M
arch is certainly a month of transition. While the calendar says that this is the month when we transition from winter to spring, and while sunny and warm weather is often seen during March, the Capital District has also experienced some of its most severe snowstorms during March. In the event that we receive a late-season burst of winter weather, the Guilderland Highway Department will be fully prepared to keep the Town’s roads in the best possible condition, and our Parks and Recreation Department will be ready to offer cold-weather recreation activities such as snowshoeing, cross-country skiing, and sledding to residents if the weather is appropriate. With Easter coming early this year, and the associated school holiday coming up, it is not too early for families in Guilderland to start thinking about and planning for summertime recreational opportunities for their children. Our Parks and Recreation Department is just about finished putting together the elements of their summertime recreation program for the children of Guilderland. The full 2013 brochure will be out in late March. Registration for summer recreation programs and sports camps opens on April 1. Registrations can be processed on-line at www.guilderlandrec.com using Visa or Mastercard. We will also accept in-person registrations at the Guilderland Parks and Recreation Office on Route 146, across from Tawasentha Park, beginning on April 1. Our past experience has been that many of these programs are highly popular, and are enrolled at full capacity well in advance of the end of the school year, so if you know what program(s) work for your family, you should enroll in them as soon as possible. A relatively new activity that has become wildly popular with residents of Guilderland and the entire Capital District is MudMania, the recreational event where getting wet and muddy is very much a part of the routine. This year’s events will include several different races for various age groups and skill levels. It will be held on Saturday, June 15, and the net proceeds of the event will be used in full to help upgrade the equipment and facility at the Tawasentha Park Children’s Playground. More information and on-line registration is available at www.guilderlandrec.com. Please call the Parks Department Office at 456-3150 if you have questions. As I have mentioned before in this column, the latter part of winter tends to be a pretty quiet time of year here in Guilderland. While we can’t let our guard down against a late bit of winter, most of our attention is focused on the upcoming spring season. Some new building projects are gearing up to start this spring, people will be getting ready to plant gardens and flowers, our Town ball fields and Western Turnpike Golf Course will be springing back into action, and the longer days and warmer weather will be appreciated by just about everyone. Q. How long have you been in the remodeling business and what got you started? A. I started Beresford Remodeling Co. in 1988 but, actually, I had been doing a lot of remodeling for myself a number of years earlier when I converted several large buildings on our family farm into a cross-country ski lodge with a restaurant and some hotel facilities. Along with learning a great deal about construction and remodeling, I found out that I got a great deal of personal satisfaction from those accomplishments. This led me, later, to start my own remodeling business where I was glad to find out that by applying that same level of dedication and standards in doing work for others I could get that same feeling of personal satisfaction. Q. Who are your customers and what areas do you cover with your business? A. First of all, I like to consider the people that I work for as my clients. The distinction may be subtle, but I try to develop long lasting relationships in which my clients are confident that I am looking out for their best interests. . I feel that it is part of my job to assist them in whatever way I can using the benefit of my experience. Now, to answer your question. My clients are homeowners who reside primarily in the towns of Guilderland ,New Scotland, Knox, and Berne. They come from all walks of life and range in age from their 30’s to their 70’s. They are people who understand the value of quality workmanship and are not just looking for the least expensive way to get something done. Many of them have been my clients for many years. I’ve seen their preschoolers go off to college and their puppies have puppies and then gracefully get older. Q. How would describe the types of projects that you take on? A. They include a full range of remodeling projects. Certainly kitchen and bathroom remodels are popular. We, also, remodel basements, build decks and porches , install wood siding, and have done a number of major structural renovations where interior walls have been moved or removed and new rooms have been created. We have been working largely on older homes, some of which have dated as far back as the 1700’s and we also work on homes that are much newer, of course Q. How many people work for your company? A. That varies depending on the size and scope of the job and any deadlines that may need to be met. We have a small work force that always includes myself and generally any where from one to four or five others. We only do one project at a time and work on it exclusively until it is completed. Occasionally, on a large job, I have hired trusted sub contractors to help with a specific task, but I am still always on the jobsite every day.
Q. It sounds as though you are quite dedicated to your work. A. Yes. I enjoy what I do very much and get a great deal of satisfaction out of creating something that I can be proud of and, of course at the same time, make the homeowners proud of their investment. Q. What are some of the projects that you have done that you are most proud of ? A. It’s hard to pick out just a few. Over the years there have been many kitchen and bathroom remodels that I have been very proud of. But, I would certainly have to include one in which I designed and constructed 28 raised panel kitchen cabinet doors starting with rough cut lumber that came from the client’s own property. Another fun project included building a large deck that backed up against a steep bank. We built a set of steps going up the center of the bank and on each side raised garden boxes with plank walkways between the different levels. The client, now, grows vegetables and herbs that are easy to tend and harvest right outside her kitchen door. In another great project, we completely renovated and remodeled an old farmhouse converting it into a period bed and breakfast. There was a great deal of custom woodworking involved along with some interesting tin work. Just this past summer, we put in a new bathroom in a space that was very challenging and it came out beautifully. We also remodeled a sun room putting 1x4 tongue and v-grooved cedar on all the walls as well as the complex ceiling which reflected the shape of the hip roof above it. I have, also, designed and made several fireplace mantels that I am very proud of along with a lot of custom moldings and ,even, some free standing pieces like bookcases, a media center, and a functioning reproduction of an antique cider press. Q. How long have some of your clients actually been with you? A. Many of our clients have been with us for over 10 years and have had us return to take on 5 or more different projects since the beginning of our relationship and, actually, I have been doing different renovations for several homeowners for over 15 years. Q. With all this repeat business, do you have any openings to take on new clients? A. Yes. I am always looking to tackle new projects and develop new relationships. I have a couple of outside jobs that I am committed to do later this year but, at the moment, I’m not that busy. I would be delighted to meet with any new prospective clients to discuss with them whatever project they might have in mind and find out whether or not we can be of any service to them. Q. What year did your music education program for adults 50+ start? A. The Keys to Fun® program started 17 years ago by its founder Lou Lansing and is continued by qualified instructors in four states. Q. Where are you located and were you always in the same location? A. We are now located at 1 Charles Blvd., 1.9 miles from Crossgates Mall. Our teaching facility is over 5,000 sq. ft. with two main teaching rooms and 4 private lesson rooms. Q. Do you teach children? A. No we only teach adults 50 and over. All of our instructors are specially certified to teach mature adults. Q. When did you get into the business? A. I started in the business in 1996 and am the current President of Keys to Fun. Q. Do you have many regular students? Is there anything specific that they are always coming in for? A. We have over 200 students attending classes and our students come in to see us once a week for classes and sometimes twice when they have a scheduled private lesson. They come in for small group music lessons on the piano, organ and/or keyboard. Q. Are you known for anything special? A. Our specialty is teaching to mature adults age 50+, in fact we just celebrated a birthday with a customer who just turned 91. We are known for taking someone who has never played a musical instrument, can’t read music or “carry a tune in a bucket” to love and enjoy making the kind of music that they love in a way that they can accomplish with great success. Q. What hours are you open? A. We are open most days from 10-5, but we also offer classes in the evening and teach until 8:00. Q. What do you love most about the business? A. All the instructors and I love working with adults and teaching them to play a musical instrument and teach them to fall in love with music all over again. They get to play their music, their way… It is a lot of fun. Q. What do you think is your biggest challenge with the business? A. Convincing people to start is the biggest challenge. Most adults feel they are too old, not dexterous enough, or have no musical ability. I have one student who started when he was 72 and is now 83. He 14

was told he had a “tin ear” and that he should never try to sing or play music. He now enjoys making music and playing in retirement centers bringing them the music that they love. Q. Are their health benefits from being involved in the KEYS TO FUN® program? A. There have been countless studies that have shown the benefits to learning a musical instrument but there is one that is specific to the type of program we teach. The Music Making and Wellness Project headed by Dr. Fredrick Tims of the Michigan State Music Therapy department assembled a multidisciplinary team of researchers from various universities throughout the United States and Sweden. The study was projected over a five-year span. Phase I was a preliminary trial that took place from January 1996 to September 1997 at Music Centers in Clearwater, Florida. In this phase, 80 subjects were divided into two groups: the experimental group took weekly organ/keyboard lessons of varying levels, whereas the control group did not. All participants were asked to complete written wellness inventory tests to assess general physical health and self-perception of their mental states. The data were collected over 50 weeks: blood tests were taken and participants completed written survey tests every 10 weeks. The research results were positive. Anxiety, depression and perception of loneliness all decreased for those taking music lessons, while very little change occurred for members of the control group. Most significant in the study was that the blood tests of those taking lessons indicated a 90 percent increase during the test period in levels of Human Growth Hormone (hGH), which normally decreases at a rapid rate as one ages. Higher hGH levels will increase energy, while decreasing the occurrence rate of illnesses related to aging. Those not taking lessons showed very little change in hGH levels during the same time frame. Q. When do classes start? A. We start classes a couple of times through out the year and will be beginning classes in the very near future. We teach both day and evening classes through out the week.

Q: How can I maintain good Oral Hygiene? The American Dental Association recommends the following: â&#x20AC;˘ Brush your teeth twice a day with an ADA-accepted fluoride toothpaste. Replace your toothbrush every three or four months, or sooner if the bristles are frayed. A worn toothbrush wonâ&#x20AC;&#x2122;t do a good job of cleaning your teeth. â&#x20AC;˘ Clean between teeth daily with floss or an interdental cleaner. Tooth decayâ&#x20AC;&#x201C;causing bacteria still linger between teeth where toothbrush bristles canâ&#x20AC;&#x2122;t reach. ADA-Accepted antimicrobial mouth rinses and toothpastes have substantiated these claims by demonstrating significant reductions in plaque and gingivitis. Fluoride mouth rinses help reduce and prevent tooth decay. Clinical studies have demonstrated that use of a fluoride mouth rinse and fluoride toothpaste can provide extra protection against tooth decay over that provided by fluoride toothpaste alone. Fluoride mouth rinse is not recommended for children age six or younger because they may swallow the rinse. Cooper Lare Update . . . Wow! We are 14 weeks into Cooperâ&#x20AC;&#x2122;s Journey! I would like to say that time has flown by . . . and actually now, looking back, it feels like it has in some ways. Cooper is making super progress along the way! He continues to be such a bright light. Despite some complications with nausea and diarrhea, a nasty visit from the â&#x20AC;&#x153;stomach bugâ&#x20AC;?, and a couple of respiratory problems, for the most part he is handling everything well. He continues to amaze us each day as he maintains his sense of humor and good nature. Today, February 22, will be Coopers LAST radiation treatment! It is hard to believe that the Radiation Chapter of this journey will be done! We will be having a Radiation Celebration tonight complete with cupcakes and balloons! We continue to be truly amazed by the outpouring of support from our family, friends and complete strangers that have now become part of â&#x20AC;&#x153;Team Cooperâ&#x20AC;?. The Guilderland Spring Real Estate Market is starting Early this Year! Guilderland, NY- It seems like everyone today has questions about the current state of the Guilderland real estate market. How are values? Are homes selling? How long will it take to sell my home? These are questions that I hear almost every day. When I started in the business almost 20 years ago, a real estate agent’s primary evaluation tool was a CMA or Comparative Market Analysis. Using this method an agent would evaluate prior closed, pending, and active listing in an area to derive an estimated value for a property. This method is still used by many agents today. However, to really know what is going on in a real estate market in general, a more detailed statistical analysis is required. Based on recent Multiple Listing Service Data here is what is happening in Guilderland as of the end of February. There are roughly 98 single family homes listed for sale with an average list price of $326,381. So far in 2013, 44 single family existing homes have been sold in Guilderland for an average sale price of $235,183 and an average marketing time of about 73 days. Homes priced correctly are selling for about 96% of list price on average. At the current absorption rate there is only about a 4 month supply of homes on the market. This is showing a trending shift from what has been 6 years of a buyer’s market to a seller’s market. Time will tell if the trend continues. However, with low home inventory and historic low mortgage rates it appears we may be at the end of market decline that started in 2007. We are seeing multiple offers on real estate again and quality homes that are priced correctly are in demand. Homes selling over listing price because of buyers bidding the price up are starting to occur as well. In the past week we have received full price offers and offers over listing price on two of our listings. The bottom line is home inventory in Guilderland is likely at the low point for the year. The spring selling season has started earlier than usual and likely shows the beginning of an upward market trend. If you are considering selling your home now is the time to take action to take advantage of the rapidly changing market conditions. KIDS, SPORTS AND CHIROPRACTIC-PART I By: Dr. Kim Keeling
O
ne of my favorite things I hear come out of my kids mouth is “Mom, can you adjust me?” I have noticed they tend to ask to be adjusted after taking a few tumbles down the sled or ski hill, waking with neck or back stiffness, transitions with sports or when they are not feeling well. It may sound silly coming from a 5 and 7 year old, but for me it is a great accomplishment. My children have learned the benefits of chiropractic care and they literally can feel the difference. I often hear my adult patients ask about the kids they see in the office and ask “Do you adjust kids too?” or say “I didn’t know you could work with kids”. My answer is short and simple “Yes, they have spines too.” I have been going to a chiropractor for as long as I can remember. I grew up on a dairy farm in Wisconsin and with the physical demands of farming; the entire family would get adjusted. It would be some crazy injury like having a bale of hay fall on our back or neck, getting kicked by a cow or the long hours of harvest that would lead to back or neck injuries. My mom would also take us to the chiropractor when we were sick or if we got hurt in sports. She would usually have to take us to the medical doctor first to make sure nothing was broken and then literally drive right over to the chiropractor to get everything put back together. My father had asthma and he would get great relief from getting chiropractic adjustments. It was all these positive experiences that I had as a young child that lead me to choose my career. So why do kids need to be adjusted? At birth, a child’s spine is a single curve, shaped like a C. As they grow, the neck muscles gradually become stronger and help the infant to hold up their head. This is the beginning of development of the cervical curve in the neck. When the infant begins walking the
lumbar curve, or low back, develops. There are four main times that I recommend for infants to be evaluated: birth and milestones of sitting, crawling and walking. In adults, we know the anatomy of a healthy spine includes the natural curves. These create strength and delay arthritis development due to decreased abnormal stresses. It is so important to have this evaluated at an early age so it can be monitored throughout childhood. There are many non-spinal health conditions that also benefit infants and children to get adjusted. A few that I see most often are ear infections, acid reflux, colic, asthma, difficultly with nursing, torticollis and constipation. Once children begin school their activities change. They are transitioning from being freely moveable to sitting for many hours per day. Sitting creates tremendous stress on the spine and especially the discs. As parents, we all have told our children to “sit up straight” a time or two. This constant postural stress can lead to lifelong back discomfort and abnormal development. In addition, postural imbalances can lead to poor shoulder mechanics and injury when it comes to overhand sports such as baseball, volleyball, tennis and swimming to name a few. I can’t tell you how many parents that have brought their children in to be evaluated because they suddenly notice an abnormal curve in their child’s spine. It is often discovered in the start of summer when they see their child in a bathing suit. An abnormal lateral curve of the spine is called scoliosis. It is often found in girls between the ages of 10 and 16. Chiropractic care including postural exercise are very beneficial at managing scoliosis. Children are also beginning new sports, activities and lugging back packs that are much heavier than they should be. Did you know that a backpack should never weigh more than 10% of your child’s weight? So a
50 pound child’s backpack should not weigh more than 5 pounds. Well, when you add the lunch box, thermos, a few library books, the backpack itself and a winter coat together, that is quite a bit of weight for their little backs. So how exactly do I adjust an infant or a child? Many adults have a phobia of chiropractors and would never dream of taking their child to one. If I thought for one second that I would ever harm my own children by adjusting them, I would never do it to someone else’s child. Techniques used on babies are very gentle and are often merely holding pressure points, working on range of motion and massage-like soft tissue work. I will often use an adjusting tool called an Arthrostim that vibrates at very light pressure to mobilize spinal segments or another gentle light touch technique call Craniosacral therapy. This particular technique is one my son loves right before bed because it is very relaxing and gives him a great night sleep. WHO GETS THE HOUSE? Many unmarried couples buy homes together. When making what is generally the largest investment in one’s life, most people do not take into account consideration what will happen if the couple breaks up, or when one of them dies. For unmarried couples, title to real property can be held in several different ways: 1.
Joint Tenants with Right of Survivorship: This means that the couple owns the house by the “whole” and when one person dies, the other person automatically owns the house.
2.
Tenants in Common: This means that the couple owns the property by the “part” and not by the whole. Each party can leave his or her share upon death to whomever they choose. Further, if the couple break up each owns his/her share.
While owning property as Joint Tenants is wonderful if your only concern is dying, it becomes much messier if the couple breaks up. If the property is owned by the whole, there is no easy way to sever the shares. While a partition action can be brought (NY RPAPL Art. 9), it is a difficult and expensive proceeding, but if successful forces the severing of the tenancy and the sale of the property. Tenants in Common is often a good method to own property if you want to leave your share to someone upon your death (it can be your partner), or, in the event of a breakup, you want to sell your share. While this makes it easier to divide the property, how many of us are going to want to be roommates with your ex? It is important that the deed specifically states what percent each person owns (is it equal or unequal?). However, how you hold title does not address issues such as recoupment of down payments, closing costs, or how the costs will be shared during the time that you own it.
The best and simplest way to address all of these issues is to have a partnership agreement. You would not go into a transaction with a business partner without this type of agreement, and yet, most people are willy- nilly about addressing these issues with a loved one. A partnership agreement can include who is paying what expenses ; addressing what happens to the house in the event of a dissolution of the relationship- recouping closing costs and down payments ; who will live in the house upon a breakup, and how expenses will be shared while the property is on the market for sale. If an unmarried couple buys a home together and at some point marries, the partnership agreement can continue or be amended. If a home is titled to “me” before the marriage, it does not automatically become “ours” when we marry, or vice versa. While we all hope for the best, we always need to prepare for the worst (a breakup) or the inevitable (passing away). It is always wise to prepare for the worst case scenario which is why we stock pile disaster kits, buy insurance, and take other measures to protect ourselves and our loved ones.

EVALUATION LEADS TO CHARACTER DEVELOPMENT
T
his past weekend I took a course to become a certified referee. Now I can be a judge in Taekwondo floor exercise competitions. I took the course to increase my knowledge to better help my students with the details of Taekwondo movements and to help myself become better at the moves as well. I started to think about the fact that everyone is judged. It is not just performers and competitors who are evaluated. Everyone at some point or another is evaluated. It is one of the common experiences that all humans share. Whether formal or informal, public or private, family or institution; everyone is under the looking glass.
This is one of the reasons that I love Taekwondo and I love competition. It is a sport in which we progress at our own pace, by evaluation through a very well structured system of belts. We practice being on the spot and getting judged. We learn to cope with the pressure of the preparedness necessary to perform successfully and the character to cope with disappointment. We practice the character that drives perseverance and gives focus on attention to detail. Everything we do in Taekwondo affects our everyday lives and makes us better at what we do, because we approach everyday tasks is the same focus and discipline.
As soon as we are born someone checks us and evaluates our physical condition. After that moment it is almost constant judging. We are judged by peers to fit in where we belong, we are judged by family to act in a way that they approve and teach, we take tests in school and get periodic evaluations at work. All cultures, everywhere, everyone. So what are we to do about it?
In a few weeks I will take a team of students to the New York State Championships. I know that some of us will go on to the National Championships. I am so proud of them for putting themselves out there for judgment and for showing the character to prepare properly. Next month I will dedicate this space to those successful students, as I always do. Wish us luck!
If you do the things that you do with a great attitude and with great character, it is easy. Just do your thing as best you can and let the evaluators do their thing. Everything will be fine, because you always try your best, you always persevere and you always are prepared. It is typically when we are unprepared that we are the most nervous. The key is to be prepared and to relax and let it all flow. If things do not go your way, then it is time to relax even more. This is very hard for all of us.
