Celebrating Hispanic Heritage Month

E

xplorer Ponce de Leon discovered Florida in 1513, claiming the land for Spain. Five hundred years later, settlers from Spanish-speaking countries continue to call Florida home. In fact, almost 30% of the population in Broward County and nearly 70% in Miami Dade is Hispanic. That is why National Hispanic Heritage Month is especially meaningful here in South Florida. Observed from September 15th to October 15th, National Hispanic Heritage Month celebrates the histories, cultures and contributions of American citizens whose ancestors came from Spain, Mexico, the Caribbean and Central and South America. Throughout the month, there will be numerous events and celebrations taking place, such as the Hispanic Heritage Festival at Miramar Regional Park on September 16th, a Hispanic Heritage Concert at the NSU Miniaci Performing Arts Center on October 8th, or the Hispanic Heritage Month Festival on October 14th at the Pembroke Pines Branch Library featuring food, music, crafts, and storytelling. Experience all that the region has to offer by taking advantage of the calendar section in Our City magazine. Each month we include a curated list of diverse community activities and events, which appeal to a wide range of people and interests.

Ophthalmology Services For My Enlightening 30-Year Journey as an Ophthalmologist

W

BY ALAN D. MENDELSOHN, MD, FACS

hen I completed my fellowship training at Bascom Palmer Eye Institute in 1987 and began practicing ophthalmology in Hollywood July 1987, I was part of a new wave of ophthalmologists who brought the exciting technique of out-patient cataract surgery to Broward County. Our predecessors would admit patients to the hospital the night prior to surgery and keep them hospitalized for an additional night following surgery. Avoiding the hassles and expenses of hospitalization was attractive, but even more advantageous was avoiding the risks of hospital –induced infections. Out-patient cataract surgery became an almost instant success.

Outpatient Cateract Surgery

For the next decade, those of us on the “cutting edge” of cataract surgery in Hollywood were doing cataract surgery by a procedure called Extracapsular Cataract Extraction whereby we removed the nucleus of the cataract in its entirety. This necessitated that we make a large incision in the eye. The cataract was removed, followed by insertion of an intraocular lens (IOL). At the completion of surgery, five to seven sutures were required to close and secure the surgical incision. The eye was pressure patched. For the next three weeks, we encouraged our post cataract surgery patients with the following refrain: “Do not bend, do not lift, do not exercise, do not exert.” Finally, after three weeks our patients could become “free agents” again and resumed their normal lives. We began suture removal in the office, and by the sixth post-operative week the patient received a final new eyeglass prescription. The IOLs utilized in that era provided fairly good distance vision, but eyeglasses were needed to see near and intermediate distances, with fine tuning of distance vision.

12

“No Stich” Cateract Surgery

While moving cataract surgery to an out-patient basis was considered revolutionary at the time, an even bigger milestone transpired with the transformation of cataract surgery in the mid to late 1990’s to a highly improved technology called Phacoemulcification (phaco). Instead of removing the cataract nucleus in its entirety, with a hightech ultrasound we could break up the nucleus into tiny fragments and suck them out. This paved the way to tiny incisions in the eye and the advent of “no stitch” cataract surgery. Phaco brought quicker, safer, and better visual outcomes to the cataract surgery arena. With great pleasure, on the very first post-operative day, I was now able to encouragingly tell my patients, “You can now bend, lift, exercise and resume 100% of your activities!” Even more importantly, post-operative edema, infections, and inflammations plummeted with the new technology. Cataract surgeries were now routinely scheduled two weeks apart instead of two months apart. Concurrently, there have been remarkable enhancements in the instruments that we utilize pre-operatively in the office to ascertain the optimal custom fit intraocular lens for any given patient. The quality of these high tech ophthalmic devices and ultrasounds utilized pre-operatively for Iens determinations, as well as the expertise of the staff actually making the measurements, are of paramount importance for excellent visual outcomes.

30th Anniversary

From the onset of my career in 1987, through to the present time, we have been blessed with newer generations of intraocular lenses (IOLs) which provide superior vision. Another career milestone occurred within the past ten years with the arrival of the multifocal ReStor IOL. With the ReStor IOL, we can generally correct most patients’ cataracts

SEPTEMBER 2017 | OUR CITY DAVIE

and enable them to see near, far, and everywhere in between without the aid of glasses or contact lenses. The ability to read, drive, work on the computer, and see without glasses is an incredible freedom that was never possible with traditional monofocal lenses. My journey in the world of cataract surgery in Hollywood has now hit three decades as I had my 30-year anniversary of practicing ophthalmology on July 1st! Perhaps the most incredible landmark and noteworthy step on this journey has been the landmark transformation in cataract surgery to the new era of laser-assisted cataract surgery that has commenced in earnest in the past five years. Femtosecond laser cataract surgery is highly reproducible, far more accurate, and far safer than older techniques of cataract surgery with a scalpel. The laser offers excellent precision thereby producing the absolute best visual outcomes in current cataract surgery. Furthermore, patients with low or moderate levels of astigmatism can have this astigmatism eliminated or greatly reduced at the same time as the cataract procedure, resulting in a markedly enhanced quality of vision and overall outcome. In essence, this is customized laser cataract surgery utilizing high-tech 3D imaging and tailoring the ultra-precise treatment to the unique size and shape of your eye.

My Own Cataract Surgery

On a personal note, even though I am a cataract surgeon, naturally I am not exempt from developing cataracts myself. In fact, in 2014, at age 56, I began to notice the litany of complaints that I have heard from my patients. First, I noticed that while driving at night, I was not as comfortable or confident as I was driving during the day. Second, oncoming headlights became bothersome, and eventually so did the rising or setting sunlight in my face

Dr. Alan D. Mendelsohn

while driving. Third, I had always been an avid reader, able to read small print journals or novels for hours at a time prior to the inception of my cataracts. But in 2013 and 2014, I noted that reading tiny print became more of a chore and challenge, curtailing my reading duration. Finally, and most importantly by far, I needed to be positive that my vision was excellent to examine my patients and perform surgical procedures. I decided that it was time to proceed. In July 2014, I was the personal beneficiary of the wonderful transformations of modern ophthalmology that I described. I had advanced laser cataract surgery with the insertion of an ReStor lens in my right eye, with the same procedures to my left eye the following week. My vision is now phenomenal! I wore eyeglasses starting at six years of age and then began with contact lenses around age 13. Until age 56, I needed glasses or contact lenses for everything! Now, for the past three years, I wear no glasses, no contact lenses, nothing. Of course, I practice what I preach and always wear sunglasses with UV400 blocker and polarization outdoors during daylight hours for ocular protection. My quality of vision and depth perception are the absolute best of my entire adult life. I am delighted! Now at age 59 and feeling like the bionic man, I look forward to my next decade serving the community as an ophthalmologist on this thoroughly enlightening journey!

Bike Rodeo to Offer Training, Safety Tips and Fun COMMUNITY NEWS

BY DEBBY TEICH

B

ike riding is a great way for people of all ages and fitness levels to improve health, burn calories, and have fun in the fresh air. The City of Cooper City is hoping to get more of its youth interested in the sport. On September 9, residents are invited to the inaugural Bike Rodeo at the Sports Complex, from 8am to 10am. “Cooper City was recognized as a healthy weight champion city and it is important that we continue to promote an active lifestyle within our community,” said Felicia Trainor, Recreation Program Specialist for the City of Cooper City Recreation Department. “Bike riding is a form of exercise that allows a child to experience a sense of independence, but at the same time is something fun that families can do together.” The event includes helmet fittings, as well as free giveaways of helmets and bikes (while supplies last). There will be various courses for children up to twelve years old with different levels of difficulty. Bike Rodeo participants must have their own bicycle, tricycle or big wheel and a helmet. Training wheels are permitted, but participants must be able to pedal on their own. Bike safety is also a key component of the event. There will be bike safety demonstrations, information pamphlets, and activity books for both parents and children. “Sixteen percent of trauma cases at Joe DiMaggio children’s hospital are due to injuries that occur on a bike,” said Vanessa Quiles MSN, RN, Clinical Specialist-Trauma Services Injury Prevention and Outreach Coordinator. “A lot of those injuries could have

been prevented with the proper safety precautions. We want to make sure we equip our residents with all the knowledge needed to prevent injury and make bike riding not only fun, but safe.” According to the Florida Department of Transportation: ▸▸ A bicycle rider or passenger who is under 16 years of age must wear a helmet that is properly fitted and is fastened securely upon the passenger’s head by a strap. ▸▸ Handbrakes DO NOT work nearly as well in rain, so allow more time to stop than on dry pavement. ▸▸ You must obey all traffic controls and signals. ▸▸ Be cautious around parked cars. ▸▸ When riding on sidewalks or in crosswalks, a bicyclist has the same rights and duties as a pedestrian. ▸▸ Wear bright or reflective clothing. ▸▸ Stop and check for traffic before entering the roadway. For information, visit www.coopercityfl.org.

Cooper City Promotes Intergenerational Fun BY DEBBY TEICH

T

he City of Cooper City has several events throughout the year to promote positive family relationships. On September 10, from 2pm to 4pm, Cooper City residents will celebrate their grandparents, and on September 22, from 6:30pm to 9:30pm, moms and sons will gather for the Mother and Son Night of Fun. Grandparents Day: On the same day that the nation celebrates Grandparents Day, Cooper City grandparents and their grandchildren will gather for their own special event at the Cooper City Pool and Tennis Center. Since 2007, it has been a tradition for many Cooper City families. “It’s a great way for grandchildren to bond with their grandparents and create lasting 2016 Grandparents Day and Mom/Son Night of Fun memories,” said Felicia Trainor, Recreation Program Specialist for the City of Cooper City Recreation Department. “Both grandparents and grandchildren get to celebrate each other. It is also an opportunity for the children to be more aware of the guidance and knowledge their grandparents can provide them.” The cost is $5 per person. Either the grandparent or grandchild, age 4 and up, must be a Cooper City resident. Participants will enjoy fun, games, crafts, and snacks followed by an old fashioned ice cream party. Bring your bathing suits and spend time in the pool and game room after the event at no additional charge. Advanced tickets are required and available at the Cooper City Pool and Tennis Center or the Cooper City Community Center. Tickets will not be available the day of the event. Mom/Son Night of Fun: Since 2002, Cooper City moms and their sons (ages

K – 8th grade) have been sharing a special evening together at the Mother and Son Night of Fun. Many of them return year after year. If mom is unavailable, grandmoms, step-moms, and aunts are always welcomed. “This event provides a unique opportunity for mother and son relationships to blossom,” said Trainor. “This special night includes food, dancing and crafts, as well as team building activities between the parents and children that are sure to leave a lasting impression.” This year’s them is Rock ‘n’ Roll. The night of fun includes activities, prizes, dancing and dinner. Participants are encouraged to dress up as their favorite Rock ‘n’ Roll stars; however, costumes are not required. V.I.P. backstage passes for the Mother and Son Rock’n Night of Fun are $25 per couple/$10 each additional son. Tickets must be purchased in advance at the Cooper City Community Center. No passes will be sold at the door. The event is limited to Cooper City residents only. On November 18, from 6:30pm – 9:30pm, Cooper City dads will have their turn at the Annual Daddy Daughter Dinner Dance. The event, for ages 1st grade and up, includes dinner, dancing and themed entertainment. This year’s theme is Peter Pan. Dad and daughters are encouraged to dress in cocktail attire. If dad is unavailable, grandfathers, step-dads, and uncles are always welcome. The event is limited to Cooper City residents. Tickets will be available on October 18. Chiropractic? Why Not? “A Doctor’s Confession to West Broward”

Dear Friend,

write one for a lesser amount for chiropractic. When you bring in this article (by 9/30/17) you will receive my entire new patient exam for $55. That’s with x-rays, biomechanical exam, history and consultation…the whole ball of wax. This exam could cost you $250 elsewhere. The law says that I must tell you THAT YOU OR ANY OTHER PERSON RESPONSIBLE FOR PAYMENT HAS THE RIGHT TO REFUSE TO PAY, CANCEL PAYMENT, OR BE REIMBURSED FOR TREATMENT, WHICH IS PERFORMED AS A RESULT OF AND WITHIN 72 HOURS OF RESPONDING TO THE ADVERTISEMENT FOR DISCOUNTED, OR REDUCED FEE FOR SERVICE, EXAMINATION, OR TREATMENT.

I

want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first. Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy on the left. Twenty-five years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more… A friend of mine convinced me to give a chiropractor a try. The chiropractor examined me, took X-rays, and then “adjusted” my spine. The adjustment did not hurt; it actually felt good. And guess what…I started feeling so much better! From daily migraines, I went down to three a week, and then to once in a great while. That’s when I realized that I wanted to become a chiropractor and help others. That’s how it happened! It’s strange how life is, because now people come to see me with their migraines. They also come to me with their chronic pain, neck pain, shoulder/arm pain, whiplash from car accidents, backaches, ear infections, asthma, allergies, numbness in limbs, athletic injuries, carpal tunnel syndrome, just to name a few. Here’s what some of my patients had to say: “Due to an auto accident, I suffered from severe neck pain, vertigo and I could not raise my arm to comb my hair. Now I am symptom free with no medication and I can do everything I could not do before.” – E. Heaney, Hollywood, FL “Thanks to the DRX 9000 and the doctors, I no longer have chronic sciatic pain. It’s been a long time since I have taken pain medication.” – J. Walker, Miramar

Several times a day patients thank me for helping them with their health problems. But I can’t really take the credit. My confession is that I’ve never healed anyone of anything. What I do is perform a specific spinal adjustment to remove nerve pressure, and the body responds by healing itself. We get tremendous results. It’s as simple as that! Forty-five million Americans no longer have health insurance, and those who do have found that their benefits have been greatly reduced. That’s where chiropractic comes in. I have a significantly lower fee plan so that more people are able to afford the care they need. An entire week of care in my office costs what you could pay for one visit elsewhere. Another way to save…studies show that chiropractic can double your immune capacity, naturally and without drugs. The immune system fights colds, the flu, and other ailments. So you may not be running off to the doctor as much. Studies show that people actually pay less for their long-term overall health care expenses if they are seeing a chiropractor. You benefit from an amazing offer. Look, it shouldn’t cost you an arm and a leg to correct your health. You are going to write a check to someone for your health care expenses, you may as well

Great care at a great fee…Please, I hope that there’s no misunderstanding about quality of care just because I have a lower exam fee. You’ll get great care at a great fee. My qualifications…I’m a graduate of Life College and have been practicing for over 10 years. I’ve been entrusted to take care of tiny babies to pro athletes that you may know. I am constantly going to seminars and updating my knowledge so I can give my patients the latest information and techniques of my profession. My assistants are Annie and Melissa – really great people. Our office is both friendly and warm and we try our best to make you feel at home. We have a wonderful service, at an exceptional fee. Our office is called Windmill Health Center and it’s at 17160 Royal Palm Blvd., Suite 1 in the Windmill Professional Plaza. Our phone number is 954-217-4881. Call Ana or Annie for an appointment. Children Get School Supplies at “Shop with a Cop” Event COMMUNITY NEWS

BY DEBBY TEICH

A

pproximately 130 local students, ages 5 to 14, were able to start the school year with the supplies they needed. During the 4th Annual “Shop with a Cop” event, they were accompanied by a volunteer as they filled their carts with $50 worth of school supplies at the Walmart Supercenter in Davie.

The event was sponsored by the Dania Beach Lions Club and Walmart of Davie. Each child was escorted by a Davie police officer, a police academy cadet from the Broward County Police Academy or a representative from the Davie Police Athletic League. Town of Davie Mayor Judy Paul and Councilmember Caryl Hattan were also present to greet the kids.

Cooper City Kids Participate in Operation Christmas Child BY DEBBY TEICH

A

pproximately 100 Cooper City Community Center campers and students from the Cooper City High School Key Club recently teamed up to participate in Operation Christmas Child. They packed school supplies, toiletries and toys into 125 shoe boxes, which will be sent to help children in need around the world.

Campers, as well as members of the community, brought in items to the Community Center or Pool & Tennis Center. Every shoe box contained a tooth brush, washcloth, soap, crayons, notebook, pencil, sharpener, eraser and stuffed animal. Once the basics were included, campers had the opportunity to select from a variety of items, such as t-shirts, flip-flops, toys, and hygiene objects to add to the box. DJ Bryan Becker, a local middle schooler, played music while the students packed. “This endeavor was a great way to teach our young campers that you are never too young to make a difference,” said Felicia Trainor, Recreation Program Specialist for the City of Cooper City Recreation Department. Kayla Sutton, a senior at Cooper City High School, started the effort last year. Instead of getting birthday gifts, she asked her friends and family to donate items for the shoe boxes to help those in need. She had also already arranged for a group of fellow Key Club members to join her in collecting items and stuffing the shoe boxes for Operation Christmas Child. She contacted Trainor about using the Community Center to pack the boxes. “She wanted to use the space during the day, but unfortunately we had camp using the space,” said Trainor. “Rather than turning her down, we decided to join forces and had the campers participate in collecting and stuffing the shoe boxes. We made the collection process part of our Camp Color Wars and added an afternoon of box assembly to the schedule.”

Barbie Comes Alive at the Old Davie School Historical Museum COMMUNITY NEWS

BY DEBBY TEICH

F

or nearly 60 years, Barbie has been a cultural icon. She has evolved with the times and kept up with the latest trends, and is still as popular as ever. Today, a Barbie doll is purchased every three seconds somewhere in the 150 countries where they are sold. Twenty-four teen and tween Barbie models recently gathered at the Old Davie School Historical Museum for the 6th Annual Tea with Barbie. Attendees included Graduation Barbie, Surfer Barbie, Pajama Party Barbie, Bride Barbie, and many others. This year, Presidential Barbie (Council Member Susan Starkey) was preceded by Secret Service Ken. The event sold out quickly, as it does every year. “Barbie has always shown girls that they have choices,” said Constance Ruppender, Old Davie School Historical Museum Barbie expert. “Tea with Barbie gives them a fun afternoon that enhances the world of possibilities that come from playing with Barbie and her many friends.” The theme for this year’s tea was “Safari.” The tables were set with fine linens, china and Barbie centerpieces, as guests enjoy tea, finger sandwiches, fruit and ice cream sundaes. The event included a Barbie fashion show, coloring, raffle prizes and more. Live Barbie dolls modeled the latest Barbie fashions, posed for photos and signed autographs. Many young girls came dressed in their finest dresses, shoes and tiaras. They even brought their Barbie dolls along to participate in the festivities. Over 50 Barbie dolls were raffled off. One participant went home with a Barbie Dream House. Barbie has had more than 80 careers and represented more than 45 different nationalities. She has been outfitted by more than 70 famous couturiers and had over 40 pets, including cats and dogs, horses, a panda, a lion cub, and a zebra. She has owned a wide range of vehicles, including pink Corvette convertibles, trailers, and jeeps. In 1974, a section of Times Square in New York City was renamed Barbie Boulevard for a week. In 1985, the artist Andy Warhol created a painting of Barbie.

Fire Prevention Poster/Essay Contest Encourages Students to Plan Two Ways Out BY DEBBY TEICH

uring a fire, seconds can mean the difference between escaping safely or having a life end in tragedy. This month, elementary school students throughout Davie will be learning about the importance of having an escape plan, as they compete in the Town of Davie Fire Rescue/Fire Prevention Bureau’s 21st Annual Fire Prevention Week Essay/Poster Contest. This year, National Fire Prevention Week will be held from October 8 to 14. Schools must submit their winning posters or essays by October 4. “The purpose of our Annual Fire Prevention Week Essay/Poster Contest is to encourage our elementary school children throughout the Town of Davie to actively participate in National Fire Prevention Week activities,” said Bob Taylor, Fire Marshal for the Town of Davie. “They will also be learning about the importance of fire and life safety education in a fun, interactive and creative way.” All elementary schools within the Town of Davie are encouraged to participate. Students in grades K-3 will create posters, while those in grades 4-5 will write essays. All of the work must reflect this year’s theme. By October 4, teachers from each school will select one winner from each grade level. On October 12, there will be an awards ceremony at Pine Island Multipurpose Center, where the students’ work will be on display. The winning entries will receive trophies, backpacks, certificates, t-shirts, fire safety items, and fire safety information. “I am very proud of the Fire and Life Safety Division for all the effort and hard work that they all put into making this event such a success every year,” said Town of Davie Fire Chief Julie Downey. “It is very important for everyone to remember that fire safety should be practiced all year round not just during National Fire Prevention Week.” In observance of National Fire Prevention Week, during the entire month of October, members of the Fire Department will also be visiting schools within the Town to promote fire safety and provide fire prevention demonstrations.

Some campaign tips include: ▸▸ Draw a map of your home with all members of your household, marking two exits from each room and a path to the outside from each exit. ▸▸ Practice your home fire drill twice a year. ▸▸ Teach children how to escape on their own in case you can’t help them. ▸▸ Make sure the number of your home is clearly marked and easy for the fire department to find. ▸▸ Close doors behind you as you leave – this may slow the spread of smoke, heat, and fire. ▸▸ Once you get outside, stay outside. Never go back inside a burning building. For information on the Town of Davie’s Annual Poster and Essay Contest, call the Fire and Life Safety Division at 954-797-1229.

Join the Broward County Butterfly Chapter to Learn More about Butterflies COMMUNITY NEWS

BY DEBBY TEICH

T

here are approximately 20,000 species of butterflies in the world, but they face obstacles. Since 2003, the Broward County Butterfly Chapter (BCBC) of the North American Butterfly Association has offered members a way to learn more about them. The not-for-profit organization aims to develop a healthy ecosystem for butterflies, and to conserve and improve our habitat for butterfly ecology. It meets the second Tuesday of most months at Broward County’s Extension Office in Davie. “Our wildlife community is suffering from a loss of host plants and butterflies face an uphill battle from the pervasive use of pesticides and herbicides, as well as non-native plant invasion which is out-competing native species for resources,” said Pat Rossi, BCBC president. “This has a serious impact on our ecosystem, according to Entomologist Sandy Koi. So BCBC’s goal primarily is to attract pollinators, especially butterflies, to our yards. If we make space to plant native larval and nectar sources for our butterflies, we’ll have a diverse ecosystem and improve our habitat for butterflies. When we provide shelter, food and water for wildlife, we also benefit from it because we affect the health of the soil, water and air.” The chapter has approximately 75 members and 260 non-members. Membership is encouraged for Broward residents, but anyone can join. Everyone is invited to the meetings. The group represents a cross-section of society, including all professions and ages, from the young to retired citizens. Some are Emerald Award, NatureScape Broward.org winners, noted for their creation of a certified wildlife habitat. “Our network of individuals supports our chapter, because they are concerned

citizens of Florida’s ecosystem” said Rossi. “They volunteer and attend field trips and events. All of them in one way or another contribute to the conservation of butterflies or native plant greening of local gardens.” The group promotes conservation of butterflies and their habitat through education and by providing opportunities for the public to experience butterflies outdoors. It also participates in butterfly counts within two 15-mile circles in Broward County organized in spring, summer and fall. If you have butterflies in your garden and it’s within the count circle, your tally will be added to the data. Every adult butterfly, egg, caterpillar seen is counted. The data is compiled and entered into an online count form that is sent to NABA. Since 2004, the Broward chapter has conducted 70 counts and found a total of 3,000 butterflies, excluding pupa, caterpillar and eggs. Featured speakers for upcoming meetings include: ▸▸ September 12 - Janine Griffiths will present Native Plants for Desired Butterflies and Easy Care. There will also be a special plant auction. ▸▸ October 10 - Roger Hammer, author and naturalist, will discuss his current book. ▸▸ November 14 - Nancy Johns, Pat Rossi, and Barbara DeWitt will present Butterflies Abound in Mission Texas. Chapter meetings are held from 6:30pm to 8:30pm, at the Broward County Extension Office, 3245 College Avenue in Davie. For information, call 954-357-5270, visit www.browardbutterflies. org or send an email to BCBCmail@gmail.com.

ver 2,000 people of all ages recently attended Eat to the Beat at Cooper City Sports Complex. There was live music, as well as food trucks – creating the perfect environment for a fun family evening in Cooper City. “We wanted to offer a fun opportunity for families and their neighbors in the community to gather this summer,” said Felicia Trainor, Recreation Program Specialist. “It’s a great family event. We had a large

variety of food trucks, so there was something for everyone to enjoy.” The City of Cooper City launched the event last year, but it was called Food Trucks Rolling into Cooper City. Since there are now live bands, organizers decided to change the name. The event is offered twice a year. The last one was held in January. The event included a Beach Boys Tribute Band, bounce houses, face painting, obstacle courses,

bear and wine. Some of the food trucks were: Tikiz Shaved Ice & Ice Cream, Gene’s Joint, Miami Pizza Truck, Food Dude, Taco Fresh, Virgo Bomb Gourmet Food Truck, Mita’s Dishes, Che Grill, Ipeks Wykked, Red Zepplin, Tio’z Urban Dominican food, Cucina Bambina and more. Join in the Fun at the Mayor’s Open Play Chess Challenge COMMUNITY NEWS

C

hess has long been regarded as a game that can have beneficial effects on learning and development, especially when it is played from a young age. Chess players of all skill levels and ages are invited to participate in free, open chess play in Cooper City. The Mayor’s Open Play Chess Challenge is held on the third Saturday of every month, from 9am-11am, at the Pool & Tennis Center, 1600 Stonebridge Parkway. The next event is on September 16. “Chess is one of the most popular games in the world,” said Chris Garcia, recreation director for the City of Cooper City Recreation Department. “It builds critical thinking skills to evaluate, comprehend and analyze each move on a continual basis. And most importantly, it is fun and challenging!” Cooper City has hosted the Mayor’s Open Play Chess Challenge since November 2014, when Cooper City Mayor Greg Ross and other mayors throughout the county began to encourage and promote chess, which is now part of the 2nd and 3rd grade curriculum in Broward County Schools. The initial event was such a success that the City set aside one Saturday of the month to promote and provide a venue to encourage chess play. Mayor Ross attends the monthly challenges to play a friendly game of chess and meet the players.

Approximately 25 people participate each month, including players from Cooper City and other municipalities. They learn the basic concepts and themes, opening moves, strategy, the endgame, tactics and positions. Many of them are local students that are members of elementary, middle and high school chess clubs throughout Broward. The Saturday play gives them an opportunity to meet and play with students in other schools. Many adults also attend. When prospective players arrive, the chess boards are already set up. Mayor Ross and some of the other players typically work with beginning players to show them the game. Light refreshments are served for all to enjoy. Sydney Cooper, 10, plans to attend the September challenge. “I have been learning to play chess from my dad and love the game,” said Sydney. “I want to go to the Chess Challenge to meet some kids my own age that I can play with.” Once a year, the City of Cooper City also hosts a countywide Chess Challenge. The next one will be held on February 17, 2018. For information, visit www.coopercityfl.org or call 954-436-7300

“Kids Play for Kids” Introduces Families to Classical Music

SCHOOL NEWS

BY DEBBY TEICH

O

n September 27, from 10:30am to 11:30am, families will have an opportunity to introduce their children to the world of classical music at the Young at Art Museum/Broward County Library in Davie. Children violinists from the Suzuki Music Academy will be presenting “Violin Kids Play for Kids Storybook Adventures Special.” During the free concert, a group of eight musicians, who range in age from 3 to 15, will play classical favorites by Mozart, Vivaldi, Bach, and Beethoven. They will perform short classical music pieces and interact with the audience with songs and musical games. The concert is perfect for kids, age two to five, who are accompanied by a parent or caregiver. “The kid-friendly interactive presentaSuzuki Academy’s “Kids Play for Kids” tion gives even the very youngest children and their parents the opportunity to experience a joyful musical event and ideal introduction to classical music,” said Richard Coff, Academy Director, who was trained by the creator of the Suzuki Method and has served as a consultant for classical music programming and documentaries for PBS, ABC, and the BBC. For more than 30 years, the Suzuki Music Academy has been using the Suzuki Method, which is recognized by musicians and music educators as an effective way to provide formal classical music training to even the youngest children. The children that train at the Academy meet for classes one or more days per week. They also work daily with practice and checkups at home.

“Over the years, we have been encouraged by our success in meeting the Academy program’s two primary goals - to maximize the considerable benefits that children can enjoy through formal classical music study and to provide the children of South Florida with superior formal classical training,” said Coff. “It is widely recognized that, along with the development of fine and large motor skills, self-discipline and poise, the best classical music training can effectively support children’s general development, by fostering the abilities to memorize and focus attention. Self-assurance comes with musical mastery.” Michelle Doyle’s five-year-old daughter, Skylar, has been studying at the Academy for almost three years. “The best part for Skylar is how she feels confident in performing for friends and family,” said Doyle, who lives in Davie. “The environment the Academy provides is warm and welcoming.” Dabby Chui’s 10-year-old daughter, Kiana, has been studying at the Academy for eight years. “The Academy has helped my daughter develop more confidence in performance and the love of music,” said Chui, who lives in Cooper City. Sample Great Food at the 17th Annual Generations of Taste COMMUNITY NEWS

BY DEBBY TEICH

T

he Generations of Taste Cooking Competition is back by popular demand. Chefs of all ages will have an opportunity to tweak their recipes, as they prepare to compete for the coveted Wooden Spoon Award. Visitors can sample some of the finest home cooking in the area and vote for their favorite dishes. The event will be held on September 16, from 6-8pm, in the Old Davie School Café at the Old Davie School Historical Museum. “The crowd is always lined up waiting for the doors to open,” said Leslie Schroeder, Executive Director. “Come hungry and be ready to pick your favorites.” It all began nearly 20 years ago, when members of the Davie Historical Society decided to publish a cookbook filled with traditional recipes from Davie pioneers. They created the event so that that the public could try some of the recipes before they purchased the book. Since then, the Society has published four cookbooks containing more than 300 recipes, from appetizers to desserts. They will be available at the event for $10. Society members are already working on the fifth one. The event includes recipes from all of the cookbooks, as well as those from anyone who wants to participate. Cooks are invited to submit homemade dishes from

any of the following categories: appetizers, salads, drinks, soups, breads, main dishes, side dish, desserts. Giving Your Child Every Advantage BY CELINA CHOCRON

W

ith the beginning of the new school year, it is important to reflect on what our expectations are for our children, and how we can ensure a continuation of a successful, pleasant and smooth school year. Let’s use a car trip as an analogy. While on a cross-country road trip, you would stop periodically to fill up the tank and make sure everything is running smoothly. With school starting a month ago, your child embarked on a ten-month journey. Before you get too far, stop and analyze how your child is doing at school and make a plan. For a road trip, the first step is to check the status of your car and make sure everything is working properly. For your child’s journey, the first step is to check “his status”. What are his strengths? What are his challenges? Beware of the following signs: ▸▸ short attention for their age and grade ▸▸ trouble organizing assignments or activities ▸▸ difficulty initiating a task, unable to finish homework in an assigned time ▸▸ impulsivity If your child presents these signs, he might need support with his executive functioning skills. It is not about just telling him to pay attention and focus; it is understanding that his brain is wired differently and that he needs to acquire those skills by implementing specific strategies. Executive functions consist of several mental skills that help the brain organize and act on information. These skills enable people to plan, organize, remember things, prioritize, pay attention and get started on tasks. If there is a deficit, all activities that involve those skills might be negatively impacted. The second step, after reviewing and analyzing the status of your car, is to fix all the defects to continue the trip. In your child’s case, if you suspect a certain type of challenge, it is imperative that you look for professional help, learn your rights, and acknowledge the options. You have the right to request a free psychological evaluation and your child has the right to receive “free and appropriate education”. Moreover, you have the right to appeal any decision made by the school district related to eligibility or services. It is important to point out that if your child is eligible for special education, he could still be served in a regular classroom. Also, your child has the right to receive related services at school, such as speech therapy, occupational therapy and physical therapy. The last step is to make sure that all the parts in your car are working effectively. This holds true for your child as well. Once the plan (Individual Educational Plan) is created, make sure that every little detail (goals, strategies, services, accommodations) is perfectly designed and gives your child every advantage for a successful school year. HEALTH AND WELLNESS

Functional Bio-Identical Hormone Replacement

Progesterone Is Beneficial for Women BY JEAN-CLAUDE NERETTE

P

rogesterone is beneficial for women and should be included in any Hormone Replacement Therapy (HRT) regime. As women begin to age, the ovaries stop producing estrogen and progesterone. The result is a hormonal imbalance than can wreak havoc in a person’s life if is not treated. This is also the time when women turn to their doctors in hopes of finding some relief. The uncomfortable symptoms include hot flashes, night sweats, mood swings, weight gain and low libido. As a woman, it is important to be educated on the facts and ensure your HRT is safe, effective, and most importantly, right for you. HRT is a controversial topic, even amongst doctors. That’s because HRT is a complicated process and it is certainly not a one-size-fits-all kind of treatment. Typically, doctors will prescribe an estrogen-only therapy to their patients or a combination of estrogen and progesterone or progestin, which is a synthetic form of progesterone. Knowing the origin of the hormones prescribed is vital when following a HRT regime. Not all hormones are created equal. Bio-identical hormones, also known as natural hormones, are substances that have the same chemical structure as the hormones that are produced by the human body. These are the ones you should be taking rather than the synthetic forms, which can cause negative side effects. The use of estrogen-only therapy versus including progesterone is also a topic of debate. Women are prescribed a combination of estrogen and a progestin, because progesterone can prevent cancer in the uterus. Unfortunately, also because of this, women who have had a hysterectomy (surgical removal of the uterus) are placed on estrogen-only therapies. This is a mistake and should be avoided. More and more studies continue to show that regardless of whether a woman has a uterus or not, HRT should include progesterone, not progestin, due to its many benefits, which include better sleep, weight loss, neuroprotection, reduced risk of several types of cancer as well as a reduced risk for heart disease and osteoporosis. When taken before and during pregnancy, progesterone is associated with a reduced incidence of birth defects. It is important to understand that a hormonal imbalance is not caused solely by a lack of estrogen in the body; the problem arises when there is a dominance of estrogen with a progesterone deficiency. The study of hormones is complicated and requires extensive training because altering hormones will trigger reactions in the body and also change other hormones, but if done correctly, it can improve quality of life. With the increased popularity of hormone replacement services, your primary care doctor’s office may not be the best place to seek treatment. When dealing with hormones, it is critical to work with a specialized practitioner to ensure safety and efficacy. As a functional medicine practice, Bellissimo Medical specializes in bio-identical hormone replacement therapy and our goal is to ensure your body has an adequate balance of testosterone, progesterone and estradiol, even if you have had a hysterectomy. Call us today and schedule your free consultation at 954384-8989. Should I Have My Child’s Wisdom Teeth Extracted? ASK THE EXPERT

BY DR. ALON GROSMAN

S

hould I have my child’s wisdom teeth extracted? This is a question I am asked frequently, especially at the end of orthodontic treatment. The question is very logical. We have been working to align the teeth for two years and everyone is excited to unveil their new smile to the world. The last thing that anyone wants is to leave the wisdom teeth to spoil our great work. On the other hand, the extraction of third molars is usually carried out by an Oral Surgeon using some form of sedation. The decision to refer must be thought out and based on science. According to the American Association of Oral and Maxillofacial Surgeons (AAOMS), the decision to avoid extracting the third molars (AKA Wisdom Teeth) depends on their meeting the following criteria: completely erupted and non-impacted, completely functional, painless, free of decay, disease-free, capable of being properly cleaned. As can be seen from this list, the academy of oral surgery leans heavily toward extraction. This list fails to aid in my decision making in most cases as the average teen completes orthodontic treatment between 13-14 yrs old and the wisdom teeth erupt between 17-21 years old.

Get a quote for our four-legged friends. Together, we can make a difference.

What I prefer to use as a guide is the anatomy of the mandible (lower jaw) and the developmental stage of the third molars. For example, there is a nerve that runs the length of the lower border of the mandible called the inferior alveolar nerve. Among other things, this nerve provides for our feeling in the lower lip. The third molars develop right over this nerve and it is not until around 15-16 yrs old that the roots of the teeth tend to approximate and sometimes even wrap around the nerve. I allow the third molar to grow and hopefully find a reasonable eruption path prior to the completion of development of its roots. If I find that there is too much pressure being placed on the 12 year molars, I will refer for evaluation prior to the full development of the roots. What this accomplishes is the removal of the third molars with a much reduced chance of damage to the nerve. As in most situations, timing is everything. Our protocol consists of consistent retainer wear as soon as braces are removed. We then monitor the third molars until they either come in or are removed. Consistent retainer wear is more than sufficient in maintaining that beautiful smile through the process. In fact, we are recommending long term night time wear of the retainer even if the third molars are removed. As it turns out, the eruption of the third molars is the most well known, but not the only factor which can cause shifting of the teeth over time.

LEGALLY SPEAKING

The Relocation Dilemma BY EVAN BARON

A

s the cost of living in South Florida continues to increase, many individuals consider moving to an area which they can better afford. In addition, many of the residents of South Florida are originally from another location, which adds to their desire to move “back home” where they may have emotional and perhaps financial support. Relocating to another part of the country is stressful under most circumstances. If, however, the couple is divorced and there are minor children, the issue becomes much more stressful. The law in Florida allows a parent and the minor children to relocate a maximum of 50 miles from the address where they reside at the time of their divorce. If you ask any Judge who is in the Family Law division, they will tell you that a “relocation” case is the most difficult to decide. For example, let’s say that mom wants to move back to Massachusetts with the parties two minor children. They are either in the midst of a divorce or the divorce has already been finalized. Dad is choosing to stay in South Florida and has no desire or intention to move back north. Can mom move? Can dad stop her? The answer to each of these questions is “perhaps.”

weston 2015 bestof weston

The hiring of a lawyer is an important decision that should not be based solely upon advertisements. Before you decide, ask us to send you free written information about our qualifications and experience.

If both parents are involved in the children’s lives, a move of 50 miles can drastically change a time sharing schedule. A relocation of even 10 miles can affect a child’s school district. A change of 50 miles will require, more often than not, a modification of the time sharing schedule. Midweek dinners or morning drives to school with the parent remaining in the area will become impossible. If a move of just a few miles can alter a time sharing plan, imagine how a relocation of hundreds of miles will affect the status quo. The law does, however, allow for a relocation under certain circumstances. The court must weigh the benefit to the minor children, against the effect it will have on the parent/child relationship. It’s true that the relocating parent may experience better financial circumstances if allowed to move, but how will the parent/ child relationship suffer as a result? There are generally no easy answers. The question for a Judge is not how it might benefit a parent, but rather how will the move benefit a child and is it in the child’s best interests to relocate? The most important thing to remember is that a parent cannot relocate with a minor child beyond 50 miles without court order or agreement of the other parent. In reality, even a 50 mile change will usually require a modification to be filed, as long as it affects the current time sharing schedule. The parent seeking to relocate must file a petition and fully inform the other parent of his/her intentions, including the address of new residence, purpose in moving and a proposed long distance time sharing schedule. If you are faced with a possible relocation issue, I suggest you contact an attorney who is experienced in this matter. The law firm of Evan H. Baron and Associates is located at 1655 North Commerce Parkway, Suite 201, in Weston. If you have any questions concerning this issue or any other family law matter, call the office at 954-385-9160.

Combatting Terror Is A Joint Effort BY SHERIFF SCOTT ISRAEL

Broward County. Though we can never and should never claim victory in the war against terror, Broward is safer today as a result of the efforts by the Broward Sheriff’s Office. Since 2001, BSO has undergone transformational changes and has forged a strong spirit of cooperation with numerous law enforcement entities. Today, we’re working smarter and training harder as part of our relentless mission to keep residents and visitors out of harm’s way. After all, if you’re not prepared, you’re prepared to fail. The efforts begin with the work our dedicated men and women perform each day, including individuals who serve in various roles and perform critical tasks as part of BSO’s Homeland Security Unit. This specialized unit includes Intelligence, the Bomb Squad and the Covert Electronic Surveillance Unit, and is a vital component to combatting terrorism. This unit’s importance was seen in January during the shooting at Fort Lauderdale/Hollywood international Airport. Within 30 minutes, our Homeland Security Unit knew the attacker’s identity and gathered a dossier of information about him and his possible motives and affiliations. In addition, BSO has dedicated personnel assigned to the South Florida Joint Terrorism Task Force (SFJTTF). The task force, comprised of local, state and federal authorities, helps protect our nation by serving as valuable conduits for sharing vital homeland security information and countering domestic terrorism. With increased interagency communication and bolstered investigative prowess, numerous potential terror attacks have been thwarted. In 2012, the SFJTTF arrested two brothers from Oakland Park who planned on carrying out bombing attacks in New York. BSO and the task force were also critical in halting a potential bombing at an Aventura synagogue last year. However, our work is far from over. While BSO and law enforcement agencies throughout the country have had incredible success in preventing another 9/11-style attack, there are still challenges ahead. Chief amongst those is the ever-changing face of terrorism. As we’ve seen from the attacks at the Pulse nightclub in Orlando, the Boston Marathon bombing and the Emanuel AME Church shooting in Charleston, today’s attacks are largely perpetrated by individuals or small groups with no known ties to established terror groups. These home-grown killers will use any means necessary to inflict as much death and destruction as they can. Many are self-radicalized through the internet—which makes it difficult to spot early warning signs. In essence, the internet is law enforcement’s biggest challenge to combatting terror. To counter that challenge, we need the assistance of members of the community. Please, always remain vigilant and alert. If you see something, say something. Together, we are stronger in our fight against terror. For information, visit www.sheriff.org.

ASK THE SHERIFF

The unimaginable horrors of the 9/11 terror attacks remain as painful today as they did that fateful Tuesday morning 16 years ago. None of us will ever forget where we were as the chaos and carnage unfolded—and nearly 3,000 innocent souls perished—before our eyes. The heinous assault forever altered the course of history and our lives. Yet we rose from the ashes and smoldering remains a stronger nation—a nation which courageously channeled its fear, anguish and anger into constructive action that has produced positive results for our country and at home here in

ASK THE MAYOR

BY MAYOR JUDY PAUL

T

he SPIRIT Ceremony and Luncheon, where the SPIRIT nominees were recognized and the SPIRIT recipient was announced, was held recently. The recipient for the June 2017 SPIRIT award is David Abramson. David received multiple nominations that described him as follows: As the Deputy Planning and Zoning Manager, David exemplifies all the qualities that makes him an outstanding manager and employee. Whenever he is meeting with members of the public, he always demonstrates patience and provides detailed explanations with such clarity and kindness. He always listens and assists with an easygoing tone and gives his undivided attention to every individual he comes across. He is easy to learn from and takes the time to listen and encourage thinking things through to the proper conclusion. He fosters growth and pushes for his employees to try new things, does what he can to help them achieve their goals, helps set priorities if asked, and has their best interests at heart. When an opportunity arises to expand their skills, he makes sure to provide it to them. When feasible, they are also involved in decision-making. Without losing sight of the organization’s needs, he is sensitive to personal and family needs. There have been many timesaving projects implemented by him such as the standardization of division reports to boards and committees, checklists for each application type managed by the division, and a comprehensive list (and mapping) of development standards for every community in the Town, to name but a few. David is the utmost professional and an excellent example of how an ideal employee that represents the Town should be. His demeanor with the public is commendable and an excellent example to the staff he supervises. Congratulations to the June 2017 SPIRIT Recipient David Abramson, Deputy Planning and Zoning Manager. With all the growth that we are witnessing in Davie, it is good to know that our parks and open space program is thriving. I’d like to give you a rundown of the amount of land in Davie that has been preserved for recreation and your enjoyment. In District 1, there are 17 parcels with 203.91 acres of town parks or open space and 130 acres of County open space at Pond Apple Slough. District 2 has six parcels, totaling 252.81 acres with the Davie Golf and Country Club boasting 130 acres of green space. District 3 has seven parcels, including the County’s Tree Tops Park, which is 243.31 acres. District 4 has a total of 878.16 acres of parks and open space - 455.28 acres are run by the town and 422.88 acres are owned by the county. District 4 has two county parks at Long Key and Vista View, which boasts the most acres at 269.27. Included in the District 4 numbers are four parks and one open space property in Ivanhoe. These numbers do not include individual open areas located in various developments such as the wetland at Riverstone and the lush landscape buffers at Imagination Farms and Long Lake Estates and Ranches, as part of commercial properties such as the wetland and tree islands on the west side of Flamingo Commons, or our trail system. Landscaping continues to be a major requirement of any development in order to expand our tree canopy and enhance our commitment to green space. The total figures for the Town, including Linear Park, which runs from State Rd. 7 to Shot Gun Road, are 1917.21 acres. Considering we span close to 36 square miles and border 10 municipalities, we are truly the green center of Broward County. To reach Mayor Judy Paul, call 954-797-1030 or send an email to jpaul@davie-fl.gov.

ost of us are familiar with at least one use of ultrasound – those black and white first “pictures” of a baby. Ultrasound, which uses high frequency sound waves to produce images, has many more medical applications. Ultrasound is similar to the sonar that ships and submarines use to show what’s in the water around them. With medical ultrasound, a wand-like instrument called a transducer sends out waves of high frequency sound. As these sound waves pass through the body, certain structures like organs, tissues and tumors reflect the wave back. That reflection or echo is then used to create a picture of what’s ahead.

Medical uses of ultrasound

In addition to taking those early pictures of a developing baby, ultrasound has many uses including helping doctors determine the causes of pain, swelling and infection. Doctors also can use ultrasound to view organs including Heart and blood vessels including the flow of blood and potential narrowing of vessels • Liver • Gallbladder • Spleen• Pancreas • Kidneys • Bladder • Uterus and ovaries • Eyes • Thyroid and parathyroid glands • Scrotum Ultrasound can help doctors with a number of medical procedures such as a biopsy of a suspicious mass. A breast ultrasound may be one of the tools used to check areas found during a screening mammogram.

Advances in ultrasound

Today there are many types of ultrasound used in the medical field. Color Doppler helps doctors see the speed and direction of blood flow through a vessel. Power Doppler has more sensitivity than a color Doppler and provides even more detailed pictures of the blood flow but doesn’t indicate the direction of the flow. Spectral Doppler develops graphs that show the distance blood flows over a period of time. 3-D and 4-D Ultrasound Imaging give doctors nearly real-time views of the body thanks to computer advances. These new ultrasounds not only show detailed pictures of babies in the womb, but also provide faster and more accurate views of the body and on a wider array of patients.

Preparing for an ultrasound

The preparation you’ll need for an ultrasound exam depends on the type of exam you’ll be having. In general, you should wear loose, comfortable clothing that is easy to remove. You may need to undress and wear a patient gown for the exam. Please leave any jewelry and valuables at home. Please ask your doctor for specific instructions about whether you should eat or drink before the exam. For some exams, you will need to have a full bladder so that we can get a better look at your abdominal organs. For others, you may need to refrain from eating and drinking for up to 12 hours before the exam.

What’s an ultrasound exam like?

Ultrasound exams are generally painless and don’t take a lot of time. If you are having a standard, diagnostic ultrasound, there are no known harmful effects. You’ll lie down on a table next to the ultrasound machine. The technologist will rub some gel on your skin around the area to be examined. Then he or she will press the transducer firmly against your body and begin moving it back and forth to produce the images needed. You may feel some minor discomfort from the pressure of the transducer. Some ultrasounds require a probe into your body in order to get a better view. A transesophageal echocardiogram is a type of ultrasound where the transducer is inserted into the esophagus in order to view the heart. Men with prostate problems may need a transrectal ultrasound that inserts a transducer into the rectum in order to view the prostate. A transvaginal ultrasound uses a transducer that is placed into a woman’s vagina in order to look at the uterus and ovaries. Most ultrasound exams take between 30 minutes and one hour, and you usually can return to your normal activities after the exam.

Scheduling

You’ll need a doctor’s order for an ultrasound exam. If you need to schedule an exam, please call us at 954-424-2273.

Home Buyers – Success or Sabotage? BY ZONA HORTON, P.A., CRS, GRI REALTOR

REAL ESTATE

T

he best reason for a home buyer to contact a real estate professional is to make sure that mistakes are avoided and that a home buyer does not sabotage his home purchase. Here are my “Top 8” that I discuss with my buyers prior to the home search. 1. Meet Your Mortgage Broker. Meeting with the right mortgage lender to discuss your options is a key to success. You have no idea what you can afford until you have that mortgage encounter. Loan parameters change and new programs pop up. These up-to-the-minute alterations to the financing world keep the best mortgage lenders are on their toes. 2. Seek Solid Financial Institutions. “The mortgage industry is rife with scams - including a slew of fake or unreliable lenders,” according to Inman. Real Estate professionals have seen too many deals “fall through” because of shifty mortgage practices. To ensure your financing is rock-solid, ask your real estate agent for lender recommendations instead of google.com. Your real estate professional should be able to give you a buyer’s guide to keep you on track. 3. Know the Difference: Pre-qualification vs. Pre-Approval. Pre-qualification means having a conversation with a lender about the state of your finances with no exchange of documents. Preapproval involves the lender gathering all necessary documentation— your tax returns, bank statements, pay stubs, and more—packaging the loan, and submitting the file to an underwriter for review. Once approved, a written commitment (now termed “loan approval” on the FR Bar Contract) is issued by the lender. Your real estate professional would include your pre-approval letter with the offer. This is important for the Seller’s comfort level in accepting your offer. The more reliable the lender, the better your chances are of getting the offer accepted. 4. Stay Within Your Price Range. With HDR (high-dynamic range) photography and over-the-top staging portrayed in some of the listings on popular websites, it is easy for buyers to become disillusioned with what they can truly afford. Resist the temptation to shop online for homes that are simply outside your price range. 5. Make Your Highest and Best Offer – Especially in a Seller’s Market. Your sales professional must determine reasonable list price via a market analysis. If a home is priced well, offering “close to asking price” with your preapproval letter attached makes sense in this seller’s market. Having all associated addenda accompanying the offer is a great idea. 6. Write a Letter to the Sellers. Tell them why you really want to purchase the home. Be honest, not contrived. 7. Do NOT Make Major Purchase(s) While You Are Under Contract. Opening new credit accounts or purchasing a car or boat can jeopardize your financing. Your credit will be pulled before closing to see if you qualify for the loan. 8. Budget for Closing Costs. Be sure to have a savings with enough cash to close. Closing costs vary, and the differential in the loan amount, plus 3-4% of the home’s purchase price, along with an additional cushion need to be securely protected to ensure a smooth closing. Follow these guidelines and congratulations new home owner! This is your best step to personal wealth! Zona Horton has been successfully selling Real Estate in South Florida for over 30 years.
