notes from the SUPERVISOR’S OFFICE
5209 Western Ave, Guilderland • (518) 356-1980 • www.townofguilderland.org
I
hope that everyone in Guilderland had a pleasant New Year’s holiday, and is enjoying the relatively calm winter season that we have experienced this far in 2012. It certainly has been quite different so far from the winter of 2011. When the opportunity presents itself, as I’m sure it will, I encourage our residents to take advantage of the full range of cold-weather activities available in Guilderland’s parks. When weather permits, we have cross-country skiing available at Western Turnpike Golf Course, and snowshoeing, cross-country skiing, and sledding available at the Winter Recreation Area. Please check the Town website, www.townofguilderland.org, or call our Parks Office at 456-3150 for more information. We have made some changes that involve dogs in our Town parks. The Town Board has adopted a new law which requires that all dogs in Town parks be on a leash at all times. The only exception under this law is the Guilderland dog park, located at the Town’s Nott Road Park facility. Residents who wish to allow their dogs to exercise off leash are encouraged to use this facility. At the same time that the new leash law was adopted, the Town Board also voted to eliminate the fee that had been formerly charged for the use of the dog park facility. As long as your dog is properly licensed in Guilderland, including required vaccinations, you may use the
Nott Road facility without charge. Please remember that, whether your dog is off leash at Nott Road or on leash at any off our other park facilities, you are required to remove and properly dispose of any animal waste. I’d also like to remind our residents that the speed limit on Route 146 as it passes through the hamlet of Guilderland Center was reduced from 40 miles per hour to 35 miles per hour several months ago. We are grateful that so many of the people whose travels take them through the hamlet have been observant of the reduced limit. We are monitoring traffic in the hamlet periodically, and the Guilderland Police Department is enforcing the new speed limit, so please be mindful of this in your travels. I hope that you enjoy the rest of the winter season, whatever your weather preference may be! Kenneth Runion, Town Supervisor

F
ebruary marks a special occasion here at the Guilderland Chamber of Commerce; we officially incorporated 40 years ago on Feb. 9, 1972. This spring we will be celebrating with an Adirondack Chair project called “3 Chairs for Guilderland, where businesses and community groups sponsor a chair that gets decorated and displayed outdoors when the weather gets nicer! We will produce a map, have some special events and fun displays with the chairs through the summer.

For now, though, we are focusing on getting through the rest of the winter, and assisting small businesses in saving money and growing their customer base. We have a Coffee with Women in Business group meeting at Panera Bread at Crossgates Commons that meets Thurs, Feb 16 at 8 am that is free and casual networking. We also have a huge business networking event on Feb. 29-Leap Year-that is a combined Guilderland, Colonie and Bethlehem Chamber event at Milestone Restaurant in Glenmont. The event is open to anyone, $10 for members and $20 for non members. Our Friday Breakfast series for March will feature the UAlbany Small Business Development Center and NY Business Development Center in financing for small business, again open to anyone, at 7:30-9 am on March 2 at the chamber offices, 2050 Western ave. Winter is half over, so get out if you like the weather and enjoy yourselves! And stay tuned for more Aniversary project developments next month. Kathy Burbank, President

A NEW BEGINNING FITNESS (518) 701-6549 • www.anbfitness.com
Keeping Your Fitness Goals for 2012 (Part 3 of 3) Okay you made it through the first month of your New Year’s Resolutions. How are you doing? Remember, that big step you took on January 1 was the right choice for your health and one you should be commended for. This is a life adjustment, it will not happen overnight. Meaningful change takes 3-6 months so please do not get discouraged, keep your eye on the big prize. No matter how big or small in the end, they will all be big rewards. Not every day is going to be easy. Expect successes but be prepared for setbacks too. “You have a choice…you could either throw in the towel or use it to wipe the sweat off of your face”Unknown How to handle setbacks: You have to expect setbacks. It is a reality. How you handle them will determine your success. Research shows that 71% of setbacks result in strengthened efforts in the future. The odds are in your favor so use those setbacks to strengthen the commitment you have made to yourself. If you miss your workout today, make sure you do it tomorrow. If you go out to eat with your friends and couldn’t resist that chocolate cake for dessert, do an extra workout the next day. Don’t give up and don’t beat yourself up with negative thoughts. Keep moving forward and reward your successes. Have a strategy in place for setbacks. Use your Accountability Buddy to your advantage. Remaining positive: Hold yourself accountable for your shortcomings but continue to move forward in a positive direction. If you really can’t get the negative thoughts out of your head throughout your day, set up a short period of time for yourself daily to let it all out. Setting aside “negativity time” can be helpful, especially early on when some of the changes you are trying to make seem unimaginable. When you are done, move on. Continue to praise yourself for the accomplishments you have achieved. When you have negative thoughts throughout the day, stop and tell yourself to save it for later during your negativity time. This will keep your mind clear and help you become stronger and more positive. Rest is Important: Your rest days are just as important as your hard, long workouts. Current research shows that most adults need at least 6 hours of sleep at night. You should have at least one rest day every week. Your muscles need time to recover and your mind needs to refresh itself. If you are unsure how to set up your workouts, contact me. Good trainers have not just mastered exercise science, they understand the psychology of peak performance to help their clients achieve more. Forgive self - Reward your successes - No one can change you but you Let today be A New Beginning for you! REAL ESTATE EXPERT REVEALS LITTLE KNOWN SECRET! HOW TO SELL YOUR HOME FASTER AND FOR MORE MONEY EVEN IN A MARKET WHERE HALF THE HOMES LISTED FOR SALE EXPIRE UNSOLD!
I
t is disturbing but true. Almost half the homes listed for sale in 2011 in the Capital Region didn’t sell. The question is why? Values are the best they have been in years and mortgage interest rates are at or near historic lows. In short, Real Estate is on sale! So why are many buyers still sitting on the fence? After dealing with hundreds of buyers and sellers over the past few years there are two reasons that come to mind. Risk and uncertainty. They are the same factors that likely keep many from moving forward in other areas of life. What if you could remove the perceived risk and uncertainty for a real estate buyer in this market? Think about the last time you made a major retail purchase. One of the first questions you asked is likely “What is your return policy? Why? As buyers we are risk adverse. Retailers know having a liberal return policy dramatically improves sales. Real estate buyers are no different. They worry they are over paying. They worry they are buying a lemon. They worry the value of the home will drop. They worry they will have large repair bills on the home after purchasing it. They worry they will lose their jobs and have to sell the home. They worry they will blow $500 on a home inspection only to find the home has major problems and they need to move on. Remove these perceived risks and buyers will buy. The result is your home will sell quicker and for more money than competing properties. After years of studying buyer behavior we have finally developed a Clancy Real Estate proprietary system that removes the risk and uncertainty for home buyers in this market. It is so effective that we believe it will change the real estate industry forever just like it did in other industries that have implemented similar systems. For sellers that employ this system the results are outstanding. If
Regain Your Youthful Appearance With an Epifacial™
you can wait I wrote about this system my book The Rise of Real Estate I co-authored with some of the greatest real estate minds in the country. It is expected the book will be published this spring and available at all major retailers including www.Amazon. com However, for a sneak peak at what the system entails call us 24 hours a day at 1-800-4487016 Ext 7777 to hear a recorded message. I am so confident in this system that if you employ it, I will guarantee your home sells in 60 days!

It’s been a busy year for Guilderhaven, inc. Guilderhaven, inc. provides food, financial assistance, transportation, and medical intervention for New York residents and their companion animals. In 2011, we facilitated the spay/neuter of 504 cats and 206 dogs with the help of grants from the Doris Day Foundation and the Wright Family Foundation and the generosity of our local supporters! We have spoken to school groups and youth organizations, produced an educational coloring booklet, and placed animals from
private homes and from shelters and rescue groups. Guilderhaven, inc. has also delivered thousands of pounds of dog/cat food, and many supplies, to pet owners and rescue groups. In addition, we continued assisting PAWS (Pets Are Wonderful Support) of the Albany Damien Center, in providing spay/neuter and additional veterinary services for their clients' pets. Since the program’s inception in April of 2010, we have facilitated and paid for the neutering of 68 cats and 56 dogs!
This is an ongoing program and we plan to continue helping in 2012. Through these actions we hope to assist PAWS in their mission of "improving the quality of life of people living with HIV/AIDS by maintaining the love and companionship of pets and their owners when they need each other most". Please consider sending a tax deductible. donation to Guilderhaven, inc. 6655 Route 158 Altamont, NY 12009 and help us help the animals!

Keep your family SAFE AND WARM this winter by scheduling your HEATING SYSTEM TUNE-UP today!
Although there's not much that can be done to lower the price of natural gas this winter, there are some no- or low-cost things you can do to save on your gas bill. Having a professional energy audit of your home can also help identify additional ways to tighten up your home and save on your heating bills. Reduce thermostat setting to 68 degrees. Reducing your thermostat setting can substantially lower your heating costs. Set back thermostat at night and when you leave home. Setting the thermostat back 10 degrees at night or when the house will be unoccupied can save up to 15% on heating costs. Install a programmable thermostat. Programmable thermostats allow you to reduce your home's temperature at night and during the day and still have the home warm when you wake up or come home from work. Change furnace filter monthly. Clogged furnace filters lower the heater's efficiency by preventing proper airflow through the furnace. Low-cost filters are available from your local hardware store.
Have furnace "tuned up" annually. Having your furnace cleaned and tuned annually helps the heating system operate safely and efficiently. Tuning may involve resetting the fuel-air mixture for proper combustion as well as cleaning of the blower and burners. Let sunshine in south windows. Open drapes on the south side of your home during winter days and close them at night. Sun angles are low in winter, allowing substantial solar heating through all south windows. Check and replace weather stripping on doors and windows. Air leaks around faulty weather stripping on doors and windows not only make your home drafty but they also increase heating costs.
Close storm windows and doors. Storm windows installed over primary windows are almost as good as doublepane windows for reducing heat loss, but they only work if they are kept closed. Lower the thermostat set point on your water heater. Keep water temperatures at about 120 degrees. You can check your water temperature by carefully placing the back of your hand under a steady stream of hot water—if you can't keep your hand there, your water is too hot. Reduce hot water use. Reducing hot water use reduces the cost of heating water. Low-flow showerheads save water and energy. Using the cold water setting on your washing machine and repairing leaky faucets will save on water and water-heating costs.

Q. What are the benefits of flossing? A. Flossing helps to prevent periodontal disease and gingivitis. Gingivitis is the first step on the road to periodontal disease, which eats away at the soft tissue and bone in your mouth and can cause tooth loss. Gingivitis is due to a buildup of plaque along the gum line, and it can cause inflammation, soft or tender gums, bad breath and gums that bleed more easily. The more plaque you have and the longer it stays trapped between your teeth, the higher the likelihood that it becomes tartar, which can only be removed by a dentist or dental hygienist. By flossing daily, you can help lessen the risk of developing gingivitis or periodontal disease. Flossing Eliminates Bad Breath - Bad breath can be a common and embarrassing problem to have, but regular flossing can significantly improve it. A toothbrush cannot remove all the food trapped between your teeth and particles of food can sit in your mouth and rot, giving off foul odors in the process. As the food particles break down, they can release sulfurous compounds, which create a rotten egg smell. Flossing helps to avoid cavities. By not flossing, the plaque between your teeth can form cavities in hardto-notice places. These cavities can progress to the point where the decay reaches the pulp (the center of the tooth containing nerves) and causes extreme pain. Most in-between the teeth cavities can be prevented with regular flossing.

CHIROPRACTIC MOST HELPFUL & SOUGHT AFTER “ALTERNATIVE TREATMENT FOR ARTHRITIS & FIBROMYALGIA By Dr. Jennifer L. Noonan, The Spinal Wellness Center
T
he winter months can be the most difficult time of year for arthritis and fibromyalgia sufferers. The rapid change in temperatures and cold weather wreaks havoc on swollen joints and tender muscles. Most arthritis and fibromyalgia sufferers have no doubt when a storm is coming. Thankfully there is a proven safe and effective treatment for these folks- CHIROPRACTIC.
Thousands of times over the years I have had arthritis and fibromyalgia patients being told from the medical establishment that they are just “getting old, that pain, stiffness, and low quality of life is just “normal and must be accepted. That is not the truth. Do NOT accept an inferior quality of life when there are non-drug, no side-effect treatments that are proven effective!
A recent study published in the Annals of Internal Medicine has found that Chiropractic was not only the most sought after form of alternative treatment for patients with rheumatoid, osteoarthritis and fibromyalgia, but it was also among those found to be most helpful for these conditions. 73% of patients studied found chiropractic care to be helpful. The American Geriatrics Society listed chiropractic care among the non-pharmacologic strategies for pain management, which carries few, if any adverse effects. (Whereas anti-inflammatories such as ibuprofen kill tens of thousands annually.) In fact, the patients who received chiropractic care had fewer hospitalizations and used fewer medications than patients receiving medical care only! That is an extremely impressive and important statistic.
Dr. David and myself have years of experience treating arthritis and fibro patients. Our treatment takes into consideration the nature of the aging spine and/or fibromyalgia patients and any abnormalities present to provide a safe, effective experience. Through the use of gentle non-force adjustive techniques, appropriate stretching and exercise programs, and nutritional recommendations, pain is reduced, flexibility and mobility are improved and the effects of degeneration are minimized. Chiropractic really does add life to your years and years to your life! Consultations are always free. Call us at 869-3415 today. “Like us on Facebook (Dr’s David and Jennifer Noonan Albany) for more info on how to live a healthier life.
Dr. Jennifer Noonan resides here in Guilderland and has served families in the community with Chiropractic care for over 20 years. She is a graduate of Guilderland High School, SUNY Cortland and NY Chiropractic College. She now shares a practice with her husband, Dr. David Noonan, who is a graduate of Syracuse University, Logan College of Chiropractic and previously practiced in Glenville for 25 years. Together, they have 3 sons: Connor, Noah and Aiden. Call 869-3415 for a complimentary consultation.

Positive Attitude Some of our students recently had an opportunity to put on a demonstration for a Boy Scout troop at the Fort Hunter Fire House. We are always looking for opportunities – if you have such an idea please let us know; our students love demonstrating Taekwondo and I love the opportunity to see our students succeed and speak about great character. The theme of this recent demonstration was Positive Attitude. Maintaining a positive attitude, even in the face of adversity, is one of the main qualities expected of blackbelts in Taekwondo. It is also probably the most difficult character aspect to be completely successful with. We are all able to maintain a positive attitude in different situations some of the time, but most of us have trouble keeping it up all of the time. Here’s the good news: we are right on normal. Very few people actually live up to this high goal. I think that the trick is to at least keep the negativity inside. I need to work on this. I talk too much and it is not always the best thing that comes out. I have always been the kind of person that evaluates everything that can go wrong in a situation. This is clearly not a positive attitude, but it keeps me reasonably safe and out of trouble. What I need to do is hold in the thoughts, evaluate, then shift gears to positive attitude. By keeping negativity inside until it can be sorted out means that I do not negatively impact the people around me. Later showing the positive attitude means that I affect the people around me positively; a perfect combination. When you are about to start a task, hated or loved, new or repeat, with people you like or people you don’t, start with the attitude that it will be great. Yes, yes consider all that can go wrong because that will help you avoid that occurrence, but balance it with thinking how great it will be. What a surprise, here comes the football reference. Nobody performed better in a football game by starting the match stating that they were going to do poorly. Yes they consider the things that can go wrong, but a great player will calculate the bad, justifying how they will overcome it and replace the thoughts with positivity. In addition, the accomplished player will be able to let go of the bad things that happen and focus on each subsequent event as a new start with a new positive attitude. The same is of course true of any sport, like Taekwondo sparring matches, or any event in our lives. Live each start positively, and let go of the bad as it slips into the past. Holding on will only bring you down and lessen your ability to succeed. It is hard to do, but beneficial to try. Master Rice owns Guilderland Martial Arts and holds a 5th degree Black Belt in Taekwondo. Master Rice is also a Math teacher at Guilderland High School. Guilderland Martial Arts offers classes starting at age 4 as well as an afterschool program and summer camps. For more information please call 690-1269.

The State of the Guilderland Public Library
I
f I had to choose one phrase to describe the Library it would be jampacked. In the past year we have squeezed more materials, programs and people into the Library than in any previous year. The Library is open seven days a week , 11 hours each weekday and 11 hours on the weekend. We average 197 people an hour through our doors or over 2,100 people a day on weekdays. Last year, I told you that because of our building constraints we had to withdraw an older item for each new item we add to the collection. This practice remains the same. Our collection currently stands at almost 200,000 items or 6 items per capita which is the recommended size for a medium sized library. We did add about 2,200 more items to the Library’s adult and children’s fiction collection by reconfiguring and adding some more shelving. Unfortunately by doing this we have lost some study space and some materials are shelved on both the highest and lowest shelves which are hard for most patrons to both browse and reach. Our circulation of materials, particularly our electronic materials, increased by 1% to 731,932. This translates to 21 items per resident. Our space needs limit what we can offer both as programs for the community and the number of meetings community groups held at the Library. The Library was able to hold 12 more programs last year than the previous year, yet program attendance increased by 8%. One hundred and ninety-two community groups used our meeting rooms, and tutors held over 1,000 tutoring sessions in the Library. We continue to apply for grants to improve our both facility and our programming. We currently have three programming grants and one construction grant. The construction work which we hope to complete in April will result in a relocation of our sewer connection, a slight expansion and repaving of the parking lot, a drive-up book drop and drilling for three
or more geothermal wells. The wells will eventually allow us to convert our facility to using geothermal energy for heating and cooling. We are continuing our other efforts to save money and to “go” green. If you visit the library from December through March you will see that we have once again closed the main lobby doors resulting in heat savings. You also can see on both our website and in our lobby the kilowatts we have saved with our solar panels. So far we have saved 40,500 kWh or the equivalent of two and one half weeks of electrical use each year. We hope to continue our outreach and partnerships in the community. Last year 90 seniors a month were served by our homebound outreach volunteers. We held three programs a month at assisted living facilities. We began and will continue a “sensory storytime” for children on the autism spectrum. We held a number of programs last year where local businesses were our sponsors. Our popular Friday Family Movie Night is just one example of successful partnerships with local Guilderland businesses.
FIREWOOD
This year the Board of Trustees will be looking to the community to support expanding our physical plant. The Library has grown with the community over the last 20 years, expanding to meet our taxpayers expectations. We have done our best, not only to meet those expectations, but to exceed them. We hope, with your help, that we can continue to meet the community’s needs as well for the next 20 years.

Selling Your Home in 2012? Getting to the real estate closing table today is much more challenging than a few years ago. During 2011, only 47% of Guilderland single family homes listed actually sold and closed. In this kind of a real estate market you need a realtor with the experience and a proven track record on your side. With over 2000 homes sold and 26 years in the business, Fraida Varah has sold more homes in Albany County than any other realtor.
