want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first. Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy on the left. Twenty-five years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more… A friend of mine convinced me to give a chiropractor a try. The chiropractor examined me, took X-rays, and then “adjusted” my spine. The adjustment did not hurt; it actually felt good. And guess what…I started feeling so much better! From daily migraines, I went down to three a week, and then to once in a great while. That’s when I realized that I wanted to become a chiropractor and help others. That’s how it happened! It’s strange how life is, because now people come to see me with their migraines. They also come to me with their chronic pain, neck pain, shoulder/arm pain, whiplash from car accidents, backaches, ear infections, asthma, allergies, numbness in limbs, athletic injuries, carpal tunnel syndrome, just to name a few. Golf Tournament to Benefit Operation Outdoor Freedom BY DEBBY TEICH

O

n Sunday, November 11, local golfers will have an opportunity to honor the men and women who have served in the United States Military and fought for our freedom, including those who were wounded during their service. The 1st Annual Veterans Day Golf Tournament will be held at Davie Golf Club, 8201 Nova Drive, in Davie. The Florida Forest Service-Everglades District is organizing the tournament to raise funds for Operation Outdoor Freedom, a program started in 2011 to provide recreational and rehabilitation opportunities for wounded veterans in Florida’s great outdoors. The tournament will be preceded by a special Veterans Day ceremony featuring the Florida Forest Service Honor Guard and introduction of wounded veterans who have benefited from Operation Outdoor Freedom. It will begin with a 1pm shotgun start. The format will be a 4-player best ball scramble and it is open to all amateur golfers. Entry fee is $125 per player and includes golf, lunch, dinner and entry into course contests. Special activities will include a Putting Contest, Hole-inOne Contest, two Closest-to-the-Pin Contests and a Longest Drive Contest. There will be trophies and prizes for first place teams.

Over the years, Operation Outdoor Freedom has hosted more than 3,800 veterans at more than 500 outdoor events. Operation Outdoor Freedom is administered by the Florida Forest Service and provides wounded veterans with recreational outdoor activities, such as guided canoe rides, camping, diving, fishing trips and airboat tours in the Everglades. All of these are free of charge. Designated state and agricultural lands throughout Florida grant these veterans unique opportunities for recreation and rehabilitation. “Operation Outdoor Freedom provides a setting that allows a veteran to meet other veterans that share similar experiences,” said Scott L. Peterich, Wildfire Mitigation Specialist for the Florida Forest Service. “They have the opportunity to develop

relationships during a recreational event that many times are extended long after the event ends. I have listened to many stories by veterans that have participated in the program as to how important the interaction is, not only to them but their family members. The road for their recovery is many times quite difficult and the appreciation they express makes the program so worthwhile.” To qualify for participation, veterans must be Florida residents and have a service-connected disability rating of 30% or greater from the U.S. Department of Veterans Affairs or be a Purple Heart recipient. All funding for Operation Outdoor Freedom veteran support services comes from private donors. Davie Youth Lacrosse Opens Registration for 2019 Season BY DEBBY TEICH

L

acrosse combines basketball, soccer and hockey. It continues to grow in popularity in South Florida, especially since it became sanctioned at the high school level. Davie Youth Lacrosse is now registering players for the 2019 season, which runs from late January to end of April. “Lacrosse is known as the fastest game on two feet,” said Pete Dunne, who co-founded the Davie program with Shaun Bamforth in 2008. “Players of all sizes and skill can be great lacrosse players.” The program is organized and run by the Davie Youth Lacrosse Foundation, Inc., a 501c3 charitable organization. Davie Youth Lacrosse is a “travel” recreation program, with a focus on giving players of all skill levels a quality learning experience and an opportunity to have fun playing lacrosse. Players are taught improved agility, conditioning, team work, and the skills necessary to play lacrosse. They are also taught to respect the game, as well as the other players. Davie Youth Lacrosse has approximately 250 boys

and girls, in grades kindergarten to 8th, that play on 12 teams. They practice twice per week, with games on Saturdays against other recreational lacrosse teams throughout South Florida. Practices and home games are held at Bamford Park in Davie. Experience

is not a requirement to join - just a willingness to learn and have fun. To encourage new players to try the game, the program has loaner gear available for younger players. Many of the Davie Youth Lacrosse players have gone on to play at the college level and beyond. Some of them include: Rutgers University, Providence College, University of Delaware, Jacksonville University, United States Military Academy (aka West Point), Virginia Military Institute, Haverford College, Rollins College, United States Merchant Marine Academy, Florida State University, University

of Florida, Indiana University, University of Tampa, Babson College, Lynn University, Florida Atlantic University, St. Leo University, Catholic University and Belmont Abbey College. Through December, Davie Youth Lacrosse will be holding free clinics to help players prepare for the upcoming season. Register at www.davielacrosse.com. Florida’s Home of Champions! TAG USA Gymnastics’ Athletes Bring Home the Gold

I

f you want to be the best, you need to train with the best. That’s why gymnasts from all over South Florida seek out TAG USA Gymnastics. The gym is currently home to four National Champions, and numerous others have come before them. Simply look around the viewing area and you will see the collection of trophies TAG USA Gymnastics has won at State, Regional and National competitions over the years. Much of this success can be attributed to TAG USA Gymnastics’ exceptional coaching staff, many of whom were world-class athletes themselves. Trampoline and Tumbling Team Coach Brooke Baker has been coaching at TAG USA for eight years. She is a five-time National Champion winning coach. “We produce champions by preaching hard work and dedication to your sport,” states Coach Brooke. “Our training program consists of focus on form, precision, technique and strength, as well as flexibility.” Hannah Zoldan has been training at the gym for nine years and was selected to attend the Elite Training program at the USA Gymnastics (USAG) National Training Camp. Hannah began competing in all T&T events (trampoline, double mini and tumbling), but currently specializes in tumbling, where she is a National Champion. Over the years, she has won numerous awards at the state, regional and national level. She is a 2018

Bronze medalist, 2017 Silver medalist, and 2013 National Champion. Hannah is also a member of the 2018 Elite Development Team. Niah Johnson is now in her fifth season of training at TAG USA Gymnastics, competing in all three trampoline and tumbling events. Niah is a 2018 National Champion for Tumbling. The three-time State Champion is also a 2018 and 2017 Regional Champion and 2016 Bronze Medalist on double mini. Linsey Adams has been training at TAG USA Gymnastics for three years. She too competes in all three T&T events. Linsey is a 2018 National Champion on Trampoline. She is also a Bronze Medalist in tumbling and double mini. This year, Linsey also won a State Championship on double mini. She was a 2017 Regional Champion at Level 6 tumbling. The Boys Gymnastics program at TAG USA Gymnastics has been equally successful at competition. Mens Head Coach Kiril Vorona is a legend in the sport. He has been coaching for the past 18 years. Many of his students have become State, Regional and National Champions, as well as having received college athletic scholarships. Crew Bold is one of Coach Kiril’s athletes in TAG USA Gymnastics’ Men’s Jr. Olympic program. Crew has been training at the gym for the past three years. He is National, State and Regional Champion, as well as USAG

Cooper City Dads and Daughters to Dance the Night Away BY DEBBY TEICH

n November 17, Cooper City dads will take a break from their busy schedules for a special date with their daughters and make memories that will last a lifetime. Hosted by Cooper City’s Recreation Department, the Annual Daddy Daughter Dance will be held at Cooper City High School, from 6:30pm to 9:30pm. The popular event sells out quickly and has become a tradition that many father/daughter duos look forward to attending. “The Father Daughter Dance is always an awesome event,” said Felicia Trainor, Recreation Program Specialist for the Cooper City Recreation Department. “It’s an opportunity for fathers to get one on one time with their daughters in a fun environment.” Daughters in grades kindergarten and up will enjoy a special evening together. If dad is unavailable, grandfathers, step-dads and uncles are invited to step in. This year’s theme is Las Vegas. Dads and daughters are encouraged to dress in cocktail attire. There will be crafts, dinner, dancing, performances and games. Last year,

participants travelled to Neverland during the Peter-Pan themed event. Tickets are on sale at the Cooper City Community Center. The cost is $30 per couple and $12 for each additional daughter. Proof of Cooper City residency is required for ticket purchase. Seating is limited and tickets will not be available at the door. The City of Cooper City has several other events throughout the year to promote positive family relationships. In September, residents enjoyed the Mom-Son Night of Fun. On April 10, tickets will go on sale for the Mother-Daughter Tea, which will be held on May 11. pproximately 120 Cooper City moms and their sons recently gathered for the Mom & Son Night of Fun at the Cooper City Community Center. Since 2002, this hometown event has been a way for moms and their sons (K–8th grade) to enjoy a special evening together, as they bond through a variety of fun activities and a bit of friendly competition. The theme for this year’s event was “welcome to the jungle.” Many moms and sons were dressed in the jungle theme. They enjoyed an action-packed evening filled with activities, prizes, dancing and dinner. Moms and Sons started the night taking their photos with real parrots at the photo booth provided by Jacaranda Smiles. They then watched a great animal show from Wild Animal World. Next, they made take home terrariums from recycled bottles and played games. The night concluded with a Mother and Son slow dance.

oung At Art Museum’s 13th Annual Recycled Fashion Show will celebrate the creativity and voices of teens from the museum’s Volunteer Program and the PACE Center Broward, an alternative high school for at-risk teen girls. “Wild Restyled” is the theme for the event, which will be held on November 16, from 7pm to 11pm, at the museum. All of the net proceeds will be used to benefit YAA’s community initiatives that serve low-income children, families and at-risk teen girls. Designers and their models range in age from 13-18 and are from schools across Broward County, as well as PACE. Each teen is challenged to bring awareness to environmental issues while expressing themselves through their work, as they debut their handmade garments created from using recyclable materials. This year, designers have been asked to create head-to-toe looks inspired by endangered animals, while incorporating aspects of YAA’s newest exhibition LightScapes by acclaimed Miami-based artist Haiiileen. Thirty teen designers have devoted an average of 70+ hours creating their outfits, as well as participating in Make It Work Days that include college level coursework in fashion design, concept development and pattern

making. The culmination of their hard work will be debuted on the runway in an event complete with culinary delights, performance art, dj sets, and fashionrelated stations and vignettes throughout the museum for attendees to discover. This year’s Fashion Show will include a selection of culinary delights throughout an entire gallery space devoted to Young At Art Museum’s featured local restaurants. Guests will also be treated to open bars and free recycled jewelry made by teens in the museum’s volunteer program to wear at or after the event. The night will also include a special performance by multidimensional artist Haiiileen who will be creating experimental sounds within her newly commissioned exhibition LightScapes: An Illuminating Exhibition about the Wonder of Light. Guests will get the chance to explore the large-scale, interactive light sculpture within the exhibition including a towering grid of illuminated sculptures which can be altered by viewers, a translucent, colorful maze and a kinetic mobile comprised of hundreds of suspended acrylic forms. THE DONOWAY CENTER NEW HOPE FOR ADVANCED PANCREATIC AND LIVER CANCER PATIENTS Patients once diagnosed with locally advanced Pancreatic and Liver Cancers were given little hope and often offered limited treatment options, all with certain short life expectancies despite the treatment they were receiving. However, a new procedure called Irreversible Electroporation, also known as IRE or NANO-KNIFE for short, has changed all that. Patients are seeing a doubling and tripling of their life expectancies based on recently published reports. Though currently used in patients with known locally advanced disease it has found its place in the operating room and used when patients are “unexpectedly” found to have more advanced disease than pre-operative imaging shows.

Dr. Robert Donoway, a surgical oncologist trained at SloanKettering, is the only surgeon performing these procedures. During the procedure, in the operating room, after it has been determined that the patient’s tumor is non-resectable, needle probes are placed through the tumor using ultrasound guidance to ensure there is no injury to critical structures such as the Bile Ducts and Portal Vein. High voltage current up to 3000 volts is delivered through the probes in 90 microsecond pulses synchronized with the patient’s heart rhythm to avoid any cardiac problems. The procedure lasts between 1 & 2 hours using imaging to follow the ablative process. After the procedure is completed the probes are removed and the patient is taken to ICU step down for a 24-hour observation period. Most patients are discharged in 2 or 3 days following surgery and because there is no major surgery to recover from they are able to start postoperative neo-adjuvant type chemotherapy and radiation sooner. After 3 to 6 months of combination treatment patients are re-evaluated and restaged. A number have been converted to Resection candidates, which is still deemed the standard of care. Preliminary results have been very encouraging and have more than doubled many patients' life expectancy. Clinical trials are ongoing to use new novel agents including monoclonal antibodies and vaccines as the next line of treatment in this highly selected & heavily pre-treated group. American Heritage School Leads Country in National Merit Scholarship Semifinalists BY TERRY JAILLET

merican Heritage School (AHS), in Plantation, has the highest number of National Merit Semifinalists of any private school in the country. It is also has the more Semifinalists than any other high school in Florida for the 9th consecutive year. Seventy seniors at the school were recognized by the National Merit Scholarship Corporation (NMSC) this year. In fact, one in four of the Class of 2019 is a nation-

ally recognized scholar. “American Heritage has taught me you can be a big fish in a big pond, and you can get ahead and learn so much,” said AHS senior Eric Bazail. “The rigor that is expected of us, the collaborative aspect in all my classes and the incredible resources available at Heritage have helped me become much more knowledgeable and a better student.” The National Merit Scholarship Program was founded to identify and honor scholastically talented American youth and to encourage them to develop their abilities to the fullest. Only 1% of the 1.6 million entrants are selected as Semifinalists each year. The Semifinalists are students who achieve the highest scores on the PSAT/ NMSQT in their respective states. About half of the Semifinalists go on to win

scholarships. Nova High School Student Wins $5,000 in Shark Tank-Style Competition BY DEBBY TEICH

J

ames Murray may be on his way to inventing the next big idea. The 10th grade student at Nova High School recently developed The Guardian Helper, an app that prevents children from wandering too far from their parents, and it is already getting noticed. James was one of five Broward County Public Schools students that recently participated in an Investment Panel competition to earn start-up funds for their own businesses and he won the first prize - $5,000. The event was sponsored by the Network for Teaching Entrepreneurship (NFTE), a global nonprofit organization focused on increasing entrepreneurial opportunities and business skills for students. The students qualified for the Investment Panel event after being named the top five finalists during NFTE’s Entrepreneurship Startup Summer camp. As part of the free summer camp, students received innovative, hands-on training, coaching and mentorship from NFTE and other corporate sponsors, aimed at helping them develop their own businesses. James came up with the idea one afternoon after watching the local news and learning that a child

had died after sneaking off and drowning in the pool. “This story made me realize how hard it must be for a parent to keep track of a child 24/7,” said James. “The Guardian Helper will provide parents with that extra layer of needed support.” James also saw stories on the news about children that died in hot cars. “When I would hear about it, I would wonder about how could a parent forget and leave their precious child in the car,” said James. “It made me think about how this type of problem could be solved.” The Guardian Helper is a pair of wristbands that is worn by both the parent and child. If the child wanders 15 feet away from the parent, then the parent will receive a vibration that acts as an alert. This allows the parent to stop their child from wandering too far and becoming lost. “This product provides parents with an additional safety device to ensure that their child stays safe,” said James. “Guardian Helper wristbands will help to prevent many tragedies from occurring, such as kids wandering away and becoming missing, hot car deaths, and small children wandering into pools and drowning.” James says he believes that there is a large mar-

ket for the wristbands and plans to contact manufacturers about developing them. He will save the $5,000 dollars he won until he has enough to start working on the wristband’s communication. James still has many years to determine what career path he will follow. Although he is considering a career in Entrepreneurship, he might also pursue Engineering.

Doing Our Part to End Food Insecurity

What to Expect from a Memory Care Community

SHERIFF SCOTT ISRAEL hanksgiving is a time for family. A day celebrated with loved ones gathered around the dining room table for the traditional holiday feast. Unfortunately, the same cannot be said for many families in Broward and around the country who are simply unable to put food on their tables for Thanksgiving. At the Broward Sheriff’s Office, we have made it a Thanksgiving tradition to ease the burden, bring some joy and provide some hope for those struggling during this holiday. No child should spend the holiday hungry - and no parent should experience the pain of being unable to provide. Each year, BSO distributes thousands of turkeys to families in need. I personally witness the anxiety and despair fade away as I hand out turkeys to families around the county. That’s what Thanksgiving is truly all about. We couldn’t do this without the financial support of numerous partners, including the Broward Sheriff’s Advisory Council, which provides year-round support to public safety in Broward and also to our community as a whole. Sadly, food insecurity is not just a once-a-year event, but a daily stark reality for many Broward families. In fact, around a quarter million people struggle to get enough to eat. That includes nearly 80,000 children who go to bed hungry. That is unacceptable. Ending food insecurity has been one of my biggest passions for many years. I remember visiting a Boys and Girls Club when I was first elected sheriff and noticed the counselors filling backpacks of the kids with food so they would not go the full weekend without a decent meal. The food was the club’s way of helping these kids make it through the hardest of times. I was both moved and motivated by this gesture — and made it my mission to have BSO do what we could to help. Shortly afterwards, BSO teamed up with community-based organizations to distribute free food via the grocery giveaway food distributions. These events, paid for through the generosity of individuals, businesses and non-profits, are held throughout the year and around the county. They provide residents an opportunity to stock up on meats, produce, bread, dairy and frozen foods. Everyone is welcome to attend this free community event. We do this not because it’s the nice thing to do, but the right thing to do. It benefits us all. Helping to relieve the stresses of hopelessness, frustration and despair is part of the solution. Troubled individuals are far more likely to steer clear of crime when their basic needs for food, shelter and treatment are met. These proactive community policing policies strike at the heart of the problem before it spirals out of control. During this Thanksgiving season, I ask that we remember those less fortunate than us and all do our part to help where we can. From the BSO family to yours: have a safe, healthy and happy holiday.

Read up on the state constitutional amendments, Broward County amendments, and charter changes, as well as the penny sales tax and know your candidates. It is your chance to be heard. It is with great pleasure that we advise you that our medical director, Dr. Antevy, has been selected as the National Emergency Medical Technician (NAEMT) Medical Director of the Year. The award presentation was conducted at the NAEMT Annual Award Ceremony on October 30th. We invited him to the Town Council meeting after the award ceremony. We have received the April 1, 2018 BEBR population estimate. Our population was estimated at 103,165. Our 2017 estimate was 100,683. Therefore, we increased 2,482 residents or an increase of 2.47% year over this past year. On Monday, September 17, we had our second and final budget hearing. We are proud to once again present you with a balanced budget. Although there is a slight increase in the ad valorem, it was in response to our residents call for increasing our school resource cadre to include every public school in Davie. Money has also been allocated in our capital improvement projects for road surfacing, traffic calming, and park renovations including canopies over the playground equipment. At the meeting, we were also presented a plaque from the Finance Officers Association for a Distinguished Budget Award. This the seventh year in a row that we have received this award. It is testimony to the hard work of our Administrator, Richard Lemack, Finance Director, Bill Ackerman and all the dedicated department directors and their wonderful staffs. Plan ahead to attend our Veterans Day ceremony on Sunday November 11. It is a wonderful tribute to those who have protected us and served our nation with honor and valor. We also would like to invite veterans to attend our breakfast in their honor every third Tuesday at the Pine Island MultiPurpose Center at 9:30 am. The Basic Issue of Divorce BY EVAN BARON t seems that Divorce is often misunderstood. Unfortunately, everyone seems to know someone who is either going through a divorce or has been divorced. Everyone has heard various “horror stories” about someone’s divorce case. Many people who come to my office for a consultation are lost or confused as to what may lie ahead. A common question is “how do I start this?” Even though every case is obviously different from the next, most cases deal with the same general issues one might encounter in a divorce. I thought it might be helpful to briefly touch upon each one of these. Equitable Distribution This is the principle by which assets accumulated and debts incurred during the marriage are divided. In most cases, the division will be an equal division of both assets and debts. This, however, is not always true. Florida Statutes allow a Judge to consider various factors in determining the possibility of an unequal distribution. In addition, non-marital assets (assets owned prior to the marriage or received from a source unconnected with the marriage; such as an inheritance) will not be divided unless these assets were co-mingled with marital assets or gifted to the other spouse. Alimony Alimony is not an issue in every case. There are a number of factors which must be considered in addressing alimony. There are several different kinds of alimonywhich are contained within the law. The one most people think of is “permanent alimony,” which is a sum of money paid on a monthly income until death or remarriage by the receiving spouse. This is based upon, among other factors, length of marriage, lifestyle of the parties and need and ability. There are, however, other forms of alimony which can be addressed. These are usually for a specific time period, with a beginning and ending date. These payments can be classified under Rehabilitative Alimony (a sum of money to allow a spouse to further his/her education or training), “Bridge the Gap Alimony” (a sum of money paid monthly for a term of months or years) or Lump Sum Alimony (a lump sum payment). Child Support Child Support is to be paid by the parent who has the lesser amount of time sharing to the parent who has the greater amount of time sharing, based upon the “net” income of both parties and the Child Support Guidelines. Day care, after school care and health insurance costs for the minor children are additional. Child Support in Florida ends when a child turns 18, or if he/she has not yet graduated from high school. It can continue until either graduation or the child’s 19th birthday. Neither parent has a legal obligation to support a child after graduation from high school. There is, therefore, no legal basis to request child support to assist for a college education. If, however, either parent agrees to assist a child through college and it is contained within a written settlement agreement, such a provision is enforceable through the courts. The above are some issues which generally arise in a divorce/dissolution case. It is not all inclusive and as stated before, each case is different. BY DR. MARIA GROSMAN ike the answer to most medical questions, the answer is not so straightforward. There are many factors which go into the decision-making process. These factors include maturity/anxiety of the child, type of sedation available and financial resources available to the family. In our experience, the consideration of each of these variables is of upmost importance in consistently making the right decision for the pediatric dental patient. The first step in the process is to gather all of the available information. This is accomplished by performing a complete assessment of the patient. The information gathered includes the obvious dental needs, diet, home care, age, emotional maturity, and dental anxiety. Most decisions regarding the treatment plan can be made at this stage. For example, a two-year-old who suffers from carious lesions (cavities) on all primary (baby) teeth would likely require a more comprehensive sedation in order to complete the entire dental treatment in a non-traumatic manner. A child at this age does not have the cognitive and emotional ability to complete the treatment without potential long-term negative effects. In other words, without the right approach this child may become an adult with a long -term phobia of dentistry. On the other hand, a 16-year-old who has been consistent with regular checkups and has already had dental treatment in the past, would unlikely require sedation. Most other scenarios fall somewhere in between. Once the needs are established, the type of sedation would be considered. Types of sedation range from simple anxiolysis with nitrous oxide (“laughing gas”) administered in the dental office setting to general anesthesia done in a hospital setting. This is where the experience and intuition of the pediatric dentist is of most importance. Ideally, we would like to use the medication facilitating the completion of the treatment with the least sedative effect. Next month’s editorial will review the various types of dental sedations in more detail. It is at this point, that the parent/guardian must be informed and educated as to the process. For example, inhalation agents like nitrous oxide (laughing gas) completely exit the body prior to the end of a procedure. Other medications, depending on their route of administration, exit the body more slowly and prior arrangements should be made for an adult to sit with the child on the drive back home from the dental visit. Lastly, financials should be considered when making final decisions. Insurance breakdowns provided by the major insurance carriers are usually very specific as to what will be covered in most situations. However, if there is any ambiguity an estimation of benefits (“EOB”) may be requested from the insurance company prior to the start of treatment. Finances may also direct treatment. For example, in a situation where there is a lot of dental work to be completed, doing so under a “deeper sedation” may seem more expensive because of the higher cost of administration. However, if there is a large amount of dental work needed, doing so under a “lighter” form of sedation may result in the need for multiple visits. Possibly costing more in both time and money. Our advice is to focus on prevention. The sooner healthy habits are established, the less likely extensive treatment will be needed. Additionally, early exposure to the dental office (when dental work is not yet needed) decreases anxiety levels once dental treatment is necessary. There are also many benefits to the development of a relationship. The child is more comfortable and is more easily read by the doctor. Difficult conversations between parent and doctor are easily handled once there is trust.

How High Will We Rise – Part II BY ZONA HORTON, P.A., CRS, GRI REALTOR s I stated in my last article, where does our market stand from a local perspective: In Davie and Cooper City, What inventory numbers . . . ▸▸ did we see last year and up through today? ▸▸ are actually moving down and what are the price points? ▸▸ reflect the luxury market (over $900,000+)?

According to Steve Harney, Real Estate prognosticator, “between 1987 and 1999, which is often referred to as the ‘Pre-Bubble Period,’ home prices grew at an average of 3.6%, according to the Home Price Expectation Survey. Every month, the economists at CoreLogic release the results of their Home Price Insights Report, which includes the actual year-over-year change in prices across the country and their predictions for the following year.” According to predictions made in 2017, the average appreciation over the course of 2018 should be 4.8%, which is still greater than the ‘normal’ appreciation of 3.6%. If we layer in the actual price appreciation that has occurred this year, we can see that over the course of 2018, home prices have appreciated by an average of 6.9% and have outpaced projections all year (nationally)! For the last several years, buyer demand has far exceeded the housing supply available for sale. This low supply and high demand have led to home prices appreciating by an average of 6.2% annually since 2012. However, experts’ research (which includes NAR) shows that buyer activity reveals that buyer purchasing demand may be softening. This is the fifth straight month (since March 2018) that Realtors reported a decline in buyer activity compared to conditions one year ago. Why is Buyer demand is softening? ▸▸ Rise in prices? ▸▸ Rise in interest rates? Both affect buying power. As one report stated: “While we continue to expect a resumption of growth in resale transactions on the back of easing inventory in 2019 and 2020, our realtime view into the market through our Real Estate Broker Survey does suggest that buyers have grown more discerning of late and a level of “pause” has taken hold in many large housing markets. Indicative of this, our broker contacts rated buyer demand at 69 on a 0-100 scale, still above average but down from 74 last year and representing the largest year-over-year decline in the two-year history of our survey.” If demand continues to soften and supply begins to grow (as is projected to happen), we will return to a more neutral market which will favor neither buyers nor sellers. This “more normal” market will be better for real estate in the long term. However, now may be the time to get your home on the market to avoid the impending competition.

I realized I was inhaling gun smoke and the toxic by-products due to the inadequate ventilation of the ranges I was shooting in. My respiratory function was being compromised, and I was getting lead poisoning! I took a hard look at the gun industry and asked several questions. Why are there no regulations protecting shooters from suffering the same ailment I did? Why are gun ranges and stores frequently

dirty and unsafe “holes” in the wall? Why are we still shooting at paper targets in the 21st century? How can we make shooting more fun? Why do gun store “experts” treat women and novice shooters with such disdain? The concept of Nexus emerged to provide the answer to all of these issues. How has Nexus addressed the toxic gun smoke? We spared no expense on our ventilation system.
