Selling Your Home in 2011? Getting to the real estate closing table today is much more challenging than a few years ago. In 2010, only 52% of Guilderland homes listed actually sold. In this kind of a real estate market you need a realtor with the experience and a proven track record on your side. With over 1900 homes sold and 25 years in the business, Fraida Varah has sold more homes in Albany County than any other realtor.
Find out what homes are selling for in your neighborhood by going to fraida.com and clicking “Market Snapshotâ€?‌or call us at 438-9302.

Notes from the Supervisor’s Office
T
he question of when spring will finally arrive is one that I believe many Guilderland residents have been asking themselves lately. The winter of 2010-2011, with plenty of snow and cold weather uninterrupted by a midwinter thaw, is one that all but the hardiest fans of winter recreation would probably just as soon see the end of. For those winter enthusiasts, Guilderland continues to offer its winter menu of recreational activities such as cross-country skiing, snowshoeing, and sledding in our parks. For the rest of our residents, I’ll just point out that the days are getting longer, and that the calendar says that spring is just around the corner. This is a generally quiet time of year at Town Hall, but we can tell that spring is close when folks start calling to inquire about summer camp. Our Parks and Recreation Department is in the final stages of planning for this popular program. The brochure describing this summer’s offerings will be mailed to residents in late March, and will also be available on-line at www.townofguilderland. org and at www.guilderlandrec.com. The registration period for the summer camp program begins on April 1, with registrations processed either on-line at www.guilderlandrec.com or in person at the Guilderland Parks and Recreation Office on Route 146, across from the entrance to Tawasentha Park. This program seems to become a bigger favorite of our residents every year, so you should check for the brochure later this month and plan to get your registrations in as early as possible to insure the widest range of choices from among the many programs offered. The Town is in the process of negotiating a cable TV franchise agreement with Verizon, which would enable that company to offer its FIOS TV product to residents, along with the telephone and Internet access products the company currently offers in Guilderland. Upon approval of an agreement, Verizon would be able to offer this service wherever in Guilderland they installed fiber-optic cable. The company’s plan is to initiate this service on the eastern end of Guilderland, which is more densely populated, and to gradually extend its fiber-optic network west
Regain Your Youthful Appearance With an Epifacial™
to other parts of the Town. Finalization of the contract will result in Guilderland’s residents having more options to choose from for their telecommunication services, and will also generate additional revenues for the Town in the form of franchise fees. We are also in the process of discussing with the New York State Department of Transportation a plan to reduce the speed limit on Route 146 in the Guilderland Center hamlet. This arrangement will be the direct result of the recommendations of the neighborhood master plan for Guilderland Center that the Town conducted last year in collaboration with the Capital District Transportation Committee. During the public meetings held as part of the process of developing the neighborhood master plan, it became clear that a reduction in the speed limit in the developed area of the hamlet was a high priority of the residents due to their concerns about pedestrian safety. After the plan was issued, the Guilderland Traffic Safety Committee took up the matter and dealt with the Department of Transportation, which recently agreed to consider the reduction. We anticipate that the lower speed limit may go into effect later this spring. I have learned that Our Towne Guilderland will be moving to a new location on Western Avenue in Guilderland soon. I would like to take this opportunity to wish Lowell Knapp every success as he grows his business here in Guilderland, and to thank him again for providing the Town with the opportunity to communicate with our residents through this column. Kenneth Runion, Town Supervisor

Q. Dr. Oshins, what are dental sealants, who should use them, and how long do they last? A. Sealants are a thin, plastic coating that are meticulously placed on the chewing surfaces of teeth – usually the back teeth (the pre-molars and molars) – to prevent tooth decay. The liquid sealant quickly bonds into the depressions and grooves of the teeth forming a protective shield over the enamel of each tooth. Typically, children should get sealants on their permanent molars and premolars as soon as these teeth come in. In this way, the dental sealants can protect the teeth through the cavity prone years of ages 6 to 14. However, adults without decay or fillings in their molars can also benefit from sealants. Well placed sealants can protect the teeth from decay for many years. They do need to be checked for chipping or wearing at regular dental check ups.

Perseverance
I
like to repair things around the home myself. I enjoy working with tools, though I don’t always have the right one. I also like the satisfaction of being able to keep things in reasonable repair without the aid of an expert. This does mean, however, since I am not an expert, that I have also experienced quite a few significant learning curves and required some measure of perseverance. Recently, I had to replace the seal on the drum of our washing machine. I ordered the part on line and researched installation tips. Most articles claimed an installation rating of easy with a duration of about a half hour. It took me two and a half hours. The challenge was that there was a wire that ran the circumference of the seal that was held together by a spring that needed considerable force to stretch and reinsert. Using pliers, I failed and smacked my hand so many times that I was shocked. At about 11PM I hit a wall, at which I questioned how many times I could fail and still keep trying. I almost stopped, thinking I would do it later, or cave in and call a repair service. I thought of my Taekwondo students and what they would say if I gave up. But they would never know, I thought. Then I remembered writing about Integrity last month and I realized I had to pretend they would know. In the end I persevered, and very close to the end of my rope, succeeded. Every time we sit at the board to write words of great character before children’s class, inevitably one of the children will raise their hand to say perseverance. The children demonstrate this during class by powering through situations in which they are tired or having challenges. The goal is that by consistently referring to perseverance and its eventual payoff, we will develop a habit for life. As adults we need perseverance in many situations that may be really serious-not a washer gasket. If we can get the children to learn to apply perseverance early in life, they will be successful later in life as teens and adults. Although my washer gasket was not serious, it does represent the application of a positive habit of perseverance. Remembering such small tasks along the road will remind us that we can succeed and should not stop trying, even when the problem seems too challenging or overwhelming. By the way, no leaks yet. Master Rice owns Guilderland Martial Arts and holds a 4th degree Black Belt in Taekwondo. Master Rice is also a Math teacher at Guilderland High School. Guilderland Martial Arts offers classes starting at age 4 as well as an afterschool program and summer camps. For more information please call 690-1269.

YOU Can Make a Difference in Someone’s Life With the simple act of becoming a literacy volunteer, you can make a huge difference in someone’s life. The Guilderland Public Library, in partnership with Literacy New York: Greater Capital Region, is looking for a few good people who would like to become tutors in ESOL (English for Speakers of Other Languages) or BL (Basic Literacy, primarily reading and writing). You need no prior teaching experience – we provide the training to help you work effectively together. We also cover the $35 materials fee customarily charged for the full training. When you’ve completed the program and are ready to work with adult learners, Literacy New York will be right there to help you with lesson plans, instructional support, and additional training along the way. The Library can offer meeting room space and a wonderful collection of literacy materials to support your efforts. Your commitment to our “team” is just one or two hours a week – but the results can last a lifetime! We’re particularly interested in recruiting people who would be willing to work as a team with another tutor, to help instruct a small group of adults (three to four people) who want to improve their English. Become a part of this great volunteer program! Come to a free Orientation Session at the Library on March 14, from 9:30 am to 12:30 pm. Additional sessions will also take place here during these hours, on various dates in March and April. To learn more about the program, please call Literacy New York: Greater Capital Region at 452-3382 right now. And team up for literacy!
The next Friday Family Movie is a Fish Story Last Friday’s movie got snowed out, but if the elements cooperate we look forward showing a wonderful story about a fish called Nemo, on Friday, April 4, at 7 pm. Sponsored by our friends at the Holiday Inn Express, this underwater feature pits a multicolored fin-kid against aquatic adventures that even Flipper or Diver Dan (okay, what Boomers get THAT reference?) could overcome. But our intrepid gilled guppy triumphs. Or does he? Come to the Library next Friday to find out. The movie starts at 7 pm. In addition to all the seats for adults, there are always mats down front so younger moviegoers can spread out. Of course there will be free popcorn!
Note: The Guilderland Public Library is located at 2228 Western Avenue, Guilderland. Call 456-2400 x 12 for more information, or visit the Library’s website at www.guilpl.org. Become a Facebook Fan of the Library (Guilderland.Library), follow the Library on Twitter (@GuilderlandLib), and listen to the Library’s online radio station, Radio GPL. It all starts at guilpl.org.

FREE REPORT REVEALS SECRET TO GETTING THE HIGHEST PRICE WHEN YOU SELL YOUR HOME! Guilderland, NY - With all of the ups and downs in the real estate market over the past several years, finally there is some good news for home sellers. A Free market report has just been released that provides valuable information about how to position your home in the market place so you get the highest price possible. For years, real estate agents have relied on local market figures to advise homeowners on how to determine the right selling price for their home. The problem is, these figures don’t give you the total picture you need to get the highest price for your home when you sell! It’s not commonly known that just understanding what is going on in your immediate neighborhood doesn’t give you the complete information you need to get the maximum price for your home... or get it sold on time. Yet, too often sellers make this mistake. Now, thanks to a new computer system, home sellers can get extremely accurate, up-to-the minute information that will help them get the highest price for their home when they sell. The FREE REPORT is titled “How to Sell Your Home for the Highest Price”, and also includes a computerized market report. If your home is currently listed for sale with a real estate broker, there are some restrictions on what information can be provided. However, if you are about to put your home on the market for sale, the complete report can be provided to you without charge. The computerized market report alone could save you thousands when you sell your home! To get a copy of the report, you can call the message line below for a free recorded message and a written copy of the report. Call now and find out what most buyers are hoping you never read about!
Call 1-800-448-7016, ext. 5001, 24 hrs, For Recorded Message and Your FREE Report! If your property is currently listed with a broker, this is not intended as a solicitation of that listing.

WHAT’S AN INDOOR TRIATHLON? The indoor triathlon is very similar to an outdoor triathlon except all of the events are completed indoors and athletes go as far as they can in a given period of time. We use a pool, stationary bikes and run indoors on the treadmills for this event. Here are some other helpful hints: x The Indoor Triathlon is scored on a point system instead of times finished. Each stage is 15 minutes and the distance is measured and transferred to a point system.
Participants start in heats that go off every 20 minutes.
x There will be a 5 minute transition time between each event. This is when the participants will change their clothes and go to their next event. x
x If you arrive after a heat has begun, you will not be given an extension of time. The Capital District YMCA is a 501c3 Nonprofit organization. At the Y, we’re for Youth Development, Healthy Living, and Social Responsibility. Join. Give. Volunteer. Advocate. Support our Reach Out for Youth Scholarship today.

TREAT EAR INFECTIONS NATURALLY…IT WORKS By Dr. Jennifer L. Noonan, Spinal Wellness Center, Western Ave, Guilderland
I
remember one of my son’s first ear infections and thinking, “…but we’re chiropractors, he gets adjusted. He can’t have an ear infection!” But like many families, we had a child prone to ear infections. It’s how we handled them that was different. For starters we did not use antibiotics . Ear infections account for over 35% of all pediatric visits in the US. Antibiotics are mostly ineffective and, as much research has shown, are likely to increase the chance of recurrence for months to years after use. This sets the child up for more and more infections. Where do kids with recurrent ear infections almost always end up? With tubes surgically inserted. Addressing a symptom rather than the cause. For over 100 years chiropractors have been treating vertebral subluxations (joints of the spine that have lost their proper alignment causing stress on the body, particularly the nerve system). Subluxations of the upper cervical spine cause impairment of Eustachian tube drainage and create abnormal tension on the muscles of the head and neck, impairing vital lymphatic drainage. The result? Ear infections. The infection is merely a symptom of an underlying issue-that is why antibiotics are ineffective. Parents love our approach because it is so simple, so safe and so effective. The child is examined specifically for upper cervical dysfunction, as well as any other structural problems. On that same visit we gently reduce it with a pediatric adjustment that requires little more than a light touch or “pulse” with a fingertip at just the right place and direction. Children are great getting adjusted because the chiropractic office is very non-threatening for them. I also try to remind parents that a fever is not the enemy! It’s actually one of our body’s greatest defense mechanisms. Bacteria and viruses cannot survive the heat. Shutting down that defense with acetaminophen or ibuprofen weakens healing ability and prolongs the illness. Don’t medicate your children needlessly. Our bodies are designed to heal naturally and chiropractic is a phenomenal tool to facilitate that. Give us a call, we’d like to help! For a complimentary consultation please call 869-3415 today.
Dr. Noonan resides here in Guilderland with her husband David, who is also a Chiropractor, and her sons Connor, Noah and Aiden. She is a graduate of Guilderland High School, SUNY Cortland and New York Chiropractic College. She has served families in the community with chiropractic for over 18 years.
