s the housing market bounces back in many parts of the country, you may be wondering: What’s my home worth now?
There’s actually more than one answer, according to Scott Halliwell, a certified financial planner at USAA. He says your home has three potentially very different price tags based on its: 1. Market value 2. Replacement value 3. Property tax value “Since different values can be used for different reasons, it’s important to understand when each applies,” Halliwell says, adding that some of these values may move in different directions at the same time. Market value This is the amount homes in your area are bought and sold for. It’s the measure most folks think of when they try to estimate their home’s worth or value. Determined in part by the going rate for similar houses in your city and neighborhood, market value is not based on what you paid for the home or how much it cost you to finish out the basement, reroof or remodel the kitchen. Many intangibles factor into this figure. Understanding the market value helps you calculate your total net worth and how much equity you have in your home. To calculate equity, subtract the amount you owe on your home from its market value: That’s about how much profit you could receive from a sale.

To strengthen your negotiating position with potential buyers, get an accurate idea of your home’s market value. A real estate agent can tell you the selling prices of similar homes in your area, helping you set reasonable expectations. “If your area is in a buyer’s market, your home’s market value may be lower than you’d like. You might not have as much leverage against a buyer who wants to negotiate, so you need to know where you’re starting,” Halliwell says. Even if you’re planning to stay in your home, market value matters when taking out a home equity line of credit or home equity loan. For example, you may be planning a kitchen remodel and need $40,000, or you want to tap your equity to help pay your kids’ college tuition. Depending on your creditworthiness, many lenders will allow you to borrow up to 85 percent of your home’s value, less any mortgage or other equity loan on that property. Replacement value
Property tax value This is the number taxing authorities use to calculate your property tax bill. A given home may be taxed by more than one jurisdiction - hospital and school districts, for example - and each may apply its own math. Typically, property tax values are meant to approximate the home’s market value, though sometimes there’s a big discrepancy between the two because of outdated assessments or mistakes by assessors. An accurate property tax valuation ensures your tax bill isn’t too low or too high and helps to ensure that your entire tax burden is understood. If the property tax value of your home exceeds the market value, consider contesting the value with your taxing authority. And be aware that certain actions on your part, such as remodeling, could cause a reassessment and result in a larger tax bill.

If your home is completely destroyed because of, say, a fire or natural disaster, replacement cost is what it would take to remove debris and rebuild the structure from the ground up based on construction costs in your area. “Our philosophy, which is backed by years of experience, is that homes should be insured for 100 percent of the minimum estimated replacement cost,” says Cedric Matterson, a senior staff underwriter with USAA. Unless your insurance covers replacement costs, he says, you run the risk of coming up short if the costs to rebuild your home are more than your coverage will pay. he heating season is upon us. Many homeowners are turning on their furnaces for the first time since the final spurts of cold weather last season. Undoubtedly, there will be a flurry of problems including units that simply do not work properly, resulting in an unfortunate furnace “puff back”.

The term furnace “puff back” refers to the sudden explosion (or expulsion) of soot into the dwelling caused by a malfunction in the heating system. It is usually an uncontrolled explosive ignition in the fire chamber. “Puff back” has become a familiar term and is applied to any furnace disorder that results in soot being deposited into the living area of a structure. Residue from “puff back” is usually an oily, sticky film that often has a petroleum base. The odor is sometimes overwhelming. Because of the normal convection currents, plus the pressurization caused by the explosive combustion, the soot finds its way into every nook and cranny throughout the structure. You often find residue on exposed items such as furniture, but also behind closed doors and inside cabinet drawers. The residue can penetrate into closets affecting the clothing and other personal items.

Seek out lead in the home.
If your home was built before 1978, it could contain lead. Your family could be exposed to it through the air, drinking water, contaminated soil, deteriorating paint and dust in and around the house. If you disturb any material that contains lead, tiny lead particles could become airborne at home. Talk to a professional to test the entire house, and take the necessary steps to ensure your family’s safety.

According to the U.S. Environmental Protection Agency (EPA), indoor air pollution levels can be 2 to 5 times higher than outdoor levels sometimes even 100 times higher. Spread both pieces of bread with hummus, then layer lettuce, purple onion, turkey, cranberry sauce and another layer of lettuce, salt and pepper; add top piece of bread, hummus side down. Hummus Mashed Potatoes Prep time: 15 minutes

yellow potatoes, or about 5 cups peeled and cubed cup Sabra hummus tablespoon olive oil Salt and fresh pepper to taste tablespoon fresh parsley, finely chopped lemon, cut into 6 wedges
Peel potatoes and place in bowl of water to cover to prevent discoloration. Cut potatoes into 1 1/2-inch cubes and place in medium sized pot with enough water to cover and 1/4 teaspoon salt. Bring to boil and simmer over medium heat for about 30 minutes, or until fork goes gently through potatoes. Once cooked, drain potatoes and place back into pot over medium heat for about 3 minutes, until moisture comes out of potatoes and they appear dry. Remove from heat. In same pot, start mashing potatoes with masher. Add 1 1/3 cup hummus, oil, salt and pepper to taste. Top with sprinkling of fresh parsley and serve with lemon wedge to squeeze over top.

GOING GLUTEN FREE MAY NOT BE ENOUGH TO MANAGE CELIAC DISEASE (BPT) - If you suffer from abdominal pain, diarrhea, bloating, joint pain, skin rash, mouth sores or tingling in the legs and feet, you may be one of the approximately 1 percent of Americans who are diagnosed with celiac disease. For those who are diagnosed with celiac disease, following a strict glutenfree diet is currently the only option available when seeking symptomatic relief. While the growing availability of gluten-free products available in stores may make it easier to manage these symptoms, is a gluten-free diet enough to make symptoms go away? Contrary to popular belief, celiac disease is more than just an upset stomach. Celiac disease is an autoimmune disease that can impair the ability of the body to absorb necessary nutrients which can lead to other health problems like anemia, weight loss, depression, osteoporosis, infertility, lymphoma and dental issues. It is often difficult to diagnose, because the symptoms can be similar to those caused by irritable bowel syndrome, Crohn’s disease, intestinal infections, lactose intolerance and depression, and each person experiences symptoms in a different way. Blood tests are the first step in a diagnosis of celiac disease. The Food and Drug Administration
established regulations in August that defines “glutenfree” for product manufacturers. The label “gluten-free” can be placed on any products that contain less than 20 parts per million of gluten. However, even those who carefully choose their foods based on gluten-free labels also need to be aware of crosscontamination dangers, both at home and in the community. For example, if a cutting board is used to chop bread and vegetables without a thorough washing in-between, a person with celiac disease eating the vegetables could eat enough gluten to cause symptoms and/or injury to the small intestine. For many people, completely eliminating gluten from their diet isn’t enough to alleviate all of their celiac disease symptoms or allow for complete healing of the intestinal damage caused by small amounts of gluten in the diet. About 60 percent of patients still experience moderate to severe symptoms of their disease while following a gluten-free diet, according to a recent study. The CeliAction Study is a clinical research study that will determine if an investigational drug is able to improve the
damage in the lining of the intestine caused by even the smallest trace of gluten. The study will also evaluate whether the investigational drug improves any symptoms of celiac disease.
