoo, swordfish and any fish that has a meatier texture will grill up beautifully. Remember to always err on the side of undercooking, especially with fish. You can always place the food item back on the grill to cook to a more desired temperature. Many proteins, fish included, continue to cook internally for up to three minutes after being removed from the fire, so keep that in mind when mastering this technique.

Showcase your new grilling skills with this delicious treat. Toss some whole scallions with olive oil, salt and pepper, and then place them on a hot grill for three to five minutes. They’ll soften and char making them the perfect partner for that grilled vegetable platter or fish entrée.

Along with the above suggestions, I hope you will give the following recipes a go. And remember, grilling is a fun, interactive, and delicious cooking alternative.
