How I’ve Thrived in Scary Markets by Vena Jones-Cox
I’ve been through a lot of crazy markets: the high interest rates/stagnating prices/ seller finance-heavy years of the late 80s and early 90s; the easy-money/highly speculative/out-of-control prices market of 2002-2006; the crash years of 2007-2011, the low-inventory/low-interest rate market of 2016-2021, and now, the high inflation/rising interest rate/softening sales market of 2022-2023.
The biggest lesson I learned is this:
Changing markets are big money-making and wealth-building opportunities… …but not for everyone.
I’ve watched so many of my colleagues sit out changing markets, because they don’t see how their favorite strategies can work when interest rates rise, or when home buyers pull back, or when vacancies increase—and then listened to their regrets when they see, in retrospect, that they missed out on a lot of great deals.
I’ve watched others literally drive themselves into bankruptcy by trying to continue with ‘business as usual’ when the market no longer favored that business.
And I know dozens of real estate millionaires who trace their success to being aggressive in just ONE of the many changing markets we’ve experienced over the last 3 decades—they got their best deals, or built a strong business, BECAUSE others were running scared.
My own strategy for dealing with the uncertainty, and anxiety, of a changing market is simple:
I go back into full-on learning mode, and I listen to the most experienced people I can find, and find out what THEY’RE doing to grab the opportunities and avoid the challenges that changing markets always present.
And then, I do those things.
It’s so much easier, and faster, and more effective, and less stressful, and far more profitable, than trying to figure out the right strategies on my own.
