It is more important than ever to be thankful this Thanksgiving season. The contentious election has bombarded each of us with messages about how dire the state of the country is, how things are going downhill, and how others are making things so much worse.
Understanding how good we have it requires a bit of perspective. Social media algorithms combined with the political environment can make our present-day problems seem insurmountable. The reality is we are living such fantastic lives that our great-grandparents wouldn’t be able to imagine them. It is easy to be pessimistic. There are bloody wars in Europe and the Middle East, major storms have hit Florida and the Southeast, and, many live in despair. These challenges may be with us for some time but will be overcome. We have already come so far, so fast.
100 years ago, the life expectancy at birth was about 60 years; today it is 77. Antibiotics did not exist. There was about one vehicle on the road per 100 people. Two in three homes lacked electricity; six out of seven had no bathtub. A typical person completed about eight years of school; segregation was rampant across the southern U.S., and the most common job in America was a farm worker. And, this was during the “Roaring Twenties,” a period of relative excess. Things we take for granted today, like air conditioning, the internet, air travel, television, and higher education simply didn’t exist.
Taking stock of all we have today makes us incredibly thankful. We live in comfort in a beautiful community carved out of a swamp. Our children are relatively safe to pursue their passions. There are numerous educational opportunities for almost everyone. Each of us carries access to all the world’s knowledge in our pocket. Our community is an incredible melting pot of cultures. The necessities of life are almost universally provided for.
We are thankful for all we have.

Thanksgiving Day
Happy Thanksgiving! We hope you gather with family and loved ones to celebrate each other and give thanks for all that we have. In the words of John F. Kennedy, “Over three centuries ago, our forefathers in Virginia and in Massachusetts, far from home in a lonely wilderness, set aside a time of thanksgiving. On the appointed day, they gave reverent thanks for their safety, for the health of their children, for the fertility of their fields, for the love which bound them
STOP! What to Think About Before Choosing a Realtor
Selling or buying a home is one of the most important personal and financial decisions a family will make. Before you choose just any Realtor, it is worth it to take a moment to consider who’s truly best equipped to help manage your purchase or sale. This is especially true in the current South Florida market.
Roni Sterin of The Roni Sterin Group, has worked with more than 500 clients on real estate transactions worth more than $200 million. She is an expert on the local real estate market and has helped her clients find not just a house but their home. We sat down with Roni Sterin to learn more about what is important when looking for a Realtor.
What advice do you have for today’s real estate market?
My advice is simple: stop, research, and choose the right professionals. Real estate is highly nuanced, and having a knowledgeable team makes all the difference. While we’re still in a seller’s market, things have balanced since the pandemic.
Be prepared and make informed decisions to navigate this evolving landscape. It is important to work with a team that not only has experience but also has the relevant skillsets and relationships to help you attain whatever your real estate goals are.
It sounds like a realtor’s team and network are as important as the actual individual you are working with.
That’s right; working with someone with access to management, legal, strategic marketing, communications, and lending expertise is critical. At The Roni Sterin Group we offer a full-service real estate team committed to delivering personalized services tailored to the unique needs of both buyers and sellers.
Every transaction is different. You may need someone to negotiate repair or credits before a deal closes or need an expert in alternative financing. In a diverse community like South Florida, simply having team members who speak the other party’s language makes all the difference.
What advice do you have for homeowners looking to sell?
Every property we list begins with a detailed Comparative Market Analysis (CMA). This is a critical first step for anyone listing a home. A CMA is continuously updated as market conditions change to ensure your home is always priced competitively to attract the right buyers. You should treat every listing as a unique product launch with a tailored strategy that highlights the property’s unique selling points, identifies the property’s target audience, and selects the proper channels to reach those buyers. We believe that a powerful mix of traditional and modern advertising will reach the best assortment of potential buyers.
What about purchasing a home?
A good Realtor will help you navigate complex situations, ensuring a smooth journey and avoiding pitfalls in your home-buying process. At The Roni Sterin Group, we excel at risk mitigation and transaction management. Buying a home is a consultative process. Your real estate team will carefully evaluate your needs, preferences, and budget to match you with the perfect property. We help our clients secure the best financing and draw on our vast network of experts. Working with an experienced Realtor and her trusted partners is an excellent way to ensure a transaction is completed.
Are there particular attributes that are important when selecting a Realtor?
Whether buying or selling a home, you should engage with a Realtor with experience, professional expertise, and the professional qualifications necessary to help you. And, make sure you work with someone with deep community knowledge in the area you are interested in. At The Roni Sterin Group, we offer all of that, plus unmatched personalized service.
Sounds great! How can readers contact you for more information?
Readers can reach me by phone at 305-942-7446, email me at roni@agentroni. realtor, or visit my website at www.agentroni. realtor. We’re here to help with all your real estate needs!

If the Rodeo Grounds in Davie could share its storied history, it would spin tales of rodeo glory dating back to 1946. From the inception of the Five Star Rodeo in 1986 to the transformation into the Weekley Brothers Davie Pro Rodeo in 2007, this hallowed ground has witnessed some of the most prominent rodeo events in the Southeast. Once again, Davie is set to shine as The Bergeron Rodeo Grounds takes the stage, hosting The Weekley Brothers’ Southeastern Circuit Finals Rodeo on November 8th - 10th.
Billed as the largest rodeo east of the Mississippi, this championship event further cements Davie’s reputation as “Cowboy Town.” With Davie’s western theme, serene riding trails, and a community deeply dedicated to preserving Western Heritage, Davie exudes the spirit of the Old West right in the heart of South Florida.
The Davie Arena at Bergeron Rodeo Grounds boasts an expansive 72,000 squarefoot facility under its roof, accommodating up to
5,500 spectators. Over the years, it has proudly hosted more than 280 PRCA sanctioned rodeos since 2008.

DEBUNKING COMMON MISCONCEPTIONS ABOUT WILLS
By Andrea L. Jakob, Esq.
Did you know that the majority of Americans do not have a will? It's true! The number of US households with a will has been steadily declining. But estate planning isn't just for the wealthy, older adults, or married couples; it's beneficial for everyone. Let's bust some common myths about wills and estate plans:
Myth #1: Wills can be used to avoid probate.
I like to say that a will is a “Dear Judge Letter!” Many people believe that having a will allows them to avoid probate. However, even if you have a will, your estate may very likely go through probate if any asset does not have a joint owner or beneficiary designation. Probate is costly and delays distributions to your loved ones but is necessary to ensure that your estate is administered accurately and legally. To avoid probate, consider using a trust-based estate plan, which may very well avoid probate. As the saying goes, "An ounce of prevention is worth a pound of cure."
Myth #2: You cannot use a will for tax planning.
The certainty of death and taxes, as famously noted by Benjamin Franklin, is not quite as certain as the taxes you might owe at the time of your death. Estate taxes, sometimes called death taxes, are applied to assets (your money and property) that you leave to others when you pass on, but the threshold net worth value when these taxes kick in is very high. If you pass In 2024, you will not owe federal estate and lifetime gift taxes until your taxable estate is over $13.61 million, per person. However, the federal estate tax exemption amount is set to decrease sharply at the start of 2026 and revert to pre-2017 levels that are around half of what they are now. This anticipated decrease in the exemption amount might justify employing advanced estate planning strategies now, ahead of the 2026 sunset. Remember, "A penny saved is a penny earned."
Myth #3: Creating a will is cheaper than creating a trust.
Creating a basic will might be cheaper than creating a basic trust, but it is not an apples-to apples comparison. Trusts tend to be more complex and therefore more expensive to prepare. However, both wills and trusts can contain similar provisions that require a comparable amount of time to draft properly. Consider the costs of not having an estate plan or having a plan that falls short of your goals. Probate Administration can be costly, and your family will have to bear these expenses later.
Estate planning is not an area where it pays to cut corners. As the old adage goes, "You get what you pay for."
And Beware: A will does not determine who will make financial and medical decisions for you if you are alive but unable to make them yourself due to illness, injury, or age-related decline. As our population continues to age, many folks will leave their autonomy subject to the decisions of the state or county without proper estate planning.
To discuss your estate planning goals and how we can help you meet them, please reach out and schedule a consultation. Let's ensure your legacy is protected and your loved ones are taken care of.

Davie Resident Helps Fulfill Dreams for Critically Ill Children
Erin Watson, a Davie resident and sales training specialist at McGraw Hill, is transforming lives through her volunteer work with Make-A-Wish® Southern Florida. For more than 14 years, she has been a dedicated wish granter, helping to fulfill over 100 life-changing dreams for children battling critical illnesses.
Recently, Watson found a unique way to merge her professional role with her personal passion. When McGraw Hill planned its Higher Education National Sales meeting in Miami, Watson encouraged company leaders and employees to support Make-A-Wish through their “Red Cube Cares” initiative. The organization, which she knows well from her years of volunteer service, became the focus of their fundraising efforts.
Throughout the summer, Watson shared emotional stories about how granting wishes has impacted families. During a Zoom meeting that launched the campaign, one of her colleagues shared that his son had been granted a wish to visit Lego
headquarters in Denmark, inspiring many others to contribute. The result was an incredible $120,000 raised—enough to fund 24 wishes for children in need.
One of these wishes was for five-yearold Ariel Wisdom, born with a rare heart condition. Ariel, along with her family, attended the McGraw Hill conference, where they expressed their gratitude. “We felt appreciated at the sales event, and it was nice to see so many people that understood the importance of helping others,” said Jodi-Lee Wisdom, Ariel’s mother. “They gave us a priceless gift and, of course, Erin has a special place in our hearts.”
Watson, touched by the generosity of her colleagues, remarked, “I’ve sup ported Make-A-Wish Southern Florida for many years, but never been part of a contribution as large and impactful as this. Every individual can make a difference, but when we work as a team we can do so much more.”

Parents accessed a variety of free services, including vision and dental screenings, physical examinations, and behavioral health consultations, ensuring that their children have access to essential healthcare resources. Additionally, the event provides valuable information about safety, nutrition, and wellness from
healthcare professionals.
Beyond the health-focused offerings, “A Day for Children” also features live entertainment, games, and activities to keep kids entertained throughout the day. Families can enjoy bounce houses, face painting, character meet-andgreets, and more, making it a day of both learning and fun.

By creating an accessible space for healthcare education and entertainment, they strive to empower families to take charge of their children’s well-being. As the President of Community Engagement for USchool’s HOSA: Future Health Professionals chapter, Ariana led her peers in organizing a donation drive throughout September, collecting over 200 much-needed items such as blankets, slippers, pillows, and handheld mirrors.
The project, aimed at easing the stress faced by NICU families, was a collaborative effort. With support from the USchool Community Service Coordinator, teachers, and HOSA members, Ariana placed donation boxes around the school to encourage
student involvement. The collected items will be distributed to families staying in the NICU, offering them comfort during a time of great emotional and financial strain.
Ariana’s inspiration for NICU Literacy & Love was sparked in July 2023 when she visited the NICU at HCA Florida University Hospital as part of a medical immersion summer camp. During her visit, she saw firsthand the challenges that NICU families endure, particularly the difficult balance between caring for their ill newborns and managing financial pressures.
“Families in the NICU are already going through an incredibly difficult time,” Ariana said. “Through this initiative, I hope to help alleviate some of that burden by providing items that make their stay a little easier, so they can focus on their babies without worrying about additional expenses.”
In addition to the donation drive, NICU Literacy & Love creates care baskets containing baby supplies, books, and other essentials to help families. The project also promotes early literacy through reading programs designed for NICU babies, reflecting Ariana’s belief that even the smallest gestures can make a big difference in the lives of these families.
Ariana’s dedication to community service and her passion for supporting NICU families have left a lasting impact, and she hopes to continue expanding her efforts. Through NICU Literacy & Love, Ariana is driven to provide care and support to even more families in need, demonstrating her determination to make a meaningful difference.
On September 17, 2024, I was presented with a beautiful certificate from the Office of the Secretary of Defense, Employer Support of the Guard and Reserve recognizing the Mayor of the Town of Davie as a Patriotic Employer. I was nominated by Alexander Santos, who is a Public Works Employee. Mr. Santos has been with the Navy Reserve for 17 years, as a Petty Officer 2nd class. I was very surprised and honored to be selected. I am so proud to be one of the only elected officials in South Florida to be honored. The Town of Davie values our veterans for what they contribute to their communities. The stars were aligned that this recognition would be shared with our Congresswoman Debbie Wasserman Schultz. She met with the veterans one-on-one to hear their issues

The Veteran’s Breakfast has been a standard bearer in the Town of Davie. On this Tuesday in September over 116 veterans and spouses were served at the Veteran breakfast. We had the pleasure of having three (3) WWII Veterans present at the breakfast. Thanks to our wonderful Parks and Recreation and Cultural Arts team, who do a wonderful job ensuring everyone has a hearty breakfast.
The Davie Jazz Society kicked off their Season Opener with a Speakeasy / Jazz Event at Zona Village in Davie at 3890 Davie Road on October 20, 2024, with the following performances. I had the opportunity to showcase my talent and love for performing along with 3 Generations Trio and Krystal Clarke. The Davie Jazz Society is the volunteer community outreach sector
that supports the mission of International Jazz Day and the Jazz Festival. We are a society of musicians, artists, humanitarians, educators, business owners and non-profits working together to enhance the cultural climate in our community and the health and well-being of our residents. Music and especially jazz, with its improvisational spirit, is an important forum in which people with different life experiences can feel heard and valued. One area of concern that the society is addressing is mental health.
My mayor's breakfast continues to be a success. On October 22, I held my breakfast at That’s a Wrap in Davie. This will be the last of the breakfasts due to the upcoming holidays in November and December. Be on the lookout for the January 2025 date!
Please remember to cast your ballot on November 5, 2024, and make sure you research carefully the issues and candidates.

SW RANCHES UPDATE
By Mayor Steve Breitkreuz
One of the most critical issues currently facing Southwest Ranches is the potential for an incinerator being placed just outside the borders of Southwest Ranches. This is a critical issue not only for the Ranches but for the surrounding communities as well. I have been very proud of the Ranches taking the lead on this issue and working to ensure that incineration is not a part of our future as a Town or overall community.
Specifically, we have created a Town Zero Waste Board which helps lead the way in the County for us to show that not only don’t we want the incinerator near out community, but we also are willing to lead by example that recycling is a better option. Also, we have been working closely with the Countywide Broward Zero Waste Task Force to communicate the benefits of Zero Waste versus incineration. These have been grassroots efforts encouraged and nurtured by myself as Mayor and also the full Town Council.
Finally, we have been an active and leading participant in the Solid Waste Authority Board. This is the Countywide board that is actually developing the recommendations for Broward County and deciding if incineration will be part of this plan or not. I was selected to be on the Executive Board by my peers. This Executive Board is the working group, with the assistance of professionals in this field, that is developing the recommended plan. I have been developing a consensus among the members for solutions other than incineration. As long as I am mayor, I will continue this work. Otherwise, the municipalities on this board will select a replacement that will most likely not include the Ranches.
So, it is exciting to see that we are making this progress and I encourage you to join and support this effort.
As always, I am sincerely thankful for the opportunity to serve the residents of our Town as your Mayor. It is truly a blessing and an honor.
Impingement Syndromes in Dancers
By Dr. Carlo A. Messina
Pain in the front or back of the ankle can occur from a dancer standing “en point” or “demi point”. Pain behind the ankle is due to a bone prominence that pinches the soft tissue or due to a fractured bone or cartilage in the back of the ankle (Os Trigonum). A deep pain in the back of the ankle is felt and is made worse if the foot points down. Treatment includes Rest, Physical Therapy, and Anti-Inflammatory Medication. If the pain does not improve, a Cortisone injection is given to decrease inflammation and scar tissue. Unresolved pain may be treated surgically, thus allowing a full return to dance. The back of the ankle is cleaned out and a small piece of bone may be removed with Arthroscopic Surgery to allow the dancer to return to full activity. Rarely an open procedure is needed.
Pain in the front of the ankle is usually caused by thickening of the ankle
joint lining and can cause pain while moving the leg forward on the foot. This impingement syndrome is usually associated with an ankle ligament injury and can become very painful, especially the first thing in the morning when getting out of bed to walk or after sitting for a short period of time and getting up to walk. The inflammation and soreness usually lessen with activity but return later on in the day. Physical Therapy and a short course of Anti-Inflammatory Medication may be necessary to reduce the inflammation in the ankle joint. If that does not improve, a Fluoroscopic Guided Cortisone injection may be necessary to reduce the thickening of the soft tissue. If conservative measures fail, a Platelet Rich Plasma (PRP) injection can be given into the joint to improve healing potential. In some cases, the impingement in the front part of the ankle does not improve and Arthroscopic Surgery may be necessary to completely regain the ankle mobility without discomfort. In some cases, a
small spur is present on the front part of the lower leg bone. This can cause chronic pain and stiffness in the ankle. If present, arthroscopic removal of the bone spur is also performed to allow the dancer to resume activity. Prognosis is excellent with full return to dancing with proper treatment!

Like the answer to most medical questions, the answer is not so straightforward. There are many factors which go into the decision-making process. These factors include maturity/anxiety of the child, type of sedation available and financial resources available to the family. In our experience, the consideration of each of these variables is of utmost importance in consistently making the right decision for the pediatric dental patient.
The first step in the process is to gather all of the available information. This is accomplished by performing a complete assessment of the patient. The information gathered includes the obvious dental needs, diet, home care, age, emotional maturity, and dental anxiety. Most decisions regarding the treatment plan can be made at this stage.
For example, a two-year-old who suffers from carious lesions (cavities) on all primary (baby) teeth would likely require a more comprehensive sedation in order to complete the entire dental treatment in a non-traumatic manner. A child at this age does not have the cognitive and emotional ability to complete the treatment without potential long-term negative effects. In other words, without the right approach
By Dr. Maria Grosman
this child may become an adult with a long -term phobia of dentistry. On the other hand, a 16-year-old who has been consistent with regular checkups and has already had dental treatment in the past, would unlikely require sedation. Most other scenarios fall somewhere in between.
Once the needs are established, the type of sedation would be considered. Types of sedation range from simple anxiolysis with nitrous oxide (“laughing gas”) administered in the dental office setting to general anesthesia done in a hospital setting. This is where the experience and intuition of the pediatric dentist is of most importance. Ideally, we would like to use the medication facilitating the completion of the treatment with the least sedative effect.
Next month’s editorial will review the various types of dental sedations in more detail. It is at this point, that the parent/guardian must be informed and educated as to the process. For example, inhalation agents like nitrous oxide (laughing gas) completely exit the body prior to the end of a procedure. Other medications, depending on their route of administration, exit the body more slowly and prior arrangements should be made for an adult to sit with the child on the drive back home from the dental visit.
Lastly, financials should be considered when making final decisions. Insurance breakdowns provided by the major insurance carriers are usually very specific as to what will be covered in most situations.
However, if there is any ambiguity an estimation of benefits (“EOB”) may be requested from the insurance company prior to the start of treatment. Finances may also direct treatment. For example, in a situation where there is a lot of dental work to be completed, doing so under a “deeper sedation” may seem more expensive because of the higher cost of administration. However, if there is a large amount of dental work needed, doing so under a “lighter” form of sedation may result in the need for multiple visits. Possibly costing more in both time and money. Our advice is to focus on prevention. The sooner healthy habits are established, the less likely extensive treatment will be needed. Additionally, early exposure to the dental office (when dental work is not yet needed) decreases anxiety levels once dental treatment is necessary. There are also many benefits to the development of a relationship. The child is more comfortable and is more easily read by the doctor. Difficult conversations between parent and doctor are easily handled once there is trust.
