Hurricane Season – A Time to be Prepared, Not Scared

I

f you’ve lived in South Florida for long enough, you’ve experienced your share of hurricane warnings, scares, and, unfortunately, storms. Last year, many of us boarded up our homes and prepared for the worst. We were lucky that Hurricane Matthew stayed just off the coast and spared us, but this year could be very different. Hurricane season officially lasts from June 1st until November 30th. According to the most recent forecasts, the 2017 Hurricane season should be about average, with a total of 11 named storms. Hurricane “season”, however, is not what causes billions of dollars of damage and threatens lives; it is that one big storm. There is little to no correlation between the number of severe storms in the Atlantic and the number of storms that reach landfall. We owe it to ourselves and to our families to make sure we are prepared. The Florida Department of Emergency Management recommends that every family prepare a hurricane kit and have an evacuation plan in place. You can visit www.floridadisaster.org/getaplan to create a personalized plan. It only takes a few minutes and could be the difference between life and death.

Memorial Heathcare System Teams up With Moffitt Cancer Center to Provide Cancer Services for South Florida

M

emorial Heathcare System (MHS), operator of Memorial Hosptial, has entered into a partnership with Tampa’s Moffitt Cancer Center to improve care for leukemia and lymphoma patients. In addition the two parties will establish a comprehensive Blood and Marrow Transplant Cellular Therapy Program. The partnership begins on July 1. The collaboration sees to provide highly specialized cancer care closer to home for South Florida patients.

Under the agreement, Moffitt will employ the new physicians and advanced practice professionals to staff the program at MHS. They will provide blood and marrow transplant and malignant hematology services as well as those related to molecular diagnostics, personalized medicine and hematopathology Moffitt has a lasting commitment to the prevention and cure of cancer, through patient care, scientific discovery and education. That includes bringing these components to areas outside the Tampa region. MHS has been a leader in providing high-quality health care services to South Florida with a caring philosophy to treat the whole patient – physically, emotionally and psychologically – through an integrated treatment approach that includes services from pain and symptom management to social services and support groups. “Moffitt and Memorial share similar cultures, in that we are both driven by patientcentered care, provide world-class cancer treatment and are dedicated to advancing

ictor Ferro is an inspiration to all immigrant students. He moved to the United States from Venezuela less than a year ago with his parents and younger brother. He barely spoke English when he enrolled at Franklin Academy’s new middle/high school campus in Pembroke Pines, where he has thrived both academically and socially. Victor was immediately embraced by the faculty and his classmates. Within a few months of starting school, the sophomore was elected President of the school’s Student Government Association. Popular amongst his peers, he was also crowned Homecoming King. Now fluent in English, Victor has assumed an ambassador role at the Franklin Academy. He is responsible for making the morning announcements every day. He is also in charge of greeting all new Franklin families on the school’s Registration/ Business Day. Victor was not the only student new to Franklin Academy this past year. It was the inaugural year for the school’s middle/high school campus and Victor took it upon himself to ensure that all students could enjoy a true high school experience. He was instrumental in organizing traditional high school activities such as the Homecoming dance, class t-shirts, and field trips, as well as the sale of holidaygrams and Florida Standards Assessments (FSA) good luck charms. Like many children growing up in Venezuela, Victor was an avid soccer player. He continues to play here in his new home, both for Franklin Academy and in a community league. While he still plays soccer, Victor has had to give up one of his former passions – hiking. In Venezuela, he would hike the trails of the El Avila National Park every weekend. Although it’s been less than a year since Victor moved to the Pembroke Pines and Miramar area, he has quickly adjusted from the forested mountains of his native country to the hustle and bustle of busy South Florida. When asked if he misses his former life, Victor shares that while he misses his friends in Venezuela, he has felt a sense of family at Franklin Academy and has found himself a new home.

T

he Caribbean American Exhibition and Festival will be held on Saturday, June 24th, at the Pembroke Pines City Center. The festival will begin at 3pm. The event will include Caribbean entertainment, including cultural dancers, beauty queens, reggae artists, DJs and Steel Orchestra to name a few. In-and out-door exhibitions will include health, wellness, arts and crafts. The event celebrates the final weekend of Caribbean Heritage Month, which is an annual observance in that commemorates the significance of Caribbean people and their descendants. It was created by a resolution that was passed by the Senate in 2006 and a proclamation, issued by George W. Bush, on June 6 of that same year. Several years after the proclamation, Elizabeth Burns realized that many people were not aware of the contributions made to the United States by people of Caribbean Heritage, let alone that there was even was a National Caribbean American Heritage Month. This inspired Burns, the CEO and President of Unique Creations by Liz, to host the first Caribbean American Exhibition & Expo in 2010. She later added the Festival theme to the event. “The Caribbean American Exhibition & Festival is a well-rounded event for people of all backgrounds, not just Caribbean. It shows that the people of the Caribbean community can showcase businesses and have fun while doing so,” said Burns. At first, the event featured a variety of different Caribbean and American businesses, which allowed their operations to gain more exposure. This eventually expanded into indoor and outdoor displays and performances, including music, artists and entertainers of Caribbean background, delicious food, as well as

several other activities. “When everything comes together and I see thousands of individuals and families who come out to enjoy the event, a family friendly fun environment, it brings me joy. The beautiful colorful displays and to support the Exhibitors/ Vendors as well as the entertainers,” said Burns when asked about her favorite part of the festival. ids have many “egg-citing” ways to celebrate the arrival of spring. The City of Pembroke Pines recently hosted two egg hunts. Thousands of children searched for more than 52,000 plastic eggs hidden at Pines Recreation Center and Pembroke Shores Park. The free event also includes face painting, bounce houses and a visit from Peter Rabbit.

“Our annual Egg Hunts are enjoyable for the children participating and parents who recall the holiday egg hunts of their childhoods,” said Francie Novo, City of Pembroke Pines Special Events Coordinator. For information, visit www.ppines.com.

Student Artists Capture the Images of the Everglades

uch of Broward County is surrounded by canals and waterways, which are home to fish, birds, alligators and other wildlife. In celebration of Earth Day, students were recently asked to take a close look at their environment and capture the images on paper for the 11th Annual Everglades Eyes Children’s Art Competition. The winners were recently announced at an award’s ceremony at the Old Davie School Historical Museum, where the artwork was also on display. “It’s hard to believe this is the 11th year of Everglades Eyes,” said Constance Ruppender, Central Broward Water Control District’s outreach coordinator. “Every year we see more art entries and

more talent! It’s so rewarding for us to see the community support these young artists. It’s a great way to spread our message that ‘Canals Connect Us!’” The competition is a partnership between Central Broward Water Control District’s outreach program and Old Davie School Historical Museum and was open to all 4th and 5th grade students who attend Broward County public and private schools. Nearly 110 individual artists shared their artwork in the 11th Annual Everglades Eyes Children’s Art Exhibit at the Museum. The artists are students at Embassy Creek Elementary School, Griffin Elementary School, and St. Mark Catholic School. Broward County School Choice Phase II open through September 1

amilies interested in sending their children to schools outside of their boundary area still have a chance to take advantage of Broward County’s School Choice Program. School-aged children, living within Broward County, are assigned to a boundary school based on their primary residential address and grade level. In addition, they have the ability to attend a school instead of their boundary school through the Broward County Public Schools’ School Choice program. Phase I of the School Choice program ended on February 8th. Phase II of the program, which includes magnet schools and availability-based placement, runs from May 1st through September 1st. During the School Choice Phase II application window (May 1, 2017 – September 1, 2017), parents can submit two applications for each child: one application for remaining available seats at

magnet programs and one for school reassignments. A separate application is required for each. When there are more applicants than available seats at a school, a computerized random selection is used to select students. The remaining children are placed into a waitpool. If new seats become available children will be randomly selected from the waitpool to fill remaining seats. Families with kids in a particular school’s waitpool can submit a new application during the School Choice Phase II period to select a different school. Magnet schools offer in-depth experiences in specific areas of interest and sometimes require students to have minimum GPAs and/ or FSA scores. exceptional human being.” Sydney credits Chemistry teacher Uma Iyer in addition to Mr. Wozniak as a key mentor during her high school career. “Mrs. Iyer provided guidance and encouragement and made me start to like science. She also told me about the Minority Introduction to Engineering and Science Program at MIT.” Sydney commented, “That experience really changed my life in more ways than I thought possible.” When asked for advice on how to best position yourself to attend an Ivy League school, Sydney had rather simple advice: be yourself. “Work hard, build strong relationships within the community, and most of all, pursue your passions and be genuine! Don’t spend your high school years doing things just to put them on a college application or resume. Your commitment and achievement will show in the things that you care about most. These years go by too quickly not to enjoy them for what they are; don’t just look on to the next thing!” Sydney Robinson’s next thing is Harvard University. It is difficult to imagine she won’t be as successful there as she has been in Miramar.

hree years ago, Everglades High School Teacher, Ryan Wozniak, watched a young, freshman girl walk into his AP Human Geography class. He quickly realized something that many others in the school’s community would later learn: Sydney Robinson was different. Wozniak encouraged her to run for class office and to more broadly push her limits. Sydney has continued to push her limits, all the way to the most selective University in the world, Harvard University. She plans on studying Environmental Engineering after choosing Harvard over Yale. Sydney excelled both inside and outside the classroom while at Everglades. She is President of the Everglades Student Government as well as the National Honor Society Chapter, has racked up more than 600 services hours and earned a weighted GPA of 5.25. However, the first thing teachers and guidance counselors mention when asked about her is seldom her accomplishments. It is her character. “High School is a very challenging place for students. he majority of Americans are aware of the dangers of Ultraviolet (UV) rays to your skin, (including sunburn and skin cancer) and the importance of applying UV blocking sunscreen and using other forms of sun protection when spending time in the sun. UV Eye Protection

To shield your eyes from harmful UV rays, sunglasses should block 100 percent of UV light. Look for sunglasses labeled ‘’UV 400’’, which indicates that they block all light rays with wavelengths up to 400 nanometers (which includes both UVA and UVB rays, both known to enter the atmosphere). You also want to choose sunglasses with full eye coverage. Sunglasses with side protection can block dangerous UV rays from coming in through the rear of the sunglasses. o stringent schedule. Eating new, exotic foods. Getting lost in a page-turning novel. Trying a new activity that takes you outside your comfort zone. These are the types of things that make for a memorable vacation. The problem is, you’re not traveling this year and instead are opting for the increasingly popular staycation. Yes, you’re taking PTO and staying put, but that doesn’t mean you can’t have an incredible time. In fact, many of the activities that make a traditional vacation so wonderful can be emulated while at home. To help make your staycation feel like a real getaway, follow these six steps. You’ll have just as much fun as leaving town, but you’ll save tons of money, plus get to sleep in your own bed. Limit technology: When you travel to a faraway location, you probably have limited-to-no access to your cell phone and email. That disconnection helps you unwind. Mimic that feeling by limiting your technology use during your staycation. Leave your phone upstairs, turn the computer off and resist grabbing the tablet. You should consider changing your email and phone message to say you’ll have limited access over the time you’re off, so people who contact you know it might be awhile until you get back to them. Escape with a destination-specific book: Want to feel like you’re leaving town without leaving the house? Historical fiction can transport you to a different time and place, no matter how short or long your time off. For example, New York Times bestselling author Anita Shreve’s newest novel, “The Stars Are Fire,” vividly brings 1947 New England to life. Based on a real event - “the year Maine burned,” when more than 200 fires raged across the state - the book introduces us to Grace Holland, five months pregnant and the mother to two toddlers.

Complement your meals with a traditional location-inspired libation, such as a Manhattan from New York, Mai Tai from Hawaii or Vieux Carre from New Orleans. Of course there are plenty of non-alcoholic beverages to wet your whistle, too. Feel the southern charm with a traditional sweet tea, or sit down with your book and instead of a classic cup of joe, indulge in an Italian espresso or an iced coffee. Break routine with a daily adventure: You may be home, but that doesn’t mean you can’t explore areas of your city that you rarely venture to. By doing new things, you’ll feel like you’re really on vacation! Visit that museum. Go to that quiet park. Take a hike down by the river. Go to a movie in the middle of the afternoon. Try something new, such as paddle boarding or rock climbing. Just because you’re “home” doesn’t mean you can’t have unique adventures that make for unforgettable memories. Staycations continue to grow in popularity, and with these tips, it will truly feel like a getaway rather than just bland days off at home.

Reasons Why You Should Not Try A Do It Yourself Foreclosure Defense BY OMAR J. ARCIA, ESQ. FORECLOSURE DEFENSE AND CONSUMER ADVOCACY ATTORNEY

W

e have counseled hundreds of clients through the years, and the most significant mistake homeowners make when faced with a foreclosure case is that they wait until the very last minute to contact an experienced attorney. Many homeowners think that just like fixing a leaky faucet at home, they can defend themselves in a foreclosure proceeding to save their home. Here are several reasons why you should not try a do-ityourself foreclosure defense. Florida’s “Fair” Foreclosure Act (Florida Statutes s.702) makes it far easier for lenders to get families out of their homes. Under current Florida law, the burden has now been placed on homeowners to prove that the bank does not have the right to foreclose, instead of the bank being required to prove that they are entitled to a foreclosure. Homeowners now have 20 days to organize their evidence and present that proof to the court, whereas before they had years to develop their case against the lender. Some of the legal defenses to a foreclosure are highly technical, changing, and require specialized knowledge. Florida leads the nation not only in completed foreclosures from 2015 to 2016 (according to CoreLogic), but also has the largest backlog of foreclosure cases. The courts are doing everything within their power (and beyond) to “flush” foreclosure cases out of the court system as quickly as possible. The “rocket docket” system, implemented in many jurisdictions to dispose of hundreds of foreclosure cases daily, is just one means of accomplishing this goal. Courts are also randomly setting cases for trial that are not ready for trial. Unsuspecting homeowners that are unprepared to defend their case, or that fail to seek a timely continuance of trial, find themselves forced to accept a final judgment of foreclosure, and a foreclosure auction within just 35 days. Preparation is the most important step you can take right now. Your timeframe to save your home has been SHORTENED by our legislature. The rotator cuff is composed of four muscles plus attached tendons and other tissue in the shoulder. It holds the arm in the joint and helps attach the humerus (long bone in the upper arm) to the elbow, neck and torso. Rotator cuff tendons can tear from age, overuse, traumatic injury, or a fall. When it is injured, even reaching for a book can be painful, and a tennis match or golf outing would be nearly impossible. Understandably, shoulder injuries used to be among the most dreaded by weekend warriors and professional athletes alike. In fact, a rotator cuff injury was often a career-ending incident in sports. “Shoulder patients can experience much quicker recovery and much less pain using

the arthroscopic techniques developed in recent years,” said Vani Sabesan, MD, a board-certified orthopaedic surgeon with subspecialty training in the upper extremities. “Today, my patients return to their preferred activities quickly.”

“Prior to arthroscopy, rotator cuff repair required months of post-operative rehabilitation and many patients avoided the surgery,” said Dr. Sabesan. “Using arthroscopy, we can help our patients return to a fuller life without constant pain.”

Instead of a large incision circumventing the shoulder, Dr. Sabesan uses an arthroscope, a pencil-sized instrument with a tiny camera at the tip, to examine and repair the tissues in the joint. Recovery is quicker, and less painful when compared to an open procedure.

Arthroscopy can treat other ailments including shoulder instability or dislocation, torn biceps tendon, bone spur, inflammation or damage caused by rheumatoid arthritis, a torn or damaged cartilage ring (labrum) or ligaments, shoulder impingement syndrome, and arthritis of the collarbone. Surgeons also use arthroscopes to treat knees, hips, ankles, elbows and wrists.

Using arthroscopy also minimizes swelling, and allows patients to begin their postoperative rehabilitation sooner. In the last few years, other innovations have made the recovery process easier, including surgical improvements and better post-operative pain management. According to Dr. Sabesan, who is a team physician for the Florida Panthers, sutures today use new materials that do not require intra-operative knots. Overall, the procedures are less abrasive to the tissue. New, long-acting pain medications used following surgery last for 72 to 96 hours. Often patients need little or no pain medication after their initial recovery due to the new techniques.

s we find ourselves rapidly moving towards mid-year, you’re probably wondering what’s currently happening in the real estate arena. Surprisingly, approximately three quarters of the consumers that I have the opportunity to chat with on a daily basis are of the belief that we are still in a strong seller’s market. If you are a current seller, chances are that you know the true story of the current market. If you’re “For Sale” and not selling, read on… Homes priced at market value and in good condition still sell quickly - sometimes within days. The key is that it must be priced correctly from the onset! Yes, buyers, although not rampant, are still around. Strangely, with the inventory of homes for sale still low, buyers are “sitting on the fence,” seemingly not in a hurry and are being more selective in their search. Bank property appraisals have become more of a concern as a result of the continued shortage of “available homes for sale” dilemma that we are currently faced with. A number of buyers have a tendency to use the strategy of paying the asking price for properties of their liking, knowing that the appraisal will most likely fall short and, in turn, hoping that the sellers will reduce the price to that of the appraisal. The setback arises when sellers refuse to budge and are adamant on accepting anything less than the asking price, resulting in a standoff between buyer and seller that typically leads to a failed transaction.

Interest rates, although on the rise, are still historically low and still very affordable. Current interest rates shouldn’t be a deterring factor in your home purchasing decision at this point in time. For most of the past 50 years, homebuyers would have been elated to get mortgage rates in the four percent range being offered at this time. Rising interest rates will likely decrease one’s home-buying power and price some buyers out of the market. It is worthy to note that that for every percent rise in the interest rate, a buyer’s purchasing power decreases a by approximately 10 percent. Let me shift gears in my final thought and touch on the state of the Miami condo market. Greater Miami has over 6,000 condos under construction with almost 14,000 proposed. Of these, almost 3,500 of them are expected to be delivered in 2017. To say that the condo market is in imminent chaos is an understatement! With sales plummeting, inventory for sale increasing, and new supply saturating the market, expect a decrease in prices and a soft condo market for the next several years to come. Expect a “softening” market, not a “crashing” market, as cash buyers have driven most of these purchases since we went through the housing bust approximately seven years ago. What Is A Revocable Living Trust?

A

revocable living trust is the foundation of the modern estate plan. Properly drafted, it offers complete asset control during your lifetime and provides for you and your loved ones in the event of incapacity. Upon death, it allows you to pass your assets to loved ones without the costs, delays, and publicity associated with probate administration. In order to understand the benefits of a revocable living trust, we must contrast it with a will. Basically, a will is a testamentary document which only takes effect upon your death. Administration of your will generally requires supervision by the probate court. Because of case backloads and court staff shortages, we are finding that this process can take up to 18 months to complete. Keep in mind that until the process is complete, no assets can be distributed or property sold without the permission of the court. On the other hand, a revocable living trust is effective at the moment it is signed and assets are transferred to it. Both a will and a revocable living trust provide instructions for the distribution of your assets upon your death. Unlike a will, a revocable living trust also directs the management of your assets during your life and, if properly funded, avoids the need for probate administration at your death. Should you become incapacitated, your “Successor Trustee” will simply continue to manage your assets without court intervention or supervision, and continue to do so after your death. Even if you have created a revocable living trust, you should still have a special kind of backup will, called a “pour-over will.” This document provides instructions for anything you own at death that was not transferred into your trust, stating that it gets “poured over” into your trust. This ensures that the instructions in your trust will ultimately control distributions to your loved ones. It is important to repeat that by transferring assets to your revocable living trust, you maintain control of those assets during your life and effectively avoid probate administration after your death. All of your assets will be distributed according to the instructions you leave in your revocable living trust. Although a trust settlement process is still necessary, it does not involve the time, delay, and expense of probate administration. Trust settlement remains private and does not become part of the public record. A properly drafted revocable living trust should contain all provisions required for the management of your assets and for ultimate distribution after your death. A complete estate plan design should also include a pour-over will, a durable power of attorney, a certification and affidavit of trust, a health care power of attorney, a living will and a HIPPA release. BRIGHT STEPS FORWARD Founded in 2005 to help families in need, Bright Steps Forward, Inc. is a 501(c)3 organization with the mission to ensure that ALL children in Miami-Dade, Broward and Palm Beach counties with neurological or developmental disorders have access to top quality special needs education and therapeutic interventions so they may achieve their maximum potential. Bright Steps Forward operates a fully accredited therapeutic learning center for children with special needs that serves children from kindergarten through twelfth grade. Unlike public school classrooms, the class sizes in our learning centers are small and children are grouped according to their needs. Bright Steps Forward’s academic program follows the Sunshine State Standards and we include other programs to enrich the curriculum. What sets our therapeutic learning centers apart from other special needs programs is our ability to provide intensive ABA, PT, OT and speech therapies during or after the tutoring sessions so that each child can blossom socially, physically as well as cognitively.
