Notes from the Supervisor’s Office

ell, it’s June, and it looks as if the wet weather of spring is transforming Guilderland into a very green place as we move into the early part of summer. We are gearing up right now for the period when our community’s parks and recreation facilities experience their highest levels of use, and our workers have been busy preparing for it. The extensive program offered for Guilderland’s youth by the Department of Parks and Recreation kicks off on Monday, June 27. The day camp and sports and recreation camp opportunities are extensive, offering a wide range of choices for children at all age levels. While many of these programs still have openings, it is not uncommon for most of them to be at capacity by the time the season opens. Call the Parks and Recreation office at 456-3150 for more information, or register on-line at www.guilderlandrec.com. On June 18th, from Noon until 4:00 P.M., Tawasentha Park will host “MudMania”, a family fun event that will feature a 5-kilometer race that will feature obstacles and- you guessed it- MUD. I am told there will be plenty of mud! The event will also feature a variety of familyfriendly activities throughout the afternoon. You can obtain further information from the Town website or by calling the Parks Office. It is merely a coincidence, but the Town Pool will open for the summer season the same day as the MudMania event, Saturday, June 18. The pool will be open to the public from Noon until 7:00 P.M. on weekdays and from 11:30 A.M. until 7:00 P.M. on weekends. Senior citizens and children under 5 always swim for free, and daily admissions and season passes at reasonable rates are available for all other Guilderland residents.

Whatever else you can say about the wet spring weather, it has certainly made the fairways and greens at Western Turnpike Golf Course lush. The combination of warm weather and good playing conditions makes the thought of a round of golf an attractive one. Please remember that Guilderland residents are eligible for discounted rates when they present their resident I.D. cards, which they can obtain at the golf course with proof of residency. Summer is a season when people are on the move all across Guilderland- on foot, by bike, and in motor vehicles. lag Day is a day when all Americans celebrate the flag by showing respect for the flag and its makers and its designers. One of the main symbols of the United States of America is the flag. The original U.S. flag was authorized by Congress on Saturday, June 14, 1777. It had 13 stripes - 7 red and 6 white - that represent the original 13 colonies. There were 13 white stars in a blue field representing a new constellation. Since 1777, there have been different versions of the flag that have been adopted. The red and white stripes with blue constellation have remained the same. Each state in the union is represented by a 5 point star. The number of stars have changed as states joined the union. LEADING BY EXAMPLE
W
hat is the best way to lead? If you consider this question and do a little reading about some of the best leaders in our history, you will find that the answer is to lead by example. Mohandas Gandhi, Vince Lombardi, Nelson Mandela, Golda Meir, Martin Luther King Jr., Oprah Winfrey and Winston Churchill are just a few examples of some of our great leaders. As I examine this short list, I realize that each and every one of these people was a really successful leader because they lead by example. They were great because they believed so deeply in their cause that they became a part of it and lived it. By becoming what they wanted to achieve in society or in individuals, they were able to lead by example. Each of us is in a position to lead by example as well. We may some day get the chance to lead in the way of our great leaders, but until that time we can practice on small things. If you work with any set of people and you desire to get a certain behavior from them, simply demonstrate that behavior in the way you act. I suppose it comes down to something my grandmother used to say to me: practice what you preach. I may not always be successful in my demonstrations, but that does not mean that I will

stop trying. I may not get the results I want, but that does not mean that I will change my outlook. In the Taekwondo school I try to encourage every student to lead by example. We practice this by always trying to do the right things at the right times so that the new students know what to do. Just imagine it this way. You walk into a room for a show or demonstration that you want to attend. Everyone is sitting on the floor. What do you do? Sit on the floor of course. People want to follow a pattern or a framework, they just need the examples set for them so they know what to do. Teachers that want students to complete homework must have their lessons prepared and student work graded; managers that expect respect must deliver respect; Masters that expect their students to work hard and test for the next level, must work hard and test for the next level themselves. If you follow this pattern you will inevitably produce results.

Q. Dr. Oshins, Is whitening safe for your teeth? A. Over a decade of research has proven bleaching and other whitening methods to be both safe and effective. Several products in the market today have shown no adverse effects on teeth or gums in substantial clinical and laboratory testing. Professional whitening will always give you the best results. In the past, the higher bleach concentrations used in-office treatment resulted in more sensitivity. Today, however, bleaching gels are well buffered, making sensitivity less of an issue. Sensitivity may occur in people after whitening procedures, particularly when they eat hot or cold foods, but usually disappears after 48 hours and stops completely when treatment is stopped. Chiropractic Maintenance Care Helps Prevent Future Injury By Dr. Jennifer L. Noonan, Spinal Wellness Center, Western Ave, Guilderland
I
feel my most important role as a chiropractor is not only getting people well, but teaching them how to stay well.
Recent studies document that chiropractic care is beneficial for helping to prevent reoccurrence of lower back problems while also helping to sustain long term correction. The most recent article comes from the April, 2011, issue of the Journal of Occupational and Environmental Medicine. This study followed 894 workers’ compensation cases for a period of one year to see the response to chiropractic care as compared to other forms of care. This study compared “occurrence of repeated disability episodes across types of health care providers who treat claimants with new episodes of work-related low back pain.” The results showed that when compared to physical therapists and MDs, the group of patients that went to chiropractors had the lowest rate of disability recurrence over the course of the year. This showed that when injured workers continued with chiropractic care, their rate of re-injury or disability in the year after the original accident was less than those workers under other forms of care.( I hope workers comp. insurance carriers have read this )
Another study published in the journal Spine on January 17, 2011, showed that chiropractic adjustments for chronic, non-specific, low back pain resulted in better long-term outcomes. The patients who received adjustments experienced significantly lower pain and disability scores at the end of 1 month, than did the first group who only got sham care. Additionally, the third group that continued to receive care for 9 additional months showed more improvement in pain and disability scores 10 months later. The authors wrote, “ To obtain long-term benefit, this study suggests maintenance spinal manipulations after the initial intensive manipulative therapy.” If you are suffering from back or neck pain of any kind, chiropractic is clearly your best option. xercise and fitness for the elderly can help in a variety of ways. Not only do the benefits include weight loss and weight maintenance as with any age group, seniors can also enjoy a healthier life and lower risks of disease, as well as maintain symptoms of diseases to a comfortable level. Q. What year did your business start? I started self employment in 1990 part- me, easing out of 12 years in the dental field.
Q. Where are you located and were you always in the same locaƟon? I am now located @ Heritage Massage, 3434 Carman Road in Guilderland on the Fuller Sta on Road side of the Plaza, across from Pinebush Elementary School. Our door is right next to Maria’s Altera ons. I am sooo excited to be in this space with Kim & Donna, they are the best in their fields and to finally grow my business roots near where I live is super awesome. (I was in Latham for 20 years!)
Q. How and why did you get into business? My career began as a dental assistant. It was then that I realized I wanted to help people look their best. I knew I wanted to remain in the field that was medically based, so I returned to school. I encountered a friend of mine who was an electrologist and suggested I would be great in that field so... Needing change, off I went to school. Over some years, I encountered a few situa ons, one friend needed areolas ta ooed a er her reconstruc ve surgery and another friend had much scarring discolora on which she needed camouflage work done to blend the scars.(We didn’t know of anyone that did that) The more I researched I started to consider the field of micropigmenta on! Each field has been quite a journey. I never realized how I have affected so many lives by being able to create something that can complete a person’s self esteem. I love it all! My passion is in my work, the people inspire me beyond.. And thankfully, I have found my place.
Q. Do you have many regular customers? Is there anything specific that they are always coming in for? Some of the same customers have been coming to me since i started, for some services, although, there are always new people especially since i have just moved to Guilderland. The best is yet to come!

If its as simple as a manicure w/polish or I just created a set of simulated permanent eyebrows that they might have lost (from alopecia or chemo) I have always somehow helped them create more inner peace.
Q. What do you think is your biggest challenge in business? My biggest challenge at this me is spreading the word about my business so that I can educate people who might need my services. HAS THE GUILDERLAND REAL ESTATE MARKET STABILIZED?
I
t seems like everyone today has questions about the current state of the Guilderland real estate market. How are values? Are homes selling? How long will it take to sell my home? These are questions that I hear almost every day. When I started in the business 20 years ago, a real estate agentâ&#x20AC;&#x2122;s primary evaluation tool was a CMA or Comparative Market Analysis. Using this method an agent would evaluate prior closed, pending, and active listings in an area to derive an estimated value for a property. This method is still used by many agents today. However, to really know what is going on in a real estate market in general, a more detailed statistical analysis is required. Based on recent Multiple Listing Service Data here is what is happening in Guilderland as of May 31, 2011. There are roughly 155 existing single family homes listed for sale with an average list price of $323,956. In 2010, 253 existing single family homes were sold in Guilderland for an average sale price of $256,958 and an average reported marketing time of about 84 days. Properly priced homes are selling for 95.51% of list price on average. Currently there are 78 closed sales in 2011 and 46 homes under contract waiting to close. 27.35% of the homes listed for sale in Guilderland this year have expired unsold. On the surface these numbers are somewhat deceiving. A closer look indicates that 23% of homes listed for sale in 2010 expired unsold which skews the days on market numbers downward. Based on the current absorption rate, Guilderland has about a 6 month supply of homes on the market. As a general rule of thumb, a 6 month supply of homes is considered to be a balanced market. When the inventory of homes is greater than 6 months it is considered a buyerâ&#x20AC;&#x2122;s market. A supply less than 6 months will tend to indicate the market favors sellers. These are general numbers and serve as a guideline only. Each neighborhood and price range within the town will vary from the averages and each home should be evaluated individually to draw accurate valuation and marketing conclusions. The main purpose of a will is to name those you want to inherit your money or property, called your estate. The parents of minor children also need to consider who would raise their children if anything happened to them, and who would manage the childrenâ&#x20AC;&#x2122;s money until they reached adulthood.
Q.: Can I draft a will myself or download forms from the internet? A.: Wills are formal legal documents that must be drafted and executed in strict conformance with the laws of New York State. If you draft or execute a will yourself, and it in any way fails to conform to the requirements of New York State law, a court may determine that you do not have a will, and your estate will be distributed as if you had died without a will.
Q.: What happens if I die without a will? A.: Your property will be distributed according to the laws of intestate succession. Those laws might not distribute your property to those you want and in the amounts you desire. When you draft a will, you can decide who will receive your money (beneficiaries) and in what amount. A will also allows you to specifically disinherit someone you do not wish to receive anything.
Q.: Are there other estate planning documents I should consider? A.: Yes. Everyone should have a Power of Attorney and a Health Care Proxy. The Power of Attorney allows an agent to act for the principal during his life and to sign legal documents, such as checks and deeds, on behalf of the principal. The Health Care Proxy authorizes the health care agent to discuss the medical treatment for the principal in the event he or she cannot make decisions because of unconsciousness or incapacity. These documents become particularly critical when there is an accident or someone undergoes surgery, and should be ready in advance of an emergency.
Q.: Who oversees the distribution of my property if I die without a will? A.: If you die without a will, the court will appoint an administrator to distribute your property according to the laws of intestate succession. If you have a will, you will be able to name an Executor, someone you know and trust, to distribute your estate according to the wishes you have expressed in your will. The only way to chose an Executor is through a will. Q.: What if I want to leave a gift to my church or a charity? A.: If you die without a will, your estate will be distributed accordingg to the laws of intestate succession. No gift will be made from yourr estate to a charity. However, a will allows you to make a specific bequest to a charity or religious or educational institution of yourr choice. When you die, your Executor will distribute the specific bequest according to your will. Q.: How does a will allow me to provide for my minor children? A.: Being able to appoint a guardian of your choice who will havee custody of your minor children is one of the greatest benefits of a will. If you die without a will, the court will decide who should be the guardian of your minor children. Q.: How does a will help insure my money will be used for the benefit of my minor children? A.: A will allows you to leave your property to your minor children in a trust and to appoint a trustee to administer the trust. Your will allows you to stipulate that the money is to be invested and used only for your childrenâ&#x20AC;&#x2122;s health, education and welfare. You can also determine when the money should be given to your children, either outright at a certain age, or incrementally over a course of time. Q.: Are there any other benefits to having a will? A.: Federal and state estate tax laws are complex and constantly changing. With careful planning and regular review of your estate plan, you may be able to avoid or minimize estate taxes. That means more of your estate would be available for your beneficiaries.
