When a man is tired of London he is tired of life; for there is in London all that life can afford. Dr. Samuel Johnson {1709 – 1784}
foreword

In the heart of one of the world’s most beautiful cities, just opposite The Ritz London, lies an illustrious building – once home to Britain’s first and longest-serving Prime Minister, Sir Robert Walpole. Built in the early 18th century, it was designed with all the grandeur and fine sense of proportion that Britain’s eminent architects of the day learned whilst touring Palladio’s villas in Vicenza. Still today it retains its aura of rare charm, but recently Oliver Burns, the upscale design and development practice, has breathed new life into its splendid proportions and old-world elegance. Out of this historic home they have carved five extraordinary state apartments, each of them different, but each in its own way a living testament to the history, the elegance and the beauty of the building. But it’s all been restored with great sensitivity. They’re designers who understand that beautiful buildings need to be respected, even loved, but also that they need to be given all the contemporary comforts and touches that modern man has come to depend upon. To its old-world stateliness has been added everything the international sophisticate looks for today–wrap-around comfort, protected parking, great security, the finest finishes, lavish, airy spaces. The fine details, the porticos and cornices, the fireplaces and huge great windows, have all been retained but today they come with surround sound, bespoke kitchens and every other essential modern aid. All this is to be found just a heart-beat away from the buzzy restaurants, intimate shopping streets, museums and galleries of Mayfair and St. James. This is a precious place where history has been kind and where buildings were designed to last and to please forever. As long as there are places that retain the beauty and elegance of a more gracious world, there will always be people who will want to spend their lives within them. Walpole Mayfair is just such a place.

a life of privilege and luxury
The lives of Sir Robert Walpole and his youngest son, Horace Walpole spanned the 18th Century during the reigns of the first three Hanoverian Kings. London was undergoing transformation, in an age that would become renowned for the elegance of its architecture, the wit of its men of letters, and the flourishing of the arts and sciences. Immortalised by the great artists of their day – Thomas Gainsborough, Joshua Reynolds, and Thomas Lawrence among them – the aristocracy enjoyed a life of privilege and luxury. The custom of the Grand Tour played a key role in informing the tastes of the era. It was a coming-ofage ritual, whereby young aristocrats and scions of wealthy families – as well as writers, artists and architects, travelling in somewhat different style – would undertake tours of Europe to complete their education, with the architectural wonders of Italy de rigueur.

sir robert walpole [ 1676 – 1745 ]
Sir Robert Walpole, 1st Earl of Orford, was a wealthy landowner and Whig statesman. Considered the first de facto Prime Minister (the term itself did not come into use until 1905), he entered politics in 1701 and–despite being briefly imprisoned for financial chicanery– rose to dominate policy during the reigns of George I and George II. An intimate of Queen Caroline, he mixed in the highest social circles. In 1732, George II made his favourite Minister a personal gift of 10 Downing Street, which Walpole insisted be left to the nation for the future use of the First Lord of the Treasury–a title still engraved on the brass letter box today. Like his father, Horace attended Eton and King’s College Cambridge, and entered politics. A bachelor aesthete, trend-setter and eccentric who embarked on a two-year Grand Tour with his friend, the poet Thomas Gray, he is best remembered as a man of letters, amateur architect and the most important English collector of the 18th Century. Horace was an early champion of the Gothic Revival style, exemplified by his home in Twickenham, Strawberry Hill, which he transformed into the most celebrated Gothic House in England. An avid and witty correspondent, he left a legacy of some 4,000 letters which provide valuable social and political commentary on the times.

where will your evening take you?
Cocktails at the Rivoli Bar, a home from home on your doorstep? Verdi at the Royal Opera House, Covent Garden? Dinner, certainly – Le Caprice, or perhaps Brooks for a gentlemen’s night out? Oh, the embarras de choix! Perhaps a post-prandial something at Annabelle’s in Berkeley Square, and a flutter at the Ritz Casino… Anything is possible. Arlington Street promises a quiet haven in the thick of happening London, where your every desire is readily satisfied, with nary the need to summon your carriage.

Conveniently close to St. James’ Palace – the official residence of the Monarchy until the reign of Victoria–the street was home to the mistress of Charles II, the Duchess of Cleveland, from 1691-96. Some one hundred years later, at their lodgings in Arlington Street, Lord and Lady Nelson had their final quarrel over Lady Hamilton, and parted. Among notable politicians, Lord Carteret–Robert Walpole’s political Nemesis–inhabited No.19 in the 1730s, while Charles James Fox, the Whig politician, moved in to No.9 from 1804-06. As resident of No.16 (designed by James Gibbs, and now the home of the Royal Overseas League) Lord North, Prime Minister from 1770-82, was succeeded by the Duchess of Rutland–whose friend the Duke of York, George IV’s brother, was to die on the premises, in debt, in 1827. And Henry Pelham, who followed the brief tenure of Spencer Compton as Prime Minister in 1743, occupied No.22 Arlington Street–a magnificent house built William Kent, and which bears his name today. Indeed, so many politicians lived in Arlington Street during the 18th Century that Horace Walpole nicknamed it Ministerial Street. Horace himself was born at No.17, and moved to No.5 with his father upon the latter’s resignation as Prime Minister in 1742. No.5 Arlington Street remained the London home of Sir Robert Walpole until his death in 1745, whereupon the lease would pass to Horace. Arlington Street remains in a class of its own, as desirable and stylish an address as it was in Walpole’s day.

]
From opulent private homes to exclusive residential developments in prime locations, Oliver Burns creates thoughtful, luxurious designs to reflect the needs and aspirations of a discerning clientele. We recognise that our clients appreciate beauty in all its forms, but that they are often constrained by the demands of a busy international schedule, so we design each of our homes to the very last bespoke detail. We limit ourselves to projects that we can personally oversee, so that each one is delivered with love and care. We are immensely proud to have been able to restore Walpole Mayfair to its original intended use. Period buildings are a passion and speciality of ours and as a team, we very much feel custodians of a piece of history, so it has been very important to ensure that the design is carefully considered and sensitively restored, in a happy marriage of the period with the present day. We have a strong sense of social responsibility and to seal that commitment, Oliver Burns is a certified CarbonNeutral速 company. We have achieved The EcoStep bronze award for Environmental Commitment and are currently working towards securing our silver award.

Each of the apartments has its own individual style, from the traditional grandeur of Number One with its period features set over three stunning floors; rising to the modern duplex Penthouse which crowns the building, complete with a spectacular roof terrace and far reaching views over London. Whether one’s taste is conservative or contemporary, the standards of specialist craftsmanship and meticulous attention to detail – from the use of 20 different marbles individually chosen from Italian quarries, to the selection of carefully researched mouldings and signature gold and silver leaf accents – make Walpole Mayfair a most unique address in London. Of lavish proportions, Number One Walpole Mayfair is arranged over three floors, with its own street level private entrance, and internal lift. A statement of style and prosperity within this historic setting, the vast apartment set over nine thousand square feet is designed on the grand scale of 18th Century opulence and is ideal for formal entertaining. The impressive main entrance hall is paved with marble beneath an ornamental canopy of gold and crystal that adds a touch of theatrical magic. The marble extends throughout the apartment, whose floors are linked by the dramatic sweep of curved staircases. This ground floor is as much about functional living as it is about style, comprising a formal drawing room, a large opulent kitchen with all the latest high spec appliances, a formal dining room and private study. The winding stairs lead fluently to the first floor which is exclusively dedicated to the vast and sumptuous Master suite, whose bedroom, his and her bathrooms and dressing rooms, as well as a private reception room, occupy the entire level. Two further generously sized en-suite bedrooms are located at lower ground floor, where a private cinema, gym and adjoining bar are also to be found. Order, balance and symmetry are key to this majestic apartment, offsetting flamboyant grace notes within a restrained classical context. These qualities are combined with the latest in home technology to ensure an elegant interplay between modern-day living and a classical aesthetic. High ceilings lend themselves to gilded medallions, cornices and mouldings to add the splendour and detail of texture that is painstakingly applied to every plane. In this setting, furnishings themselves become ornate pieces of art. Voluminous window dressings of high quality silk, taffeta or velvet complement the upholstery and ornamentation, adding their own tactile appeal. Gilt mirrors and masterly lighting lend the finishing touches, to reflect and enhance this magical world of opulence and dynamic design.

v Number Two Walpole Mayfair is the first and most traditional of the lateral apartments, characterised by high ceilings and intricate period features. A beautifully proportioned entrance hall paved with Carrara marble, sets the tone of this elegant apartment with its statement art nouveau Lalique console table juxtaposed with antique mirrors. Throughout, blacks, beiges and golds form the background palette against which a work of art – the vibrant colours of a Miró, for example – are brought into dramatic relief. The gracious drawing room, with its comfortable Chesterfield sofas upholstered in Kedri Silk, segues into the dining room through an elegant archway supported by fluted pillars. Here, a marble fireplace and bespoke ebony credenzas with gilt details add a touch of baronial style, updated with the contemporary touch of Versace tableware. The oak floor below and matching crystal chandeliers above, as well as the harmonious colour scheme, provide visual continuity throughout the two rooms. The Boffi kitchen adjoining the dining room, is a sleek interplay of textures – high gloss, marble and wood, with Pietra Del Cardoso worktops – housing state of the art appliances, the contemporary illuminated by the witty conceit of a chandelier. The three bedroom suites each have their distinctive character. From the regal master bedroom, with its fourposter bed and Louis XVI-style bedside tables by Cotema Valencia, to the feminine sophistication of the second bedroom with its exquisite lacquered bird’s eye maple wardrobes, and the pure lines of the third bedroom – everything is designed to marry comfort, practicality and elegance. Especial attention has been paid to the bathrooms, the inner sanctum of a home, and an area of specialism for Oliver Burns, as Bathroom Designer of the Year. Whether it is a basin by Falper, with its quilted texture reminiscent of Chanel, Swarovski fixtures or ebonised mahogany fittings, these are rooms in which to luxuriate.

v Notable for its striking textures and finishes, the uninterrupted rhythm of the interior at Number Three gives structure to the harmonious blend of classic and contemporary design. Like a shimmering cascade, hundreds of lengths of draped chain combine and link to illuminate the arresting entrance hall, the organic fluidity above reflected in the polished Bianco Perlino marble below. Barlas Baylar’s statement Atlantis chandeliers are further reflected in the floor -to-ceiling mirror which brightens and amplifies the sense of space, defined within bespoke oak joinery. The play of light is continued in the adjoining cloakroom, whose handmade Briolette glass basin is faceted like a reflective jewel to enliven this exquisite space. The exotic plumage of the peacock, with its rich tapestry of texture, colour and detail, inspired the design of the gracious reception rooms. Neutral wallpaper shimmers with metallic details, and champagne draperies are delicately embroidered with a chiaroscuro of glistening silver threads. The living and dining areas within this space are separated by the sophisticated use of ambient and decorative lighting. Sensuous fabrics and handcrafted pieces of furniture characterise the living room, while a bespoke marble fireplace, stepped and faceted, forms the focal point of the dining area, adding a contemporary edge to classic style. Aesthetic yet functional, the Boffi kitchen is fully integrated with Gaggenau and Miele appliances. The neutral and contemporary styling offsets a comfortable seating area of soft neutral suede and embossed black leather, crowned by a Barovier and Torso black-shaded chandelier. Along a corridor lined with sculptural lights, four steps lead down to the sumptuous master bedroom with its sculpted leather panels and dressing area, whose exquisite hand-crafted walk in wardrobes conceal and complement the finery within. The bathroom is a dramatic composition of high gloss black against pewter mosaic and metallic perlata walls, with a free-standing, elliptical bath raised on a platform, lit by pockets of light in the polished black granite floor. Christopher Hyde’s statement art deco chandelier adds the final flourish to this tour-de-force. The two further guest suites encapsulate the spirit of serenity and sophisticated simplicity, with soft natural tones and organic motifs that showcase contemporary style with a classic twist.

v The most contemporary of the three lateral apartments, Number Four is also the most streamlined in design, with architectural loft features used to dramatic effect within the context of classic luxury: a witty hybrid, born of the best of both worlds. Light dances a welcome in the entrance hall, clad in squares of bevelled mirror and crystal sconces. To enter Number Four is indeed to enter a world of light and mirrors, a clever creation of space and illusion, with hidden doors and furniture that borrows from the vocabulary of couture. The heart of the home is the reception and dining room, whose lofty, apex ceiling brings a touch of Manhattan to Mayfair, and lends the apartment its unique character. The room’s clean lines are echoed in the stunning backlit onyx display unit with a state of the art fireplace, contemporary velvet sofa and Christopher Guy armchairs, all centred around a sleek dark Emperador marble coffee table by Baxter. The living space flows into the dining area, where a wave-fronted Venetian mirror-glass sideboard assumes pride of place, redolent of 1930s Art Deco splendour. It is challenged for visual supremacy by Aiveen Daly’s dining-room chairs – with their super-skinny, shiny-black legs and frame swathed in a tassled sash – that surround the lacquered glass table. The correspondingly cool, sleek functionality of the spacious Boffi kitchen also has its surprises: quirky, faux pony-skin stools, and an unexpected touch of romance introduced by the delicate Swan-wing chandelier. The dramatic apex ceiling also features in the master bedroom, increasing the sense of air and light, its modernity a foil to the delicate Murano glass chandelier that hangs below. The room’s metallic tones are softened by the warm contours of the furnishings and the sheen of grey tulip veneer cupboards, while niches decorated in ethically sourced and rapidly renewable capiz shell mosaic are offset by contemporary dark wood furnishings and distinguished book-matched Calacatta marble that creates a striking backdrop to the double-ended bath. Elements of this warm bronze and silvery colour scheme are reflected in the two additional bedrooms, whose contrasting bathrooms range from the romance of antiqued Venetian glass units, to the drama of high gloss black Portoro marble. Attention to detail is paramount throughout, the juxtaposition of elements resulting in a unique vision of style that is Number Four.

Extending over two floors, The Penthouse at Walpole Mayfair is a magnificent, light-filled duplex apartment with an additional roof terrace that spans the entire breadth of the building, overlooking the London skyline: the summit of contemporary style. A personal lift leads straight to the double-height lobby, flooded with light from the full - length window which looks out onto The Ritz London. From the entrance level – on which the three lavish bedroom suites are cocooned in shimmering earthy tones – a sculptural, floating marble staircase sweeps upwards, around a glissando of Swarovski crystal lights that drop, cascading around the table below. The staircase emerges into an extravagantly spacious, open-plan living space incorporating an elegant, dark wood Boffi kitchen. Sunshine filtering through the double-height windows and glass doors reflects from the polished white Calacatta Oro Gold marble floors that course throughout both levels, to create a sophisticated interplay of light and shade. This quality of light is further emphasised by the contrasting black, metallic silver and golden hues of the colour scheme: velvety black Chester Wilson sofas with chrome detail, a bespoke coffee table made from Calacatta Vagli marble, and a cream leather-clad dining table with chrome legs, luxuriate against brilliant white floors and shimmering, champagne-coloured walls. Overhead, a bespoke Swarovski crystal chandelier composed of dense square and rectangular-shaped jewels, imparts its own glow. The views are as compelling as the interior. Glass doors that retract completely surround the stylishly furnished roof terrace above, complete with outdoor kitchen, affording the perfect setting for alfresco entertaining.
