want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first. Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy on the left. Twenty-five years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more… A friend of mine convinced me to give a chiropractor a try. The chiropractor examined me, took X-rays, and then “adjusted” my spine. The adjustment did not hurt; it actually felt good. And guess what…I started feeling so much better! From daily migraines, I went down to three a week, and then to once in a great while. That’s when I realized that I wanted to become a chiropractor and help others. That’s how it happened! It’s strange how life is, because now people come to see me with their migraines. They also come to me with their chronic pain, neck pain, shoulder/arm pain, whiplash from car accidents, backaches, ear infections, asthma, allergies, numbness in limbs, athletic injuries, carpal tunnel syndrome, just to name a few. 82nd Annual Orange Blossom Festival, Parade and Rodeo Offers Family Fun BY DEBBY TEICH
T
his month, the Town of Davie will celebrate its unique heritage and roots as an agricultural community. Approximately 15,000 people are expected to attend the Town of Davie’s 82nd Orange Blossom Festival, Parade & Rodeo. The event kicks off on Friday, February 22, with the James B. Pirtle Memorial Golf Classic, at 1pm, at the Davie Golf and Country Club. Later that evening, there will be a free concert featuring Rema Dee, at Old Davie School Historical Museum, from 6pm to 9pm. The Festival will be held on Saturday, February 23, from 9am to 6pm, and Sunday, February 24, from 9am to 5pm. Admission is free. This year for the first time, there will be a Classic Car Show on February 24, at the Old Davie School Historical Museum, from 11am to 2pm. “This Orange Blossom Festival, Parade and Rodeo is a staple in Davie,” said Jeff Pohlman, Parks, Recreation and Cultural Arts Director. “It is a true representation of our historic roots, diverse culture, and family-oriented atmosphere that is promoted throughout the Town. Residents from across Broward County are all invited to attend and enjoy a tradition that is near and dear to our hearts. Every year, the
festival, parade and rodeo get more exciting. It is enjoyed by all.” The Orange Blossom Festival will feature more than 250 displays and will be stationed on Orange Drive, from Davie Road west to S.W. 66th Terrace. Free activities for both days include arts & crafts show, fine arts show, musical entertainment, Cowboy Town, Native American display, animal farm, western carriage display, commerce corner, information displays, and green product displays. There will be free concerts on Saturday and Sunday as well. There will also be a free kids’ corner that includes inflatables, activities, and vendors. The parade will begin at 10am on Saturday and will proceed down Davie Road between Orange Drive and S.W. 39th Street. More than 80 floats, marching bands, youth groups, noprofit organizations and others are expected to participate. Awards will be presented to the parade winners after the parade. A variety of food will be available for purchase all weekend. On Saturday and Sunday, there will be an old-fashioned Strawberry Festival at the Davie Woman’s Club. Fresh strawberries and homemade
shortcake will be served, as well as other strawberry creations. Just like in the old west, guests can also purchase fresh home-grown vegetables and fruits at the old fashion farmers market. There will also be a large food court with everything from burgers and fries to gyros available for purchase. Family entertainment will take place on both days throughout the festival. In addition to the free concerts, visitors will also have an opportunity to see an authentic rodeo on Saturday at 7:30pm, and Sunday at 2pm, at the Rodeo Grounds, 4271 Davie Road. Real cowboys and cowgirls from around the world will compete for championship titles as they challenge 2,000-pound bulls, ride bare back, wrestle cattle, barrel race, team rope, and more. Festival, Parade and Rodeo Parking will be available behind Davie Town Hall and can only be accessed via Davie Road. Parking on the festival grounds is $5 per vehicle. Join in the Fun at the Mayor’s Countywide Chess Challenge BY DEBBY TEICH

hess has long been regarded as a game that can have beneficial effects on learning and development, especially when it is played from a young age. On February 9, chess players of all skill levels and ages are invited to participate in the Mayor’s Countywide Chess Challenge, from 9am11am, at the Pool & Tennis Center, 1600 Stonebridge Parkway in Cooper City. Hosted by the City of Cooper City, the event will include Mayors, elected officials and community leaders throughout Broward County. The Mayors’ Chess Challenge is a free program designed to bring attention to the benefits of chess in both the academic environment and in the community. The challenge is held in collaboration with the National Scholastic Chess Photos: City of Cooper City Foundation and several

other municipalities in Broward County. Over 100 kids and parents typically attend. It is an opportunity for school-aged children to exercise their minds, as they compete against elected officials and one another. From 9am-10am, volunteers will be available to teach the basics to beginners. From September to May, the challenge rotates monthly to 19 different municipalities in the area. Recent challenges have been held in Parkland, Coral Springs, North Lauderdale, Weston and Dania Beach. Kids get a passport that gets stamped for each month they attend. Many of the students are members of elementary, middle and high school chess clubs throughout Broward. his month, Davie residents can experience live theater right in their own neighborhood. The Actors Community Theatre of Davie will be presenting “Towards Zero,” by Agatha Christie and Gerald Verner. Performances will be held at the Davie Pine Island Multipurpose Center on February 8, 9, 15, 16, 22 and 24 at 8pm, as well as February 9, 10, 16, 17, 23 and 24 at 2pm. “The plays are always very professionally done and you cannot beat the price,” said John Goodman, who has attended many of the productions. “Towards Zero” will be directed by Murphy Hayes. When a house party gathers at Gull’s Point, the seaside home of Lady Tressilian, Neville Strange finds himself caught between his old wife Audrey and his
new flame Kay. A nail-biting thriller penned by the Queen of whodunits, the play probes the psychology of jealousy in the shadow of a savage and brutal murder. The investigation unfolds before your eyes live on stage; keeping you guessing right up to the pointed heart-pounding ending. The City of Cooper City is holding its 3rd Annual Pageant, offering residents nine years and older an opportunity to represent the city and promote volunteerism through their community outreach. They will be selecting Mr. Cooper City, Ms. Cooper City, Miss Cooper City, Miss Cooper City Teen and Little Miss Cooper City. The pageant will be held on February 19, in the Cooper City High School auditorium, at 7pm. The deadline to enter is February 15. “This is a great way for your ladies to meet new people, get their message across and win a scholarship,” said Felicia Trainor, Recreation Program Specialist. “This is the first year we will be offering scholarship money to our winners.”
Little Miss Cooper City Pageant Little Miss Cooper City Pageant applicants must be residents of Cooper City and between the ages of 9 years old and 12 years old. They will be judged in three categories that count equally: Personality, Presentation and Poise. Contestants will each partake in an onstage question and answer portion of the competition. Davie Student Gets Volleyball Court Approved BY DEBBY TEICH

ifteen-year-old Kayla Reynolds of Davie is passionate about volleyball. Thanks to her efforts, soon she won’t have to travel very far to play the sport. Last year, she was a student at Indian Ridge Middle School, where she played on the volleyball team. She lives close to Bergeron Park and noticed that there is a big open field that does not get used very often. After thinking about how the Davie community might benefit from a team sport like volleyball, she decided to write a letter to Davie Mayor Judy Paul to request that a volleyball court be built on the site. The idea made its way from an idea presented at a council meeting, to the review and unanimous vote of the Parks and Open Space Advisory Committee, and finally to a unanimous approval by the Town Council at the December

Kayla currently attends Western High School. She plays for the school team, as well as for the SoFlo Volleyball Club. “I fell in love with the sport because of the adrenaline it gives me when I touch the ball,” said Kayla. “Every time I pick up the ball, I learn something new. I can’t imagine my life without volleyball. I think the volleyball court will bring value to the park and the Town of Davie.” This is the first time that Kayla has tried to initiate change in the community. She says, however, that the positive results have inspired her to continue her efforts. “It is important to make positive changes in our community, such as adding an outdoor activity like volleyball,” said Kayla. “I think everyone should take value in their city. To reach your goals in life you have to be persistent. Just like with volleyball, you keep improving and working hard. I hope that I inspire other people to make positive changes in their community.”

Get Informed and Have Fun at the Fire & Police Expo BY DEBBY TEICH

hen most Davie residents have an emergency, they call the Davie Police Department or Fire Rescue for help. On February 9, they will have an opportunity to meet and learn more about some of the people who serve them at the Town of Davie Police and Fire Expo. The annual event will be held at the Public Safety Complex, located at 1230 Nob Hill Road, from 10am to 2pm. “We look forward to the Fire and Police Expo every year,” Chief Downey said. “It’s always a fun day for all the towns’ residents to see us in action.” Throughout the day, visitors will enjoy several demonstrations from Davie’s Fire and Police Department, including: a helicopter, Dive Team, Vehicle Extrication Drill, K-9, SWAT, Police Motorcycle Unit, and Rappelling. They can explore the fire engines, rescue trucks, SWAT trucks, community response vehicles, the smoke trailer, the Crime Scene Unit, and other activities. Children will also have the opportunity to try on some of the fire gear. A face painting booth will also be available and children can participate in the Home Depot Kids Workshop. Local and state agencies will have tables and

Learn about Davie’s Pioneers at the Old Davie School Historical Museum COMMUNITY NEWS

f you have ever wondered how Davie’s pioneers lived without all of today’s modern conveniences, visit the Old Davie School Historical Museum. During the Orange Blossom Festival, volunteers will give visitors a taste of what life was like in the early 1900’s. Reenactments will be held on February 23 and 24, from 12noon to 2pm. Volunteers in pioneer attire will take visitors on a tour of a reconstructed 1909 one-room pioneer house, so they can see how Florida pioneers lived before electricity and indoor plumbing. Visitors can also sample biscuits and cornbread cooked over the fire, make butter and squeeze oranges for fresh juice! They might even get to taste Franklin’s special cherry cobbler. During the Festival, free guided tours of the Old Davie School Historical Museum will also be available each day at 12noon and 1:30pm. The museum tells the story of how the community of Davie grew from the reclaimed land of the Everglades into the booming town it is today. Visitors can also explore a
replica 1920’s classroom, showing how the Davie School has long played an important role in the community. “For 100 years, the Davie School has served as an educational center for the Volunteers reenact pioneer life during the Orange Blossom Festival. community,” said Leslie Schroeder, Director of the Old Davie School Historical Musuem. “Today, the Old Davie School Historical Museum invites visitors to experience South Florida’s agricultural past and the vibrant and economically diverse region that exists today. ODSHM preserves and showcases the rich heritage, culture and history of Davie and western Broward. Through tours of the 1918 Davie School, two 1912 historic homes, and a 1909 Pioneer Village, visitors develop a sense of place, an understanding of the community and the dependency on the Everglades that was an integral part of the towns and cities that comprised South Florida at the turn of the century. Southwest Ranches Earns NWF Community Wildlife Habitat Certification BY DEBBY TEICH

outhwest Ranches was recently certified as a Community Wildlife Habitat. The Certification was presented to Council at their meeting in December 2018 by Patrick Fitzgerald of the National Wildlife Federation. This achievement is the result of years of cumulative effort from staff and volunteers, who have worked to certify Town parks and public spaces, as well as to create awareness for residents to Certify their properties. “The Town’s certification effort has been a focused endeavor to emphasize the importance of coexisting with wildlife,” said December Lauretano-Haines, Town Parks Manager and Certified Florida Master Naturalist. “Fostering connection to the natural environment is inexorably tied into our community’s mission of ‘Preserving our rural lifestyle.’” To become certified, a community must commit to creating and preserv-
ing habitat, register to participate and take other actions such as identifying a team to work on Certification, keep records of steps taken, and even get residents, businesses, schools, and public buildings, to be certified, as well. The Town has certified four of its parks as habitats, including Sunshine Ranches Equestrian Park, Rolling Oaks Passive Open Space Park, (Founders’) Trailside Park and Calusa Corners Park. The Town Hall is also a public property that has wildlife habitat certification. In addition, several Advisory Board and Council Members have certified their own properties to set an example for residents. Certifying Southwest Ranches as a wildlife habitat community makes a difference for wildlife, the environment, and ourselves. These actions are important for today and for future generations of Southwest Ranchers. The health of our wildlife populations tells

It is easy to create habitat and get certified. Just provide the basics wildlife needs to live: food, water, cover and places to raise young, and
you’ll find them flocking to your yard. Keep the habitat you’ve created healthy by practicing sustainable gardening using native plants, conserving water, and not using pesticides or herbicides. Am I Too Old for Orthodontics? BY DR. ALON GROSMAN or many years, braces have been as strongly associated with adolescents as acne. However, this has been changing dramatically in recent time. In 2010, the American Association of Orthodontics reported that the percentage of adults being treated with orthodontics has increased to 22 % nationally. This is a 50% increase from a similar study done in the mid 1990’s. One factor which seems to be responsible for this upswing in adult orthodontic treatment is an increase in cosmetic options. The size of braces, even the metal braces, has decreased significantly. Tooth colored braces have been around for a long time, but have had the poor reputation of staining. With advancements in materials, this is no longer a concern. Clear aligners, used increasingly in recent years, have brought another option for adults hoping to hide their treatment. Another factor which seems to have affected the rate of adult orthodontics is self-perception. When I turned 25 years old, I remember hearing for the first time that “30 was the new 20.” It was very inspiring to know that as I approached 30 I was actually getting younger. Ten years later, I was lucky enough to discover that “40 is the new 30.” This general optimism in aging has brought with it a new industry of “wellness.” Magazines have been created that are dedicated to health at various stages of life. Doctors espousing the “truth” about longevity have taken over prime time television. Plastic surgeons have plastered local advertising with new technologies in turning back the effects of time. From the dental industry, we have seen whitening material become an over the counter item. In my field of orthodontics, Align Technology, the parent company of “Invisalign,” has poured millions of Wall Street dollars into marketing campaigns targeting adult patients. Should age be a factor in the decision to start orthodontic treatment? Absolutely not. In my opinion, there are both advantages as well as challenges with treatment of every age group. Treatment of the teen age population has the benefit of growth. We are able to accomplish some goals which would not be possible with adults without the use of jaw surgery. However, hygiene and motivation can become compromised very quickly. Adults, on the other hand, are usually very motivated as they have truly considered the sacrifice of time and finances before starting treatment. Still, treatment time for some adults tends to be longer. Reasons for an increased length of treatment time range from the need to open or close spaces for missing teeth, higher or lower density of bone, or a decreased level of bone support due to a history of gum disease. The most important part of any treatment, regardless of age, is the proper diagnosis of all related conditions of the mouth. This may require input from the dentist, periodontist (gum specialist), or other dental specialist. Once this is accomplished, the orthodontist can create a realistic treatment plan using the orthodontic appliance, whether it be braces or clear aligners, which can accomplish these goals. In short, I like to prescribe to my own philosophy that one is only as old as one feels. If you desire improving your smile and having teeth that fit together comfortably, then you should certainly consider orthodontic treatment.

Davie Residents Enjoy Playing Pickleball at Bamford Park BY DEBBY TEICH
O
ne of the fastest growing sports in America, Pickleball combines ping pong, tennis, and badminton. For the past five years, people of all ages and athletic abilities have been having fun playing the game at Bamford Park in Davie. It has become extremely popular with ages 50 plus, and has even caught on among high school and college students. “Pickleball is something new and different for all ages,” said Anthony Induisi, Recreation Leader. “It is the combination of tennis and ping pong all wrapped in one.” Pickleball is easy for beginners to learn, but can develop into a quick, fast-paced, competitive game for experienced players. It can be played either as singles or doubles. The court is about one-third the size of a tennis court, and players can easily move to get to the ball. The game is played with a pickleball paddle, a 20-foot-long and 34-inch-high net, and a plastic ball. They volley the ball back and forth to score on the opposing team. Players must learn a unique set of Pickleball terms, such as “kitchen” “flabjack,” “oPA!” and “pickledome.” In 1965, U.S. Congressman Joel Pritchard, William Bell, and Barney McCallum created Pickleball to provide a sport for the entire family. They named it after
Pickles, the family dog. Pickleball was designed to be easy to learn and play whether you’re five, eightyfive or somewhere in between. The sport currently has over 400,000 players in the United States. And over 10,000 players in Florida. There is even a USA Pickleball Association (USAPA), as well as tournaments and competitions. The Town of Davie has six permanent outdoor courts which are available daily from 7am to 10pm. Just bring your own paddles and balls. It is first come, first served. Everyone is welcome, including people who have never played the game. Current players are happy to help new players learn the fundamentals. If you are even slightly curious about this game, stop by and check it out. You will be glad you did. There is no fee to use the courts.

Davie Teacher Wins 2018 Florida Charter Schools Champions Award BY DEBBY TEICH

avie teacher Cynthia Pierre was recently named a winner of a 2018 Florida Charter Schools Champions Award at the Florida Charter School Conference in Orlando. For the past three years, she has been a first-grade teacher at Charter Schools of Excellence at Davie, 2801 N. University Drive. “Each year, we honor exemplary teachers, school leaders, governing board members and pioneers who represent the very best in the Florida charter school movement,” said Robert Haag, FCPCS President. “This year, we received more nominations than ever.” Pierre won the Champions Award in the category of charter school teacher. The award was one of 21 presented by the Florida Consortium of Public Charter Schools (FCPCS), the leading charter school membership association in the state. “Her students love her and run to get to her
classroom every morning, because they are eager to learn whatever it is she is teaching,” said Rosa Dyer, principal, who nominated her. To help motivate her students and maximize learning, Pierre says that she uses positive reinforcement and confidence building techniques that include multiple reward systems, such as group rewards, class rewards, and independent rewards. Class rewards are chance and board games that are educational and fun, as well as a compliment chain. Independent rewards are treasure, good notes home to parents, and extra time at recess. Group rewards are a penny system for keeping a clean group and working together. Prepared groups earn pennies and at the end of the week they get extra treasure. “I love kids and I love to see them being proud of themselves,” said Pierre. “I was surprised and honored to win the Champion Award.”

Spearheaded by a student, the idea made its way from an idea presented at a council meeting, to the review and unanimous vote of the Parks and Open Space Advisory Committee and finally to a unanimous approval by the Town Council at the December 5th meeting. We do listen and are happy to include recommendations from the public. Keep up the good work. Congratulations Kayla! I attended two events in December and always enjoy supporting our community. On December 2, I attended the Florida Youth Orchestra’s Musical Cheers concert at Bailey Hall on the Broward College Campus. What a fantastic group of young men and women ranging from ages 8-18. Seeing the talent and festive program was a great way to start the holiday season. On December 7, the Davie Community Worship Center presented their 18th anniversary celebration. Led by Bishop Fedlyn Beason, the evening centered on the vision for the future of the church. An overwhelming crowd enjoyed music, dance and the inspiring words of the guest speaker, Ledger Kellier, who reminding me of our first meeting in 1997 at Po Folks in Davie. Now that was a blast from the past! In speaking of his success, he suggested that everyone pay off their mortgages as quickly as possible. Reminding us that the root of the word is “mort” and that a mortgage will be with us until death. I never thought of that and surely see the wisdom in his words.

The Benefits of the Collaborative Process BY EVAN BARON he Collaborative Process is a non-adversarial option for individuals to resolve most family law related matters. Although the concept of collaborative law is not new and it is a prevalent practice throughout the world, many individuals are unaware that this option exists or what the benefits of partaking in this process are. Below are some characteristics of this process that individuals should consider before embarking in a family case. Convenient: Traditional litigation involves court appearances during regular work and business hours often times requiring individuals to be at the mercy of the Judge’s schedule and availability. The Collaborative Process offers individuals more control and allows them to better accommodate their families’ particular needs and preferences. Expeditious: Rather than submitting to the time-consuming aspects of traditional litigation, families take part in team meetings that create an effective environment conducive to resolving cases efficiently and usually quicker than traditional Court litigation which is often drawn out. However, should individuals desire to hit the pause button or slow down the process for whatever reason, this is an option in the collaborative process. The same is not the case in traditional litigation. Often times, once a case has been on a judge’s docket for a certain length of time, the Judge at his or her discretion may decide to demand the case move along otherwise the judge can dismiss the case for lack of activity.

SU University School is the only Junior Kindergarten through 12th grade private school in the area to be part of a major research university. For the past 47 years, NSU University School has provided a challenging and personalized education within a supportive environment for students of average to gifted abilities. We are a progressive private school that utilizes the latest research in learning theory to maximize student potential and bring out each student’s special gift or talent. We differentiate and personalize instruction for a wide range of student abilities. Our holistic instruction is oriented towards experiential learning opportunities that reflect real-life programming and utilize the resources available at NSU. Please describe your curriculum. Our college-preparatory curriculum is aimed at students with high academic standards. It is thematically based and integrates technology, real-world problem solving, collaboration and critical thinking. Our Early Childhood and Lower School programs stress the fundamentals of learning and how to learn while challenging students appropri-
ately. Middle School expands on this philosophy and Upper School offers Advanced Placement, Honors and Regular levels of coursework that prepare students for college and beyond. Many of our high school students are involved in university level research projects and work directly with NSU professors throughout the campus. We also have tremendous internship opportunities for our students.

Please describe your students. NSU University School students are engaged and collaborative learners, innovative thinkers, and globally aware citizens who are prepared for college and life. Our inquiry-based curriculum, differentiated approach to learning, and opportunities for mentorship provide students and graduates with the knowledge, skills and confidence for success in and beyond the classroom. In addition, NSU University School students are civicallyminded. Beginning in Lower School, students participate in charitable efforts which continue through high school. On average, a graduating class will have performed over 50,000 hours of community service throughout the four years of Upper School. What are the credentials of your faculty? Our faculty value the importance of education. Over 75% have advanced degrees and a number also teach classes at NSU in both undergraduate and graduate programs. NSU University School teachers understand that every child learns in his or her
own way, so they continually develop new instructional approaches in order to reach every learner. All staff members receive training in differentiation. What is your background? This is my fourth year as Head of School at NSU University School, after serving five years as Upper School Director. Before coming to NSU University School, I was principal at Canisius High School in Buffalo, New York. Before that, I served in a variety of administrative capacities including assistant principal, dean of students, and summer school director for 16 years at Brophy Prep in Phoenix, Arizona. I received my Doctorate in Education from Nova Southeastern University and my Masters from
Northern Arizona University. I earned my undergraduate degree from the University of Michigan, where I was a member of four Big Ten Championship swim teams. In addition, I was an individual Big Ten Champion and a Big Ten Scholar Athlete. Speaking of sports, what types of extracurricular activities does NSU University School offer? We offer abundant opportunities for students including athletics at all levels, visual and performing arts programs, as well as a multitude of clubs. The NSU University School Speech and Debate team is ranked in the top 1% of all teams in the United States and we have had four National Champions in the past three years. Our Robotics team is world ranked and has won two of the last three state championships. A Tribute to Our Marjory Stoneman Douglas High School Community BY SHERIFF GREGORY TONY s your new sheriff, I am honored to have the opportunity to serve our great county and its residents once again. I know there are many of you who are eager to learn more about me—and I promise you will soon. But first, February 14 marks the anniversary of the devastating mass shooting at Marjory Stoneman Douglas High School in Parkland. Countless lives were forever shattered on that fateful day. Families and friends are still grieving and cry out for justice. Some have actively taken on the task of getting laws changed. I am truly heartened by how our community and its citizens have banded together to comfort one another and channeled that emotion into action. No family, no community, no one should ever have to endure the pain of another Parkland tragedy. As your sheriff, I vow to make the safety of our schools and community my top priority—and I intend to hit the ground running. In the coming weeks and months, I will introduce new policies, initiatives and training to BSO. I know that to prevent this from ever happening again, we must be proactive. We must harden our schools. We must have highly-trained armed school resource officers ready to protect innocent lives. We must have an efficient and reliable radio system. We must keep guns out of the hands of the mentally ill. We must make every school campus in Broward County free from the threat of violence. We must restore the feeling of safety for every student, parent and citizen of Broward County. To the families of those who lost their lives – Alyssa Alhadeff, Martin Duque Anguiano, Scott Beigel, Nicholas Dworet, Aaron Feis, Jaime Guttenberg, Christopher Hixon, Luke Hoyer, Cara Loughran, Gina Montalto, Joaquin Oliver, Alaina Petty, Meadow Pollack, Helena Ramsay, Alexander Schachter, Carmen Schentrup, Peter Wang, – we will never forget. New Year, New Start, and Resolutions to Self BY ZONA HORTON, P.A., CRS, GRI REALTOR he New Year brings with it a fresh start. We make promises to ourselves – to make a better life for ourselves and our families. As families grow, some look to increasing the size of their homes. As families shrink, empty-nesters may trade their large homestead for the luxury condos along the coastline. I am selling my clients in West Broward beach-front or intracoastal properties. They prefer to stay in the area, but are ready to downsize or upsize to luxury, lock-n-go living. Regardless of the situation, the new year can bring about decisions of change. As I stated in my last article of 2017, “according to Lawrence Yun, NAR’s Chief Economist, home prices have been rising too much relative to income for many would-be buyers to keep pace...The culprit is declining affordability.” Because of the booming economy, interest rates are rising. Prices are rising but expected to level off because of increasing inventory. We may watch the trends; we cannot time the market. Florida Realtors reports that: “Those who bought their first home between 25 and 34 seemed to make the most. The youngest buyer group studied – those that purchased a first home before the age of 25 – had $130,000 median equity, according to the study. Researchers said they likely didn’t have the most equity due to their younger age, lower incomes and less education at that point in their lives.” Adults must take into account the long-term consequences of renting when homeownership may be the better option. We have witnessed foreign workers (with a visa to work long-term in the United States and being advised by their companies to rent) often buying property and leaving with equity in their wallets. Purchasing just makes better sense in the long term – however “long term” is defined. For those filing income tax, interest is deductible and homestead deduction is encouraged. The tax savings can be tremendous. The State of Florida has no state income tax. Amendment 2 was passed capping non-homesteaded property with a cap. This will help investors as well. The possibilities of homeownership are endless. Many use their home equity to put their kids through college or take that long-awaited cross-country trip. One of the better ideas is to re-invest in home improvement which will help enjoyment of your current property and the peace of mind that comes with the improvements. This also boosts sale-ability. Wages are up, but that still does not help the affordability of housing. According to Washington, consumer confidence is up. D.C. does not necessarily agree that interest rates should go up, because it may affect our housing market’s buying power. There are still price points in our area that are so highly desired, the properties do not stay on the market long, and in some cases fly off the shelf. Good news for South Florida: It’s going to be a cruel, harsh winter for our neighbors to the North. With Amendment 2 in place, we may find more buyers coming from the northeast – either as second homes or permanent residences. 2019: The year to upsize or downsize.
