ebruary 14, 2018, is a date that will forever be etched in all our minds, just like 9-11. It is virtually impossible to come across a person in the community who wasn’t personally impacted by the tragedy at Marjory Stoneman Douglas High School in Parkland. Seventeen innocent people – 14 students along with three faculty members – lost their lives in a senseless act of violence. Fifteen additional people were wounded. It is hard for anyone to reconcile what happened with any sense of normalcy or justice. There are many questions still unanswered: How could someone become filled with such hate and rage? Why do we allow teenagers to easily purchase assault weapons? How can we keep our children safe? What keeps us going, however, is what we’ve heard from the friends and family of the victims: we, as a community, are better off having known them. They were coaches who rushed to the aid of defenseless students; seniors with aspirations for higher education; freshman just beginning to discover who they are; athletes; band members; and, most importantly, they were fathers, sons, daughters, sisters, brothers, and friends. As we slowly start to piece together our new normal, let us never forget the 17 innocent lives lost, along with the thousands of survivors who will forever bear both physical and emotional scars from that fateful day. In the hours and days following the attack, our community rallied together. Now that the days have turned to weeks, we must continue to band together and show our support to the Parkland community. The Eagles will soar once more. Sincerely,

Pembroke Pines Offers Many Egg-Citing Ways for Kids and Adults to Celebrate Spring BY DEBBY TEICH

ids have many “egg-citing” ways to celebrate the arrival of spring. On March 31, children 12 and under are invited to hop, skip and jump over to two egg hunts sponsored by the City of Pembroke Pines. They will be divided into different age groups before they search for more than 52,000 plastic eggs hidden at two locations (26,000
at each). The free event also includes face painting, bounce houses, and a visit from Peter Rabbit. Egg hunts for both age groups will take place at the Pines Recreation Center, 7400 Pines Boulevard and Pembroke Shores Park, 501 SW 172nd Avenue. Don’t

ore than 5,000 people are expected to attend the 20th Annual Arts & Crafts Festival in the Pines, on March 10 and 11, from 10am to 5pm, at the new Charles F. Dodge City Center, located at 601 City Center Way. In addition to fine arts and crafts, there will be fun-filled entertainment, food trucks, live hands-on art demonstrations, cooking demonstration by Whole Foods Market, student art competition, farmers market, kids’ art and game zone, children and adult workshops at The Frank Art Gallery, and so much more! “The 20th Annual Artfest in the Pines is a celebration of our 20-year commitment to the community and local artists to bring community engaging and cultural experiences and events to the City of Pembroke Pines,” said Holly Bonkowski, Division Director of Cultural Arts for the City of Pembroke Pines. Over 75 artists from around the state are expected to participate in the festival, which is presented by the City of Pembroke Pines Recreation & Cultural Arts Department and Artserve. They will be displaying and selling a variety of items, including paintings, photography, sculpture, wood, glass, mixed media, drawing musicians, fine handcrafts, plants and jewelry. Last

SWFP Community Center Connects Volunteers and Veterans BY DEBBY TEICH

he City of Pembroke Pines Community Services Department is committed to honoring and serving our nation’s veterans. Since July 2017, the Carl Shechter Southwest Focal Point Community Center Campus has been collaborating with the Alexander Nininger State Veteran’s Nursing Home to provide socialization activities and support to their clients. “I’m honored to have the Carl Shechter SWFP Community Center Campus leading the movement to provide much needed services and involvement to our veterans,” said Carl Shechter, City of Pembroke Pines Commissioner, who served in WWII. “As a veteran myself, I am proud of the terrific job the Center does on behalf of all veterans and of our general population as well.” Located in Pembroke Pines, the Alexander
Nininger State Veteran’s Nursing Home is a 120-bed facility that offers skilled nursing care. It provides support to veterans who require long-term care due to chronic health conditions or injuries. On the second Wednesday of the month, from 10:30am to 1pm, nursing home residents visit SWFP to socialize with other SWFP members, participate in activities, join a Veteran’s support group, and enjoy live entertainment and special events. The next trip is March 14. On the last Tuesday of each month, a dedicated group of SWFP volunteers travel to the nursing home to socialize with clients, play games and provide activities. Occasionally, the Center’s “Songbirds” singing group performs. The trips depart SWFP at 10:15am and return at 12:15pm. The next trip is March 27.
Jay Schecter, Director of the Center, and Helen Daniels, Recreation Division Supervisor for the Center, came up with the idea after visiting the nursing home. “As we walked around their facility meeting veterans (most of whom are in wheelchairs), I left wishing I could give them a change of scenery,” said Daniels. “I thought it would be awesome for the first time ever to ‘bring them to our house’ to enjoy all we have to offer at our Center. I come from a family of veterans – grandfather, father, uncles, and brothers have all served. So, this project holds a special place in my heart. Join us in visiting these forgotten heroes that live in our city and listen to their stories. You’d be amazed what they’ve gone through and experienced.” The Carl Shechter SWFP Community Center Campus is located at 301 NW 103 Avenue. Pembroke Pines Mayor Presents the 17th Annual PPCS Golf Tournament BY DEBBY TEICH

n March 23, Pembroke Pines Mayor Frank C. Ortis will present the 17th Annual Pembroke Pines Charter School Golf Tournament at Pembroke Lakes Golf & Tennis Center. It features contests, lunch, dinner, prizes, awards and more. All funds raised will benefit the Pembroke Pines Charter School Foundation and will be used to enhance each student’s educational experience. Held from 10am to 7pm, the popular event usually sells out quickly. “Secure your place on the green, before the field is sold out!” said Mayor Ortis. The Pembroke Pines Charter School System was created and built by the City of Pembroke Pines. It is the largest municipally run charter school system in the country and has been recognized for its innovation and academic excellence. It is home to four elementary schools, three middle schools and one high school housed on five educational campuses throughout the City. Since Mayor Ortis established the tournament, it has raised over $1 million dollars for the school system. Golfers can enjoy the green for $250 per player or $1,000 per foursome. Registration begins at 10:30 am at the Pembroke Lakes Country Club. Following registration, golfers can participate in a putting
contest and enjoy some lunch. The shot-gun tee off is at 12:30pm. The four-man scramble teams are eligible to win a variety of skill and hole contests. The fun continues at 5:30pm with a deluxe buffet, prize presentations and an auction. “This is the win-win tournament of the year,” said Mayor Ortis. “Golfers make a donation to benefit education and enjoy playing in a first-class tournament.” Last year’s tournament raised $80,000 to benefit the Pembroke Pines Charter School System. n July 2018, Artis Senior Living will be opening a 72-suite memory care community in Davie for seniors affected by Alzheimer’s and other forms of dementia. Residents will be able to move freely among neighborhoods in the one-story, 35,000 square foot community. They can also take advantage of an outdoor area on three acres of secured land. The community is strategically located at 2794 S. Flamingo Road, so it is easily accessible from Florida’s Turnpike, I-595, and I-75. ith the celebrating of the holidays behind us, the New Year is a great time to focus on your health and wellbeing. For many people losing weight is the big objective. We live in a country where a great many people weigh more than they should. If you have been wishing you could get rid of some excess fat but have had little success with dieting, Slender Fit U is the answer! For many years now Slender Fit U has been helping their clients to lose weight and even reduce or eliminate medications with an easy medically supervised weight loss program. On the diet it not uncommon to lose nearly a pound a day. That means with the 46 day program, you could very likely lose 40lbs or more. The typical person will lose ½ to 1 pound of body fat per day without exercise or special foods. You will also lose the inches around the waist and thighs where excess fat tends to collect. So how does the weight loss program work? It is a scientifically researched program that combines HCG and a low calorie diet during the 23 or 46 day program. HCG, which is short for Human Chronic Gonadotropin, is a complex amino-peptide protein that exists normally in men and women. Because it is a natural substance, the program is very safe with no side effects. You will also be eating regular foods like eggs, chicken and fish, green vegetables, apples and so forth. PPTOPA Presents “Jesus Christ Superstar” on Stage BY DEBBY TEICH

f you have always dreamed of seeing a Broadway show, the Pembroke Pines Theatre of the Performing Arts (PPTOPA) can give you a taste of what it is like. It offers top-notch community theatre at an affordable price. Through March 18, “Jesus Christ Superstar” will be on stage for several performances. Show times are Friday and Saturday nights at 8pm, as well as Saturday and Sunday afternoons at 2pm, at the Susan B. Katz Theatre at the River of Grass Arts Park. “Come see this fabulous rock opera,” said Wendy Marrero, vice president. “The cast is incredibly talented! The great vocals and energetic dancing will make you want to jump out of your seats.” “Jesus Christ Superstar” tells the story of biblical Jesus in the final days leading up to his crucifixion. A rock opera by Andrew Lloyd Webber and Tim Rice, the musical has no spoken dialogue and is sometimes considered a modern rock-opera. Loosely based on the Gospels, it focuses on the personal conflicts between Jesus, his disciples, the people of Israel, and the leadership of Rome. The PPTOPA production includes: Director Geoffrey Short, Musical Director Anthony Campisi, James Giordano (Jesus), Dante J.L. Murray (Judas) and Del Marrero (Mary). On March 3, meet at the theater for Dinner and a Show, which includes Italian food, soft drinks and wine. On March 10, there is a senior matinee at 2pm. Senior tickets are only $15. PPTOPA is the oldest continuously operating community theater in Broward
County. It was founded in 1993 by a group of dedicated individuals who wanted to provide low cost, high quality live theater for the community, as well as opportunities for anyone interested in assisting in the creation of theater. While technically an “amateur” company, PPTOPA productions routinely feature some of the finest actors and actresses in South Florida. They are teachers, attorneys, doctors, business owners and others who volunteer their time to immerse themselves in something they love. Recent casts have included performers who have headlined productions at Stage Door, Curtain Call, Tamarac, and Actors Theaters. They have been on national Broadway tours, starred in Hollywood films, and written and produced their own plays. Many have been nominated and selected as recipients of South Florida’s Carbonell awards. PPTOPA presents four shows annually and many of them have attracted as many as 6,000 people. With a full orchestra, as well as professional sets, backdrops and costumes, the plays are expensive to produce. The theater raises money through donations and ticket sales, which range from $19 to $30 for adults and $15 for children. The next show will be “West Side Story,” which opens on July 20 and runs for four weekends.

Presentation Teaches Adults How to Help Children Cope with Stress

S
uicides among young people continue to be a serious problem. According to the CDC, suicide is the second leading cause of death for youth ages 10-24. In addition, four out of five teens who attempt suicide have given clear warning signs. Dr. Scott Poland, a Professor at the College of Psychology and Co-Director of the Suicide and Violence Prevention Office at Nova Southeastern University, will be speaking to parents/guardians of school-aged children, educators and youth advocates to teach
them effective ways to build resiliency in children, identify and prevent suicidal behavior, and recognize at-risk behavior in their children and others. The adult-only presentation will take place on March 12, from 7pm to 9pm, at the Charles F. Dodge City Center, located at 601 City Center Way. Admission and parking are free. “Children today live in a very fast paced world and are exposed to so much more than often-times they are ready for,” said Pembroke Pines Commissioner Iris A. Siple, who organized the event with West Campus Charter School Principal Michael Castellano, the Education Roundtable Forum, and the City of Pembroke Pines. “It’s important that we collaborate together and take positive action to address their stressors, and also take an honest look at how to prevent the continuing rise in teen suicides.” Poland is a licensed psychologist. He is internationally recognized as an expert on youth suicide, self-injury, school violence, bullying prevention, threat assessment and school crisis. He has authored or co-authored five books and many chapters and articles on these subjects. During the presentation, he will help participants understand common factors in youth suicide; offer insight into how parents,
schools and the community can help today’s youth; and increase overall awareness of the issues facing children on a daily basis. Participants will have an opportunity for questions and answers. Community resource information also will be available, and light refreshments will be served. There are many warning signs of suicide. If someone you know is showing one or more of the following behaviors, he or she may be thinking about suicide. Don’t ignore these warning signs. he City of Pembroke Pines Police Department recently honored 19 Pembroke Pines elementary school students at Pembroke Pines Police Department Headquarters during its “Student of the Month” ceremony. The students were nominated by their respective teachers based on criteria set forth by the Pembroke Pines Police Department that included exemplary behavior, good citizenship, and being a good role model. After Sergeant James Henry welcomed the students, Pembroke Pines Police Chief Dan Giustino commended them for the actions that led to their nominations. Each of the honorees was presented a certificate, posed for a photo and received a goodie bag. Walter C. Young Middle School Hosts VEX Robotics Competition STEM-related problem. Approximately 300 students competed, including 46 teams from 36 schools. During the tournament, BCPS students participated in non-stop, action-packed challenges, where they competed with their custom-built VEX robots and showcased their skills operating and programming their robots. Every year the game and field elements (pieces on the field) change. This year, the VEX IQ Challenge game was called “Ringmaster.” To earn points, students needed to move colored rings

undreds of students from across Broward County Public Schools (BCPS) recently participated in a VEX Robotics Qualifying Tournament held at Walter C. Young Middle School in Pembroke Pines. The students competed in team matches using VEX Robots they designed, built and programmed to complete specific challenges. Students also submitted engineering design notebooks documenting their building and programming process. In addition, students in 4th to 8th grades researched and presented solutions to a real-world
onto or off of posts, releasing the rings in the bonus tray, and pushing rings to a designated section on the field. Teams had one minute to score as many points as possible either doing an autonomous run or a driver’s run. During the autonomous run, students programmed the robot on the computer in advance and then just ran the program at the beginning of the match. During the driver’s run, students used a joystick to control the robot on the field. For the STEM research project, students had to research a real-world robots to help with detecting and removing bombs. Several schools qualified for states, with the opportunity to move on to VEX Robotics Worlds Championship in Louisville, Kentucky in April. Two teams competed from Pembroke Pines. Silver Palms Elementary won the “Inspire Award” and Walter C. Young Middle School won the “Sportsmanship Award.” Unfortunately, neither of those schools advanced to states. The tournament was made possible due to a grant awarded to BCPS by the REC Foundation and NASA. The grant provides a robot, team registration funding and teacher professional development to participating schools. The grant is rolled out over four years, and will add additional schools each year until all BCPS elementary, middle and high schools are participating. THE DONOWAY CENTER NEW HOPE FOR ADVANCED PANCREATIC AND LIVER CANCER PATIENTS Patients once diagnosed with locally advanced Pancreatic and Liver Cancers were given little hope and often offered limited treatment options all with certain short life expectancies despite the treatment they were receiving. However, a new procedure called Irreversible Electroporation, also known as IRE or NANO-KNIFE for short, has changed all that. Patients are seeing a doubling and tripling of their life expectancies based on recently published reports. Though currently used in patients with known locally advanced disease it has now found its place in the operating room and used when patients are “unexpectedly” found to have more advanced disease than pre-operative imaging shows.

Dr. Robert Donoway, a surgical oncologist trained at SloanKettering, is the only surgeon performing these procedures. During the procedure, in the operating room, after it has been determined that the patient’s tumor is non-resectable, ne needle probes are placed through the tumor using ultrasound guidance to ensure there is no injury to critical structures such as the Bile Ducts and Portal Vein. High voltage current up to 3000 volts is delivered through the probes in 90 microsecond pulses synchronized with the patient’s heart rhythm to avoid any cardiac problems. The procedure lasts between 1 & 2 hours using imaging to follow the ablative process. After the procedure is completed the probes are removed and the patient is taken to ICU step down for a 24-hour observation period. Most patients are discharged in 2 or 3 days following surgery and because there is no major surgery to recover from they are able to start postoperative neo-adjuvant type chemotherapy and radiation sooner. After 3 to 6 months of combination treatment patients are re-evaluated and restaged. A number have been converted to Resection candidates, which is still deemed the standard of care. Preliminary results have been very encouraging and have more than doubled many patients' life expectancy. Clinical trials are ongoing to use new novel agents including monoclonal antibodies and vaccines as the next line of treatment in this highly selected & heavily pre-treated group. oot, ankle and leg problems in the growing child are often considered to be “Growing Pains” in the bone and muscles of the lower extremity. While in a small number of cases this might be true, in a majority of the cases the pains that plague these children and teenagers may be caused by lower extremity malalignment problems.
Causes:
▸▸ Excessively flat feet or feet that point to the outside. ▸▸ Children that are knock-kneed. ▸▸ Tight muscles, especially the calf, hamstrings and external rotator muscles of the hips.

Pain with activities, especially along the inside of the shinbone. Premature fatigue with activity. General avoidance of activity and sports. Leg pain, especially at night. Lower back pain. Often associated with toe walkers.

Many children who have been diagnosed with growing pains have primary causes that can be addressed with great success. Many of these children are not able to keep up with their peers during activity due to pain and premature fatigue and, ultimately, this may affect their self-esteem. They become more likely to sit at home and work with computers and are less likely to participate in sports. Inactive children usually become inactive adults who may be overweight. It is critical to understand why these children or teenagers are having leg discomfort and not have the problem brushed off as growing pains.

ood things are happening in Pembroke Pines. I am so very proud of a community outreach program taking place through the City of Pembroke Pines Community Services Department at The Carl Shechter Southwest Focal Point Community Center Campus. They have collaborated with the Alexander Nininger State Veteran’s Nursing Home to provide socialization activities and support to their clients. VA Nursing Home clients are being transported in Center buses to and from the Center to enjoy Wednesday VA Day where they can socialize with other Center members, participate in programs, activities and special events. On this day, there is also be a newly formed Veteran’s Support Group available - coordinated by the Center’s on-site counselor. In addition, the Center has a dedicated core group of volunteers who travel by bus to the VA Nursing Home for a Center Volunteers Visit for Veterans to socialize with clients, play games and provide activities. If you are interested in being a part of this, volunteers are encouraged to call 954-450-6888. It’s that time of year again to “tee off” for education at my 17th Annual Pembroke Pines Charter School Golf Tournament, which benefits the Pembroke Pines Charter School Foundation. The golf tournament will be held on March 23, at the Pembroke Lakes Golf & Tennis Center, located at 10500 Taft Street, from 10:30am to 6pm. This is such a fun day, complete with lunch, a raffle and a wonderful day of golf, all for a great cause.

he eyes are the first thing we notice when we meet someone. Beautiful eyes can make up for other features that are less than ideal. Likewise, eyes that are tired, droopy, or puffy may not reflect a vibrant inner self. It is often said that the earliest signs of aging are around the eyes. Fortunately, at the Weston Cosmetic Surgery Center, we can give you dramatically younger looking eyes through “eyelid lifts,” also known as blepharoplasty. A primary reason for droopy eyes is simply due to age. It can also be hereditary. As everything droops, so do the eyebrows. As the outer part of the eyebrows droop, the skin of the upper eyelids will look saggy, as if you had developed extra skin that was not there several years before. Removing this “extra” skin can drastically improve that droopy look. Another reason for “tired eyes” is because of droopy or migrating eyelid fat. This fat is held back by a thin wall of fibrous tissue called the orbital septum, which weakens over time. The fat, held firmly back by this wall in youth can bulge with age, giving you “baggy” upper and lower eyelids. Blepharoplasty removes this extra fat and tightens the wall, restoring a youthful contour. For those patients with puffiness under the eyes or baggy upper and lower eyelids, laser eyelid surgery can reduce and often eliminate these problems. The end results are a more alert and youthful look around the eyes. The prominent fat pockets can be removed from a hidden incision along the inside surface of the eyelid. This “no stitch,” no external scar technique is utilized when patients have fat prominence of “eyelid bags” alone without excess or sagging eyelid skin. If minimal excess skin is present, a skin pinch technique is combined with transconjunctival fat removal. In this case, a “pinch” of lower eyelid skin is removed. These techniques typically result in less swelling, less discomfort, and shorter recovery time. I will assess which technique is ideal for your eyes during your personal consultation. Recovery from eyelid surgery usually takes seven to ten days. Sunglasses allow you to go out in public immediately after surgery, and make-up can be worn within about one week. Normal activity can be resumed within a few days, and exercise can be resumed within 14 days after surgery. If the eyes looking back at you in the mirror are not reflecting how you are feeling, it might be time to consider a blepharoplasty. re you a parent with minor children? If you are, your days are busy and your life is full. Probably the last thing you want to imagine is the possibility that someday you may leave for work in the morning and not return. Who will take care of your children if something happens to you? As an estate planning attorney, I frequently see the sad consequences of a family facing an unexpected death, made even more difficult when minor children are involved. Does having an estate plan lessen the pain of an expected loss? Of course not. But it does take some of the burden off surviving family members: difficult decisions have already been made, priorities set, helpers designated. Other issues to consider are whether you’d like your heirs to receive an inheritance directly, or whether you’d prefer to have the assets placed in trust. Funds from a trust can be distributed based on a number of factors that you designate such as age, need, and/or even incentives based on behavior and education. All too often, children receive substantial assets before they are mature enough to handle them properly, with devastating results. Most importantly, give careful thought to your choice of guardian, ensuring that he or she shares the values you want instilled in your children. Life can change in an instant. ne of the most misunderstood aspects of the law is the Appeal. Everyone has heard the term, but most people don’t really understand what the process entails. Although everyone technically has the right to appeal a lower court’s decision, only under limited circumstances will the filing of an appeal be successful. Appeals in Florida are filed with the District Courts of Appeal. There are five District Courts of Appeal, which cover the entire state. In Broward County appeals are filed in the 4th District Court of Appeal which is physically located in Palm Beach County. Cases that are appealed in Miami Dade County would be appealed to the 3rd District Court of Appeal, which is located in Miami Dade County. There are certain deadlines which must be followed in order to file an appeal. An appeal must be filed within 30 days of the date that a final order is signed by the Court. I sometimes get individuals who call me to inquire about an appeal from an order signed six months before. Unfortunately, I must inform that they missed the deadline and so the order in question has now become final. Except under limited circumstances only final orders can be appealed. If a judge rules unfavorably in a matter during a hearing, that ruling cannot usually be appealed until a final order is signed.

An appeal is not a re-trial of the case. An appeal does not require witnesses to come to court and give testimony all over again. It is not a “DO OVER.” In an appeal you are asking a three-judge panel to review the lower courts decisions to determine if there were any errors of law. If a judge does not allow certain testimony or evidence to be introduced into a trial, that may be an error of law and can be appealed. If a judge listens to testimony and does not believe a witness, that is a matter of credibility and cannot be appealed. As you can see, the process is very technical in nature. Only issues which are preserved can be appealed. If in a divorce the couple voluntarily enters into a Marital Settlement Agreement, neither one can subsequently file an appeal, since an Agreement was reached. Such an agreement is binding upon the parties. If, however, the parties do not reach an Agreement, and a Judge issues a Final Judgment, either party may file an appeal and question the Court’s ruling. Statistics show that only a very small percentage of appeals are in fact granted. In most instances, if an appeal is granted; the case is sent back to the trial court for further proceedings; consistent with the Appellate Court’s ruling. There generally is no time limit for an Appellate Court to decide and waiting 12 months for a decision is not all that unusual. I strongly suggest that if you are considering an appeal, make sure you are within your 30-day window and hire an experienced attorney. The law firm of Evan H. he process of getting your home ready to be listed for sale on the market goes beyond the two most important aspects of simply finding the correct Realtor for the job of selling your home and setting the price right. Sellers generally want their home to sell quickly and to maximize the revenue received with the sale. However, very few of these sellers even think about prepping their home’s condition for that “easy sale.” Sellers have a great deal of control over how their property is perceived. There are quite a number of things that you as a seller can do to prepare your home for sale and to maximize its value in the eyes of prospective buyers. Below are just a few tips on preparing to sell your home. Before preparing your home for sale, prepare yourself first. Learn to separate your emotions from the selling process. I admit this is very difficult to do. It’s best if a seller totally disconnects and does not look at this as their home, rather as a product that you need to market and sell for the highest possible price. Prepare yourself of not taking the opinions from Realtors and prospective buyers about the home personally. While getting accustomed with the mindset of detaching your emotions from the sale, it is also best to start thinking of de-personalizing the property. This may seem harsh, but buyers tend to visualize the property as his or hers, and not yours. This can be accomPuzzleJunction.com plished by removing family portraits, personal photos and other personal effects that could cause a distraction to the buyer viewing the property. Another advantage to selling is to totally de-clutter. Buyers want to get a good feel for the layout and space within the house. Closet and garages in disorder with clutter pose a big turn-off to buyers. Beating your competition with condition is another important factor. Perform repairs to all that is in need of maintenance, from the leaking faucet to repainting to cover the nicks and scratches on the walls from the everyday wear and tear. A complete home inspection is recommended so that you will know of all the repairs beforehand and have an opportunity to fix them. Let’s revisit the number one aspect that counts in selling your home. A seller needs to get real about the pricing. Pricing your home above the fair market value to “leave room for negotiations” is an aged strategy that could end up hindering more than helping you. Today’s buyers are very educated about the market and the comparable sales within the area, which heavily influences the fair market value of your home. Have your Realtor do a comparable market analysis and price the property right from the onset. The old adage by where sellers price above the fair market value so that there will be room to negotiate just doesn’t make a lot of sense, does it? Price it correctly, so that you can have the maximum amount of interest and possibly create a situation where you will have multiple offers on the property.
