espite the soaring temperatures and almost daily deluge of rain, summer is one of the best times to be in South Florida. The snowbirds have all flown home and now those of us who live here can enjoy endless miles of beautiful beaches, easy access to the region’s outstanding restaurants, and a chance to experience all the attractions our community has to offer. After all, there is a reason approximately 30 million tourists visit the tri-county area each year. Get in touch with nature with an airboat ride through the Everglades or charter a boat and go deep sea fishing. Take your taste buds on a journey every Monday night at the Food Trucks at Arts Park in Hollywood or sip and savor a cocktail while watching the sunset at one of the many beachfront bistros. Speaking of the beach, that’s a great place to beat the heat. Pack up the cooler with icy cold drinks and enjoy a day of sand and surf, just don’t forget the sunscreen. Water parks and indoor activity centers are another option for wholesome family fun. Whatever you choose to do this summer, enjoy yourself and stay safe. Remember it is hurricane season. Make sure you have your emergency supplies ready, with at least a three-day supply of food and water for each member of your household. Sincerely,

Cooper City Resident’s Therapy Dog Provides Unconditional Love BY DEBBY TEICH
F
or over 30 years, the Humane Society of Broward County’s Animal Assisted Therapy Program has been striving to build a humane community, while providing unconditional love, embracing the human-animal bond and establishing loving connections. The Humane Society recently added a new program, “Canines for Community Resilience,” which utilizes certified dogs that are specifically trained to participate in traumatic situations. Debbi Correale of Cooper City participates in the program with her 10-year-old Yorkie, Lexi. The dogs are proficient in being able to tolerate, adapt to and cope with the physical and emotional stress of critical incidents. They are specially trained to work in unpredictable, fast-paced and frequentlychanging environments with various types of people and other dogs. The dog’s handler receives advanced training in dog behavior and has knowledge of human and animal first aid, as well as Psychological First Aid and stress management. The Humane Society has exclusive partnerships with Broward County First Response Agencies, hospitals, schools, pastoral services and many more. “Since the tragic shooting at Marjory Stoneman Douglas High School, the need for community outreach has become even more prevalent,” said Marni
Correale and Lexi have been involved with the Animal Assisted Therapy program for nearly nine years. They also participate in the Canines for Community Resilience program. “I worked for a large banking organization for 37 years,” said Correale. “After I retired, I could not wait to use my energy to bring smiles to people’s faces. Lexi is incredibly wise and sweet spirited. She doesn’t even know she’s a dog.” Correale has taken Lexi to libraries, schools, senior centers, hospitals and almost any place that welcomes dogs. She choses places that fit Lexi’s skill level and personality. “She’s quite resilient and adapts quickly to the needs of the people she’s visiting,” said Correale. “People are always beyond thrilled to see her. She has a sweet face, chocolate brown eyes and loves to sit in people’s laps.” One of Correale’s most recent visits was with the BSO Communications Center. “The people at the center were incredibly welcomTherapy dog Lexi, who lives in Cooper City with her mom Debbi ing,” said Correale. “Because Lexi has a sensing capaCorreale, visited the BSO Regional Communications Center. bility for people experiencing stress, hurt and sadness, she was able to bring comfort and happy tears to so and middle schools, hospital emergency rooms, and Broward County First Responders, as well as through- many people at the center. Chiropractic? Why Not? “A Doctor’s Confession to West Broward”
Dear Friend,
write one for a lesser amount for chiropractic. When you bring in this article (by 7/31/18) you will receive my entire new patient exam for $55. That’s with x-rays, biomechanical exam, history and consultation…the whole ball of wax. This exam could cost you $250 elsewhere. The law says that I must tell you THAT YOU OR ANY OTHER PERSON RESPONSIBLE FOR PAYMENT HAS THE RIGHT TO REFUSE TO PAY, CANCEL PAYMENT, OR BE REIMBURSED FOR TREATMENT, WHICH IS PERFORMED AS A RESULT OF AND WITHIN 72 HOURS OF RESPONDING TO THE ADVERTISEMENT FOR DISCOUNTED, OR REDUCED FEE FOR SERVICE, EXAMINATION, OR TREATMENT.
I
want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first. Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy on the left. Twenty-five years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more… A friend of mine convinced me to give a chiropractor a try. The chiropractor examined me, took X-rays, and then “adjusted” my spine. The adjustment did not hurt; it actually felt good. And guess what…I started feeling so much better! From daily migraines, I went down to three a week, and then to once in a great while. That’s when I realized that I wanted to become a chiropractor and help others. That’s how it happened! It’s strange how life is, because now people come to see me with their migraines. They also come to me with their chronic pain, neck pain, shoulder/arm pain, whiplash from car accidents, backaches, ear infections, asthma, allergies, numbness in limbs, athletic injuries, carpal tunnel syndrome, just to name a few. Here’s what some of my patients had to say: “Due to an auto accident, I suffered from severe neck pain, vertigo and I could not raise my arm to comb my hair. Now I am symptom free with no medication and I can do everything I could not do before.” – E. Heaney, Hollywood, FL “Thanks to the DRX 9000 and the doctors, I no longer have chronic sciatic pain. It’s been a long time since I have taken pain medication.” – J. Walker, Miramar
Several times a day patients thank me for helping them with their health problems. But I can’t really take the credit. My confession is that I’ve never healed anyone of anything. What I do is perform a specific spinal adjustment to remove nerve pressure, and the body responds by healing itself. We get tremendous results. It’s as simple as that! Forty-five million Americans no longer have health insurance, and those who do have found that their benefits have been greatly reduced. That’s where chiropractic comes in. I have a significantly lower fee plan so that more people are able to afford the care they need. An entire week of care in my office costs what you could pay for one visit elsewhere. Another way to save…studies show that chiropractic can double your immune capacity, naturally and without drugs. The immune system fights colds, the flu, and other ailments. So you may not be running off to the doctor as much. Studies show that people actually pay less for their long-term overall health care expenses if they are seeing a chiropractor. You benefit from an amazing offer. Look, it shouldn’t cost you an arm and a leg to correct your health. You are going to write a check to someone for your health care expenses, you may as well
Great care at a great fee…Please, I hope that there’s no misunderstanding about quality of care just because I have a lower exam fee. You’ll get great care at a great fee. My qualifications…I’m a graduate of Life College and have been practicing for over 10 years. I’ve been entrusted to take care of tiny babies to pro athletes that you may know. I am constantly going to seminars and updating my knowledge so I can give my patients the latest information and techniques of my profession. Southwest Ranches Holds 6th Annual Photo Contest for Residents BY DEBBY TEICH
T
he Town of Southwest Ranches Rural Public Arts & Design Advisory Board is calling all photographers for its 6th Annual Photo Contest. The contest is open to residents of the Town of Southwest Ranches who are 18 years old or older. Younger residents may also enter with their parent or guardian’s written permission. The deadline to submit work is July 15. The board will use the winning photos to create a calendar, which will be available at Town Hall. The theme for this year’s contest is “all baby animals of Southwest Ranches, including dogs and cats, excluding people.” Last year, residents submitted photos of sunsets, trees, wild animals, pets and more. “The contest gives the Southwest Ranches residents the opportunity to show the passion they have for the town and what a hidden jewel this town really is,” said Susan Kutz, staff liaison for the Rural Public Arts and Design Advisory Board.
Some of the rules include: ▸▸ For each photo caption, send a word count of 74 (including characters). ▸▸ Photos must be at least 8 X 10 (landscape). ▸▸ Must be a resolution of at least 300 DPI. ▸▸ No previous photos will be accepted. Members of the Rural Public Arts & Design
Some of the photos that were included in the 2017 calendar
Advisory Board will judge the contest. The winning 13 photographs, one for the cover of the calendar and one for each month, will be on display at Town Hall, as well as at the Annual Southwest Ranches Country Roads Arts and Crafts Festival. At the Festival, held on October 20 at Sunshine Ranches Equestrian Park, visitors will find all handmade crafts or original art, and more. The show includes stained glass, fabric and leather crafts, specialty wood products, mosaics, paintings, jewelry, and much more. There will also be music and plenty of food from vendors. There is a playground close by so parents can shop, while their kids play. All photo entries must be received by email to Skutz@ southwestranches.org, or on cd/memory stick no later than July 15. For entry forms and rules, visit www.southwestranches.org or call Susan Kutz, staff liaison for the Rural Public Arts and Design Boards, at 954-434-0008.

Cooper City High School Students Build a Zen Garden BY DEBBY TEICH
S
tudents at Cooper City High School have a new place to relax and unwind. If they need to take a break, they can visit the Zen Garden. Assistant Principal Dr. Carla Hozebin came up with the idea to make a labyrinth at the school to help students cope with stress and anxiety. When Lauren Nassi became president of the Interact Club, she knew she wanted that to be one of her first projects. What started as a way to fulfill a community service requirement for the club became much more. “High school can be a very stressful place,” said Lauren. “Students spend so much time studying and stressing for the future and for college. Sometimes they just need to sit down, live in the moment and relax – even if it is for a few minutes.” Before the garden was built, the area at the school was filled with rocks from a demolished building. There were only two trees growing. “They took an eyesore and made it look like something beautiful,” said Steve Franzone, faculty advisor for the club.
To raise money, the school held a fundraiser at Menchies and sold rocks with peaceful messages to put inside the garden. Rotary members also provided them with donations and funding to help with the project. The garden contains a labyrinth, where students can meditate. There are flowers and other pretty
plants, such as orchids, sunflowers and lavender, as well as bamboo fencing. Sierra Decker, a senior in art club, painted a mural dedicated to the Stoneman Douglas High School students that were killed. The names of each student are written on a ribbon that is
draped from three doves. The garden itself is also being dedicated to them. “A lot of students at Cooper personally knew a victim,” said Lauren. “This area is an amazing place to sit around and think about everything and honor their memory.” The Interact Club’s mission is to provide service through taking action to solve the community’s most prominent and persistent issues. Interact members have a passion to do good and help others by using their intelligence and energy to take a stand on sustainable issues that need fixing and people willing to fix them. “Interact members are committed to making the community and world better by applying leadership and expertise to social issues and finding unique solutions,” said Lauren. “Our members’ passion and perseverance create lasting and significantly noticeable change.”

When planning you child’s birthday party, it’s good to get some help during the big day.Ask your close friends, family members or other parents if they can assist with set up, volunteer during the event with activities and with taking photos, and to help close down theparty. Selecting the food for a kid’s birthday can seem like a trying task. But kids are typically not picky eaters. Most like simple food, such as pizza or chicken fingers. Cooper City Residents Celebrate Their Moms BY DEBBY TEICH
T
he City of Cooper City recently offered families a way to help celebrate moms and the many things that make them special. They participated in the annual Mother-Daughter Tea. “In the past two years we have almost doubled capacity for this great event,” said Felicia Trainor, Recreation Program Specialist. “Tea parties aren’t as common here in America, so it is a unique experience for moms to share this special tradition with their daughters.” On May 12, 184 Cooper City moms and their daughters attended the MotherDaughter Tea. This year’s theme was “Royal Tea Party” in honor of the Royal wedding. Wearing party attire, they sampled a variety of teas, lemonade, finger sandwiches, and desserts. The teacups, saucers, sugar bowls, and creamers are all pieces from authentic tea sets that have been acquired throughout the years through generous donations by our residents. As they entered, they were greeted by ballerinas from Dancer’s Gallery that later performed. They were also served appetizers by high school student vol-
unteers dressed as butlers. Mothers and daughters received a keepsake photo of the event from Fun Faces Fotobooth Photos. De La Flor donated all the flowers for the daughters to make a small bouquet to give to their mothers for Mother’s Day. There was also a free raffle that included a variety of donated items. The City of Cooper City has several other events throughout the year to promote positive family relationships. Dads recently had their turn earlier in the year with the Father and Son Adventure Night. Other events include Mom-Son Night of Fun (September), Grandparent’s Day (September) and Daddy Daughter Dance (November). The goal of the Cooper City Recreation Department is to promote community involvement by residents of all ages. The Department is constantly looking for new and innovative ways to reach the residents of Cooper City. “Our events provide an outlet for our residents to bond with their family and spend quality time together in an entertaining atmosphere free of today’s technology distractions,” said Trainor. For information, visit www. coopercityfl.org or call 954-434-4300, ext. 233.

t was a pleasure to present three scholarships to graduating seniors at Western High School during their annual senior awards ceremony. I started the Mayor’s Scholarship fund three years ago to recognize Davie students who wanted to pursue a career in public affairs. This year’s winners are: Ethan Chiappelli, Sydney Leiter and Anya Sorenson. Ethan has volunteered many hours helping a charitable organization, was recognized as a scholar athlete in wrestling, and received the wrestling MVP Award last year. He will be attending FSU in the fall and looks forward to interning with a state legislator. Sydney has traveled to Thailand, Costa Rico and Morocco, working for the betterment of those in need and raising money for scholarships for girls in rural Peru. She has maintaining a 5.1786 GPA and volunteered over 400 hours in the community. She plans to major in International Affairs/Global Studies. Sydney has been accepted to several prestigious universities. Anya participated in Florida Girls State and followed that up as a volunteer in the local legislative office of Congresswoman Debbie Wasserman Schultz. Anya has been accepted to Dartmouth College, where she plans on double majoring in government and Asian and Middle Eastern Studies. With a GPA of 5.38, her future looks very promising. These are just three of many who were honored on May 15. It gives us faith in the fact that our future is in good hands. Good luck to all the graduates. History was the main course in Davie in May. The Old Davie School celebrated its 100th birthday and 18 Broward County residents were honored as Pioneers. Beverly “Jill” Jean Smith Pittillo was nominated by The Old Davie School Historical Society to represent Davie. I was personally impressed by 105-year-old Israel Sweig of Margate, who was inducted as a pioneer after briskly walking to the podium and then giving a short speech. When asked what his secret was, he said, “I walk every day.” Other inductees included my friend and fellow teacher at South Plantation High School, Alyce Culpepper; Newell Hollingsworth from Southwest Ranches; and fellow Mayor Lamar Fisher from Pompano Beach. Davie hosted the event in honor of the historic celebration of the Old Davie School and it was a pleasure to welcome all the pioneers and their families to our community. Many were in awe of our history and admitted that this was their first time at a Davie event. I am sure they will be back! Please register to vote if you have not done so. This will be an important election and the ballot will be very lengthy. I suggest that you request an absentee ballot. There is a long list of judges, amendments to the constitution and taxation questions, as well as the usual array of federal, state and municipal elected positions. This will give you time to research and think about your decisions. You can go to the Broward Supervisor of Elections web site to register and to request an absentee ballot. Good luck. The JCC presented an Interfaith Breakfast as part of their 10 Days of Connection, which helps to enhance communication and understanding amongst houses of worship. Since it was also National Prayer Day, it was felt that we needed to take prayer one step further and promote meaningful conversation. Davie is committed to hosting the event next year and requests that any houses of worship in Davie and Cooper City who wish to be part of the conversation call Laurie, at 954-797-1030, to be placed on the invitation list. For information, call 954-797-1030 or send an email to jpaul@davie-fl.gov.

NSU University School Students Get a Lesson in Leadership BY DEBBY TEICH
C
oaches, religious figures, government officials, CEO’s and others recently met with NSU University School’s fifth graders for breakfast. The event capped off a unit that taught students what it takes to become a leader. “Leadership is the ability to inspire and motivate others toward a collective objective through a trusting and authentic relationship,” said M. Adam Carswell, Lower School Director. “It’s important that, as future leaders, our students learn to authentically engage with others through effective communication, active listening, and collaboration.” Throughout the unit, students participated in a variety of activities, as they learned about the importance of giving back and impacting change, and that leadership comes in all forms. They engaged in specialized discussion forums, completed research, practiced interview techniques, attended a three-day trip with their peers, and more. For the last activity, students identified local community leaders, interviewed them to find out how they impacted change, and then wrote an essay that captured what they learned. Students and their chosen leaders enjoyed a formal breakfast together where students shared their essays and listened to keynote speaker, Brett Opalinski, lead pastor at Christ Church. Sofia Elle Teifeld, 11, selected Sarah Franco, executive director of JAFCO. “She has taught me that by helping others, you are also helping yourself,” said Sofia. “She shows me that you have to follow your heart and do what you love.” Collin Crum, 11, chose Lee Schrager, gourmet chef. “He joined Southern Wine and created the wine festival,” said Collin. “He has helped a lot of people around the world through charity work.” Emma Neidenberg, 11, selected Aurelio Fernandez III, CEO Memorial Healthcare. “He does a lot of community service, like soup kitchens, walks, etc.,”
said Emma. “He is also committed to retiring early to allow younger leaders to move up in the system to be a leader.” Natasha Farris, 10, chose Norman Weddurburn, Senior V.P. of Communications for Make-A-Wish Foundation. “He puts the children before himself,” said Natasha. “He chose to become CEO, because he wanted to put a smile on a child’s face.” Some of the other leaders were: Beth Besner, Inventor & Community Activist; James Marinitti, Air Traffic Controller; Judy Paul, Mayor of Davie; Karla De Anda, Civil Rights Activist; Cari Baraclough, Physio Therapist; Felipe Sommer, Co-owner Nearpod; Lauren Book, State Senator; and many more.

f you suffer from diabetes, there is a probability that you may experience a sugar spike in the mornings in spite of not having eaten for a couple of hours. Scientists believe that because of hormones released during the night (growth hormones, cortisol, glucagon, epinephrine), your insulin resistance may be stronger, hence the elevated levels in blood sugar. A small spike in fasting glucose level is normal for most people, but if your numbers are too high or you are waking up with headaches or sweating, this could be an indication that something is wrong. Your blood glucose may be too low at night or you may be experiencing what is known as the dawn phenomenon—when the body increases sugar levels to make sure there is enough energy for the person to wake up in the morning. If you are experiencing this problem frequently, of course you want to talk to your doctor for professional advice. Chances are, however, you just need to implement lifestyle changes that will help resolve the problem. Keeping your nutrition on point and exercising frequently may be all you need to help alleviate this condition. In a study that looked at data from 1990-2016, scientists discovered high fasting plasma glucose had increased by 76% in US. The study, published in the Journal of the American Medical Association in April, revealed high body mass index (BMI) and fasting plasma glucose are two of three important risk factors and are steadily increasing. Both conditions are related to diet and lifestyle choices and can be preventable—in some cases they can be completely eradicated. In fact, it is possible for patients to eventually get off insulin prescription if they are willing to implement changes in their lifestyle and nutrition. “US residents are not consuming a healthy diet; they tend to consume more calories than needed,” the article highlights. “Rising BMI is driving up fasting plasma glucose levels and diabetes.” Alarmed by the findings and how dire the situation is, authors of this study made a call to action by stating it is imperative that Americans control and reduce their weight as well as for our country to develop a comprehensive program to improve the US diet. Given the overwhelming research that continues to show the trend of how our health is directly impacted by our dietary choices, it is important that individuals work with qualified practitioners to really dig deep and find the root cause of disease—this is the goal of the functional medicine approach. If your doctor quickly prescribes medication and has never asked you what your diet looks like, it may be time to start looking for another doctor. At Bellissimo Medical we do not simply prescribe medication to put a patch on the injury; we look at family history and underlying causes of disease. We work closely with patients to optimize their health in a way that is not possible through traditional medicine. If you are suffering from diabetes or simple want to improve and balance overall health, we can help. Call today and schedule your free consultation at 954-384-8989. Dr. Jean-Claude Nerette is Board Certified in both Internal Medicine and Functional Medicine and Stephanie Muniz Nerette is a Board-Certified Nurse Practitioner and a Diplomate to the Board of Anti-Aging Medicine. here is no doubt that the average age of orthodontic patients has lowered through the years. Just open a yearbook from the 50’s and 60’s and you will see many young adults wearing the stereotypical “train tracks” across their teeth. Movies have spoofed the usage of head gears during the high school years, which was common practice in that era. Braces have become smaller, sleeker, more colorful, and worn with pride by many preteens. For those of you who have young children at home, the main question is whether early treatment is right for your child. To best answer this question, it is first important to define some terms. When discussing “early treatment,” I personally prefer the term interceptive treatment. It has the connotation of catching something before it becomes a bigger problem. The more common and practical term is “Phased” orthodontic treatment. In this case, treatment done at an earlier age (usually between 6-9 years old) is referred to as Phase I. It is aimed at correction of habits, skeletal discrepancies, as well as severe abnormalities in dental eruption. The later treatment, Phase II, is usually done at around 11-13 years old in order to place all permanent teeth in an ideal position. I call it more practical because in most cases the second treatment is needed. The name serves as a reminder to the parents of this fact. Currently, the American Association of Orthodontists recommends that the first orthodontic evaluation occur by age 7. Does this mean that all children require phased orthodontic treatment? Certainly not. The criteria for starting early treatment should be better or more predictable results. In my opinion, this is certainly the case when the upper jaw is too narrow and must be expanded, when upper front teeth are so protrusive (“buck”) that the incidence of trauma is much more likely (unless corrected), and cases of underbite (when the lower jaw is forward of the upper jaw). These treatments are “no brainers” for two reasons. The body of the younger patient is more amenable to these specific orthopedic (growth) corrections and statistically the preteen is more likely to traumatize a front tooth than at any other time. There are other times that treatment may be done for psychosocial reasons, as some children are very conscious of cosmetics. For those parents who are considering early treatment for their children, I recommend listening with an open mind. See if the reasons for starting treatment make sense to you. The rule of thumb would be “if it does not make sense, don’t do it! I find that most parents have a life philosophy which may make them either more or less open to preventative type treatments. As a parent, I find that I know what my child will be able to handle and be up to. Most importantly, if you decide as a family to start, have fun with it. Drs. Maria and Alon Grosman are Board Certified Pediatric Dentist and Orthodontist. Their office is located at 4401 S Flamingo Rd on the NW corner of Griffin and Flamingo Rd. REAL ESTATE
Homeseller: Do You Really Want to Do This Yourself? BY ZONA HORTON, P.A., CRS, GRI REALTOR
I
t doesn’t take a financial wizard or follower of Real Estate market trends to realize that we are in a housing crunch in South Florida – especially single-family housing which makes up most of the inventory of Davie and Cooper City. What usually happens during a crunch: ▸▸ Discount “fly-by-night” brokerages pop up as a “fad” alternative to hiring a competent professional. ▸▸ Homeowners consider a DIY (Do It Yourself) approach. A recent study revealed that For Sale By Owners (FSBOs) don’t actually save anything, and in some case may be costing themselves more, by doing it themselves. FSBOs tend to sell for lower prices than comparable home sales, and in many cases below the average differential represented by the prevailing commission rate. Why would FSBOs net less money than if they had used an agent? The study makes several suggestions: There could be systematic bias on the buyer side as well. FSBO sales might attract more strategic buyers than MLS sales, particularly buyers who rationalize lower-priced bids with the logic that the seller is “saving” a traditional commission. Such buyers might specifically search for and target sellers who are not getting representational assistance from agents. In other words, ‘bargain lookers’ might shop FSBOs more often. Experienced agents hire professional stagers, if needed, which could bring more money for the home. Properties listed with a broker will be listed online with all other participating broker websites, marketing the home to a much larger buyer population. The more buyers who view a home, either in person or online, the greater the chances a bidding war could occur for the property. Most professionals will create print ads and local postcard marketing, since many South Floridians upsize or downsize within our area, because they desire the continued love and support of family members who refuse to leave the balmy breezes and their close proximity to the coast. FSBOs achieve prices significantly lower than those from similar properties sold by Realtors using the MLS. The data suggests the average price was near 6% lower for FSBO sales of similar properties. What leaves this professional Realtor scratching her head? FSBO Homeowner Liability! Since I have been in this business, the number of disclosures has increased dramatically: ▸▸ Pages of homeowner disclosures ▸▸ HOA disclosures ▸▸ Condo disclosures ▸▸ Mold disclosures ▸▸ Lead-based paint disclosures ▸▸ Assessment disclosures ▸▸ Special taxing district disclosures – (CDD, etc.) – not to mention the ▸▸ Multi-part, multi-page contract with, of course, all the disclosures and deadline dates for inspections and to keep the buyer from losing his deposit – and of course ▸▸ TRID deadlines regarding financing ▸▸ FinCEN Geographic Targeting Order Notices and disclosures (money-laundering issues) ▸▸ FIRPTA withholding (foreign sellers) ▸▸ To lease or not to lease, or can I even lease this property if I am an investor. To quote Dave Ramsey, America’s trusted voice on money, explains: “Research has shown that, between mistakes, lack of negotiating skills, pricing errors and general exposure on the market, you’ll cost yourself more than the real estate commission…You’ll come out slightly better and with a lot less hassle if you use a top-shelf agent.” Zona Horton has been successfully selling Real Estate in South Florida for over 30 years. She works for the international Keller Williams family of companies and serves Davie, Cooper City and surrounding cities. Call her for all your Real Estate needs. n many instances, depending upon the complexity of a case, expert witnesses may be retained to assist in both the preparation and presentation of the evidence. These experts are not always necessary and are often not always affordable. Their involvement requires additional fees to be paid for their time and expertise. Prior to retaining such an expert, I will always consult with my client to advise them of the necessity of such a witness and the anticipated costs. Sometimes it is just not affordable to the client. There are certain cases when an expert witness is absolutely necessary to prepare the case for both trial and settlement. It is impossible to structure a settlement if we are not aware of the actual values of certain assets. The actual value of the marital home or the family business are important factors which must be determined. Judges will not guess as to these values and web sites which estimate certain values are not dependable or even admissible in court. Here are some of the experts we often encounter in a dissolution case: ▸▸ Property appraiser to determine the true value of real property. ▸▸ Forensic Accountant to determine the assets, liabilities, and income of the parties. ▸▸ Business valuator to determine the value of a business owned by the parties. ▸▸ Actuary or pension evaluator to determine the value of a pension ▸▸ Appraiser to determine value of personal property such as jewelry or collectibles ▸▸ Guardian Ad Litem to represent the interests of minor children ▸▸ Psychologist to evaluate emotional issues of the parties and or their minor children. ▸▸ Drug counselor to determine if in fact either party may have a drug dependency. ▸▸ Vocational expert to determine a party’s earning potential in the work place. As you can see this could be a rather exhaustive list. Each of the above individuals are either privately retained or appointed by the court. Sometimes each of the parties retains their own expert. Each of these experts may render a differing opinion which would result in the Judge determining which of the expert’s testimony he/she will depend on. The opinion of an expert is not to be taken as absolute fact and therefore their opinions are subject to attack, just as like any other witness in court. The hope is that with proper preparation and a credible expert witness, the chances of a fair settlement is more likely. Of course, not all cases require the assistance of an expert. Often the issues in dispute can be resolved without their knowledge and expertise. As I have often stated, no two cases are the same and as such they cannot be treated in a similar manner.

ASK THE SHERIFF
The Unsung and Unseen Heroes of Public Safety
E
arlier this year, the Broward Sheriff’s Office Regional Communications Division was selected by the Florida Association of Public-Safety Communications Officials (APCO), the world’s oldest and largest not-for-profit professional organization dedicated to the enhancement of public safety communications, as their 2018 Team of the Year. The team was selected for the hard work, professionD A A B U S alism and dedication they displayed during the shooting at Fort Lauderdale/Hollywood International Airport on I D A R K O N A January 6, 2017, where they deftly managed 135 calls from panicked citizens, witN O P O E N T I S nesses, airport employees, family members and victims that flooded the regional 911 system during the chaotic moments of the shooting. Operators provided R S E R M I C A S anxious callers with guidance, comfort and empathy. S E S E I G H T Y Simultaneously, hundreds of officers and other first responders were deployed T H countywide to assist with the event from approximately 31 municipalities in Broward County. Off-duty Regional Communications Division staff promptly T S M T I N G responded to assist during the incident. C R L I E V E R The honor reaffirmed what I have known since we R E E R D A R E launched Broward County’s S E D A N O W consolidated dispatch system in October 2014: it is not only working – but it is exceeding expectations and providing some of the best 911 service in the country. Residents and visitors alike are receiving more efficient and effective responses since we merged eight public safety answering points (PSAPs), and 29 cities transitioned into just three regional PSAPs located in Coconut Creek, Sunrise and Pembroke Pines. These three regional sites now operate under common call taking and dispatch protocols and common technology platforms. The effort was a gigantic undertaking, but has proven to be a vast improvement over the previous fragmented system. Each day, our call takers handle roughly 7,500 calls – that’s a staggering 2.5 million calls a year. But they handle the load with professionalism and unmatched dedication. Se Habla Español! Today, we are more efficient and effective. Under the old system, emergency responses were often hindered and people’s lives put at risk, because calls would be directed to the wrong answering center and would need to be transferred. The new system has virtually eliminated the need to transfer calls. Creation of the regional system also streamlined and reduced staffing levels Special discounted rates for The Greater Hollywood Chamber Members by more than 100 employees. And we increased accountability for staff through Call Denise Caligiuri f transparency and a countywide ticket tracking system to track concerns, complaints and trends. As a result, total call processing times were reduced by in Miami's Commu approximately 30 seconds, and the vast majority of 911 emergency calls are now answered in 10 seconds or less. In fact, a recent study shows we produce some of the quickest answering times and exhibit one of the best performance levels of any large 911 center in the nation. This, of course, would not be possible without the dedicated 911 operators and dispatchers. They truly are the unsung and unseen heroes of the agency, tirelessly navigating stressful and chaotic circumstances to serve as the critical link and vital lifeline between our community and emergency services. These workers BEST OF WESTON undergo months of intensive training to learn the ins and outs of public safety. 2017 I’ve long known their importance and value to public safety, and I’m glad they are finally receiving the outside recognition they earned and very much deserve.
