want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first. Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy on the left. Twenty-five years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more… A friend of mine convinced me to give a chiropractor a try. The chiropractor examined me, took X-rays, and then “adjusted” my spine. The adjustment did not hurt; it actually felt good. And guess what…I started feeling so much better! From daily migraines, I went down to three a week, and then to once in a great while. That’s when I realized that I wanted to become a chiropractor and help others. That’s how it happened! It’s strange how life is, because now people come to see me with their migraines. They also come to me with their chronic pain, neck pain, shoulder/arm pain, whiplash from car accidents, backaches, ear infections, asthma, allergies, numbness in limbs, athletic injuries, carpal tunnel syndrome, just to name a few. Here’s what some of my patients had to say: “Due to an auto accident, I suffered from severe neck pain, vertigo and I could not raise my arm to comb my hair. Touch-A-Truck Event Will Appeal to Kids of All Ages BY DEBBY TEICH
M
ost children dream about getting behind the wheel of a fire truck, ambulance, tractor or police car. On January 26, they will have an opportunity to get up close, sit behind the wheel, honk the horn, and explore their favorite vehicles they see on the road every day at the Annual City of Cooper City Touch-A-Truck at the Park event. Over 2,000 people are expected to attend the event, from 9am to noon, at the Cooper City Sports Complex, located on the corner of Stirling Rd. and Palm Avenue. Admission is free. The event has typically been held in the summer. Organizers decided to move it to January when the weather is a
little cooler. “Summers have been getting hotter and we wanted this event to be more enjoyable for the community,” said Trainor. “We hope the cooler weather will help.” Last year, there were nearly 40 trucks and vehicles on display from a variety of governmental agencies and private collectors. Fire and Police Departments provided SWAT, Hazmat equipment trucks, a Smart car with Macie (the BSO search dog), police fleet services, fire paramedics and fire trucks, including a restored fire truck that the children were allowed to paint. Members of the Public Works and Utilities Departments were present and Waste Management showed kids how a dump truck crushes the trash. There was a lawn mower, blower, pressure washer, and front-end loader, as well as a Publix freezer semi, seven military vehicles, Eloise the musical fire engine and more. One of the highlights of the event was when a US Coast Guard MH65 helicopter landed during the event. Organizers are
expecting similar vehicles this year. Children will also have an opportunity to enjoy a variety of fun activities, such as a bounce house, obstacle course, rock wall, coloring, and face painting. Organizers are still looking for companies that want to display their

Learn About Community Programs and Services at the Senior Lifestyle Expo BY DEBBY TEICH

n January 12, seniors will have an opportunity to learn more about community programs and services that are available to them at the 5th Annual Cooper City Senior Lifestyle Expo. The free event will be held in the Cooper City High School cafeteria, 9401 Stirling Road, from 10am to 1pm. “There will be a lot of great resources all in one centralized location,” said Felicia Trainor, Recreation Program Specialist.
Participants can meet some of the City’s program activity instructors; learn about City services; gather information from vendors on medical services, retirement opportunities, wellness, and more. Organizers are expecting approximately 500 people to attend. There will also be free health screenings, door prizes and complimentary refreshments. Adults of all ages are encouraged to attend. There will be vendors in a variety of fields,
such as medical, health/wellness, financial, retirement and more. Participants can visit with representatives from Memorial Regional Hospital, meet with financial advisors and more. The Broward Sheriff’s Office will be on-hand to teach home and car safety tips. Resident adults 62 years of age and older in need of transportation services can register that day with the Cooper City Senior Transportation Program. Cooper City offers a variety of programming for their active adult community. From monthly luncheons to weekly Bunco, there is always something to do. Town of Davie Helps Those in Need During Thanksgiving BY DEBBY TEICH

or millions of Americans, the Thanksgiving holiday is an opportunity to indulge in roasted turkey, buttery mashed potatoes, and pumpkin pie, while enjoying the company of friends and families. For those who are less fortunate, however, the holiday may take on a very different meaning. For over five years, the Town of Davie has participated in the HOPE Outreach Thanksgiving Food Drive, and this year was no different. Once again, Davie residents and Town staff made sure that those in need had an opportunity to celebrate the Thanksgiving holiday. “HOPE Outreach Center, a 501 (c) non-profit organization, provides assistance (children services, emergency services, and senior services) to Davie families who are in need,” said Leona Henry, Town of Davie Public Relations Coordinator. “This is just one way in which the Town is helping this organization meet its goals to help residents during the Thanksgiving holiday.” Founded in 1995, Davie-based HOPE (an acronym for “Helping Other People Everyday”) Outreach Center offers an immediate ‘hand up’ to people in the community who find themselves suddenly unable to make ends meet due to: job loss, disability, health crisis, and/or some other emergency circumstance. By providing

emergent financial support, food and other educational and social services, HOPE Outreach Center often serves as the financial and emotional bridge that allows families in Marco and Carlo Gonzalez crisis to return to donated items to the food drive. self-reliance and independence quickly and comfortably. The Town of Davie collected over $500 in food items and gift cards. Some of the items included: cans of mixed vegetables, black beans, baked beans, cookies, napkins, stuffing, rice, cranberry sauce, turkey gravy, crackers, juice, vegetable oil, peanut butter, popcorn, and gift cards. The items were donated by numerous residents, as well as residents Sara and Town staff. Everything collected was dropped off Davie Lourdes donated items to the food drive. at Saint David Parish Hall in Davie and donated directly to HOPE Outreach Center. “This year was huge success,” said Henry. “For 2019, with the help of our residents, Town staff, civic organizations, and schools, we hope to exceed this year’s donations. We would like to thank everyone who donated. Without them, this would not be possible.”

Town of Davie Participates in #SaferBy4 Campaign BY DEBBY TEICH
E
very year, young children lose their lives in the water or while sleeping. In an effort to reduce preventable child deaths, the Town of Davie is participating in the #SaferBy4 campaign, which was designed to help children reach their fourth birthday. It informs and educates families and care givers about water safety and safe sleep practices for infants. Drowning Prevention Broward County has one of the highest rates of drowning fatalities among children ages one to four each year. Drowning occurs in as little as two minutes. A child can enter a pool in the time it takes a caregiver to answer the phone or start a load of laundry. Most children who die from a drowning were never supposed to be in the water. They wandered away from a supervised area to enter water alone. The #SaferBy4 Campaign offers the following tips: ▸▸ Layers of supervision: Make sure that someone is always actively watching the water when a child is in the pool. Assign a “water watcher” to ensure that a responsible adult is supervising the child in the pool. ▸▸ Barriers: Children should never have accessibility to water without being accompanied by an adult. Have several barriers (in case one fails) to physically block a child from a pool. Barriers include door alarms, pool fences, self‐latching gates, child proof locks and pool covers. ▸▸ Emergency Response: Early activation of EMS, CPR and Rescue Breathing can mean the difference between life and death. Keep a phone by the pool and learn CPR and Rescue Breathing. ▸▸ Swim Classes: Town of Davie offers Mommy and Me swim classes for children six months to three years of age to help them get ready to swim and for water safety. The classes emphasize fun in the water and elementary swimming skills. During Preschool Swim classes, for ages 3 to 5, children
learn water safety, survival skills, and foundational swimming concepts in a safe environment. Safe Sleep In the last five years in Broward County, the most preventable cause of death of children under one year of age was from an unsafe sleep environment. The #SaferBy4 Campaign offers the following tips to prevent accidental sleep-related deaths: ▸▸ Always place your baby on his/her back for each and every sleep. ▸▸ Place your baby to sleep alone in a crib, bassinet or pack-n-play on a firm mattress with a tight-fitting crib sheet. ▸▸ No pillows, toys, bumper pads, loose bedding or blankets in the baby’s crib. ▸▸ Do not allow smoking around your baby. ▸▸ Do not allow your baby to sleep in a bed with you, other adults, or children. ▸▸ Your baby should sleep in the same room with you. ▸▸ Do not allow your baby to overheat. Dress them as you would dress for the day. ▸▸ Offer your baby a clean, dry pacifier when placing baby down for sleep. ▸▸ Breastfeeding is best for your baby. It has many health benefits for mother and baby. ▸▸ Make sure anyone caring for your baby knows that your baby only sleeps Alone on their Back in a Crib (follow the ABCs). or the second year, Cooper City residents decorated their houses to the nines for the Holiday Home Decorating Contest. It was an opportunity to use their creativity to win a prestigious title and join in the holiday spirit. “We host this contest to encourage residents to spread holiday cheer,” said Felicia Trainor, Recreation Program Specialist. “It was a great event. The residents really enjoyed it.” All of the houses in the contest were listed on a map posted on the city’s website. Many residents gathered their families to take a tour to see the houses lit up. Judges included pageant winners, local business sponsors and their families. The contest was limited to the exterior of the home. Most Lights - Steve Goolsby The winners were announced at Light Up Cooper City, which included lights, community youth performances, bounce houses, train rides, a craft fair, and children’s activities. After Santa and his reindeer arrived by sleigh from the North Pole, visitors got to take photos with him. The event was planned and produced by an all-volunteer committee of Forest Ridge residents and funded by generous sponsors. “This event is a great tradition that kicks off the holidays and spreads the joy of community spirit around our beloved Forest Ridge neighborhood,” said Kitty Preziosi, event leader of an all-volunteer neighborhood team and co-founder of the parade in 2000. The theme of this year’s parade was “Holly Days Around the World.” It included Parade Grand Marshal and founder Kitty Preziosi in a red convertible BMW

Cooper City 5K Richardson Run/Walk Celebrates 38 Years BY DEBBY TEICH

n February 3, runners and walkers will gather for the 38th Annual Cooper City Richardson 5K Run/Walk at the Cooper City Sports Complex. Registration applications are available online at www.coopercityfl.org, as well as at the Community Center. “It is a fun Cooper City Tradition promoting healthy lifestyle in our community,” said Felicia Trainor, Recreation Program Specialist for the City of Cooper City. The community event honors long-time Cooper City residents Jim Richardson and Ken Richardson. Both men have contributed to the success of this race over the past three decades through their dedication, promotion of running, and hard work. Both are retired from their professional fields and reside in north Florida with their wives. Most years, they travel back to Cooper City for the race. The timed 5K Run/Walk begins at 8am. Pine Island Multipurpose Center Offers Many Ways to Stay Busy BY DEBBY TEICH

avie’s Pine Island Multipurpose Center, located at 3801 S Pine Island Road, offers many ways for residents to stay busy. The Town of Davie even makes it easy to get there. It is one of several stops on the green and blue bus routes, which are a free transportation service provided by the Town of Davie. The large lobby has a designated area for flyers and pamphlets to find out what is happening around town. The Center also has a small theater with a stage, a covered outdoor patio area, full court indoor basketball gymnasium, and a kitchen. There are large and small rooms available to rent for meetings, events, and activities. The Center also has a wide range of classes and programs and many are free. Some of the free offerings include: Ageless Grace, Beads & Beads, Busy Bee Quilting, cards & board games, Hearts & Crafts, Mahjongg, Mini Crafters and Zumba (free for residents and employees of the Town of Davie/$5 for non-residents). There is a free Veterans Breakfast for local veterans and SHINE (Serving Health Insurance Needs for the Elderly) has free appointments available to help with

Town of Davie Seeks Contestants for Miss Orange Blossom Pageant BY DEBBY TEICH

n January 26, at 2pm, girls, ages 2-24 years old, who are Davie residents or attend a Davie school, have an opportunity to compete in the Miss Orange Blossom Pageant for a chance to be crowned one of Davie’s Queens. The pageant will be held at the Pine Island Multipurpose Center (Pine Island Park), 3801 S. Pine Island Road in Davie. The cost to participate is $25 before January 25 and $30 after that date. Winners will represent the Town at events throughout the year. “This pageant helps to build confidence and provide these young ladies with an opportunity to interact with other young women,” said Leona Henry, Town of Davie Public Relations Coordinator. “It helps children to think on their feet and encourages them to engage in public speaking.” The girls will compete in a party dress of their choice, as well as the western wear of their choice.
There will not be a talent competition. One queen and two princesses will be selected in each age division. The winners of the 2018 Miss Orange Blossom Pageant represented the Town at various events, such as the Orange Blossom Parade and Rodeo, Hippity Hoppity Egg Hunt, July 4th Festivities, and a host of other events. Griffin Elementary Students Practice Their Computer Skills BY DEBBY TEICH

ast month, students at Griffin Elementary School focused on their computer science skills during the Hour of Code, which took place at all Broward County Public Schools (BCPS). The annual event is part of a global movement that raises awareness about the importance of expanding computer science in schools and inspiring students to complete at least one hour of computer coding during Computer Science Education Week, December 3 – 9. “There have historically been a limited amount of opportunities for students to participate in Computer Science and Computational Thinking classes across all grade levels, achievement levels and schools,” said Dr. Lisa Milenkovic, Supervisor, STEM and Computer Science, Department of Applied Learning. “With

easily accessible, culturally inclusive and fun activities, students can try it out without fear of negative consequences.” This year’s Hour of Code theme focused on sparking students’ creativity and promoting inclusion with computer science for all. Students participated in both “plugged” activities, which are done on computers, and “unplugged” activities, which use a variety of noncomputer-based resources to help teach students about computer science. At Griffin Elementary, all students in grades kindergarten to 5th participated in the activities. They had an opportunity to code a dance party, code with color (unplugged) robots, play an unplugged game, code various robots and much more. They will be continuing their computer science studies beyond the hour of code in the upcoming weeks. “All of the students that participated were extremely engaged and excited to complete the activities,” said Milenkovic. “This excitement is a direct result of the hard work and motivation completed and cultivated
by the excellent Computer Science teachers in their classrooms.” BCPS has been a national leader and model for computer science in schools, with courses, curriculum and activities at every school. For the past six years, students in all 236 BCPS schools have participated in Computer Science Education Week and were provided the opportunity to complete an Hour of Code. “Computer Science education is so important, because it teaches students directly relatable skills like communication, collaboration, persistence, creativity and problem solving,” said Milenkovic. “All of this should happen every single day in every single classroom, but has to start somewhere. Why not have it start with 60 minutes...one hour.”

Kiwanis Brighten the Holidays for Cooper City Elementary Students BY DEBBY TEICH
T
he Kiwanis Club of Cooper City is committed to serving the children of the world, as well as those in their own community of Cooper City. Last month, they made the holidays a little brighter for some students at Cooper City Elementary. Kiwanis volunteers held a Christmas Party at Cooper City Elementary School for deserving families. There was plenty of food and Santa Claus showed up with gifts for the children. “Kiwanis members are simply individuals who care about the welfare of children and improving their community,” said Steve Cummings, member. Kiwanis will continue their efforts in the community with two events this month. On January 12, at 8am, volunteers from Kiwanis will participate in the Horses and Handicap program, which runs from October to March on Saturday mornings. The program is free to the selected participants, many of whom suffer from Down Syndrome, Cerebral Palsy, Muscular Dystrophy and Autism. There are always two licensed workers and many volunteers from the Key Club and Kiwanis at the horse ranch. On January 19, the club will sponsor the 11th
Annual Pancake Breakfast and Garage Sale at Cooper City High School. It is open to the community. The event typically raises $3,000 - $5,000, which is used for scholarships for Cooper City Key Club seniors and to help defray CCHS graduate Kayla Sutton did face painting. the cost of some events. Breakfast begins at 7:30am and costs $6. It includes pancakes, sausage, pancake toppings, coffee, juice and pastries. Approximately 400 people typically attend the garage sale, in search of a variety of old and new items. Vendors can purchase a spot for $25, which includes two parking spaces. They must bring their own tables, chairs and tents. Club members meet on the 2nd Wednesday of each month at the Cooper City Community Center at 6:30pm. All meetings are open to the public. The club is always looking for new members to participate in events throughout the year. “We have active members of all races, genders, ages and religions,” said Cummings. “All we

ask are for dedicated volunteers willing to serve with us.” Members recently assembled baskets with food and toys to help local Cooper City residents through the holiday season. The club does two to three Publix food drives, giving the food to the Hope Outreach Center, which serves all of Broward County. It also does a separate food drive for the CCHS Key Club Harvest Drive. Members also participated in the 18th Annual Christmas in July event, where they provided approximately 1,500 children, as well as their parents, foster parents, caregivers, or house parents, with a day of fun. Participants received backpacks filled with clothes, shoes, school supplies, books, toys, and hygiene products. Should I Have My Child’s Wisdom Teeth Extracted? BY DR. MARIA GROSMAN hould I have my child’s wisdom teeth extracted? This is a question I am asked frequently, especially at the end of orthodontic treatment. The question is very logical. We have been working to align the teeth for two years and everyone is excited to unveil their new smile to the world. The last thing that anyone wants is to leave the wisdom teeth to spoil our great work. On the other hand, the extraction of third molars is usually carried out by an Oral Surgeon using some form of sedation. The decision to refer must be thought out and based on science. According to the American Association of Oral and Maxillofacial Surgeons (AAOMS), the decision to avoid extracting the Third Molars (AKA Wisdom Teeth) depends on their meeting the following criteria: completely erupted and non-impacted, completely functional, painless, free of decay, disease-free, capable of being properly cleaned. As can be seen from this list, the academy of oral surgery leans heavily toward extraction. This list fails to aid in my decision making in most cases, as the average teen completes orthodontic treatment between 13-14 yrs old and the wisdom teeth erupt between 17-21 years old. What I prefer to use as a guide is the anatomy of the mandible (lower jaw) and the developmental stage of the Third Molars. For example, there is a nerve that runs the length of the lower border of the mandible called the inferior alveolar nerve. Among other things, this nerve provides for our feeling in the lower lip. The Third Molars develop right over this nerve and it is not until around 15-16 yrs old that the roots of the teeth tend to approximate and sometimes even wrap around the nerve. I allow the third molar to grow and hopefully find a reasonable eruption path prior to the completion of development of its roots. If I find that there is too much pressure being placed on the 12-year molars, I will refer for evaluation prior to the full development of the roots. What this accomplishes is the removal of the Third Molars with a much reduced chance of damage to the nerve. As in most situations, timing is everything. Our protocol consists of consistent retainer wear as soon as braces are removed. We then monitor the third molars until they either come in or are removed. Consistent retainer wear is more than sufficient in maintaining that beautiful smile through the process. In fact, we are recommending long-term, night time wear of the retainer even if the Third molars are removed. As it turns out, the eruption of the Third molars is the most well known, but not the only factor which can cause shifting of the teeth over time.

Combining bold surveillance tactics targeting “hot spots” and known or suspected burglars with cutting-edge law enforcement predictive technology, burglaries in our communities plummeted in recent years. BSO is also one of the largest policing agencies in the nation to have successfully deployed body-worn cameras to our uniformed officers. All BSO road patrol deputies are now equipped with this technology, and it’s already been paying dividends. It provides transparency and accountability to the public we serve. While stopping criminals is important, equally important is addressing the root causes of crime and preventing individuals from initially turning to a life of crime. Our community policing efforts address these approaches, as do our programs which seek to help the mentally ill, youth and the homeless. The help we give to community groups also helps strengthen our community and its support network of social services. t is with great excitement that Union Institute & University announces the inauguration of Dr. Karen Schuster Webb as the university’s sixth president in its 54-year history, and the first African-American woman to hold office. President Webb took office as president on July 1, 2018, after a national search was conducted to replace retiring President Roger H. Sublett, Ph.D., who served as Union’s president for 15 years. The visionary leader’s inauguration took place at the National Underground Railroad Freedom Center in Cincinnati, Ohio last November. Due to the fact that I need to submit my articles more than a month prior to publishing, it may be difficult to give you information in a timely manner. Therefore, I suggest that you go to the Town’s website periodically to check on alerts and upcoming events: www.davie-fl.gov. Congratulations to Caryl Hattan and Susan Starkey for their re-election to the Davie Town Council. The Mayor, Bryan Caletka and Marlon Luis were automatically re-elected when no one opposed us. The entire council was sworn in on November 19 after a lovely reception. Each pledged to continue keeping an eye on spending and working diligently to secure the safety and security of the residents along with keeping Davie the best place to live, work and play. Emphasis on the maintenance of our vast open space and equestrian lifestyle were also important priorities. We are also thrilled that Davie resident, Michael Gottlieb, is now our District 98 State Representative in Tallahassee. We look forward to working closely with Representative Gottlieb on a plethora of projects for the Town. Our hearts go out to our police department and the family of Lt. Chad Rosen who passed away from leukemia on Thursday, November 8. He was a dedicated father and husband who gave his heart to Davie PD. You will be missed, Chad. He was laid to rest on Veteran’s Day and was surrounded by all those who shared his life and love of the Davie PD. We also remember Coral Springs Mayor Skip Campbell, Pastor Darrell Stuehrenberg and Ron Reitsma, all who left this world much too soon. The Town of Davie, in collaboration with Memorial Regional Hospital, hosted an Opiate Education/Suicide Prevention Community Outreach Panel on Tuesday, December 4, in the Town Council Chambers. This session educated the public and provided an opportunity to speak to professionals who were available to answer questions and provide information on how to seek assistance. The panel was comprised of healthcare professionals from Memorial Healthcare Systems and Town of Davie Public Safety personnel. The Town has finalized its bulk waste schedule for 2019 and is working to update the maps to make them easier to use. The Town is keeping its green and gold week schedules; however, we will be color coding your area on the map to clearly identify your day of the week. In addition, we are enlarging the bulk waste schedule magnets to ensure that all the information is accessible. The Town held a household hazardous waste (HHW) event on Saturday, December 8, at Davie Town Hall, 6591 Orange Drive. We are in the process of scheduling four HHW events for 2019 throughout the town. Please be sure to save the HHW flyer that arrived in your mailboxes in November with the 2019 dates and locations. A reminder about the Mayor’s breakfast meetings for January. I decided to mix it up a little and add some new locations. They are: Jan. 7 – Alley’s Cafe (Shenandoah Plaza), Dec. 21 and 28 – Flashback Diner (Davie Rd.). All are at 9 am.

The Possibility of Private School BY EVAN BARON his time of year, parents are often planning for school for next year. If the child is in public school and he/she is remaining in the same school, there usually are no issues to be discussed. If, however, one or both of the parents are considering private school, certain issues may arise. What school will we enroll the child in? Who will pay for the expense? Is private school even to be considered? If so, will it be religious based? These are some of the questions which often need to be addressed. If the parties have already entered into a Marital Settlement Agreement and Parenting Plan, and there is a provision which states that the minor child(ren) will attend private school, then the parties were wise enough to plan ahead and resolve the issue before it became a topic of litigation. Of course, there still maybe the question of which school will they attend? Often times it depends on cost, distance from home and, obviously, the school’s reputation. It would seem that parents, even divorced parents, could decide what is best for their children. Of course, this is not always true. If private school was not originally agreed to, then an Agreement must be worked out between the parties. Private school is not a right, but rather it is a privilege. There are public schools which will provide an education free of charge. In most instances, a parent cannot be forced to pay for private school. If, however, certain conditions exist, the Courts could rule otherwise. For example, if a child has been attending private school for many years, then a judge may not want to disturb the child’s education. Of course, this is very much contingent upon the affordability of private school as well as the parent’s ability to contribute. If one of the parents does not have the financial means to pay, then the other parent could certainly agree to pay 100% of the costs. This, however, will not be considered a substitute for a child support obligation. The other issue is whether there is the necessity for private school. Many children have special needs due to learning disabilities or perhaps ADHD. The public schools often do not have the resources to provide for these children. Private school maybe the only answer to insure that they receive the care and education they require. What if one of the parents refuses to enroll the child in a private school and the other parent cannot afford it? Will the courts put the child’s needs first? The law says that in certain cases a judge can order a parent to pay for private school, even if he/she objects. This will only occur if it can be proven that the public school system cannot accommodate the child and the refusing parent has the financial means to contribute. If it is too great a hardship the court’s hands maybe tied. Based upon Florida’s “Shared Responsibility” laws, decisions about school should be a joint decision. Neither parent should take it upon himself/herself to decide without discussion. As in most instances, a few minutes of constructive dialogue can save hours of litigation.

Since 2011, the U.S. median home price has risen 55 percent while wages are up only 18 percent. Now, the Federal Reserve has become more aggressive against inflation; with several short-term interest-rate increases over the past year and more likely on the horizon, mortgage rates are trending up. Only 38 percent of consumers today strongly believe it’s a good time to buy, down from 43 percent last year, and the numbers are lower for renters who don’t have equity to tap for a down payment.” Yun goes on to report that the rising economy is not necessarily lifting sales. “Home sales and contract signings have been mostly flat or down slightly over the last six months despite job and wage gains and broad economic strength during that time. The culprit is declining affordability. It’s not all bad news, though. The reason for the Fed’s rate hikes is that the economy is roaring. Jobs openings are at a record high, and the number of people applying for unemployment checks is at historic lows. As long as the economy stays strong, home sales could head up even as rates continue to rise.” Yun ends his report: “A recent survey NAR conducted shows 50 percent of consumers strongly indicate it is a good time to sell, compared to only 28 percent just two years ago. Most home sellers will also be buyers. With inventory expected to grow, prices will stop rising so fast. That’s a healthy adjustment.”

On the 46-day program, the numbers average 30 pounds for women and 40-50 pounds for men. Do clients keep the weight off? Ninety percent of Slender Fit U clients keep the weight off. After completing the HCG/B12 program, you go on a threeweek maintenance program, gradually introducing a higher calorie diet and making sure that you do not gain any more than two or three pounds. Does the diet involve exercise? Exercise is not required and does not improve your end result. It is a scientific program and it is the combination of the HCG and the low-calorie diet that produces the weight/fat loss. However, exercise is allowed. How does the weight loss program work?
