Don’t Let Rain Dampen Summer Fun!

S

ummer in South Florida means heat, humidity and lots of rain. According to USClimateData.com, average rainfall in Broward County almost triples during the summer months. In fact, we average almost nine inches of rain each month. Lucky for us, there are plenty of things to do when Mother Nature does not cooperate. There are museums and art galleries for every interest, from paintings by talented local artists at the Frank C. Ortis Art Gallery in Pembroke Pines to the dynamic and bright CultureScapes at Young At Art Museum in Davie. Children universally love Fort Lauderdale’s hands-on Museum of Discovery and Science, while adults may prefer the Miami Auto Museum at the Dezer Collection, which offers “the largest eclectic transportation collection” in the world, or the Fort Lauderdale Antique Car Museum, which provides a look back in automotive time. Rainy days are the perfect time to explore new interests. Try a yoga or spin class, jump around at an indoor trampoline park, or learn how to blow glass at Hollywood Hot Glass on Young Circle. The possibilities are endless. So, next time the weather puts a damper on your outdoor plans, explore all the fun and interesting indoor options available to us. Sincerely,

Haitian Flag Day a Huge Success! Haitian Songstress Emeline Michel Entertains a Full House BY HELEN PENLAND

T

he City of Miramar held a celebration of the Haitian heritage with Haitian Flag Day on Thursday, May 18th. Hosted by Mayor Wayne Messam, Commissioner Darline B. Riggs, and Haitian Consul General Gandy Thomas, the affair was a resounding success! The venue for the event was the lovely Cultural Arts Center. Mayor Messam initiated Haitian Flag Day to recognize the many contributions by the Haitian community to the City of Miramar and surrounding areas. In addition to sharing its singular cuisine, the Haitian society provides our area with several other benefits. One of the most important contributions is arranging, preparing, and administering missions to Haiti to assist the country and its residents. Medical assistance is a large part of that effort. Of course, while in Haiti, the participants take some time to enjoy the natural beauty of the country. This day was set aside to highlight not only the cuisine, but to recognize individual and group contributors to the city and bring the community together. There were approximately 800 attendees to the several events held throughout the day. Perhaps the favorite event of all was the concert held by Emeline Michel, the

internationally renowned “Queen of Haitian Soul!” Having a relationship with Miramar through the Mayor’s office, she accepted the invitation to perform at the Haitian Flag Day concert. The evening concert was opened by Master of Ceremonies, hip-hop artist Mecca Aka Grimo, who recited a poem in observance of the day. Ms. Michel and her musical group performed many of her well-known pieces, from love songs to patriotic music, engaging the entire audience. The attendees sang along, danced, and clapped during the concert. She even had the people on their feet and invited fans to accompany her on stage to dance with her! For those who do not know her background, Emeline Michel began sharing her beautiful voice in a gospel choir in her native Haiti. Subsequent to her studies at the Detroit Jazz Center she returned to her native country and her career bloomed. Now based in New York, she is an affirmed Red Cross Ambassador, and a strong voice for issues regarding women and children across the world. One of her primary goals is to share her message with her international audience. She’s made appearances at many prestigious venues including international jazz festivals, The United Nations Carnegie Hall, and Zimbabwe’s Harare International Arts Festival.

First of its Kind! Mayor Wayne Messam Hosts First Miramar Bus Tour COMMUNITY NEWS

BY HELEN PENLAND

14

Our city’s own Mayor Wayne Messam hosted the very first bus tour of the City of Miramar on Saturday, June 10th. The purpose of the tour was to show, first hand, more of what the city has to offer our residents and families. In a phone interview with the mayor, he said he was very pleased with the turnout. About 50 people joined the tour. Miramar has much to offer its residents and many people are unaware of the vast offerings. During the tour, Mayor Messam talked about what happens in our city and highlighted some of the key services the city provides and visited several facilities in the community. Another major goal is to unite Miramar’s eastern communities with its western communities. Below is a list, taken from the city’s website, of destinations visited: ▸▸ Miramar Town Center ▸▸ Miramar Police Department ▸▸ Commission Chambers ▸▸ Miramar Cultural Center Theater and Banquet Hall ▸▸ Ansin Sports Complex ▸▸ Miramar Adult Day Care Center ▸▸ Shirley Branca Park ▸▸ Vernon Hargray Youth Enrichment Center ▸▸ Historic Aquatic Center Complex ▸▸ Historic Police Department Sub-station ▸▸ Miramar Multi-Service Complex ▸▸ Miramar Community Garden where refreshments were served Here are highlights of a few of the stops along

Miramar Adult Day Care Center

The City of Miramar South Central/Southeast Focal Point Adult Day Care Center serves adults 18 years of age and older. It’s a non-residential day care service providing a healthy and safe environment. The day care center has several programs whose purpose is to enable attendees to live their daily lives with autonomy, with dignity, choice while maintaining the best quality of life possible.

the way.

Miramar Town Center

The new Miramar Town Center is still under construction on a 54-acre plot in the center of the municipality. The city’s vision is to create a true city center for the residents and visitors. The plan includes a new City Hall, cultural center, public library, and educational center. Also included in the plan are office and retail space. The design specifically creates a walk-friendly allinclusive environment where people can entertain, play, and work. The new police headquarters will be housed in this facility. Another plus! Waterfront views!

Miramar Cultural Center Theater and Banquet Hall

This 4,500 square-foot hall is located in an area with gorgeous lakeside views. With plenty of flexible seating for everything from a full-plate dinner event to a cocktail reception, it also accommodates approximately 600 people in theatre-style seating.

Vernon Hargray Youth Enrichment Center

Without a doubt, the youth enrichment center was one of the most impressive stops. It boasts several amenities for our younger generations to use, especially during the summer months! It includes a 10,000 squar-foot gymnasium with both volleyball and basketball courts. The facility also houses a weight room, boxing room, and even a computer lab! In addition to all of this, there is a rec room for classes and it’s available for rent. Check out all of the details at: http://www.miramarfl.gov/Facilities/Facility/ Details/Miramar-Youth-Enrichment-Center-15

Perhaps the Mayor Will Do this Again

After such a good response to the first-ever bus tour, perhaps Mayor Messam will do this again! His heart is with the city and its people. His goal is to educate residents about what is available to them and involve more folks.

Build a Better World this Summer at the Miramar Library COMMUNITY NEWS

BY STACEY BOMSER

Y

ou can help build a better world by reading and learning all summer long. The Miramar Branch Library is participating in Broward County Library’s 2017 Summer Learning Program. It provides reading and learning services to prevent summer learning loss during the school vacation months. Build a Better World is this summer’s theme. It is open to all ages. As children track their reading and attend programs, they build skills that maintain or improve proficiency scores in reading, spelling, vocabulary, math and more. As adults read and enjoy the library programs, they not only have fun and build skills, but also model good learning behaviors to children in the community. Every Wednesday at 1pm, children, ages five to eight, can Build a Better (Virtual) World with Nintendo Wii’s “Simanimals”. Players will solve puzzles and have fun creating a virtual environment for the animals and plants living there. The Reading Buddies program allows children to Build a Better World and improve their reading skills by reading to a teen volunteer from 3-4pm on Wednesday afternoons. On Saturday, July 8th from 2-4pm, teenagers can help Build a Better World by creating handmade cards to be distributed to local hospitals and nursing homes. Miramar Cultural Center Announces 1st Annual Broadway Festival of South Florida and Family-Friendly Events

Tamika Bickham, MCC’s Communications and Audience Development Manager, answered some questions about some of the things happening this summer.

Baayork Lee

Gerard Alessandrini

What is the Broadway Festival of South Florida? Broadway Festival of South Florida is a three-day, Broward County-funded festival that takes place July 21-23. We are celebrating musical theatre and providing aspiring actors, singers, and dancers direct access to two Broadway insiders - Broadway Director/ Choreographer Baayork Lee (2017 Isabelle Stevenson Tony Award recipient, A Chorus Line) and Forbidden Broadway Creator/Writer/ Director Gerard Alessandrini. Both will teach Master Classes and Audition Workshops at MCC. South Florida has tremendous talent and this could be the opportunity to get discovered by some of the best in the business and gain valuable feedback to raise your performance

FEATURE STORY

W

hile the performing arts season has slowed down for most theatres around South Florida, Miramar Cultural Center (MCC) has a brand new summer season with plenty of free and very low-cost events that are sure to keep the entire family entertained and involved all summer long. Whether you’re ready for your big break or would like an introduction to arts and culture in South Florida, the Miramar Cultural Center makes it possible and budgetfriendly this summer.

Even if you are not a performer or aspiring professional, you can be a part of the fun throughout the weekend by attending Dreamgirls, Broadway Idol or our free, outdoor, community fair, Broadway on the Plaza. You can also stop by our free Ansin Family Art Gallery for a Broadway Poster Exhibit. Describe the Festival’s kick-off event. On July 21, at 6pm, local theatre and dance companies, performing arts centers, musicians and artists will join us out on the Miramar Town Square Plaza for the festival’s free kick-off event, Broadway on the Plaza. This is your opportunity to stop by and learn more about the upcoming arts season, bring the kids for face painting and food trucks and enjoy live, familyfriendly free entertainment. The Ansin Family Art Gallery is always free and will be included in all of the Broadway fun, featuring notable Broadway show posters during the weekend through August 31. Tell me about Broadway Idol and Dreamgirls. The weekend will feature a live singing competition, Broadway Idol, with participants selected by video submissions on a rolling basis after the July 10 deadline. Participants will perform their best Broadway show tune and try to capture the hearts of a live audience and panel of expert theatre industry judges. Our host is American Idol finalist, LaKisha Jones, who knows a thing or two about singing contests. The winner will be awarded a grand prize and the title of Miramar’s Broadway Idol. The cost for Broadway Idol ranges from $10-$20. LaKisha Jones will also star in our two concert performances of Dreamgirls on July 22, at 8pm, and July 23, at 2pm . Tickets are $35, $45, and $65 for VIP admission. What type of Audition Workshops and Master Classes will be offered? This is a once-in-a-lifetime chance to go one-onone with experienced industry insiders and see if you have what it takes to make it on Broadway. On July 22, at 9am, Director/ Choreographer Baayork Lee, a 2017 Tony Award Winner who played the original Connie Wong in A Chorus Line, will lead a threehour Broadway Dance Master Class. She will provide advanced dancers with feedback

to improve technique and overall performance. At 2pm, she will lead a three-hour “I Hope I Get It” Audition Workshop, working with participants on all phases of a Broadway audition: singing, dance call and sides. On July 23, at 12pm, special Tony Award Honoree Writer/Director Gerard Alessandrini (Forbidden Broadway, Spamilton) will lead a Master Class on performing a Broadway Song for audition, providing participants feedback on their audition repertoire. The Master Classes and Audition Workshops are $20. Why is it important for the Miramar Cultural Center to host this type of festival? We love the arts and we know South Floridians do too. Whether you’re destined for a career on Broadway or you simply like to enjoy a night out at the theatre, we want to make those opportunities more and more accessible. We’re bringing Broadway to Miramar to open a door for local talent of the highest caliber, because that type of talent is right here in our backyard. Is the Miramar Cultural Center hosting any other events this summer? Yes! We also have several other free and low-cost events throughout the summer, including a performance of Shrek Jr., performed by our Little Broadway Summer Campers, and a free live orchestra performance by Symphony of the Americas, as part of their Summerfest program on July 15. (See calendar below for more summer events.) Miramar Cultural Center is located at 2400 Civic Center Place in Miramar. on the market, including plantation shutters, honeycomb shades, roman shades, horizontal blinds, vertical blinds, transitional double roller shades, roller shades, Luminette™, Silhouette™, Prioutte™, PowerView™ motorization and Skyline™ panel track. Our full-service includes professional measuring and installation. Our Hunter Douglas certified installation technicians visit the home to measure the windows using laser technology to ensure

accuracy. We supply temporary shades until the order arrives. Customers receive a limited lifetime warranty on most of our products. Unlike many of the competitors, whose in-house service warranties last a year or less, we provide a three-year service warranty. If a service call is needed within the first three years, there is no charge for our technician to visit the home.

We supply a detailed form with measuring directions. Self-service is available on all of our products with the exception of plantation shutters.

How do you help customers make decisions? When customers visit our showroom, they receive a tour of the newest shades and blinds available today. We recognize that it can be difficult to make decisions from small samples. That’s why our business model is special. Our full-size displays are available for the customer to view and operate exactly as it will appear in their home. Our employees have decades of experience in the window covering industry, so they can answer personalized questions that will help customers make the best decisions tailored to their needs. A World of Knowledge Offers Accelerated Learning Programs

28

BY DEBBY TEICH

A

World of Knowledge Learning Center (AWOK) is one of the single largest VPK providers in Broward County. The Center offers an accelerated learning program where young children can think, explore and create through age appropriate activities created specifically for the school. Elizabeth Gonzalez, owner/director, answered some commonly asked questions about the Center.

Describe your business. AWOK is recognized as one of the top early

learning centers in Broward County. We provide excellence in early childcare. Our creative ways of teaching through music enable the young learners to obtain new concepts and reach for higher goals, while singing, dancing and having fun. When did you open? We just celebrated 13 years in the community. What ages do you serve? We serve six months to 1st grade. What distinguishes your school from your competitors? Our curriculum was designed for our school. We expose children to higher learning skills in a fun and creative way, incorporating multicultural awareness in all of our lessons. Our school is diverse. Children with little or no knowledge of the English language speak and read English in a few months. Is your method successful? Yes. 95% of our VPK students read before they enter kindergarten. Our first grade graduates are placed in gifted and high achiever programs. Teachers and principals from local schools compliment our students, because they are well prepared with social and academic skills.

JULY 2017 | OUR CITY MIRAMAR

Does the school have a gold seal?

Yes. The school has state gold seal recognition. It is nationally accredited by A.P.P.L.E. and has received an A+ rating each year since the inception of VPK program. AWOK educates close to 100 VPK students each year with proven and successful kindergarten readiness skills and scores. In 2014, AWOK was recognized as one of the top five schools in Florida.

How do you stimulate the children?

Research shows that 90% of the brain develops in the first five years of life. Our goal is to stimulate children in a positive and engaging way and introduce them to new concepts which will help develop a strong foundation for future learning. All children learn in different styles, so we present our concepts in multiple ways so every child is able to learn at their pace. Do you offer summer camp? CAMP WOK is a summer camp for students ages 1-8. It is an educational camp with exiting daily activities, field trips and water days in our own swimming pool. We incorporate educational time throughout the day to assist the children in retaining skills previously learned. We will offer summer camp in our two locations - Pembroke Pines and Davie. A World of Knowledge is located at 750 NW 180 Terrace in Pembroke Pines and 6700 Griffin Road in Davie. It is open from 7am-6pm. For information, call 954-430-7707 or visit www. worldofknowledgekids.com.

If you are working at a computer longer than 2 hours each day, it is likely that you will suffer symptoms of computer vision syndrome.

Signs of CVS

While our eyes are used to focusing on printed material that contains solid black characters with sharp edges, they are less familiar with characters on a digital screen that lack the same degree of contrast and sharpness. Words on a screen are created by combinations of tiny dots of light (pixels), which are most luminous at the center and diminish in intensity toward the edges. Therefore it is harder for our eyes to focus on these images. Instead, our eyes reduce focus to the ‘’resting point of accommodation’’ or RPA. Our eyes involuntarily adjust to the RPA and then have to make a great effort to regain focus on the text. The continuous strain on the muscles of the eyes to focus results in the fatigue and eye strain that is sometimes present during and after use of a computer or digital device. CVS isn’t a matter of concern just for those who spend a lot of time on computers. Other electronic gadgets such as smart phones or tablets can cause similar conditions and in some cases even worse. Since mobile screens are often small, in addition to pixilated, the user often strains even more to focus on images.

Treatment for Computer Vision Syndrome and Eye Strain

If you think that you might be at risk for CVS, you should make an appointment with an eye care professional sooner than later. At a computer vision exam, your eye care professional will perform tests to detect any particular vision problems that might worsen symptoms of computer eye strain. Depending on the results of these tests, your optometrist may prescribe prescription computer eyeglasses to reduce discomfort at your screen. An anti-reflective coating is highly recommended for computer glasses. An anti-reflective coating lessens glare that may interfere with your ability to focus on images on your screen.

Ergonomics for Computer Vision Syndrome

Ergonomics, or changing your work environment to reduce strains in vision or posture, can help relieve some of the discomfort of computer vision syndrome. Proper lighting and frequent breaks will cause some relief. However, since ergonomics alone cannot resolve a visual problem, using ophthalmic computer eyeglasses is also necessary. If you think you are suffering from CVS or at risk of getting it, contact Dr. Chesen at 954-437-9733. The office is located at 2909 Dykes Rd., in the Fountains of Miramar Shopping Plaza.

HURRICANE GUIDE

BE P flood waters. Just six inches of moving water can knock you down, and fast-moving water can sweep a vehicle away. In addition, flood water may be electrically charged from underground or downed power lines and may hide dangerous debris or places where the ground is washed away. ▸▸ Photograph the damage to your property to assist in filing an insurance claim. ▸▸ C heck-in with family and friends by texting or using social media to make sure everyone is safe.

WHAT’S IN YOUR KIT?

T

he 2017 Hurricane Season runs through November 30th and this is predicted to be a more active season than usual. Colorado State University expects 14 named storms, six hurricanes and two major hurricanes this season, while the National Oceanic Atmospheric Administration (NOAA) expects 11 to 17 named storms this season, more than the 30-year average for the Atlantic Basin. Although there is no strong correlation between the number of storms or hurricanes and U.S. landfalls in any given season, NOAA research has found that the United States averages one to two hurricane landfalls each season. That means we need to be prepared. Here are some helpful tips on what you need to know to be prepared before, during and after a storm.

What to do now:

What to do as the storm approaches: ▸▸ Secure your home by covering all windows with hurricane shutters or plywood. ▸▸ Bring in all outdoor furniture, garbage cans, decorations, and anything else that is not tied down and could become airborne. ▸▸ C harge your cell phone so you have a full battery in case you lose power. ▸▸ Withdraw cash from the bank. ATM’s will not work in a power outage. ▸▸ G as up your car and buy extra gas if needed to fuel generators or gaspowered tools. ▸▸ Fill aluminum or plastic containers with potable (drinking) water. Plan for one gallon per person per day. In addition, fill pre-sanitized sinks and tubs with water for bathing and flushing toilets.

▸▸ P ut together a disaster supply kit, including a flashlight, batteries, cash, first aid supplies, and copies of your critical information. ▸▸ Make a family emergency communication plan. ▸▸ Register for text or email alert systems for emergency notifications. ▸▸ Hurricane winds can cause trees and branches to fall, so trim or remove damaged trees and limbs to keep you and your property safe. Proper tree pruning also increases the likelihood that a tree can weather a storm. ▸▸ Secure loose rain gutters and downspouts and clear any clogged areas or debris to prevent water damage to your property.

JULY 2017 | OUR CITY MIRAMAR

▸▸ Turn your refrigerator or freezer to the coldest setting and open only when necessary. If you lose power, food will last longer. Keep a thermometer in the refrigerator to be able to check the food temperature when the power is restored. ▸▸ Turn on your TV or radio, or check your city/county website, every 30 minutes to get the latest weather updates and emergency instructions.

What to do during the storm:

▸▸ Monitor your radio or television

for weather updates and instructions from public safety officials. ▸▸ Stay indoors, preferably in an interior room with no windows. ▸▸ Turn off electricity at the circuit breaker if you notice leaks in the roof or windows or if there is flooding. ▸▸ Use flashlights, not candles or kerosene lamps, as your light source. ▸▸ Avoid using the phone and do not bathe or shower during the storm. ▸▸ Do not go outside during the eye of the storm. The calm is brief. Hurricane-force winds will resume shortly.

What to do after the storm: ▸▸ L isten to local officials for updates and instructions. Remain inside until authorities say it’s safe to go outside. ▸▸ Many disaster-related injuries occur in the aftermath of a hurricane. Watch out for debris and downed power lines. ▸▸ Avoid walking or driving through

It is essential that everyone have a well-stocked hurricane supply kit. It should contain enough supplies to sustain you and your family members for three to five days. Here is a basic list of what should be included in every emergency kit: ▸▸ Water -- at least one gallon per person per day ▸▸ Non-perishable food ▸▸ Non-electric can opener ▸▸ F lashlight, battery-powered radio and extra batteries ▸▸ Fully charged mobile phone with charger ▸▸ P rescription medications, enough for a month ▸▸ B aby care items including formula, baby food, disposable diapers and wipes ▸▸ First-aid kit ▸▸ Personal hygiene items ▸▸ Household cleaning supplies ▸▸ Tools ▸▸ E xtra pair of glasses ▸▸ Pet care items, including food ▸▸ E xtra set of car keys ▸▸ C ash – ATM’s and credit card devices might not be working ▸▸ I mportant documents in a waterproof container including emergency contact numbers, insurance policies (auto, home, life, etc.), medical records, bank account numbers ▸▸ C harcoal or gas grill ▸▸ Paper goods and plastic eating utensils

WHERE DO I GO? If you live in a coastal or low-lying area, you may need to evacuate to an emergency shelter if a hurricane is approaching. Emergency shelters provide a refuge of last resort for those individuals who need to evacuate and are unable to make their own evacuation and sheltering arrangements, such as with friends, family, or in hotels outside of the

WHAT DO YOU MEAN?

Storm conditions can vary in intensity, size and direction of approach, so it is critical that you understand exactly what the forecasters and news reporters are saying and what it means to you and your family. Here is a list of common terminology as defined by the National Hurricane Center: Eye – The roughly circular area of comparatively light winds that encompasses the center of a severe tropical cyclone. The eye is either completely or partially surrounded by the eyewall cloud. Hurricane – A tropical cyclone with maximum sustained winds of 74 mph or higher. Hurricane Warning – An announcement that sustained winds of 74 mph or higher are expected somewhere within the specified area. Because hurricane preparedness

activities become difficult once winds reach tropical storm force, the warning is issued 36 hours in advance of the anticipated onset of tropical storm force winds. The warning can remain in effect when dangerously high water or a combination of dangerously high water and waves continue, even though winds may be less than hurricane force. Hurricane Watch – An announcement that sustained winds of 74 mph or higher are possible within the specified area. Because hurricane preparedness activities become difficult once winds reach tropical storm force, the hurricane watch is issued 48 hours in advance of the anticipated onset of tropical storm force winds. Major Hurricane – A tropical cyclone with maximum sustained winds of 111 mph or higher, corresponding to a Category 3, 4 or 5 on the Saffir-Simpson Hurricane Wind Scale. Saffir-Simpson Hurricane Wind Scale – A 1 to 5 rating based on a

hurricane’s sustained wind speed. Hurricanes reaching Category 3 and higher are considered major hurricanes because of their potential for significant loss of life and damage. Storm Surge – An abnormal rise in sea level accompanying a hurricane or other intense storm. Storm surge is often one of the most dangerous elements of a hurricane because the dome of water can be 20 feet high at the peak and stretch 50-100 miles wide.

Tropical Cyclone – A rotating, organized system of clouds and thunderstorms that originates over tropical or subtropical waters and has a closed low-level circulation. Tropical cyclones rotate counterclockwise in the Northern Hemisphere. Tropical Depression – A tropical cyclone with maximum sustained winds of 38 mph or less. Tropical Storm – A tropical cyclone with maximum sustained

Florida Lawmakers Pass Homeowners’ Association Reform Bill BY OMAR J. ARCIA, ESQ. FORECLOSURE DEFENSE AND CONSUMER ADVOCACY ATTORNEY

C

onsumers recently scored a huge victory when the Florida Legislature passed HB483/SB398, which curtails many of the abuses by Homeowners’ and Condo Associations (“HOA”) as it relates to the issuance of estoppel certificates. Estoppel certificates are required for all real estate closings in which the property is part of an HOA. The certificate usually contains the amount of HOA assessments, when they are due, if the seller is current, if any special assessments have been approved, if the buyer has been approved by the association, and if any rule violations exist. For years HOA’s have price gouged consumers with these estoppel certificates, sometimes charging thousands of dollars for a simple letter on the eve of a closing, changing the terms of the certificate multiple times, unreasonably delaying the delivery of the certificate, jeopardizing the closing, refusing to refund the cost of the certificate if the closing does not take place, and charging additional fees for updated certificates. The new Reform Bill has finally put a stop to these HOA abuses for good. Effective July 1, 2017, HOA’s must provide an estoppel certificate within 10 days, otherwise they cannot charge a penny to the consumer. HOA’s must

also provide new information to prospective buyers to assist them in fully evaluating the property purchase. HOA’s are also now limited to charging $250 max for the certificate if the seller is current, an additional $150 if the seller is not current on his/her HOA dues, and a rush certificate is now capped at $100. The estoppel certificate must be valid for at least 30 days, and no fee may be charged for amended estoppel certificates. If the property is not sold, and a timely refund request is made by the paying party, the HOA must reimburse the cost of the estoppel certificate, or face a legal action, and pay attorneys’ fees and court costs. This HOA Reform Bill, which was signed into law by Governor Scott, will go a very long way to improve real estate transactions in Florida by reducing fees that consumers pay at closing, mandating timeliness, requiring full disclosure of all information that closing agents need to complete closings, and most importantly, puts a stop to many of the significant abuses orchestrated by Homeowners’ Associations against Florida consumers. The attorneys at the Arcia Law Firm are privileged to successfully represent many consumers in homeowner’s association collection matters, as well as real estate closings. We have foreclosure defense, loan modification, and real estate representation departments all in the same office. We will gladly refer you to our satisfied clients so you can be confident in your decision to hire our Firm. M

y Fellow Miramarians, As we continue to enjoy the summer days in our fair city, I could not be more excited to be a Miramar resident with the many activities taking place. The grand opening of the Miramar Amphitheater coincides with our 4th of July Celebration where we plan to bring together over 10,000 residents and visitors to the Miramar Regional Park. Also this summer, The Miramar Aviation Academy offers a camp program to students in grades 5-12. They will have the opportunity to learn from pilots and air traffic controllers about all aspects of aviation. Additionally, a number of them will experience a behindthe-scenes tour of Miami International Airport and, selected from that group, will be participants who receive one week of Aviation Training in Pensacola courtesy of the Crockett Foundation. These experiences are a few of many that create the memories we cherish forever.

What is Wellness Before Medicine? BY DR. CASTILLO-PLAZA

W

ho would like to live to be 100 years old? Who would like to live to be 100, but have to endure pain for the last 30 years of their life or have Alzheimer’s for the last 20? That’s exactly what “wellness before medicine “is all about. Life should not be that complicated. In fact, it’s all about oxygen, water and food. Luckily for most of us in the United States, we have plenty of all three. Unfortunately, these three elements are not as pure as they just to be. What we do with any of these three elements (especially food) during the years of our life will result in health or illness. When all three of these elements are properly selected and utilized, the innate healing mechanism of our body can properly work. On the contrary, improper use of any or all three elements will alter the regenerative processes so that the body can no longer keep itself healthy. Air pollution, toxins, contaminated waters, animal food manipulated with the use of synthetic hormones and antibiotics, and plant food altered with chemicals and pesticides are just a few ways to start damaging our health.

Different Stages of Our Lives

As a norm, years of wellbeing precede any disease. During those years, an inflammatory process builds up in the body and starts manifesting itself with the earliest symptoms of what I call “Malaise Lifestyle.” These early changes can be felt as body aches and pains, fatigue, tiredness, memory loss, anxiety, depression, low libido, weight gain, pre-diabetes, stress, and food intolerance. Lifestyle malaise can affect all aspects of a person’s health including: physical, mental, emotional, environmental, and social. If this initial alteration of our body’s innate healing mechanism is left untreated because the symptoms don’t fit the parameters of any specific disease, we totally miss the unique opportunity to prevent a majority of illnesses that can become “incurable” once we are in the late adulthood. Diseases like Alzheimer’s, osteoarthritis, diabetes, obesity, heart attacks, breast cancer and most autoimmune medical conditions are all preventable if we were to treat all the common initial symptoms of this “lifestyle malaise” that hammers our bodies during our adulthood and before the disease takes its course.

The Benefits of a Revocable Living Trust

L

ong gone are the days when trusts were only for the rich and famous. Why? Because creating a revocable living trust is less about estate tax and more about avoiding unnecessary costs of probate and asset transfer, and creating protections for your loved ones. A properly drafted and funded trust can also deliver an inheritance with valuable creditor and predator protections. The following scenarios may help understand the benefits of a trust and why including one in your estate plan is worth considering. Meet our hypothetical family, George and Jenny. They have been happily married for 25 years and have three children - Jessica, age 20; Josh, age 15; and Jonathan, age 12. Both George and Jenny have created wills, leaving everything to each other. After they are both gone, their wills leave it all to their children. Sounds like a logical estate plan? Maybe not.

Tragically, George dies suddenly and, according to his will, all of his property transfers to Jenny. The following year, while rushing to an appointment on a rainy morning, Jenny loses control of her car and rear ends a bus full of trial lawyers heading to the annual “I’ll See You in Court!” Convention in Fort Lauderdale. Several attorneys are injured and predictably lawsuits follow. Now what happens to Jenny’s inheritance from George? It’s likely all gone to creditors. What is left to raise her children? Perhaps nothing. If George and Jenny had used a trust in their estate plan, the final outcome may have been different. While Jenny’s property would still be subject to creditor claims, her inheritance from George inside a trust would be safe for her and their children. In another sad scenario, imagine Jenny dies first. George later remarries Susan, a woman with four adult children from several marriages. What happens when George passes? His property, including what he inherited from Jenny, may go to Susan and eventually to Susan’s family. George and Jenny’s children could be completely disinherited! With a properly drawn trust, George and Jenny can rest assured that even if the surviving spouse remarries, their money will go to their children. Finally, think of George and Jenny happily enjoying retirement, but unfortunately not too fond of their daughter’s husband, Robert. Jenny fears that their son-in-law will never earn a decent living, and may be dependent on their daughter to support him for the rest of his life. George worries that if they leave an inheritance to their daughter and she ultimately divorces Robert, a substantial portion of her inheritance could be lost to her “no good husband.” If assets are left to their children in a trust, it will not be commingled with marital property. Therefore, in the event of a divorce, an heir’s inheritance will not be the subject of division and distribution. Life can change in an instant. What are you waiting for? Bruce Iden earned his J.D. from George Washington University National Law Center and his L.L.M in taxation from the University of Miami School of Law. He has been practicing in the areas of estate planning, real estate and business law for over 30 years. BRIGHT STEPS FORWARD Founded in 2005 to help families in need, Bright Steps Forward, Inc. is a 501(c)3 organization with the mission to ensure that ALL children in Miami-Dade, Broward and Palm Beach counties with neurological or developmental disorders have access to top quality special needs education and therapeutic interventions so they may achieve their maximum potential. Bright Steps Forward operates a fully accredited therapeutic learning center for children with special needs that serves children from kindergarten through twelfth grade. Unlike public school classrooms, the class sizes in our learning centers are small and children are grouped according to their needs. Bright Steps Forward’s academic program follows the Sunshine State Standards and we include other programs to enrich the curriculum. What sets our therapeutic learning centers apart from other special needs programs is our ability to provide intensive ABA, PT, OT and speech therapies during or after the tutoring sessions so that each child can blossom socially, physically as well as cognitively.
