ovember in Guilderland is usually the month when the pace of change from late fall to early winter accelerates. Other than a few random flakes, there had been no snow seen as I sat down to write this, but we can be sure it will arrive before we know it! The Town Highway Department is going full speed these days with the Town’s annual leaf collection program. Our leaf vacuum trucks are circulating all around the neighborhoods where they are able to operate, picking up leaves on the scheduled dates for these areas, plus making as many additional swings through different parts of Town as their schedule allows. Highway Department crews will be picking up bagged leaves in neighborhoods where the vacuum trucks cannot operate. Your street’s pick-up dates were printed in the Town newsletter mailed to all our residents in September. If you didn’t note the pickup dates when you received the newsletter, you can check the schedule on the Town website, www.townofguilderland.org. Please be sure that leaves are placed in the street adjacent to your curb line to avoid damage to Town equipment. You can also show your concern for your neighbors and our Town work crews by not piling leaves in a way that restricts their visibility. Branches and brush set out for pickup need to be cut into pieces no more than 4 feet long and tied into bundles that a single worker can readily pick up for collection. If you have any questions, please call the Highway Department at 861-5108. We conducted two Document Shredding Day programs at Town Hall this fall. Several hundred residents took advantage of the opportunity to safely and securely dispose of their old papers and documents. Given the favorable initial response to this program, we expect to repeat it on more than one occasion in 2014. I have presented the 2043 Town Supervisor’s Draft Budget to the Guilderland Town Board, which will vote on it at its meeting on Thursday, November 7. There has been some slow improvement in the economy at the national, state, and regional levels, and all of these have combined to provide for a better economic outlook for a community like Guilderland. Despite this, the recovery is far too fragile for us to change our prudent approach to budgeting and expense controls. I am happy to report that the Draft Budget that the Town Board will vote on calls for a 4% decrease in the Town tax rate. Each year, I like to take the opportunity to encourage residents to keep up on Town affairs by watching government meetings on Channel 17 on local cable television. Town Board meetings are on the first and third Tuesdays of each month, and are broadcast live on Channel 17, then rebroadcast at 1:00 and 7:30 P.M. on the following Friday, and at 7:00 P.M. on the following Saturday. The Zoning Board of Appeals meets on the first and third Wednesday of the month. These meetings are broadcast live, then replayed at 1:00 P.M. the following Thursday and at 7:00 P.M. the following Saturday. The Planning Board meets on the second and fourth Wednesday of the month, with live broadcasts of its meetings, as well as replays the following Thursday at 1:00 P.M. and the following Saturday at 7:00 P.M. Altamont’s Village Board meets at 7:00 P.M. on the first Tuesday of the month, and its meetings are taped for rebroadcast at 11:00 A.M. and 5:00 P.M. on the Thursday and Saturday after the meetings. I think that this is a time of year when all of us in Guilderland can reflect on all that we have to be thankful for in a community like ours. The theme this year is “Flora and Fauna.” The house, headquarters of the Guilderland Historical Society, will be decorated with wreaths, arrangements and ornaments made by members of the Guilderland Garden Club which may be purchased. Proceeds from the sales will go to the Guilderland Middle School Butterfly Preserve. Nonperishable donations will be collected for a local food pantry and garden butterflies will be for sale to benefit the Rodino family. We also are doing the holiday Adopt-a Family Program with Guilderland Schools, which benefits about 35 families. Believe it or not, the schools adopt about 100 families overall, with different groups adopting 3, 4 or 30 families just like the chamber. It is sad that at the holiday time; that families are asking for boots and coats. Wrapped labeled gifts or gift cards can be dropped of at the chamber up until Tuesday December 17. The chamber Holiday Party is on Wed. Dec. 4 at Dave and Busters at Crossgates Mall. It is open to anyone, business or not, and the cost is $10, with game cards given to the first 100 people to sign up and pay. Lastly, many of you may have heard that I am leaving the chamber to work with Community Caregivers as executive director. I have had such an awesome 6.5 years at the chamber; especially with the businesscommunity-town events like Souped Up on Guilderland, the Adirondack Chair project, Chamber-Library Bus trips to NYC and more!

Guilderland, NY – Chuck was frustrated. His home, located in a prime area of the Capital Region, had been on the market for over 700 hundred days with two different real estate agents without an accepted offer. Over that time period Chuck had endured 91 showings on his home. His wife was at her wit’s end. She spent 91 days making beds, mopping the floors, turning on all the lights and leaving home so 91 strangers could walk through. 91 times they showed the home and waited by the phone for an offer to come in. The result of this huge inconvenience and waste of time? Not a single accepted offer on the home. When I met with chuck and his wife I could feel the frustration. After a short discussion Chuck agreed to let us sell his home and attempt to do what other real estate agents had failed to do. We listed Chuck’s home at an asking price only $100 less than the last Real Estate agent. However, rather than make Chuck endure months of showings we brought him an offer over the asking price in only 36 hours! So how did we succeed where others failed? We applied a fundamental sales principle that top agents use called Scarcity. In general, you will want what you can’t have or perceive as difficult to obtain. Scarce items are considered more valuable and desirable. When a home sits for 700 days it is generally not perceived as hard to obtain. Part of this is the way the sales process is handled. Typically when an average real estate agent has several showings on a home they will spread the showings out to give the buyers “time to look” at the home. They will not double book showings where there are two buyers in the home at the same time. This is the absolute wrong thing to do and one of many reasons that Chuck’s house sat on the market so long. We had 5 requests for showings the first 36 hours and booked all of them in the same 90 minute time frame. Buyers were falling over each other looking at the house. However, the result was exactly as intended, the buyers saw other buyers looking at the home and thought that they might lose the home if they didn’t make an offer quickly. The home’s value was perceived to be greater because of the interest. The result was Chuck’s home sold with 5 showings in 36 hours vs. 91 showings over 700 days. A
s I just commemorated 20 years of owning my own business, I am going to use this month’s article to share with you a few of the “secrets” to being a successful business owner. 1.
Discipline- This is, first and foremost, the most important quality that you need to possess to be a successful business owner. You can be great at whatever your profession is, but if you are not a truly disciplined person you are doomed to failure. These are some of the areas where discipline is the most important: a)
Time - You only have a certain number of hours in the day and, especially with a service business, can only sell a finite product. If you don’t carefully guard your time you are giving away your most important product.
b) Money - There are good times, and there are bad times; be prepared for the latter. Pay yourself the same amount every week, and have that be a conservative number. If at the end of the year there is more money in the pot for you, then you have something to put forward for the coming year. If at the end of the week there’s not enough money to pay yourself-then you don’t get paid that week. Most importantly, pay yourself last. Your vendors and employees come before you. If you can’t pay for a product you either shouldn’t buy it or you need to work out terms with the vendor. It is stealing to take product you don’t have a realistic way to pay for. Not only do you have a legal duty to pay your employees, you have a moral one also. Don’t steal their time.
2. Marketing- You are your best (and worst) marketing tool. As a business owner, you have endless opportunities to meet people, impress them, and have them want to buy your product. You may make a great widget, but if you are the idiot at Little League always yelling at the teenage umpire, am I going to want to support you? 3. Customer Service - Whatever you are selling, make your customer feel appreciated and respected. If you can’t return someone’s call promptly, have someone else call them back and tell them. If your turnaround time to have something finished is two weeks, don’t tell them one. It is better to not get a customer than to lose one because of shoddy service. 4. Be picky - An old maxim is that a lawyer is known by the client she doesn’t take, and this applies to any industry. There are people who have unrealistic expectations whether it is to time, cost or result. If you remotely think you will not be able to meet their goals, politely tell them and send them on their way. If you don’t, they will be unhappy, not pay you, bad mouth you, and you will be worse off because of it. Active Management – Can You Win the Loser’s Game?
I
nvestors are faced with a choice between nearly 7,700 distinct mutual funds (excluding multiple share classes of the same fund), according to data from Morningstar. How can investors be expected to choose wisely from such a large investment universe? As it turns out, the first step may well be to filter out all actively-managed mutual funds.
that even in the best-performing category of US equity mutual funds (those in the Large Cap Value space), only 36% of funds outperformed their benchmark. This lends strong evidence to the wisdom of utilizing index funds (rather than actively-managed funds) to assemble a portfolio.
Standard & Poor’s, a leading financial market benchmarking firm, prepares a semi-annual analysis called the S&P Indices Versus Active Funds Scorecard, or SPIVA Scorecard. The Scorecard seeks to compare the performance of various mutual funds to relevant benchmarks tracked by S&P. The Scorecard is particularly useful for the following reasons:
W We find two common objections to the advice to avoid activelymanaged funds – the first is to only use actively-managed funds in the “less-efficient” asset classes, such as small-company stocks or emerging markets stocks. However, the SPIVA Scorecard confirms that active-manager underperformance is as robust in these asset classes as it is in more common asset classes such as large-cap US stocks. The second objection we hear is that investors should limit their choice of actively-managed funds to those with good track records. Mark Carhart’s 1997 paper ‘On Persistence in Mutual Fund Performance’ which appeared in The Journal of Finance dispelled the notion that positive performance among active managers persists – as we are told time and time again, past performance is not indicative of future results.
1. S&P considers all funds available at the beginning of a sample period, and not just those funds which survived through until today, thereby eliminating survivorship bias. 2. The Scorecard compares each mutual fund to a relevant benchmark, as opposed to comparing all funds to a single benchmark such as the S&P 500. 3. S&P provides analysis on an asset-weighted basis, which reflects the fact that an investor is more likely to have access to, say, the PIMCO Total Return Fund ($250 billion in assets) than the Munder Bond Fund ($22 million in assets).

Short Stories for Short Days by Natalie McDonough

W
hen the calendar is turned to November, thoughts of the holidays and the rush of “to do lists” grow longer and it’s not always easy to find me to read. Shorter tles or books of short stories may be just the cket. With the recent announcement of Alice Munro as the Novel Prize winner in Literature, we take a look at authors who include wonderful works of short stories in their repertoire.
While primarily known as a novelist, T. C. Boyle now has two collec ons, the most recent of which is T. C. Boyle Stories II: The Collected Stories of T. Coraghessan Boyle, which came out this year, a sequel, if you will, to his first volume published in 1998.
Known by other authors as a “writer’s writer,” Alice Munro’s work has always been admired for her way with words, but she is not necessarily a household name outside of her na ve Canada. Short stories are her genre, where she is rightly considered a “master of her cra ,” and she has published fourteen collec ons of tles. You can start anywhere with her work, from Dance of the Happy Shades, published in the late 1960’s to Dear Life: Stories, published last year, which is one of the beau es of short story collec ons.
Joyce Carol Oates is a proliferate writer and rather than slowing down in recent years, she has done the exact opposite and has published mul ple volumes each year including novels, novellas and a memoir about her late husband. Her most recent work was released in September of this year-- Evil Eye: Four Novellas of Love Gone Wrong.
One of my favorite writers, Jeffrey Archer, has published many volumes of short story collec ons, including And Thereby Hangs a Tale which moves beyond his normal se ng of England and gives us stories set around the world, with many of them based on “true incidents”. Archer is a master storyteller; known for Kane and Abel and Not a Penny More, Not a Penny Less, and his brilliance comes through in all of his work, regardless of length.
One author whose work has gone Hollywood is Tom Perro a, whose novel ElecƟon served as the basis of a movie of the same name, starring Reese Witherspoon. His most recent work, published this fall is Nine Inches: Stories, and Perro a returns to the rich backdrop of suburbia to find ten subjects for his spot-on look at modern life.

Polls will be open on Thursday, Nov. 14 from 7 a.m. to 9 p.m. at all elementary schools. To vote, you must be at least 18 years old, a U.S. citizen, and a resident of the district for at least 30 days prior to the vote. You must vote at the elementary school in your attendance zone and voter registration is required. Snowball is a one yr old playful yet very gentle neutered male cat. His all time favorite thing is to curl up in your lap and have his belly rubbed. His owner had moved on and left him behind. Although he was found hungry, skinny, and beat up his spirit is so sweet. He is currently living w/ his foster Dad and 5 other cats. He loves to hang out and play with the other cats. Snowball also likes windows and has a favorite toy. He is a medium-sized cat, tested negative for FELV/FIV and is up-todate on his vaccines. He would do best in an indoor only home w/ another cat. SPICE HOMER Homer is a very sweet handsome smallsized long haired adolescent cat. We estimate him to be about 10months old. He is all black except for everyone of his toes has a beautiful white highlight. He was found very hungry living outside w/ a terrible eye infection. Evidentially his owner had moved and left him behind. Homer is currently being fostered in a home w/ 5 other cats. He is very playful and kitten-like and would do best with another cat/kitten to play with. Homer is neutered, has tested negative for Felv/FIV and is up-to-date on his vaccines. Spice were found abandoned in a home when his owner fell on hard times and suddenly moved out. The new buyer of the home found him and moved him to River Road Animal Hospital. He has been living at the vet hoping for a home since September, 2012. Spice is a gentle loving medium-sized 11 year old male gray tiger. Spice has a low level of diabetes and will require some extra care. Althought he is 11 yrs old he still has plenty of life left to live! Spice is neutered, vaccinated, and tested negative for FIV/ Felv.
